After Tony Hsieh’s Shocking Death, Zappos Looks to Move Forward It was never going to be easy to succeed Tony Hsieh, the celebrated chief executive of Zappos, who turned a tiny online shoe seller into a $1 billion behemoth through an obsessive focus on corporate culture and happy employees. But Kedar Deshpande took over at a particularly fraught time. Zappos, which is owned by Amazon, was already navigating remote work and grappling with pandemic-driven changes in how people shop when Mr. Hsieh abruptly retired in August after two decades, which led Mr. Deshpande to be named C.E.O. Then in November, tragedy struck: Mr. Hsieh, 46, died from injuries suffered in a house fire in New London, Conn., sending shock waves throughout the roughly 1,500-person company, as well as tech and entrepreneurial circles. Since then, it has been reported that Mr. Hsieh had been behaving erratically for months and that friends had considered staging an intervention last summer. The revelations brought new scrutiny to the circumstances of his exit from Zappos. Mr. Deshpande, who was previously Zappos’s chief operating officer, said that when Mr. Hsieh told him last summer that he wanted to pursue other projects, he did not push back. “From my experience working with Tony, Tony always believed in the things that he wanted to change,” Mr. Deshpande said in an interview, his first as chief executive. “I asked him, ‘Hey, Tony, are you sure?’ And he said, ‘Yes, I want to retire’ — so that was the end of the conversation.” Now, Mr. Deshpande, 42, is tasked with shepherding Zappos through the late stages of the pandemic and into the company’s next phase as an online retailer, without Mr. Hsieh’s guidance. He must also show whether the company’s culture of “fun and a little weirdness” in Las Vegas can survive without its chief architect. “The Covid situation and everything else going on makes it very tough, particularly with a culture that is built on physical proximity and happiness associated with that,” Mr. Deshpande said in the Zoom interview, from his home in Henderson, Nev. But he said he was optimistic about the future, especially given the decade he had spent at Zappos in different roles. “The culture is not just one person or two people,” he said. There was apparently no long-term succession plan when Mr. Hsieh stepped down. Zappos’s board, which consists of Amazon and Zappos employees, elevated Mr. Deshpande to the role. The company, founded in 1999, has long functioned as an independent unit within Amazon, which acquired it for $1.2 billion in July 2009 and does not disclose its financials. It’s tough for a person to replace a C.E.O. with an outsize personality like Mr. Hsieh, said Erik Gordon, a professor at the University of Michigan Ross School of Business, who anticipated that Zappos’s culture will face some changes under new leadership. “The person who takes over from the founder who created the culture doesn’t have the authenticity or moral authority that the founder had,” Mr. Gordon said. “Can he maintain the same spirit of fun and a little weirdness and positive team spirit?” (Mr. Hsieh did not found the company, but has been referred to as a founder based on his involvement as an investor and chief executive from its earliest days.) Mr. Deshpande, who is from Aurangabad, India, came to the United States for a master’s degree in computer engineering, and joined Zappos after stints at General Electric and PepsiCo. He joins a growing list of South Asian chief executives in the United States, at companies like Microsoft; Google’s parent company, Alphabet; and Gap. Zappos, which derives its name from “zapatos,” the Spanish word for shoes, was an early e-commerce success story under Mr. Hsieh, who wrote a best-selling book in 2010, “Delivering Happiness: A Path to Profits, Passion, and Purpose.” It argued that a company’s top priority should be its culture and that keeping employees happy translated into success with customers. The company, which moved from the Bay Area to southern Nevada in 2004 and now has a campus in downtown Las Vegas, developed a reputation for being a fun, almost cultlike place to work, where employees regularly socialized at work and outside the office. The company has claimed that it is harder to get a job at Zappos than it is to get into Harvard. Mr. Deshpande said Zappos employees had become closer in some ways in the past year as they brought family or pets into the remote-work fold. “When we have Halloween contests, it’s the entire family that is participating,” said Mr. Deshpande, who has two young daughters. He described packages Zappos sent to employees and their families for activities like planting herb gardens or performing science experiments. He guessed that employees would start returning to the office after July 1 and were likely to develop hybrid schedules with some remote and some in-person work. While Zappos did not have to struggle with the drop-off at physical stores that so many other retailers did, it did take a hit early on in the pandemic as shoes and clothing became an afterthought; few people were buying high heels last March. Sales have recovered since, fueled by demand in the so-called performance and home categories — think running and hiking shoes, pajamas, athleisure and slippers. Mr. Deshpande said he was unsure when demand for high heels would return, but anticipated that people would continue to want comfort as the economy reopened. Zappos has introduced and expanded ways to smooth out the kinks of online shopping during the pandemic, like allowing some customers to make returns through UPS home pickups, and making it easier to exchange items. It also observed that the average length of calls with customer service representatives had increased as people had more time in a closed-off world. They also left more detailed reviews on products. One of the company’s biggest goals, and a top priority for Mr. Deshpande in