TRIGGERS: death, plane crash, depression, survivor’s guilt
P A S T  →
sarabeth’s life is filled with a lot of shiny things. from the silver that is constantly polished, marble banisters that always have a certain glint to them, the chandeliers that always seem to dance in the light, and the most important one of all: the diamonds. the walton-rowe ltd. is a huge player in the mining business; be it oil, ores containing copper, silver, and gold, and at the core center of the business itself is the diamond. the most prominent product of walton-rowe’s mines.
it all started when henry rowe, a british businessman, founded rowe mining corporation in the 1800s, becoming one of the major owners of diamond mines such as the de beers, rowe mining’s major competitor and the parameter of all diamond companies in the future are measured. the  companies were competing healthily and both continued to become a billion-dollar company until the great depression hit. while an advertising campaign saved the de beers from destitute, a marriage was what saved the rowe mining co.
abraham rowe and margaret walton’s marriage brought upon the strongest joint venture in history, the merge between rowe mining co. and john walton inc, creating walton-rowe ltd. john walton inc. was a mining company whose focus was to mine for ores containing copper, silver, and gold and they also had oil drilling mines across the world. john walton inc. funded the entire operations of rowe mining’s diamond ventures, who was also benefited by piggybacking the de beer’s advertising campaign and abraham and margaret’s own brilliant strategic business planning. now, diamonds are the main venture for walton-rowe ltd.’s business.
reginald walton-rowe is the sole heir of the company. reginald was not the typical rich boy whose face would appear in tabloids every week with a girl by his side. he did everything right; graduated summa cum laude from wharton business school, earned his mba in stanford with a 4.0 gpa, took on the family business right after university, and have stayed away from being featured in sleazy tabloids looking to build controversies around him, because his life was clean from the common rich bachelor vices such as women, booze, drugs, gambling, and more.
his entire life changed when he met ophelia, however. a spontaneous, smart, and ambitious jet-setting heiress of the american luxury hotel and resorts company, the sullinger group. she had many connections and friends across the globe; some tabloids even reported a boyfriend in each continent for every time she visits, but whether that was true or not remained unknown by the public. while reginald had his entire life planned, ophelia was the type to roll with the punches, going with where life leads her and improvise to achieve her ambitions. she brought a whole new meaning to reginald’s carefully-planned life, essentially throwing his manual out the window and showing him a whole new world.
the couple were married in an extravagant wedding in lake como, italy. a few years later, they were gifted with a beautiful baby girl, sarabeth orla cordelia walton-rowe. but pregnancy was not the easiest thing that ophelia went through. ophelia had two miscarriages before they finally had sarabeth, and even then the journey was rough; it started with an increasingly tough phase of morning sickness to the point that ophelia was barely able to keep anything down so she had to be injected with an iv every other week. then, she was bedridden for the entire last trimester of the pregnancy, she had to undergo an emergency c-section, and recovery was a tough road. this added to the love ophelia and reginald had for their only daughter.
reginald and ophelia walton-rowe’s whole world revolved around sarabeth. she entered the best schools, had the best tutors, and was allowed to explore any hobby she liked. piano, painting, ballet, gymnastics, violin, and even origami for a few months. sarabeth was allowed to take a fashion course after school when she was sixteen for an entire year and then interned for vogue when she was seventeen.
sarabeth acquired many skills in her pocket, but her true calling was becoming a businesswoman just like her mother and her father. sarabeth had a knack for business; able to sell whatever products was given her way, and she was able to build connections and she had a lot of friends. a lot of people were jealous, of course, of the girl who was spoiled even more than british royalty.
every holiday, sarabeth would go to a different country and bring home many interesting stories of skiing at the alps or staying in a yacht in the french riviera, getting to take a photo with the winner of the monaco grand prix, and more. every fashion season, sarabeth would own pieces even before they were available in store, even had haute couture pieces designed just for her. she was a regular attendee of fashion weeks ever since she turned twenty-one.
like her father, she graduated magna cum laude from wharton business school and an mba at harvard. she had ambitions and goals, and she worked hard to achieve them. but, like her mother, sarabeth was spontaneous and gregarious. she had friends from all over the world with various occupations––actors, models, businesswomen, businessmen, lawyers, hoteliers, even doctors. life was perfect for sarabeth. even a pimple was a rare issue for the girl, not that it does not happen.
that was until three years ago, when a plane crash on their private jet killed both her parents on way back from london to new york for christmas. sarabeth was not on the plane with them, although she was supposed to be. sarabeth was in paris for fashion week, of which she was a regular attendee. but after one of her best friends went to labor early, the socialite decided to stay another day instead of joining her parents in london, and would fly back to new york on her own. she was supposed to be in the flight that killed her parents.
she was about to board the private jet when she heard of the tragedy. her security detail escorted her back to the hotel, where sarabeth spent the next five days as search parties tried to recover her parents’ remains. the funeral and the wake went by quickly, and although sarabeth managed the best possible smile she could for the guests, every single person there knew that a part of her died along with her parents.
the will-reading came after that. the whole walton-rowe and sullinger family came to the event––ophelia’s siblings and reginald’s cousins mainly––anticipating that they will get a share of what reginald and ophelia had. alas, the entire ownership of walton-rowe’s estate, money, investments, and the walton-rowe company was left to their only daughter, even forty percent of the walton-rowe’s share of the sullinger group, making sarabeth the owner of the largest share of the company.
this created the classic family feud over money. all of them aimed their deadly stares at the girl they thought was just another pretty blonde girl who knows nothing about running a business as large as walton-rowe and the sullinger group. sarabeth was bombarded with aunts and uncles who tried to make her renounce the inheritance, insensitive of her grief. that was when randolph walton-rowe, sarabeth’s grandfather who decided to return from retirement and come to new york all the way from london, stepped in. keeping sarabeth’s aunts, uncles, and cousins who craved for the inheritance at bay, allowing sarabeth to run away to paris, the city she found solace in when she heard of her parents’ death.
for an entire year, the girl stayed in the penthouse at george v and avoided every part of the family’s drama. she found the time to deal with her own grief, depression, and the most painful one of all, the survivor’s guilt.
sarabeth attended therapy sessions, did exercises, hung out more with her friends as per her therapist’s prescriptions, and even tried to be more involved in the company she was supposed to be running. one year later, sarabeth was able to not cry every time she was alone, but she also knew that sitting around at her house and going out on brunches or parties would not help. as long as her mind is not preoccupied, it allows the memory of her parents and the guilt she felt to creep back in to her mind. she was not going to let that happen. that was how she decided that she needed to get back to the states.
sarabeth needed to run her empire, to prove the people who underestimated her wrong, but most importantly, she wanted nothing more than to get her original stride back. she wanted to work, to do something with her life instead of just laying around feeling miserable and wasting time.
it has been two years since sarabeth first came back to the states and started to become more involved in the legacy her parents left her. sarabeth had focused more on walton-rowe when she returned; after all, the company was left without a ceo. she focused on restructuring the company, eliminating personnels she knew to have no good intentions, people her father had always wanted to eliminate. she recruited a number of young people into her team, people who bring a new perspective into the company who desperately needed to approach the business world in a new light––a light where businesses need to keep up with the ever-growing and ever-changing trends of the world––and a fresh new perspective.
P R E S E N T  →
it started with sarabeth realizing that walton-rowe needed a face to connect with the people who bought their diamonds. of course, ever since it started, walton-rowe had always been a supplier of diamonds to large jewelry stores such as harry winston, tiffany & co., and cartier. it exclusively collaborated with renowned jewelers for the people who are willing to pay more for a custom-designed piece of jewelry exclusively from the walton-rowe house. but sarabeth knew that simply making exclusive collections for people who can afford it is not enough to ensure that walton-rowe will remain a powerful game-changer in the business––and the only way to do that is for their brand to have a face––to allow not just the rich 1% of the world’s population be able to afford their diamonds, but anyone who can afford the most beautiful declaration of love.
sarabeth opened walton-rowe’s first flagship jewelry boutique on fifth avenue called ophelia by walton-rowe, with customers pouring in to take in the beautiful collection that has been advertised and teased for months. sales continued to skyrocket, with celebrities becoming the face of the advertisement and the brand ambassadors. even with prices given at a discount, and random lucky customers treated into getting a jewelry more than their budget, letting the fame of the new walton-rowe jewels to spread like wildfire through word-of-mouth and of course through the digital world, the most effective method of advertisement today.
however, even with ophelia gaining so much popularity, the scrutiny sarabeth continued to heighten; either jealousy or the fact that they are in denial that the young businesswoman was actually capable, but either way they continued to undermine sarabeth’s ability––blinded by her age, her lack of experience, and maybe even her gender.
but the excitement of the new venture is not the only thing keeping sarabeth busy. new developments have emerged from her parents’ plane crash to prove that it was not an accident at all. evidence suggests that her parents’ planes were rigged to plummet the way it did. recordings from the black box that was finally discovered indicated that the pilots knew the private jet was rigged as soon as the whole system started to break down.
with her inheritance and the connections she has, sarabeth hired a private investigator to help the fbi with the case that would crack the mystery of who was behind the death of her parents and ensured that everything is kept in secret; only between her, her security detail, and the fbi. her heart was set to find the people responsible and make sure the receive the consequences.

Fractional Ownership In Real Estate: Is This The Next Big Wave In Investment Technology?
