I don’t know about the rest of you, but today he’s down in Miami, on the beach. Anyway, this company is the largest nationwide wholesaling company in the United States, and it is based out of Austin, Texas. Now my guest also owns a fleet of semi-trucks, multiple e-commerce businesses, and he also invests in multiple companies and commercial real estate. Now he also owns this mastermind, the 7-Figure Cartel Mastermind. I can’t wait to hear about that. And that gets people quickly through the hurdles to become and enjoy a multiple 7-figure real estate investing company. Nick Perry (04:04):

Jay, what an intro man. That was incredible, but I’m honored and excited to be with you guys right now. So looking forward to learning it from you and, hopefully, being able to give it a lot of value to the audience as well.

Jay Conner (04:15):

Absolutely. Nick. So it looks like you’re relaxing down there in Miami.

Nick Perry (04:22):

I am. I actually just moved into a new house here in Miami Beach. So I’m getting my office set up, the interior designer’s coming back and forth. So I’m hanging out on the couch, working from the couch today.

Jay Conner (04:33):

Awesome. Well, there’s nothing wrong with that. Well, I appreciate you taking time out to join me and the audience here on the show. So are you ready? You got your seatbelt on?

Nick Perry (04:43):

Let’s go.

Jay Conner (04:45):

All right. What got you into real estate?

Nick Perry (04:49):

My entire life, coming from a kind of middle-class family, everybody that I surrounded myself with was your W-2 employees. They work 9 to 5, just like the majority of the world. And when I was a personal trainer, most of my clients were really, really well off. They were business owners, they were in sales. And those were the guys that were taking nice vacations, they were driving fancy cars, they had freedom and all the things that I wanted in life. And so rather than going with the flock to continue on a 9 to 5 path, I realized that in order to be financially free, I better go out and build a company or get into some high-ticket sales because that’s what everybody who actually had money was doing. So I didn’t know what I wanted to do, but real estate ended up turning out to be that vehicle. And it’s been incredible, as you know, it’s the best decision I ever made in my life.

Jay Conner (05:47):

So you mentioned the word “freedom.” What’s your definition of freedom?

Nick Perry (05:50):

Well, I mean, I’m sitting here right now in Miami Beach. I live two blocks from the ocean. I’ve got the freedom to be able to go where I want when I want, be with the family when I want, so yeah. If I was working at a 9 to 5 job, you just can’t do that kind of thing. So that is also freedom just to be able to go into new ventures and explore different areas of life. That’s really what it’s all about for me. So yeah, I’ve been able to create that for myself and it’s been a heck of a ride.

Jay Conner (06:26):

So, what year did you start?

Nick Perry (06:29):

I landed in Austin, Texas, like you said, without really anything. I had like $5,000 in my name and I just started learning and taking action and I just didn’t give up. And now here we are 7 years later.

Jay Conner (06:45):

Yeah. So what were some of your early struggles?

Nick Perry (06:51):

Early struggles? Obviously, everybody’s got a learning curve, but in 2014, I was doing a lot of direct mail. I wasn’t getting a lot of results either. I would handwrite the cards myself because I didn’t have enough money to pay for a fulfillment house. And I had to get good at sales, too. When I moved down to Austin, it was a much different place than Northern Virginia where I grew up. So, I had to adapt my sales style. You can’t talk so fast down in Texas like you can up in Northern Virginia. So I had to slow down a little bit, and really, the biggest thing was I was getting too much information. I think this is what happens to a lot of investors, as I’m watching YouTube video after YouTube video, trying to absorb as much as I can. And I really didn’t start getting traction until I hired my first mentor and just plugged directly into him. So I started working with Sean Terry, a great guy, in the very beginning, and I would visit with him every quarter and he would tell me exactly what I needed to do and I’d come back the next quarter. And I did that for a couple of years and that really got me going. So hiring a good mentor early was critical for my success. I was fumbling around trying to watch YouTube videos for the first 11 months.

Jay Conner (08:17):

Right. I got you. So yeah, getting a mentor, getting a really, really good coach up front was very important for you. So you’ve got one of the largest, if not the largest, wholesaling company in the US. What does your company look like?

Nick Perry (08:51):

Basically, what does it look like physically? It’s an inside sales office, right? So we’ve got 11 employees and inside of it, we’ve got 5 in Acquisitions. We’ve got 3 in Dispositions, we’ve got my seat as CEO. Then we’ve got a couple support admins and then myself. So we’re not huge, but we’ve been doing it long enough that all of our people are just A players.

Jay Conner (09:23):

So, how many deals are you doing these days in your organization?

Nick Perry (09:28):

So, when we’re in the office, we’re getting anywhere from 3 to 5 contracts every single day. So between 40 to 60 closed and funded deals every month.

Jay Conner (09:39):

Gotcha. And how many different markets are you in?

Nick Perry (09:43):

So the unique thing about my company is we market the entire United States. So I don’t have a specific market or pockets or different markets. I literally blanket the entire US.

