Hi, come on in! Welcome to our first flip. I think my primary reason for getting into real estate at this time in my life; I was just ready for it. Because of you hard money and working with them and how great they've been to me I'm gonna be able to actually reach my goals. My husband and I have five kids, they are all grown and gone we have grandchildren. My husband is retired. So we wanted something to do after his retirement. And we just know it was time. the condition of this property was horrible. It was really really bad. And when we came in, there wore walls everywhere, there was mold in the bathroom, three little bitty bedrooms. It was horrible. And when we first purchased it, none of this was here. Again, it was all dirty, nasty, moldy stuff that was in here. So we had to gut it completely. We had to take it all the way back to the frames, because the construction of course in 1940, was not to code in 2015 when we bought it. So the county required that we come in and just completely gut the whole house. So none of this was here. We added all of this, what you see. The windows, the whole upstairs is brand new. We are investors, we primarily invest in raw land. This was the first time we acquired a property that actually had a house on it. So we decided okay we all go ahead and flip it. We are so new at this; most borrowers will go to a hard money lender at the beginning of this project. We were well into our project, we just run out of money with all the requirements that the county set up for us, things we had to accomplish with the house. Throughout working with DoHardMoney, the support I received from them was amazing. The people were easy to speak with all the stages, everyone was wonderful. They were there with suggestions, they were there with advice. They would send inspectors out who wore willing to answer our questions. Their staff is great, Really personable, they care about you and your project. They really make you feel like you are their number one priority. We decided to put in the new cabinetry, all new appliances, new refrigerator etc. The most important thing I have learned is don't give up, follow through to the end. And this is what you will get and final completed project. We are scheduled new to clear right about $ 48,000 on this flip. We are actually looking at other opportunities to pick up our next flip. I plan to continue doing business with DoHardMoney, that's the next phone call when we get our next project.

I've been doing this since 1998 the rehab is gonna take around two and a half three months this whole house would be totally remodeled there would be new kitchen and three new baths. I found this property on the MLS and I have a real estate agent and she basically told me about the property. I did a drive-by and I think that it was a real nice property. I didn't have cash to close so I had to find a wholesale partner so wholesale all right basically this is the area where the new mechanicals will be coming in the new forced-air new duct system and the new furnace and there would be a new kitchen and new bath on this floor do a hard money was a pretty instrumental in helping me find a buyer for this property they looked through their database and so maybe they had somebody the tables that was interested in the property. I made $3,500 I'll probably use that for some earnest money I will recommend to hard money they had a great support team that's why I chose it.

Probably has actually been sitting vacant for several years it was in bad condition at one point in time I heard this was even like a party house for the young kid you know where they ditched from school they've come here currently this is my first property we are playing on utilizing do hard money they do have some strong advantage points they help achieve the goals by allowing to attain money and a short to spend the approval came right away then I was able to get our proof of hugs within a cup of day that was outstanding because they actually have a lot of resources I'm on the first level of bathroom we had got it out as you see had to do a lot of the mechanicals and the plumbing we think between the 50 to 70 thousand range; That's our estimated range of property well I enjoy most about this particular rehab is that it had more challenges than what I was used to but at the same time I have a great team; Who your team is and how well you work together and communicate, it's very essential how you will move forward and get the project done.
