Do You Have to Pay Taxes on the Sale of Your Charlottesville VA Home?
Whether you are moving into a bigger home after outgrowing your starter home or downsizing, selling your home in Charlottesville VA is just as major a life decision as buying a new home. Selling the place you’ve called home for many years is a huge deal, especially when you start figuring out the taxes involved in a home sale.
If you are selling a home for the first time, you probably are wondering if you have to pay taxes on the sale of your home. Knowing how much taxes you need to pay—if there’s any—is important when selling a home because it will impact your finances for the many years to come.
In this article, you will discover everything you need to know about the taxes on selling a house, including tax breaks, reduced exclusions, reporting your home sale on a tax return, and determining the total profit of your home sale.
When you sell your home, you may be required to pay taxes on the money you earn from the sale. The good news, however, is that there are certain exceptions that may result in you paying very little or no tax at all.
Read on if you want to know if you owe taxes on the sale of your home.
Are You Required to Pay Taxes When Selling Your Home in Charlottesville VA?
As I said, there’s a chance you will have to pay taxes out of the money you earn from your home sale after you’ve sold your home. However, there’s also a chance for you to pay very little or nothing at all.
If you have lived in your home for two of the five years directly before you decided to sell it, the first $250,000 of whatever profit you make on the home sale is free of tax. This amount increases to $500,000 if you are married and you and your spouse file a joint tax return.
Note, however, that what we are talking about here is the first $250,000 (or $500,000) of the profit you make and not the income, so that means the tax is based on what you gain from the home sale and not on the total amount of money you make from the home sale.
There’ll be quite a bit of difference if you sell your Charlottesville golf home for less than $250,000 more than you purchased it for and if you’ve lived there for at least two of the previous five years. In that case, you don’t owe any taxes on your home sale.
How do you determine the profit on your home sale?
Now that you know when you need to pay taxes on your home sale, the next question is how do you determine the profit you make from selling your home? Remember, calculating your profit is necessary to determine if you owe taxes on your home sale. It may sound easy as pie, but calculating profit from a home sale is not as simple as subtracting the price paid from the sale price.
To determine your profit, the first thing you need to do is to figure out the cost basis for your home. As you do this, consider not only the total amount that you spent when you bought your home but also the amount you spent on renovations and improvements. If you spent an additional $20,000 when you added an extra room, then you need to add $20,000 to your cost basis.
Once you’ve calculated that, the next thing to take note of is how much you sold your home for. To get that amount, you need to deduct all the fees you paid, including the closing costs and realtor fees when you sold it. That means if you sold your home for $300,000 and paid $10,000 in closing costs and realtor fees, then the amount you earned on your home sale should be $290,000.
Now that you know how much you earned from your home sale, the next thing to do is to subtract your cost basis from this amount. In our example, your profit is $70,000 because that’s the result you get when you subtract $220,000 from $290,000.
Based on the rule, if the amount is less than $250,000, you won’t owe any taxes on your home sale. In this case, $70,000 is less than $250,000, so there is no need for you to pay taxes on your home sale.
How do you qualify for home selling tax breaks?
If we look at the example above, it may look like it’s so easy to sell a home and not to have to pay taxes at all. Actually, there are three basic requirements you need to meet if you want to qualify for the above tax break. Only when you meet these three qualifications will you be eligible for the tax break. Here are the requirements: · You must have been the owner of the home you are selling for at least two years. If you’ve been the owner of that home for less than that, then you cannot qualify for the tax break. · The home you are selling must have been your primary residence for at least two of the past five years. This is the reason why vacation homes and rental properties usually don’t qualify for tax breaks. · You must not have used this tax break for the sale of another home within the past two years. Tax breaks can only apply to one property, so it doesn’t really matter if you are selling multiple properties at the same time.
How do you qualify for a reduced exclusion?
If you don’t meet all of the requirements to qualify for home selling tax breaks, there’s still hope. Through a reduced exclusion, you still get to claim part of the tax break even if you are not totally eligible for the tax break. For instance, if the requirement is that you’ve lived for at least two years in the house you’re selling but you’ve only lived in your home for one year, you could still be exempt—but only for $125,000 of any profit you make from your home sale.