Jay Conner (09:59):

Got you. So about five contracts a day. Day in and day out. Let’s make sure everybody understands what we mean when we say “wholesaling.” Different people have different definitions of wholesaling. So what’s your definition of wholesaling? How does that work?

Nick Perry (10:14):

Yeah, wholesaling is, you’re going and you’re contracting a property. Wholesaling, you could literally wholesale any item, but we’ll just use real estate for the example. So you negotiate with a motivated seller to get a property under contract for a certain amount that you can turn around and give it to an investor for a higher amount. So easy numbers, you’ve got a $100,000 property. It’s worth a hundred grand. You get the seller to agree to let you have that property and put it under contract for $65,000. And then you turn around and you find a fix-and-flipper or an investor that wants to buy that property. And they’ll buy it for $75,000. Well, when you get a contract with both parties and turn them into the title company, the title company will give you a $10,000 check or however much the difference is.

Jay Conner (11:03):

Right. So would you say wholesaling in your company is sort of synonymous with assigning or collecting assignment fees?

Nick Perry (11:11):

Correct? Yeah, so we collect a lot of assignment fees, but we’re not just a one-trick pony either. We do “subject to” deals. I hold a lot of rentals in my portfolio, as well. We do novations. So we’re always looking for different exit strategies to monetize more deals.

Jay Conner (11:32):

Right? Explain to everybody what a novation is. What’s a novation deal?

Nick Perry (11:36):

So a novation deal is basically if you have a seller who wants close to retail, their house is in pretty good shape, right? You can go ahead and contract that property. Say they want thousands. We’ll use the $100,000 example again. You got a house that’s a hundred and the seller doesn’t want to take a dime less than 90. Well, you put that property under contract with a novation agreement at 90,000, and that novation agreement will allow you to actually list that property at full retail. Sometimes there’s minor repairs that you do as part of the novation agreement. You may go in and do some carpet or paint or landscaping, but you’re not doing any heavy remodels. These are properties that are in fairly good condition and you can put them and list them and get full retail from a conventional buyer at the end.

Jay Conner (12:27):

Right. What would you say is different about your organization, say from some of your other friends that have real estate investing companies, or say, from some of your other competitors?

Nick Perry (12:41):

Well, being nationwide is completely different than being in a select handful of markets because we don’t have boots on the ground. That would be really impossible, as well. So in order for us to be successful, we have to literally do everything over the phone from acquisitions to dispositions, to coordinating the showings. Literally, everything from A to Z is done remotely from our office in Austin, Texas. So that’s something that’s different than a lot of people, is we’re not having any boots on the ground or anything like that. And then, additionally, my people, that’s the biggest key to my success is the caliber of candidates that we’ve attracted into our organization. I think bar none, I’ll put my team up against anybody’s team that I’ve got a great group of guys.

Jay Conner (14:02):

Give us a 30,000 foot view of how you run a totally virtual remote operation, no boots on the ground. Like what are the key components that you have to have in place for that to work?

Nick Perry (14:27):

So, we do a ton of inbound marketing pretty much through PPC. So we do all online marketing. We don’t do any telecommunications. So a lead will come in and we’re talking to them very similar to the way that most people are talking to these sellers, but when we negotiate, we negotiate over the phone. So we’re going through the property condition. We’re evaluating the property right there on our computers in Austin, and based on the comparables and the condition that the seller describes, we’ll go ahead and contract that property via DocuSign, like electronic signature. And once we have that electronic signature, then the next step is to actually get real photos on file. And that way we can actually start to market that property. So we’ll have the seller take photos for us, or we’ll hire a local handyman or a realtor to go get photos for us on our behalf.

Nick Perry (15:22):

And then from there, once we’ve got our photos, we’ve got our contract and we know how to get access into that property, then we can start locating interested parties who actually want to buy that property. So we’ll go out, we’ll find the buyer, we’ll have them usually put a deposit down before they even go out to the property, once their deposit is in and they’ve agreed to purchase it based on the inspection, we’ll give them one walkthrough after they put their deposit down. Then from there, they’ll do their walkthrough and we’ll use a local title company, or we have national title companies that we use that’ll facilitate the closing with all parties and you send the wire right into our bank account.

Jay Conner (16:08):

So a little more specifically, how do you get really close on estimating repairs?

Nick Perry (16:17):

It’s an art. So one thing that we do is we have a detailed property description and then pictures tell a thousand words, right? So yeah, sellers don’t always know the exact condition of their property, or they try to hide things, you know? But once you have a detailed Rolodex of photos to look at, that’s going to get you really close. Also, after we send somebody in there, if they find out that there’s additional repairs that are needed, we’re going to disclose that to the seller and all parties and make sure that it’s a win-win for everybody involved. We want the investor to get a great deal, solve the seller’s problems. So, nothing’s really getting past us.

Jay Conner (17:08):

You say the majority of your buyers are other real estate investors that are taking the deal down and you’re planning on an assignment fee from them?

Nick Perry (17:21):

Yeah. And unless it’s a novation agreement or sometimes, we’ll just list the properties on the MLS on behalf of the seller. And in those cases, it’s a conventional buyer, but the majority of our clients are all real estate investors like yourself. And you guys that are watching the show that are fixing-and-flipping property, or you’re a buy-and-hold investor looking for additional cash flow properties. Those are our end clients at the end of the day.

