The money that was awarded to us through binding arbitration did not even cover out legal fees. We had no choice but to move forward and repair the original documented defects in the excess of over $100k. While making those repairs we discovered significant structural defects now totaling over $200k. It makes no financial sense to spend another $200k (approx. 30% of the homes value / based on comps). . Let’s talk reality... we have a few options. 1) Invest an additional 200k + to fix a home that would be worth $600k tops. Bringing our total investment at close to a million dollars. 2) Foreclose or Short-sale There are so many reasons I could state but bottom line that is “Never gonna happen”. 3) Sell as is The most we’ve been offered is $250k. So again “Never gonna happen”. 4) Rent out the house The liability alone make this option a non-starter. .
