First Quarter 2016 Spanish Property Market Report
The Survey Spain Network of Chartered Surveyors has just published their report for the first quarter of 2016. Their insights into the property market particularly in prime resort areas can give potential foreign property investors valuable information. The report highlights three main issues which they see as affecting the real estate market in Spain.
Main Issues Affecting the Spanish Property Market
1. Britain’s upcoming referendum on June 23rd to decide if they will leave the EU. The result of this historic referendum has caused potential property buyers from the UK to hold off from investing in Spanish houses until after the referendum. The British Pound has also caused concern for potential UK buyers as it has weakened against the Euro over the last three months. The weakened Pound and upcoming referendum has also caused British owners of Spanish property to refrain from selling until they are sure about which way the political winds are blowing. The concern is that if the UK withdraws from the EU property prices in Spain may drop. Uncertainty surrounds the practical details for home owners in Europe if the UK leaves the EU – would expats in Spain still be able to work and live in Spain and how would taxes be calculated?
2. The Spanish will be having a general election on 26th June and there are concerns about a left wing government getting into power. We have seen the effects of a Colau’s government in Barcelona where banks have been fined for holding repossessed homes; a moratorium has been places on new rental licenses and projects have been initiated for low cost housing. The general trend in Spanish politics seems to be heading to the left and this has definite repercussions on the property market and perhaps specifically on foreign property owners. As with Britex the risks of a left wing Spanish government being elected in June are causing property buyers and sellers to hesitate.
3. New regulations require Spanish banks to alter their valuation of assets practices to include annual or bi-annual assessments of each individual asset. We have seen this with Spain’s “Bad Bank” Sareb. If other banks have to write down their portfolios in the same way then we could see a drop in the price of properties being sold by the banks. The lower prices will bring prices in the property market down across the board. With the reduction of asset value banks may not be able to offer such attractive mortgage deals as they have been recently and again this could mean a general downward swing for the market.
Additional Information from the Spanish Surveyors’ Recent Report
Other points made by the recent report include the fact that there has been an increase in construction and new developments; a foreseen building boom over the next 10 years to meet the demand for new homes; steady prices in the resale sector and the stable yet high cost of property transactions for the seller due to the requirement of an energy certificate and topographic survey.
In an analysis of the value of property throughout Spain the report showed that the highest value is a Marbella villa valued at 6,781€ per m² and the average of all properties inspected by surveyors of the Survey Spain Network of Chartered Surveyors was 1,730€ per m². The lowest value of a property inspected was for a derelict villa in Mijas valued at 703€ per m².
The percentage difference between the asking price and final buying prices for the average property in Spain for the first quarter of 2016 was 11.68%.
