We have worked with many homeowners who have demolished a home because the land value far exceeded the value of that older home. When one of our clients came to us with the opportunity to assist in working with them to recycle pieces of their 1960's home we had to say yes! Redefining Real Estate
No Subliminal Messaging here, okay maybe just one.
From my experience most brokerages are fairly much the same. They draw in agents every year on promises of success based on hard work and a "brand" name the public knows. The deal is you get a commission on every home you sell or list. Your commission is split between you and the brokerage. You don't get an office, or even a desk until you’ve proven yourself, but the coffee and donuts are free. Everything else you pay for. There are actually recruiters who spend the day interviewing and posting on craigslist under the job sections offering big money and powerful "systems" to get agents in the door.
Once they have collected your money, because you have to pay to join their brokerage. There are fees like E&O Insurance, legal protection, your tools of the trade to access and sign contracts. Then you can pay for training by proclaimed gurus via videos and books. When it's show time, what now? My first experience being in Real Estate was dismal at best. I received no support, no leads and no training, and it cost me a couple grand to get myself into that situation. Sounds like a scam.
Today these brokerages are up to the same old silver tongued sleaze talk. They over promise and under deliver. One broker whom I will not mention stated his company has been around for 111 years leading the way in real estate, and the reply from a young agent of a highly publicized tech savvy brokerage was “is that be cause you haven’t been challenged for 106 of those?” Needless to say the dinosuar lumbered away. I have categorized Real Estate into several different categories or business models I would say.
The Dinosaur Brokerage, still lumbering about dominating the area with their For Sale Signs and TV Commercials. These are mostly self-driven, but with conditions limiting your ability to brand yourself. Over promising and under delivering.
The Boutique, smaller lesser-known brokerages that surprisingly have ample leads and actually need help. Usually a team environment. You will close deals but no one will ever know because the branding and the credit go to the owners...who are usually never there. Welcome to working for someone else.
Self driven brokerages where you are really do get training, you can even sit down and cold call if you want, they are set up for you to drive your brand and operate your business your way. Commission splits are creative too. They might have leads, they might not. Chances are you are on your own like in example 1.
The Interwebs. They are far and few but there are a few companies out there that have the websites, the apps and the organizational skills to offer both a concierge service to the client and the realty agent. They offer actual benefits pay and genuine leads and pay a salary. Granted you lose your power to brand yourself, and you might have a boss that you havre to take orders from. But the credit for the deal belongs to you, the bonus belongs to you and you actually get to do what you love...if you do not mind working for someone else.