Jay Conner (17:51):

You’ve got someone that’s starting out and they want to be in wholesaling. One of the first things they need to do, I suppose, is build a buyers list, right? So what are some of your tips and secrets and strategies on how you quickly build a buyers list of other real estate investors to market wholesale deals today?

Nick Perry (18:15):

Well, yeah, that was one of my biggest challenges going nationwide. I had leads coming in from everywhere, but I didn’t have buyers everywhere. And so one thing that was really helpful to me was you’re going to these masterminds and things like that because I got to know so many other investors from different markets. I was either able to barter, trade, or buy a ton of different buyers lists. So I quickly built up a large buyer’s list just from that. And then, additionally, Facebook is a great tool. There’s tons of real estate investment, Facebook groups, all over where there’s active investors looking for deals. So that and a lot of these small towns, we just reach out to the realtors there because those realtors know everybody, right? They know the doctor that wants to buy a couple of rental properties a month. They know the big fix-and-flipper that’s doing 40 homes a year. So you just get resourceful, roll your sleeves up, and talk to people.

Jay Conner (19:18):

You can’t be picking up the telephone, can you?

Nick Perry (19:22):

Now, we are big on that. I’m big on being on the phones. We don’t do a lot of texting or emailing. My guys, it’s old school, pick up the phone, and make contact and have a conversation.

Jay Conner (19:37):

Yeah, there you go. I love it. We’re in a crazy market nationwide, pretty much every market. There’s no inventory to speak of in the multiple listing service. I hear a lot of my real estate investing friends say it’s the most challenging time that they’ve ever had, finding the off-market deals. And so we gotta be consistently marketing. So first of all, would you agree with that statement that it’s more challenging to find deals today, say than a couple of years ago?

Nick Perry (20:13):

I don’t know. I mean, I’m making more money than I’ve ever made in my career right now. So I think it just comes down to being smart with the way that you’re marketing because if you’re doing telecommunications, which is cold-calling, ringless voicemail, texting sellers, that’s an uphill battle. You’re beating on their door, knocking on their door, asking to give them a cash offer and everybody else is doing that. So one thing that was critical for me was to get really good at online marketing. All I do is pay-per-click advertising. I don’t do any other form of marketing. It’s been that way for a long time just because it’s a completely different approach when somebody’s reaching out to you, asking you for help versus you reaching out and trying to help somebody.

Jay Conner (21:06):

Absolutely. I was gonna say, it’s a whole different conversation when they’re raising their hand looking for you versus you raising your hand and you looking for them. It’s a different, whole conversation when somebody is clicking on your ad and saying, “Hey, please contact me,” versus you’re coming into somebody’s newsfeed or a Facebook ad or anything like that. I love it. So that’s interesting. You’re the only person I’ve talked to that only has one marketing channel. So that’s fantastic. I would think your sales guys, your acquisitions guys have a lot happier day than some other wholesalers.

Nick Perry (21:54):

Big time. If I were to give them cold calling leads or texting leads, they’d probably quit because I mean, it’s a completely different vibe. We get our conversions and it’s 1 out of every 10 to 15 leads is a contract. So they’re having to do much less outbound dials to get deals.

Jay Conner (22:16):

Right. What’s your average cost of a deal these days? What’s your conversion cost? How much money do you have to spend in marketing to get a contract?

Nick Perry (22:31):

I know it fluctuates between $800 and $1200. So our cost per contract’s really low because I’ve been working on PPC for so long. I’ve got my cost per lead really low at this point, which obviously plays a huge part in the cost per contract and profitability and all of that.

Jay Conner (22:49):

That’s fantastic. Do you use virtual assistants in your business?

Nick Perry (22:55):

We do. We have some virtual assistants that help out on the disposition side. We have some a couple of full-time virtual assistants that help follow up within our internal database, but the majority of my staff is all in-house right there in Austin, Texas. And they’re 5 days a week, Monday through Friday just going after it.

Jay Conner (23:21):

What kind of CRM or tools or systems do you have in place that your business really couldn’t live without?

Nick Perry (23:31):

We’ve customized our Podio to do everything that we needed to do. So that’s been phenomenal. If you’re using Podio, find a good developer to help customize it to the way that you like to do business. And then additionally Zillow, we comp using Zillow and we comp using PropStream. So those are really helpful. And then on the selling side of the properties, we use a software called InvestorLift, which is really helpful. It’ll show you all the LLCs of the people that are flipping property there in the area and give you their contact information. So InvestorLift has been a powerful tool for finding those investors across the country.

Jay Conner (24:18):

Interesting. So you’ve got quite a few years of experience right now. My next question, you would probably be able to answer this in more than one way, so I’ll just let you pick one. What’s one of the most important lessons you’ve learned since being in real estate investing?

