Preventing Basement Leaks: Essential Maintenance Tips for Oshawa Homeowners
Basement leaks can be a frustrating and costly issue for homeowners in Oshawa. However, with proper maintenance and preventive measures, you can significantly reduce the risk of water intrusion and maintain a dry basement. In this blog post, we will discuss essential maintenance tips that Oshawa homeowners can follow to prevent basement leaks. By implementing these proactive measures, you can protect your property and ensure a secure and moisture-free basement.
Regularly Inspect and Clean Gutters and Downspouts: Clogged gutters and downspouts can lead to water overflow and improper drainage, causing water to seep into your basement. Regularly inspect and clean your gutters to remove leaves, debris, and other obstructions. Ensure that downspouts are directing water away from the foundation, at least six feet away, to prevent water pooling near your home.
Maintain Proper Grading and Landscaping: The slope of the ground around your home plays a crucial role in preventing basement leaks. Ensure that the landscape is graded away from the foundation, allowing water to naturally flow away from the house. Regularly check the grading and make adjustments as needed to ensure water is properly directed away from your home's foundation. Consider strategic landscaping to promote proper drainage and prevent water accumulation near the basement walls.
Monitor and Address Foundation Cracks Promptly: Foundation cracks are a common entry point for water in basements. Regularly inspect your foundation walls for any signs of cracks or gaps. If you notice any, address them promptly by sealing them with an appropriate waterproof sealant. Timely repair of foundation cracks can prevent water from infiltrating your basement and causing leaks.
Maintain Sump Pump and Backup Systems: If your basement is equipped with a sump pump, it's crucial to maintain it properly. Test the sump pump regularly to ensure it is functioning correctly and capable of removing excess water from your basement. Consider installing a battery backup system to ensure the sump pump continues to operate during power outages. Regular maintenance and testing of the sump pump and backup systems are essential to prevent basement flooding.
Monitor Indoor Humidity Levels: High indoor humidity can contribute to basement moisture and the potential for leaks. Monitor the humidity levels in your basement using a hygrometer and ensure they remain within a recommended range (typically between 30% and 50%). Use dehumidifiers if necessary to maintain optimal humidity levels and prevent excess moisture buildup in the basement.
Conclusion: Preventing basement leaks in Oshawa requires consistent maintenance and vigilance. By following these essential tips, homeowners can significantly reduce the risk of water intrusion and maintain a dry and secure basement. Regularly inspecting and cleaning gutters, maintaining proper grading and landscaping, addressing foundation cracks, maintaining sump pump systems, and monitoring indoor humidity levels are key preventive measures to implement. By taking these proactive steps, you can safeguard your home from basement leaks and enjoy a dry and protected basement space.

Moisture (humidity) in basements is a very common problem but it is not always treated in the right manner. Basements that are used as living or bedroom spaces, moisture problems can not only become annoying but pose a serious threat to one’s health.  That’s why it is of upmost importance to deal with any moisture problems before finishing a basement.
It is critical to understand where the water is coming from before trying to solve any humidity problems. There are basically three sources of moisture:
·         Water from rain or ground water
·         Humid air that enters the basement externally and condenses on cooler surfaces
·         Moisture from internal sources such as humidifiers, unvented clothes dryer, bathrooms as well as moisture from in concrete after construction
Some symptoms of humidity
·         Water leaking out of walls
·         Standing water on floors
·         Damp, humid air
·         Odor, mold and mildew
·         Deterioration of carpet or wood
·         Dampness on concrete block walls
Typical causes of basement moisture problems:
Inadequate grading - If the ground around a foundation is level or slopes toward the house, this can cause water to be directed into the basement.
Defective or missing gutters and downspouts - Missing gutters and downspouts cause rainwater to be directed toward perimeter of the foundation.
Improperly designed window wells - Window wells are like a drain right next to the basement wall. Often they are improperly built so that any water is directed toward, rather than away from the foundation.
Ineffective drain tile and sump pit - These systems sometimes do not work for a variety of reasons, such as broken drain tiles, clogging of the pipe with silt or debris, or a broken connection to the sump. The sump pit usually contains a pump designed to lift the water to the ground surface outside the foundation wall. This pump can fail.
Structural cracks - Concrete and concrete block foundations usually develop some cracks. Also, soil settling may cause cracking.
If you require a professionally waterproofed basement, for concrete slab on grade or below grade, or if you need to waterproof your wet basement foundation, or foundation crack repair, please do not hesitate to contact the # 1 wet basement contractor in Ontario at www.acclwaterproofing.ca

