Neat Architects were appointed by the Roger De Haan Charitable Trust, working closely with Creative Folkestone, to develop a number of mixed use projects in the heart of Folkestone’s Old Town.
The Red Fin Building sits in the Creative Quarter – an urban village of designers, filmmakers, musicians, web developers and artists. The building spans three historic building plots within Folkestone’s Old Town Conservation area and presents itself on two streets with very different characters. 60 The Old High St re-establishes the old facade line and provides 4 new apartments, the Tontine street aspect includes a small, public courtyard and commercial studio/office space.
The small courtyard was designed to enhance public realm and offer an exhibition space, which also provides the entrance to the residential units. Viewed from the courtyard is a recovered original Banksy – The Art Buff, which artists enjoyed at last year’s Art Festival, by photographing themselves with their artwork on a plinth and The Art Buff seemingly viewing it. On the fifth floor of this new building a live-work unit has been created, incorporating one of the Folkestone 2014 Triennial installations as part of the studio space. For their first artistic collaboration, Jonathan Wright and Diane Dever created a Water Tower Sculpture for the 2014 Triennial, located in the footprint of the new building, this was moved and retained, and is now featured on the top of the building to everyone’s delight.
The whole remit is to refurbish and renovate the old town. Stimulating and supporting creative industries. For example one of the flat tenants has a regular job, but opposite his home is a studio space where he can paint and be creative.
The building has revitalised the area bringing 2 narrow streets together and bridging a gap with a more creative, community based hub. This is one of three projects Neat are have been appointed to complete as part of a wider three-phase master plan. One of the fundamental objectives of this particular project is to rectify the turning away of the surrounding buildings from the area of open land known as Payers Park, which was regenerated as part of the 2014 Folkestone Triennial curated by Lewis Biggs.
The project surpasses the current commercial space standards available within the Creative Foundation’s property portfolio, which has already helped to secure an important new tenant and further investment.
Alastair Upton, Chief Executive, Creative Folkestone: Visually striking and tagged by Banksy, 69 The Old High Street, connects art and architecture offering a new space for business innovation and creative endeavour at the heart of Folkestone’s creative community. By linking The Old High Street and Tontine Street, it feels like one of the final structural pieces in the creative transformation of Folkestone’s creative quarter. A beacon of collaboration, this building, with thanks to Neat Architects and The Roger De Haan Charitable Trust, has regenerated a derelict site and established a new place of opportunity – just what we need in 2021.

About Neat NEAT is an architectural and interior design studio founded by Gordon Abbott. The practice works across Europe on a range of projects, from large-scale offices, smaller innovative live/work spaces, regeneration and masterplanning through to private residential and seasonal home collaborations. They have also a close collaboration with local artists and support cultural projects.
Gordon leads the creative direction of the studio, with nearly 25 years of practice across a spectrum of building types, design disciplines and locations around the world. Prior to forming Neat, Gordon was a design director at Pringle Richards Sharratt Architects, where he led teams that completed a huge variety of projects. These include Workspace’s flagship collaborative workspace at Metal Box Factory in London, office interiors across all 24 floors of the Shard, and number of exclusive private residences.
The Roger De Haan Charitable Trust The Roger De Haan Charitable Trust RDHCT was established in 1978 by Sir Roger De Haan, Chairman of Saga Group, and his late father Sidney De Haan, Saga’s founder. One of the Trust’s aims has been to support charities and community groups in and around the Folkestone area, where most of Saga’s employees are based.
Interventions by the RDCHT have helped to bring about improvements to the lives of thousands of people who live in Folkestone and the surrounding area. The Trust has a long history of supporting charitable causes, events and groups in south east Kent, with a particular focus on Folkestone and nearby towns and villages.
Creative Folkestone Creative Folkestone is a visionary arts charity launched in 2002 (formerly known as Creative Foundation) to help with the regeneration of Folkestone through creativity. Part of Creative Folkestone is the Creative Quarter – an urban village of designers, filmmakers, musicians, web developers and artists. The RDHCT has purchased and restored over 90 buildings which it has leased to Creative Folkestone for a peppercorn. Creative Folkestone manages around 80 flats, 115 studios and offices and over 50 shops, making it a hive of activity. By working with partners and investing in people, buildings and public programmes, the Creative Quarter is a sustainable model and community that provides a progressive vision, an affordable space and an environment for growth.

