Every Little Thing She Does Is Magic
A ShadowxAurora One Shot
Shadow never meant to keep it. With the limited space in his apartment, a piano wasn't exactly practical. But he'd seen it sitting on the street while on a run, a pathetic little spinet that apparently wasn't worth the effort for repair according to the owner, so it sat in wait for the dump truck.
Omega thought he was nuts when Shadow had used Chaos Control to transport the piano into the apartment, and perhaps he was. The instrument had definitely seen better days, and it would take more than a simple tune up to get it in pristine condition again.
That didn't stop Shadow from shoving the spinet against the wall between his mattress and the front door and then going out to purchase the necessary items for piano repairs.
The spinet became Shadow's passion project over the next several weeks. Any spare moment between his mercenary work with Omega and dates with Aurora, Shadow could be found with the spinet piano, painstakingly doting over the instrument to set it to rights again.
"You never told me you can fix instruments." Aurora had noted once, sitting on the little bench with her legs swinging while half of Shadow's body was inside the back of the spinet.
"Never came up." Shadow had grunted.
"Where'd you learn?" She'd pressed.
Shadow had shrugged. "I did a lot of things while off world, Light. Sometimes I was asked to fix things, and music is universal." Aurora had accepted that answer, and Shadow minutely relaxed.
No way he was EVER going to tell her that some aristocrat across the galaxy had taken fancy to him and tried to get his attention by breaking her piano, just so he'd come and fix it. It was the fastest he'd ever fled a planet. Omega still hadn't let him live it down.
The plan for the spinet once he'd finished repairs was simple enough: take it to the resale shop and get a decent sum of cash for it. He'd contacted the shop, gotten a good offer, and was set to deliver and receive his rings, but when he arrived and saw the buyer...a mother and son duo, the latter whom was whining about how much he HATED piano lessons and was currently and carelessly swinging a baseball bat around in his fit....Shadow took his piano and left.
No way was Shadow going to let all his hard work repairing his baby go to waste on some ungrateful brat that lacked basic appreciation. So, the little spinet piano became a permanent fixture in his apartment.
Shadow had never considered himself a musician of any sort. He was a warrior, a mercenary, the Ultimate Lifeform, a guardian. Music...required a certain softness that Shadow, with all his broken pieces and jagged edges, simply did not possess. But, somehow, that didn't matter. Sitting at his little spinet, gingerly filling his apartment with the soft tones of the classics centered him with a kind of peace he rarely ever achieved...with one exception. When he played, Shadow could pretend that was all there was. Just him and his spinet, creating something beautiful together. It was almost magical, if he believed in such a thing.
Shadow huffed a quiet chuckle, gently resting his hand atop the keys but not pressing down, his thoughts drifting towards the other almost-magical thing in his life. Honestly, if it magic was a thing, Shadow could believe it, because of her. The way she pranced through life, with such light and arms wide open, eager and excited for whatever came her way...could anything else but magical describe his precious Light?
Almost without his command, his fingers gently drifted across the spinet's keys, a delicate melody that swirled and danced through the air. Shadow sighed.
"Though I tried before to tell her
Of the feelings I have for her
In my heart.
Every time that I come near her
I just lose my nerve as I've done
From the start."
How many times has Shadow looked into those emerald eyes, seen that smile, and choked? It was three simple words, why was it so difficult? He's made peace with the past, hasn't he?
"Every little thing she does is magic
Everything she does just turns me on.
Even though my life before was tragic
Now I know my love for her goes on."
A sniffle behind him had Shadow whirling around, Chaos Spear halfway formed in his hand and a snarl on his muzzle, when those same piercing emerald eyes damp with tears stopped him dead. Shadow gulped, his ears flattening against his head. Damn. How long had she- Shadow made get up, averting his eyes as embarrassment colored his cheeks rosy red.
And then she's right there, pushing him back down on the bench with pleas of "Please don't stop, don't mind me-," and she's still looking at him with those eyes, pleading and wet, her body pressed tight against his side, lips protruding in the most pitiful pout...
Chaos, he was screwed, wasn't he?
Shadow sighed and tapped her nose with his finger. "You will say nothing to anyone about this." He commanded, and tried to ignore how distracting that beaming smile was in order to return to the piano. He gulped, frozen with his fingers in position. He knew his voice was not what anyone would call gifted, hers was so much better, and he chanced a glance down to his shoulder where she'd laid her head. She smiled at him again, eager and encouraging, and Shadow gulped and resumed playing.
"Do I have to tell the story
Of a thousand rainy days
SInce we first met?
It's a big enough umbrella
But it's always me
That ends up getting wet.
Every little thing she does is magic
Everything she does just turns me on.
Even though my life before was tragic
Now I know my love for her goes on."
