I wanted to respond to this post from a bit ago, because I thought it was a good challenge. Certainly Japan is a wildly different country from the US, so the way it can be used sometimes as a "YIMBY model" can often be naïve. It is not YIMBY in many ways, for sure. Cowen sets out a list of ways Japan either isn't YIMBY or would have other reasons for its lower rents; as he puts it:
Yet the more I think about it, the more I tend to believe a very different proposition: Japan is in key ways a very NIMBY country, and its brand of NIMBYism has keeps real estate prices down. A corollary is this: YIMBYism gets much less credit for low Tokyo real estate prices, and furthermore the low real estate prices are a sign of something having gone wrong on the productivity side, in large part due to regulation.
So lets see how it holds up:
1. Japan has had very tough immigration restrictions.  This has eased considerably, but a) the stock matters not just the flow, and b) current Japanese migrants often are from countries such as Thailand and the Philippines, which fills in for some mid-level jobs, but does not massively boost rents.
Meh - True, though its more cultural then legal imo. But we aren't talking about Japan, we are talking about Tokyo. Tokyo has has large amounts of internal migration from the rest of Japan; meanwhile its not like NYC's net population has increased dramatically in the past 20 years from immigration. Unless immigrations have magic rent soil I'm not seeing this.
2. It is extremely difficult to learn written Japanese.  Among its other effects, this discourages high-value immigrants from settling into very high productivity service jobs in Tokyo or in Japan more generally.
Meh - definitely true! Japan needs language reform lol. But like above, immigration isn't magic rent soil, its about net people.
3. Various regulatory and legal decisions have prevented Tokyo from developing into the financial capital of Asia (haven’t you wondered  about this?).  I won’t go into all the detail here, this is the modern world so just ask ChatGPT.  I’m sure you all know that major financial centers usually lead to exorbitant rents, due to the opportunity cost of the land.
Boo - so I literally asked ChatGPT, since I was curious, and I got absolutely nothing - just vague platitudes and literally some of the other reasons from this list, like "It lacks immigration". I don't doubt some of this is true, but I don't think its a load bearing reason it isn't a financial center. Or at least don't be lazy and tell us what they are.
Which I think is relevant, to be clear - but I think might be a bit more endogenous than the article is letting on. The inability to financialize rents in Tokyo might in fact be a reason its less of a financial center!
4. So, so much of Japanese regulatory policy and culture is geared toward maintaining small retail businesses, super small in scale, and low in productivity.  They do not place much upward pressure on rents.  By the way, this is one reason why tourists find Tokyo so wonderful, but those enterprises lower productivity considerably relative to say Walmarts.  It is no accident that so many Japanese examples populate “Markets in Everything,” that they have cat and furry cafes, and so on.
Probably True - I think he is exaggerating, and like "culture" is doing a lot of work here, but its definitely true that Japan has large small business orgs that work hand-in-hand with government to shape the urban ecology for them. The big companies are doing their own thing of course, but I am open this idea for sure. Japan's business-political complex is very vast.
But of course it might all just be downstream of the rents; if rent is low, you can build whatever.
Overall, I think meh? But I think a better argument could be made - we do need more detailed understandings of how Japan's real estate market functions in relation to its urban planning. I see one or the other in a box a lot, but the interaction I think should be dug into more.

WHY INCOMING SENIOR HIGH SCHOOL STUDENTS MUST CHOOSE A TRACK?
Hello everyone this is from Grade 11 Humss (Vygotsky) as we tackled about why senior high school students must choose their strand.
Senior High School Guide: Choosing the Right Track and Strand K-12 is a relatively new program here in the Philippines if you compare it with our neighboring countries. For students to move into college or the university level, they must undergo junior (Grades 7-10) and senior (Grades 11-12) high school level to be given a diploma. A certification is given during the junior level but finishing the senior high level certifies and validates that a student is qualified for college.
Going into senior high school, students must choose a strand and track they would like to take for the next two years of their senior high school life. There are different strands and tracks students can choose from which can also help them choose a course they might want to take in college. Given the magnitude of this decision, careful consideration is required. Here is a simple guide to assist you in deciding which academic track and strand are best suited to your need is for those who have already and surely decided to pursue a college education after senior high school; basically, it helps you in your journey going to college because of its subject specialization. Under this track there are four strands you choose from:
Tumblr media
1.)HUMSS– First is the Humanities and Social Sciences or HUMSS. HUMSS is the strand for students who wish to go into college with the following courses: Political Science or International Studies, English or Filipino Literature, Mass Communication, Education, Performing Arts, and other related courses.