It isn’t that easy to qualify for a reduced exclusion though. To qualify for this benefit, you need to present a valid reason for not being qualified for the tax break. Examples of valid reasons include employment change, health reasons, or any unforeseen circumstance that leaves you with no other choice but to put your home on the market sooner than expected.
How do you report the sale on your tax return?
Unless you assure your real estate closing company that you will not owe taxes on your profit, you will receive a Form 1099-S when you make your home sale. Here is where you will report your home sale. If you happen to receive this form even when you are qualified for the tax exemption, you’ll need to report your home sale even if it doesn’t necessarily mean you owe taxes. Any profit that goes above or does not qualify for the exemption is taxed as a capital gain.
So how do you avoid capital gains tax on your home sale?
Considering the factors needed to qualify for a tax break, here are the three important things you need to do to avoid having to pay taxes on your home sale:
1. Live in your home for at least two years before selling it
This is easy to do, since the two years don’t necessarily have to be consecutive. Selling in less than a year will cost you a lot because you could be subject to the short-term capital gains tax, which is higher than the long-term capital gains tax.
2. Verify whether you actually qualify for an exception.
If you have a taxable gain on the sale of your home, you can still exclude some of it if you have a valid reason for selling your home sooner than anticipated.
3. Keep all the receipts for your home improvements.
Remember that the cost basis of your home does not only include what you paid to buy it, but also the improvements you have made over the years. The higher your cost basis is, the lower your exposure to the capital gains tax is. Examples of things that can cut your capital gains tax are remodels, new windows, new driveways, air conditioning installs, expansions, etc.
In conclusion, the question of whether or not you need to pay taxes on the sale of your home depends on your qualifications. While it’s possible you’ll need to pay taxes on your home sale, chances are you won’t have to, if you meet all the three requirements we’ve discussed.
By meeting just a few simple requirements, you can get up to $250,000 of your profit from your home sale tax-free, and this can even jump to $500,000 if you and your spouse file jointly.
Please be sure to check with your financial advisor, CPA or tax consultant to see how the sale of your home best fits in with your financial plan and what tax benefits you may qualify for.

WhiteHouse.gov petition to label antifa as a ‘terror group’ generates more than 290,000 signatures

A new petition calling on the Trump administration to formally recognize the so-called antifa as a “terrorist organization” has generated nearly 300,000 signatures in a week — well beyond the threshold that is supposed to trigger a formal response from the White House. But there’s been no indication under President Trump that it will.
The petition, created by last week in the wake of the violent clashes between white supremacists and anti-fascists in Charlottesville, Va., argues that the group’s tactics are akin to ISIS:
Terrorism is defined as “the use of violence and intimidation in pursuit of political aims”. This definition is the same definition used to declare ISIS and other groups, as terrorist organizations. AntiFa has earned this title due to its violent actions in multiple cities and their influence in the killings of multiple police officers throughout the United States. It is time for the pentagon to be consistent in its actions – and just as they rightfully declared ISIS a terror group, they must declare AntiFa a terror group – on the grounds of principle, integrity, morality, and safety.
At a campaign rally in Phoenix earlier this week, Trump himself referred to the masked anti-fascist protesters by name.
“You know, they show up in the helmets and the black masks and they’ve got clubs and they’ve got everything,” the president told the crowd. “Antifa!”
Related: Outside Trump’s rally, bikers, antifa, police, protesters and pepper spray
The petition to label antifa a terror group has more than 290,000 signatures — nearly triple the number it needed by Sept. 16 to get “an official response.”
The digital platform, which was created in 2011 under President Barack Obama, drew nearly half a million petitions during his presidency. And the Obama White House answered many of them, including a petition to forgive student loan debt, a call for Obama to pardon Edward Snowden and, most memorably, a plea for the federal government to begin construction on a “Death Star,” the galactic superweapon featured in the “Star Wars” film franchise.
