Home Values on the Rise. In the last week our realty team delivered the good news to homesellers who bought at the height of the market. For almost all of them I was able to deliver the good news that their value is finally back up at their purchase price or higher. What does this mean? According to one well analyzed, comprehensive housing data reported, last year, that “96 percent of county housing markets are better off than they were four years ago when foreclosures peaked in 2010 but only 8 percent of county housing markets are better off than they were eight years ago in 2006 before the housing price bubble burst.” (realtytrac.com)
The targeted categories used for measuring recent housing market health were home price appreciation, number of bank-owned (REO) sales, affordability and unemployment rate. Over 400 counties (which account for 63% of the U.S. population) were ranked between 1 and 2.5 for each category, annually, over the span of eight years. Subsequently, the rankings were cumulatively added for a total index score (maximum possible score of 10 each year). The analysis also found that 80 percent of the county housing markets had improved since 2012, when median home prices hit bottom.