Why Hurricane Maria Should NOT Deter You From Visiting Puerto Rico
Trying to think of an affordable, tropical getaway? Look no further, Puerto Rico is the place to go! Worried about traveling to Puerto Rico after Hurricane Maria wreaked havoc on the island? Don’t be! I traveled to Puerto Rico in April, 8 months after the hurricane swept through, and although the island is still experiencing many issues because of the storm it didn’t affect our vacation at all. In fact, the best thing that you can do for Puerto Rico is spend money on tourism and everyone that we met was so grateful that we were there as tourists. The Puerto Rican people were all so welcoming and hospitable that we really felt 100% welcomed. Surprisingly enough, we did come across many people that did not speak English, so you may want to brush up on some simple Spanish terms before you go.
We flew into San Juan, Puerto Rico from Newark International Airport for a mere $230 roundtrip. ROUNDTRIP! How can you say no to that price? We arrived in Puerto Rico on a Wednesday, which also happened to be my birthday (hence the reason for the trip), and hopped in a cab to our Airbnb which cost us about $20. FYI, Uber is not allowed to pick up from the airport. We decided to stay in Condado Beach, which is right next to Old San Juan, because we wanted to have the beach nearby. Our Airbnb was in an apartment building with private beach access. It was great to be able to just walk downstairs and be on the beach! The view wasn’t too shabby either.

Upon arriving we were starving and wanted to find somewhere to eat so we grabbed an Uber to Old San Juan. We decided on lunch at Senor Frog’s, which is always a fun time. We had a delicious lunch and a few drinks while we watched the giant cruise ships come in and out through the window. After lunch, we went next store to Walgreen’s to stock up on some snacks and water, which I always recommend doing and keeping in your hotel room/Airbnb for the duration of your trip. Eating out becomes very expensive while on vacation.

Afterwards, we headed back to Condado Beach and hit the beach. I highly recommend checking out Condado Beach even if you aren’t staying there. It wasn’t crowded at all and it was a truly enjoyable beach. We spent a lot of time here while we were there.

That night we wanted to go somewhere nice for my birthday dinner so we decided on the Ola Oceanfront Bistro which was right down the street at the Condado Vanderbilt hotel. The hotel was gorgeous and so was the restaurant, which was right on the ocean. We happened to be there just as the sun was setting which was absolutely breathtaking. We had great meals, enjoyed some wine and champagne, and they also brought out dessert for my birthday. The service was great and so was the food! I’d definitely go back to Ola if I am ever in Puerto Rico again.

The next day was my absolute favorite day of the trip: our boat trip to Culebra Island! I cannot stress this enough... this is a MUST-DO if you are visiting Puerto Rico. There are only two ways to reach this island: by boat or by tiny little plane. The boat option was cheaper and more enticing to us, but a lot of people choose the plane, too. We booked our tour with East Island Excursions and from start to finish they were nothing short of amazing. We paid $137 per person which included transportation to and from the marina, the boat trip, snorkeling, time at Flamenco Beach, lunch, alcoholic drinks, and a small dessert spread. Definitely well worth the money! Unfortunately, they do not do Airbnb pick ups so if you are staying at an Airbnb you’ll have to get to the nearest hotel for them to pick you up. Our shuttle driver was an absolute sweetheart and had to deal with some pretty obnoxious drunks on the way back, but he handled it like a saint. Upon arriving at the marina, we checked in and made our way onto the boat. The boat was a catamaran which had indoor and outdoor seating as well as a roof deck. We opted to sit on the outside deck the whole time to enjoy the views as we made our way out to the island. The ride was EXTREMELY rough to get out there since we were going against the current and it was a particularly rough day on the sea. When I say rough, I mean we were literally airborne at some points, so please keep this in mind if you are afraid of boats or get sea sick easily. The crew warned us that it was going to be a bumpy ride and advised if you tend to get sea sick to take Dramamine immediately. A lot of people started to feel ill, and some were just scared, but the crew was so extremely comforting and helpful. One man was even sitting next to a girl with an icepack on her neck trying to cool her down and help her feel better.

Our first stop was at the snorkeling spot, which took about 45 minutes to an hour to get to. They stop the boat, explain some safety rules to you, and give you your snorkeling gear. It is imperative that you listen to the safety rules because there are some very dangerous things around coral reefs so it’s vital that you are aware of these dangers The water and the coral reefs were both extremely beautiful and we had a blast swimming around and exploring. Personally, I refuse to do these kinds of things without my LifeProof case and LifeProof life jacket for my iPhone. The case allows me to get the phone wet without damaging my phone, but the life jacket allows the phone to float, so even if you drop it you don’t have to worry about it sinking to the bottom of the sea floor. Best. Invention. Ever.  Once we got back on the boat they had a lunch spread out, which included, salads, lunch meats and cheeses for sandwiches, and chips.