Shadow rested his cheek against the top of her head, mindful of the short grouping of quills that acted as bangs, closing his eyes momentarily and just breathing.
"I resolve to call her up
A thousand times a day
And ask her if she'll marry me
In some old fashioned way.
But my silent fears have gripped me
Long before I reach the phone.
Long before my tongue has tripped me
Must I always be alone?"
Her arms squeezed him gently, reassuringly, around his middle, and he pressed a kiss to her head in response, smiling at the growing damp spot on his shoulder.
"Every little thing she does is magic,
Everything she does just turns me on.
Even though my life before was tragic
Now I know my love for her goes on,"
Shadow dropped one hand from the piano and cupped Aurora's cheek, tilting her chin up to look into her eyes, shining with light and joy, and he knew his words wouldn't fail him this time. He smiled at her and leaned his forehead on hers.
"Every little thing you do is magic
Everything you do just turns me on.
Even though my life before was tragic
Know that my love for you goes on."
Shadow ended the song with a soft kiss to her lips, sealing his declaration of devotion with all the love and passion and dedication he had in his heart in the best way he knew how. Words always failed him, but somehow, in this moment, it didn't matter. Aurora wept through his kiss, and he smiled as they parted, a quirk of his mouth so gentle and loving that only she would ever get to see it.
Aurora pounced on him a single moment later, using her own gift of speed to press kiss after kiss on his lips, face, head, everywhere she could reach, glowing so brightly and joyfully exclaiming "I love you"s between kisses. Shadow briefly wondered how she wasn't suffocating before dismissing the thought and basking in their shared love, trading her kisses and words with ones of his own. It didn't matter anyway.
Every little thing she did was magic, after all.

Throughout the Edo Period, Japan was largely closed off from the rest of the world, relying solely on its limited domestic resources. As a result of this, reuse and recycling were a natural part of life with almost all daily items experiencing multiple life cycles. At the forefront of this 250-year period of sustainability were professions that centered around repairing and repurposing everyday goods and materials, giving new life to items that would today end up in landfills. In his book, “Just Enough,” Azby Brown introduces a number of the professions that led to this period of sustainability and we’ve listed some of our favorites below.
Tinkers
Tinkers were local craftsmen who repaired damaged pots and kettles. Often found carrying portable forges and bellows on their backs, they used scrap metal to repair holes and cracks that would otherwise render these essential household items useless.
Scrap metal dealers would purchase unrepairable items from tinkers and exchange candies and toys with local kids for nails and other usable metal scraps they found while playing.
Paper lantern and umbrella repairmen
While most umbrellas in modern-day Tokyo are quickly lost or broken and disposed of, the raw materials that made Edo Period umbrellas often saw multiple lives with umbrella repairmen carving out a fairly lucrative niche for themselves.
These repairmen would buy used umbrellas, assign a price based on the condition of the bamboo frame then disassemble, repair and resell them to new buyers.
Discarded materials, such as the waterproof oiled paper would pass onto local butchers for wrapping fish and miso.
With umbrellas and paper lanterns sharing essentially the same materials, umbrella repairmen would also cross over into the realm of lantern repair and often sub-contract this work out to low-level samurai.
Used clothes dealers
If you thought Shimokitazawa was overrun with used clothing dealers these days, Brown says there were as many as 4,000 of them in Edo.
With new clothes being unaffordable for the average family, when it came time to update the wardrobe, old garments would be washed and taken to a dealer to be exchanged for refurbished items at a small fee.
These dealers would take apart kimono, dye them and reassemble them for resale, a task made easier due to the way kimono are designed.
As clothes would begin to wear out, they found new life as aprons, diapers, pouches, cloths and eventually kindling before becoming ash which would also be repurposed.
Barrel repairers and recyclers
If you knew your way around a bamboo barrel hoop in the Edo Period you could make a steady living for yourself repairing the various types of shoyu, sake, miso or vinegar barrels found in the average home.
The more experienced itinerant barrel hoop makers could also find work as barrel recyclers, a specialized craft that saved reusable barrels and casks from early disposal.
After collection, recyclers would inspect, grade, refurbish and resell them onto brewers and liquor shops who would choose from new, new-looking, slightly used or worn barrels depending on their intended use.
Ashmen
Most daily items in the Edo Period were made from burnable plant-based materials such as wood, bamboo, straw and cotton.
Rather than have worn-out rope, sandals, hats, raincoats or baskets end up in landfill, these items could be burnt to provide heat and turned to ash, which is where the ashman comes in.
Rather than discarding of ash, households and businesses such as public baths would collect their ash and sell it to local ashmen.
