What Important Things Should I Do Before My Loft Conversion Middlesbrough Based Project?
For individuals who want to increase their home’s value, an attic conversion is among the most popular solutions. This is great for properties found in urban areas as it effectively utilises the functionality of their spaces too. Therefore, a growing number of property owners are getting a loft conversion Middlesbrough based project for their house.
If you’re thinking of obtaining a loft conversion Middlesbrough based service for your property, it is crucial to know where to start to guarantee a smooth project all throughout. Here are three tips that you should carry out.
1. Check if your space is suitable
Before opting for an attic conversion for your house, ensure that your space is suited for such a project. Do a preliminary assessment of your current space by getting its footprint, internal height, and roof pitch. In case you do not know how to do this, it’s preferable to get experts who can do it on your behalf.
Next, if your space is ideal for conversion, think about how it will be utilised. This includes the designs to apply, the type of room you want to add, and other things. By doing so, you can have a hassle-free agreement with your selected architectural company with regards to the output you would like to get.
2. Specify your budget
When it comes to construction projects, money is among the most crucial things to consider. That is why you have to establish your budget before converting your attic. You must list down everything necessary for your project, such as the construction materials, interior fixtures, decorations, and so forth. This would let you estimate entire project’s overall cost, letting you adjust your budget if necessary.
At the same time, it is advisable to get no less than three to four quotes from multiple companies. In this way, you can determine the most reasonably priced one to build the attic and acquire materials from. Always remember to put aside approximately 10% extra budget for any unexpected expenses that may come up in case the project takes longer to finish, particularly with regards to buying materials and paying the contractors.
3. Find the ideal architectural firm to work with
When it comes to attic conversion projects, seeking out a great architectural firm should be among your main concerns. Because this type of project typically requires legal requirements like planning permits, SAP calculations, building regulations, and much more, you have to seek out a firm that can help you get all of that. It’s better to read the company reviews of your potential firm or ask for referrals from your friends in order to measure the quality of their services. In this way, you can surely get value for your money with fantastic results.
In all construction projects, it is important to understand the essentials to avoid wasting time and money. By considering the recommendations discussed above, you can change a dull attic into a stunning one. Just be sure to hire the perfect loft conversion Middlesbrough based professionals to aid you so that you’ll have a smooth and hassle-free project.

I had this fic idea where: Calla, Haegon, their mother and youngest siblings didn't escape and they were taken as hostages in the Red Keep. Calla kind of ends up "playing the game" and trying to forge a better life for her mom and siblings while trying to overcome her trauma of losing her brothers and dead, her anxiety over Daemon II not being around and not having any contact with him and Haegon most likely going to the faith. And she also has survivors guilt. Basically this is a "Calla plays the game while trying to survive" (this includes her glaring at BR and lowkey planning his death, finding Matarys endearing because he's actually fairly nice and so is his brother/dad, she also looks like her mom. OH AND SHE DYES HER HAIR QUITE OFTEN)
Basically my question was: how much would have changed if Calla, Haegon and their mom and younger siblings didn't get to escape?
That’s a really interesting, elaborate fic idea, dearxstorm! If you end up writing it, make sure to link me and I’ll write a comment! Calla has the potential to be an interesting character, and your characterization of her in the prompt sort of lines up with my own (having the Sweetness hiding Steel personality); I like the idea of a psychological story of her dealing with the loss of her family while trapped in a court that hates her at best. I also like your headcanon that she dyes her hair, because it’s a physical identification with her mother’s people; all too often, in asoiaf as in other works of fantasy, the heroes of noble families identify more with their father’s house at the expense of their mother’s (the young Starks identify more with their father’s house to a lesser degree than the others, but even the young Greyjoys are krakens rather than Harlaws, the young Martells don’t consider themselves half-Norvosi, forget about Aegon V + siblings identifying themselves as something other than the blood of the dragon), and it’s the villains that tend to include parts of their mother’s heritage (the Baratheons of king’s landing include a lion in their sigil, the Greens from the Dance of Dragons owed their initial success to their Hightower mother). In addition, Essosi women are almost to a woman treated horribly in Westeros; divorced (Mellario, Larra), exiled (Rohanne), or tortured and killed (Mysaria, Tyanna, Serala, Serenei), so it’s great you decided to single out Rohanne’s Essosi influence on her children as something neutral to positive.
As for your question about what would happen if Calla+family didn’t manage to escape, I asked warsofasoiaf about it years ago; his response that Bl00draven would’ve had them all killed, while certainly in-character (his consistent character trait is harming boys to accomplish his goals), isn’t particularly satisfying for writing a fanfic with these characters. We see Da3ron II took lands and hostages from those who knelt; Lord Bracken’s son died during the Great Spring Sickness, perhaps as a hostage in King’s Landing; Eustace Osgrey’s daughter and only heir Alysanne was sent to the Silent Sisters at age 7, while Standfast went from a prominent lordly house to one of landed knights. Daemon’s lands and titles were likely under attainder, being of fairly recent creation. In Westeros, killing (mostly male heirs) or sending to the Faith (more likely female heirs) the child rivals to one’s lordly power seems to be the norm (most infamously Aegon and Rhaenys Targaryen on Tywin’s orders, but also Cerelle Lannister by her uncle Gerold, Rohanne and Cerelle Tarbeck were sent to the Silent Sisters and Rohanne’s young son was likely murdered during the Reyne Rebellion, the extermination of Houses Darklyn and Hollard bar one after the Defiance of Duskendale). So I tried to look at examples from medieval history to see if I could save the younger Blackfyre boys:
As much grief as I give GRRM for not being historically accurate while claiming he’s true to life, the gendered fate of young male and female rivals who were captured seems to pass muster: with boys usually being killed or “disappeared” (Arthur of Brittany was imprisoned then murdered by his uncle King John of England, the Princes in the Tower mysteriously vanished with the prime suspect as their uncle Richard III) and girls either imprisoned (Arthur’s sister Eleanor was imprisoned for 44 years until her death by her uncle John and cousin Henry), forced into a convent (Gwenllian Princess of Wales by Edward I, Joanna la Beltraneja was given a choice between this or marrying her infant cousin Juan by his mother Isabella of Castile), or married to steal their lands/unite claims (Arthur’s mother Constance was betrothed to his father from age 5 after her brother was forcibly disinherited from the duchy of Brittany, and I’m still not sure what happened to him; Eleanor de Montfort was eventually married to Llewellyn of Wales after she was captured and imprisoned by the English).
