5 New Year's Resolutions That Can Help You Buy a Home
Thinking of buying a home this year? We compiled five New Year’s resolutions that can help you keep your financial resume in tiptop shape.
1. Avoid job hopping
Employment history and income are two of the biggest factors lenders look at when evaluating a mortgage application. A new job may be a good career move, but if you plan to buy a home in the new year, know that job hopping can be a red flag to some underwriters - especially if you’re moving to a different industry.
A steady job history and few or no gaps in employment over the past two years are ideal, as it helps lenders more easily forecast your future income.
If you do get a new job while home shopping, let your lender know as soon as possible. It doesn’t mean you won’t qualify for a mortgage - just be prepared to show extra documentation.
If you’re moving from a commissioned or hourly job to one that’s salaried with equal or more compensation, it may help your application. Lenders often prefer borrowers to have steady, predictable paychecks.
2. Limit monthly subscription services
Monthly subscription services are certainly convenient, but they can add up. Even if you pay off your credit card every month, you could be dinged for high credit utilization if your credit report is pulled midcycle.
If you’re thinking of buying a home this year, consider keeping your monthly subscription services to a minimum.
3. Build a solid credit history
One of the first things a lender will look at is your credit history. Lenders prefer borrowers who have a history of paying off credits cards and other debts on time - because it signals that you’re a responsible borrower and less of a risk.
If you don’t have credit, securing a home loan may be significantly more challenging and time-consuming, but not impossible. Records of paying rent and utilities on time, as well as student loan debt or cell phone bills, can help show a potential lender that you have a history of managing monthly payments.
4. Check your credit
Your credit score can have a significant impact on your ability to buy a home. A low credit score can negatively affect how much money a lender is willing to loan you, as well as your interest rate.
Just a few percentage point differences in an interest rate can cost you thousands over the life of a loan. Monitor your credit closely, especially for fraudulent activity, to prevent any surprises that could delay the loan application process.
If you’re unsure of your credit score, many financial websites offer credit score monitoring, or you can get a full credit report once a year.
5. Avoid large purchases
Avoid taking on large amounts of debt - whether it’s buying a car or planning a large vacation - before buying a house. This is advisable even if you’re already preapproved.
Your debt-to-income ratio, or how much money you make compared to how much debt you have, can significantly affect how much money a lender is willing to give you. Keeping debts to a minimum can help make the home-buying process go a lot more smoothly.

1800s Estate Proves History Is Anything But Drab
Steven Favreau is the type to go big - and go home.
When he set out to put down roots near his hometown of Boston, Favreau fell in love with an old country estate in quaint Chelsea, Vermont. It was the perfect place for this interior designer to escape from the hubbub of big city life after working with celebrity clients and more.
"It was a quintessential Vermont house in a quintessential Vermont town," said Favreau, about spotting the house in 2012. "I hopped on a plane and bought it the next week."
Built in 1832, the house was once owned by a man named Aaron Davis, whose family lived in it for at least 100 years. Davis' granddaughter eventually sold the 23-acre property in the 1980s, and the new owner converted it into a bed-and-breakfast. (There's still a portrait of Davis above one of the home's five fireplaces.)
After Favreau purchased the 5-bed, 5-bath home, he sought to restore it to its original grandeur - at a frenetic pace. A contractor brought in a crew to rework everything from the wiring (it was a fire waiting to happen) to the wallpaper (there were eight layers throughout the house). The workers even put in a massive new beam to support the house and keep it from sinking.
Up next on the designer’s list: keeping the look, feel and integrity of the antique touches, while updating the space to accommodate today's trends. He tore out a downstairs wall to expand the kitchen to 700 square feet; the master suite got a modern bath with a soaking tub.
Favreau painted walls in his signature bright colors and added bold wallpaper. He lined the master bathroom with tree-print wallpaper. The dining room got a splash of flamingo pink with a print of Victorian-looking cake plates - a nod to the era in which the house was built.
"What I wanted to use for inspiration was the house and the period of the house, so nodding to the period and updating it with a contemporary aesthetic," Favreau said. "It says today, but it also says yesterday."
Some things are distinctly New England. A wooden footbridge connects the main property to 22 secluded acres on the other side of the White River. On warm summer nights, Favreau’s family will pull a dining room table out onto the bridge and dine alfresco.
In the winter, the adjacent land allows for snowshoeing or cross-country skiing.
There's also an old wood barn, which Favreau envisions becoming an event space for weddings or storage. The possibilities for the next owner are limitless, he said.
"It's a big glorious house, and my family is a big glorious family. We've enjoyed it," he added. "I feel like I've loved my time being there and up in Vermont, but it's time to find the next one. Maybe an oceanside property."
The home is on the market for $695,000. Zoe Hathorn Washburn of Snyder Donegan carries the listing.

