I wanted to respond to this post from a bit ago, because I thought it was a good challenge. Certainly Japan is a wildly different country from the US, so the way it can be used sometimes as a "YIMBY model" can often be naïve. It is not YIMBY in many ways, for sure. Cowen sets out a list of ways Japan either isn't YIMBY or would have other reasons for its lower rents; as he puts it:
Yet the more I think about it, the more I tend to believe a very different proposition: Japan is in key ways a very NIMBY country, and its brand of NIMBYism has keeps real estate prices down. A corollary is this: YIMBYism gets much less credit for low Tokyo real estate prices, and furthermore the low real estate prices are a sign of something having gone wrong on the productivity side, in large part due to regulation.
So lets see how it holds up:
1. Japan has had very tough immigration restrictions. This has eased considerably, but a) the stock matters not just the flow, and b) current Japanese migrants often are from countries such as Thailand and the Philippines, which fills in for some mid-level jobs, but does not massively boost rents.
Meh - True, though its more cultural then legal imo. But we aren't talking about Japan, we are talking about Tokyo. Tokyo has has large amounts of internal migration from the rest of Japan; meanwhile its not like NYC's net population has increased dramatically in the past 20 years from immigration. Unless immigrations have magic rent soil I'm not seeing this.
2. It is extremely difficult to learn written Japanese. Among its other effects, this discourages high-value immigrants from settling into very high productivity service jobs in Tokyo or in Japan more generally.
Meh - definitely true! Japan needs language reform lol. But like above, immigration isn't magic rent soil, its about net people.
3. Various regulatory and legal decisions have prevented Tokyo from developing into the financial capital of Asia (haven’t you wondered about this?). I won’t go into all the detail here, this is the modern world so just ask ChatGPT. I’m sure you all know that major financial centers usually lead to exorbitant rents, due to the opportunity cost of the land.
Boo - so I literally asked ChatGPT, since I was curious, and I got absolutely nothing - just vague platitudes and literally some of the other reasons from this list, like "It lacks immigration". I don't doubt some of this is true, but I don't think its a load bearing reason it isn't a financial center. Or at least don't be lazy and tell us what they are.
Which I think is relevant, to be clear - but I think might be a bit more endogenous than the article is letting on. The inability to financialize rents in Tokyo might in fact be a reason its less of a financial center!
4. So, so much of Japanese regulatory policy and culture is geared toward maintaining small retail businesses, super small in scale, and low in productivity. They do not place much upward pressure on rents. By the way, this is one reason why tourists find Tokyo so wonderful, but those enterprises lower productivity considerably relative to say Walmarts. It is no accident that so many Japanese examples populate “Markets in Everything,” that they have cat and furry cafes, and so on.
Probably True - I think he is exaggerating, and like "culture" is doing a lot of work here, but its definitely true that Japan has large small business orgs that work hand-in-hand with government to shape the urban ecology for them. The big companies are doing their own thing of course, but I am open this idea for sure. Japan's business-political complex is very vast.
But of course it might all just be downstream of the rents; if rent is low, you can build whatever.
Overall, I think meh? But I think a better argument could be made - we do need more detailed understandings of how Japan's real estate market functions in relation to its urban planning. I see one or the other in a box a lot, but the interaction I think should be dug into more.

Senior High School Guide: Choosing the Right Track and Strand K-12 is a relatively new program here in the Philippines if you compare it with our neighboring countries. For students to move into college or the university level, they must undergo junior (Grades 7-10) and senior (Grades 11-12) high school level to be given a diploma. A certification is given during the junior level but finishing the senior high level certifies and validates that a student is qualified for college.
Going into senior high school, students must choose a strand and track they would like to take for the next two years of their senior high school life. There are different strands and tracks students can choose from which can also help them choose a course they might want to take in college. Given the magnitude of this decision, careful consideration is required. Here is a simple guide to assist you in deciding which academic track and strand are best suited to your need is for those who have already and surely decided to pursue a college education after senior high school; basically, it helps you in your journey going to college because of its subject specialization. Under this track there are four strands you choose from:
1.)HUMSS– First is the Humanities and Social Sciences or HUMSS. HUMSS is the strand for students who wish to go into college with the following courses: Political Science or International Studies, English or Filipino Literature, Mass Communication, Education, Performing Arts, and other related courses.
2.)STEM– The next strand is the Science, Technology, Engineering, and Math track, also known as STEM. STEM is the strand for students who wish to go into college with the following courses: Biology, Physics, Mathematics, Engineering, Computer Studies, Information Technology, and so on and forth on the related courses. This strand is a very hands-on type of experience that would be good for students who have firmly decided on their future college courses and profession.
3.)ABM– The third is the Accounting Business and Management or ABM. ABM is the strand for students who wish to go into college with the following courses: Human Resources, Tourism, Hotel and Restaurant Management, Accounting, Business Studies, Marketing, Real Estate, Export Management, Entrepreneurship, and other related courses in this path. This is a suggested strand for those who have their eyes set on creating a business in the future or working in the business sector.
4.)GAS– And the last strand in the Academic track is the General Academic Strand or GAS. Now if you have some uncertainty or confusion in your mind on what specific path you would want to take, then GAS is the strand offered in this track. What makes this good is that the courses offered here are encompassing; meaning in all fields. The things that one can learn in this can help your uncertain mind explore your possible college options. Simply put, this strand is for all college courses.
5.)TVL Track-Our next track is the Technical-Vocational-Livelihood Track. The subjects on this track focus on practical knowledge and job-ready training. Once you take and finish a strand on this track, you will be given the TESDA National Certificate. If your goal is to work immediately or be eligible for certified jobs after senior high school, this track is perfect for you. Finishing any strand from this track gives you skills that are considered and accepted to qualify you for work.
These different tracks, strands, and specializations are intended for you to determine which paths fit your strengths, passions, and skills. Choosing the right Senior High School strand will help motivate you for your future career. Once you choose a strand you like, studying becomes more enjoyable since the strands are designed and specialized to match your interests. Moreover, it expands your knowledge and skills, while at the same time, exposing you to your chosen field of study in preparation for college.
Every student in Senior High School should make a choice is choosing among the give tracks in Senior High School such as Academic, Technical Vocational Livelihood, Sports and Art's & Design. In Academic track it includes three strands: ABM, HUMSS and STEM.
We should always choose the track that we want because it is important for us students of SHS to have more knowledge and straight to our dream course that we really want to achieve before Graduating SHS. And from these tracks we can learn how to manage our time and what we want in the future, from learning to these tracks we can have business as student we can also have a part time and to know more what we can know from these tracks.

August 1- Lotus Pond and Qishan Train Station
Today was a pretty easy day, Sabrina and I went down to breakfast. We both decided to try the hotel’s match latte, which was surprisingly really good. We met up with everybody and headed to the lotus pond. Sadly the dragon and tiger temple was under construction but it was still really cool to walk through, and I got some cool pictures in the area. Also sadly the Confucius Temple that we were supposed to visit was closed which I was looking forward to. Then we got all you can eat lunch which was delicious and very filling. We went to a train station that was pretty far away, but the bus ride was a great time to watch my current show and listen to music. Sabrina and I spent a pretty long time relaxing and then headed out for dinner, which we ended up eating at about 20:00 before walking back across the river and relaxing before bed.