Nick Perry (24:35):

Oh man. There’s so many. If I had to boil it down to one though, I don’t want to give you a cliché answer, like, “Don’t give up” or anything like that, but in terms of real estate investing is, “It’s going to be okay.” So here’s what I tell a lot of my students, too. It comes down to your team, and let me elaborate on that. “A” Players are the only thing that work in this business. If you have an A Player and B Player, here’s what happens. You got the B Player that ends up getting half of the leads, and that deal that your A Player would have closed and made $70,000 on, your B Player is going to fumble on that and it’s not going to become a deal. So you end up having a lot of lost revenue. So you look at that and you take that scenario and you extract it out over a week, a month, a quarter a year, you could, you could be potentially losing your multiple 7-figures if you don’t have the best talent. So I think people want to try to settle for inexperienced people, people that aren’t A Talent because they don’t think they can afford them and things like that. But I’m telling you, good talent is really the key to my success.

Jay Conner (26:01):

And what are your favorite ways to find that talent?

Nick Perry (26:06):

So I worked at Indeed before coming into real estate. So I know a lot of the tricks on how to get a ton of candidate flow there. And then we’ve come up with a proprietary way of just being able to quickly funnel through people and get near the best people that rise to the top on Indeed. So, Indeed, by far is number one and then referrals, as well. We’ve had a lot of great people come through who work with me just through referrals.

Jay Conner (26:36):

Gotcha. Super! Well, Nick, I tell you what, you have got the experience and you are one impressive human being. What is a final thought or thoughts that you would like to share with the audience?

Nick Perry (26:50):

Yeah, final thoughts. The biggest thing is if you’re already in the business, what tends to happen a lot of times is you plateau, you end up getting stuck. I got stuck in what I call “wholesaling purgatory” for 3 or 4 years where I couldn’t get past 5 to 8 deals a month. And what I did was now that we do 40, 50, 60 deals a month, the biggest difference was 1. Your team, 2. Your marketing, and then 3.) Also being nationwide. So I literally downloaded everything I know into video format and then created a mastermind behind it, as well, where I work with already experienced real estate investors that are looking to get from maybe a handful of deals a month to 7+ figures, multiple 7-figures a year. That’s what I’m really good at is helping people that are already successful in getting them quickly through those growth pains in this business because I already went through it. So that’s my new passion now is working with other investors I get to help. That’s really rewarding to me. And that’s been my new passion since I don’t do much in the day-to-day of my wholesaling operation anymore. I just get out of those guys’ way and let them close deals.

Over the past several weeks, more than 500 U.S. military veterans have been buried at Long Island National Cemetery in Farmingdale and Calverton National Cemetery in Suffolk County without the customary ceremonial honors due to the coronavirus pandemic.

Here are eight of their stories as we honor their service on Memorial Day:

Edwin Garrison, 94 — Army; Calverton National Cemetery Edwin Garrison had written to his mother from England in the fall of 1944. The 18-year-old Army serviceman had heard World War II was coming to an end, and told her he would soon be home. Within three months, Garrison found himself in Vianden, Luxembourg, at the Battle of the Bulge — Adolf Hitler’s last major offensive campaign on the Western Front. “When we were youngsters, he never talked about the war,” said his daughter, Alice Garrison. “All we knew was that it was very cold and dark in those woods.” Garrison — a father of four, the husband of Elaine, and a member of the 1255th Engineer Combat Battalion that liberated Vianden — died May 7.

Keith Atkins, 59 — Private, Marine Corps; Calverton National Keith Atkins had walked proudly with his Marine Corps platoon at his graduation in 1979. He had just completed basic training in South Carolina, and Atkins, then 19, was in his formal dress blues featuring the Corps’ globe and anchor insignia. “We all piled in the van and drove down there to see him,” said his sister, Nicole Atkins, 51, who traveled with her family from Long Island for the big day. “I was a little kid, but I remember him having really shiny shoes. I thought he looked so handsome.” Atkins, of Mount Vernon, Westchester County, a father of four, stepfather to three, one of eight children and the husband of Adrienne Atkins, died May 11. “He loved life,” Nicole said. “His last days were some of the happiest, and that [gave us] peace.”

Jack Conyers, 94 — Sergeant, Army Air Forces; Long Island National Jack Conyers met his wife, Nohora, on a blind date four decades ago. A friend had set them up, and the pair — formerly married with children of their own — had not put much stock in finding love. That all changed when Nohora saw Conyers — a tall, dark and handsome man with a smile that made her melt. “Since the beginning, it was chemistry,” she said. “[It was there] until the end.” Conyers, of Valley Stream, L.I., died April 19 from coronavirus. He served in the Army Air Forces, the precursor to the Air Force, in Alaska during World War II. “The virus took my man away from me,” said Nohora, 81. “He was my best friend. I miss him every minute. I feel him around me.”