From there, it was about another 20-minute ride to Flamenco Beach, which is considered to be one of the most beautiful beaches in the world. IN THE WORLD. I must say that after seeing it in person I whole-heartedly agree with whoever decided that. The boat can’t pull right up to shore, so be aware that you do have to swim a little to get to shore. This means that if you don’t have a waterproof phone that you should leave it on the boat, as well as any other valuables that you bring with you. They have lifejackets available if you can’t swim. We decided to take a walk down the beach to see the old army tank at the end of the beach. The sand, the water, everything about this beach… is positively breathtaking. I have never seen a more gorgeous beach. We had about an hour and a half to enjoy the beach before having to head back to the boat.

The ride back was much smoother and more enjoyable since we were going with the current this time. Upon returning to Condado Beach we were starving and decided to walk down Ashford Avenue and find a place to eat. We ended up at Di Zucchero, which had fabulous Italian food and even better service. Our waitress, Carla, was an absolute delight. And alas, another birthday cake.

The next day was all about exploring Old San Juan. We began our day at ChocoBar, where almost everything on the menu involves chocolate. We ordered a chocolate croissant to start off, and then had chocolate pancakes and a chocolate waffle. Even the scrambled eggs had cocoa powder on them, which was surprisingly delicious. The lunch menu even involves things like a chocolate grilled cheese. If you’re looking for something unique and tasty this is a definitely the place to check out!

From there we walked around and shopped a bit and admired some of the beautiful, colorful buildings. They make for some really great photo ops!

After shopping, we walked down the street to Castillo San Cristobal, which is an old army fort that is a part of the San Juan National Historic Site. It’s $5 per person to enter and you can explore on your own without a tour guide. There is plenty of information posted so that you can be aware of what you are seeing and learn the history behind it all. The architecture is very impressive and the history is extremely interesting. Definitely worth a visit.

While out and about during our trip, we kept being told from the locals that we had to check out a place called La Placita. The only way I can describe La Placita is like a Latin, smaller and cleaner version of Bourbon Street in New Orleans. There are tons of bars and restaurants with the streets shut down for people to walk through and you can walk around from bar to bar with a drink in your hand. People are dancing in the streets and the energy here was great. We were so glad that we heard about this and were able to check it out.

Our last day was a laidback one, since our flight was leaving late that night. We were relaxing on the beach when we heard about a pool party happening at the Serafina Hotel and decided to check that out. The hotel and the pool are both gorgeous, and it is right on the beach. The drinks were great and we ended up having such a great time here. After the party was over we went down the street to the Serafina restaurant and had a great dinner there, too. The gorgeous rainbow that appeared over the beach was just icing on the cake!

Bottom line, if you are at all hesitant about visiting Puerto Rico post Hurricane Maria, please don’t be. Puerto Rico needs our support now more than ever. The power still goes out from time to time but usually doesn’t last long, and the areas that are still without power are outside of the tourist spots. As far as the “rising” crime rate, just make sure to be smart and don’t walk by yourself at night in dark areas. Stick with Ubers instead of walking. Ubers were readily available the whole time that we were there. Go give Puerto Rico the support they need and enjoy yourself while doing so! Price hike would make national parks look like ‘exclusive club,’ resigning NPS board member says

The looming federal government shutdown could ruin some vacation plans for Americans hoping to enjoy national parks and monuments this weekend. If Congress fails to pass a spending bill that hits President Trump’s desk by midnight Friday, all of the national parks would be shuttered.
Republicans carried a fair share of the blame for ruining family trips to the Grand Canyon or Yosemite during the last two government shutdowns. Both times, in 1995 and 2013, the GOP controlled Congress. But there are reports that the Trump administration is working on plans to keep hundreds of national parks open even in the face of a government shutdown.
Regardless of the parks’ short-term availability, 17 of the most popular national parks could soon become an unaffordable luxury to lower-income Americans if the National Park Service (NPS) implements a new pricing system under consideration that would raise admission from around $30 per vehicle to $70 per vehicle during peak season. Other proposed fees include $50 per motorcycle, $30 for a person on bike or foot and $75 for an annual pass to a specific park.
NPS spokesperson Kathy Kupper explained each of the 17 parks currently has its own entry fee but that they would all have a uniform price if the proposal is implemented
“It’s between $25 and $30 to get into any of those parks and that’s good for a whole car of people for a week,” Kupper told Yahoo News. “Regardless of what the price is now, if it were to be implemented it would be $70.”

