These owners receive $300 to $3,000 USD per night for their rentals - the same as the hotels charge. Given a choice, would you rather rent a luxury ocean or Cabo bay view home that sleeps eight for $400 a night or a hotel room that sleeps two for the same money? Touche'!
If you want to own a five thousand square foot villa overlooking the crashing Pacific and be able to rent it out for $3,000 per night to wedding parties, etc. - then be sure to pay your fair share of the local hotel tax. That's basically what the hotels are howling about. If you want neighbors, a sense of community, if you want to avoid traveling through downtown congestion - then better head out of Dodge (Cabo) to find your nirvana.

Cabo San Lucas is actually a part of the municipality of Los Cabos which includes San Jose del Cabo, located eighteen miles to the east, and in some ways, a hundred years in the past.

Sun Plus Ocean Plus 18 Holes: The Allure of Mexico’s Golf Homes These developments include Cove Club, an 1,800-acre community with a Jack Nicklaus-designed course; Diamante, with three golf courses including two designed by Tiger Woods and Davis Love III; and Cabo Real, a 2,800-acre community (part of Questro Golf, a consortium of three courses) with 3.2 miles of beachfront and a Robert Trent Jones, Jr.- designed course. According to local brokers, most of Cabo’s real estate communities are upscale with home prices starting at $2 million. “You have the top end of luxury here,” said Saddia Rahaman, a real estate adviser with Engel & Volkers, who resides in Los Cabos. “It’s not uncommon to find listings for $10 million and above that have interested buyers in heated bidding wars.” More evidence of Cabo’s high prices: a recent survey of 175 buyers from Golf Life Navigators, a site that matches people with golf memberships and homes, found that the average real estate budget for a golf home in Cabo is just over $730,000. Despite the prices, sales have been flourishing throughout all parts of Cabo. Ms. Rahaman said that her company saw nearly $141 million in sales in 2020, versus around $103 million in 2019 — despite the fact that Los Cabos was shut down from March to June. “Cabo has always been a popular second-home market, but the pandemic pushed sales to unprecedented levels,” she said. Querencia, a nearly 2,000-acre community near the airport with a Tom Fazio-designed golf course, saw home sales increase 40 percent from 2019 to 2020, according to Andrea Geisler, who works in real estate sales for the brand. Querencia’s 140 properties face either the mountains or the course, although 30 oceanfront condos are currently under construction. Prices for a 4,000 square-foot residence begin at $2 million, Ms. Geisler said. “Most buyers come for the golf, although our other amenities such as the beach, two swimming pools and bike trails attract some nongolfers,” Ms. Geisler said. One of the newest communities in the area, Rancho San Lucas, debuted 32 contemporary hacienda-style luxury homes in 2019 that cost from $3.7 million to around $7 million and 120 villas priced from $425,000 to $1.5 million. Greg Reisdorf, the property’s project director, said that 15 of these properties were sold from November 2020 to February of this year — the busiest period since sales began in January 2019. Chilling in the Desert: 7 Summer Deals
To celebrate my daughter’s college graduation in May, I wanted to treat her to a luxurious getaway with my sister. We initially eyed a spa weekend in Massachusetts or Pennsylvania, but got sticker shock from the prices, which averaged $2,000 per person for the weekend. My sister, a seasoned traveler, got an idea. If it was luxury we craved, why not stay at an upscale resort in a place that’s eager to attract tourists in the summer?
We decided on a long weekend in July at Andaz Scottsdale Resort & Bungalows in Scottsdale, Ariz., where the temperatures ranged from 90 to 110 degrees. The resort’s “Heat It Up in Scottsdale” summer package starts at $189 a night and includes two cocktails per person per day, a waived resort fee (usually a $39-a-day charge), a full breakfast for each person, served until 3 p.m., and 25 percent off spa services. Compare that to peak season rates, which start at $349 a night, without any of the inclusions.
The 185-room resort, redeveloped in 2016, consists of exquisite, midcentury-modern, single-story bungalows with their own entrances and patios. We upgraded to a 750-square-foot suite for $344 a night, which, in our case, included two roomy bathrooms with 40-square-foot showers. The upgrade came with a private, poolside cabana with a plush couch, table and chairs, a ceiling fan and a flat-screen television. Other perks and amenities were a “libation exploration” class, where visitors are instructed on how to make their favorite cocktails; a free early morning yoga class by the pool with Camelback Mountain as the backdrop, and complimentary homemade potato chips, chocolates and salt water taffy in the room.
Vacationing in this type of heat takes strategic planning. We typically rose by 6 a.m. or so to hike in the nearby mountains or sit poolside with our coffee. Afternoons were spent in the pool, sipping cocktails while perched in comfy floats. We found containers of ice water, along with sunscreen and aloe pump bottles, strategically placed throughout the resort. Besides cheaper rates, sweltering temperatures kept the crowds down; on a weekday, we had the giant pool nearly to ourselves.
The Andaz is one of several desert destinations offering a taste of luxury at bargain rates in the summer. Here’s a glimpse at a few others.
Scottsdale, Ariz.
The amenities: Stellar views of the McDowell Mountains and an amazing water scene, which by itself is dazzling, provide ample opportunities to stay cool. There are 10 swimming pools — including one for adults — 20 fountains, 45 waterfalls and a 30-foot, three-story, high-speed water slide, as well as a man-made beach with a 5,000-square-foot sandy beach area. For $15 an hour per child, children ages 3 to 12 can attend the resort’s activity-filled Camp Hyatt. There’s also a spa, a golf course and eight restaurants.