I think the best hope for the Blackfyre boys is for them be rescued and taken to Tyrosh (although Bl00draven would probably try to separate them to prevent all of them taken at once).
A longer-term option is for Rohanne’s relatives in Tyrosh to try to negotiate their release, probably with a solemn oath never to return to Westeros (happened with the Charles VII’s cousin Charles Duke of Orleans who spent 25 years in various English prisons after his capture by the English at Agincourt until his old rivals the Burgundians negotiated his release; Amaury de Montfort, despite having taken holy vows, was captured along with his sister Eleanor and only by swearing never to return to England and the Pope plus Llewellyn intervening was he released).
Failing that, maybe Baelor Breakspear could try to go ‘the Dontos Hollard route’, asking for clemency out of the boys’ age/birth, and sending them to King’s Landing as squires, and probably make sure they don’t return to their old lands. I doubt they’d be allowed to wed, but I suppose Rohanne could petition for a restoration of Daemon’s old lands to House Blackfyre (as Anne Scott managed to save her lands from her husband Duke James’ attainder after the Monmouth rebellion, and her two surviving sons by him were able to marry and inherit and were loyal to the crown), and they could be wed into a loyal Red house of Da3ron’s choosing; it’d be her grandchildren inheriting these lands (Elizabeth I imprisoned her cousin Katherine Grey for the rest of her life for secretly marrying and had her separated from her two sons, but they were allowed to marry and her grandson became the next Duke of Somerset, despite his family reputation). Not Daemon II if he’s been captured with the others, but possibly Aenys. I’m not saying this is a likely scenario considering the characterization of Bl00draven and the actions of Da3ron II to the other children of rebels, but it’s a kinder solution that maybe Baelor might come up with.
I don’t imagine that these boys will be sent to the Faith, but rather the Night’s Watch seems to be the place for defeated rebels/men sentenced to death; so in all likelihood at least the elder ones could be sent to the Night’s Watch once they’re old enough. Westeros as well as medieval history has shown how easy it could be to take someone from a convent/monastery and use them to take their lands/incite a rebellion (Robar abducting Rhaella from the Faith; Marie of Boulogne was abducted from her convent by Matthew of Alsace to forcibly marry him to steal her lands), plus these vows can be undone (at least in medieval Italy, where sometimes cardinals had to leave the Church to get married to continue their family line; it’s implied in the sentences of Lucinda and Priscella that septas can break their vows) so I think at least the elder ones would not be allowed.
The Blackfyre girls have a higher chance of not being murdered. The worst case-scenario that I could unfortunately see happening is sending them to the Silent Sisters along with poor Alysanne Osgrey, which seems to happen to the most dangerous of noblewomen (rebel queen Marla Sunderland, sasser-of-kings Maris Baratheon, Ellyn Reyne’s daughters Rohanne and Cerelle), all potential heiresses for another rebellion (not likely with so many brothers, but if they manage to escape and another uprising coalesces around them who knows). Another option would be to the Faith to be septas, which happened to more minor noblewomen men wanted out of the way (Rhaella and Megette’s daughters for their “inconvenient birth”, Lucinda Penrose and Priscella Hogg for their roles in the plot to kill Daenaera).
A particularly painful scenario would be confining them in the Maidenvault until/if a new king decides to release them as their grandmother Daena was. Considering that the next king is Aerys, I doubt they would be released (like Eleanor of Brittany) or marry
It seems not uncommon in Westeros for an ambitious man to marry an heiress of the previous ruler to become suo jure lord of her lands (Tyrek Lannister’s marriage to the infant Lady Ermesande Hayford, Dickon Tarly’s marriage to Eleanor Mooton, Lancel’s marriage to Amerei Frey to steal Darry, and most famously Orys Baratheon’s forcible marriage to Argella Durrandon). The problem with doing this in regards to the Blackfyre girls is that considering their father’s lands are probably under attainder, they don’t have lands to inherit, much less a dowry. Of course, Rohanne could try to petition for a creation of new lands, possibly in exchange for giving up their claim to the throne (Princess Renee of France gave up her claim to the duchy of Brittany in exchange for being made duchess of Chartres by King Francis I, so she could finally be allowed to marry). Another idea would be to send them abroad for matches to Essosi cities the Reds have ties to, such as Lys and Pentos. In a happy scenario, the Blackfyre girls were allowed to marry with permission; to show that Da3ron is serious about healing the realm, he or Baelor could betrothe Calla and Matarys (not expected to inherit the throne; your prompt said they were getting along!). What happens after his death in the Great Spring Sickness is anyone’s guess.
In the edgy scenario, the girls marry without permission, possibly to a Velaryon descendant of Baela’s (just going by my theory of at least some Velaryons as Blackfyre supporters); it seems in medieval England that some potential female claimants to the crown did marry secretly to men with more distant claims (Lady Katherine Grey as mentioned before, but also Lady Arabella Stuart two generations later, to Grey’s own grandson), thus frustrating the desires of their monarchs to marry them abroad. Sometimes they were able to escape their captors and raise their children in exile, eventually allowed to return to their home country; the most famous of these was Margaret Beaufort and her son Henry, who later won the English throne by right of conquest with weak dynastic claim.
A lot of these scenarios ignore the canonical cruelty of Bl00draven and the vindictiveness of Da3ron with regards to the Blackfyres and their supporters; I don’t imagine that they would show mercy to the defeated rebels, and warsofasoiaf’s scenario that they would all be secretly murdered is definitely a possibility. They also ignore Rohanne’s characterization (such that it is) of a take-charge noblewoman who was in my opinion unquestionably a pro-Blackfyre rebel that used her money and influence in Tyrosh to provide a home for the exiles and orchestrated their escape (the idea that Aegor Rivers helped Rohanne escape to her own country seems to diminish her achievements); I don’t think she would be asking the Targaryens for any favors, considering in canon she knew them well enough that she preferred to flee than surrender to the House that gave Bl00draven high office. Barring the “Bl00draven kills them all” scenario, I don’t think she would be executed due to her sex and that she’s from foreign nobility (especially if her male relative was still Archon), but we have no idea if the Faith is an option for her (did she convert? Considering the characterization of GRRM’s other Essosi women as holding to their homeland’s traditions, I doubt it); it’s likely to me she would be separated from her children, who would be governed by Red supporters (maybe if Rhaena is still alive, she could coach the girls?), an emotionally hard punishment for her (considering all of her canonical actions involve her children, it seems she loved them very much). It’s possible she might be sent back to Tyrosh as a gesture of goodwill to her family, after some years of confinement; or she could be sent to a remote location, like Cassandra Baratheon upon a forced marriage to Walter Brownhill.
