"So…this is your idea of a date, huh?" Your eyes shifted over to your boyfriend, CEO of Bouncing Ball Corp, college student, and popular streaming YouTuber, kodzuken: Kenma Kozume.
He in turn pursed his lips at you and made his cat-like eyes even narrower behind his glasses, making you laugh.
"Well, I thought it could be fun, but now I'm thinking….not so much." Kenma replied.
The two of you were in the middle of one of Tokyo's largest malls and on one of the busiest days of the holiday season: Black Friday.
Bodies bumped into you left and right, making you grumble under your breath about how you'd just love to push one of the overzealous shoppers into a nearby fountain that was situated right in the middle of the mall.
"Do you think we'll run into any of your fans/followers?" You snickered.
Most of Kenma's followers on YouTube liked you pretty well, but there were those select few that thought you were a 'gold digger' and were only with Kenma because he had connections and money.
Little did those cocksuckers know that you'd been with Kenma since high school.
You were a student at Karasuno and you met Kenma during one of their practice matches because you were the new boys' volleyball team manager-in training under Kiyoko.
"Hmm, it's unlikely. They're most likely at home shopping online while they wait for me to go live later tonight." He replied simply.
That's right, part of the reason you two were here was to pick up items for Kenma's annual holiday giveaway.
"Ohh, yeah, the giveaway! How could I forget!" You smacked your forehead, making Kenma give you a deadpan look.
----
"Lead the way then my handsome, intelligent male counterpart!"
----
Kenma and you ended up inside of some electronics store.
Surprisingly, there were very few

Noida is rapidly emerging as a commercial hub in India, with countless businesses and investors flocking to this vibrant city. The growth of commercial property in Noida has skyrocketed in recent years, making it a lucrative destination for companies, startups, and real estate investors. Metro Connectivity: The Aqua Line and the expansion of other metro lines have made commuting easier for businesses, employees, and customers alike.
5. Benefits of Leasing Commercial Property in Noida
If you're not looking to invest in buying a property outright, leasing is an excellent option. Some of the benefits of leasing commercial property in Noida include:
Lower Initial Investment: Leasing requires significantly less upfront capital compared to purchasing.
Flexibility: Leasing offers businesses the flexibility to change locations or upgrade to larger spaces as they grow.
Tax Benefits: Lease payments are often tax-deductible, reducing the financial burden on businesses.
6. Legal Considerations for Commercial Property Investment
When investing in commercial real estate in Noida, there are several legal considerations to keep in mind to ensure a smooth transaction:
Title Verification: Ensure that the title of the property is clear and free from any legal disputes.
Zoning Regulations: Verify that the property is zoned for commercial use and complies with local regulations.
Due Diligence: Conduct a thorough background check on the property, including land approvals, ownership documents, and any outstanding debts or encumbrances.
Lease Agreements: If leasing a property, carefully review the lease agreement, including clauses related to rent escalation, property maintenance, and renewal terms.
7. Financing Options for Commercial Properties
Financing a commercial property purchase can be a significant investment, but there are several financing options available:
Commercial Property Loans: Many banks and financial institutions offer specialized loans for commercial real estate investments. These loans generally come with flexible repayment options.
Joint Ventures: Investors can enter joint ventures with other parties to pool resources and reduce individual financial risk.
Private Equity Funds: Some private equity funds focus on commercial real estate, allowing investors to participate without the need for direct property ownership.
8. Tips for Selecting the Right Commercial Property
Choosing the right commercial property can be a challenging process. Here are some tips to help make the right choice:
Location: Ensure the property is in a prime location with easy access to major roads, metro stations, and other essential infrastructure.
Future Growth Potential: Look for properties in areas with upcoming infrastructure projects and strong demand for commercial space.
Amenities: Ensure that the property has necessary amenities such as parking spaces, elevators, security, and power backup.
Budget: Stick to your budget, but also factor in future growth potential, as commercial property values can appreciate significantly.
9. Emerging Trends in Noida's Commercial Property Market
Noida’s commercial property market is constantly evolving, with several emerging trends reshaping the landscape:
Co-Working Spaces: The demand for co-working spaces has surged, especially among startups and freelancers. Many developers are incorporating co-working spaces into new office buildings.