Beverly Cobbs Jr., 96 — Staff Sergeant, Army; Calverton National Beverly Cobbs Jr. sat with his son-in-law Barry Jackson on the Virginia Beach boardwalk about 20 years ago and told him about a time when he had to swerve out of enemy fire in the South Pacific. “His entire unit was driving down the road. The vehicle in front of him got shot, the vehicle behind him got shot, and all that was left was him,” said Jackson, 69, a Vietnam vet who had exchanged war stories with his “Papasan” — Vietnamese for “head of the family.’” “He saved the 10 people in his vehicle that day,” Jackson said of Cobbs — a World War II Army quartermaster sergeant from Charlottesville. “He was amazing … a totally gregarious, social Southern gentleman.” Cobbs, the husband of Geraldine, a father of three and one of six siblings, died April 16.

Alphonsus Apuzzo, 99 — Corporal, Army Air Forces; Long Island National Ten days after he tied the knot on May 17, 1943, Alphonsus Apuzzo left Manhattan for England to join the 8th Air Force 100th Bomb Group. Apuzzo, then 22, worked as a radar and radio operator on a B-17 bomber, flying 50 missions over Europe during World War II. When he returned to New York in 1945, he reunited with his wife, Anne, finished school at Fordham University and worked as a chemical engineer in the aviation industry. Apuzzo, a father of two from Uniondale, L.I., died May 12 — four months after the death of his spouse, and five days before their 77th wedding anniversary. “He called out my mother’s name, and then he died,” said his son Keith Apuzzo. “He had no desire to live. He just kept saying, ‘I want to be with your mother.’ ”

Cleveland Jessup, 73 — Specialist Fifth Class, Army; Long Island National Cleveland Jessup was drafted into the Army in 1966 as war raged in Vietnam. At only 20 years old, he had left his home in rural North Carolina and trekked to Georgia before heading to Virginia, Washington and finally to Germany — a journey that changed the life of this small-town Southern youth. “Coming from that part of the country at that time, it was a big deal for him,” said Jessup’s son, Kevin Jessup, 44. “He loved the entire thing — the traveling, seeing the world, the lessons that it taught him.” Jessup, a father of five and husband to Joyce Jessup, died April 19 from coronavirus.

Stephen Patti, 93 — S1, Staff, Navy; Long Island National Stephen Patti had watched his older brothers Paul and Sal head off to fight in World War II. At 17, he was too young to be drafted — but not too young to join. “He had to have his parents sign him in,” said Patti’s son, Stephen Patti. “He wanted to go.” Patti enlisted in the Navy in 1944 and sailed off to Normandy, France, as part of the D-Day invasion. Patti, a St. John’s University graduate, father of three and the husband of Joyce, died April 19 of coronavirus at his home in Brooklyn. “As a kid, I was proud that my father served,” his son said. “He believed in our rights, and he was willing to fight for that.”

Hyman Forte, 101 — Technician Fourth Grade, Army; Long Island National Hyman Forte had lost the will to live after his wife of 78 years died in April. He had married his sweetheart in Central Park before he left for World War II on his beloved’s birthday, Sept. 9, 1942. Forte had traveled to Fort Dix, N.J., and later to Hawaii, where he worked as a cook serving up chow to the troops. He returned to his wife, Mary, after the war, and stayed with her until her last breath. “He always used to call her ‘beauty.’ He’d say ‘that’s my gal,’ ” said Forte’s daughter, Monique Forte. “He just couldn’t live without her.” Forte, of Harlem — a father of five best known for his collard greens, honey glazed ham hocks, sweet biscuits and tender deboned turkey — died May 11.

I can imagine relaxing in the Cavalier Beach Club, sitting back with a gin fizz and listening to the nightly musicians including Frank Sinatra, Glenn Miller or even Bing Crosby. Shiny new Studebakers would roll past and everyone was in their Sunday best to enjoy a night out on the town. Although this could easily describe New York or Chicago in the 1940s, it also perfectly describes the Golden Age of one of the country’s most lauded historic hotels, The Cavalier in Virginia Beach. Although the hotel languished for a number of years, it was recently completely renovated and brought back to its Big Band glory, with lots of quirky 21st century touches thrown in along the way. I recently had the great pleasure of staying at what is really an incredible property, and today I want to share why it is a rarity in the travel world, a hotel that is a destination in its own right.

Honoring the Past

Originally built in 1927, almost immediately The Cavalier became a hotspot for the rich and famous. Thanks to nonstop trains from cities like Chicago, the halls of the hotel were soon filled with those who wanted to see and be seen. The Fitzgerald’s, Frank Sinatra, Bob Hope and several Presidents all were guests of the hotel and many say that The Cavalier is what put Virginia Beach on the map in the first place. This Golden Era came to an abrupt end though in World War II when the hotel was surrendered to the US Navy and became a site for radar training. Although the hotel was returned to its owner, it had lost its pizzazz and in the intervening decades lost the brilliance for which it had once been known. Several years ago though it was sold to new owners who went through an extensive renovation and restoration process and, somewhat miraculously, brought back the luxury and hospitality that made The Cavalier, now part of the Autograph Collection, famous during the Roaring Twenties.

The Cavalier was originally inspired by the architecture of Thomas Jefferson and many of those elements have been thankfully brought back to life. It’s not an old-fashioned building though, far from it, it was renovated with the needs of the modern traveler kept in mind and the design elements may draw on the classics, but are undeniably quirky in their own right.

