Your Real Estate Transaction Shouldn’t Have You Stressed Out

Selling or buying a home should be a smooth and enjoyable experience. Relocating is starting a new chapter in your life and you should be excited and happy not stressed out and miserable. You should be able to rely on your real estate professionals on both sides of the sale to insure you have an easy relocation. You may have heard the saying 'Your Agent Matters', well it's true. Who you choose to partner with on your relocation journey is very important. Now I am not going to say that "new" agents are a bad choice but if you do take a liking to a new Realtor be sure they have the support of a knowledgable team or Broker in case they need some guidance.  Right here is where I have to say that not all real estate agents who have had a license for a long time are the best either. The best agents have a strong understanding of the contract and the experience to successfully assist you. There are some agents out there that have been licensed for 5 or more years but they have only sold 10 homes that entire time.   What is stressing you out?  Poor communication? Do you feel that your Realtor is not keeping you updated on your home sale? did they list your home and then disappear? You can bring this up to them and ask that they keep you better informed. You can request that they update you once a week even if there is no change in your sale. Do you feel that they don't have answers to your questions or concerns? This could be a sign of inexperience and their unwillingness to seek out help from their Broker or a veteran agent.  Are both sides at odds and not working together? Even if you and the buyer have single agent representation both agents should be working together to facilitate the sale. This could be a sign that Ego is getting in the way of their professional responsibility.   The best way to avoid a stressful sale is to align yourself with an experienced agent who understands that relocating your family and home is a big deal.  You have so many things to do that you need to have a trustworthy advocate on your side to handle your transaction properly.  Request that your Realtor give you a transaction timeline. This should be a list of important dates that your transaction will move through. You should know when the inspection period ends and what happens if the buyer cancels the contract after that date. You should know when the Loan Commitment is due and what are the ramifications of that date expiring. You should be given the contact information of the attorney or title company handling your closing and you should receive email updates as your sale progresses. A good Realtor will CC you on all email to the title company and mortgage lender to keep you in the loop of what is going on. Negotiations can be another stress factor. It really shouldn't be. Your real estate professional should present the offers and counter offers and explain to you scenarios that can play out and help you through the negotiation process.  Your real estate agent should always remember that there are people attached to the sale and they are most important.  The goal is to negotiate a win-win scenario for both parties.  Having the right agent for the job will no doubt reduce your stress and make for a pleasant sale. Before you hire a Realtor you should ask them how many homes they sell in an average year. You will want someone who works full time and if they are not part of a team a good agent will sell 24-30 properties a year. You should ask for their resume and references. Almost every accomplished Realtor will be able to provide you with this. Some of us will give this information to you up front. Don't get Stressed Out. You can always call your agents Broker and explain to them you situation and they will step in and assist or assign another agent to assist your agent for the duration of your transaction.  In Florida your agent is an agent of the Broker and your sale is the Brokers sale and they are there to help you.