With ash from straw and cotton cloth containing large amounts of potassium, it was in high demand as an additive for fertilizer or for use in ceramics, dyes or sake production which created a lucrative business for motivated ashmen.

When I was a kid, we had all number of fine Chrysler products. Chrysler, also known as “the whipping boy” of the Big Three domestic automakers, gets a little bit of a bad rap around here. Sure, they can’t make a car that doesn’t fall apart 18 months after you take delivery. Most of those eighteen months will be spent in abject misery as you try to mentally justify your purchase. And chances are you won’t be back for another one after this Mopar product wears out, either. What was I talking about? Oh yeah, the good parts.
Here, then, is the good part about owning one of these things: the resale value is not as terrible as it should be. Any car, any running car, has a pretty much established minimum baseline price. No matter how bad your vehicle is, after ten years, it’s worth about the same as any other ten-year-old commuter shitbox. You can pick it up, put a heap of miles on it doing grocery delivery or freelance assassination, and the worst thing that will happen is that you have to wait a week or two for the Ford Focus with mismatched doors and a missing trunk lid to sell first.
While this is great for the seller of the car, this is an inconvenient fact for me, a greaseball who only ever sells his cars to the junkyard. My cars are well and truly used up when they leave my ownership: usually, it’s because the bodywork has finally crumbled in a major area and I’m no longer able to weld two pieces of rust together anymore. That means I have to go back on the used car market with what the junkyard gives me (one bus ticket and a firm slap on the ass) and try to fight all of you normal folks for a new daily driver. That’s where Chrysler comes in.
Remember how I mentioned up above that Chryco cars are equally valuable at the ten year mark? Well, it turns out that if you buy one at the eleven year mark, they’re basically piles of parts arranged loosely into old milking buckets sitting in the owner’s garage. You can pick those babies up for pennies, and use that ticket to carry them home with you on the bus. Once assembled into a working car (maybe mixing a few other owners’ buckets together) you’ll have a fine Mopar product once again, ready for at least a half-century of excellent road handling and wondering what that bolt that fell out used to hold together. Just don’t expect the power windows to work. I don’t do miracles.

Which apartment is better, 2BHK or 3BHK?
When choosing between a 2BHK or 3BHK apartment, the decision can be influenced by your current lifestyle, future plans, and financial flexibility. Whether you’re looking for luxury apartments or more budget-friendly options, both configurations have their own advantages. Let's explore what might suit your needs better while considering the services and programs offered by property developers, such as future property quality services and FutureProperty loyalty.
Understanding 2BHK Apartments
A 2BHK flat is an excellent choice for small families, young professionals, or newlyweds. Typically, a 2BHK includes two bedrooms, a hall, and a kitchen, offering just the right amount of space for people who value a simpler, more manageable home. If you are specifically searching for 2 bhk flats in Vijayawada, there are plenty of options that balance affordability with comfort.
For those planning long-term, consider the future property quality services offered by the developer. It's crucial to choose a property that guarantees reliable maintenance services and ensures the longevity of your home’s quality. Developers in Vijayawada are increasingly focusing on these aspects, ensuring residents receive top-notch service.
Additionally, if you're purchasing a property from a developer that offers a FutureProperty loyalty program, there’s a chance you’ll receive perks like discounted upgrades or maintenance services. This can be a real benefit for those planning to stay with a particular developer over time, as these loyalty programs often enhance the overall experience of owning property.
Understanding 3BHK Apartments
A 3BHK flat offers more space and flexibility. It’s the ideal option for larger families, people who need a home office, or those who simply enjoy more room to live in. If you’re exploring 3 bhk flats for sale in Vijayawada, you’ll find that they typically offer a more luxurious experience compared to their smaller counterparts. 3 bedroom flats in Vijayawada are often found in premium locations, equipped with modern amenities that cater to families with diverse needs.
When investing in a 3BHK, future property quality services become even more essential. Larger homes demand better services, from routine maintenance to security and landscaping. Developers who focus on future-proofing their properties by offering comprehensive quality services ensure that your investment remains in excellent condition for years to come. This is particularly true in luxury apartments, where buyers expect top-tier service and maintenance as part of their purchase.
Furthermore, a strong FutureProperty loyalty program can make your decision to invest in a 3BHK even more appealing. With potential rewards such as priority services or discounts on future properties, staying loyal to a reputable developer can provide long-term value.
2BHK vs 3BHK: What’s the Better Option?
If you're debating between a 2 bedroom flat for sale in Vijayawada or a larger 3BHK flat, the decision will depend on your current and future needs. A 2BHK flat may suit a young couple or a small family who values a cozy, more affordable living space. Meanwhile, a 3BHK will offer more space, making it the preferred choice for those planning for a growing family or who simply want extra rooms for guests or home offices.