tl;dr If the Blackfyres and Rohanne aren’t going to be murdered after being captured: the boys would likely go to the Night’s Watch once old enough, or imprisoned in the Red Keep and married under ideal conditions; the girls might go to the Faith, imprisoned in the Maidenvault, married off to non-Tyroshi Essosi, or secretly married; Rohanne would likely be briefly imprisoned, separated from her children, and either sent to the remote countryside or Tyrosh. What happens to them depends on how merciful the Reds are feeling, and how much of a risk they deem them to be. Just expect that if someone leads a rebellion in their name, for the boys to die.

SWAMP THING #29-31, ANNUAL #2 OCTOBER 1984 - JANUARY 1985 BY ALAN MOORE, STEVE BISSETTE, RICK VEITCH, JOHN TOTLEBEN, ALFREDO ALCALA AND TATJANA WOOD
SYNOPSIS (FROM DC DATABASE)
Abby Cable reunites with the Swamp Thing, after he had sent her away in a rage weeks before. Despite having yelled at her about it the last time they met, he allows her now to call him Alec. Prior to this, after his revelation about his true identity of not being Alec fundamentally, he feels that he should not be referred to as such. She had been afraid that he hated her, and that she would lose her good friend, but they embrace, as good friends as ever.
Later, she and her husband Matt go for a drive, and he announces that he has three surprises for her. After some playful teasing, he reveals that he has made a down payment on an enormous mansion. As he gives her a tour, she is overwhelmed by how great it looks. However, in the bedroom, she catches a faint odour of burning insects, but it fades.
He takes her for a second surprise, showing that he's found a job at Blackriver Recorporations under a man named Eric Loveday. Inside, she has visions of Matt's coworkers as disgusting, decaying corpses, but a moment later, they appear normal. She doesn't mention what she saw to Matt, nor does she ask what "recorporations" means. Instead, she asks what the third surprise is. Matt opts to save that one for later.
She was happy to go back to the mansion, and was pleased (albeit somewhat suspicious) of the change in Matt's personality. They went to the bedroom, and made love. Afterwards, she went to the library to look up books on autism for her job. In the psychology section, she discovered a book about one of Matt's coworkers suggesting that she was a murderer. She returned home, and read it frantically, discovering that the woman called Sally Parks had killed 15 people for no reason at all, and was finally shot dead by police 22 years ago.
Abby recalls that Matt had been different since the strange events at Elysium Lawns, her workplace. In fact, he had been acting strangely since they were last in West Virginia. Suddenly, she realizes what the significance of Matt's job is, and who he really is. She understands, finally, that for months she has been married to her uncle, Anton Arcane.
After this disturbing revelation, Abby tries to burn her clothes, and uses up all of the soap trying to wash a horrible stink from herself. Finally, she turns to a steel brush used to scrape potatoes, and uses it on her own skin, eventually passing out from pain and blood loss after 20 minutes.
She wakes naked in the kitchen, and searches for her clothes, trying to get out before Matt returns. Unfortunately, he discovers her, and along with all of his 'coworkers'. They drop their facade when Anton Arcane mutters to her, “Just say uncle,” as he grips her by her hair.
Anton Arcane, having possessed the body of Matthew Cable uses his new found reality-warping powers to incite acts of evil and violence all over Louisiana. After thinking on all of the carnage he's causing, his thoughts return to his niece Abigail, who he is holding captive.
Arcane explains to her how his soul was hurled into the region of “bodiless men” after his death in combat with the Swamp Thing. He fought free of that plane, and began his plan to inhabit Matt's body. He explains that Matt was not free of corruption, squandering his reality-warping powers by attempting to satisfy his own insatiable lust. Arcane had then incited a young autistic boy named Paul's late parents to summon the Monkey King, thus luring Abby and Swamp Thing away, and leading Matt Cable into his fateful accident. After the accident, he had easily taken the opportunity to possess Matthew, with the dying man's consent. Finally, he declares to Abby that he is Arcane, as hands drag her down through the floor.
In outer space, the Monitor is notified by his assistant Harbinger to the strange happenings in Louisiana. Rather than intervene, they simply observe. At Arkham Asylum, Jason Woodrue screams in a deranged state about something coming out of the bayou. In his own cell, the Joker has stopped laughing.
In the swamp, Swamp Thing is confused by a sudden snowfall. Suddenly, Arcane attacks. It doesn't take Swamp Thing long to realize that his old adversary has returned. Arcane mocks him, baiting him by stating that he has Abigail. Lured by Arcane to his mansion, Swamp Thing enters and then emerges with Abigail's lifeless body, demanding to know how long she has been dead.
Possessing the body of Matthew Cable, Anton Arcane reveals to Swamp Thing that he has not only killed his friend Abby Cable, but he has also sent her guiltless soul to Hell. He chases Swamp Thing with a plague of abominations, but he is lured back to the swamp by his prey.
From outer space, the events in Louisiana are being observed by Harbinger and The Monitor. Despite Harbinger's concern about the dramatic levels of supernatural activity going on there, The Monitor refuses to intervene. He is, however, unable to tear his eyes away from his viewer.
Arcane believes that his power gives him control over the swamps, but it is there that Swamp Thing reveals to his foe the new power he has gained from communion with the world of flora. Arcane is taken aback, unaware of the fact that Alec Holland and the Swamp Thing were never one and the same. Swamp Things' elemental power is able to hurt Arcane, and weaken his hold over his host's body to the point that he is forced into an internal struggle with Matthew Cable's consciousness.
Matt wrests some of Arcane's control away, and decides that after what happened to Abby, he would give up the extension that his life was given in order to send Arcane to Hell. Arcane's soul is condemned to Hell, leaving only Matthew's battered and broken body - the wounds from his car accident returned to him. He admits to Swamp Thing that it was his own weakness that allowed Arcane to kill Abby.
