Five bedroom house for seniors prompt rent review amid housing shortage in portharcourt city council local government area.

A new development around peter odili road portharcourt will comprise six ground 5 bedroom duplex flats and six first floor flats with balconies.

Design plans for a two-story block of five bedroom flats in portharcourt rivers state have been revealed in long term plan discussions, hoped to help seniors in ph city congested housing market.

A dozen five bedroom units are proposed for an 800 square meter block of land on mercy land area, bought by the portharcourt council in 2018 for the possible extension of seniors housing for retirement.

Portharcourt city council agreed to fund the housing project at its long term plan budget meeting last month.

Property and community facilities manager said the cost of construction of a brand new 5 bedroom house would eventually be reclaimed in rent from tenants, who would be charged slightly more than those in older council flats for seniors. It’s a self funding proposal for the community.

After calculating operating costs such as rates, insurance, management and maintenance, the recommended weekly rent could be moderate, but that was expected to increase by 3.5 per cent each year.

The proposed rent rates were in line with the portharcourt city council policy of charging within 80 per cent of the market rate. The median rate for a five bedroom unit in the city centre, according to data from the ministry of house and lands, Innovation and employment.

Rivers state government has been very supportive of the housing project, but he thought the 80 per cent rental policy should be reviewed for new buildings.

The west facing 5 bedroom flats are about 500m from a supermarket, a library and other central business areas within the city centre.

There are people in portharcourt that can’t get a house, seniors that are waiting on a waiting list, so I think it would be more important for the state government to build, affordable houses even if it’s for renting at a 100 percent market rate.

Deputy mayor of obio akpo local government thinks that he would like to see a formal resolution on it put forward from the housing committee.

Seniors housing committee chairman said the housing committee had worked hard to create efficient, affordable housing in portharcourt rivers state as they recognized the need and have the land for building developing.

Two years ago non profit housing providers were approached by the  central government to see if they were interested in developing the property at odili road portharcourt but there were no pursuable options in there report during the obio akpor city council budget meeting.