Children 18 and under play one round of golf free per day with a paying adult. Rates start at $139 per night, not including the $40-plus tax resort fee, which covers self-parking and bicycle rentals. Peak season rates start at $450 a night.
Beating the heat: The resort offers several poolside activities, including watermelon-eating contests, inner tube races and water balloon tosses. There’s also nightly live entertainment when the sun goes down.
Tucson, Ariz.
The amenities: Situated in the Santa Catalina Mountains, Miraval Arizona is a premiere wellness spa. The all-inclusive resort, where no tipping is allowed, features casita-style accommodations. There are more than 120 complimentary wellness activities, lectures and fitness classes weekly, along with three pools and 24-hour access to a newly renovated Body Mindfulness Fitness Center.
The deal: Summer rates start at $399 per person per night, compared to $699 in the winter. Rates include: a $175 nightly resort credit per person that can be used toward spa services; classes like beekeeping and cooking or private sessions for services like personalized nutrition counseling; fitness classes; all meals, as well as snacks, smoothies and nonalcoholic beverages; and shared shuttle transfers from Tucson International Airport.
Beating the heat: Most of the outdoor programs take place early in the morning. Miraval hosts a series of full moon programs each summer, including Celestial Yoga and Twilight Zipline.
Palm Springs, Calif.
The amenities: Opened in November 2017, The Rowan is the first new hotel built in downtown Palm Springs in decades and, at seven stories, the tallest. Each of the 153 rooms have either views of the nearby San Jacinto Mountains or private outdoor terraces. There’s a rooftop pool with a bar, and custom-designed bikes available for guests to borrow. An evening social hour offers free beer and wine. Access to hiking trails are right in the hotel’s backyard.
The deal: The Rowan offers a global summer sale: Rates start at $147 a night for midweek stays (compared to $289 during high season), and at $225 for weekends (compared to $289 during high season). Its “100 days of Rosé” package, offered for stays through Sept. 20 to those 21 and over, includes two cans of rosé a day and a 2 p.m. late checkout. Rates start at $200 a night, compared to $289 for the high season rate.
Beating the heat: Guests can watch the summer’s meteor showers from the hotel rooftop.
Las Vegas, Nev.
The amenities: Though it’s on the famed Las Vegas Strip, the Four Seasons has a nonsmoking, nongaming atmosphere in a resort setting. In addition to the resort’s private pool, guests can use the pool complex at the adjacent Mandalay Bay Resort & Casino. Guests also have access via a “secret” door to the casino-level entrance at Mandalay Bay.
The deal: Summer rates start at $220 per night versus $300 during peak season. Guests can also book the “Experience More” package, with rates starting at $280 per night, based on a two-night stay. Los Cabos, Mexico

Indian Wells, Calif.
Amenities: Nestled against the Santa Rosa Mountains in the greater Palm Springs area, this is an 11-acre resort with its own citrus and herb garden that the chef uses to prepare food. There are three pools. Complimentary yoga sessions are held every Saturday morning.

