Mrs K.
One afternoon Mrs K gave me a heavy, thick photograph album. She said she wanted me to have it. I could see that she didn’t want to explain anything so I simply thanked her and waited until I got home before examining it.
There weren’t any photographs, instead the cellophane windows contained addressed envelopes, all ‘airmail’, all with stamps; hundreds of them. All were addressed, in various handwritings to Mrs K and her husband by people in the US. She had preserved the envelopes, not the contents. The first had a stamping in 1946 the last is 1981.
They came from several people in Chicago, Denver, Houston Tex., Skokie Ill., Miami Beach, Melrose Park, Rochester, Canton Ohio and others that are indecipherable - plus some from ‘US Army PCIRO’ and ‘Air Force Postal Service’.
It’s my theory that these people had managed to survive the Holocaust, perhaps family members, perhaps friends.
Mrs. K. herself had got out of southern Germany in the mid/late 1930s. She worked as a servant to a family in Holland Park, London and then, again as a servant in Manchester. Some of her family made the mistake of believing that the safest place was Berlin, to be in the relative calm at the centre of the storm; Mrs K learned of their fate but did not talk about it.
She married a fellow survivor, a very gentle man and they had a daughter, a shy girl who was brought up to never tell anyone of her Jewish heritage. In her seventies Mrs K, now a widow, was approached by a history student who wanted to use her for a PhD thesis. They met several times and I think it was burdensome for her. Later I was given a copy - about 200 pages and a lot of photographs. It was bleak reading; not just the misery of seeing her early life shattered by persecution, but the emptiness of an affluent but disturbed existence in England. They lived in comfort, had expensive holidays - top NY hotels, long stays in Miami etc but the perpetual sadness, masked by irritation, never eased up.
Except the way her face lit up when she met me and Pat - the effortlessness of our friendship - the joy at our tiny gifts - her delight in choosing cakes and getting the tea ‘just right’.
Dear Mrs K. xx

Verbank House in Dutchess County, NY
Sep 15, 2020
Verbank House
Architect: Jill Porter
Location: New York State, USA
Problem: How can we transform a colonial 80’s home into a modern farmhouse?
Exterior Solution: A new entry porch/roof, coupled with new board and batten siding, black windows, and modern lighting, give the home a crisp, modern farmhouse feel.
Interior Solution: Staying true to the rural roots of Dutchess County, the interior invokes a farmhouse feel without relying on nostalgia. Rather, design choices draw from a palette of modern and bold materials.
Seeking a country getaway from NYC, Jill Porter’ clients were drawn to this rural property as it has beautiful acreage, a pond, and privacy. Verbank House, however, was in dire need of work. Not only was it dowdy and dated, but the home’s interior layout left the kitchen and dining room divorced from the beautiful grounds.
In order to lift this house out of the early 80s, the clients wanted an exterior makeover with a modern farmhouse feel, and a new interior imbued with sunlight and design-rich finishes: bold and elegant materials, colors, and patterns. Mindful of the overall budget, any changes needed to be surgical, as my clients did not want to enlarge or alter the existing footprint of the house.
To complete this transformation, we first considered the proportions and volumes of the front elevation, as the front entry was dwarfed by the long roof. To this end, we broke up the existing roof line with an a new entry porch and gable roof. Although the change was limited to the entry, the new entry proportions changed the complexion of the whole front facade. New board and batten siding, black windows, and vintage lights provided the finishing touches, giving the home a crisp, modern appearance.
The back side of the house was nothing short of awful, due mostly to an ill-conceived addition. Oversized dormers sat on top of a screened-in porch, unusable due to it’s long, skinny proportions. The kitchen had no access to the exterior, nor broad views of the beautiful grounds. And the closest bathroom to the pool and patio required a walk through the screened-in porch, family room, and kitchen — a long trip for wet feet!
Changes to the back facade went hand-in-hand with the changes to the interior layout.