Investing in various businesses has been the way to riches for the longest time. Everybody wants to invest in some booming business or in a new piece of technology or in real estate and hopes that one day their investment yields massive returns, and they can live off in a grand millionaire lifestyle. As it is true, investment in the right area at the right time does yield massive returns, an investment made at the wrong time, in the wrong area can have one lose everything. Sometimes the financial burden of investments can be overbearing.
As investments involve a lot of risk and financial know-how, it can easily overwhelm one person. In India, fractional ownership is slowly gaining popularity as it is less risky for one person. Fractional ownership comes from fractional investment where a group of similar minded individuals come together and invest, thus co-owning a commercial property and distributing the risk factor and losses incurred, if any.
Fractional Ownership in Commercial Real Estate.
The model of fractional ownership has been seen to work in economies of  developed places such as Singapore, Hong Kong, the USA, and now it is gradually gaining popularity in the Indian market. The platform of fractional ownership provides for individuals to get together and buy assets, enjoy the returns from those assets and sell their portion if they so desire and enjoy the capital gains. Assets can also be managed by the platform and if there is a pay-out from a particular asset, then it automatically distributes the pay-outs to the rest of the owners. For layman's understanding, fractional ownership in commercial real estate lets an individual own a fraction of real estate valued at 60 crore by investing as little as 30 lakhs, and enjoy all the amenities that a 60 crore investor enjoys with a steady cash flow.
How does Fractional Ownership Reduce Risk?
Fractional holdings help in creating diversified investments that distribute itself and minimizes the risk factor. With fractional investment, an investor can buy five different assets at five separate locations with the help of people who have specialized knowledge and lots of experience in managing assets. As the presence of modern technology has inspired and helped people create financially sound futures for themselves, fractional ownership is forcing transparency and equality along with providing many opportunities in the world of investment. Investing in real estate has always been difficult for most common folks as they don’t have enough capital required to buy directly, and the real estate sector demands a hefty amount of capital but with fractional ownership in commercial real estate, people will break the requirement of extreme capital charged for buying real estates.
Advantages of Fractional Ownership.
Fractional ownership through fractional investment helps many people realize their dreams of investment in real estate. It has several advantages, such as…
More Properties to Own
Investing in properties fractionally gives one the chance to own a fraction of one or more properties, maybe a resort condo or holiday homes in prime locations, that would otherwise be out of a common man's budget. When multiple owners share the cost and invest together, all of them can share the huge profits.
Deeded Ownership
Fractional ownership in commercial real estate provides a deed to the fraction of the property brought, which is sometimes referred to as fractional interest. Thus, the value of the share in the property rises and falls along with the entire property's real estate value. Any rise in the value is shared equally and becomes gained equity for all fractional owners.
Owners’ rights
Unlike brief rentals of a place during vacations, property owned through fractional investment gives the investor the right to use the place according to his share. For instance, if one owns one third of a share in a property, he has the right to use the property for one third or four months a year. The property can be enjoyed to the fullest extent of the share bought through fractional real estate investing.
Fractional Maintenance
Property owned through fractional investment entails for a fraction of the upkeep and maintenance, which adheres to the amount of shares bought. This includes the cost of repair bills, landscaping, utilities, HOA fees, fees for the property management companies, taxes and other expenses that are associated with shared ownership. Thus, in fractional ownership of a property, the burden for maintenance costs is shared therefore lessened.
Property can be Rented Out
If the ownership agreement allows, then a fractionally owned property can be rented out either for a short term basis or for a long term. All the owners may earn a share out of the rental income if that is deemed in agreement.
Many people have a dream of owning a property, but not all are financially capable to realize such a dream. Fractional investment provides them with an opportunity to turn that dream into reality.

A Year in Contemporary Albion: Mai
Galan Mai is what the Albans call May Day. It is a big deal. And a public holiday. In many ways, it is more popular than Noel. Troedbel has its big seasonal curtain call in the form of the TA Cup Final.
The weather at this time of year is fairly reliably delightful. The squally unpredictability of spring has definitively given way to the rhythms of bore hav during which days start clear and fresh before becoming a bit warm and sticky in the afternoon and, every few days, there will be rain showers in the late afternoon, evening, or overnight.
A lot of people are off work over the long Bank Holiday weekend. Tourists start pouring into the country. The trains and airports are rammed and the roads are full of caravans and motorhomes as those inclined to ownership of such vehicles head to the coast or the hills for a short break.
People visit Albion all year round but numbers start really picking up from the start of Ebril. Mai through to the end of Awst is peak season. It is very high amongst the world’s most popular destinations. Despite having many spectacular beaches and some fine weather in summer, Albion is not really a beach resort destination. It primarily appeals to cultural tourists interested in the art, history, and culture of the Brytanic Isles and to those who love outdoor pursuits, such as hiking, rambling, canoeing and so forth.
Galan Mai especially offers a feast of activities to choose from. It has been celebrated for aeons and many towns throughout the Cartrefi host festivities, fairs, and shows of all kinds — these days they often tend toward a form of slightly kitsch traditionalism that favours things like folk music and dance, mock jousting and sword fighting contests, dressing up in medieval or ancient costume, agricultural siar shows, and fairground rides.
The hippies and neo-pagans also emerge from their basements again because in ancient times Galan Mai was the first day of the festival known as Beltaine. Their “ceremonies”, which involve much dancing around bonfires (and, historically, fornication), have inspired a few films in the country’s distinctive “folk-horror” genre. Obviously, for most people the whole affair isn’t nearly so Wicker Man. It is one of the three nights of the year on which bonfires are traditionally lit but they tend to enjoy that which goes down at their local tafarn or ostan in the evening, where (so long as the weather holds) it is also another excuse to crack out the grattan, indulge in a spit roast, and drink to excess.
For culture-vultures, the world-renowned Gwyrhyd Literary Festival also starts on Galan Mai and runs for two weeks. This medieval jewel of a city (which is twinned with Lucca in Italy) plays host to a whole series of cultural festivals, covering folk and world music, jazz, film, art, and food that run almost without a break throughout the summer months.
Down on the south coast, aficionados of classical music take comfort from the beginning of the Glyndwr Festival Opera which runs throughout the summer months. Albion has a strong operatic and choral music tradition.
Of course, Galan Mai is also International Workers Day, which is an important event for those on the left of the political spectrum globally. Historically, it was the first modern-style, state-sanctioned “Bank Holiday” in the world as a result of which the nascent industrial working class were granted the right to paid leave.
Union organisation was seriously weakened by the Doriath administration of Mared Tywaltar during the eldys but they remain prominent nonetheless. Furthermore, the emergence of worker-ownership structures in Albion’s large co-operative sector over the same period did much to compensate for the losses made in the realm of traditional union organisation.
A large march takes place every year in Ludun on Galan Mai. It is more a day out, a celebration of worker solidarity, and a show of strength and unity than a protest (although it has been known to become one). Union members from across the Trade Union Congress and co-op organisations such as UCAMBA (the United Cynban Co-operative and Mutual Business Alliance) take part in the tens of thousands. Even those from white collar professions, such as IT and aeronautical engineering, that have no tradition of marching will turn out to show their support. And enjoy a fun day out with their friends, family, loved ones, and colleagues, as it culminates with a big party in Eia Parc with a fun fair, live music, and food. And political speeches, obviously. Inevitably, the entire affair is decried by those on the hard left who can’t understand why such a large gathering doesn’t show any inclination to storm Gwinmynach and seize power. Although the crowd certainly had a good go in 421Ʌ when things turned ugly in the wake of the coalition government’s swingeing austerity programme.
Things calm down again for a few days after Galan Mai although many families will take holiday again over the week from Sadwrn 6th Mai as schools break for the Trinitath half-term holiday. It is a week during which horse racing fans get yet another big day out with the Emyraf Derby on Sadwrn 11th. When the children return to school on Lundyth 13th, all 14 and 16 year olds begin to sit their “N” and “U” level exams.
Hard on the heels of the Gwyrhyd Literary Festival, the publishing world moves en-masse to Dubhlaine for two weeks from Lundyth 13th Mai for the Dubhlaine Literature Festival. Eirean has a proud tradition in creative writing having produced a wealth of exceptional novelists, playwrights, and poets over the years. The event is part of an annual pan-European cycle of summer literary festivals that begins in Gwyrhyd and Dubhlaine before moving on through places like Francfwrth in Almaen and culminating with the Celtanhom Literary Festival during Albanhydrhi. Aside from being a foment of ideas and imagination, they are of vital economic importance to artists and intellectuals of various kinds. And publishers, naturally.
Meanwhile, Gwyrhyd itself moves onto the Gwyrhyd World Music Festival, which welcomes performers and fans of global folk traditions from all over the world. For two weeks, the winding medieval streets, elegant public spaces, and delightfully eccentric venues of this picturesque city throng to the sound of instruments and rhythms both exotic and domestic.
The croucad season also really starts to pick up during the third week of Mai. Every year, an overseas team will tour the country as part of the World Test Championship, an extended-form competition for the elite level of the game that unfolds over an entire sinade. Despite a slightly shaky start, Albion has maintained its position in the premier division of its league setup since the WTC replaced ad hoc international test match fixtures in 4406. One of the world’s leading teams will have arrived in the country at the start of Mai to play a series of warm-up games to the accompaniment of a feverish media build-up. The two sides face off for the first time on Sadwrn 18th (for the men’s team) and Sabath 19th of Mai (for the women) in the opening One Day Internationals. Both events draw a packed crowd and a large television audience, eager to analyse the strengths, weaknesses, and chances of each side for the forthcoming test match series.
