‼️ #TuesdayTip ‼️ Where/what should I buy if I am interested in purchasing a home?🤷🏾‍♀️ During this time, one of the best options to buy is new construction. Why? Builders are helping by any means necessary to keep the housing market in tact.🏡 While some homeowners have taken their homes off the market, restricted showings, etc, the new construction homes are available.🏘 What else is available⁉️ Closing costs.💰 💡Yep, the one part of the financial transaction in real estate that most buyers don't know about. Closing on a home requires down payment and closing costs money to purchase a home. The closing costs are grouped in the following things: loan origination fees, title fees, and prepaids (property taxes, homeowner's insurance, HOA). Well, a lot of builders are offering incentives with those closing costs TIED to using THEIR lender. Some may give without using their lender and some may not. You have to compare apples to apples to see what is better for you. On average, closing costs are about 3% of the sales price. Some builders (NOT ALL) are offering up to $9000 in closing costs which on a $300K home, that's all closing costs paid.💰 Remember my last post? Try to keep as much money on hand? This may be the opportunity. Understand, that this is subjective to builder to builder. What if I don't like new construction homes? Well, check with those homeowners who have their homes on the market and are needing to sell. Instead of looking for a DEEEEP discount on the price, go in for some true savings and ask for closing costs. That's your money saver RIGHT there. You've probably heard the news and chatter about the housing market and then again you probably haven't. Yesterday, there was an article that #ChaseBank was adjusting their mortgage qualifying standards that moved to a 700 credit score AND 20% down for ALL new borrowers‼️ 🛑...most buyers do not come with PERFECT credit. If I haven't said it publicly before, I'll say it now. In this time, adjusting your debts is very important. Keeping cash on hand is very important. Don't spend your 💵 in one bucket. 🔹️ The average buyers I worked with have had a score in the mid-600s with approximately 4% as the down payment. Yes, you can still very much do this today. 🔹️20% down is not the new norm. The regulations for the programs DID NOT change. Lenders themselves added their own overlays on programs. That's normal. That has always been the case. A loan program has their requirement for buyers and the lenders themselves tack on their requirements on top of that. 🔹️ If the housing market takes a downturn, guess what⁉️ The mortgage lending will become restrictive too. Do you have a 700 score and 20% to put down on a $250K or higher home? If you did, would you? 🔹️Understand that lender's requirements on loan programs ESPECIALLY FHA, VA, USDA, and jumbo loans are changing. Get with a lender who is knowledgeable. Every lender does different things. Things are tightening up. 🔹️Can you still purchase right now? Yes. Just understand it may very well have to be your own money.