coming years, is figuring out how to make online shopping less transactional and more like the browsing experiences that people seek out in malls and department stores. That includes developing new digital magazinelike “verticals” — much like what media companies create — such as “The Ones,” which is tailored for female sneakerheads and advertised as “powered by Zappos.” Zappos is also behind VRSNL, a luxury site that has its own web address and no visible link to the shoe site. It features wares from designers like Dolce & Gabbana and Proenza Schouler. The company has been pouring new effort into product detail pages and informational videos catered to audiences like new runners, and even co-developing merchandise and campaigns with the brands it carries. “What online fails to deliver, which physical delivers today, is around these different experiences,” Mr. Deshpande said. “Until you actually go and deliver on these experiences, people will go back to the physical, in my opinion, and they will stay online for only transactional experiences.” The company refers to these efforts as “experience commerce,” and said the category was driving 25 percent of its investments. Outside of prompting consumers to explore more, Zappos is also trying to make online shopping more cohesive — all with the aim of getting consumers to spend more money over time. “One of the challenges has been that when somebody walks into ‘online,’ somebody looking for a jacket, for example, we show them inventory next to each other — like a $30 jacket, $50, $100, $300,” Mr. Deshpande said. “This is a very disorienting experience.” In his view, all of the efforts are in line with Zappos’s obsessive focus on service for the past 20 years, which he anticipates remaining its focus for the next 20 years. While the company is still grieving Mr. Hsieh, Mr. Deshpande said, employees will continue to embody the values that he championed. The creative team of CuldeSacTM designs the second retail space of the natural beauty e-commerce Freshly Cosmetics.
The second Freshly Store has already opened its doors in the heart of Madrid; a 100 sqm space at 46 Fuencarral.
After the success of the first space in Barcelona, the Freshly Cosmetics team has once again joined forces with the Valencian studio CuldeSacTM for this new challenge.
A space that is the evolution of the previous one. Freshly’s iconic curve reflects the brand’s personality: it makes things easier, speeds up routes, takes risks and breaks new paths. A brave and cornerless brand. In addition to these attributes, there is also the DNA of Identy Beauty, the new makeup line with which the company has broken into the market. An in-store journey in parallel through the duality within the same brand. The more conventional face of Freshly in front of the spontaneity of Identy.
CuldeSac’s work has focused on translating the firm’s website into space. If Freshly was born as an e-commerce site, Freshly Stores must show that same nature. A space that has the online content and adds a social dimension by encouraging contact between brand and client.
The store’s façade is divided into three sections. The central showcase works as a call to action and, in it, stands the icon of the F so recognisable on the façade of the Barcelona shop. On each side are the two entrances.
On the right, the user enters through the Freshly products, turning the curve to interact with them. On the left, the user will meet the most social part of Identy. A huge canvas hanging from the ceiling welcomes the user, who will find tiers that work as an extension of the street, which are used as a meeting point inside the store, where the user can be, sit down to charge the phone or watch the rear video wall projections with the brand’s new products.
Thus, an octagonal space appears before the visitor, preserving the original structure, in which the elements designed ad hoc cohabitate and interact with the existing ones. During their journey in the shop, the user is surrounded by canvas from both brands. Freshly’s, which is more rational and ordered, transmits the brand’s values; Identy’s with inspiring messages and in larger formats.
Between the two entrances to the shop, the concept of a square is generated to walk through the space, through the duality of its identity, the organic route through the curves of Freshly and the social dimension of Identy. This parallel journey opens up two squares in the shop, both surmounted by vegetation, in allusion to the eco character of the firm. The first one belongs to Freshly and works as the central axis of the shop to interact with its product.
The second one emerges to generate the circulation of the space until the birth and materialization of the Identy square. A place that breathes a very natural essence, where customers can test the products and look at themselves in the mirror. At exhibition level, these squares are separated by a full-length mirror that delimits the areas and completes the curves, creating a sensation of openness in the space.
In the Freshly area, CuldeSacTM has reproduced the design already generated for the first Freshly Store in Barcelona.
However, the team has worked from scratch for Identy to create a spatial identity with its own exhibition system, which shows the product in an elevated and orderly way.
The brand’s colour palette has determined its materiality in the shop. The canvas that dresses this area continues until it opens up to a more intimate space in which the highlights of the collections are displayed. In the background, appears the recognisable yellow stain recovered from the Barcelona shop. This spot leads to a back terrace that introduces lighting, vegetation and colour into the space.
This is how the new Freshly Store in Madrid is launched, a parallel journey through the duality of the brand that works as an offline contact point between Freshly Cosmetics and its more than 500k thousand followers.