The weekend of the 18th and 19th is also a big one for rowing fans. It is a sport at which Albion has historically excelled. Over the course of two days, the eight “old universities” of Auchsrhyd, Cambwar, Gwinmynach, Dubhlaine, Dineidyn, Gaweir, and Ebrauc face off in the Varsity Boat Races: a small two-stage knockout competition. It is a traditional high society event. Crowds of the well-to-do and university students mostly from well-heeled backgrounds gather in the decorative marquees that adorn the banks of the Tamesis at Hendol to cheer their team on. A great deal of medi, the summer alcoholic beverage of choice for many in the country, is consumed.
The attendees typically indulge in a peculiarly Alban performance whereby they all exhibit their free-thinking, independent natures by everyone voluntarily wearing the same outfits. At Hendol Regatta, which continues for the week after the Varsity races, the outfit in question is conventionally a riff on Iorwethian summer sportswear. For women, this means the obligatory light, floral summer dress, hat, and heels. For men, a colourful striped University sports blazer, pale cotton trousers, brown leather brogues, a pale blue, pink, or cream shirt with a complementary monochrome waistcoat, and a tie or cravat. It is often the case that it is these little distinctions and formalities in dress and manners, which we might regard as being somewhat old fashioned, that make the world of Albion feel so different from our own. Not to mention its technological superiority. They have cold calling, but they will address you in the formal register that is also employed in the workplace.
In addition to Hendol Regatta, there are two more croucad One Day Internationals that take place during the final week in Mai as part of the build up to the impending test match series.

Problems solved for each parties – Meredith has cash going forward, whereas the former Wyndham Destinations has a well-respected brand as their firm name going forward. It sounds to me like Meredith bought “Travel + Leisure” to Wyndham Destinations for $100 million as a result of Meredith wanted to convert an asset (the T + L magazine) into money to continue to run its other struggling legacy journal belongings. new launch project1
The climate, long sandy beaches, good shopping options, the local & international restaurants as well as visiting the night markets and its relatively competitive prices on houses and condos compared to Bangkok, Phuket, Koh Samui or Pattaya.
Distance wise, it is also only 2 to 2.5 hours drive from Bangkok on the mostly multi lane highways.
The town's atmosphere - being royal and kind of "low key" so people who don't like active nightlife such as in Phuket and Pattaya will find Hua Hin a refreshing alternative. Its close proximity to national parks, such as Sam Roy Yod and Kaeng Krachang is also a major plus.
Hua Hin is also becoming more "international" with English speaking hospitals, and supermarkets which sell a variety of local/foreign foods and goods. To further absorb new housing developments in town, there is also a requirement for improvements in areas such as water supplies, sewage system, flood prevention system etc. The good new launch project  news is that these projects are all part of the election platform of the newly elected mayor of Hua Hin. Therefore, we can expect some improvements in the near future to this rapidly growning beach town.
Hua Hin has always been very popular amongst Scandinavian property buyers. Other nationalities include Germans, English, Dutch who are looking to purchase retirement and holiday homes.
There is also a large market for Thai purchasers who see Hua Hin as a close weekend getaway from Bangkok and an excellent opportunity for the purchase of a second home.
One of the current trends is the emergence of luxury villas here. Hua Hin used to focus on low to mid range properties between 2 -7 million baht, however, we now see many more new launches of luxurious villas and condominiums selling for over 15 million recently.
We are also witnessing some new types of properties such as serviced apartments, condos with full rental management, resort ownership with rental income guarantee, fractional ownership, etc. Many of the clients are in their 40s and 50s and still working, thus they can only spend a few weeks of the year staying in their properties, but require some kind of rental income to absorb the ongoing maintenance costs and hopefully make a bit of additional income to pay for the airfare and out of pocket expenses. Thus, the concept of renting out their holiday home is a very attractive choice for them and one that is becoming an increasing motivation for foreign buyers to look to Hua Hin when investing in Thailand real estate.
Maddy Barber is the co-founder of Hua Hin Finder, a real estate agency specialising in Hua Hin property rentals, as well as condo sales. The agency has been finding homes for expats in Hua Hin, Thailand for over 5 years now and whether you are looking to buy or rent a property in this serene beach town, just 2 hours drive from Bangkok, you will find it here.

What are the Different Types of Real Estate Properties in Pakistan?
Tumblr media
Restate investment in Pakistan comprises various shapes and forms, and it can be a profitable way to earn. If you are planning to step into the real estate sector anytime soon, it is ideal for you to understand the basic types of real estate properties in Pakistan. Once you know them, you can easily determine which type is best for you as per your needs and budget.  The idea for this blog came knocking when we were discussing the categories of land, where we mentioned that real estate investment can be quite rewarding if you are well-aware of its basics. As per usual, we will begin with defining the meaning of ‘real estate’ for you to develop a better understanding of the term. After that, we will take an in-depth look at different types of real estate properties in Pakistan. So, without further ado, let’s begin!
MEANING OF REAL ESTATE
The term real estate is self-explanatory, and it means a real or physical property, something that is tangible. Real estate can then be defined as a property that can include land or a structure on a piece of land and the rights that come with being the legal owner of such property. It can further include the laws that govern the use of the property.  Further, if you hear someone using the term property or real property – do not get confused since both of these terms are synonymous and are often used interchangeably. However, in a few cases, real property has a slightly different meaning than real estate. And, it highly depends on the context. The other meaning of real property can be defined as the rights that are attached to a property. As such, the term real property also has benefits and interests in the ownership of a property.   You can easily step into the real estate sector by either buying, selling, or renting a property. If you want to become a successful real estate agent, you can also head over to our recently published guide and take help from it.  Now that you have a better understanding of real estate, it’s now time for us to share in-depth knowledge of the basic categories of real estate properties in Pakistan with you.
BASIC TYPES OF REAL ESTATE PROPERTIES IN PAKISTAN
Tumblr media
Popular Types of Real Estate Properties in Pakistan Here are the basic categories of real estate properties in Pakistan:  Vacant Land Residential Properties Commercial Properties Industrial Properties Agricultural PropertiesMixed-Use PropertiesState-Owned or Special Purpose Properties  The explanation shared below will prove to be a helpful guide for anyone looking to understand the basic categories of real estate properties in Pakistan and what comes under the primary types.   Before we begin explaining each, we would like you to know that the latter two categories are subcategories of residential and commercial setups and are most commonly found in major cities of Pakistan. Now, let’s pick up from where we left off.  VACANT LAND
Tumblr media
Land can be defined as earth’s surface The land is also known as a plot in the local lingo. It includes agricultural farms and ranches. Land can be defined as the earth’s surface, while land rights can include everything that is attached to it. Trees, lakes, minerals, water, or any natural or man-made resources attached to a certain patch of land are a part of it. Land rights also include air rights, surface rights, and subsurface rights. For subcategories, land can be used for various purposes, depending on the local laws and zoning restrictions. Residential, commercial, industrial, and agricultural are the most common types of plots in Pakistan’s real estate market.  On a side note, if you are interested in buying a plot, our wide listings that mainly feature property available for sale in Pakistan can help you make an informed decision. From plots in Karachi’s DHA to plots in Lahore’s DHA Rahbar – we have you covered.  RESIDENTIAL PROPERTIES
Tumblr media
Residential properties are used for residential purposes only Residential properties – also known as residential real estate – are the most popular types of real estate properties in Pakistan. As the name implies, residential properties are specifically used for residential purposes, and they can be bought, sold, or rented according to the same purpose.  For an average Pakistani, homeownership is, hands-down, the most important and biggest investment of their lives. Most of us spend our lives saving for a home that is according to our family needs. Homeownership in Pakistan also represents financial stability and has proven to be an asset that also doubles as a long-term investment. Besides being an asset, homeownership is also a liability. If you are wondering how, our recently published blog on hidden costs of owning a home in Pakistan will help you understand our point.  The subcategories of residential properties in Pakistan are mentioned below:  Apartments Buildings: Apartments buildings or apartments are known as flats in the local lingo. Flats are multi-family units that are shared by various owners. Spotting an apartment in cities like Karachi and Lahore is not a hard task. In fact, most of the urban areas in Pakistan are dotted with high-rises that are reserved for residential purposes.  In major cities of the country, many investors prefer to invest in apartments and vertical units due to its lower level of risks, popularity, lack of competition, convenient management, and easy maintenance. On the other hand, starting a project of apartment buildings in Pakistan usually requires significant expertise and investment.  Homes: Homes are the most important and widely used types of real estate properties in Pakistan. In comparison with flats, buying a single-family home requires a large chunk of investment. The great thing about owning a house is that you can build or modify it according to your needs, which isn’t quite possible in apartment buildings. Vacation Homes: These are although a subcategory of home, people usually have vacation homes in either the hill stations of Pakistan or any remote areas. Vacation homes are also known as secondary homes and are separate from other dwellings of the owner. Secondary residences are usually used for recreational or holiday purposes since they are only used at particular times of the year. People from colder areas often shift to their secondary houses when the winters in their area get too harsh and vice versa. Meanwhile, overseas Pakistanis prefer buying their vacation houses in their home town where they usually visit on special occasions like Eid, Ramadan, or for family functions.   Cooperative Housing: Cooperative housing or cooperative housing societies are a distinctive type of homeownership. As such, if you buy a property in cooperative housing or a cooperative society, you become a shareholder in a corporation that owns the real property. You will then be entitled to occupy a residential unit as per the agreement.  Some popular examples of cooperative housing in Pakistan are:  Cutchi Memon CHS, KarachiPECHS, KarachiBMCHS, KarachiPECHS, IslamabadFECHS, Islamabad COMMERCIAL PROPERTIES
