Selling Your Waterfront Home
When it comes time to sell your home on the water you will want to give some attention to a few key factors that will make your home sale easier. The marketing of your waterfront home must include information about the water and your homes access to larger bodies of water. Should your home be located on a river or lake you will want to give as much information about these locations as possible. Canal homes that have access to the Gulf of Mexico should also include the distance to the open gulf water, depth and width of the canal.
You are selling the entire water lifestyle and many home buyers wanting to live on the water will have a boat already and they will need to know if your homes canal, river or lake will accommodate their boat. Here in western Pasco county Florida where the waterfront communities are some of the most affordable waterfront homes in the state we see a variety of waterfront areas where the canals are not all the same width and depth. Your homes location on the canal and if there are many turns to get to the open waters will also be a factor for many home buyers.
Have an elevation certificate. Although the buyer is responsible for obtaining an elevation certificate for their insurance you will find that not being able to offer one will be a hinderance to you. What happens is that the buyers will not want to spend the money to have the elevation survey performed so they can get insurance quotes only to find out that the insurance rates and expense is more than they can afford or are willing to spend. You may want to consider having the elevation survey done if you do not already have one. Market the Salt Life. You will want a Realtor who can show your home in the best light and give important information about your homes water features to potential buyers. You may want to have a drone video of your homes canal and community instead of a traditional interior virtual tour. Your Realtor can add the drone video to your MLS advertisement in place of the usual video tour. (this may not be an option with all MLS services). When I work for waterfront home sellers I like to include a 2 minute drone video in the marketing. I can attract more people to your home on social media with a drone video than a static photo advertisement.
Open Houses are a great way to showcase your waterfront home. You will want to be sure to secure your valuables and any medication you have. I suggest you Realtor have another person with them especially if your home is stilted and there are two or more levels to the home. You should ask that there be 1 agent per floor during the open house. My top advice for Open Houses: I start advertising at least 1 week prior. I Create a Facebook event for the Open House. I Mail Invitations to the surrounding homes in the neighborhood. I use an abundance of open house signage to direct people to your home. I set your open house date in the MLS which in turn is distributed to Realtor.com and Zillow and any other real estate site that the MLS feeds information to.