Long arrays of windows and doors were added to the dining room, kitchen, and former screened-in porch (now part of the family room). The new windows and doors firmly establish a relationship between the interior and exterior, frame views of the property, and wash the interior with sunlight. Furthermore, interior spaces were shifted and reconfigured, allowing space for a mudroom, as well as a new bathroom with access to the outdoor patio and pool.
Interior spaces were designed for family living – neither fussy nor precious, but designed with an eye towards color, pattern, and whimsy. Staying true to the rural roots of Dutchess County, the interior invokes a farmhouse feel without relying on nostalgia. Rather, design choices draw from a palette of modern and bold materials.
Kitchen: The focal point of the renovation work, the kitchen is a joyful space marked by rich and natural materials: custom brass hardware and range hood, marble tiles with hand lithographed patterns, gorgeous slabs of Breccia Capraia stone, and white oak furniture. Upper cabinets were completely eliminated to maximize windows and sunlight, and to give the space an airy feel. Where there is upper storage, we opted for open shelving with custom brass supports — not only beautiful, but family friendly, as the open shelves provide easy access to everyday plates and glasses.
Mudroom and bathrooms: A combination of high and low materials (i.e. affordable subway wall tiles with beautiful pattered concrete tiles), each space has it’s own feel, and the patterned floor tiles conceal the mess inevitably left by a family with kids and pets.
Living room bookshelves: Avid readers, my clients needed shelves for the growing library of books. We designed new shelves — almost 13’ long — with custom brass brackets. The brackets were conceived as a folded piece of paper, and function as both bookends (giving structure and order to the long array of books), as well as the bookshelf’s primary form of support.
Working with my clients was a total joy. They presented me with many of the material selections, and together, we composed an interior that feels true to place, yet unique and personal.

OVERVIEW OF CREMATION
The number of people choosing cremation has increased significantly in the past few years, yet cremation carries a long tradition and remains largely unchanged. What is done before or after the cremation is up to the survivors, or up to you. You can relieve the burden of these decisions by pre-planning your arrangements in advance of need so that your wishes will be honored. Contrary to what some people believe, Cremation does not limit choices, but, in fact, increases one’s options. It is a process which is performed in a respectful and dignified manner and can be memorialized in many ways. A Direct Cremation refers to a cremation being provided while limiting funeral services to the removal and transportation of the deceased into our care.

Massimo Vignelli designed many books for publisher Rizzoli International. In the late 1980s, he designed two books for South African photographer, Margaret Courtney-Clarke. Here you can see the first one, Ndebele: The Art of an African Tribe. Photographs and text by Margaret Courtney-Clarke. Foreward by David Goldblatt. More stunning artwork captured in beautiful photographs in a gorgeously-designed book!
“The art of Africa is known as a casualty of colonial exploitation, surviving principally int eh museums of other continents, never seen by the people who created it. What appears among Africana artists today is regarded as a renaissance of a destroyed tradition.
Margaret Courtney-Clarke’s book is a revelation not of that renaissance but of a glorious continued existence, under the most destructive forms of physical and psychological hardship imaginable, of an artistic culture at the very center of life itself. The art of the Ndebele women is uniquely rooted int hat guardianship; its canvas is the shrine of the home, where children are conceived and reared and family life is housed in the spirit. The beauty of this book is unsurpassed in its combination of content and meaning. Its art is the art of life.”  –– Nadine Gordimer, winner Nobel Prize in Literature in 1991.

Fun & Awkward with Natalie Leroux
Designer & Illustrator
www.studioeightyseven.com
Natalie Leroux is the creative behind Studio Eighty Seven, a design studio located in Grafton, MA helping small businesses and entrepreneurs develop their brand and marketing.
Recently, we got a chance to interview Natalie about her work and her line of greeting cards aptly named “Fun & Awkward”.
Tumblr media
Where were you brought up?
I was born in Massachusetts but moved to upstate New York when I was young.