Preventing Basement Leaks in Oshawa: Maintenance Tips for Homeowners
Basement leaks can be a major headache for homeowners in Oshawa. They not only pose a threat to the structural integrity of the property but can also lead to costly repairs and potential health hazards. In this blog post, we will discuss essential maintenance tips that homeowners in Oshawa can follow to prevent basement leaks. By taking proactive measures, you can minimize the risk of water intrusion and maintain a dry and secure basement.
Maintain Proper Exterior Drainage: One of the key factors contributing to basement leaks is poor exterior drainage. Ensure that your gutters and downspouts are clear of debris and direct water at least six feet away from your foundation. Regularly inspect and repair any damaged or clogged drainage systems to prevent water from pooling around your home.
Seal Foundation Cracks: Inspect your foundation regularly for any cracks or gaps that could potentially allow water to enter your basement. Use an appropriate waterproof sealant or epoxy to seal these cracks, creating a barrier against water intrusion. Addressing foundation cracks promptly can significantly reduce the risk of basement leaks.
Grade the Landscape Away from the Foundation: The slope of the ground surrounding your home plays a crucial role in preventing basement leaks. Ensure that the landscape is graded away from the foundation, allowing water to naturally flow away from the house. Proper grading helps prevent water from seeping into the basement and keeps the soil around the foundation adequately drained.
Install Sump Pump and Backup Systems: Consider installing a sump pump in your basement, especially if you live in an area prone to water accumulation. A sump pump helps remove excess water from your basement, reducing the risk of flooding. Additionally, installing a battery backup system ensures that the pump continues to operate during power outages, providing an extra layer of protection.
Regularly Inspect and Maintain Plumbing: Leaky pipes or plumbing fixtures can cause water to seep into your basement. Routinely inspect your plumbing system for any signs of leaks or dripping faucets. Fix these issues promptly to prevent water from accumulating and potentially causing basement leaks. Don't forget to insulate exposed pipes to prevent them from freezing and bursting during colder months.
Conclusion: Preventing basement leaks in Oshawa requires proactive maintenance and attention to detail. By following these essential tips, homeowners can significantly reduce the risk of water intrusion and the subsequent damage it can cause. Remember to regularly inspect your home's exterior, seal foundation cracks, ensure proper drainage, and maintain your plumbing system. By taking these preventive measures, you can enjoy a dry and leak-free basement for years to come.

5 Essential Steps for Basement Leak Repair in Oshawa
When faced with a basement leak in your Oshawa home, it's crucial to take immediate action to prevent further damage and ensure the safety of your property. In this blog post, we will outline five essential steps for basement leak repair in Oshawa. By following these guidelines, you can address the issue effectively and restore the integrity of your basement.
Identify the Source of the Leak: The first step in repairing a basement leak is to identify its source. Inspect your basement thoroughly, looking for signs of water intrusion, such as damp walls, pooling water, or visible cracks. Pay attention to areas around windows, doors, and the foundation. Determining the exact source of the leak will help you choose the appropriate repair method.
Consult a Professional: For complex basement leaks or if you're unsure about the best course of action, it's wise to consult a professional. Reach out to reputable basement leak repair specialists in Oshawa who have experience in dealing with similar issues. They can provide expert advice, conduct a thorough assessment, and recommend the most effective repair solution for your specific situation.
Choose the Right Repair Method: Based on the assessment by the professional, you will need to select the appropriate repair method for your basement leak. This could include exterior waterproofing, interior drainage systems, crack injections, or sealants. Each method has its advantages and is suited for different types of leaks. Consider factors such as cost, effectiveness, and long-term durability when making your decision.
Execute the Repair: Once you have chosen the repair method, it's time to execute the necessary repairs. If you're undertaking the repairs yourself, follow the instructions carefully and ensure you have the right tools and materials. For complex repairs or if you lack the necessary skills, it's recommended to hire a professional to ensure the job is done correctly and to prevent any further damage.
Monitor and Prevent Future Leaks: After completing the repairs, it's important to monitor your basement for any signs of recurring leaks. Keep an eye out for dampness, mold growth, or water stains. Additionally, take preventive measures to minimize the risk of future leaks, such as improving drainage around the foundation, maintaining gutters and downspouts, and sealing any cracks or openings.
Conclusion: Basement leaks can cause significant damage to your Oshawa home if left unaddressed. By following these five essential steps for basement leak repair, you can effectively mitigate the issue and safeguard your property. Remember, it's crucial to act promptly, seek professional assistance when needed, and implement preventive measures to ensure a dry and secure basement in the long run.