Swamp Thing suggests that Matthew could use his reality-warping powers to heal himself. Matthew doesn't want to live, however, and instead, decides to help bring Abby back to life. Though he is weary, Matthew is able to regenerate his wife's cells, making her blood flow, her heart beat, and her lungs breathe, but he fails to return her soul before dying. Swamp Thing then gathers Abby into his arms and walks further into the swamp, leaving Matthew's body to be found by police.
Following the death of Anton Arcane, Swamp Thing is left with the living but soulless body of his friend Abby Cable. Knowing that her soul has been condemned to hell, he swears that he would follow her if he could. Suddenly, he realizes that he may be able to do just that, by casting his consciousness into The Green.
He traverses The Green, and finds himself tempted to simply let himself be lost within it. Fortunately, he regains his drive, and moves beyond The Green, and beyond life itself, into a new plane. He finds himself in a strange place, which seems to be empty and constantly changing. A woman appears, wondering where she is, and looking for her son. Before he can say anything, the boy appears, and leads his mother into a bright light, leaving Swamp Thing alone.
Moments later, a voice catches his attention. It is the voice of Boston Brand, also known as Deadman. He explains that Swamp Thing has found his way to the Region of the Just Dead, a place where those who have just died end up before passing on. Swamp Thing inquires after Abby's soul, and Deadman admits that having died the day before, it is likely she has already passed on into the lights.
Deadman can go no further, but they are suddenly startled by the appearance of the Phantom Stranger. The Stranger leads Swamp Thing through the light to a green place that seems like paradise. He explains that it is an aspect of Heaven, one of an infinite number. This aspect belongs, as it turns out, to Alec Holland. Alec thanks Swamp Thing for finally burying his body, and allowing him to pass on to Heaven. He lives there with his wife Linda, and they are discussing reincarnation. Alec invites Swamp Thing to meet Linda, but he declines.
Having explored the two nicer options, the Stranger and Swamp Thing are left with no choice by to go to Hell, and seek out Abby. Before they can gain entry, however, they must ask permission from The Spectre. The Spectre refuses permission, claiming that Abby's consignment to Hell is by the decree of God. The Phantom stranger argues that if she was unjustly condemned, then Hell has no reason. Contrarily, the Spectre responds that being able to return from death would similarly render life meaningless. The Stranger shrewdly asks what that means for Jim Corrigan - the man whose body the Spectre currently inhabits. Bested, the Spectre lets them pass.
At the gates of Hell, the Phantom Stranger states that he cannot enter with Swamp Thing. Fortunately, Etrigan appears, and offers his help since the Swamp Thing helped him defeat the Monkey King. However, he requires a fee: a flower that the Phantom Stranger plucked from the western slope of Heaven. The payment made, Etrigan leads Swamp Thing into hell.
As they wander through hell, they encounter some demons who are using General Sunderland as a slave. When he recognizes Swamp Thing as the one who killed him, the demons rip out his tongue to keep him quiet. Realizing that these demons will be of no help to them, Etrigan leads Swamp Thing deeper.
Next, they encounter Anton Arcane, condemned to have the eggs of insects hatching inside of him for eternity. He mocks Swamp Thing's attempt to retrieve Abby, warning that he won't want her once he sees her. Before Swamp Thing leaves, Arcane demands to know how many years he has been in hell. When Swamp Thing responds that it has only been one day, Arcane screams in horror.
Finally, Swamp Thing and Etrigan discover Abby's soul being tormented by a group of demons. Angrily, he attacks them, pushing them aside. The demons become angry, and Swamp Thing is forced to grab Abby and run. Desperately, Etrigan tries to open an escape route out of Hell, while they evade the demons' attacks. However, Arcane bites into Swamp Thing's ankle, gripping with his jaws. He complains that without Abby's soul still in hell, his revenge is moot, and he suffers without any satisfaction. With time running out, Etrigan loosens Arcane's grip with a kick and sends Abby and Swamp Thing through the exit.
Back in the swamp, Abby awakens with no memory of what happened to her. She is puzzled to see that Swamp Thing is crying.
REVIEW
Sophisticated horror. That is honest advertisement.
Alan Moore was known around this time for his revisionism of whatever was broken. It is strange that he ended up “fixing” Swamp Thing, as it wasn’t really broken (wasn’t a best-seller either). But with this, he made comic-book history.
But he is not alone, as usual, Moore is paired with amazing artists that put something of their own in the art. You can see it all over, culture and pop-culture references, shadows and reflections that tell a different story, sad gazes. This story has all of that.
There are a lot of horrible (in a good way) moments, and a lot of sad ones as well. The sequence where Swamp Thing meets Alec Holland and sees Linda in the distance. There are no thought balloons here, but it is evident that Swamp Thing still has false memories of loving her.
Moore pretty much closed most of the loose ends he received, showing the final fate of the villains souls. Poor Arcane thought he was fighting Alec Holland, that was a great moment.
I couldn’t recommend this story enough. There are many collected editions, but you can also find digital copies on Comixology (I would wait for a bundle sale around the time the tv show comes out).
I give this story a score of 10

Wates confirmed winner of £450m car battery gigafactory
Wates and Turner & Townsend have been appointed by client Envision AESC to lead the design and project manage construction of its £450m car battery gigafactory in Sunderland.
The factory will be built at the 50-acre International Advanced Manufacturing Park and will form part of a £1bn partnership with Nissan UK and Sunderland City Council to create an electric vehicle (EV) hub to deliver the next generation of electric vehicle production.
Wates will develop an adaptable design that provides the infrastructure to support battery production by 2024. The contractor will work alongside Turner & Townsend who will act as the project manager and cost manager.
Planning permission was granted in October for the gigafactory, which represents an initial 9GWh plant with potential future-phase investment by Envision AESC of £1.8bn.
This will generate up to 25GWh and create 4,500 new high-value green jobs in the region by 2030, with potential on site for up to 35GWh. This commitment will power Nissan’s new vehicles in the first phase and support the continued localisation of vehicle parts and components with advanced technology.
As part of the design process, Wates is already engaging with local supply chain partners, seeking their input on areas ranging from clean utilities to fire protection services.
Chris Caygill, Managing Director of the Envision AESC battery plant, said: “Envision AESC is pleased to be working with both Wates Group and Turner & Townsend as key partners in this next stage of our UK gigafactory development.