Shawmut Design and Construction Completes Reebok Flagship Store
BOSTON – Shawmut Design and Construction announced the completion of a flagship store for Reebok on the ground level of its new South Boston headquarters. Shawmut worked together with Reebok, Ziba Design, BKA Architects, and Cornerstone Building and Property Services.
The 7,600-square-foot store, located at 25 Drydock Ave. in Boston’s Seaport District, marks the 15th location Shawmut has built for Reebok over the past 12 years.
The new space features exclusive experiential elements that reflect the company’s mission to provide best-in-class retail technology and customer service, while honoring its heritage of in-house shoemaking. Shawmut worked closely with the Reebok team to build out the flagship’s most notable feature, the YourReebok Customization Shop, where a staff of craftsmen will handmake custom sneakers for customers.
“Reebok is an iconic American brand, and it was an honor for our team to play a part in the evolution and expansion of its legacy by building this new flagship,” said Greg Skalaski, vice president of retail at Shawmut Design and Construction. “We’re proud to unveil a unique retail experience in Boston that nods to both Reebok’s heritage and its future.”

Shawmut installed custom millwork throughout the space that will display products exclusive to Boston alongside its classic assortment. The team also focused on the space’s technological features, including state-of-the-art enhanced digital displays and a structural steel rig system that supports an LED screen to display footwear. Because the store is housed within a historic building that was used to build ships during World War I, the project required extensive refinishing of the space’s many industrial elements, including century-old concrete ceilings and flooring. The complex buildout was completed on a fast-tracked nine-week timeline.
The Reebok flagship represents the latest in a series of projects for Shawmut’s retail team, including Fred Segal in West Hollywood, Bottega Veneta on Madison Avenue, and adidas on Las Vegas Boulevard.

Skills Enablement key focus at AWS Summit 2019 Sydney
The dust is starting to settle after AWS Summit 2019 Sydney. This year’s Summit was the largest AWS conference outside of AWS Re:Invent in Las Vegas, with an estimated 17,000 attendees.
It’s no surprise that AWS Summit is centred on Innovation. Day One is actually called Innovation Day, and is focused on new platform functionality and services, as well as showcasing key customer success stories.
This was led predominantly by Glenn Gore, Worldwide Lead Solutions Architect for AWS, who talked about how artificial intelligence (AI) and machine learning (ML) are driving customer-focused innovation.
A highlight from Day One was the on-stage discussion between Glenn Gore and Alan Joyce, CEO of Qantas. Alan Joyce explained how Qantas’s cloud-based flight simulator, Constellation, is saving the company $40 million a year in fuel. Developed in partnership with AWS and Sydney University, the system is one of a number of data-driven tools that will soon allow Qantas to offer non-stop flights to London and New York from Australia’s East Coast.