House of the Year: A Treehouse Tower With Water Views
Leave it to a celebrity architect to live in a home that was just voted our 2017 House of the Year.
Each week, we take you inside a unique space - from a shipping container converted into a tiny home to a magical treehouse that happened by accident. And at the end of each quarter, we ask you to vote on your favorite.
Tens of thousands of you weighed in throughout the year, voting this wooded, waterside home your favorite of those featured on Porchlight. Even with its August debut, it quickly earned nearly 2,500 votes.
When we first wrote about the five-story home among the treetops, it belonged to Jason McLennan, a designer and environmentalist based on Bainbridge Island, just outside Seattle, WA.
You loved McLennan’s 3-bedroom, 4-bathroom sanctuary with reclaimed wood, accents from a salvaged ship, and lush, green surroundings.
The house was built in 1978 by another architect, who salvaged four, immense wooden posts to anchor the living space. The builders rescued other touches from an old ship, in a nod to the local maritime industry.
A 12-foot-long antique leaded glass window anchors the kitchen, while adjacent doors open up to a patio that offers views of Puget Sound.
Every floor of the five-story home has vistas of passing ships. It’s part treehouse, part ship, some might say.
The home stands in stark contrast to last year’s winning home, a 16,000-square-foot palace with a private ski bridge in Big Sky, MT. That 6-bedroom, 9-bathroom home boasted a full gym and movie theater.

Pending Sale: Sting and Trudie Styler's $56M NYC Penthouse
Rockstar Sting and his wife, Trudie Styler, have been living large in their New York City pad at 15 Central Park West. Measuring 396 square feet, the terrace off their living room is bigger than some New Yorkers’ entire apartments. The penthouse interior spans an additional 5,417 square feet.
The famous couple seems ready to move on after nearly a decade of ownership. Given the home’s iconic address and spacious quarters, it’s not surprising to see a pending sale after just 8 months on the market - even with an original ask of $56 million.

If the posh residence and its high-end touches aren’t enough, residents of the white-glove condo building are privy a host of amenities. Between the 14,000-square-foot gym, sky-lit lap pool, wine cellars and game room, there’s something for everyone.

Katy Perry Lists Her Post-Divorce Mulholland Drive Compound
In 2013, Katy Perry scooped up not one, but two new neighboring homes shortly after her divorce from Russell Brand. Now, just four years later, the pop princess is ready to divorce herself from one of the homes. Listed by, Ernie Carswell, her long-term partner in all things real estate Perry is hoping to unload the Mediterranean-inspired estate for a cool $9.45 million.
Consisting of four separate residential structures, the Hollywood Heights home is actually more like a compound than a single house. In addition to a main residence, the 2.33-acre lot is also home to a two-story guest house, a fitness center, a security guardhouse, and a garage that can comfortably fit a limousine (a must-have for every California Girl).

"The house sprung back to life and all the old Lally columns fell to the ground," Favreau remembered. "They heard, 'Bam-bam! Clank-clank!' as they jacked it back to life."

Katharine Hepburn's Lifelong Connecticut Estate Finally Sells
UPDATE: After years on and off the market, Hepburn's famous Long Island Sound residence has finally found a new owner. The property — most recently listed for $14.8 million in 2015 — sold for $11.5 million to an unknown buyer at the end of August. Despite being known as Katharine Hepburn's beloved lifelong estate, architect and construction CEO Frank Sciame has actually owned the home since 2003. Sciame renovated the 3-story mansion in 2005 and has been attempting to sell it since 2011.
ORIGINAL POST 5/22/2015: The Connecticut seaside home where Katharine Hepburn spent family vacations and returned often throughout her life, and where she spent her final days, is on the market for $14.8 million.
The acting legend’s parents bought the property in the Fenwick section of Old Saybrook, CT, around 1913, when Hepburn was a child. The home was washed away by a hurricane in 1938, several years after she’d won her first Academy Award. The actress dug her mother’s silver service out of the sand and rebuilt the home, creating the brick structure that still stands along the banks of Long Island Sound.