“The Administration does not support blowing up planets,” Paul Shawcross, a White House science and technology advisor, replied in a statement. “Why would we spend countless taxpayer dollars on a Death Star with a fundamental flaw that can be exploited by a one-man starship?”
But the Trump administration has yet to respond to any of the 10 other petitions that have crossed the 100,000 threshold.
A petition calling on the Trump administration to immediately release the president’s tax returns, launched on the day of Trump’s inauguration, crossed that mark a day later. It now has more than a million signatures.
Another petition, also launched on Inauguration Day, demands that Trump “divest his financial and business holdings or have them administered by a truly blind trust.” That one has 350,000 signatures. A petition urging the administration to preserve the National Endowment for the Arts and the National Endowment for the Humanities received more than 200,000 signatures.
And one calling on Trump to resign because he is “in violation of the Emoluments Clause” — which some Constitutional lawyers have argued — also breezed past the 100,000-signature mark.

New story in Politics from Time: ‘You Got to Be the Last Guy He Talks To.’ The Rise and Fall of Trump Adviser Steve Bannon
After Donald Trump won the U.S. election in November 2016, some Republicans hoped that the new President would mellow in office and moderate his hardline campaign positions. Steve Bannon saw it as his job to make sure that didn’t happen.
Bannon, a former investment banker and right-wing documentary filmmaker who served as one of Trump’s principal advisers during the final months of his campaign, moved into the West Wing in January 2017, taking over an office at a crucial hallway intersection steps from the Oval Office. His perch allowed him to see nearly everyone visiting then-chief of staff Reince Priebus on one side, and Trump’s son-in-law and senior advisor Jared Kushner on the other.
Bannon’s official new title was chief strategist, and he saw himself as besieged by ideological rivals trying to slow-walk Trump’s controversial campaign promises to build a border wall, gut trade deals, and ban Muslims from entering the country. His ascent was seen by many as bringing the fringe voices of white nationalists and the alt-right directly into the West Wing. He spent hours on calls with GOP donors and reporters painting Priebus as beholden to the old Republican establishment and Kushner as a Democrat in Trump’s house. He lasted seven months, before being pushed out for leaking about palace intrigue and refusing to cede access and control to Trump’s second chief of staff, John Kelly.
Bannon’s time in the White House may have been short, but it was influential. Within a few weeks of moving in, Bannon helped launch Trump on the hardline policy path he has rarely deviated from since. Bannon, along with senior advisor Stephen Miller, pushed for the hasty freeze of the U.S. refugee program and the halt in immigration from seven majority Muslim countries, moves that were later challenged in court and required revisions. He kept a white board on the wall next to his desk and put green check marks next to actions that weakened international trade agreements like the Trans-Pacific Partnership and North American Free Trade Agreement.
It is quite a fall, then, to go from viewing himself as keeper of the President’s to-do list to being arrested by federal agents three years later. Bannon was taken into custody on Thursday, accused of helping orchestrate a scheme to defraud hundreds of thousands of donors who contributed $25 million to an online crowdfunding campaign to build a privately funded wall on the U.S. border with Mexico. Prosecutors in the Southern District of New York alleged that Bannon had falsely told donors he would not be compensated for his work on the “We Build the Wall” project, and charged him with counts of wire fraud and conspiracy to commit money laundering. Bannon was reportedly arrested off the coast of Connecticut aboard the yacht of Guo Wengui, an exiled Chinese businessman.
Bannon pleaded not guilty on Thursday and was released on a $5 million bond. He won’t be allowed to board private jets or boats without permission from a federal judge and must restrict his travel to New York and Washington, D.C. Bannon and his lawyer did not respond to requests for comment.
Trump distanced himself from Bannon’s wall project on Thursday, saying he didn’t like the project and thought it was being done “for showboating reasons.” Trump said he feels “very badly” for his former adviser, but added, “I haven’t been dealing with him for a very long period of time.” It was “inappropriate” to be trying to fund a wall with private funds, Trump told reporters in the Oval Office during a visit of Iraq’s Prime Minister Mustafa Al-Kadhimi.