1. Building a future ready business, Just Add Skills
The focus of Paul Migliorini’s presentation was on the need to “Just Add Skills”. Building a future ready business involved having a flexible, reliable, secure and scalable infrastructure platform, as well as having a skilled and experienced team to leverage the platform’s capabilities.
AWS provided the world’s leading IaaS (Infrastructure as a Service) platform. It was up to businesses to ensure their teams had the necessary training and experience to assess, implement and optimise the platform. Without appropriate training and skills enablement, they would struggle to migrate into a future ready business.
Paul outlined a number of different skills enablement initiatives that AWS supported.

Diversity programs like Code like a Girl, and Women in AI

Paul then announced an extremely bold objective for training and certification, setting a goal of 500,000 new builders in 5 years (2019-2024).
That equates to a 333% increase from the 150,000 people trained from 2012 – 2018, highlighting the importance of skills enablement on the AWS Cloud platform.
2. Becoming a leader in the global technology ecosystem
Paul Bassett is a co-founder and major shareholder in Square Peg Capital, a venture capital fund focused on investing in early stage technology companies in Australia, Israel and South East Asia.
The key message from Paul’s presentation was that Australia is behind other countries in terms of being a leader in the global technology ecosystem.
Australia’s historical economic growth was from national retail brands and packaged goods. For example, banks such as Westpac and Commonwealth Bank, supermarkets like Woolworths and Coles, department stores like Myer, and packaged goods brands like Vegemite.
The brands that were succeeding in the new economy were digital platforms with the ability to expand globally. For example, brands such as AirBNB, Uber, Stripe, Fiverr, Wego, Atlassian and Canva.
Whilst Atlassian and Canva are Australia-centric businesses, they represent only a small proportion of digital-first businesses emerging from Australia. The future of Australia’s economy (and employment) meant increasing the number of digital-first businesses.
3. Create Tomorrow
With over 170 services, AWS has the breadth and depth of industry-leading services that enable millions of organisations worldwide to build and operate applications in ways never seen before.
Glenn Gore, World Wide Lead Solutions Architect for AWS shared global insights on how organisations of all sizes are using AWS to drive greater business efficiency and innovate faster. He posed the question, what does it take to create tomorrow?
Firstly, mindset. When faced with change we need to focus less on what we are going to lose, and more on what we are going to gain.
Secondly, platform. AWS provided brands and developers (“builders”) with the broadest and deepest platform.
Thirdly, skills enablement. In simple terms, people need to understand the technology in order to leverage the possibilities available.
4. Busting an old model
Lisa Miller, Group Lead of Global Acquisition and Activation from Canva explained how the born-in-the-cloud start-up has grown to support creative people across the globe.
Canva is an online design and publishing tool which makes graphic design simple for everyone. People no longer need to license expensive software or hire specialist designers. The digital platform has also challenged convention thinking, not just in the design space but in associated offerings such as stock images.
Canva was designed and built to scale, and scale it has. The design platform has grown to over 15 million users across 190 countries since launching in 2013. It has more than 1 billion designs created, at 33 designs per second.
It’s achieved tremendous growth, not just in terms of customers, and designs, but also in terms of staff. They have over 500 team members globally, although their head office is in Sydney’s eastern suburbs.
Talent acquisition and skills enablement was critical to Canva’s success. They had been able to secure local Australian talent with the necessary skills and experience.
Individual skills enablement
Innovation and skills enablement were the key messages from the keynote presentations on Day Two of AWS Summit 2019 Sydney.

Global engineered hardwood supplier Havwoods International is pleased to announce the grand opening of its first Canadian showroom. The 1,600-square-foot showroom is now open and welcomes architects, interior designers, developers, construction professionals, specifiers, and homeowners at its new location in the heart of Toronto’s King East Design District.