Rich homebuyers are now ‘test-driving’ multi-million dollar mansions before they buy
When San Diego residents Marty Smith and Tracy Park realized they’d soon be empty nesters, they began an international hunt for a beach house. “I had been traveling to the Caribbean for 20 years, but it wasn’t until I saw a show on TV about Placencia that I even considered Belize,” says Smith, 53, founder of RMS Capital Solutions, a direct lender to California real estate investors.
The couple did some Googling, found a development that looked promising, then made a call to one of the agents they’d seen on television. “It turned out he offered a four-night ‘discovery tour’ to a new place called Itz’ana, so we booked it,” Smith recalls.
The couple’s April 2016 stay included a jungle tour to see jaguars, river tubing, and a romantic dinner on the beach. They spent nights in a temporary waterfront bungalow, 75 feet from the Caribbean. “After that first dinner we made a deposit on a 3,375-square-foot two-bedroom with two pools,” Smith says. The house will be built on precisely the same spot where they spent those first nights.

“Try before you buy” was once a persuasion tactic employed almost universally by down-market timeshare agents. Now, in a second-home market awash in inventory, developers are using it to induce buyers. Tina Necarson, vice president for residential at the hotel management company Montage International, has worked in timeshares, fractional ownership, “and every sort of second-home venture imaginable,” she says.
Necarson says that before the housing bubble burst, affluent families would buy mountaintop homes site-unseen because there wasn’t a lot out there. “But now wealthy people are starting to think of these resort properties as long-term investments for their families. Even the kids have a say,” she says. “They have lots of choices available around the world, and they can take their time in making a final decision.”
At the Montage Kapalua development in Maui, where homes go for US$1 million to US$20 million, Necarson’s team will arrange four-night stays that range from US$500 to US$2,000 per night and might include cultural heritage tours, luaus, private dinners, and spa treatments. She estimates that more than half of those who come for a trial stay become buyers.
“For this crowd, time is precious,” Necarson says. “We feel that if they can make this commitment of time, they are serious about buying.”
Hefty Fees
Because all these developments target high-net-worth individuals, sales teams often charge hefty fees to ensure prospects are legitimate. “If you don’t charge anything and you don’t vet, you get what we call ‘speeders’ — since they speed right past the sales gallery,” says Greg Spencer, chief executive officer of Timbers Resorts, a developer and operator of residence clubs around the globe. His company launched a “guest visit” program in November at Timbers’ Kiawah Island, where guests can stay for US$1,200 a night.
Similarly, the Rosewood hotel Las Ventanas al Paraíso in Los Cabos, Mexico, implemented a “try before you buy” program for its beach villas a year ago. “We always say that seeing is believing,” says Frederic Vidal, the hotel’s managing director. “And with so many other beautiful private residences available for purchase around the world, having buyers stay can show them how we are different.”
Vidal doesn’t extend a special rate; guests pay at least US$6,900 per night (breakfast included), typically staying for three nights. The bill, which can include spa treatments and dog-walking services, is deducted from the sale price. (Engel & Völkers Snell Real Estate in Cabo handles the logistics.)
Seven homes, ranging in price from US$2.7 million to more than US$7 million, have sold through this “test-drive” program.
“People who have stayed tell me that they’ve never seen this type of service for that price. It’s a good value and a good investment,” Vidal says. “The concept is basic, but it works.”
Through the Door
Without a variation on such a program, developers say, it would be impossible to get buyers through the door.
“We are completely surrounded by national forest, so it’s not an area you may have seen unless you went whitewater rafting,” says Jeff Heilbrun, executive vice president and director of sales at the Snake River Sporting Club in Jackson, Wyo.
Heilbrun doesn’t have exact numbers, but of the 45 or so transactions he’s overseen in the past two years, about 20 per cent of the buyers stayed before they bought — and since there’s no hotel nearby, staying on-site is really the only option. The club charges from US$400 to US$1,600 a night, depending on the type of residence. Existing homes and homesites sell for US$800,000 to US$3.25 million.
Meanwhile, Smith and Park’s house will be ready to move in in May. Until then, they’ve been going down a half-dozen times a year. “It’s easy to get there, it’s easy to get home, real estate taxes are almost nonexistent,” Smith says. “All things we wouldn’t have known had we not visited ourselves.”

The resort is a 25-minute flight from Turks & Caicos’ main island of Providenciales.