Tumblr media
2.)STEM– The next strand is the Science, Technology, Engineering, and Math track, also known as STEM. STEM is the strand for students who wish to go into college with the following courses: Biology, Physics, Mathematics, Engineering, Computer Studies, Information Technology, and so on and forth on the related courses. This strand is a very hands-on type of experience that would be good for students who have firmly decided on their future college courses and profession.
Tumblr media
3.)ABM– The third is the Accounting Business and Management or ABM. ABM is the strand for students who wish to go into college with the following courses: Human Resources, Tourism, Hotel and Restaurant Management, Accounting, Business Studies, Marketing, Real Estate, Export Management, Entrepreneurship, and other related courses in this path. This is a suggested strand for those who have their eyes set on creating a business in the future or working in the business sector.
Tumblr media
4.)GAS– And the last strand in the Academic track is the General Academic Strand or GAS. Now if you have some uncertainty or confusion in your mind on what specific path you would want to take, then GAS is the strand offered in this track. What makes this good is that the courses offered here are encompassing; meaning in all fields. The things that one can learn in this can help your uncertain mind explore your possible college options. Simply put, this strand is for all college courses.
Tumblr media
5.)TVL Track-Our next track is the Technical-Vocational-Livelihood Track. The subjects on this track focus on practical knowledge and job-ready training. Once you take and finish a strand on this track, you will be given the TESDA National Certificate. If your goal is to work immediately or be eligible for certified jobs after senior high school, this track is perfect for you. Finishing any strand from this track gives you skills that are considered and accepted to qualify you for work.
These different tracks, strands, and specializations are intended for you to determine which paths fit your strengths, passions, and skills. Choosing the right Senior High School strand will help motivate you for your future career. Once you choose a strand you like, studying becomes more enjoyable since the strands are designed and specialized to match your interests. Moreover, it expands your knowledge and skills, while at the same time, exposing you to your chosen field of study in preparation for college.
Every student in Senior High School should make a choice is choosing among the give tracks in Senior High School such as Academic, Technical Vocational Livelihood, Sports and Art's & Design. In Academic track it includes three strands: ABM, HUMSS and STEM.
We should always choose the track that we want because it is important for us students of SHS to have more knowledge and straight to our dream course that we really want to achieve before Graduating SHS. And from these tracks we can learn how to manage our time and what we want in the future, from learning to these tracks we can have business as student we can also have a part time and to know more what we can know from these tracks.

Manila to Amsterdam: Filipina Administrative Assistants Investing in Real Estate (2000s)
The flickering neon lights of Amsterdam reflected in the canals painted a picturesque scene, but for Maria, they were a constant reminder of the miles separating her from her family in Manila. It was the early 2000s, and Maria, like many other Overseas Filipino Workers (OFWs), had sought opportunities abroad, landing a job as an administrative assistant in a bustling Dutch company. Her story, however, was far from unique. It echoed the experiences of thousands of Filipinos who left their homeland in search of better wages and a brighter future, often taking on roles like Maria’s – essential yet often overlooked positions in the global workforce.
The 2000s witnessed a significant surge in the number of Filipinos migrating for work, driven by a complex interplay of factors. Economic instability in the Philippines, coupled with the allure of higher salaries and perceived better living standards in developed nations, fueled this exodus. Many, like Maria, were highly educated and skilled, but the limited job market and lower wages in the Philippines pushed them to seek opportunities elsewhere. Amsterdam, with its thriving economy and relatively open labor market, became a destination for many seeking employment, including a growing number of Filipinos taking on administrative roles.
These jobs, while often demanding, provided a lifeline for families back home. The remittances sent by OFWs, including administrative assistants, became a crucial pillar of the Philippine economy, injecting billions of dollars annually. Maria meticulously budgeted her earnings, ensuring a portion was sent home every month to cover her children’s education, her parents’ medical expenses, and the daily needs of her household. This financial support was often the difference between scraping by and a path towards a more secure future for their families.