“Each brings unique strengths to the project that will help deliver a world-class battery manufacturing facility essential to helping the UK automotive industry transition to a fully electrified future.
“We pride ourselves particularly on the safety record of our batteries, which continually achieve zero critical incidents in new product and process designs. Together with smart, digitally integrated clean energy generation, storage and use in our battery plants, we are supporting the global transition towards net zero carbon energy targets.”
Paul Chandler, Executive Managing Director of Wates Construction Group, said: “At Wates, we are constantly looking for a better way, using innovation, adaptability, and collaboration to help us take on the challenge of making our sector more sustainable.
“This project, to design the Envision battery gigafactory, will be a vanguard for that, representing a huge opportunity to accelerate Envision and the UK Government’s net zero ambitions.
“Not only that, but the project is also an essential piece of the puzzle in the Government’s levelling up agenda, and we’re incredibly proud to be laying the foundations for sustainable growth in the region.
“There is enormous potential to bring about real change, creating a legacy for Sunderland and the Northeast, through the creation of new green jobs and inward investment.”

Tottenham Hotspur's key defender... Real Reguilon return to 'review' 먹튀검증
먹튀검증먹튀사이트먹튀검증사이트먹튀 검증 먹튀 사이트 먹튀 검증 사이트
Real Madrid are considering returning Sergio Reguilon, 24. According to Spain's Defensa Central on the 11th (Korean time), Real Madrid are planning to meet with Daniel Levy, president of Reguilon, to negotiate.
This is not a place for a full-fledged transfer discussion. At this meeting, Real Madrid are negotiating a buyback clause with President Levy.
Tottenham signed Sergio Reguilon for a transfer fee of 25 million pounds (38 billion won) in the transfer window last summer. Considering that Reguilon was the Spanish national team's starting full-back and Real Madrid's next wing defender, it was a low price.
This transfer was possible because of the 'buyback clause'. Real Madrid included a buyback clause in the negotiations. The buyback condition is said to be 33.9 million pounds (about 55.3 billion won) over two years.
That means Real Madrid can negotiate with Reguilon without Tottenham's permission by paying £33.9 million by the end of the season.
However, according to reports, Real Madrid decided that Reguilon had not developed enough to meet the buy-back price, and therefore decided to reduce the buy-back amount to £28 million.
Real Madrid have Ferland Mendy as their left-back, while Nacho Fernandes and new signing David Alaba can also be seen on the left. However, Mendy is currently out with an injury and Alaba is a starting centre-back. In addition, right defender Dani Carvajal also missed due to an injury, resulting in a crack in the defense as a whole.
However, Real Madrid's proposal can only be approved by President Levy. British HITC said, "There is no reason for Levy to agree. There is no business meaning. Chairman Levy is a very smart and wise businessman. It is difficult to imagine that he will accept Real Madrid's offer."
Reguilon, who joined Tottenham last season, has established himself as a left-back, appearing in 45 games so far this season.
Tottenham have transferred Danny Rose (Watford) and Dennis Kirkin (Sunderland) to a left-back position with Reguilon and Ben Davis.

Advertisement in a European product catalogue.Initially planned for release in November 1999 from publisher Com.X, a 70-page original graphic novel adaptation of the original game (ISBN:978-1903286005) was written by Jon Murphy and penciled by Neil Googe.[1] Com.X founder Eddie Deighton explained in 2008:
Neil originally came for an interview as a designer at the design agency Russell and myself ran, but as soon as we saw in his portfolio that Neil had trained as a comic artist and had worked on 2000AD, we ended up talking for about 4 hours about comics and the industry in general. By the time we finished, we felt that Neil's talent would have gone to waste if we'd taken him on as a designer, so we decided instead to propose to our client, Konami, that we should work with Neil on a graphic novel for the computer game Silent Hill. They felt it would be a cool thing to do, so Neil came on board and we began developing the project. Very quickly, we found that we all got on really well and by about the third week of working together, we felt we had a lot to contribute to the comic industry in terms of enthusiasm and creativity.
[2]
Googe was assigned six months to finished the full colour art for the graphic novel. Although it was completed and an advertisement was featured in a European catalogue, the adaptation was never released by Konami. He took an experimental approach to the comic layout, but because of his inexperience and lack of planning at the time, felt that not everything he tried worked.[3] In May 2021, he explained in an email that the comic had been lost over time and alledged that (to the best of his memory) it was cancelled due to inter-company politics:
Sadly that particular project has suffered the problem of so much older digital work. Stored on CDs and those CDs being lost over the years.
The project was indeed finished. As for why it was never released... It was a long time ago now, but I will outline the basics of what I remember. Konami, as a company is broken down in to regional companies. We were commissioned by Konami europe (I believe) to produce the comic as promotional material for silent hill 2. It was going to be published separately and in a special edition of the game. Konami japan also wanted to use the comic. Konami europe, who had paid for the project, wanted some sort of payment for that use, from konami Japan. Konami Japan refused to pay any kind of fee. So Konami Europe said they couldn't use it. At which point Konami Japan, who technically own all copyrights on silent hill, then blocked europe from releasing the book under usage rights, not geting proper permission, etc. etc. And so... it was shelved.
Now as I say, this is just my understanding of what happened from what I remember of a 20 year old project. I wasn't involved in any of those discussions or politics... I was just a guy hired to do a book.