Green Buildings: Sustainable, eco-friendly buildings are becoming more popular among businesses looking to reduce their carbon footprint.
Mixed-Use Developments: Properties that combine commercial and residential spaces are becoming a common trend, offering convenience to business owners and employees.
10. Commercial Property Pricing in Noida
The cost of commercial property in Noida varies based on the sector, type of property, and amenities. On average, prices can range from ₹10,000 to ₹30,000 per square foot for office and retail spaces in prime sectors. Sectors with upcoming infrastructure projects or metro connectivity tend to command higher prices. Rental prices for commercial properties in prime sectors range from ₹50 to ₹200 per square foot depending on the type of property and location.
Conclusion
Noida is an exciting destination for commercial real estate investment, with its modern infrastructure, strategic location, and growing business opportunities. Whether you're looking to lease a retail space, buy an office building, or invest in an industrial property, Noida has something to offer every business and investor. By carefully evaluating your needs, considering legal factors, and staying updated on market trends, you can make the most of Noida's thriving commercial property market.

Mystery Drones Swarmed a U.S. Military Base for 17 Days. The Pentagon Is Stumped.
https://archive.is/2024.10.13-130553/https://www.wsj.com/politics/national-security/drones-military-pentagon-defense-331871f4#selection-2179.0-2179.81
U.S. Air Force Gen. Mark Kelly wasn’t sure what to make of reports that a suspicious fleet of unidentified aircraft had been flying over Langley Air Force Base on Virginia’s shoreline.
Kelly, a decorated senior commander at the base, got on a squadron rooftop to see for himself. He joined a handful of other officers responsible for a clutch of the nation’s most advanced jet fighters, including F-22 Raptors.
For several nights, military personnel had reported a mysterious breach of restricted airspace over a stretch of land that has one of the largest concentrations of national-security facilities in the U.S. The show usually starts 45 minutes to an hour after sunset, another senior leader told Kelly.
The first drone arrived shortly. Kelly, a career fighter pilot, estimated it was roughly 20 feet long and flying at more than 100 miles an hour, at an altitude of roughly 3,000 to 4,000 feet. Other drones followed, one by one, sounding in the distance like a parade of lawn mowers.
The drones headed south, across Chesapeake Bay, toward Norfolk, Va., and over an area that includes the home base for the Navy’s SEAL Team Six and Naval Station Norfolk, the world’s largest naval port.
VanHerck, who led the military response to the Chinese balloon, ordered jet fighters and other aircraft to fly close enough to glean clues from the drones. He recommended that Defense Secretary Lloyd Austin authorize a full menu of electronic eavesdropping and spycraft to learn more, though the Pentagon is limited in what it can do on U.S. soil.
“If there are unknown objects within North America,” VanHerck said, the job is “to go out and identify them.”
Solving that mystery, even for the world’s pre-eminent superpower, proved easier said than done. Local police were among the first to try.
For two nights, starting on Dec. 6, Hampton, Va., officers chased the drones, by patrol car and on foot, relaying momentary sightings along with information from Langley over police radios: One was seen in the area of Marshall Street or Gosnold’s Hope Park.
Three more appeared to land but returned to the air before officers could reach them. Another looked like it landed offshore. Police finally gave up.
Gen. Kelly, now retired, said the Pentagon was stumped, too.
What would the U.S. do, he asked, “if this happens over the National Mall?”

i bought a cheap squishy toy and it smells like something i should definitely not be inhaling at all (kind of like gas/petrol but more factory-plasticky? i'm a retail drone not a chemist) and, of course, it was made in china.
("of course" not so much because of the price or quality but because everything is. at every price range and standard, tbh. i'm not trying to say everything made in china sucks. for the tumblr-pedantic record. rip to the workers in the stinky plastic factory though. :/)
so i was like "if this was made in america i could figure out where. we put the company address on everything here. but can i do that with an overseas company?" and the answer is yes maybe (i found the import/middleman companies and there are "trading" websites that track this stuff) but also no because i can't read mandarin. (sorry ancestors)
anyway that's how i find out about this place

yiwu "market" aka "international trade city." alleged "world's largest wholesale market." the mall to end all malls. this place sells stuff to the entire world by the shipping container. didn't even slightly exist in 1980; now does billions of dollars in trade annually which supports a city of 2 million people. which previously was just. like. a farming village.