Sleeping in History

During the renovation, the owners reduced the number of guest rooms from 195 to just 85 standard rooms and suites, which means that just about any room you enjoy will be spacious and roomy, as was the case for me. It’s that size that impressed me as soon as I opened the door, with the light furnishings and many windows creating an airy and relaxing escape. At first blush the finishings may look traditional, until you peer a little closer. That fancy portrait in the corner? It’s a dog with a top hat. The artwork over the bed? It’s a very modern take on Ben Franklin. It’s funky without being annoying, colorful without trying to appeal too much to Millennials. The black and white tiled bathrooms hearken back to another era, but still have every modern convenience you can imagine. As with any luxury experience, the details though are what matter most, and it was the small touches like outlets next to the bed and plenty of complimentary water that meant a lot to me. While the rooms are of course nice, it’s the property itself that draws so many visitors.

The public spaces in the hotel are stunning – there’s really no other word to describe them. The main lounge and bar area feature those same quirky and yet traditional details that I loved in the bedroom, meaning that you need to pay close attention to the small details in order to appreciate all of them. And that’s just the start.

Amenities, Food and Service

Just as The Cavalier of the 1920s offered guests the opportunity to enjoy some beachside pampering, that’s still very much true today with the reimagined Beach Club. This is where all of those impressive musicians from Cab Calloway to Benny Goodman performed and in fact, The Cavalier was at one time the largest contractor of big bands in the world. Today the space reflects the needs of the modern luxury traveler, with a quiet refinement that one wants from any getaway, but especially a beach vacation. The incredible views are accentuated with delicious food, a private beach with cabanas, a members’ lounge, infinity swimming pool and much more.

Back at the main hotel there are also great amenities to make your stay incredible, including the completely refurbished plunge pool. Locals tell the story that F. Scott Fitzgerald was inspired to write “The Great Gatsby” during one of his many stays at The Cavalier and who knows, maybe he was inspired by the long days and he his family spent by the saltwater plunge pool. When built, that was yet another extravagance that set The Cavalier apart and today, it’s been brought back to life to honor that time period. It may have also been one of my favorite parts of the hotel thanks to the remarkable attention to detail and design throughout the loggia.

As with any grand hotel, food has also been an important part of The Cavalier experience and that’s certainly true today from luxurious outdoor dining to more rustic options. I enjoyed a dinner at the historic Hunt Room, another blast from the past that has been thankfully reimagined into something no one will soon forget. Originally a quiet space for duck hunters to enjoy a meal in the early days of the hotel, that same rustic feel is what I first noticed walking into the new and impressive Hunt Room. A massive brick fireplace is at the heart of the room, creating a warm and inviting space that I loved right away. The menu is just as impressive with modern twists on Virginia classics, like the charcuterie board made with local meats and cheeses and even a delicious fried quail as a main course. This is also where you’ll find the hotel’s on-site distillery, Tarnished Truth. This, the first hotel distillery in the country, features several craft spirits, including bourbon, rye whiskey and even AVA Vodka. Guests can also take flight tastings, tours and cocktail lessons here.

Location

Aside from the hospitality and comfort, hotels need to be well located in order to impress me and The Cavalier Hotel is perfectly situated to experience the best that Virginia Beach has to offer. The boardwalk is a 5-minute walk away and all of the many sights and attractions are an easy drive from the hotel. Virginia Beach is also home to a number of LOVEworks projects that are fun to discover. An extension of the state’s famous “Virginia is for lovers” campaign, the LOVEworks project encourages local communities to come up with their own unique take on the LOVE sign and so far there are more than 160 around the state. Virginia Beach has several of these now iconic signs, which you can find via the official LOVEworks site. It’s a fun way to explore new regions and what you discover on the way to the signs is many times even more impactful than the works of art themselves.

Hotels are an important part of my travel experience; they’re a luxury in which I love to indulge. The Cavalier exemplifies one of my favorite categories of luxury hotel, the historical property. Sure, having all the latest high tech gadgets and Danish design can be great, but so can a return to a different era and a very different type of luxury. It’s funny that Fitzgerald was so inspired here, because it’s Scott and Zelda who immediately came to my own mind as I walked through the doors of the hotel. The Cavalier so perfectly evokes the glamor, and slight madness, of the 1920s and even 1930s that it’s hard not to feel like American royalty, if only for a few days. When it combines that special feeling with very tangible elements like attentive service, great food and relaxing rooms, then you have a near perfect experience. Just as The Cavalier came to define Virginia Beach 90 years ago, I have the strong feeling that it will continue to do so as we approach its centennial.

Day 1 🌞🚙🌤️🍕

Thank you Mom, Dad, Tori and Barry for making this all happen!

We’ve been waiting for this kind of vacation a long time! And the family was waiting for this reunion for 12 years! That was the last time they were all together as a family. So this was super special. The ride there was beautiful. And you’ll hear that word thrown around a lot in this blog post 😄 So we drove from Virginia Beach to the Jersey Shore (Point Pleasant NJ/Beach) and we had great weather for the drive and very few stops. We were just excited to get there.