The single-story facility welcomes guests through a central door framed by floor-to-ceiling windows, which allow natural light to fill the open concept space. In the center, two long presentation tables highlight a curated selection of Havwoods’ product offering all set flush within black steel frames. The tables offer wide, slender display drawers clad in gleaming brushed brass. Overall, the showroom was designed to offer visitors fluid and easy movement throughout the space.
“Our showrooms are designed to foster collaboration,” added Singh. “Whether you’re a homeowner that’s looking to gather samples or see larger panels, or an architect bringing clients in to review options—the showroom is a resource that caters to any project need.”
At this time, Havwoods also welcomes Dana Bronikova as the Toronto Showroom Manager. Known for her passion and attention to detail, Bronikova will drive the development of the Havwoods brand in Toronto and the surrounding areas. Foster + Partners' new Apple Store in Singapore is the latest example of the trend for spherical buildings. Here are nine recent globe-shaped examples.
Taipei Performing Arts Center, Taipei, Taiwan, by OMA
A spherical structure described as "a suspended planet docking with the cube" that contains an auditorium is the most prominent feature of the Taipei Performing Arts Center, which Dutch architecture studio OMA has designed in Taiwan.
The performing arts centre is nearing completion and is set to open in 2020, seven years later than originally planned.

Apple Marina Bay Sands, Singapore, by Foster + Partners
The latest Apple Store designed by British architecture studio Foster + Partners is a spherical building that appears to float within Singapore's Marina Bay.
Set to open within the next couple of weeks, the store is completely surrounded by water and will be accessed by a bridge from the waterfront promenade and an underwater tunnel that connects it to the Marina Bay Sands shopping centre.

Known locally as Nur Alem: Museum of the Future, the Kazakhstan Pavilion was created as the centrepiece for the 2017 Expo in Astana, Kazakhstan.

Tianjin Binhai Public Library, Tianjin, China, by MVRDV
Dutch studio MVRDV designed Tianjin's public library to look like a huge eye, complete with an atrium built to look like a 3D eyeball. Floor-to-ceiling bookshelves have been staggered to form the shape of an eye socket.
The library, which was completed in 2017, was one of five buildings commissioned by the city's Urban Planning and Design Institute to form a new cultural centre for Tianjin's Binhai district.

Our work spaces are changing: 4 trends affecting Valley commercial development in 2018
There’s no doubt that Boise has tipped, says George Iliff, managing owner of Colliers International’s Boise operation.
Iliff, a leader in the Treasure Valley’s commercial real estate sector, says the idea that author Malcolm Gladwell made popular in his book “The Tipping Point” reflects what’s happening in the Treasure Valley now: Interest by outside investors is accelerating the growth of our commercial real estate market.

“We’ve been discovered by people around the country and by the investment and development community nationally,” he says.

In recent months, Boise has made nearly every “best places” list put out by Forbes, and Idaho now is officially the fastest-growing state, according to the U.S. Census Bureau. Meridian is the nation’s 13th fastest-growing city.
The interest will bring more investment in 2018. And that will spur more construction and development as Boise, Meridian, Nampa and Caldwell try to keep pace with the demand for places to live, shop, eat and work.
“We’ve been in this up-cycle for some time, and it will go on into the next few years,” Iliff predicts.
There’s plenty of opportunity in all commercial sectors: retail, office and industrial/warehouse. The Treasure Valley is not overbuilt in any area. “We are behind in several areas,” says Old Boise developer Clay Carley.
Interest in doing business here has outpaced the availability of work space, says Gardner Co. Executive Vice President David Wali.
“A better job market leads to more competition for skilled workers and more companies coming into the area,” he says.
These four trends will affect the way Valley residents live and work:
As Boise’s Downtown’s skyline continues to change, expect more interest from regional, national and international investors.

1. More Outside Investment
Outside interest has been gathering since the prerecession boom.
Chicago’s Baum Realty bought the Downtown block bordered by 8th, 9th, Bannock and Idaho streets in 2006. Baum brought The North Face to Boise in 2008 and other national boutique retailers since, including furniture store West Elm in 2016.
Los Angeles developer LocalConstruct began investing in Boise in 2010. Co-founders Casey Lynch and Mike Brown have been behind the dramatic increase in Downtown apartment living since, with projects such as The Owyhee, The Watercooler and The Fowler, set to open in February.
Utah based-Gardner Co. merged with Boise’s Ahlquist Development in 2013 and started pouring money into Treasure Valley projects such as Downtown’s Eighth and Main Building and Pioneer Crossing project, and Meridian’s Ten Mile Crossing.
Last fall, Wisconsin billionaire Diane Hendricks bought the three-building Downtown retail development known as BoDo in 2017. The company says it may spiff up BoDo’s exterior to give it a more historic feel, similar to the adjacent 8th Street Marketplace.
Today, Las Vegas’ Brass Cap Cos. is building large industrial spaces in the Valley. Ketchum’s Strider Group, which specializes in industrial and build-to-suit development, has several projects, including three buildings totaling 145,000 square feet at the Gowen Road interchange with I-84. Strider also is preparing 90 acres near Gowen and Eisenman roads to be shovel ready by spring, says associate Harrison Sawyer.
The industrial market is really growing here — I’ve seen it explode in the last five years.