[4][5]
Silent Hill 3 (Scrapped) and Silent Hill 5
Despite its daylight setting, Silent Hill 5 would have had the darkest tone in the series, going back to the psychological roots of the second game. The original plans for Silent Hill 3 were much different than what was released. The story would have continued the "inner fears" concept used for James Sunderland, Angela Orosco, and Eddie Dombrowski in Silent Hill 2. However, Konami was not pleased with the slow sales of Silent Hill 2 and pushed Team Silent to turn the game into a more commercial arcade-style rail shooter spin-off (not to be confused with the later-released Silent Hill: The Arcade). This plan was rejected by the team, but the process wasted much of the budget and development time for Silent Hill 3.[6][7][8][9]Silent Hill 2 was also criticised on the internet at the time for not focusing on Alessa Gillespie and not having the same art style, characters, and creatures as the first game.[10][11] As a result, Team Silent did not immediately move forward with their original Silent Hill 3 plans, instead opting to conclude the Alessa story from the original Silent Hill and tie up loose ends to appease fans. Not every Team Silent member agreed with this decision, though Akihiro Imamura stated that they also did not want to use a similar template for two games in a row.[12]
Masashi Tsuboyama stated in 2004 that development had begun on Silent Hill 5, but denied rumours that the game would be titled "Shadows".[13] After the release of Silent Hill 4: The Room, Team Silent began re-purposing their Silent Hill 3 plans for Silent Hill 5. Because of the underwhelming response to Silent Hill 4, Imamura wanted a strong fifth installment. The game would not follow the same gameplay style as Silent Hill 4 and would have had less melee combat and a more dramatic Otherworld that takes advantage of PlayStation 3 generation consoles. The plot of Silent Hill 5 (and previously Silent Hill 3) would have focused on a damaged human being summoned to Silent Hill, Maine for a very specific reason, described by Akira Yamaoka as "the darkest story we have come up with". Imamura speculated that some things would have to be cut to get passed the ratings system.[12]
In contrast to the previous games in the series, Silent Hill 5 would have started off in Silent Hill as an everyday town with people going about their daily lives, which would slowly rot away as the game progresses. Taking inspiration from Texas Chain Saw Massacre and Jacob's Ladder, the game would have innovated the series with a brand new concept for daylight horror through a creepy sunny Otherworld, playing with the idea of how light interacts with darkness (rather than focusing on horror obscured by fog and shadows). It would have gone back to Silent Hill 2's psychological roots.[12][14][15][16][17][18]

New Sunderland offices given green light

Designs for two new city centre office spaces in Sunderland have been given the go-ahead, after passing through planning on Friday.
An application for commercial office spaces totalling 200,000sq ft has been given planning consent, with work expected to start early next year.
The application was submitted last month by Legal and General, which committed £100m of investment into Riverside Sunderland last year, and developer Landid. The application was approved, paving the way for work to progress on the first building in early 2021.
Developer Landid will now seek to procure a construction partner to begin the build of the first office, which will stand close to the new City Hall, already taking shape on the site.
Designed by dn-a architects – a company that has worked on high-profile projects for Warner Bros and Unilever among others – the buildings will comprise 112,660sq ft and 94,991sq ft of Grade A office space respectively, with the larger building set across six floors and the smaller across five.
Standing side-by-side, with riverside views, both buildings will target BREAAM excellence standards, with a focus on in-built sustainability. Combined, the buildings will deliver more than 3x the floorspace of The Beam, the first office to be built on the former Vaux Brewery site, which is now home to global grocer Ocado.
The developments are part of a Sunderland City Council-led vision to deliver more than 1 million sq ft of office space across the Riverside Sunderland development, creating workspaces for up to 10,000 people.
Mike Coplowe, Senior Development Manager at Legal & General said: “We’re delighted that planning consent has been granted, paving the way for us to move ahead with two fantastic additions to Sunderland’s commercial property portfolio.
“This is a world-class regeneration site and these will be two excellent buildings, that will appeal to ambitious companies that want to be part of a vibrant new community.”
James Silver, Managing Director at Landid, added: “The wider vision for Riverside Sunderland is spectacular and these buildings will slot in beautifully. The buildings will match the quality of the UK”s major cities, creating places where people will enjoy working and where businesse will be part of a vibrant mixed-use community.”.
The new buildings are included in the Riverside Sunderland Masterplan, which sets out a transformational vision to create a vibrant, mixed-use site. The plans will see 1,000 new homes for up to 2,500 new residents arrive on Riverside Sunderland, as well as a range of new places to enjoy – including parkland both sides of the river, and ‘the UK’s best library’, Culture House.
Councillor Graeme Miller, leader of Sunderland City Council, said: “This is yet another positive step forward for this significant development site. It’s fantastic news that it’s been given the green light.”
Jen Patterson, Principal Planner at DPP Planning, who assisted Landid and Legal & General with their planning application, said: “We thoroughly enjoyed working with Landid, L&G and Sunderland City Council on this development. We are delighted to secure permission for this iconic element of Riverside Sunderland and play a part in the sustainable regeneration of the city.
“The approval of the application highlights Sunderland’s ambitious plans for the area and the vision of our client, while demonstrating the deliverability of these aspirations. The scheme represents the momentum of investment that is being attracted to Sunderland and the shared strategic direction of private sector developers and local authorities to enhance the area and provide high quality environments for forward thinking businesses.”
Plans set out in the Riverside Sunderland Masterplan will boost the number of people living and working in the heart of the city, creating a stronger daytime and evening economy. Sunderland City Council bosses have said that the emerging Riverside Sunderland project will double the resident population of the city centre from 2,500 to 5,000 and increase employment by 50% to 18,000.

A rush of new teachers will help England’s short-handed schools
Famine to feast A rush of new teachers will help England’s short-handed schools
They arrive just as pupil numbers are shooting up
IF THINGS HAD gone to plan, Oli Seadon would be leading a troupe of acrobats on a tour of South America. But the pandemic forced his employer, Cirque du Soleil, to cancel its shows, and prompted the 36-year-old theatre producer to make a fresh start. In April he applied to begin teacher-training with the help of Now Teach, a charity that encourages job-changers to enter the classroom. Mr Seadon comes from a family of educators and says he had been mulling the move for a while. Without the pandemic, he says, “I’m not sure I would have given myself permission to do it.”
Mr Seadon is not alone. Interest in teacher-training courses has soared since lockdowns began. The number of people who had applied to postgraduate ones by mid-August was 16% higher than last year (see chart). Recessions always increase demand for secure jobs in the public sector. This time around, the shock of school closures and the difficulties many parents have experienced while home schooling their children may have had the added effect of raising the status of teaching as a profession, reckons Lynne McKenna, dean of the teacher-training school at the University of Sunderland.
England has long struggled to recruit enough teachers. Its secondary schools have 7% fewer than they did in 2007, according to analysis by the Education Policy Institute, a think-tank. Pupil numbers are expected to rise 7% by 2024, the result of a baby boom ten years ago. Despite this year’s surge in applications, the government will probably still fail to hit its targets for subjects where shortages are most acute, such as physics. But the application round was already half-finished by the time the pandemic struck. Jack Worth of the National Foundation for Educational Research, a charity, thinks the number of people who apply for teacher training next year will be higher than usual, too.