For buyers considering future resale value, 3 bedroom flats in Vijayawada tend to appreciate more due to the added space and demand for larger homes. In contrast, a 2 bhk flat in Vijayawada might be easier to sell quickly, thanks to its more accessible price point and appeal to smaller families or individuals.
The key is to assess your own requirements and lifestyle. Do you need the extra space now, or is a more compact, affordable option more suited to your needs? And in either case, are you working with a developer that offers future property quality services and a FutureProperty loyalty program to make your homeownership experience better?
Conclusion
Choosing between a 2BHK flat or a 3BHK flat comes down to your family’s size, future plans, and lifestyle needs. Luxury apartments offer high-end amenities and spacious living, while more compact 2 bedroom flats for sale in Vijayawada are ideal for those seeking affordability. Regardless of your choice, be sure to select a property backed by strong future property quality services to ensure your home remains in pristine condition for years to come. Additionally, taking advantage of a FutureProperty loyalty program can offer rewards and perks that make your investment more rewarding over time.

Blackground Records 2.0 announces a new partnership with EMPIRE and begin re-releasing their catalog starting with their golden goose, Aaliyah. Fans would rejoice that Aaliyah's music finally (for the first time in 2 decades) becomes available again for purchase and on streaming platforms.
Prior to this, Aaliyah's first album "Age Ain't Nothing But A Number" was the ONLY album available (because of it's contract with Jive Records). Any other album/material fans could only purchase previously owned CD's (resale) or illegally download the mp3's online (outside of just listening to the music on Youtube); that's if you didn't own a CD due to it being lost, stolen, or damaged. When Aaliyah's music disappeared, this included no more radio airplay, or licensing a deal to play snippets of her music in movies, tv shows etc - this was known to #TeamAaliyah as the 'dark era', and fans would riot every chance they got demanding for her music to be released.
The Haughton Estate as well as Blackground could NOT make a single post or enjoy life without at least half of the responses inquiring about Aaliyah's music soon birthing the popular hashtag #FreeAaliyahsMusic
At midnight this morning (8/20/21), fans would now be able to finally stream her music and hold launch parties of their own celebrating the victory - unfortunately, the Haughton Estate was not too happy with the release of her music and would start a hashtag of their own #IStandWithAaliyah in protest of the release giving vague hints that the tactics Blackground pulled was shady. Fans then speculated that there may have been an agreement behind the scenes to launch the music that went sour.
It's nice to be able to walk into a grocery store or turn on the radio and actually be able to hear something other than her AANBAN tracks. I love being apart of Team Aaliyah!
As of midnight 8/20 - Fans run to Spotify to check on the statistical data and notice significate numbers which goes to prove that Aaliyah was loved and very very much missed in music today.

A Buyer's Guide to Houses for Sale in the Virgin Islands
Nestled in the turquoise waters of the Caribbean, the Virgin Islands beckon with their blend of tropical allure, rich history, and modern luxuries. If you've ever entertained the dream of owning a home here, you're not alone. The prospect of sun-soaked mornings, balmy evenings, and a serene island life can be irresistible. However, navigating the property market in such a unique locale requires insight. In this guide, we'll offer key points every prospective buyer should consider when looking at houses for sale in the Virgin Islands.
1. Understand the Different Islands:
The Virgin Islands archipelago comprises both U.S. and British territories. From bustling St. Thomas and lush St. John in the U.S. Virgin Islands to the charming Tortola and pristine Virgin Gorda in the British Virgin Islands, each island offers a distinct experience. Decide which aligns best with your lifestyle and preferences.
2. Engage a Local Realtor:
A seasoned local real estate agent can be invaluable. They can provide insights into market trends, property values, and even nuances between neighborhoods. Additionally, they'll be abreast of listings that may not be widely advertised.
3. Factor in Total Costs:
Apart from the house price, there are additional costs like property taxes, homeowners' insurance, and possibly homeowners' association fees. In some areas, particularly in the BVI, non-residents may also encounter "alien landholding licenses" which come with their own fees.
4. Explore Financing Options:
While some international buyers opt to pay cash, financing options are available. However, mortgage processes and requirements might differ from those in the U.S. or other countries. It's advisable to consult with local banks or lending institutions early in your search.
5. Consider Resale Value:
Though you might be buying a home in the Virgin Islands for personal use, it's wise to consider its potential resale value. Properties with beach access, views, or in popular tourist areas tend to have higher appreciation.
6. Research Property Rights and Restrictions:
Both the USVI and BVI have specific regulations regarding property ownership, especially concerning beachfront properties. It's vital to be aware of any easements or public access rights associated with a potential home.