Tumblr media
Commercial properties are used to generate income The second most common type of real estate property in Pakistan is commercial properties. Commercial property usually refers to units that are restricted to business activities. Basically, any property that is used for generating income falls under the category of commercial properties. The subcategories of this type of real estate are mentioned below:  OfficesShopping malls Departmental stores or shops Recreational facilities Motes, hotels, or resorts Restaurants, dhabas, cafes, or any eateryTheatres or cinemasPrivately owned parking facilities  As mentioned under the vacant land section, commercial properties can be either a vacant piece of plot or a building.  INDUSTRIAL PROPERTIES
Tumblr media
Zoning laws for industrial properties differ from commercial properties Next on our list of common types of properties in Pakistan are industrial real estate. This particular type can be defined as a property that is used primarily for producing, manufacturing, packing, or storing goods for the consumer market. Industrial properties can also be used for research purposes and the distribution of goods, while they can co-exist with the agricultural unit. Industries are usually known as a subdivision of commercial real estate since their primary objective is to generate income through selling or distributing goods. However, the classification is different due to a few obvious reasons. As such, the zoning laws, construction permits, and the sales on industrial properties are handled differently than other categories of commercial properties.  Further, industrial properties can include both land and buildings. The most common types of industrial properties are mentioned below:  Factories: Manufacturing units, most commonly known as factories, are categorised as industrial properties. This particular type of industrial property usually comprises a building, machinery, and manufacturing equipment where goods for common or special use are manufactured under a systematic process.  Power Plants: More or less like factories, power plants are used for generating electricity for commercial and residential use. Besides electricity, you will also find a few plants where utilities such as water are treated, bottled, or filtered for public use.  Warehouses: A warehouse or storage facility is a resource for industries. It is used by exporters, wholesalers, and importers to store goods for longer periods. Warehouses are popular among investors in Pakistan.  AGRICULTURAL PROPERTIES
Tumblr media
Agricultural properties are found in rural areas of Pakistan For a genuine investor, real estate is much more than just a piece of vacant land or property. That said, agricultural lands are more or less a subdivision of commercial properties, but the concept of agricultural properties in legal books is different.  Agriculture properties are usually found in rural areas of Pakistan. They are used to produce crops or plants and raise cattle. The biggest perk of owning an agricultural property is that it can be bought, sold, or rented, and it reflects a diverse effect on your property portfolio.  Moving forward, agricultural properties can be subdivided into the categories mentioned below:  Cultivation Farm: The area of vacant land reserved for cultivation purposes is known as cultivation farm. It is used by the farmers to cultivate food and other crops. Cultivation farms are usually coupled with livestock farms.  Ranch: Similar to a farm, a ranch is used for raising or breeding livestock such as cattle, sheep, chickens, or ostrich. Although different from a ranch, fish farming is also a popular source of earning from agricultural land in Pakistan.  Forests: This one needs no explanation. Forests are a collection of wildlife habitats, and they provide us the essentials of life such as clean air, water, minerals, stable oils, and wood. For further clarifications, navigate to our piece of classifications of forests in Pakistan.  Orchard: Slightly different than cultivation farms, orchards are used to plant fruitful trees such as apple trees or olive gardens.  If you want to explore more about agricultural schemes in Pakistan, then take a look at our recently published blogs on: FAQs about agri-financing in Pakistan Banks that provide loans on agricultural lands in Pakistan  MIXED-USE PROPERTIES Mixed-use property is a type of real estate property that serves more than one purpose. Just like Elanza Mall and Residency – a partnered project of Zameen.com – many real estate properties in Pakistan have various and mixed purposes. Simply put, if a property has both commercial and residential setups within the same boundaries, it is known as a mixed-use property. It can be anything from the combination mentioned below:  Houses, Shops, and Offices Shops and HousesOffice and Houses  To be deemed as a mixed-use plaza or building, the building should be assorted with residential units; otherwise, the combination of malls and offices isn’t called mixed-use real estate.  STATE-OWNED OR SPECIAL PURPOSE PROPERTIES
Tumblr media
Minar-e-Pakistan is an example of state-owned properties State-owned properties are usually owned by the government and given to the public for special purposes like education, worship, or burying. The popular types of special purpose properties are schools, mosques, or any other religious centres, schools, libraries, cemeteries, parks, and government buildings such as NADRA, secretariat, or assemblies.  This brings us to the end of our post on property types in Pakistan. We have only discussed the basic ones in our blog. If you have any further questions or suggestions, write to us at [email protected]. Before signing off, we would add a few more things. Real estate investors or property buyers in Pakistan have a vivid spectrum to choose from, depending on how they want to begin or grow their property portfolio. Considering the options mentioned on our list, it wouldn’t be wrong to say that real estate investment includes less, if not zero, risks. Oh fuck, here she comes.
Oh fuck, here she comes.
You know the person.
You see them coming off at a distance, and already…you’re tired.
Just the sound of their voice makes a small part of you die a little on the inside.
Yup. It’s the chronic complainer. Nothing’s ever good enough for them. They love to focus on problems and ignore solutions. This person might be a customer, an employee, a student, a co-worker, a child, or a spouse. On some days, it seems like it’s everyone all at once.
How can you effectively deal with these people without resorting to violence, murder or sedatives….???
It’s a trap.
Here, Hold my beer, I got a plan but if I don’t make it back ny dinner time….. Please, Take care Jake for me.
1. Don’t leak your hate.
I get it. This is easier said than done. If the very sight of this person causes you to sneer and roll your eyes, then the future of the entire relationship looks very bleak indeed.
The solution? Quit judging the message before it’s been delivered. Also, when you see that person coming, instead of sneering and “leaking” out your contempt, do an eyebrow flash.
2. Do more than just listen.
Ever notice that people become difficult when their needs are not being met? When kids don’t get what they want, it’s temper tantrum time. Well, guess what? We never fully outgrow that.
We all have a deep need to be heard. We all want our vote to count and our voice to matter. When this is deprived of us, we tend to become difficult.
Consider our poor chronic complainer for a moment. This person is constantly being dismissed. Everyone says to them, “Stop being so negative all the time.” or “You’re such a pessimist” Their only play is to respond with the classic, “I’m not a pessimist, I’m a realist.” In other words, “Hear me! What I’m saying matters!”
The only reason anyone would need to complain about an issue multiple times is if they didn’t feel heard the first time. Is it possible that your actions are causing them to feel unheard? Do you steal glances at your device (or watch) while they’re speaking? Do you offer solutions too quickly? Do you look at them over the top of your glasses? Are you nodding too fast?
All of these factors and more might be causing them to come back a second time to complain (and a third, fourth, etc.)
What’s the solution? Make them feel heard!
3. Remember, the pen is mightier than the sword.
Sometimes people air their grievances like it’s a National Holiday. They go on and on about the problem. For these moments, it’s time to break out the pad and pen.
As soon as they describe their issue, I recommend writing it down and then saying, “Okay, what else?” This question forces them to move on (at least for now) to any other issues that might be lingering in their mind. Asking “what else?” is a great, get-to-the-point whine stopper.
4. Get a pre-commitment.
While you’re following the first law of active listening, (repeating back everything you heard them say) it’s time to get some things clear. While their goal is to find a resolution to their complaints, your goal is to get them to leave you alone. Let’s allow the pre-commitment step to work its magic with one of the following suggested questions:
“When we solve the first problem, won’t that automatically solve problem number four?”
Or:
“Let’s imagine a solution has been reached. How do you feel?”
These have to be framed as questions. Your complainer needs to hear himself say, “Why, I suppose all will be well with the world once this particular nuisance has been vanquished.”
It’s much more effective than if you were to ask, “So, if I fix this, you’ll go away?”
It always surprises me how a simple change in the words we say has a profound impact on the results we get. Oh wait — it doesn’t surprise me in the least.
5. Nurse their positivity back to health.
This is my favorite step. It’s solid proof that light casts out darkness. Oh, and it’s also devilishly sneaky.
Now that you’ve truly heard them and now that they have pre-committed to being satisfied when this is all over, it’s time to segue into some good, healthy solution talk. You’ll get them there, I promise — even if you have to psychologically “drag” them, kicking and screaming. That’s where the sneaky part comes in.
Most people will ask something like, “So, how do you suppose we can solve this problem?”
However, the reality is, you won’t get the world’s greatest responses just yet. You’ll need some strategies to extract better ones. Don’t worry, I got you covered.
They will most likely respond with a shrug and an uninspired, “I don’t know.”
Immediately, your next move is, “What would you say if you did know?”
I know, I know, this shouldn’t work. It might even sound silly to an analytical mind. But it does work more often than you might think. Try it and thank me.
If it ever fails you, ratchet things up a notch with this little beauty: “If I had a magic wand and could create any outcome, what would you want to see happen?”
Once you get a decent answer, ask, “On a scale of 1 to 10, how motivated are you to be the one to make that happen?”
If they say, “10!” then great. Find out what they need from you and have them get started.
If they say anything less than 10, then ask, “Interesting. Why didn’t you say a lower number?” They’ll find themselves telling you all the reasons why they want to take responsibility for the problem and its solution.
Example:
Parent: “On a scale of 1 to 10, how motivated are you to clean your room?”