Two worries persist. Universities and the other organisations that train teachers rely on schools to provide their students with work placements. This year stressed-out heads have been less inclined to host trainees. The government has said that school leaders should consider trainees to be essential workers, not outsiders who might bring infection. But concern about the availability of placements means some teacher-training providers snapped up fewer of this year’s applicants than they might have done, says Emma Hollis of NASBTT, a trade group.
A bigger question is how many of the new trainees will stay in teaching. Research in America shows that people who enter the profession during recessions tend to make better teachers than those who do not, perhaps because high-skilled workers have fewer other options during a downturn. But they are also a bit more likely to give up. England already has a problem retaining new teachers. About a fifth leave the job within two years of qualifying. About a third go within five.
Sam Sims at the UCL Institute of Education says “muscular” policies that were put in place before the pandemic provide reason for optimism. Last year the government said that starting salaries would rise to £30,000 ($39,000) by 2022, a 23% increase. It is offering annual bonuses to teachers of subjects with the biggest shortages. And it is promising more mentoring and training for people who are new to the job. The idea is that new teachers will eventually consider themselves better-paid and better-supported than peers in many other professions. That might make Mr Seadon’s cohort a bit more likely to hang around. ■

Looking for that special family Christmas gift?
5 reasons to give the gift of time with a family vacation (plus booking tips)
Choosing the right Christmas presents for family members can be challenging. We look for gift ideas that are meaningful, create joy, build lasting memories, build us to be better people, and make us stronger as a family. To cover all these bases, consider giving the gift of a family vacation this year.
There are significant advantages to choosing a vacation as a Christmas gift, and while this is not an exhaustive list, here are five reasons to give the gift of a family vacation (plus travel planning tips).
1. VACATIONS PROVIDE QUALITY TIME WITH FAMILY
If one of your 2020 New Year resolutions is to spend more quality time with family, giving the gift of a vacation is a great way to force yourself to do it.
A study of 2,000 parents with school-aged children across the country found the extent to which hectic routines take a toll during the work week with the families polled managing less than 45 minutes all together on a typical weekday (“American families barely spend quality time together,” New York Post).
A family vacation provides dedicated, quality time with the family that builds relationships and creates stronger family units.
2. VACATIONS CREATE LASTING MEMORIES THAT CHILDREN CHERISH THROUGHOUT THEIR LIVES
Think about your own favorite childhood memories. If any of these include vacations with your own family, it is easy to see anecdotally why family vacations build memories children will take with them throughout their lives, but research proves it. Multiple studies affirm the power that family vacations have in creating lasting, positive memories.
“Family holidays are valued by children, both in the moment and for long afterward in their memory,” psychologist and best-selling author Oliver James explained to The Telegraph. “It’s all about talking nonsense with your parents, sharing an ice cream and moments of time in which your interests are genuinely taken into account.”
What kind of memories with you are your family members taking into the future?
3. VACATIONS IMPROVE CHILDHOOD AND ADOLESCENT DEVELOPMENT
Traveling with children is also beneficial to brain development. “An enriched environment offers new experiences that are strong in combined social, physical, cognitive, and sensory interaction,” says child psychotherapist Dr. Margot Sunderland. “Think: family together in the pool, walking together through the forest, touching long tall grasses waving in the wind, toasting marshmallows on campfire, hanging out together under warm sun, feeling sand between the toes.”
4. CONNECTING ACROSS GENERATIONS AND MILES
The advantages of giving vacations as gifts are not just limited to parents. Grandparents, aunts, uncles, and cousins find vacations to be extremely valuable in deepening connections with family members across generations and across geographical distances. As difficult as it is to build in quality time with our nuclear families, it is even more difficult to plan for time with extended family members; and maintaining these connections is critical in building strong families. According to AARP, “With so many grandparents living hundreds of miles from their grandchildren, some are turning to a fun way to bridge the distance: vacationing together. About 40 percent of grandparents say they travel with their grandchildren, according to a new ‘Grandparents Today’ survey from AARP Research.”
The survey also found that 75 percent of grandparents had traveled with three or more generations in the past year, while others chose “skip-gen” travel—vacationing with the grandkids alone, minus the middle generation. About one-third of grandparents have taken their grandchildren on skip-gen trips.
5. THE JOY IN ANTICIPATION
The upside of a giving the gift of a vacation is that the happiness it brings starts well before packing. According to Healthy Set Go, “Research shows the biggest boost in happiness comes from planning the vacation. A person can feel the effects up to eight weeks before the trip.”
Having something to look forward to with the family provides weeks of fun before the trip actually starts. “Those who are waiting to go on a holiday are much happier with their life as a whole, experience less negative or unpleasant feelings, and thus enjoy an overall net positive effect or pleasant feelings,” according to David Gilbert and Junaida Abdullah of University of Surrey.
“The holiday-taking group are also happier with their family, economic situation, and health.”
TIPS FOR PLANNING A CHRISTMAS VACATION GIFT
When considering giving a family vacation as a Christmas gift, here are some tips for getting the most bang for your buck.
1. LEISURE DESTINATIONS CAN OFFER MAXIMUM CONNECTION FOR LESS MONEY
While planning a trip to a major city has a lot to offer in sightseeing, staying in vacation rentals in beach, mountain, lake, and recreational areas provides more space and time for family groups. Hotels are great, but in vacation homes—with living rooms, kitchens, outdoor spaces, and everyone under one roof—families have more space to gather for family time while still having separate bedrooms. Plus, the full kitchens provide additional savings by not having to eat each meal out, and not having the big sightseeing admission costs lowers the overall expense of the vacation.
2. VISUALIZE WHERE YOUR FAMILY CAN CONNECT, AND THINK ABOUT WHAT THEY LIKE TO DO
Can you see your family splashing around the ocean and spending evenings relaxing on a beachfront deck listening to the waves crash? Or skiing, snowboarding and sitting in front of the fire at night? Or boating, kayaking around the lake, and singing and telling stories around the fire pit at night? Visualizing where your family will be most relaxed can help you decide where to go.
3. SAVE BY CHOOSING DESTINATIONS WITHIN A DAY’S DRIVE OR LOOK FOR DIRECT FLIGHT SPECIALS
Flying can be expensive for large groups, and when adding in the cost of a rental car, the total bill starts to quickly rise. By driving, you can save money and plan in some quirky side stops along the way.