“I think we’re headed down the right path,” Sawyer says from the firm’s Boise office. “We’re seeing large corporate clients from California, Texas and Florida that are looking to relocate or expand in Boise. We’re just hampered by a lack of product right now.”
Fresca Mexican Foods, a Boise-based tortilla maker, is building a new 200,000 square-foot plant in Caldwell. It’s scheduled to open for full operation this spring.

2. More industrial construction
The Valley emerged from the economic downturn beginning in 2012 with a flurry of Downtown construction and development. At the time, industrial construction didn’t get the same attention.
Now the inventory of industrial space in the Valley is at a historic low: between 1.5 percent and 3 percent. In recent years, the Valley has missed opportunities to bring companies to the area, says Chris Pearson, a partner in Thornton Oliver Keller and an industrial brokerage specialist.

“On numerous occasions, a number of larger corporate tenants looking at Northwest markets might need 50,000 square feet of quality industrial space, but we just didn’t have it,” Pearson says.
Developers and Valley cities are pushing to catch up. Buildings are going up at the Gowen Industrial Park, in areas around Nampa and at Sky Ranch Business Park in Caldwell.

Mike Peña, a senior member of Collier’s Nampa brokerage team, predicts more industrial and light industrial construction in 2018 — and higher rents.
“During the recession we had a depression of leasing rates,” Peña says. “Now that vacancy remains low, rental rates are going up, making it feasible for new construction to happen.”
Some of the work is being done on speculation, with the hopes that a company will sign a lease. But the Treasure Valley is hot, more companies are coming, and “what is being built is getting absorbed at a rapid rate,” Pearson says.
Boise tech startup Cradlepoint is expanding its offices in the Boise Plaza at 11th and Jefferson streets. They are following current trends to make their work spaces more user friendly.

3. Evolving office spaces
Office space in the Valley is getting tight. Some companies are trying to figure out how to fit in more people per square foot by tearing down walls and creating more free-flowing spaces.
Others, such as Boise tech startup Cradlepoint LTE Solutions, are reconfiguring the traditional cubical farm, getting creative and tearing down walls in some cases, to create work environments that are flexible enough to allow for different styles within the work culture.
“We’re trying to create the environments that work best for a particular group,” says CEO George Mulhern.
The company, which makes wireless routers, has been on a hiring spurt, swelling its ranks to nearly 600 people, up from 450 last March. It has offices on the fourth and second floors of the Boise Plaza building Downtown and will expand to the first floor later this year.
Firmware designers keep prototypes and gadgets on their desks; they want cubes with high walls, privacy and quiet. The marketing team wants cubes with low walls and an ease of communication so they can share information. Software designers want to sit at a big table.
“Even where we do have offices — and in general we’ve reduced the number — we’ve created more open space and collaborative areas where people can get together and brainstorm,” Mulhern says.
Office developers are seeking amenities such as gyms, espresso bars, restaurants and attractive surroundings to attract a millennial workforce. Millennials are more interested in experiences than previous generations, Wali says, and such amenities encourage people to spend more time on work campuses.
“Employers don’t want to pay for travel time for someone to go grab lunch,” Wali says.
[Employers] also want a collaborative environment, with more light and more engagement with the outside world.

CTA Architects inside the Eighth and Main Building has a corner espresso bar and kitchen. Its offices feature moveable cubicle dividers and breathtaking views of Downtown and the Boise Foothills. J.R. Simplot Co.’s new headquarters features open, elegant work spaces, two restaurants and a living wall and mirror pools in the lobby.

Gardner’s TM Crossing, on Ten Mile Road north of I-84, will have more and larger windows than older office buildings to allow more natural light. TM Crossing also will feature open spaces and nearby restaurants nearby, a health club and basketball courts.
Hotel openings in Downtown Boise last year included the Inn at 500 and the Residence Inn. Expect more in 2018.