7. Be Patient with the Process:
Buying property in the Virgin Islands might take longer than you're accustomed to, given the thorough title searches and potential bureaucratic hurdles. Be prepared for a process that might extend several months.
8. Conduct a Thorough Inspection:
Given the region's susceptibility to tropical storms, ensure any house you're considering has been well-maintained and is structurally sound. It's worth hiring a professional to inspect the property, checking for any storm damage or issues that might not be immediately visible.
9. Reflect on Lifestyle Needs:
Think about your long-term plans. If you're considering making the Virgin Islands your permanent residence, consider proximity to amenities, healthcare, and other essential services. However, if it's a vacation home, focus on factors that maximize relaxation and recreation.
10. Legal Consultation is Key:
Before finalizing any purchase, consult with a local attorney familiar with Virgin Islands real estate law. They can ensure all legalities are addressed, from confirming the legitimacy of property titles to ensuring you're aware of all rights and responsibilities associated with the property.
In Conclusion:
Purchasing a house in the Virgin Islands can be the realization of a dream. While the process might seem daunting, armed with the right information and a team of local experts, it becomes more manageable. With diligence and patience, you can find your slice of paradise in this Caribbean haven.

Are Florida home prices falling?
If you are considering purchasing a property in Florida, you may be wondering if the housing market is on the right track. We will look at the present situation of the market as well as some of the hazards associated with this post. We will also compare the current Florida home market to markets in other states.
If you're looking for a cheap area to live in, Florida has one of the greatest housing markets. It provides affordable housing and low mortgage rates. However, there are certain drawbacks to living in Florida.
The home market in Florida has recently cooled. While it is currently in better form than during the previous property market catastrophe, it is not yet at its peak. Home price increases are moderating, and housing supply is beginning to fall behind demand. This has resulted in a supply gap, which will almost certainly continue to drive up property prices.
A number of reasons are contributing to the decline of Florida's housing market. Aside from the continued affordability issue, the real estate market is also being impacted by decreasing job growth and higher interest rate hikes.
More properties are being listed for sale, but fewer are selling. This is excellent news for purchasers, but it may increase market competition. A six-month supply of homes is considered balanced in a regular market.
Many people are relocating to Florida to escape the harsh winters. They are choosing between the new building and resale houses.
However, due to the high cost of establishing a home in the state, there is a scarcity of cheap apartments. The shortfall has made it difficult for Florida to meet people's expectations.
The question of whether the Florida housing market is in a boom or bust stage remains unanswered. There are numerous aspects that influence how a market performs. The labor market is the most significant consideration. The job market in Florida is generally solid, with a 2.7% unemployment rate. Its economy is growing at a moderate pace and is predicted to remain largely stable.
The rise in mortgage rates is another factor leading to the downturn of the Florida home market. As a result, fewer prospective house buyers can afford the properties they want.
Over the last five years, home prices in Florida have increased by 80%. They are, however, not as high as they were during the Great Recession. Nonetheless, some locations are seeing significant price drops.
Among other indicators, the number of foreclosures is increasing, investment returns are decreasing, and mortgage rates are rising. Fortunately, the job market remains stronger than it was during the previous home market meltdown.
However, the housing market's affordability index is deviating from its long-term trend. The amount of new listings has recently decreased. When combined with a wider range of foreclosures, this means that more prospective homebuyers don't see homeownership as a viable option under current conditions.
The Florida real estate market is dynamic. Many Sunshine State homeowners are anxious about the value of their homes. Some people have already begun to make efforts to lower their mortgage burden. However, if you want to own a home, you should be prepared to pay higher interest rates.
Florida's economy is broad, and the state is a favorite retirement and real estate investment destination. Home prices have been rising. However, new housing construction has lagged behind population growth.
This is a nationwide trend, and Florida is no exception. According to a new TD Economics estimate, property prices in Florida will fall by 10 to 15% by 2023. While this is not a full-fledged downturn, it may have an impact on the Florida home market prediction.
The state's unemployment rate is forecast to fall, and the labor market is not as depressed as it was during the Great Recession. These variables should preserve Florida's home market from collapsing completely.
Home prices continue to rise, but at a slower rate than in the early 2000s. Housing affordability has fallen to its lowest level since mid-2006.
Single-family home inventories in Florida were at a 2.5-month supply in September. This is an improvement over the three months preceding the previous housing market crisis.

Fast fashion is out, Slow fashion is in!