(btw take this info with a grain of salt *please* i got it from youtube, google and wikipedia and i'm existing in an incredulous sleep-deprived haze)

literally miles of showrooms of every random manufactured item you can imagine. toys, clothes, electronics, household goods, christmas decorations...
i cannot stress enough that we do not have this kind of thing here. (... do we?) but. we have the stuff. this is where all the stuff is from. all roads lead to yiwu, apparently
sometimes you just get reminded... world big. but also. world interconnected. not so small after all. but so connected.
#i have learned my lesson about buying random sus wholesale goods from (unnamed big box store that has all my data anyway) though#next time i go to the experts#(ie asian mom ladies at the state fair who presumably did not use a 3rd party broker in NYC)#(who looks like a predatory Karen and rebrands the random stinky wholesale stuff as if she was responsible for making it)#what a weird fucking economy we live in#geography#what is humanity if not an enormous effort to make stuff#ridiculous amounts of stuff#(so says capitalism?)#sleep deprived#very much so#if i made any embarrassing errors pls lmk so i can be embarrassed in the morning#i don't usually share my wikipedia research

So I saw your reblog about truckstops, and as someone uniquely qualified to answer your rhetorical questions, this excited me. My qualifications include living within fifteen minutes of and having two family members who currently work for the Iowa 80 Truckstop, having worked there for six months after high school, and then having a parent who worked there for seven years before working for the other truckstop across the road.
The truckstop I worked for, Iowa 80, is located in Walcott, Iowa, is the world's largest truckstop. They almost lost that title to their sister location and had to expand their square footage. Inside this truckstop is a 24-hour restaurant, a laundromat with at least fifteen washers and dryers (I haven't counted), a dentist (who I highly recommend for dental emergencies), full scale showers for purchase that include private restrooms (some are fully wheelchair accessible), a small movie theater, a hair salon, a chiropractor, a small office that's used as a church/worship space for truckers with resources for local actual churches and advocacy groups, a food court rivaling our local mall, a game room, a gift store, and finally, the showroom. There's also a small truckers lounge with free internet access and lots of space to sit and converse.
The only thing missing from the post is places to sleep. You could technically sleep there. It is a 24-hour business, and I have seen people take their dogs inside during storms and camp out on the floor of the showroom before. But there's not like... beds or anything. There are a few hotels nearby, but as can be expected due to the nature of the trucking industry, they're all motels and cheap places to sleep that's not the bed inside your truck.
The showroom is large enough to house a full semi with trailer (used for storage), with an electronics section, chrome department, and a small graphics printing section called the custom shop, where you can have embroidered t-shirts and vinyl stickers made of your company's logo, or whatever you want. For sale on this floor includes all kinds of accessories and electronics for truckers, as well as a small media selection of DVDs, CD's and audio books. They also have a section for mattresses for your semi, as well as they used to have a small spot to buy musical instruments.
The foot court and convenience store are a huge room with a Taco Bell, Pizza Hut, Wendy's, combination Einstein Bros Bagels and Caribou Coffee, Dairy Queen/Orange Julius. There is also a full-scale convenience store, with every soda, snack, and candy you can imagine.
In the gift shop, you can buy your normal stuff. T-shirts and such. But you can also buy katanas. For some reason. And I used to have to sell those at 3am. They also at one time sold a whip. But no guns or alcohol, thank god. That would've been too much for the family-friendly label that the family that owns the company has.
There's also a service center, with access to truck diesel, DEF, etc. It has a Chester's Chicken, a Blimpie, and a smaller little gas station selection of candy and drinks and such.
Now, if you want alcohol or lottery, you gotta go across the road, to Pilot.... which is where my mom defected to after like six years of working for Iowa 80. They sell booze. But there's not only one, there's TWO of them, across the road, and across the interstate from Iowa 80. One has an Arby's, and the other has a Subway.
In this small section of town, there's also a McDonalds, but it's not part of everything else. It's just there, between the little Pilot store and one of the aforementioned motels.
You now know everything there is to know about my weird situation with Iowa 80/Pilot.