Teen: “A three.”
Parent: “Interesting. Why didn’t you say a lower number?”
Teen: “Because I don’t like stepping on things at night.”
Boom. The teen just provided her own reason and motivation for cleaning her room. Again, much more powerful than any lecture you could give.
Lastly, if you find the complainer refusing to focus on a solution, then it’s time for desperate measures. Agree with them. Actually, over-agree.
So, a supervisor might say, “You know, you’re right. If we don’t fix this, this whole company is going down.”
The hope is that the employee will switch tack by saying something like, “Well, it’s not that bad.” That’s not exactly positive, but it’s pretty darn close. You’ve just expertly guided a notoriously negative, chronic complainer back to a positive mindset. Now for the fun part.
6. Give them their first task.
They’re ready for an assignment. They’ve taken ownership of the issue and the two of you have brainstormed solutions. All that’s left to do is to break down the solution into an actionable item and let them get started.
If no solution has presented itself, my favorite action item is to have them track the problem for four weeks. They’ll either realize that the problem doesn’t come up nearly as often as they thought (and you’ll never hear from them again…and no more complaining from them!) or, they’ll come back with piles of excellent data to help you discover a possible solution. Either way, you win.
7. Wrap it up.
Time to end the conversation! Sometimes, chronic complainers are hard to get rid of. I’ve got two simple tips for you.
First, check your watch. That’s the international sign for, “I gotta go, and therefore, you gotta go.” Be sure to only check your watch while you’re speaking. Otherwise, you’ll be violating the first tip I gave you way back at the beginning of this article.
Secondly, start using past-tense verbs when discussing your discussion. For example, “Hey, I’m glad you came in to let me know about that. I think that was a very productive conversation.”
Or perhaps, “Is there any question you need to ask me in order to feel completely confident that we accomplished everything we set out to today?”
They’ll say no, affirming the feeling that everything has been accomplished. A pretty good way to end a meeting, wouldn’t you say? Kind
Over the last Thirteen (13) and a half years I have felt consistently happy.  This is the longest stretch of happiness I have encountered since I was a child.
Over the same amount of time, I have cut a multitude of people out of my life that dragged me down in one way or another: energy-zappers, promoters of bad habits, judgmental janes, etc.
Coincidence?  Nope fuck nope.
You’ve done the gauntlet of
Validate, sympathize, deflect, redirect
You’ve literally put their shoes on a wore them all fuck day but still …. For fuck sakes  you have to remind yourself about yourself and how Happiness is as important as H2O and CO2,
Time to thin the herd.  Move along little doggies.

15 TO WATCH/5 SPORTS TECH/POWER OF SPORTS 5: RICK HORROW’S TOP SPORTS/BIZ/TECH/PHILANTHROPY ISSUES FOR THE WEEK OF APRIL 29 with Jacob Aere
Nashville hosted a "record-breaking weekend" for the NFL Draft, as attendance figures released Saturday by the league noted the city "welcomed an estimated 600,000 draft-goers across the three day event," according to the Tennessean. For first person evidence of the Draft’s impact well beyond the bottom line, consider what country music artist Dierks Bentley, who closed out the NFL Draft main stage on Saturday with a post-selection concert, said prior to performing, "This must be the greatest day I've ever had here in Nashville." To his point, a "sea of swarming football fans...greeted Bentley with drink-raising elation as he ran on to the towering Lower Broadway draft stage.” The NFL Draft in Dallas last year had a $125 million economic impact, with people spending $74 million. Officials with the Nashville Convention & Visitors Corp. believe the city will far surpass the number from last year. And even though Sin City bills itself as the Entertainment Capital of the World, Nashville set the bar pretty high for Las Vegas, next year’s NFL Draft host. Thanks to Nashville, other cities jumping in line to host the Draft must even more sharply evaluate how they can maximize locale, entertainment offerings, and activation to draw top crowds.
Besides drafted athletes preparing to sign multimillion dollar contracts, big winners coming out of the NFL Draft include CAA and Instagram. CAA Football for the fourth year in a row led all agencies, with six players taken in the first round of the NFL Draft, highlighted by the No. 2 pick Nick Bosa (49ers) and No. 5 pick Devin White (Buccaneers). Lagardere Sports tied CAA with three players represented in the top 10. In all, 18 different agencies represented players picked in the first round, up from 17 last year. The NFL also partnered with Instagram ahead of the Draft in a move that allowed fans to directly buy merchandise worn by the top picks. Draftees were photographed wearing New Era Draft Day hats, which were then shared on the official NFL account with Instagram shopping tags, which led users to the NFL Shop to purchase. Shopping and ecommerce on Instagram has grown exponentially over the last year. 130 million people interact with Instagram’s shopping tags each month, and while only a fraction of these interactions focus on sports-related merchandise and services, that segment is growing fast.
The 145th Kentucky Derby will feature lots of hooves…and claws. The annual Running of the Roses is always primetime for rising brands to launch new activations, and this year is no exception. To this point, White Claw Hard Seltzer has signed on as a Kentucky Derby sponsor, marking the event's first sponsorship in the hard seltzer category. The agreement includes custom White Claw-branded scarves and pocket squares, which will be handed out to fans onsite, as well as a custom White Claw Snapchat filter that will debut Friday, May 3 around the Kentucky Oaks at Churchill Downs. In addition, the beverage brand will have an official area in the infield at turn three, with product available for purchase. 2019 may go down as the Year of the Seltzer – from the omnipresent LaCroix sparkling water to its alcoholic brethren. But it’s doubtful it will be another year for a Triple Crown winner, as there’s a lot more parity in the strong Kentucky Derby field this year.
The Green Bay Packers’ TitletownTech fund draws national investors. The Packers and Microsoft each committed $5 million to the venture fund, which will invest in high-growth startups aligned with industries in northeastern Wisconsin. Out-of-state investors joining in TitletownTech’s venture fund, according to multiple sources, are Jerry Jacobs Jr., Delaware North Co-CEO and alternate governor for the Boston Bruins, and Jeff Wilpon, partner of Sterling Equities and New York Mets Chief Operating Officer. Wilpon’s and Jacobs’ investments help boost the fund toward its goal of $25 million, and both will serve as members of the advisory board. TitletownTech HQ will include an innovation lab, a business “venture studio,” and offices for the venture fund, which is geared towards fostering growth throughout Wisconsin. Likely more interesting to the general public: the new Titletown Tech building will feature a new restaurant on its ground floor that will include local food and beer and seven sports simulation bays powered by TopGolf Swing Suite.
Collective bargaining agreement clause encourages NFL owners to maintain minority ownership in On Location Experiences. According to JohnWallStreet, reports indicate that Endeavor had agreed in principle to acquire the 80% of On Location Experiences owned by Bruin Sports Capital, Carlyle Group, and RedBird Capital for a figure upwards of $700 million, with the NFL retaining their 20% stake. The NFL generates 40% of OLE’s profits, but league was never a threat to re-acquire the majority stake it sold to the private equity firms for $70 million in 2015. That’s because as a minority shareholder, the league collects its cut of the profits “free and clear. There’s no risk involved, they don’t have any expenses.” If the NFL took control of OLE once again, it “assumes 100% of the corporate tax responsibilities, without an allowance for any of the expenses.” Remember, under the league's current CBA, NFL players are entitled to 48.5% of gross (not net) revenues – yet another good reason for the league to keep its minority shareholder stance.
The winner of the PGA Tour Charles Schwab Challenge May 23-26 will receive a restored 1973 Dodge Challenger to "go along with the signature plaid jacket." According to the Ft. Worth Star-Telegram, the car is "painted Glacier Blue, a nod to Schwab's colors" and features Colonial Country Club's "trademark Scottish royal tartan on the seats, a nod to the plaid jacket." The tie-in stems from the fact that the tournament is 73 years old, and Charles Schwab was incorporated in 1973. The investment management company is in its first year as the tournament's title sponsor. The stylish prize will no doubt be an added incentive for some of the Tour's noted car buffs – Bubba Watson and Ian Poulter come to mind – to enter the Charles Schwab Challenge the week after the year's second Major and find an extra gear as they attempt to win once they're there. Colonial officials no doubt know that they’ll have to go the extra mile beyond a $7.3 million purse this year to lure golf’s top players to their event, which immediately follows the PGA Championship at New York’s challenging Bethpage Black May 16-19.
IHG Hotels and Resorts has reached a deal with the USTA to be the new hotel sponsor of the U.S. Open, replacing Westin after that brand’s nine-year run. IHG, which owns the Holiday Inn and Crowne Plaza chains, will use the tennis event to promote some of its luxury hotels, like InterContinental, Kimpton, Regent, and the recently-acquired Sixth Senses. IHG CMO Claire Bennett said that the company has not decided which brand will get the signage exposure onsite at the two-week event. Said Bennett, “It’s been awhile since we have been in these type of events.” The deal also includes the USTA-owned Western & Southern Open in Cincinnati. IHG did not use a marketing agency but plans to hire one for activation. The USTA used CSM Sport & Entertainment. In the past, IHG activated its sports sponsorships by promoting its non-luxury hotels. Holiday Inn has been a sponsor of the SEC, as well as the London and Berlin marathons. And from 2007-2015, Crowne Plaza sponsored the PGA Tour event in Ft. Worth. The U.S. Open will run August 26-September 8 in New York – look for other new or returning brands to align with the event over the summer.