Preventing Basement Flooding: How to Keep Your Basement Dry
Basement flooding can lead to extensive damage, costly repairs, and disruption to your daily life. Taking preventive measures is essential to keep your basement dry and protect your home. In this blog post, we will explore effective strategies and tips to prevent basement flooding and maintain a safe and water-free environment.
Maintain Proper Exterior Drainage:
Ensure that your gutters and downspouts are clean and free from debris, directing water away from the foundation.
Regularly inspect and maintain your yard's grading, ensuring that it slopes away from the foundation to prevent water pooling.
Install and Maintain a Sump Pump:
Consider installing a sump pump in your basement to automatically pump out excess water during heavy rainfall or rising water levels.
Regularly inspect and test your sump pump to ensure it is functioning properly, and consider installing a battery backup system for added protection during power outages.
Waterproof Exterior Walls:
Apply a waterproof coating or membrane to the exterior walls of your basement to create a barrier against water penetration.
Inspect the exterior walls regularly for cracks or gaps and seal them promptly to prevent water seepage.
Seal Foundation Cracks:
Inspect your foundation for cracks and gaps, both inside and outside the basement.
Use a suitable sealant or epoxy to seal any cracks and prevent water from entering.
Install Window Well Covers:
If you have basement windows that are below ground level, install window well covers to prevent water from entering through the window wells.
Ensure the covers are securely fastened and provide adequate drainage.
Improve Interior Drainage:
Install a basement drainage system, such as a French drain, to collect and redirect water away from the foundation.
Ensure that floor drains and interior drain pipes are clear of obstructions and functioning properly.
Maintain Plumbing Systems:
Regularly inspect and maintain your plumbing systems, including pipes, fixtures, and drains.
Repair any leaks or plumbing issues promptly to prevent water damage in your basement.
Monitor and Control Humidity Levels:
Use a dehumidifier in your basement to control moisture levels and reduce the risk of condensation and mold growth.
Ensure proper ventilation by opening windows or using fans to improve air circulation.
Store Belongings Appropriately:
Avoid storing valuable or sensitive items directly on the basement floor.
Use shelves or storage containers to elevate items and protect them from potential water damage.
Be Prepared for Emergencies:
Create an emergency plan in case of basement flooding, including knowing how to shut off electricity and water sources.
Keep important documents, valuables, and irreplaceable items stored in waterproof containers or off-site.
Conclusion: Preventing basement flooding requires proactive measures to keep your basement dry and protected. By implementing these preventive strategies, you can minimize the risk of water damage, protect your home's foundation, and ensure a safe and functional basement space. Regular maintenance, proper drainage, and prompt repairs are key to maintaining a dry and water-free basement for years to come. 🎉👉See more: OSHAWA BASEMENT WATERPROOFING

