Challenging times ahead: Real Issues in the Indian Real Estate Industry
The introduction of RERA in 2016 has put a lot of onus on builders. Add to that the demonetization exercise, which has further halted new offerings in the residential space. Also, the key real estate markets such as Mumbai, Bengaluru and Gurugram facing a severe oversupply of properties.
A decrease in appreciation rates
One of the bigger challenges is that real estate today is the significant retardation in the annual price appreciation. Between 2013 and 2017, the property prices in Mumbai and Bengaluru have appreciated by just 7.50% and 5.75% respectively, while the rates in Delhi have gone down by 0.70% during the last 4-year period.
A fundamental shift in demand patterns 
During the prime of the real estate market in India, many developers had invested heavily in developing mid-range and premium properties. But when most of these properties couldn’t find buyers, a shortage in working capital led to many builders defaulting on their delivery commitments. According to a study by Anarock Consultants, 74% of the builders had missed their stipulated completion deadlines in the year 2017 alone. Moreover, the demand for low-cost housing is likely to see a boost. But most realty companies do not have the ecosystem or the funding options to cater to this sector.
Some positive trends in the market
Private equity deals of $13.8bn in realty including a $1.70bn infusion by GIC of Singapore into DLF
Funding and regulatory measures have improved in the last two years
Increase of smart cities from 60 to 100 resulting in significant urban reforms and infrastructure development
Allowance of mutual funds investment in REITs and InvITs, permitting investors securitised access to realty assets.
The government is pushing for a big boost for affordable housing with states like Maharashtra and Gujarat taking the lead
The outlook of the realty sector in India
The big growth areas could come from low-cost housing, smart cities, and commercial developments. Maharashtra and Gujarat have already invested significantly in this segment.
Oversupply in the mid and premium segments may still take years to level.
Rental yields from commercial leasing in cities like Bengaluru, Chennai, Mumbai and Pune are predicted to increase in 2019 and 2020.

NMAT, when compared with other MBA entrance exams, has the following advantages:
●     Flexible Exam Dates: Unlike other Indian MBA entrance exams which are conducted on fixed dates; NMAT gives the students a flexibility of choosing the desired dates
●     Three Attempts: With NMAT students have an option to re-take the test twice, in total 3 attempts. This gives students a chance to improve their performance
●     No Negative Marking: Just like MH-CET NMAT too doesn't have any negative markings.
●     No GK: Unlike SNAP NMAT has decided to exclude the GK section from their tests
●     No Lengthy LR Questions: Unlike CAT there are no lengthy LR questions; this makes it a pure speed based test. A good speed with decent accuracy and you are sorted for this exam.