The NBA wil allow teams to sell international sponsorship rights after team owners "approved a three-year test of the International Team Marketing Program.” According to SportsBusiness Journal, the program will allow each team to "sell global marketing rights to two current or new sponsors beginning next season." Previously, the league "controlled all international sponsorship inventory." Domestically, teams are "limited to a 75-mile marketing territory, a policy that remains in place." The international program "allows teams to include global advertising and marketing rights outside the U.S. and Canada; activation at retail locations globally outside the U.S. and Canada; and rights to post non-game team content on the sponsors’ own digital and social media sites." Of course, many existing “team naming-rights and jersey patch sponsors are global brands and would be likely targets in the new program." NBA President of Team Marketing and Business Op Amy Brooks said the new plan is designed to "take advantage of the global reach of team partners and to create more targeted non-game content." This move only makes sense given the NBA’s large international player makeup, and the league’s exploding popularity far outside its original footprint.
After Seattle Storm star Breanna Stewart ruptured her Achilles while playing in Europe, some are "pointing to the almost year-round basketball schedule for women as the culprit." While ESPN.com notes Stewart is "far from the first WNBA player to be injured while playing overseas," it is fair to wonder if this situation will "make a difference going forward" as the WNBA and its players union negotiate a new contract. WNBA players "make the case that improvements in salary and other issues will result in an even better product." The NBA "countered that it loses money on the WNBA every year, and said it lost" $12 million for 2018. Ending WNBA players' "financial need for nonstop play is a prime focus" of WNBPA Executive Director Terri Jackson. But observers in the medical field, such as Norfolk, Virginia-based Embody, which provides innovative solutions to restore peak performance to orthopedic patients and is seeing successful results with Achilles patients, note that money alone won’t solve the problem. Creating a more holistic employment scenario that allows athletes real downtime during the year will go a long way toward injury prevention.
The NHL has confirmed that it will purchase carbon credits to offset the airline emissions produced during the Stanley Cup Playoffs. The announcement, which coincided with Earth Day, is part of the NHL’s ongoing efforts to tackle climate change. This effort marks the first time the NHL will offset carbon emissions. The league will purchase credits for all four rounds of the competition which will equate to approximately 2,000 tons of CO2 emissions in total. The NHL will purchase carbon offsets from a non-profit organization based in Oregon that provides environmentally friendly product solutions. For the first playoff round, the NHL offset more than 465 tons of CO2, which is the equivalent of taking 99 cars off the road for one year. NHL Green, which was launched in 2010, is committed to developing green business practices across the league and maintaining efforts to preserve the environment. Last season, the NHL released its second sustainability report which detailed the body’s efforts to manage its environmental impacts on all levels of hockey
Tiger Woods used a Bridgestone Tour B XS ball to win The Masters, and now the ball maker is congratulating both Woods and fans by releasing a commemorative box of the product. According to GolfWeek, the commemorative TW Wrap box, on sale for $44.99, "hit store shelves" the Friday after The Masters. Bridgestone "started selling the special boxes to stores last week, and within 24 hours they sold out." In fact, Bridgestone said that "every Tour B XS ball it has made has been sold to retailers.” ESPN.com noted Bridgestone doesn't yet know whether its exposure through Woods’ victory at The Masters will “translate to long-term sales, but it is anticipating increases based on the consumer interest displayed already." Bridgestone Golf President and CEO Dan Murphy said, "We're pretty excited to see the order bank starting to increase. I'd say for the specific models that (Woods) plays, we're looking at 20 to 30 percent we can bump up the sales on that product." After The Masters, Bridgestone saw a 209% increase in engagement on Twitter, a 400% increase on Facebook, and a 205% increase in website traffic as compared to last year's Masters
Ahead of National Golf Day, the National Golf Foundation has released its annual Golf Industry Report, a comprehensive state-of-the-industry overview. The Golf Industry Report aims to provide the most holistic view of the business of golf and the health of the game within the U.S. According to the latest numbers, golf’s participation base remains stable, with an estimated 24.2 million people who played golf on a course in 2018 — a slight increase from 23.8 million a year earlier. Almost as many people play off-course forms of the game, with 23 million hitting golf balls with clubs at golf-entertainment facilities like Topgolf and Drive Shack, indoor simulators and driving ranges. With 9.3 million people exclusively playing golf off-course, the game’s overall participant pool has increased 4% to 33.5 million. Despite rainy weather’s impact last year, there are 14.7 million people who didn’t play golf last year but say they are “very interested” in playing golf on a course. Another great stat – the U.S. remains the best-supplied golf market in the world, with 14,613 facilities and 16,693 courses – more than 75% of which are open to all players, the highest public-to-private ratio in history
Serena Williams has become the latest athlete to announce her own VC firm. In an Instagram post, the 23-time Grand Slam winner revealed that Serena Ventures has quietly been investing in a variety of startups since 2014. The firm’s website counts 30 startups in its portfolio, with an accumulated market capitalization of $12 billion. Among the startups that the investment vehicle has already backed are meal-delivery services Daily Harvest and Gobble, home fitness system Tonal, women’s razor brand Billie, cryptocurrency exchange Coinbase, female co-working startup the Wing, and Propel, which offers financial software for low-income Americans. Serena Ventures’ website states that the company invests in firms that “embrace diverse leadership, individual empowerment, creativity and opportunity.” According to Forbes, Williams was the highest paid female athlete in 2018, bringing in $18.1 million thanks to an unmatched endorsement portfolio that includes deals with Nike, Intel, Audemars Piguet, JPMorgan Chase, Lincoln, Gatorade, and Beats. This week, Serena is involved in another massive undertaking, as she and sister Venus co-chair the prestigious Met Gala, which benefits the Metropolitan Museum of Art's Costume Institute in New York City.
Sneaker marketplace StockX to cross $1 billion mark with new investor. Online sneaker resale marketplace StockX is in "advanced talks" to be valued at least $1 billion in a new round of financing, according to Recode. Sources said that DST Global, the venture firm run by Russian-American billionaire Yuri Milner, is "expected to lead the deal." The exact size of the financing round "couldn’t be learned." StockX is "planning to make some other major company announcements when it unveils the fundraising round, which is likely to be closed in the next few weeks." StockX launched in 2016 and was founded by Cleveland Cavaliers Owner Dan Gilbert, COO Greg Schwartz, and CEO Josh Luber. StockX plays "matchmaker for sneakerheads looking for rare kicks and resellers looking to flip unworn, in-demand sneakers for a profit." The company has "benefited from the rising popularity of acquiring tough-to-buy sneakers, especially among millennial men and teenage boys.” You only have to look at the success of hard-to-find designer handbag sites Baghunter and Rebag to realize that a dedicated sneaker marketplace foots a lot of potential.
The newest revolution taking place in high school and college sports is AI-automated production, powered and pioneered by Pixellot. The impact to date has been tremendous, and its projected growth is even bigger. Within high school sports, in partnership with the NFHS Network since 2017, Pixellot has installed over 1,500 systems across the country, producing over 100,000 live games, reaching over 25,000 live hours per month. The company is projected to install 20,000 systems over the next seven years, with a goal of broadcasting more than 1 million live events per year. And in collegiate sports, a new partnership with SIDEARM Sports will lead to producing 50,000+ live college events per year. Schools within the NFHS Network or SIDEARM Sports pay an up-front fee to install a Pixellot solution. End-users then pay a one-time subscription fee to gain access to the live games and highlights. Not only do adopting schools gain an additional marketing platform, as well as a new revenue stream for their sports programs, but the Pixellot system is a godsend for both high school and collegiate athletes looking for exposure to help them get to the next level. It’s also great for fans.

The National Lacrosse League announces a partnership with Fanseat to live stream all remaining games, including playoffs, to viewers outside of North America. The National Lacrosse League (NLL), the largest and most successful professional lacrosse property in the world, has announced a partnership with Fanseat to offer live streaming of all NLL games, including playoffs, to viewers outside of North America for the remainder of the 2018-2019 season. All games will be accessible live and on demand on the sports entertainment service Fanseat. With viewers in six continents, the NLL has a rapid, passionate fan base. Fans from across the globe will now have the opportunity to watch all NLL games live and keep up to date with their favorite teams. Lacrosse has grown 9% year over year since 2001, with the 2018 World Lacrosse Championships in Israel being the strongest indicator of the sports growth. The games featured 46 participating countries, up from 38 teams in 2014 and 29 teams in 2010. The Fanseat partnership will provide another way to bring lacrosse to a growing global audience.
Wave Sports Media is making a splash in the sports industry thanks to its social native content and newsroom model. According to JohnWallStreet, not yet two years old, Wave has positioned itself to become the “alternative to TV consumption for the next generation of fans.” Wave has an audience of 150 million millennial (20%) and Gen-Z (80%) fans (monthly) across 120+ Instagram, Facebook, Twitter, and Snapchat channels. The concept is to differentiate itself from Turner or ESPN by providing a laid back platform where consumers feel like they are talking to a peer rather than hearing from a broadcast personality. Although the business model is based upon creator submissions, it is different than SB Nation as it rewards its top talent with jobs and salaries. Although there is a risk to building a company on top of third party platforms, it seems that Wave has been able to hone in on a fan base that looks for the comfort of an online community.