But there is one thing I gotta say, this is pretty unique. Most rest stops, and gas stations are like Pilot. Located off the interstate, a little shop to get gas and snacks, a restroom, and some space to stretch your legs. Iowa 80 is a big ass building and part of a family owned business with multiple sister locations. In the US, most rest stops and such are just a gas station, maybe a bathroom with a place to get out for vending machine snacks and a spot to hide from bad weather.
Okay that's all bye~
Omg thank you so much for sending me this!
No place to sleep does make sense since most transport trucks have beds built in anyways.
Most truck stops here are basically just roadside food courts with a gas station outside and sometimes with a tiny gift shop that might have t-shirts and keychains. I pass 5 on my way to and from work (god my commute is far too long) and all except one are owned by the same company (OnRoute) and are pretty boring.
Now that I'm thinking about it, I'm pretty sure the only truck stops I've been to with anything more than that have all been in the US on roadtrips. Though obviously none as exciting as the one you are describing (Jesus Christ a movie theatre and a dentist??)
I kinda wanna own a truck stop katana now.

The Past, Present, Future of Shenzhen Huang Qiang Bei (Volume 2)
——Slkor, Song Shiqiang
The Past, Present, Future of Shenzhen Huang Qiang Bei (Volume 2)
——Slkor, Song Shiqiang
In 1992, Deng Xiaoping visited Shenzhen, which supported and affirmed the Shenzhen economic model and inspired the people of Shenzhen. With the opening up of China to the outside world, the economic consumption center of Shenzhen gradually moved westward beyond Luohu District, and the focus was in the Futian District in the 1990s. Over the years, a middle class with consumption power emerged, and with the accumulation and development of the industrial base, a market of division of labor and spontaneity was formed. Hua Qiang Bei, located in Futian District, developed into the Hua Qiang Bei Business Circle with the electronics street as the industry leader, creating an economic miracle.
Mr. Song Shiqiang, General Manager of Slkor and Kinghelm
In 1994, Vanguard Super Department moved to Hua Qiang Bei and introduced the Singaporean "warehouse mall" model, which was a key factor in activating the whole Hua Qiang Bei Business Circle. The department store's success led to the transformation of more than 40 buildings in the Shangbu Industrial Zone into commercial areas, and the rise of various other businesses such as the "International Electrical Appliance City" and the "Manha Clothing Mall." The author, Song Shiqiang, also mentions his earliest connection with Hua Qiang Bei and his efforts to work for its prosperity.
Second direct-sale store of SlkorMicro Semicon Co., Ltd. (Slkor) in Hua Qiang Bei, Shenzhen
The market, Hua Qiang Bei, an electronics market in Shenzhen, China has been a hub for small and medium-sized enterprises, and many successful companies have emerged from it.
The author, Song Shiqiang, is the general manager of Kinghelm and Slkor, two companies that started in Hua Qiang Bei. The author discusses the success of the Chinese economy, which he attributes to the complementation of the state-owned enterprises and small private businesses. The author also discusses the growth of Hua Qiang Bei and how it has been nurtured by the government and supported by state-owned enterprises. The passage also contains personal anecdotes about the author's experiences in Hua Qiang Bei and the people he has met there. Finally, the author mentions that Kinghelm and Slkor have moved their headquarters to Shenzhou Computer Building in Bantian, Longgang, and that Slkor's IC design and research team is now located in Korea and Suzhou, while Kinghelm's processing plants are located in Tangxia, Dongguan, and Li.
Hua Qiang Bei is an electronic market located in Shenzhen, China. It is famous for being the world's largest electronics market and a hub for electronic components, including emulational mobile phones, Bluetooth headsets, and other electronic products. The market is known for its fierce competition, creativity, and the ability to produce billionaires. The influx of migrants from Pearl River Delta Region and Shenzhen brings fierce competition and creativity. Hua Qiang Bei Chaoshan bosses are famous for daring to fight, which combines the bloodiness of Hunan people, Society of Brothers tradition of Sichuan and Chongqing people without procrastination. The market's products are mostly electronic components, characterized by storage capacity and convenience of transportation, which can earn money decades later and thousands of kilometers away. Additionally, the market has electronic components with high unit price and high standardization, and the customers are basically 2B manufacturers, making the transaction mostly wholesale, where many people can make money easily. The active electronic components have the characteristics of unique model correspondence; they can't be used universally with a single difference. Therefore, if the products of downstream customers just lack this material, scarce material number can earn a lot of money, which belongs to commercial compensation value. Like Kinghelm and Slkor, Hua Qiang Bei's companies all belong to the electronic and information industries, which is in line with this great era.

