6 Misconceptions in Real Estate

As a Real Estate Agent, I am on the receiving end of Internet Leads. Whether the lead is for one of my own listings or in a Zip Code, a paid advertisement, I am focused on the process of changing these leads into actual clients. It is a hit or miss process - and to be completely transparent, it is like winning the lottery!
 A ton of books, articles, blogs, webinars, and online post are completely focused on this exact topic: What should I, as a Real Estate Agent, do or not do, say or not say? When is the exact moment I should follow up? How should I follow up with you? I find that some of this information is very reliable, and again some of it is just a misconception. In an effort to keep my reputation of being completely transparent and honest with clients, it's time to turn the table. I want to educate you, the client, consumer, buyer, seller, or investor on what exactly happens after you "click here for more information".
Every time I have a lead come in, I'm absolutely shocked by how misunderstood this process is. The lack of transparency in the market makes getting off to a good start with a client pretty difficult sometimes. A lot of times, when my client reaches me they already have many misconceptions. I want to change that! I want to spend the next 6 weeks being completely transparent about this process in hopes that we start our relationship out the right way! The honest and transparent way!
-(1) The Listing Agent is the BEST and only point of Contact.  Future Client, this depends on which website you are using, but link you are clicking for more information is likely NOT being routed to the Listing Agent.
 "Wait, WHAT! You mean when I click on Contact for more information, I'm not being sent to the Listing Agent?!"

That is EXACTLY what I am telling you. There may not be a listing agent on the other side of that click or message you just sent. As Real Estate Agents we have the option of paying hefty fees to receive these leads in ZIP codes we choose. Real Estate Agents can and do pay to be on the receiving end of your information in certain areas they have established their business in. Realtor.com and Zillow work this way. A lot of times, when I have looked into these programs, I don't always know how many other agents have purchased in this area and the company is not always forthcoming with that information.
  Future Client, what I am telling you is, your information is likely getting sent to SEVERAL agents at once, and none of them are likely to be the listing agent. So when you receive several calls or emails from multiple real estate agents in regard to one property, that you simply just wanted information about because you are curious, this is likely what happened. 
Real Estate Agents most likely cycle in and out of these paid for leads because they tend to be pretty pricing and the return on the agents investment is most likely marginal at best. In the art of being transparent, the cost of these lead programs are equal to monthly rent or a mortgage payment. In the highly competitive Austin market, your looking at a mortgage payment, easily!  This amount is paid to receive your information that might work out, or just might not. So the agents contacting you are not trying to bug or aggravate, they simply have a significant amount of monetary investment and effort put into a program with no guaranteed return.