The detrimental effects of the fast fashion business on the environment and society have come to public attention in recent years due to social media. Fast fashion is the activity of mass producing inexpensive, trend-driven apparel that encourages consumers to buy more in a short time span and soon discard it due to the garment going out of style or because of its poor condition after a few washes. As a result, there is now a culture of wasteful fashion consumption, which is terrible for the environment. One of the biggest fast fashion companies of our time, SHEIN, reported an eye-dropping revenue of USD 22.7 billion in just 2022 (KrAsia 2023). This can be due to the influence of microcelebrities and how quickly people jump on to new trends without thinking about where their products are coming from. As consumers are becoming more aware of the origins of their products, companies are also starting to implement more sustainable and eco-friendly fashion to their businesses. Some companies that are working towards a more sustainable fashion industry include Monki, H&M and Levi’s. I believe many people have already explained what slow and fast fashion is, so I will be sharing some ways to minimise waste and to make more sustainable fashion choices!
Recently, thrifting has also become a trend! Thrifting refers to the act and process of purchasing old products from secondhand shops (Okafor 2022). However, thrifting can be done online now such as through Carousell and Facebook Marketplace. According to ThredUp’s Annual Resale Report from the previous year, thrifting is developing into a global phenomenon and is anticipated to increase by 127% by 2026 (Quick 2023). Thrifting has become popular since users on social media have started regularly posting their thrifted gems online such as TikTok and Instagram.
To be able to thrift, we need people willing to sell, or even donate old clothes, which is also a sustainable way to participate in fashion. We may not notice this issue but there are a lot of people that do not have access to basic necessities such as clean clothes, running water and food, the things that most of us take for granted all the time. Donating clothes to the needy and those living in poverty is not only a meaningful and kind gesture to those that need your help but it’s also good for the environment! Your old clothes or pieces that you don’t wear anymore won’t end up in landfills but will be relayed to someone that needs it more than anything.
Don’t be afraid to play around with old clothes! After a certain period of time, we may find a piece of clothing boring or not suitable for our aesthetics or taste. To spice things up, we can experiment with tie dye, bleach, embroidery and more on old pieces. If you’re handy with sewing, you can even take apart old clothes and turn them into completely new creations such as tote bags, blankets, pillow covers and more! How cool would it be to have your very own blanket made out of a bunch of old clothes?
This is more on the obvious side but buying less clothes can directly help protect the planet and those suffering due to unfair labours. Oftentimes we get the feeling that we “don’t have anything to wear” or “don’t have enough clothes” but this is far from the truth. On average, clothing is typically worn for seven times until they’re disposed of (Nizzoli 2022). In 2022, the population is buying 60% more clothes compared to 2022 (Nizzoli 2022). This results in an 18.6 million tonnes of textile waste and clothing to be thrown away globally each year (Nizzoli 2022). Whether we subconsciously think that we do not have enough clothes or are peer pressured into fitting in or catching up with trends, this can severely affect the environment as we are contributing to a large amount of waste for absolutely no reason. Before you purchase anything, think about where this product comes from and whether you really need it. If you don’t, put it back, the planet and your wallet will thank you!
Last but not least, wash your clothes correctly! I cannot stress this enough, a good pair of jeans can last you a good five years but only if you wash it properly and take care of it. Clothes come with wash instructions on the back or on the tag and it is recommended that we follow the given instructions. The best way to keep your clothes in tip-top condition is through hand washing but obviously it’s hard to do that in the 21st century due to how busy our schedules are. Some tips to take note of are to wash them less frequently (but not until the point where they stink), avoid drying clothes in the dryer as it strips the colour of your clothes faster and to avoid using hot water when cleaning.
While I understand that some people have no choice but to choose fast fashion options, it is so important that we are mindful when choosing the clothes we buy and not take it for granted. Quality over quantity is the most important tip, choose clothes and accessories that are timeless or compliment each other so they can be worn for many years to come no matter the occasion.

Is It Better to Invest in Land or House?
Is It Better to Invest in Land or House?
SEARCH LAND FOR SALE Ever since the pandemic, it has become more difficult for people to purchase real estate, primarily due to rising property prices and competition because of a lack of availability. Still, since real estate tends to keep its value, owning property is more important than ever as inflation rears its ugly head. If you’re a novice real estate investor, you might need help determining whether to purchase a parcel of land or a home. In addition, find the answer to the most important question: “is it better to invest in land or a house?” and make an informed decision.
Land Is Easier to Maintain
Undeveloped land is far simpler to maintain than houses and has little to no additional upkeep costs. Of course, this does not imply that you should purchase a plot and forget about it, but owning a piece of land is less demanding compared to alternative investments. For instance, if you intend to make some passive income out of your land, do some simple touch-ups to enhance its quality by leveling the uneven ground and removing invasive plants. On the other hand, if you choose to rent out your house, you will need to deal with everything from minor wiring and plumbing problems to extensive remodeling and renovation work. Also, you will be responsible for fixing any issues that inevitably develop over time, such as water damage, peeling paint, scratched flooring, worn-out carpets, and other issues. Moreover, if you’re using the buy-and-hold land investment strategy, you don’t even need to visit the plot of land regularly. Suppose your plot is safe and has a boundary wall. In that case, you only need to check it occasionally to ensure there are no obvious damages like a burst pipeline or illegal encroachments. If everything seems in order, you should simply wait and see the property value appreciate with time.