Where did you get your formal art education and what was the most influential thing about it?
When I graduated from High School I wasn’t ready to give up athletics and go to art school. Instead, I went to the University of Rochester where I played field hockey for a year, and studied studio art and art history. During my Sophomore year at the University of Rochester, I entered a program called  Art NY - which was like a study abroad program in NYC. Myself, and a small group of UR students had internships, and took two classes with a UR professor.   After interviewing with small marketing firms and big publishing houses, I accepted a position with a commercial photographer. The experience at the internship, and the advice and friendship from the studio manager, a graduate of Rochester Institute of Technology, I realized I was not getting the type of technical training at  the University of Rochester that I was looking for. As luck would have it, one of the best graphic design schools in the country, RIT,  was right down the road from the  University of Rochester, making for an easy transition. . Looking at the descriptions for graphic design courses and typography at RIT convinced me to focus on graphic design. RIT was an amazing school. They really prepared me and other graduates for the real world in art and design.
Tumblr media
How did you break into designing in Boston?
With extended family and friends in Massachusetts, moving  to Boston  after graduation  was easy. It took awhile for me to land  a job in Boston. But I got involved with the local AIGA chapter, and volunteered for events. I also got involved with Design Museum Boston. Overall, the  the design community in Boston was welcoming.
I eventually landed a job as an entry level designer at a small, niche advertising agency. The hours were long, but I was eager to prove myself. I stayed with the agency for 6 years, and by the time I left I was the Creative Director managing some of Boston’s best young designers.  My personality is one of a leader, and being a young impressionable manager I found it more challenging than I expected to balance the needs of the individual talent on the team, and the business demands of a growing agency. I left the agency in October of 2016 to pursue my own creative and business endeavors.
What are your artistic influences?
In the past I would say I was heavily influenced by Pop Art. I had a 8’ x 10’ poste rof a Roy Lichtenstein piece on my wall in college. I was really drawn to the contextual history during that time, and the combination of  type and image interested me. Now, I find myself inspired by ephemera. Since I was young I spent a lot of time in antique stores and was always drawn to the  boxes of old ticket stubs, postcards, and play bills.
Recently, I was working on a wedding invitation suite, and was checking out vintage baseball cards and ticket stubs for inspiration.I love the 1960′s self published zines, and am drawn to  1970′s design, typography, and illustration.
Recently, I am finding inspiring artists and designers from Australia and New Zealand on Instagram.
Tumblr media
What are your thoughts on DESIGN?
I find that a lot of small business owners have a vague understanding what branding is, and why it’s important, but have a hard time coming to terms with the value of a professional. It can be frustrating trying to compete with internet sites that offer cheap alternatives to thoughtful, conceptual design solutions. I spend a lot of  time educating clients and communicating the value of what I, and other professionals, have to offer.
Unlike household brands, small businesses have flexibility to shake up their brands visually. With a lot of small businesses living solely online, it’s easier to erase what is there and start over. The screen can be ephemeral.
Tumblr media
What are your thoughts about Illustration?
I didn’t consider myself an illustrator  for a long time because I thought I wasn’t trained, or didn’t seem “good enough”. . Once I got out of my own head a bit, I got less precious about my illustrations.  Most of my illustration work is created for the Fun & Awkward greeting card line. The style fits this brand. I am being myself. The illustrations and greeting cards fit the vision I want, and I’m trying to make them cohesive for  wholesale opportunities.
When did you start your company?
November of 2016.
Tumblr media
How did you get involved with Greeting Card Design?
I started in 2010. I was single and unemployed in Boston. It was an outlet for all the awkwardness of that time. I started putting them on Etsy. Just a handful of cards, about five of them.  When I started Studio Eighty Seven, it provided an opportunity to expand. . Someday soon I hope to have them in more retail shops around New England.
What are your hobbies and interests?