The WNBA slams home a multi-year broadcast deal with CBS. Starting this season, the broadcaster will feature 40 matches per season starting May 25 as the Minnesota Lynx host the Chicago Sky during the opening weekend of the new WNBA campaign. According to SportsPro, 11-time All-Star Sue Bird and the defending WNBA champion Seattle Storm will make six appearances on CBS Sports Network this season, including a WNBA finals rematch against the Washington Mystics on June 14. The 12-team WNBA has been consistently overshadowed by their male counterpart NBA league, however the new CBS broadcasts may pave ways for the women’s league to find new economic avenues and exposure to different fans. If the WNBA wants to take their push one step further, the next investment would be further exposure on OTT platforms since the sports market is trending toward more a-la-carte basketball media interactivity.
T-Mobile's Metro uses influencers during NBA playoffs to play H-O-R-S-E. T-Mobile's prepaid wireless brand Metro is running a social influencer campaign for the NBA Playoffs in which contestants must follow one or more basketball influencers including Tristan Jass, Jesser, Kris London, and Cash on Instagram to try and copy the trick shot and later post the video on social media with the hashtag #MetroFreak. According to Mobile Marketer, each influencer will choose a single winner from video submissions after five weeks to be his teammate in a June tournament. Those selected teams will then go head-to-head in H-O-R-S-E, with the winner receiving a trip to meet the "Greek Freak" (Giannis Antetokounmpo of the Milwaukee Bucks) who will give the campaign its name at a TV commercial shoot. T-Mobile has previously helped fundraise for natural disasters during the MLB Playoffs using #HR4HR and now is trying to cash in on user-based content to build its online fan base during the NBA Playoffs.
Sportradar and SportsGrid are set to launch a free 24-hour sports-betting network. According to Sports Video Group, the partnership brings together Sportradar’s ad tech, OTT technology, and data with SportsGrid’s programming, which features coverage and analysis of stats and betting odds across professional sports on both TV and digital formats. Sportradar is the official data partner of the NBA, NFL, NHL, MLB, NASCAR, FIFA, and UEFA, monitoring, analyzing, and delivering insights from more than 400,000 matches annually across 60 sports. After launching in 2017, SportsGrid is the first free 24-hour audio and video sports wagering network. The network can be heard or viewed on Amazon Fire TV, AppleTV, Pluto TV, Xumo, Xbox, iHeartRadio, TuneIn, and Stitcher. It also owns industry leading subscription properties DailyRoto and RotoExperts, in addition to the FNTSY Sports Network. Already, SportsGrid is an official partner of the NBA, FanDuel, The Elvis Duran Group, and other industry leaders. Thanks to the lifting of the federal ban on sports gambling last May, a constant voice can now be read or heard to deliver breaking news in the sports betting silo.
Power of Sports Five
The Dallas Mavericks’ Dirk Nowitzki sails off into the sunset with some baseball charity. After 21 seasons in the NBA, Nowitzki’s 2019 Heroes Celebrity Baseball Game will draw in big names from the Dallas Cowboys, as well as the Texas Rangers, Mavs teammates, and Hollywood celebrities. According to 247 Sports, the game will be held in Frisco, Texas, and benefit the children's charities of The Dirk Nowitzki Foundation and Heroes Foundation. The event will take place for its 18th year with Dirk in charge for the past eight and is scheduled for Friday, June 7, 2019. Although Nowitzki is saying goodbye to the NBA, he will remain an important sports philanthropist and example for other up and coming stars on how to give back to the communities and fan bases that support athletes.
During the NHL Playoffs, a group of retired Bruins return to the ice for a cause. According to whdh.com, Hockey Cares for Kids and Bruins Alumni teamed up for an annual charity hockey game aimed at connecting kids with local hockey legends by teaching them life lessons. Specifically, the organization helps vulnerable urban youth develop traits such as integrity, respect, accountability, character, self- discipline, personal responsibility, and teamwork. The charity has three different means of approaching this tall task: skating, ice hockey, and street hockey. Meanwhile, an up-and-coming anti-bully and drug prevention program is in the works. The Boston Bruins Alumni team plays 26 games around New England each year to raise money for different charities. In Stoneham, New England, hockey culture is well and alive, and helping to give back to economically underprivileged youth and their families.
The Chick-fil-A Peach Bowl Challenge is bringing together a 12-team field of NCAA coaches and celebrities for a charity golf tournament. According to tigernet.com, the Chick-fil-A Peach Bowl Challenge has provided a total of $7.6 million in charity over the past 12 years. Proceeds from the event benefit scholarships at the participating universities and charitable foundations selected by the coaches. Some of the names competing in the tournament include: Urban Meyer, Dabo Swinney, Brian Kelly, and Kirby Smart. The nation’s premier head coach and celebrity golf event will be held April 28-30 outside Atlanta and will be broadcast on ESPN in August and December. This tournament allows college rivalries to exist off the gridiron while the total prize purse of $650,000 incentivizes the coaches to deliver their best game on the green for the benefit of students and other charities.
NBA Cares Community Assist Award nominees highlight the best of charity work in basketball. According to CBS 3 Philly, the season-long NBA Cares Community Assist Award recognizes an NBA player who reflects the passion of giving back to a community. The ten 2019 finalists include the Philadelphia 76ers’ Tobias Harris, Brooklyn Nets’ Jarrett Allen, Washington Wizards’ Bradley Beal, Memphis Grizzlies’ Mike Conley, Los Angeles Lakers’ LeBron James, Portland Trailblazers’ Damian Lillard, Milwaukee Bucks’ Khris Middleton, Utah Jazz’s Donovan Mitchell, Dallas Mavericks’ Dwight Powell, and Toronto Raptors’ Pascal Siakam. Each player has gone above and beyond off the court this season. Harris, for example, has pushed for the construction of a school in Haiti and for further representation and fair treatment of women in sports and technology. The awards will be announced at the 2019 NBA Awards on June 24 with some of the game’s most recognizable names up for the award.
Messier NHL Leadership Award finalists showcase the most well-rounded and charitable hockey players. According to the NHL, Calgary Flames defenseman Mark Giordano, Nashville Predators right wing Wayne Simmonds, and Carolina Hurricanes right wing Justin Williams are the three finalists for the 2018-2019 Mark Messier NHL Leadership Award for their contributions on and off the ice. The Calgary defenseman launched "Team Giordano" in 2014 alongside the Calgary Board of Education to promote improved physical fitness and academics, as well as leadership development, at five high-needs schools in the area and has already raised $400,000. Simmonds participates as a board member of the Ed Snider Youth Hockey Foundation for the sixth consecutive year, worked with the planning committee in hosting the organization's Willie O'Ree Skills Weekend, and donated a private Flyers suite to military personnel as part of his "Wayne's Warriors" program. Lastly, Williams mentored the youth hockey community in North Carolina, where he helped coach the Junior Hurricanes U10 team and assisted during local girls' hockey events. Overall, all three candidates are role models for younger NHL players and remind us that hockey goes beyond the ice; the winner will be announced June 19 in Las Vegas.

How Does It Work?
Each residence has assigned dates.  The dates are part of the residence “Interest” and are assigned on a Calendar. The assigned dates rotate and fairly allow all the owners to have access to the prime holidays during their ownership. Owners typically do not keep the weeks, rather they trade them for weeks that work for them.  View the Interest Calendars.

Top Ten Places For An Unexpected Labor Day Getaway
Known as the unofficial end of summer, Labor Day is a prime time to embrace the long weekend and take the opportunity to explore a new city. From stylish suites for extended family, to fan-favorite attractions and local cuisine, Marriott International opens the door to cultural and undiscovered experiences this holiday for foodies, families, friends, and fans across the USA and from Canada to Mexico.
Le Méridien Denver Downtown
Foodie Nation Denver, CO – The city’s reputation as a foodie destination has evolved in recent years. From chef-owned restaurants to locally-sourced ingredients to appearances on national television shows, it is worth adding the city to your culinary wish list. Beyond the typical dining experience, plan a morning exploring the city’s coffee culture including some local roasts, and then spend the afternoon on the Denver Beer Trail. The city has more than 100 distilleries, breweries, and tap rooms. Finish the evening at the new Le Méridien Denver Downtown, which will offer aperitivo hour every day throughout the Summer, backgammon and rosé in The Lobbyist bar on Sundays, and vintage summer cinema on Mondays, all as part of Au Soleil: Summer Soiree by Le Méridien.
Charlotte, NC – Travelers can get a taste of Southern cuisine at The Ballantyne, A Luxury Collection Hotel, Charlotte. Enjoy a progressively Southern approach to new American cuisine at Gallery Restaurant, sip the hotel’s private beer selection with sweeping views at Veranda, or savor Afternoon Tea offered on select days. After a culinary tour, guests can enjoy resort-style amenities such as golf, spa, and pools or head out to see Charlotte’s 19th Annual Labor Day Parade.
Family Fun Anaheim, CA – Anaheim is synonymous with one of the most sought-after family experiences in the country: Disneyland! Families can end summer on a high note at the Anaheim Marriott, offering a seamless stay and park experience with the Discover Disneyland package, including accommodations, self-parking, shuttle for two adults and two kids to Disneyland, and $100 Disney Gift Card per night. Labor Day marks the start of Disneyland’s Halloween Season and traveling families can be the first to see what the park has in store.
Montréal, Canada– Families should look north for a stylish Labor Day getaway and check-in to one of W Montréal’s Wow Suites. The Bold Suites promotion includes food and beverage credits, which the family can use at the on-site fusion restaurant Nom Nom, or W Bartizan lounge. The whole crew can take advantage of the summer-to-fall weather with an Old Montréal Walking Tour, or head to one of the city’s famed museums and exhibits for an educational spin on the trip.