However, the journey of OFWs, including those in administrative positions, was not without its challenges. Navigating a new culture, language barriers, and the emotional toll of being away from loved ones created a unique set of stressors. Maria often found herself grappling with homesickness, particularly during holidays and special occasions. She missed her children’s milestones, her parents’ birthdays, the simple comfort of sharing a meal with her family. The vibrant city of Amsterdam, despite its beauty, couldn't replace the warmth and familiarity of home.
The issue of social justice for migrant workers, including Filipinos in administrative roles, became increasingly prominent during this period. Concerns about fair wages, working conditions, and access to basic rights were raised by advocacy groups and international organizations. While the Netherlands generally offered a more regulated and protective environment compared to some other destination countries, challenges remained. Stories of discrimination, unfair treatment, and exploitation, although not always widespread, served as stark reminders of the vulnerabilities faced by migrant workers.
The dream of many OFWs, including Maria, was to eventually return home and build a better life for their families. One avenue towards achieving this goal was through real estate investment. The remittances sent back to the Philippines often found their way into the real estate market, with OFWs investing in properties as a form of long-term security and a potential source of income. For administrative assistants like Maria, whose salaries might not have been as high as those in other professions, these investments represented years of careful saving and strategic planning.
The burgeoning real estate market in the Philippines during the 2000s offered a seemingly lucrative opportunity for OFWs. The prospect of owning a home, providing a stable living environment for their families, and potentially generating rental income was a powerful motivator. However, navigating the complexities of the real estate market from afar presented its own set of challenges. The risk of fraud, the difficulty of managing properties remotely, and the fluctuations in the market required careful consideration and due diligence.
The role of recruitment agencies and online platforms became increasingly important during this period, connecting OFWs with potential employers and providing information about job opportunities. Websites like OFWJobs.org emerged as valuable resources, offering a centralized platform for job seekers to explore various options and connect with potential employers. These platforms played a crucial role in facilitating the movement of Filipino workers, including administrative assistants, to countries like the Netherlands.
The desire for a better life often meant sacrificing years of being physically present with loved ones. Maria's story, like those of countless other OFWs in administrative roles, highlights the complexities and sacrifices inherent in the pursuit of economic opportunity abroad. The remittances they sent back home fueled the Philippine economy and transformed the lives of their families, but the personal cost of this migration was significant. The separation, the longing for home, and the challenges of navigating a new culture were burdens they carried silently, hoping that their sacrifices would eventually pave the way for a brighter future.
The 2000s marked a significant period in the history of Filipino migration, with administrative assistants playing a vital, albeit often overlooked, role. Their contributions to the global workforce and the Philippine economy were substantial, and their stories deserve to be heard and understood. The pursuit of social justice for migrant workers remains an ongoing struggle, and the challenges faced by OFWs, including those in administrative positions, underscore the need for greater protections and support systems. Their resilience, their dedication to their families, and their unwavering hope for a better future continue to inspire and remind us of the human cost of globalization.

August 1- Lotus Pond and Qishan Train Station
Today was a pretty easy day, Sabrina and I went down to breakfast. We both decided to try the hotel’s match latte, which was surprisingly really good. We met up with everybody and headed to the lotus pond. Sadly the dragon and tiger temple was under construction but it was still really cool to walk through, and I got some cool pictures in the area. Also sadly the Confucius Temple that we were supposed to visit was closed which I was looking forward to. Then we got all you can eat lunch which was delicious and very filling. We went to a train station that was pretty far away, but the bus ride was a great time to watch my current show and listen to music. Sabrina and I spent a pretty long time relaxing and then headed out for dinner, which we ended up eating at about 20:00 before walking back across the river and relaxing before bed.

The 2022 report's mention of Taiwan highlights significant developments and ongoing challenges in the realm of religious freedom. The Legislative Yuan's enactment of a law allowing qualified religious groups to register real estate assets under the name of their religious foundation, rather than individuals, addresses long-standing conflicts related to property disputes and inheritance issues. This move exemplifies Taiwan's commitment to ensuring religious organizations operate within a clear legal framework, thereby reducing conflicts and promoting stability. However, the exclusion of domestic service workers and caretakers from the Labor Standards Law remains a critical issue, as it limits their ability to attend religious services. This exclusion predominantly affects foreign caregivers and household workers from Indonesia and the Philippines, hindering their religious practice. The Ministry of Labor and other authorities have taken steps to address this by expanding respite care services and educating employers on the importance of allowing these workers a weekly rest day. Despite these efforts, religious leaders continue to urge more significant action to ensure these workers' rights are fully respected.