  When we arrived, not everyone was there yet and wouldn’t be until Tuesday. We stayed at the Sand Pebble Motor Lodge in the Victorian. We were upstairs in a three bedroom suite (which was in itself two floors). We stayed with Keith’s parents, his brother Barry, sis-in-law Tori and their two littles (kids). The place was HUGE. His brother and fam was on the second floor of our suite, they had a massive bedroom with a king size bed, a huge bathroom with tub and a HUGE walk in closet that was actually used as the kids playroom, yeah it was that big. We think it may have originally been a small bedroom that they converted into a massive walk in closet. We were downstairs, where there were two bedrooms and a HUGE bathroom and kitchen. The living room was pretty big too. The kitchen was fully equipped and stocked with utensils, pots, pans, dishes, etc…. Keith’s big brother stayed downstairs in another suite (the steps in the first pic below show the entrance to their suite, we were on floor 2). Their suite was also roomy, a big two bedroom with large kitchen. 

We arrived around dinner time and so we just had pizza and enjoyed time with family. After dinner we took a walk down to the boardwalk (which was open till midnight) to walk around and get some desert.

    Day 2 ☀️⛱👙🌊 🚂

Sunshine and blue skies! Time to hit the beach!!! The beach was nice. When staying at the Sand Pebble you can get a discount for tickets to Jenkinson’s Beach. Now this was something I had never heard of, people owning parts of the beach and you paying to get on their beach. Here is VB we don’t have that. We either have public beaches or private beaches that you can only access if you are staying someplace on that beach. 

The beach ended up being $2 a day per person after the lodge discount. Not bad I suppose. It pays for having a clean beach, and lifeguards everywhere. You feel pretty safe at this beach. It was beautiful!!

We went our own way for a bit and ended up at a cozy diner, Beach Diner and had a quick dinner while watching the trains go by. 

Afterwards we headed back down to the boardwalk for the kids to all ride rides (lots of good ones for the kids), play carny games and get desert at the The Black Anchor Coffee House, which was delicious!!!!

Most of this day was just very family oriented. We took family photo’s and just spent time reconnecting and connecting. The day before Aunt Kate (Keith’s Mom’s sister) and her hubby Uncle Mike also came down and joined us and took family photo’s for us.

We all went out to dinner at Frankie’s. I had a salad and was disappointed they didn’t even have bread sticks let alone bread. But my salad was good! And everyone just enjoyed spending time with each other. After all, for some it had been 12 years since they last saw each other. Keith (my hubby) had not seen his oldest brother Scott in 12 years! Scott and Nauko’s oldest was just a baby boy when he last saw them. And I had never met them. They live all the way in Washington State. So this really was a special time for all of us!

  Day 4 🌥️📷🐸🦉🐧🐢🐠🐡🦐🐍🌦️⛈️

Jenkinson’s Aquarium was how we spent most of the day. It was a pretty laid back day with a few raindrops. And the start of some thunderstorms. It was a good day for an indoor experience.

To be honest, I really thought the aquarium was just going to be a roadside afterthought kind of place. I was even worried I would see mistreatment,neglect or bad conditions here. But it was the complete opposite. They were cleaning all the time, the animals looked happy and well fed. And happily I found this place to be very conscientious about animal welfare and sustainability. They had displays everywhere for conservation, animal protection, rescue, preservation and keeping the waterways clean of debris. I was pretty impressed with this little aquarium. They care a lot about their residents and the animal world. 

ps….their seal, Luseal wasn’t always alone here. Luseal is a rescue and so was the other resident seal. Sadly Luseal’s companion passed away recently. From what they said they are hoping to be able to take in another rescued seal.

  Day 5 ⛈️☔💦🥙🚂

Rain, thunder, lightening, downpours! But it was still a pretty awesome day. We hung around the house for a while and hung out with family and then met with one of Keith’s old friends and her hubby for dinner. We had met once before and have been Facebook friends, but I haven’t seen her since Keith and I first got together! She even got married since then and moved out of Jersey to PA and then back to Jersey. So it was time to catch up! Unfortunately for whatever reason, we completely forgot to snap any pictures. But it was a fun evening playing catch up at Beach Diner with good friends we don’t get to see often enough!

And we did make tentative plans to get together some time during the holidays! And next time, we will take pictures!!

  Day 6 Headed Home….☀️😢🌊⛴

All good things I suppose have an ending, or at least a, till next time. And we’ve already decided there will be a next time. We have solo trip plans and plans that involve group vacations back to Point Pleasant. We also determined that we can’t let so much time go by with us not seeing the littles. Keith is godfather to the two littlest niece and nephew and since they are in New Jersey and us in Virginia, we decided we need to start meeting at some half way points, even if only for weekends here and there so we can all see each other. Time slips away and we may ourselves eventually move further away so we have to find the time and take the time to spend with family while we can!

Look close, there be a dolphin swimming! We saw dolphin pods and I saw a whale!!