Why your Sump Pump fails?
The sump pump is an integral part of a standard basement waterproofing system. It is the part that conveys water from the sump pit in your basement to the exterior.
A failing sump pump can happen at any time, and when it does, many homeowners don't realize there is a problem until the basement floods.
Reasons for Failure
·         Overworked sump pump - One sump pump may not always be enough especially the cheap plastic sump pumps. Large volumes of water can flood the basement faster than the sump can stop it. However, installing two sump pumps may help.
·         Clogged sump pumps - If the sump pump is sitting on the bottom of a dirty sump pit, its mechanical parts are liable to clog with dirt and debris. If this interferes with the pump's operation, the system will slow or stop.
·         Sump pump won’t stop running - Generally, sump pumps run in intervals- turning on from time to time only as needed. Sump pumps that run continuously will wear out quickly and increase electricity cost. This may occur if the sump pump switch gets stuck on the “on” position; if the sump pump is too small for the job or if the liner is too small for the sump; the check valve maybe missing or not working properly; the sump pit maybe set too low in the ground.
·         Clogged drains – If the discharge drains are clogged with debris, sticks, dirt, ice, or snow; water will not be able to exit. This will cause the sump pump system not to work properly.
·         Lost of power to the sump pump – for example, electricity failure.
Sump pumps with battery backup are becoming more common due to electricity failure.
It's also important to have a sump pump system serviced and checked after a major storm or any extreme weather especially when the system is left to operate for prolonged periods. In a system with a battery backup, the charge of the battery should also be checked.
Most waterproofing companies recommend yearly checkup and maintenance.

Urethane is an expanding, flexible sealant that uses water as a catalyst to form an impassable or dense seal to fill a crack all the way through to the outside. Waterproofing companies inject wall cracks in poured concrete foundations all the time as it is an effective and long lasting solution that can be done quickly at a low cost. It is an excellent repair for wall cracks.
The compacted soil outside a house’s foundation exerts a great deal of force against the foundation walls. This pressure is usually responsible for causing cracks in the foundation. And when the soil becomes saturated, the water then seeps through the wall cracks into the home.
How does the Urethane Injection work?
The waterproofing contractor will first attach plastic injection ports to the crack at intervals along the length. The urethane sealant is then injected into the ports along the crack. This will expand and fills its way all through to the outside soil. This stops the flow of water from the outside. A surface sealer is then applied over the crack to hold the injected sealant inside the crack until it cures.
Urethane vs Epoxy
Waterproofing contractors in the past have used Epoxy as a sealant to repair cracks. However, the main disadvantage to this is that epoxy is rigid and not flexible to shifting or foundation settlement. As a result, movement will cause further cracks and water leaks. Also, as epoxy does not adhere at wet concrete, contractors have to wait until the surfaces are dry before attempting to repair any crack. This will of course, not be convenient to the home owner.
Urethane on the other hand, retains contact with the concrete and moves with the wall. The urethane sealant also makes use of the surrounding soil as a compact barrier to help create a firm repair.
Repairing cracks is of the utmost importance. If a crack leaks once then more than likely it will leak again after every rainfall. Crack repair will save you time, money, headaches from dealing with a leaky basement and prevent mold and mildew problems in your home.

It is often asked if basement waterproofing can be done in Winter? Some may be tempted to leave their waterproofing for Spring considering the harsh Canadian winters. But putting of waterproofing until later on, in hindsight may not be such a good idea as it can cause more damage to the foundation of your home.
During the winter, we experience sudden bouts of snow melts and above-freezing temperatures that can come without a warning. Without a protected basement, all that water could end up leaking through your home’s foundations and cause greater problems when Spring arrives.
Canadian winters tend to have a freeze/thaw cycle, causing your home and the ground around your foundation to expand and contract at different magnitudes and rates. This tends to make existing cracks larger and open up joints where water flows through. Also, with the freezing weather comes ice blockage in pipes, troughs, downspouts, and on the roof. When your water drainage systems are clogged up, the water will have to find an alternate path. Predictably, it flows to the ground directly beside your foundation, which is the most common place for foundation leaks.
Basement waterproofing can be done in Winter but it depends on the basement systems being used. Exterior basement waterproofing involves excavating the perimeter of the home to the bottom of the footer usually by hand or machine.  This type of work is complex and more suited to better weather conditions. However, it can still be performed during winter months as long as the weather is fairly dry.
Other methods of basement waterproofing are performed year-round with very little to no exceptions.  Interior basement waterproofing involves removing a small area of the perimeter of the floor to allow access to the footer from inside the foundation.  Interior footer drains or weeping tiles are then installed to collect and direct ground water to a sump pump system that keeps the foundation dry.
Some basement systems include a combination of both interior and exterior basement waterproofing methods and can be done all year round. Actually, Winter months can be the ideal time to have your basement waterproofed, as it prepares your foundation to stay dry during the wet Spring rains.