Atlanta, Georgia – Families who have been to Atlanta might be familiar with popular attractions like the Georgia Aquarium but should also consider exploring the College Football Hall of Fame, SCAD Museum of Art, and the Atlanta BeltLine. Get to know the Hollywood of the South and the unexpected in Atlanta with interesting neighborhoods like Inman Park, Decatur, and Virginia Highlands. Don’t forget to visit the Skyline Park at Ponce City Market for cool games, a huge slide, and views of the city. The apartment style suites at Residence Inn Atlanta Buckhead provide the extra space families need in addition to a complimentary breakfast buffet.
Friend-cations Cancun, Mexico – If capturing the tail-end of summer bliss is the wish, Marriott Cancun Resort can make the magic happen with its Wellness Beach Retreat package including breakfast, a beach cabana rental with fruit and water, and beautifying-spa treatments. With easy access from most major U.S. airports and attractive rates in the fall, Cancun is calling this Labor Day.
Phoenix, AZ – The active friend-cation has a home at JW Marriott Phoenix Desert Ridge Resort for the September holiday weekend. From a friendly game of Pickleball and rounds at the WildFire Golf Club, to poolside reading and cocktails by the firepits, the fitness (and relaxation!) experiences are abundant at the resort. For the friends who are up for exploration, the property offers access to Cave Creek, where travelers will find an authentic western lifestyle experience and small-town charm.
Orlando, FL – Sunshine and warm temperatures await in Florida. An easy destination to reunite with friends due to the number of non-stop flights, the city offers more than just theme parks. Locals love downtown Orlando, including acclaimed dining, nightlife, culture, and shopping, and Aloft Orlando Downtown is close to it all and across the street from Dr. Phillips Center for the Performing Arts.
Fan Travel Chicago, IL – The Windy City is a serious contender when it comes to playing host to major sporting events. For easy access to the action, the Courtyard Chicago Downtown/River North’s Sports and Concert Package includes overnight accommodations, passes for transportation, and a map of downtown for easy navigation to stadiums, parks, and more.
Gaylord Texan Resort and Convention Center

The Daily Thistle
The Daily Thistle – News From Scotland
Sunday 12th August 2018
"Madainn Mhath” …Fellow Scot, I hope the day brings joy to you…. Quite a breeze blowing this morning as Bella and I leave the house, the normal silence of the morning gone, replaced by the sounds of blinds slapping where the owner failed to tighten them, shutter rattling as the wind buffets, palm trees are rustling as their leaves are scrapping against one and other, Gulls are calling as if protesting against being woken so early, after all it is only 3.30am, but we are unperturbed by the wind and the noises of nature, so up the hill towards the old hermitage we venture… at the top we stand, Bella with her nose in the air, scenting the smells from the town below, me watching shooting stars rain down on the atmosphere above,  until finally we turn and head for the house….
HISTORIC EDINBURGH CHURCH FOR SALE - FOR SAME PRICE AS LONDON FLAT…. A stunning 19th century church in Edinburgh has gone on the market for the same price as a studio London flat. The Gothic style building offers accommodation split over three different levels for around £590,000. Sitting on the corner between London Road and Easter Road, the B-listed building is merely a mile from the centre of Edinburgh. Anyone buying the building is able to remove various fixtures and fittings contained within the land -- including a war memorial. The Church of Scotland building also boasts a Tudor style hall, a spacious sanctuary and a practical meeting hall. The building was closed after the London Road and Holyrood Abbey Parish churches joined together as part of plans to reorganise the churches in the east of Edinburgh. And the church has been the subject of a campaign from a local group called Save London Church” seeking to buy it using community right-to-buy legislation. A brochure advertising the Church of Scotland building suggests a number of different uses for the former religious building. It reads: “The Property is Category B* listed as a crèche, day nursery, day centre, educational establishment, museum or public library. “It has potential for a variety of other uses, subject to obtaining planning and listed building consents. “The Sanctuary is spacious and airy, with a balcony on three sides above. “There is also a bright and practical meeting hall which has potential to be used for a variety of purposes.” For the same price, you can get a new-build 471 sq ft studio flat in the Camden area of London.
ROXBURGHE HOTEL SET TO BE SOLD…. Roxburghe Estates has announced it will sell one of its landmark properties next month. The ownership of the 22-bedroom Roxburghe Hotel and Golf Course, based in Heiton, near Kelso, will transfer to Bespoke Hotels – the largest independent hotel group in the UK – at the end of July. The Duke of Roxburghe said: “I am delighted that we have reached agreement with Bespoke, knowing that they have exciting plans for the future and will invest significantly in the business. “We look forward seeing the Roxburghe grow in the years ahead under new ownership and achieving our long-term vision of a high-quality resort destination. “We strongly believe the Roxburghe has a secure and successful future under Bespoke Hotels’ management.” While hotel management experts ICMI will no longer be in charge at the hotel, the Duke said that the staff at the hotel and golf course will retain their jobs. In 2010, planning consent was granted for 60 holiday lodges, a new clubhouse and conversion of the existing clubhouse to a 10-bedroom dormy house, all of which stood as a key factor in Bespoke’s strong interest and decision to acquire the business.
BREWDOG EXPLORING OPTIONS FOR FIRST AUSTRALIAN BREWERY….  Fresh from appointing a managing director for its US arm, craft beer maker BrewDog has named its “top dog” for Australia as it eyes possible sites for its first brewery Down Under. Zarah Prior, who previously held the role of “head of people” at the Aberdeenshire-based firm before joining Australia’s Stone & Wood Brewing Co last year as head of engagement, has now returned to the company, tasked with identifying locations for its new production facility. The Ellon-headquartered brewer, which recently opened its 100,000 square foot brewery in Columbus, Ohio, and appointed Tanisha Robinson as managing director of BrewDog USA, is focusing its initial searches around the “fast-developing” areas of Brisbane in Queensland and Newcastle in New South Wales. Over the past eight years, the firm’s “Equity for Punks” crowdfunding initiative has attracted investment of more than £40 million from some 55,000 people around the world. In April, US private equity firm TSG Consumer Partners bought a stake of about 22 per cent in the business in a deal that valued it at about £1 billion. Prior, an Australian native who holds an MBA from the University of Queensland, said: “Our Australian Equity Punk community has been crying out for BrewDog to set up shop closer to home, so we are excited to finally be making that happen. “We are open to redeveloping an existing industrial site with a 2,000 to 4,000 square metre built-up facility, or alternatively a plot of land able to comfortably accommodate a new build of that size with expansion capabilities in the future.”
AXE FALLS ON LOOPALLU MUSIC FESTIVAL AFTER 13 YEARS…. One of the biggest festivals in the Highlands and Islands is to be axed after this year. Organisers of Loopallu, which has brought the likes of Paolo Nutini, Franz Ferdinand, Mumford and Sons and Twin Atlantic to Ullapool, will be staged for the last time this September. The announcement came after the event was forced to relocate from the Broomfield Holiday Park, on the banks of Loch Broom, after a dispute with its owners. The View, Glasvegas, Hunter and the Bear, Turin Brakes, The Rezillos and The Vatersay Boys will be among the acts to perform at the event's swansong, which will be staged at Ullapool harbour. Loopallu was founded by Ullapool-based promoter Rob Hicks in 2005, with the American band Hayseed Dixie helping to get the event off the groud by headlining the first two festivals. The event, championed by BBC DJs Janice Long, Mark Radcliffe and Vic Galloway, is believed to the most lucrative of the year for the local economy. However the relocation to the harbour meant the event's capacity was forced to be cut. A statement on the Loopallu Facebook page said: "With a heavy heart, we’ve decided that our 13th outing is going to be our last. There’s no time to be sad, it’s time to celebrate what has made Loopallu so special over the years. "Time to celebrate how the little event with a big heart transformed a small west coast village at the end of the season, bringing millions of pounds into the economy over the years, and not to mention the priceless friendships established. "It’s time to bring back some of our favourite acts over the years, but also introduce some new ones too; some established household names and some stars of the future. "The whole team would like to say a big thank you to all who have come over the years, your support and enthusiasm made the event what it was and what it is.
BUDGET COFFEE CHAIN EASYCOFFEE OPENS FIRST EDINBURGH STORE…. Budget coffee chain EasyCoffee is set to open its first Edinburgh outlet. The cafe chain, founded by EasyJet tycoon Sir Stelios Haji-Ioannou, already has £1 coffee shops in cities across England, with the Capital site set to be its first in Scotland. The shop has opened opposite the Haymarket train station. A cup of coffee or tea sells from £1 in EasyCoffee shops, with food like a ham and cheese toastie costing around £3.20. The chain has already announced plans for 200 new stores in major high street locations as it seeks to take on market leaders like Costa Coffee, Pret A Manger and Starbucks, although the locations are being kept a closely guarded secret. Announcing the Edinburgh store, CEO Nathan Lowry said: “EasyCoffee has been popping up all over and we are finally heading to Scotland. “We are just so chuffed to have found the right location with plenty of seating and free wifi, the right team and cannot wait to be a part of the neighbourhood.” He said the firm also had plans for the ‘world’s first’ Irn-Bru Freeze frozen drink to be sold from the Haymarket shop.
On that note I will say that I hope you have enjoyed the news from Scotland today,
Our look at Scotland today is by Anna Deacon who said the light was gorgeous when she took this photo of Cramond Island on Sunday.