According to the listing from Colette Harron of William Pitt Sotheby’s International Realty, Hepburn used a large set of building blocks from FAO Schwarz to construct a model of the house.
Bathed in white with stunning water views, the home’s interior encompasses 8,368 square feet over three floors. It has 6 bedrooms, each with its own bath, plus 1.5 more bathrooms and 7 fireplaces.
The current owners renovated the home and lifted the structure 5 feet to protect it from water damage. The estate has been on and off the market since 2011.
The home sits on 1.47 acres with a private beach where The New York Times says Hepburn took a daily dip no matter the season. There’s also a private dock and pond.

Iggy Azalea and Nick Young Have Unloaded Their 'Fancy' LA Home

UPDATE: Breakups can be costly, but Nick Young and Iggy Azalea's is more expensive than most. After more than four months on the market, their joint property finally found a buyer for $3.25 million – nearly $350K less than their original ask, and $200K below what they paid back in 2014. While Nick and Iggy seem to have already moved on, the sale of their shared home solidifies their split. 
ORIGINAL POST 4/6/17: Iggy Azalea and Nick Young have been making a lot of headlines over the past year. This time it’s for listing the Los Angeles home they shared.
The “Black Widow” singer and the Lakers shooting guard bought the property from another high-wattage star, Selena Gomez, in 2014. With a listing price of $3.595 million, the couple is asking for just $100,000 more than they paid nearly three years ago.
The 6,630-square-foot pad is located in Los Angeles’ affluent Tarzana neighborhood.

The sprawling home boasts a rare single-level floor plan with 6 bedrooms, 9 bathrooms and a half dozen gathering spaces. In the master suite, a separate seating area with a fireplace and double doors that open out onto the back patio set the scene for relaxation.

Country Girl Miley Cyrus Buys $5.8M Tennessee Mansion
Miley Cyrus might be singing about ‘Malibu,’ but she’s done buying houses there. The Disney-actress-turned-pop-star just picked up a new $5.8-million pad in Franklin, TN.
This is Cyrus’ first home purchase in her birth state, but she’s been on a shopping spree in California over the past couple of years. In 2015, she bought a horse ranch in Hidden Hills, and 2016 called for a Malibu bungalow.
The latest addition to Miley’s collection is a sprawling 5-bed, 6-bath manse nestled on 33+ acres.

The home boasts classic Southern features including a wraparound porch and a screened-in sun room (with an indoor porch swing!). Inside the 6,869-square-foot estate, hardwood floors, a soaring stone fireplace, red brick accents and vintage exposed beams contribute to a rustic vibe.
A pool and mini-golf course dominate the fenced-in backyard. If you’re not taking a dip in the pool, then the yard is really best experienced from a second-story deck that sits atop the sun room and overlooks the property’s private 33 acres.
This home purchase comes hot on the heels of Miley’s announcement that she’s releasing a new album — one that many are speculating might be a return to her country roots. While a home purchase is hardly definitive proof, it is another signal for fans anxiously anticipating her next move.

Rachael Ray Is Selling Her Southampton Home for $4.9M

Celebrity cook Rachael Ray and her producer husband, John Cusimano, are ready for new digs after being longtime owners in the Hamptons. The couple paid $2.1 million for their 3-bed, 5-bath Southampton estate in 2008.
Nearly a decade later, they are asking $4.9 million for the home, which was renovated during their ownership. In addition to being located in an exclusive Long Island zip code, the home sits adjacent to the Southampton Golf Club.
The 3,000-square-foot pad feels airy thanks to a white and beige color scheme throughout the home.
Unsurprisingly, a kitchen designed for both functionality and entertaining awaits the future owner. Guests can sit on a conveniently placed window seat in the middle of the wraparound counters while the cook selects a bottle of wine from the island’s built-in wine rack.

Meg Ryan Will No Longer Be Sleeping in Soho

UPDATE: After five months on the market, Meg Ryan’s Soho loft has found a willing buyer. The acclaimed actress sold the home for $1.05 million less than her original ask, but unloading for $9.85 million means she can move on to her next project. Ryan admits she is a serial renovator, and if her history holds, it won't be long before she "Meg-anizes" another spot.

The home’s 4,100 square feet are structured for comfort: When you’ve got mail, you can kick back and read it in the high-ceilinged, light-filled living room. When you’re sleepless in SoHo, there’s a black-and-white bathroom with penny tiles and a luxurious tub perfect for a long soak. When Harry meets Sally, there’s a kitchen with a table for recreating everyone’s favorite scene.
It’s an apartment with classic lines, from the long, windowed hallway that invites light — but not sound — into the living spaces, to the glass walls and French doors that create a private space for the formal dining room. The listing is with Barbara Hochhauser of Corcoran Group Real Estate.