Plots of Land Have Higher Resale Value
This is one of the most critical points in the “is it better to invest in land or house” debate: land value rises with time, whereas the resale value of houses decreases drastically. Even if you can rent a house or an apartment for a constant cash stream, it will continue losing its value. The market value can depreciate due to the house’s obsolete design, antiquated construction methods, and normal wear and tear. The price of your residential unit can also be negatively impacted by the development of new, contemporary projects in the neighborhood. On the other hand, the value of raw land increases rather quickly. That is particularly true if it is situated in a popular or up-and-coming neighborhood. After all, there will always be a sizable portion of wealthy buyers who favor purchasing acres of land and constructing a bespoke home that meets their needs rather than buying an old house that requires time and money to fix. So, despite the lack of immediate cash flow, purchasing raw land is a wise decision for people looking to make long-term investments. Moreover, the high resale value will more than make up for the fact that a plot will lie there for a long time without producing any profit.
Land Offers Greater Flexibility
Investment in land offers virtually unlimited possibilities. If building your own house has always been the primary driver behind your real estate purchase, you can do it. Alternatively, you may keep it until its worth increases and sell it to a developer. Some people will even buy a piece of property to keep cattle on and sell it later if they want. You could even develop a rental home on a few acres to make extra money. Land is a very versatile investment because it has so much potential. SEARCH LAND FOR SALE
A Piece of Land Is Cheaper to Buy
Purchasing vacant land is far less expensive than buying a home or an apartment. The reason behind this is simple: when you’re buying a house, you’re essentially paying for two things — the lot and the actual building. Thus the answer to the question is it better to invest in land or house is straightforward. Additionally, you won’t really be able to customize the home unless you also perform repairs on the site, which may wind up costing you more money than you intended. On the other hand, the vacant piece of land allows you to plan a desirable floor layout while leaving room for a backyard garden or family gatherings around a bonfire. In other words, when owning land, you are the master of your ship.
What to Do with Your Land Investment
Once you invest in vacant land, you have numerous options for what to do with it. You could buy and hold onto it and then sell it when its price appreciates. While you wait on its value to increase, you can lease it and earn passive income or actively use it for ranching, farming, or anything else. Another option is to learn the highest and best use of the land and develop it accordingly. If you go down this route, answer the following questions: - Is the planned usage physically attainable? What can and cannot be built can be restricted due to the land’s topography. - Is the proposed use authorized? Zoning regulations may apply. - Does the transaction make sense financially? Analyzing the market is necessary here. You should be aware of the various projects’ construction expenses and their potential for income, such as the rent they might bring in. - What is the land’s optimal use? The ideal course of action can be decided when you have calculated your numbers and comprehended the implications around the land.
Is It Better to Invest in Land or House: Final Thoughts
The land cost has been steadily rising, a trend that’s anticipated to continue. Due to the imbalance between supply and demand, land prices have increased by twice as much as those of other types of property. Therefore, you should invest in vacant land to produce superior profits. When investing in such a long-term, tangible asset, you can hold onto it and do something with it when the time is right. This means that you might have to wait for a longer period of time to make profits, but the good news is that owning land costs much less than owning a house — there are virtually no maintenance costs, and you’ll pay only the property taxes. If you’re ready to become a landowner, contact Discount Lots today — we have a vast selection of off-market listings and offer flexible investment property financing! Looking for Vacant Land? Discount Lots has affordable land for sale across the country. SEARCH LAND FOR SALE Read the full article

How to Make Money in Real Estate: A Comprehensive Guide
Real estate has long been regarded as one of the most reliable and profitable investment avenues. Its ability to generate both passive and active income makes it an attractive option for individuals seeking financial independence. In this guide, we’ll explore the most effective strategies to make money in real estate, covering everything from rental properties to real estate investment trusts (REITs).
Why Real Estate is a Lucrative Investment Real estate stands out due to its ability to appreciate over time, provide regular income, and hedge against inflation. Unlike other investment forms, it offers tangible assets that you can control and improve. With diverse methods to participate, from flipping houses to crowdfunding projects, real estate caters to different risk appetites and financial goals.
Key Strategies to Make Money in Real Estate 1. Investing in Rental Properties Owning rental properties is one of the most straightforward ways to generate income in real estate. By purchasing residential or commercial properties and renting them out, you can secure a steady income stream.