A White House statement sought to further distance the President from Bannon. “President Trump has not been involved with Steve Bannon since the campaign and the early part of the Administration, and he does not know the people involved with this project,” White House Press Secretary Kayleigh McEnany said in a statement. One advisory board member of the private wall project, Kris Kobach, the former secretary of state of Kansas, told the New York Times last year that the effort had Trump’s blessing.
Bannon’s path to a desk down the hall from the Oval Office was as circuitous as one of his lengthy tangents that often veer into the history of Nazi propaganda or the Roman Empire. Bannon grew up in a family of Irish-Catholic Democrats in Richmond, Virginia. His father was a telephone lineman who later moved into management. Bannon served as a Navy officer and later got a degree in national security studies from Georgetown and an M.B.A. from Harvard. He eventually went to work for Goldman Sachs before breaking out to start a boutique investment firm in Beverly Hills that specialized in entertainment deals. In the early 2000s, he began producing documentaries that lashed out at political and financial elites and eventually took over Breitbart News, a website that Bannon once described as a platform for the alt-right, a movement that has embraced racist views and anti-semitism.
It was a tweet that brought Bannon and Trump together. In July 2015, weeks after Donald Trump announced he would run for President, Steve Bannon wrote on Breitbart that Trump’s book, “Time to Get Tough,” was a “blockbuster policy manifesto.” Trump tweeted a link to the story. After that, Bannon repeatedly interviewed Trump on his radio show, and a year later, Bannon was hired as chief executive of the campaign.
Bannon didn’t have to bring Trump his ideas on trade imbalances, harsh immigration policies and stripping away environmental regulations — Trump already had them. The two men found each other, and Bannon brought a propagandist’s sensibility to the fight. They both embraced a tactic in Washington of not backing down in the face of flaming criticism and not apologizing if they landed on the wrong side of the truth. Bannon was fond of likening himself and Trump to honey badgers who don’t relent even after being stung by bees or bitten by snakes.
When Trump won, Bannon asked to be named chief strategist in the White House and for the first few months of the Trump administration, Bannon had broad privileges to attend meetings in the Oval Office. The Anti-Defamation League called Bannon’s promotion a “sad day” and described his tenure at Breitbart as presiding over “the premier website of the ‘alt-right’ — a loose-knit group of white nationalists and unabashed anti-Semites and racists.” The Southern Poverty Law Center, which tracks hate-crimes, described Bannon at the time as the “main driver behind Breitbart becoming a white ethno-nationalist propaganda mill.” Former Ohio governor John Kasich’s chief of staff John Weaver said Bannon would be footsteps from the Oval Office and represents the “racist, fascist extreme right.”
In the White House, Bannon was one of the few in Trump’s orbit who rarely wore a suit and tie, often opting for a rumpled blazer and layers of dark collared shirts. Bannon left the white House in August 2017, in the wake of a firestorm over Trump saying “both sides” had responsibility for deadly violence during clashes over the removal of a statue of Confederate General Robert E. Lee in Charlottesville, VA. Former White House aide Cliff Sims wrote in his book “Team of Vipers” that Bannon was the only one in the White House “entirely comfortable” and “thrilled, really” with Trump’s remarks. Bannon clashed with Trump’s second chief of staff John Kelly over Trump’s response and other issues, and Trump had come to believe Bannon was regularly leaking to reporters about policy fights inside the West Wing.
Most presidents have an early ideological cheerleader like Bannon, says Julian Zelizer, a historian at Princeton University and author of “Burning Down the House: Newt Gingrich, the Fall of a Speaker, and the Rise of the New Republican Party.” Bannon played a role for Trump that was similar to how David Axelrod was able to help Barack Obama define a new Democratic coalition, and how Karl Rove helped George W. Bush expand on his base in Texas to win the White House, says Zelizer. Bannon saw how Trump fit into the Republican party and was able to articulate how Trump’s anti-establishment populism and his restrictionist ideas on trade and immigration, once seen as fringe movements, could be the new GOP orthodoxy.
“He had a feel for the Republican party and how it had changed over time,” Zelizer says.“He played an important role in not just helping Trump, but in helping Republicans see why Trump was the right candidate for the party at that moment,” says Zelizer.