Other, less-visited, parks would have varying fees, as they do now. Many are free.
The bipartisan NPS Advisory Board, comprised of citizens with science and management expertise, was not consulted before these changes were proposed under Interior Secretary Ryan Zinke in October 2017. In fact, the board, which was established in the 1930s to advise the interior secretary and the NPS director under the Historic Sites, Buildings and Antiquities Act, hasn’t been consulted on anything since Trump’s inauguration.
The board’s main function is to approve national natural landmarks and historic landmarks. But its members recently advised the Obama administration on climate change, youth engagement, historic-preservation gaps and other matters.
On Monday night, however, nearly every member of the advisory board abruptly quit out of frustration that Zinke did not convene a single meeting with them last year. They signed a letter, first reported by the Washington Post, complaining that Zinke has ignored their requests to meet and shows no interest in hearing their concerns — effectively freezing out the experts chartered by Congress to help the service safeguard the United States’ natural treasures. The letter, drafted by advisory board chair Tony Knowles, read in part:
“For the last year we have stood by waiting for the chance to meet and continue the partnership between the NPSAB and the DOI as prescribed by law. We understand the complexity of transition but our requests to engage have been ignored and the matters on which we wanted to brief the new Department team are clearly not part of its agenda. I wish the National Park System and Service well and will always be dedicated to their success. However, from all of the events of this past year I have a profound concern that the mission of stewardship, protection, and advancement of our National Parks has been set aside. I hope that future actions of the Department of Interior demonstrate that this is not the case.”
Belinda Faustinos, of Rosemead, Calif., the former executive officer of the San Gabriel and Lower Los Angeles Rivers and Mountains Conservancy, was among the nine out of 12 advisors to resign. She said they were able to develop tremendous momentum on important issues in recent years and commended several outgoing colleagues for their significant contributions on important issues, such as Rita R. Colwell on science, Carolyn Finney on diversity and Milton Chen on education.
“We were on a roll, getting things done, and wanted to continue that, knowing that there might be a little change of perspective with the new administration,” Faustinos told Yahoo News. “But as more and more of that administration’s policies came to light… in particular through Zinke’s office, it became clear to us that we did not want to be affiliated, even remotely, with some of the things that were being done.”
She was also troubled that, more than a year after the retirement of NPS director Jon Jarvis, no successor has been named, and that the board hasn’t been asked — either formally or informally — for its input on any of the actions the secretary has been considering.

The Interior secretary did not consult with the board over the fee hikes, or a recent decision to end a ban on plastic water bottles in the parks.
“It’s not only about not consulting. More importantly, obviously some of the people making these decisions and recommendations live in a rarified field that most of us don’t,” she said. “We’re trying to increase access to parks, so changing the entry fee for that is just crazy. I don’t understand the thinking there. Charging more for certain parks, it just makes that look frankly like an exclusive club that only people who have the money can go to.”
She clarified this is her personal opinion. But based on her experience with the other board members, she thinks they would share her sentiments.
The NPS said the additional cash raised by the increased fees would go toward renovating and restoring the park system’s aging infrastructure: campgrounds, roads, bridges, bathrooms, waterlines and other facilities.
NPS held a public comment period for the proposal late last year. Kupper said the agency is analyzing the roughly 109 comments it received. She expects a final decision in the coming weeks — late to mid-February at the latest.

The new proposal establishes peak-season entrance fees for the busiest five-month stretch at each park. Peak season starts on May 1 for Arches, Bryce Canyon, Canyonlands, Denali, Glacier, Grand Canyon, Grand Teton, Olympic, Sequoia & Kings Canyon, Yellowstone, Yosemite and Zion National Parks. Peak season starts on June 1 for Acadia, Mount Rainier, Rocky Mountain and Shenandoah National Parks. And the NPS would kick off peak season for Joshua Tree National Park as soon as possible.
These top-revenue parks collect 70 percent of the entrance fees for the national park system.
According to NPS, the new prices would increase revenue by $70 million each year, which is a 34 percent increase over the $200 million collected during the 2016 fiscal year. The service said 80 percent of the additional money will go toward the park where it’s collected and the rest will go toward other national parks, in fulfillment of the Federal Lands Recreation Enhancement Act.
The service noted that only 118 of its 417 sites charge an entrance fee and that the other 299 national parks are free.
“Targeted fee increases at some of our most-visited parks will help ensure that they are protected and preserved in perpetuity and that visitors enjoy a world-class experience that mirrors the amazing destinations they are visiting,” Zinke said in a statement at the time. “We need to have the vision to look at the future of our parks and take action in order to ensure that our grandkids’ grandkids will have the same if not better experience than we have today. Shoring up our parks’ aging infrastructure will do that.”