Ryan bought the home from “The Simpsons” actor Hank Azaria in 2013 and renovated it, adding ebonized wood floors and black lacquered cabinets, The Wall Street Journal reports. The apartment spans the fifth floor of a building constructed in the 1880s, and has 2 bedrooms plus a sleeping area with French doors.
Ryan, who last year directed and starred in the movie “Ithaca,” is an antiques collector. Above that long table in the kitchen hang two industrial lamps from a salvage shop in Maine. They complement exposed pipes on the ceiling, which add to the home’s factory-meets-elegance vibe. The kitchen boasts a double range, two stainless steel refrigerators and a windowed pantry.
A master bedroom with an exposed brick wall and eight closets contribute to the industrial chic aesthetic, as do seven architectural columns, transom windows and 12-foot ceilings.

'Game of Thrones' Queen Lena Headey Lists LA Home for $1.9M
Fresh off her show’s much-anticipated return for Season 7, “Game of Thrones” actress Lena Headey is parting ways with her home in Sherman Oaks.
The 5-bedroom, 5-bathroom mid-century modern house is far from the castles of Westeros Cersei Lannister frequents in the popular HBO series. Reclaimed wood floors are laid out in a herringbone pattern, and the ceiling features prominent exposed wood beams in a charming rustic gray color.

If you've never heard of Millennial Pink, don't worry - you aren't that out of the loop. Though the term was coined last year, it's been popping up for years, and Pantone's selection of Rose Quartz as one of its 2016 colors of the year was just a preview of the pink craze to come (yes, there’s a hashtag). Stars from Rihanna to Harry Styles have embraced light pink hues, though it’s more about the vibe than a distinct color, and its popularity goes beyond the 20-something crowd.
Millennial Pink has put rosy-colored homes on the map as well. While painting a house pink is nothing new - several historic, stucco and adobe homes sport the hue - it’s certainly on trend.

'Frasier' Star Kelsey Grammer Says Farewell to Chelsea Home
Perhaps Frasier Crane is heading back to Seattle.
Kelsey Grammer, the six-time Emmy Award winner who portrayed psychiatrist Frasier Crane on the hit TV shows “Frasier” and “Cheers,” has sold his posh Manhattan pad for just under $8 million.

Grammer bought the 3-bedroom, 3.5-bathroom condo in the Chelsea neighborhood in 2010. The home offers unobstructed views of the Hudson River and Manhattan skyline, along with 11-foot ceilings. The living room has a fireplace, wet bar and wine fridge. Motorized shades help keep the place cool and west-facing windows frame dramatic sunsets.

The building was designed by architect Jean Nouvel and is noted for its dramatic, glassy exterior.
Grammer first put the 3,076-square-foot home on the market last year, asking $9.75 million.
No word on whether the place included a psychiatrist's couch.

John Legend and Chrissy Teigen's Former Hollywood Hills Home Is for Sale

The Southern California home that formerly belonged to the famous singer-and-model duo is on the market - but not for long (if we had to guess).
In 2014, after seven years of ownership, John Legend and Chrissy Teigen unloaded the property for just over asking, within weeks of putting it on the market.
Three years later, the current owner is asking $2.495 million for the celebrity pad; nearly half a million more than they paid.
That price tag nets you a 2,200-square foot, 3-bed, 3-bath home and a state-of-the-art recording studio. Plus, the mid-century modern gem was completely renovated by Legend and Teigen.
While John got a studio designed acoustically for low sound out of the renovation, we imagine food-fanatic Chrissy had a hand in the sleek kitchen with custom basalt counters, teak cabinets and Thermador appliances.

Hidden in a quiet cul-de-sac of Hollywood Hills, this home makes it hard to believe you’re still in the hustle and bustle of Los Angeles. Inside the gated yard are tranquil Asian-inspired gardens, fountains and greenery.
With such a beautifully cultivated yard, it’s easy to see why the entire home is designed to integrate indoor and outdoor spaces. Off the main living area, a sliding glass door leads directly to the backyard patio with a grill, several lounging areas and a tucked away hot tub. Similarly, the master suite contains two glass doors - one in the bedroom and another in the master bath, which leads to an outdoor soaking tub.
It’s hard to imagine this serene, luxury home lasting much longer than it did the last time it was on the market.