But one way Bannon was different than those close advisors, Zelizer says, was his active desire to sow chaos in government and erode the administrative state. Bannon’s arrest comes on the same day that a federal judge blocked Trump’s latest effort to protect his tax returns from being handed over to prosecutors in New York as part of an investigation into Trump’s business practices. Trump’s lawyers are expected to appeal the decision. Ultimately it isn’t surprising that another person in Trump’s orbit would find themselves in legal trouble, Zelizer notes. “This is someone who was comfortable in the world of Trump where the lines of ethics are beyond blurry,” he says.
Once outside the White House, Bannon continued to take aim at the Republican establishment. He has long seen himself as a revolutionary wanting to crash the existing political order and undermine the clubby circle of elites, with targets ranging from the Clintons to Republican Senate Majority Leader Mitch McConnell. Over the past few years, his support from major Republican donors waned and his direct influence over Trump dropped off. Bannon started a podcast about the COVID-19 pandemic that focused on China’s initial coverup of the virus, and he’s been a vocal critic of the Chinese Communist Party. Trump has said Bannon’s been a more effective advocate for him since he left the White House. “Actually, Steve Bannon’s been much better not being involved. He says, ‘the greatest president ever.’” Trump told Fox News’s Chris Wallace during an interview on July 19.
But even Bannon knows he lost sway and influence the moment he stepped out of the West Wing. “Trump is always influenced by the last guy he talks to,” Bannon told TIME during an interview at the dining table in his Capitol Hill townhouse in January. “If you want to influence Trump, you got to be the last guy he talks to,” Bannon said. That hasn’t been Bannon for years.

Trump's computer science initiative has major tech backers
President Donald Trump will issue a new directive Monday to supercharge the U.S. government’s support for science, tech, engineering and mathematics, including coding education, three sources familiar with the White House’s thinking told Recode.
To start, Trump is set to sign a presidential memorandum at the White House later today that tasks the Department of Education to devote at least $200 million of its grant funds each year to so-called STEM fields, as the administration seeks to train workers for high-demand computer-science jobs of the future.
And on Tuesday, Trump’s daughter and advisor, Ivanka, is expected to head to Detroit, where she will join business leaders for an event unveiling a series of private-sector commitments — from Amazon, Facebook, Google, GM, Quicken Loans and others — meant to boost U.S. coding and computer-science classes and programs, the sources said. The exact total of their financial pledges is unclear.
The new White House emphasis on STEM and computer science amounts to something of a policy coup for the tech industry, which long has implored the U.S. government to prioritize education in those high-demand fields.
In the eyes of Code.org, one of the organizations working with the White House, not even half of U.S. high schools offer computer science classes. To that end, Apple chief executive Tim Cook urged Trump to make coding a requirement in public schools when he joined the president and other tech leaders at the White House’s so-called “tech week” this June.
A month later, Cook and other business leaders, including Lockheed Martin CEO Marillyn Hewson and Microsoft President Brad Smith, huddled with the Trump administration — including Ivanka — on a private call to discuss ways to rethink federal policy through a tech lens, sources told Recode this week.
But the White House’s announcement nonetheless comes at a perilous moment for tech, corporate America and the Trump presidency.
More from Recode:
What the media gets wrong about Donald Trump, according to the NYT’s Maggie Haberman Recode Daily: Trump’s latest travel ban blacklists eight countries; NFL players take a knee in protest after Trump’s angry tweets Fox’s FX is pulling more of its shows off of rival streaming services and onto its home-grown version
A month ago, scores of executives, including tech giants, resigned their posts on two councils advising Trump on business and manufacturing issues, citing Trump’s early refusal to blame the violence in Charlottesville, Va., on neo-Nazi demonstrators. More recently, the leaders of Apple, Facebook, Google and Microsoft have openly criticized the president for ending an immigration program known as DACA, which protects children brought to the United States illegally from being deported.