I am an active person. I ran a couple of half marathons. I practice yoga. I like to spend time outside no matter the season. My backyard has become my favorite gym - spreading mulch and ripping out weeds and other unwanted plants is a great workout. . As a family, we love to explore New England. It’s not unusual for us to wake up on a Saturday morning and decide to take a 2 hour drive somewhere.
What are your future goals?
Short Term, I’d love to get son in daycare one more day a week :) I’m pretty much there! There is a shop in Portsmouth that does wedding invitations and retail. Long term, I would love to have retail shop, and continue to do branding and marketing in the back for small businesses. My husband and I have also talked at length at owning and managing a wedding venue.
Tumblr media
Who are your biggest fans?
My Mom, of course!  There are also a handful of local women who have been really supportive of me and my card line.  The local owner of a dog barkery and boutique, Quite Fetching, has been wonderful to me. We collaborate on card concepts, and they are sold at her shop.  I am also fortunate to call all my clients, past and present, fans of my work and business.
My Husband has said about me, “I want to hitch that wagon to her star!”

HUMANS OF SAINT JAMES’: CHRIS G
11/11/2015
BY SJECWARRENTON
HUMANS OF SAINT JAMES’: CHRIS G
Tumblr media
You may have heard of “Humans of New York,” a photoblog by photographer Brandon Stanton which has let us glimpse into the stories of ordinary New Yorkers.
At Saint James’, we believe that community is one of the most important functions of the church, and that by this we help promote and “respect the dignity of every human being” in the words of our baptismal covenant.
And thus follows this second post in our new series: Humans of Saint James’.
While it may not match the scope or sophistication of Stanton’s work, it is no less important – as we hear the stories of fellow parishioners, we are allowed to glimpse another piece of the story of Christ in the world, in Warrenton, in Saint James’, and in each of us.
§ § §
Chris grew up near Buffalo, NY and went to college in Rochester on an ROTC scholarship. He spent his 20s as a Navy pilot and has been a commercial pilot since 1997.
His spiritual journey began at home in upstate New York. “I wouldn’t say we were [practicing] Roman Catholics, but we identified ourselves as Roman Catholics [culturally].”
He attended Catholic grammar school and went through some of the motions, but he never really engaged with the Church, and as a teenager he stopped going to services altogether.
“It was my first rebellious, independent act, when I announced that I was no longer … interested in going to CCD.”
Though he mostly stopped attending church for the next several years, he felt he had a lingering desire to find God. “I always kinda had this latent spirituality, but it was kinda a guilty spirituality, instilled by the nuns in the [schools] of my youth.”
While he was doing flight training in Mississippi, he met and married a woman who had grown up in the Southern Baptist Church. He started going to church with her and her family, and got more involved with that church when they had kids.
“That’s when God started talking to me again – or when I started listening, I should say – when I had kids.”
It was the beginning of a powerful spiritual journey for Chris.
§ § §
In 2000, after he left the Navy, Chris and his family moved to Warrenton. He heard about Saint James’ when looking for a preschool for his son. He and his wife decided to check out the church as well.
“I think initially what struck me was the actual building … I guess that’s kinda shallow. But we said, ‘well, we gotta go somewhere.’”
“My wife wasn’t opposed to stepping outside the Baptist tradition, and this was comfortable for me, from my youth with the rite, the liturgy and the Eucharist, and so we started coming here. We met Larry Murphy, the rector at the time, and you know I’m a Navy guy so I kinda had a connection with him.”
Chris and his wife both liked Saint James’. They came a lot at first, less often after a while. They never got too involved. About the same time, their marriage suffered, and they started attending church regularly again in an attempt to strengthen their relationship.
Chris’ son was in 8th grade at this time, and sang in his school’s choir. “And we were sitting [in church] … and the choir was up there and I was like ‘dude you should sing in the choir!’ And he’s like ‘no way, Dad – church music?’”
Chris mentioned to his son he would sing in the choir himself if he wasn’t so busy.