We grew closer to family who are in Washington State too and we may even move there one day soon, who knows. It’s somewhere I’ve always wanted to live and Keith’s job could potentially come up with a transfer there.  But either way we have to make it happen that we see each other more. Kids need family bonds and although it’s hard when people are so transient now and tend to live in other states, or even countries, to make the effort to remember that kids needs to know family.

We all had a quick lunch together back at Frankie’s and then a quick run back down to the boardwalk for us to grab this massive apple (we had at the beginning of the trip, soooo good!) and some taffy, as well as a new wall hanging for our ocean(esq) living room!

It was especially nice for Keith, Scott and Barry’s parents to see us all, and see us all together. Time keeps moving and before you know it, 12 years have gone by.  I think we all learned a valuable lesson while having a beautiful and memorable family vacation!

The joy of a flying dad

My dad recently flew west and I have been thinking about the gift of flying that he gave me from a young age. Flying has been a great joy in my life. I am very thankful that my dad was the original aviator in our family, because without his interest in flying I’m not sure I would have ever had mine. I’ve had much fun and learned a few lessons along the way.

Washington-Virginia Airport was very close to DCA, in an era before heavy security restrictions.

Dad became a pilot in the early 1950s. He was in his late 20s when he learned to fly at a small airport located inside what we now call the Class Delta airspace—approximately four nautical miles southwest of Reagan National Airport (KDCA). That GA airport, known as Washington-Virginia (or Crossroads), was gone by 1970, the victim of land development. Though I don’t remember flying there with my dad, his stories of his early experiences operating so close to a big city airport like National while also being careful to clear the drive-in theater movie screen on short final to one of the runways seemed amazing to a little kid. My dad was an early superhero.

I am not surprised that my dad became enamored with flying. It was very different from anything he experienced growing up in a quiet Midwest town. From the get-go, his parents weren’t that keen about the idea when he announced that he was learning to fly. Their disapproval seemed to spur him on in his role as the family contrarian. It’s reported that my grandfather never flew in an airplane while he was living.

My earliest memories have something to do with an airplane. My dad took me flying regularly (I did not get sick like my sister), he taught me the basics (though he was never a CFI), and he even started and kept a logbook just for me. It’s amongst my most treasured possessions. My first logged flight as the sole manipulator of the flight controls was in April of 1966. I was seven years old but I suspect that I had likely had my hand on the yoke long before that. According to that first entry, we operated a local flight that started and ended at DCA in a Cessna 182 E model. Those were the days long before 9/11 and the lockdown of the DC airspace!

My logbook reminds me of my first time in the left seat (of a 172) when I was 11 years old. My dad was friends with an FAA inspector who gave me my first official flight instruction as a favor. It was heady stuff.

I remember Dad taking me to a big airshow in 1972. It was held at Dulles Airport, featured one of the military demonstration teams (Thunderbirds I think), and was where I first saw Bob Hoover fly his P-51D Mustang. Not a lot of memories remain except the joy of hanging with my dad and eating two airshow hot dogs with a large Coke.

Sometimes we would go places and Dad would rent an airplane to do a short sight-seeing flight. Typically, he would need to do a checkout first and then be able to take me. This was how I got some of my first grass field takeoffs and landings, and saw coastlines and beaches from the air.

Pages of my logbook bring back many lessons learned and the beginnings of my learning, as I developed my own aeronautical decision making (ADM).

Legal vs. Proficient. I remember a regular pilgrimage we flew every year from the DC area to Hartford, Connecticut, to visit my aunt, uncle, and cousins. We delayed a flight to allow morning haze to burn off even though we could have taken off in very low IFR conditions and probably would have been just fine. Dad wasn’t comfortable with the risk and taught me the difference between legal and proficient. He didn’t want the possibility of an emergency that forced a return to the departure point, which would require a level of performance that he wasn’t routinely used to delivering as a private pilot. I have routinely made decisions along these lines based on watching him always make these kinds of choices.

Fuel Management. In the pre-GPS days, none of the airplanes had DME so groundspeed was determined the old fashioned way, using the clock, a sectional, a nav log and an E6B. I tracked our groundspeed on one of our cross-country flights, which ended up quite a bit lower than predicted due to headwinds. The trip dragged on and Dad said we were going to stop to get gas even though we were only 30NM from our destination. We could have made it but we hit Dad’s predetermined time limit for our fuel load and we stopped. In my own flying this has happened a couple times and I learned the right thing to do first from Dad.

Tools. Dad taught me the importance of having what you needed in your flight bag. He always had the right tools for the job: current charts, multiple flashlights (red and white), an E6B, headset (back in the days when handheld mics were still widely used), and a handheld transceiver to prepare for lost comms on an IFR flight. I still have that radio. He never skimped on the tools to fly well.

Later in life Dad flew as my co-pilot. We were in Civil Air Patrol together. He marveled at the Garmin G1000, the iPad, and fuel flow computers that I started to fly in the early 2000s. It was staggering to him to essentially be flying the same airframes but with all the added sophistication of the computer-based electronics. One of my favorite and last pictures was him flying in a CAP 182 with all the screens. I am thankful for a Dad who introduced me to flying and taught me by his example how do it right.
