Update to my NEW LISTING
Either I just fell way behind on my blogging or I was so excited my listing sold in 4 days..
3009 Elspeth Court.  What a great home and what a great seller.  We tried to sell this home 3 years ago and could not give it away.  The market was still wishy washy and buyers were not that confident.
When my seller called me a week before Thanksgiving, he asked how many showings he would get a week…

Helpful Home Tips +
1. A printed Bedspread like a distinctive botanical design, does a lot of the heavy lifting when it comes to decor.
2. Rubbing some butter over the cut edge of a block of cheese will seal it and stop it from molding.
3. When boiling corn on the cob, add a pinch of sugar to help bring out the corn's natural sweetness.
4. Use air freshner to clean glass and mirrors. It does a good job and leaves behind a pleasant smell and shiny glass and mirrors.
5. To remove old paint stains, soften with linseed oil and wipe off. For tougher stains, use a razor blade and scrape off after linseed oil application.
6. Ants are said to never cross a chalk line. So, get your chalk out and draw a line wherever ants tend to march and avoid them from coming in your home.
7. When preparing your home for sale, the number one rule is to keep your home clean. Little nuisances can make a big difference and most home buyers will either be turned off or significantly reduce the price they are willing to pay.
8. Choose neutral paint colors or small burst of color. Too much color and people will be overwhelmed. Also if they don't like the paint choices it'll leave a bad taste in their mouth and they'll choose another home with more neutral colors or white walls because sometimes darker paint colors take several coats of paint to cover.
9. No pink carpet, tiles, paint, or anything else that's not removalable. This is a big one that people don't like.
10. No religious peices should be left in the home when you are planning to sale. I've seen a cross with Jesus above the bed and other Catholic peices in a bedroom and many people felt uncomfortable about it, even people who were of the same religion.

Home Sellers In Redwood City: What To Do Prior To A Home Inspection?

Home Sellers In Redwood City: What To Do Prior To A Home Inspection?
Tumblr media
Check list to follow If you, as the seller, have arranged to have your home inspected, you should plan to go with the inspector during the entire process. This information will help you when you are looking at an offer to buy your home. If it is a buyer initiated inspection, it would be preferable if you were not present. Being  notified before had is important for any inspection. The real estate agent generally will schedule the inspection for a time convenient to both you and the buyer to allow you enough time to make preparations. Do you know the systems of a home
Tumblr media
Do you know the systems of a home Whether you, as the seller, or by the buyer, have arranged the home inspection you can take several preparatory steps, which will benefit you and help the inspection process: Make sure the inspector can get access to all areas of the house. Clear all furniture, boxes, clothes, toys and other personal items that may block access to the furnace, water heater, electrical panels, attic crawl spaces, etc. Inspectors will not enter inaccessible areas. If access to your attic crawl space is  in a closet, remove clothing, shoes, and other items. Not only might they be in the way, but when opening the hatch door, debris (dust, insulation, loose plaster) is likely to fall from the ceiling upon items left in the closet. If you are expecting a visit from an inspector and prospective buyer: • Ensure that filters are clear in air conditioners, heaters, vents, drains, etc. • Clearing areas under sinks makes for a thorough  inspected. • Have the house cleaned thoroughly. The fewer problems an inspector finds with the property, the better overall image the property presents to the prospective buyer. Obviously, it is to your advantage if the buyer hears the inspector saying, “Everything on this property is right except for a couple little issues here and there,” and not hearing a long list of concerns. Additional notes to home sellers The home inspector may override your timers or reset clocks if outlets (such as appliance clocks, outdoor lighting etc.). You should check them after the inspection to make sure they are reset properly. Remember to allow two to three hours for the home inspection. Curb Appeal First!
Tumblr media
Knowing why home sellers think curb appealing when selling their homes continue to read. If you are thinking of selling your home in today's market now is the time to start planning what to do and how to do it. If you do you will sell your home faster, for more money, and with the least amount of hurdles to jump over and through. First Impressions are important! The old adage “you only get one chance to make a first impression” is always a top consideration when the desired outcome is a quick and successful sale. It what gets that buyers saying as they walk up to your door…”Yal, I can live here”. What do you think they would say about the house to the right? Smart Home Sellers Think Curb Appealing When Selling to maximize their return on their home investment. With this in mind it stands to reason good curb appeal is a top priority.
Landscaping
Now is the time to prepare for the Spring buyers of your home. One easy and the most bang for your buck is to plant bulb now. Bulbs are beautiful, fun and loved by all who see them. Want to know how to plant and care for bulb plants? The answer can be found on an earlier blog post.
What about paint?
Another first impression hot button would be the front door. If possible replace it. This is not always practical and can be very costly. The alternative is to paint it. When you paint it choose a color that is fun and compliments the color of the house. Be sure to prepare the door by sanding, filling any cracks or holes, sand some more, and add a good primer to help seal and prepare the door’s surface for a good quality paint. If your front door knob or dead bolt should be polished  and operative. If they are in disrepair and can be fixed be sure to do so. It may be easier to simply install a new quality knob and lock. Make sure the finish you choose does not clash with your other components like the hinges. Other helpful hints
Tumblr media
Make sure your driveway is clear and in good condition Clearing your driveway of extra cars is always a plus for good curb appeal. What would think if you walked up to a home you were thinking about buying and you saw this scene to the left? I would want to buy that house either. Finally, make sure the doorbell works properly. In some community building codes requires you to have a lighted house number, which is a good idea for help from emergency services like the fire department and ambulances. With just a little forethought this effective changes to your home will give it the chance it needs to compete with other like homes on the market at the same time. You will stand out and be looked at more favorable because it will have color from mature flowers and a front door that will pop and say, Welcome.  What to do next? There are other tips on this blog about real estate and how you can do other inexpensive things to upgrade your home that will show a positive impression to home buyers in your community like Redwood City and San Carlos.