“So we went to have coffee and we were sitting in the parish hall over there and guy who was in the choir at the time waltzes up to us … and said ‘can you sing?’
Chris asked if he had overheard them talking about the choir.
“No, no, we just had two guys quit and we’re like hurting for men [to sing in the choir],” said the man.
Chris resisted. He was busy. He travels a lot. No matter, said the chorister. Show up when you can.
He waited for the lighting bolt.
“‘This is weird!’”
He eventually relented. “I thought about it and I said, you know, why not?”
The choir has been a central part of his spiritual journey ever since.
§ § §
Chris’ marriage continued to struggle. Eventually he and his wife separated and divorced. It was an extremely hard time.
“Saint James’ was really important to me at that time … and I found solace in the community here.” Singing in the choir especially helped. “It gave me something to take my mind off what was going on. And so I kinda just pressed on.”
It was not an easy time, for him or his family. “I was a trainwreck for a couple years.”
“As I was coming out the back end of [my personal struggles] the outgoing senior warden asked me if I would consider being on vestry.”
“My first inclination was not only ‘no,’ but ‘heck no!’ ‘Do you know what a basket case I am right now?’
He went home and prayed.
“This to me was a Holy Spirit moment, where God was reaching out to me and saying it’s time, it’s time for you to move. and step out of your comfort zone and grow.”
Again, he eventually gave in. “And I think it was a couple weeks later they said ‘hey, do you wanna be the junior warden?’ And my initial response was not only ‘no,’ but ‘heck no! – like what do I know about [being jr warden]?’”
“So it was kinda the same process and so I went home and prayed about it and I felt like there was a pattern here.”
He agreed to become junior warden.
“And this is a recurring thing to me [over the last decade] – this idea of … personal and spiritual growth and stepping out of your comfort zone, kinda like the choir thing.”
§ § §
Over the next three years, Chris became more deeply involved with the parish.
“My experience with Saint James has been defining for me. There were early parts of my life – we talked about being a naval officer and that was kind of a defining thing for my character in my youth.”
Not any more.
“It’s interesting – Scott Christian gave me this book a couple years ago, talking about the two halves of your life – wherein the first half you’re building the vessel, figuring out who you are and what you are. And the second half is where you are filling that vessel.”
“I believe I’m in the second part now. There’s not a whole lot else to do [outwardly] – I’m not gonna change jobs, I’m not gonna change my outward appearance or my outward projection, so it’s really about what’s going on inside now.”
“[Saint James’ has been] an anchor and also a goad, to some degree … I feel – especially the relationships at Saint James’ have been … a prod for me to move.”
It’s important to Chris that he isn’t ever complacent. He feels the Holy Spirit has moved him especially in times where he had no inclination to act on his own. Now is no different, and he thinks Saint James’ will play a role.
“The other parts of my life away from Saint James’ have calmed down and have grown, and I’m entering a phase of my life spiritually and I’m being asked, I think, by God to take another step, to step out of my comfort zone.”

7 Tips for Selling Your House Fast in Rochester, NY
Selling your home can be a stressful task, especially if you're not getting much interest. But you can even increase value and even sell it by making your property more attractive. All you've to do is follow the tips we're going to discuss, and with effort in the right direction, you'll surely strike a fair deal.
So in case you're looking to give your "For Sale" ad in the newspaper, or let's say, list it on a website as East Rochester houses for sale, you've got to be ready for buyers and their visits beforehand. Let's begin with those tips that will help in landing a perfect buyer.
From hiring a photographer to finding a realtor, these convenient tips improve the possibility of selling your property quickly.
Tumblr media
First impression is the last impression
The first impression really does count, hence it is important not to ignore the appearance of your property when selling it. Tiny things make a big difference, like having clean and maintained windows and doors, but other small touches take a property to the next level. Broken furniture gives the buyer a not-so-good vibe, so you ought to repair your furniture as necessary.
