To help you strengthen your real estate lead generation endeavors, here are some script templates:
The FSBO (For Sale By Owner) Script
Start by introducing yourself and expressing interest in the property.
"Hi, my name is [name] with [real estate company]. I’m calling about the home for sale. Are you the property owner?"
Wait for them to confirm.
"Great! You have a beautiful home—I can see how much effort you've put into it. Would you be willing to work with an agent if it means your home would sell faster?"
Listen attentively to the homeowner's response.
Conveying empathy and using the right tone of voice when the homeowner mentions that they've been trying to sell their home for a while can earn you credibility.
If you know of any potential buyers who might be interested in the property, make sure to mention it:
"I'm asking because I know a few buyers who are looking for homes in your neighborhood. I'd love to introduce you. I bet we can get your home sold in the next [time frame]."
If the homeowner shows interest in your offer and you feel like you have a good chance at securing the listing, attempt to set an appointment:
"Can we meet for 20-30 minutes? I'd love to show you my process so we can sell your home as quickly as possible. You’re not obligated to use me, but I am confident I can get your home sold. Is tonight at 5 p.m. good for you? If not, what’s a good time tomorrow?"
This script helps you establish a connection with the homeowner and positions you as a helpful resource rather than just another salesperson. Remember, your tone and the way you respond to their concerns are as important as the words you say.

"Hi, my name is [name] with [company]. I’m calling about the home for rent. Are you still looking to fill the vacancy?"
Wait for their response.
"I work with potential buyers and property investors in your neighborhood and am wondering what your long-term goals are for the property?"
Wait for their answer, then proceed to ask about the listing's status and monthly rent.
"How long has it been listed, and what is the monthly rent?"
After getting their response, work out the figures.
"Okay, so it seems you haven’t been able to fill the vacancy for [X weeks] and have taken an income loss of [rent amount by vacancy time]. When did you last have an appraisal on the property? The market has changed dramatically over the last few years. Would you consider selling if the numbers made sense?"
If they show any interest, propose a meeting.
"I’ve helped lots of property owners get top dollar for their investment properties, and the market is in a great place for selling high. If you don’t mind, I’d like to research the property value and rental prices to see if you can increase your rent, or if selling is a better return. Do you have some time this week? I can bring the numbers by and show them to you"
The Circle Prospecting Script
Firstly, introduce yourself and share the recent property sale information.
"Hi, my name is [name] with [company]. I’m calling because I’ve recently sold a home in your area and wanted to share how much your property is valued at. Is that something you would be interested in?"
After they confirm, provide them with a potential market value for their property.
"Based on neighborhood comps, your house could easily sell for $XXX,XXX. I have buyers expressing interest in your area, and I’m confident that your property would draw a premium value based on its condition and curb appeal. Would you want to sell if I could get you the best price for your property?"
If they express interest, propose a meeting.
"Can we meet for 20-30 minutes? I'd love to show you my process so we can sell your home as quickly as possible. You’re not obligated to use me, but I am confident I can get your home sold. Is tonight at 5 p.m. good for you? If not, what’s a good time tomorrow?"
The Expired Listing Script
"Hi, my name is [name] with [company]. I’m reaching out about the property at [address]. Are you the homeowner?"
Wait for confirmation.

Well folks, it seems there is always something trend-setting in the Puerto Vallarta news. Most recently, the local government, in conjunction with other locals, is going to bury a centennial time capsule. Gaiety for the event, occurs on Thursday, September 27, 2018. It’s all part of the city’s World Tourism Day celebrations.

Consequently, the municipal government is creating the Time Capsule, filled with goodies from our first 100 years. A memento, that will remain buried until 2043. The idea is to fill a stainless-steel box with objects that symbolize the first hundred years of this tourist destination. Then, bury it underground. Hence, it will remain there. And, be unearthed on May 31, 2043. All part, of the municipality’s 125th anniversary celebrations. Trend-setting Puerto Vallarta news!
Local businesswoman, Martha Dau, came up with the brainwave. She, together with the municipal government. Also, private initiatives and the University of Guadalajara’s Centro Universitario de la Costa, were quick to jump onboard. Jointly, they decided to initiate the effort. Puerto Vallarta’s new time capsule project aims to leave a historical legacy for future generations.