According to the latest inbound tourism data for Dubai, over 144,000 Nigerians visit the emirate yearly, marking a year-on-year rise of 33%. The result makes Nigeria Dubai’s fastest-growing visitor source market to date.
In this article, we will look at:
Why Nigerians love Dubai
Why Dubai is a prime investment opportunity for Nigerians
Visa Restrictions
How Nigerians can now easily migrate to Dubai via Property Investment & Ownership
Alright, let’s dive in.
There are several reasons why Nigerians love Dubai:
Shopping: Dubai is known as a shopper’s paradise, with some of the world’s largest and most luxurious shopping malls. Nigerians love to shop, and Dubai offers a wide range of high-end fashion, electronics, jewelry, and luxury items that are not always available in Nigeria.
Tourism: Dubai is a popular tourist destination, with a variety of attractions such as the Burj Khalifa, the world’s tallest building, and the Palm Jumeirah, an artificial island. Nigerians enjoy visiting these attractions and taking part in the city’s vibrant nightlife.
Business opportunities: Dubai is a hub for international business, and many Nigerians travel there to explore new business opportunities. The city’s favorable tax policies and regulations make it an attractive location for entrepreneurs and investors.
Safety: Dubai is one of the safest cities in the world, with a low crime rate. Nigerians appreciate the safety and security that Dubai offers.
Luxury: Dubai is known for its luxury lifestyle, and Nigerians who can afford it often enjoy staying in the city’s opulent hotels and resorts, dining at high-end restaurants, and taking part in exclusive experiences such as desert safaris and helicopter tours.
Why Dubai is a prime investment opportunity for Nigerians
Dubai is a prime investment opportunity for Nigerians for several reasons:
Business-friendly policies: Dubai has a business-friendly regulatory framework, which means that it is easy to set up and run a business in the city. This makes it an ideal destination for Nigerian investors who are looking for an environment that supports entrepreneurship.
Strategic location: Dubai is strategically located at the crossroads of Europe, Asia, and Africa, making it an ideal hub for global trade and commerce. This makes it a convenient location for Nigerian investors who want to tap into the growing markets in these regions.
Tax benefits: Dubai offers a favorable tax regime, with no corporate or personal income tax. This means that Nigerian investors can keep more of their profits, which can be reinvested in their businesses or used for other investment opportunities.
Infrastructure: Dubai has world-class infrastructure, which supports business and trade. The city has modern transportation systems, including a well-connected metro network and extensive road infrastructure. Additionally, it has a well-developed telecommunications infrastructure and state-of-the-art utilities.
Real estate opportunities: Dubai’s real estate market offers excellent investment opportunities, with a range of properties to suit every budget. The city has a booming real estate sector, with high demand for residential, commercial, and industrial properties.
Visa-free entry: Nigerian nationals can enter Dubai without a visa for up to 90 days. This makes it easy for Nigerian investors to travel to the city for business and explore investment opportunities.
Overall, Dubai’s business-friendly policies, strategic location, tax benefits, infrastructure, and real estate opportunities make it an ideal destination for Nigerian investors who are looking for investment opportunities in the Middle East.
Visa Restrictions
Nigerians seeking to migrate to Dubai may face challenges in obtaining a visa due to restrictions that have been imposed on Nigerian passport holders. In 2019, the United Arab Emirates (UAE) suspended the issuance of work visas to Nigerians, citing security concerns. While the ban has been lifted, Nigerians still face restrictions on travel to Dubai.