Get the smell right
The smell that makes a big difference as the bad odor is usually evaluated as one of the largest put offs for home buyers, so you can do all the things to make sure your house smells good. Clean all the sinks and drains, take out the trash and make sure your property is all aired out before the prospective buyers see it.
Decluttering property makes it look bigger.
It helps the potential buyers to imagine what their life can be at this home. This can be difficult when there is a lot of malchaded furniture.  A good idea is to think that sales and storage of large pieces and furniture storage are as close as possible, do not want to see it bare and impersonal, and do not want to see it filled with unnecessary stuff as well. Afterall, open space creates an illusion of a larger room.
Fresh Coat of Paint
Fresh coat of paint is like presenting a potential buyer with a blank canvas so they can customize them to their liking. The yellow neutral colors of gray or pale yellow have additional bonuses to see the room slightly and give a home-like, warm and relaxing vibe.
Spend money to earn money
There are a few things that a homeowner can do to maximise the value of their home, which includes updating tired looking rooms, adding new cabinet doors in the kitchen or maybe converting a loft space into another room. Spending a bit more time and money  in the short term can add more value to the property and make it more attractive to potential buyers.
Find a Realtor
Finding a real estate agent experienced in the local residential market is the key to selling properties faster and at fair prices. It is a good place to start getting approval from friends and family, but it is also important to choose the right real estate agent for you. So if you're looking for East Rochester houses for sale, then it's always better to look for a realtor in the nearby region.
Hire a professional photographer
Hire a professional photographer to click clear and amazing pictures of your house which will help in attracting more potential buyers. For a fee, these photographers will present your property in an eye-pleasing manner and ensure that lighting is correct and make your property look as good as possible.
Conclusion
So, whether you're looking for East Rochester houses for sale or for buying a house in New York, it's always better to hire a realtor if you barely have any idea in this field. If you're looking for a real estate agent company in the Rochester NY region, then we will suggest you to opt for Cornerstone Realty who are known for their expertise in the field for years. Laurine & Jeff
Tumblr media
Meet the Kincaid’s! Laurine & Jeff were married August 9, 2020 in Lake Placid, NY. The couple met back in 2013, but didn’t start dating until 2015. Laurine wore a stunning Pronovias fit & flare style gown with delicate lace and chiffon pleats in the train. Hair and Makeup by True Beauty Company. Photographed by Niki Rossi.
“My husband and I first met back in 2013 at Murphy’s Law downtown Rochester. At the time it wasn’t the right place and time for both of us. It was my first year in my career and Jeff was in his last year of college. We actually went our separate ways the day after we met. But fate had other plans for us in 2015; two years later my roommate and my sister decided to go out on the town. First stop was Murphy’s Law where we ran into a group of my roommate’s high school friends. Little did I know I was going to run into Jeff again. He was one of my roommate’s high school friends. As soon as we were being reintroduced we recognized each other right away. Good things we’d already exchanged numbers back in 2013 because we were able to pick up where we left off. Let’s just say this time I texted him back and our love story began. It was definitely meant to be this time around!”
Tumblr media
“I knew Jeff was ‘the one’ after the first few months of us dating. Jeff throughout our relationship has always accepted everything about me, all of my flaws, my craziness and has always pushed me to be the best person I can be. Whenever we were ever faced with challenges he always stood by my side and was the consistent rock I could lean on.”
Tumblr media
“My wedding dress made me feel beautifully flawless and extremely elegant.”