Many of those tech giants are now lobbying the White House and Congress intensely to restore the legal shield for roughly 800,000 beneficiaries, known as Dreamers. And those participating in the White House’s computer-science announcement this week could find themselves under immense, new pressure — particularly from their employees — to use the opportunity to continue trying to advance immigration reform and other, related issues.
Some of the tech giants promising new dollars for coding education came to the table as a result of the Internet Association, the Washington, D.C.-based lobbying voice for the Valley. Other participants include Accenture, Intuit, Salesforce and Pluralsight, an online education company.
Ivanka Trump, for her part, has focused recently on issues like workforce development. “By supporting computer science curriculum in our schools, I hope that all children will have the opportunity to become fluent in this language of the future,” she posted to Instagram in June — along with a photo in which she’s sitting with her daughter, Arabella, learning how to code.
But that, too, hasn’t come without controversy. Earlier this year, a prominent advocate for more women in tech — Girls Who Code — slammed Ivanka for being “complicit” in advancing Trump’s agenda.

BREAKING: Trump Ally Admits Impeachment Is Very Likely
Billionaire Peter Thiel has turned on President Trump. Thiel says there’s a 50 percent chance that Trump’s going down.
Thiel is the founder of Paypal and a supporter of Trump. Thiel is one of the few people from Silicon Valley to support Trump.
Thiel has also been one of the Trump campaign’s biggest financial contributors. In fact, he donated $1.5 million to the Trump campaign.
So Thiel has supported Trump and his agenda in public. Privately, however, Thiel has said some pretty bad things about the president.
White House sources told Buzzfeed that Thiel’s not that supportive of the president in private. Theil also thinks Trump’s presidency will likely end in disaster.
Thiel told his friends in a private meeting in January that “There is a 50 percent chance this whole thing ends in disaster.” It looks like Thiel is hedging his bets, however.
That’s a far cry from what Thiel told Trump in June, though. Thiel told Trump at a White House event that he’s off to a “terrific start.”
Thiel didn’t deny these claims when Buzzfeed confronted him, though. But he emphasized his past support for the president instead.
And Thiel tried to spin his comments to mean that the president faces a daunting task. He also tried to pin Trump’s failures on the Washington D.C. establishment.
Thiel said in a statement, “The night he won the election, I said President Trump would face an awesomely difficult task. Today it’s clear that resistance to change in Washington, D.C. has been even fiercer than I anticipated.”
Then Thiel reiterated his public support for Trump. His statements no longer carry much weight, though, given his private bashing of Trump.
Thiel continued in his statement, “We still need change. I support President Trump in his ongoing fight to achieve it.”
POLL: Will Trump be impeached?
Billionaire Peter Thiel has said publicly that he supports Trump completely.
Privately, however, Thiel has said that Trump’s presidency is likely to end in disaster.
Do you agree that there’s a strong chance that Trump will be impeached? Share your thoughts in this poll.
function googleBarChartInit() { google.charts.load('current', {packages: ['corechart']}); google.charts.setOnLoadCallback(drawChart); function drawChart() { var data = google.visualization.arrayToDataTable([ ['Answer', 'Count'], ["Yes", 0], ["No", 0], ]); var options = { title: 'POLL: Will Trump be impeached? results' }; var chart = new google.visualization.PieChart(document.getElementById("poll_values_11035")); chart.draw(data, options); } }
Thiel’s not the only business leader who’s soured on Trump, however. That’s because Trump’s refusal to denounce white supremacists after the events in Charlottesville, VA caused many CEOs to rethink their relationship with Trump.
Merck CEO Ken Frazier was the first to leave Trump’s business advisory councils. He couldn’t stand by a man who supported hate and attacked minorities.
Soon, several other CEOs followed suit. And eventually, two of Trump’s business councils completely resigned.
Trump, of course, tried to save face by saying he had disbanded the council. But the CEOs disputed Trump, which further damaged any relationship they may have still had with the president.
And even the business leaders who tried to stay at Trump’s side have had to leave because of conflicts of interest. For instance, Carl Icahn had to resign as an advisor after trying to convince Trump to repeal regulations that would have helped his businesses.
Trump’s antics are costing him all his business support. Help us spread the word by sharing this story on Facebook.