How Nigerians can easily migrate to Dubai via Property Investment & Ownership
Dubai offers several options for Nigerians to migrate via property ownership and investment. Here are some steps you can take:

LA Fires/Urbanates/LA Mayor Karen Bass
Saturday January 11, 2025 Truth Bomb
Karen Bracken
LA fires clear the way for SmartLA 2028 and 2028 LA Olympics - LA is a C40 city and the olympics is scheduled for LA in 2028. Wouldn’t it be just great if LA was a C40 city by 2028?? Let’s not forget Lahaina was to be converted to a smart city but the locals were not willing to sell their property. These greenies/communists will go to any lengths to move their agenda forward including destroying lives. Lets just see how they build back this county (will they even allow people to rebuild?) and then we will have our answer. I lecture on the C40 Cities Initiative and Los Angeles is one of 14 US cities that have signed on to C40. The goal of C40 cities is ZERO cars, ZERO dairy, ZERO meat, 3 pieces of new clothing per year per person among other strict limitations. FEMA is rushing to the aid of CA but not so much for TN, NC or FL. A lot of the people in CA do not have fire insurance because their genius Governor put caps on how much insurance companies could charge. These caps were so low that insurance companies, rather than go bankrupt, no longer will provide fire insurance in CA. Of course the rich and famous can afford to pay high premiums but they are only a small portion of the people living in CA. Believe me these globalists put no value on human life. As a matter of fact the more of us that die the better they like it. ARTICLE
Here are the cities in the US involved in C40: Austin, Boston, Philadelphia, New York, Chicago, Phoenix, Portland, Houston, Los Angeles, San Francisco, Miami, Seattle, DC, New Orleans. If you live in these cities perhaps you should be keeping your ear to the ground and make sure your house is adequately insured. The largest promoter of the 15 Minute City right now is the C40 Cities initiative. They know most Americans will not come willingly into these communist schemes. Yes, communist. The 15 Minute City concept was started in 2016 by Carlos Mareno but the concept was tried many years ago in the Soviet Union and failed miserably. “The Ideal Communist City” is a book written in the late 1950’s by Alexei Gutnov and members of the architecture faculty of Moscow University. But its real roots go back to 1930 with the creation of Technocracy, Inc.
Below is the C40 initiative hand book. If you are not interested in reading it go directly to Chapter 6 Sec. 6.3.1 and look at their 6 consumption interventions charts. Buildings and Infrastructure (6.3.1), Food (6.4.1), Clothing and textiles (6.5.1), Private transportation (6.6.1), Aviation (6.7.1), Electronics and household appliances - the figures here are incomplete but will expand in the future - they only looked at one aspect of this consumption intervention (6.8.1)
C40 Cities The Future Of Consumption In A 1
20.9MB ∙ PDF file
Download
It is a lot easier and faster to build a C40/15 Minute City from the ground up instead of having to create it from existing structures. Think about it.
Ever hear of an Urbanate? Well it is part of the Technocracy, Inc (1930’s) plan after the Technate (see my substack from Friday) is created to then create what we now call 15 Minute Cities/Smart Cities. Ya just can’t make this stuff up folks. Here is a description…..sound familiar? If you missed my Substack from Friday I recommend going back and reading it. And remember my last sentence above under the C40 Guide that I shared.
Urbanates: A technocratic replacement for cities Once a technate has been established Technocracy Incorporated advocates an entirely new form of living environment called Urbanates. An Urbanate is essentially an assembly of buildings where people live and work. These places would have all the facilities needed for a community, including schools, hospitals, shopping malls, waste management and recycling facilities, sports centres, and public areas. Technocrats plan for Urbanates to be something akin to resorts, designed to give each citizen the highest standard of living possible. Getting around in an Urbanate would be inherently easy and efficient. Every kind of major facility would be placed within walking distance of a housing complex, eliminating the need for cars. Urbanates would be connected via a continent-wide transportation network envisioned by Technocracy, which would involve a High-speed rail network linking every Urbanate, the Continental Hydrology (a massive Canal network), and air transport. These systems would also be connected to the Technate's industrial sites for easy transport of goods to consumers, and to all recreational and vacation areas of the continent. The reason given by Technate advocates for all this ambitious restructuring of urban life is that modern cities are often extremely poorly planned and built in a haphazard way leading to major inefficiencies, waste, and large numbers of social and environmental problems. Technocrats believe that rather than trying to solve all these problems within the framework of existing cities, it is best to start with a clean slate and construct Urbanates when needed.

LA Mayor Karen Bass, Revolutionary Communist - her winning the election was very suspicious and election fraud suspected - but when you see who she really is you can understand why they had to rig the election. And how convenient that she just happened to be out of town while LA was being burned to the ground. 3 min. ARTICLE/VIDEO (3 min.)