4. More places to stay
The rebound in local hotel development will continue in Downtown Boise and Canyon County in 2018.
The Inn at 500 Capitol, on the southeast corner of Capitol Boulevard and Myrtle Street; a Marriott Residence Inn, across the street; and a Hyatt Place, at Bannock and 10th streets, all opened Downtown in 2017.
A Hilton Garden Inn is under construction at Front and 11th streets and will open later this year. An as yet unnamed hotel and parking garage project is on the way at 5th and Front streets from Carley, the developer of nearby Old Boise.
“Everyone thought we might be overbuilding, but they’re all doing well,” Colliers’ Iliff says.
Carley’s project took 11 years to come to fruition. The original agreement with Wisconsin’s The Raymond Group, the company that built Downtown’s Hampton Inn, was set in 2006. Plans were put on hold when the recession hit. The project should break ground in 2018.
“I’ve wanted a hotel in for my neighborhood for a long time,” Carley says.
In Canyon County, a Best Western Plus opened last year next to the Nampa Civic Center, 311 3rd St. South. Home2 Suites, an extended-stay hotel by Hilton, will open near the Ford Idaho Center in spring 2018.
Across I-84 at the Nampa Gateway Center, work is expected to begin in coming months on a four-story Candlewood Suites. Evergreen Hospitality Group, the company building the hotel, plans a second phase in a few years that will put a four-story La Quinta Inns and Suites next door, says Peña, the Nampa broker.
Caldwell Mayor Garrett Nancoles is behind the development of Indian Creek Plaza in his city’s downtown. The goal is to change the character of the sleepy farm town and keep people engaged in downtown.

The Caldwell example
In Caldwell, Mayor Garret Nancolas is using commercial development to change the farm town’s character.
During the downturn, Nancolas and his staff used redevelopment funds to buy 140 acres out by Sky Ranch. In the past few years, the city has sold 130 acres of that land to companies wanting to build industrial and light-industrial space, says Steven Fultz, Caldwell’s economic development director.
Sixteen buildings have been built at Sky Ranch since 2014. Eight to 10 will be completed in 2018 or are under construction, Fultz says, including one by Cold Steel Constructors and a 60,000-square-foot, multitenant building by Strider.
Profits from the land sales have fed grants to entice companies such as Fresca Mexican Foods to do business in Caldwell. The tortilla maker received incentives to move from Boise to Sky Ranch and build a 200,000-square-foot plant, CEO Andy Savin told the Idaho Statesman in May.
Land-sale profits helped pay for infrastructure improvements, such as realigning Smeed Parkway and extending Skyway Drive around the industrial park. They also helped build the $7 million Indian Creek Plaza at Kimball and Arthur streets in Caldwell’s downtown.
Caldwell will get its own Flying M. The popular Treasure Valley coffee shop, with locations in Downtown Boise and Nampa, is adding a third shop across from the new Indian Creek Plaza.
That ambitious civic improvement project is drawing commercial development nearby, including Gardner’s 11-screen movie theater and two retail pads for restaurants and shops. New and remodeleted businesses include a Flying M Coffee Shop that will open across from the plaza this spring.
For a downtown to grow, you must give people a reason to stay, Wali says: “Dinner and a movie. That’s where you start. You want to capture people in the evening and compel them to come back on the weekend. For that to happen you need entertainment, food, beverage.”
The city’s redevelopment agency is still buying properties, Fultz says.
“We’re making sure they’re shovel-ready and putting them up in a competitive market to draw quality job creation,” he says. “We’re also working with housing developers in the area and trying to create a full range of housing inventory, from apartments to high-end homes.”
Challenges persist
With all this activity, it’s easy to overlook the commercial real estate sector’s challenges. Construction costs are high and leasing rates are low, making speculative development risky, says Strider’s Sawyer.
“We do not see this imbalance correcting anytime soon,” Sawyer says. But he adds: “We have made a strategic commitment to the Treasure Valley market [and] have a longer-term vision. We think Boise has hit critical mass and has an energy that will continue to attract businesses and families for the foreseeable future.”