4. BOOK DIRECTLY WITH THE VACATION HOME MANAGER OR OWNER
The big sites like Vrbo and Airbnb have additional traveler fees, so you can often get a better deal when you book directly. Plus, you have a one-on-one contact that will make sure that everything goes smoothly. In addition, the managers/owners can help with any individual needs you have, things you want to do, or gifts you want to add in the home to make things even more special. Vrbo and Airbnb are great sites to explore to get ideas, but booking directly has a ton of advantages.
5. IF POSSIBLE, BOOK IN OFF-PEAK TIMES
If the children in your family are not in the 10-18 range, you may have a ton of flexibility in when you go on vacation. Avoiding the major peak seasons can help save money and avoid traffic and big crowds. Each destination is different. For example, in US beach vacations, avoiding the three weeks before and after July 4th can significantly decrease the cost of the vacation.
In today’s environment, for many of us, giving more devices, video games, and more ways to disconnect from each other can feel a little shallow. So if you’re struggling to find the right gift, a family vacation may be the perfect present for your family this year. It sounds cliché to say that you will “build memories that last a lifetime,” but it is cliché for a reason. Your future family will thank you.

VolkerStevin wins £31m Sunderland smart bridge
VolkerStevin has been named as the partner to deliver Sunderland’s planned ‘smart bridge’.
The £31m pedestrian and cyclist crossing will connect both sides of the Wear at Riverside Sunderland.
It will be fitted with creative lighting and augmented reality, allowing people to use their smartphones to see virtual displays that council bosses say will create ‘an experience that will really bring to life the city’s digital ambitions’.
VolkerStevin will now work for a year on refining the design and build process before work on the structure starts in summer 2022. The bridge is expected to open in summer 2024.
Planning permission was granted for the bridge in March.
It will connect the transforming former Vaux Brewery site to Sheepfolds, providing improved links to the Stadium of Light, the two University of Sunderland campuses in the city centre, and St Peter’s, and residential communities to the north of the river.
As part of the build contract, VolkerStevin has committed to £2.6m worth of social value commitments, including employing at least 15 local people on the project
Councillor Graeme Miller, leader of Sunderland City Council, said: “We’re hugely ambitious for Sunderland, and this is the latest in a long line of transformational projects that we’re advancing with at pace at Riverside Sunderland.
“Our city centre is transforming with well over £350m worth of development projects progressing, and we’re delighted to see this important project take a significant step forward.”
Jonathan Suckling, managing director at VolkerStevin, said: “We have assembled a great team of designers and supply chain who will help us deliver this significant project and further build on our legacy of delivering major infrastructure schemes in the North East – which include other iconic bridges, such as the Gateshead Millennium Bridge and Northumbria University’s Intersite Bridge.”
Wear Bridge was one of the first contracts to be procured through the new NEPO civil engineering and infrastructure framework.

Sunderland’s next manager gossip: Phil Parkinson added to shortlist; Millwall want Ainsworth
Sunderland have begun their search for a new manager after sacking Jack Ross.
The Black Cats are sixth in the League One table, but are a huge draw in the third tier, so the job is likely to attract a number of applicants.
In talking about the next manager, chairman Stewart Donald has said they have to get it right, with the club targeting promotion to the Championship this season. He believes the next manager will have everything behind the scenes that he will need to succeed.
Sources close to Kevin Phillips have told us he is interested in the role, while Ian Holloway has said he would ‘run’ to Wearside to take the job.
So who are the gossip columns suggesting could be next manager?
Phil Parkinson added to shortlist
According to a report in the Sun, former Bolton and Bradford boss Phil Parkinson has been added to the manager shortlist, and will hold talks with the club this weekend.
Phil Parkinson manager of Bolton Wanderers (Image: Getty Images)
Parkinson is free to speak to clubs having left Bolton earlier in the season and matches the club’s apparent desire for a manager with League One experience. He achieved promotion with Colchester and Bolton and took Bradford to the play-offs having been promoted via the League Two play-offs. He also guided Bradford to a League Cup final and an FA Cup quarter final (beating Sunderland in the process) while they were still in the third tier.
Millwall also want Gareth Ainsworth
Gareth Ainsworth is another on the club’s shortlist and the club have permission to speak to the Wycombe Wanderers boss. He was one of five in-work managers the club are believed to have asked for permission to speak to.
But Sky Sports report that Sunderland face competition from Championship club Millwall for Ainsworth’s signature.
Of the other five Sunderland are said to have approached, Mark Robins was one but he signed a new deal with the Sky Blues after the approach was rejected.
Paul Cook is said to be another, and is said to be keen to speak to the club. But according to Sky Sports Wigan have rejected that approach also.
Stewart Donald was clear that he plans to take his time on the appointment, and he will be seeking to speak to a number of potential next managers to get a better idea of what their plans would be if they took the role.
Not in work, but we understand the club have also already spoken to Daniel Stendel about the role.

Steve McClaren applies
According to the Northern Echo, former Middlesbrough, Newcastle and England manager Steve McClaren has contacted Sunderland expressing an interest in the Sunderland manager’s job.
QPR have sacked manager Steve McClaren (Image: PA)
McClaren won the Europa League when in charge at Boro and had success on the continent with Dutch side FC Twente, winning the Eredivisie title. But after a dreadful spell at England, McClaren has since struggled with Newcastle, Derby and QPR.
As well as McClaren, they claim Phil Parkinson remains interested in the role.
Rowett not interested?
A report from Team Talk on Wednesday claimed that Gary Rowett was one of three managers to have applied for the role.
However, Sky Sports have contradicted that report saying the ex-Stoke boss is not interested in the Stadium of Light post, and is in the running to be next Millwall boss.
The other two names mentioned in that Team Talk report as having applied are club legend Kevin Phillips and Jimmy Floyd Hasselbaink.
Former Stoke City Manager Gary Rowett (centre) and First Team Coach Kevin Phillips (Image: PA)
Hasselbaink has been out of work for over a year after leaving Northampton Town in April 2018 with the club in the League One relegation zone. He’s also managed QPR, Burton and Royal Antwerp, and had his best success with the Brewers, guiding them to the League Two title in 2015 before later being replaced by Rowett.

Phillips, meanwhile, has confirmed a Chronicle Live story on Tuesday that he is interested in the role.