Taiwan's Ambassador at Large for Religious Freedom's participation in international conferences underscores the nation's role as a model for religious tolerance and freedom. Taiwan's diverse religious landscape, where various beliefs coexist peacefully, is highlighted as a potential model for the Indo-Pacific region. However, the ambassador's statement that political motives within religious beliefs advocating for unification with China could threaten Taiwan's sovereignty reflects the complex interplay between religion and national security. Taiwan's approach to religious freedom demonstrates both progress and areas needing improvement. However, ongoing challenges such as the need for better protections for domestic workers and more flexible immigration policies for religious workers indicate that further efforts are necessary to fully realize the ideals of religious freedom.

The Evolution and Impact of Call Centers in India
Call centers in India have come a long way since their inception in the late 1990s. Initially seen as an emerging sector with potential for growth, call centers have since become a cornerstone of India's economy, providing millions of jobs and significantly contributing to the country's GDP. This blog explores the evolution, challenges, and future prospects of call centers in India.
Tumblr media
The Birth of a Booming Industry
The late 1990s marked the beginning of the call center boom in India. This period saw the liberalization of the Indian economy, which, coupled with advancements in telecommunications and internet technology, made India an attractive destination for outsourcing. American and European companies were the first to recognize the potential of leveraging India's large, English-speaking workforce to handle customer service and technical support operations at a fraction of the cost.
Growth and Expansion
Throughout the early 2000s, the call center industry in India grew exponentially. Cities like Bangalore, Gurgaon, Hyderabad, and Pune emerged as hubs for Business Process Outsourcing (BPO) operations. The availability of skilled labor, combined with a cost-effective business environment, fueled this growth. Companies like Infosys, Wipro, and Tata Consultancy Services (TCS) expanded their operations, while international giants such as IBM, Accenture, and Concentrix established significant presences in India.
Economic Impact
The economic impact of call centers in India has been profound. The industry has generated employment for millions, offering opportunities to a diverse range of individuals, including recent graduates and women seeking flexible working arrangements. This influx of jobs has not only reduced unemployment rates but also spurred the growth of ancillary industries such as real estate, transport, and hospitality.
Moreover, call centers have played a critical role in enhancing India's global economic standing. The revenue generated from outsourcing services has helped stabilize the economy, allowing for increased investment in infrastructure and education. This, in turn, has created a positive feedback loop, further strengthening the BPO sector.
Challenges Faced
Despite its success, the call center industry in India has faced several challenges. One of the primary issues has been employee attrition. The repetitive and often stressful nature of call center work, coupled with odd working hours to accommodate international time zones, has led to high turnover rates. Companies have had to invest heavily in employee training and retention programs to mitigate this problem.
Additionally, competition from other emerging economies such as the Philippines, Vietnam, and Eastern European countries has intensified. These regions offer similar advantages, forcing Indian call centers to continuously innovate and improve efficiency to maintain their competitive edge.
Technological Advancements and the Future
The future of call centers in India is poised to be shaped by technological advancements. Automation and artificial intelligence (AI) are increasingly being integrated into customer service operations. While this has raised concerns about potential job losses, it also presents opportunities for upskilling the workforce and creating higher-value positions that require human oversight and strategic thinking.
Cloud computing and advanced analytics are also revolutionizing the way call centers operate, enabling more efficient management of customer interactions and data. Companies are investing in state-of-the-art technologies to offer omnichannel support, integrating voice, email, chat, and social media platforms to provide seamless customer experiences.
Social and Cultural Impact
Call centers have also brought about significant social and cultural changes in India. They have contributed to the rise of a young, dynamic middle class with disposable income, fostering consumerism and altering lifestyles. The industry has promoted gender diversity in the workplace, providing women with numerous employment opportunities and contributing to their financial independence.
Conclusion
The journey of call centers in India is a testament to the country's ability to adapt and thrive in a globalized economy. While challenges remain, the sector's resilience and capacity for innovation suggest a promising future. As India continues to embrace new technologies and improve its business processes, its call centers will likely remain a critical player in the global outsourcing landscape, driving economic growth and societal change.