How It Works: Buy a property in a high-demand area. Rent it to tenants for residential or business purposes. Collect monthly rental income while the property appreciates in value. Benefits: Provides consistent cash flow. Long-term asset appreciation. Tax benefits like deductions for property management costs. Tips for Success: Conduct thorough research on the local rental market. Screen tenants carefully to avoid payment issues. Maintain the property to retain value and attract quality renters. 2. House Flipping for Quick Profits Flipping houses involves buying distressed properties, renovating them, and selling them at a higher price. This strategy is ideal for those with renovation expertise and a strong understanding of market trends.
Steps to Flip a House: Find undervalued properties in promising locations. Estimate renovation costs and potential resale value. Renovate with cost-effective upgrades. Sell the property for a profit. Challenges: Requires significant upfront capital. Dependent on market conditions and demand. Risks of over-renovation or underestimated costs. Pro Tip: Work with experienced contractors and focus on cosmetic upgrades to maximize returns.
3. Real Estate Investment Trusts (REITs) For individuals who prefer not to own physical properties, REITs offer an excellent alternative. REITs are companies that own and manage income-generating real estate.
Why Choose REITs: Allows investment in real estate without direct ownership. Offers liquidity as shares can be traded on stock exchanges. Provides regular dividend income. Popular REIT Categories: Retail properties. Healthcare facilities. Residential apartments. Industrial warehouses. How to Start: Invest in REITs through stock markets or specialized platforms. Research the trust’s portfolio and past performance before investing.
4. Wholesaling Real Estate Wholesaling is a low-risk, high-reward strategy ideal for beginners. It involves finding undervalued properties, negotiating a purchase price, and selling the contract to an interested buyer for a fee.
How It Works: Identify a motivated seller with a property priced below market value. Enter into a contract to purchase the property. Sell the contract to a buyer, earning a markup. Advantages: Requires minimal investment capital. Quick profit turnaround. No need to own or manage properties. Essential Skills: Strong negotiation skills. A solid network of buyers and sellers. In-depth knowledge of property valuation. 5. Vacation Rentals for Higher Returns The rise of platforms like Airbnb and Vrbo has made vacation rentals a profitable venture. These properties cater to tourists and short-term visitors, often generating higher returns than long-term rentals.
Steps to Start: Purchase a property in a popular tourist destination. Furnish it attractively to meet travelers’ expectations. List the property on vacation rental platforms. Key Considerations: Seasonal demand can affect income. Requires excellent customer service and hospitality skills. Regular cleaning and maintenance are essential. 6. Crowdfunding Real Estate Projects Real estate crowdfunding allows investors to pool resources for large-scale projects, such as commercial developments or apartment complexes.
How Crowdfunding Works: Platforms connect investors with developers seeking funding. Investors contribute small amounts in exchange for a share in the project. Returns come from rental income or property sales. Benefits: Low entry barriers for beginners. Access to diversified investment opportunities. Passive income without active management. Popular Platforms: Explore platforms like Fundrise, RealtyMogul, or Crowdstreet to find opportunities aligned with your financial goals.
7. Land Investments for Long-Term Gains Investing in raw land is a low-maintenance strategy with significant appreciation potential. Land in developing areas can yield high returns when sold or leased to developers.
Strategies for Land Investments: Purchase agricultural land for future residential or commercial development. Lease land for farming, energy projects, or recreational use. Hold onto land as it appreciates with urban expansion. Risks: No immediate cash flow unless leased. Dependent on location and market trends. Essential Tips to Succeed in Real Estate 1. Research and Understand Market Trends Stay updated on property values, demand, and economic indicators. Knowledge is your greatest asset in real estate.
2. Build a Strong Network Surround yourself with reliable agents, contractors, and investors. Networking helps uncover opportunities and mitigate risks.
3. Leverage Technology Use tools and apps for property management, market analysis, and customer engagement. Technology simplifies operations and improves efficiency.
4. Diversify Investments Don’t put all your money into one property or strategy. Spread your investments across different real estate types to minimize risks.
5. Stay Patient and Persistent Real estate investments often take time to yield significant returns. Stay focused on your goals and adapt to market changes.
Challenges in Real Estate Investing Real estate, while rewarding, comes with challenges. Market fluctuations, regulatory changes, and unexpected maintenance costs can impact profitability. Additionally, managing tenants or dealing with uncooperative sellers requires patience and professionalism.
Conclusion: Unlocking Real Estate Wealth Real estate offers unmatched opportunities for financial growth and stability. Whether you’re buying rental properties, flipping houses, or investing in REITs, there’s a strategy for everyone. With careful planning, market research, and determination, you can turn real estate into a powerful wealth-building tool.
Start small, stay informed, and take calculated risks. Your journey to real estate success begins today!
