Examples of Landscape Urbanism

Freshkills Park, Staten Island, New York

An ongoing project that will eventually become the largest park developed in New York city in over a century. Built upon a former landfill, this collage of grassland, waterways and structures will provide public spaces as well as circulation for vehicles, bikes, and foot traffic. Taking lessons from Hurricane Sandy, the natural wetlands within the park should be able to withstand storm surges, protecting the surrounding neighborhoods. The trash that remains stored underneath the park, separated by a membrane, can be used to produce methane gas, which can in turn be sold to energy companies, bringing in $12 million of income to NY city annually. Wind turbines and photovoltaic panels will be used to power the parks numerous amenities.

The 606 (Bloomingdale Trail), Chicago, Illinois

Built on a former rail line, this elevated trail spans Northwest Chicago. The Bloomingdale Trail is part of the 606, a larger project that includes six different street level parks. Although the project is a work of community organizations trying to improve the wellbeing of Chicago neighborhoods, the trail has also become a symbol of gentrification. Freshly built condos, expensive vendors and fancy restaurants have followed the rail’s transformation into a greenway, and on the west side of the trail, housing prices have increased 48 percent since 2015. Many mom and pop homeowners have sold out to developers, and people of color are being pushed out of the neighborhood. We must be mindful of the possibility of this type of “green gentrification” as we repurpose older infrastructure into new public realms.

Examples of New Urbanism

Seaside, Florida

Located on Florida’s Gulf Coast between Fort Walton and Panama City, the neighborhood was famously featured in the dystopian movie, The Truman Show. Code mandates small homes and mixed-use buildings, and large spaces are set aside for community events. Intended to be a 10-minute walk from end to end, with buildings expressing local archetypes like wood siding and the porch. 

 “Seaside is designed with a form-based architectural and zoning code, meaning that a property owner can build whatever they desire as long as it has key elements of the code, such as wood siding, a metal roof, or a front porch. This allows for a variety that adheres to the regional vernacular.”

Kentlands, Maryland

Located in Gaithersburg, Maryland; one of the first New Urbanist projects in the United States. Development began in 1988, to create a walkable neighborhood on the site of an existing farmstead as an alternative to the automobile-centric way of life. Urban planners Andres Duany and Elizabeth Plater-Zyberk were brought in after the success of the Seaside development. Kentlands is divided into various districts, each with pocket parks, grocery stores, offices, restaurants, and other amenities.

Mueller, Austin

In the early 2000s, a dense core of multi-family residences, shops, restaurants, hotels, and office space replaced the underutilized Mueller Municipal Airport in North Central Austin. As Austin-Bergstrom International was upgraded, Mueller was left abandoned by most airlines and Austin began planning a new community as the site was cleaned of contaminants. Small lakes were dredged and ample land was set aside for parks surrounding the new node of development with townhomes and small single-family homes filling the gaps. The old air traffic control tower remains as an ode to the old airfield. To ensure that people of all backgrounds were included in the development, a task force of the surrounding Latino and African American neighborhoods were given the power to make key decisions about the project.

Conclusions

New Urbanism is more valuable than Landscape Urbanism for fixing the damage caused in cities by the automobile.

-Although Landscape Urbanism has some strong points in terms of prioritizing the human-nature relationship, and allowing for local environmental solutions, these factors alone are not enough to provide practical living environments within the urban realm.

-One issue with Landscape Urbanism is that it insists on always leaving streams and wetlands undisturbed. While very idealistic, this can negatively affect density and movement. While respecting the natural context is valuable to some extent, we believe there is a middle ground, in which manmade environmental performance features can to some extend substitute natural ones.

-Often, as seen with greenways, attempts to revive the natural context in an area can threaten the built context, specifically in terms of incentivizing gentrification, and cutting through or compromising historical neighborhoods. Green projects must be designed and developed in consultation with the community, so that the integrity of local identities is maintained.

- New Urbanism changes the perception of living in a dense urban environment: communities like the ones above offer an alternative to the conventional American Dream that includes a mortgage in the suburbs.

- When done right, New Urbanist communities are home to a diverse population of various income levels while providing nearby jobs to a great number of them. The scale of these developments is large enough to positively affect the lives of thousands of people but small enough to be traversed on foot.

-If Landscape Urbanist principles are to be incorporated, they must not be incorporated without New Urbanist principles of walkability and connectivity, otherwise we risk creating spaces that are effectively green versions of sprawl. 

-As always, we should keep in mind that density and urbanism are not the same.

According to Charles Waldheim, Rem Koolhaas argues that ”architecture is no longer the primary element of urban order”, suggesting that “landscape had supplanted architecture’s role as the medium most capable of ordering contemporary urbanism”.

Do you agree with this view on the primacy of landscape over architecture? If so, how can this be done in a way that maintains the integrity and connectivity of local communities? (Keep in mind issues such as gentrification and isolation, community vs. developers)

Also:

New urbanism requires artificially transforming large parcels of land to create a sense of place, but in many places this type of intervention isn’t possible due to social and economic reasons. Is it worth the trouble if nearby residents could end up priced out of the revitalized neighborhood?