Tumblr media
“In 2018, after a year of attending and participating in 9 weddings we decided to take a weekend trip to the Adirondacks. We decided to stay in Saranac Lake and do day trips into Lake Placid throughout the weekend. We’d earlier planned to drive up extremely early on Friday morning so we could hike Armstrong Mountain. A typical high peak hike takes roughly 6-7 hrs round trip to complete so we left Rochester around 5am. This would allow us to get to trailhead at a decent time to start our hike. So on Friday October 19th we arrived at the trailhead around 11am to start our hike. On our way up we were enjoying nature and taking in the breathtaking views. After three and a half hours we finally reached the summit. As I am slightly afraid of heights, I was quickly ready to start our descent back down the mountain. But Jeff wanted to get a picture of us together at the top to document our achievement. Little did I know he was reaching into his hiking backpack to pull out a ring. I turned around and saw he was down on one knee asking me to marry him. I was so shocked I said “what are you doing?”. With all my excitement I said yes to his proposal, little did I know we were starting our hike as boyfriend and girlfriend and we would be ending it as a newly-engaged couple. It was absolutely the best hike of my life.”
Tumblr media
“My least favorite moment being a Covid bride was having to reschedule our original wedding date that was June 27th, 2020. But we were able to reschedule and downsize our wedding and have it August 9th, 2020. Even with all the changes that were made I do not regret any of it. It was truly the best day of my life.”
Tumblr media
“Favorite memory from our wedding was being able to share and spend our day with our closest family and friends while being in our favorite place in the world; Lake Placid.”
Tumblr media
“Looking forward to endless adventures, belly aching laughs, creating new memories and living the rest of my life with my best friend.”
Tumblr media
A huge thank you to Laurine & Jeff for allowing us to feature them this week! Despite the changes and circumstances, they still had the most beautiful day surrounded by family and friends, which is truly what this day is about.

Minimalist Classic Upper East Side Brownstone
Architects: JBA Collective
Location: Upper East Side, New York City, USA
The aspirations of this project was to envision a one of a kind home, embracing minimalism and contemporary design culture, while respecting historic urban context and structure. JBA Collective’s design for this Upper East Side TownHouse did just that through a consistent interweaving of materiality, program, light and nature. The resulting home contains four bedrooms, five bathrooms, an art gallery, entertainment spaces, private living and dining spaces, interior and exterior gardens, gym, and library.
What was the brief? JBA Collective’s design brief when commissioned for this project was simple in theory, complex in execution. The client requested a design thematic, “Soho meets Upper East Side” which in New York City terms dictated a sleek minimal design and modern open living concept, while respecting the historic urban context, and providing warm residential atmosphere.
Who are the clients and what’s interesting about them? The project was a true client / architect collaboration. The clients, an art dealer and creative director visionary, brought their passions and eagerness to explore design to every detail of the project.
What were the key challenges? The existing building site, preserved by the Landmarks Commission, is only 16 feet wide (4.8 meters). The original interior was claustrophobic and segmented for an outdated model of living; providing spaces for the elite owners and staff quarters. While preserving the historic building character and structure, the site was stripped down, program reorganized, previously delineated spaces opened, and exterior fenestration expanded.
What were the solutions? To provide for a modern style of open living, within the confined vertical stack of the traditional brownstone, a novel design approach was required to create a seamless flow of contiguous spaces. The traditional parlor floor was rethought to act as an airy interior to display a contemporary art collection and entertain, with high ceilings and broad wall surfaces.
A new stair was designed to pull the occupant fluidly through levels. The stair and handrail act as a sculpture unto itself, linking the entire home together through clean architectural surfaces and natural material details warm to the touch.
The service kitchen was raised from the basement to the second floor, providing natural light for an unbroken sequence of family-oriented spaces for cooking, dining and living. A hydroponic greenwall was designed to provide a year-round sense of nature and warm microclimate. The culmination of the home was the transformation of an existing attic into a sun filled office, library and exterior terrace.
What building methods were used? The gut renovation of this 19th century 5,000 square foot (460 square meters) historic structure left no detail unresolved. The existing brownstone was stripped down to its bare structure and squared to allow for the precision required by the new minimalist details.
Natural marbles were sourced to provide a consistency of hearth and overall residential warmth of six fireplaces. Native elm, oak and walnut woods were woven through horizontal and vertical surfaces for comfort and natural tactility. Custom plumbing fixtures and furniture were fabricated locally to create this truly one of a kind townhome.
