Property fraud is one of the worst nightmares of home owners, with recent reports of unidentified third parties attempting to sell other peoples’ homes while the owner is abroad.
In July, an owner was living in South Africa and found that his Canberra house had been sold after contacting his ACT property manager, having not received four expected rental payments.
The ACT Police became involved to rectifying the issue.
However, what can you do to ensure that things don’t get that far for your property? The Office of Regulatory Services has 15 steps that all property owners can take to protect themselves.
They note that investment properties are generally more at risk than owner-occupied homes.
THE 15 STEPS TO TAKE: 
Before selecting an agent, ask questions about their procedures when dealing with overseas owners.
Keep in regular contact with your agent.
Pre-establish security questions with your property manager/agent, that only you will be able to answer, and requesting these security questions be used whenever the property manager/agent contacts you. The security questions should be established verbally and not written in an email, as emails may be compromised if the account has been hacked.
Regularly check that your property manager/agent has your current and correct contact details on file.
Ensure that your property manager/agent has a process in place to verify any requests to change your contact details, for example by sending notifications to both the old and new addresses, both electronic and postal.
Ensure that your property manager/agent has your correct signature on file and that they check all signed documents to confirm the signatures match.
If travelling overseas, ask a family member or close friend to keep an eye on your property and to keep in contact with your property manager/agent on your behalf. This person should be introduced to the agent by you and security questions should be established for them as well.
If possible, keep in touch with neighbors so they can advise you of any changes in the property.
Check rental statements regularly.
Protect personal information by using secured mailboxes for mail deliveries and shredding or burning letters before disposing of them.
Be wary of giving personal and/or financial information to third parties, either by phone or email.
When replying to an email, typing the known genuine email address rather than simply clicking the ‘reply’ button – an email may have a hidden address in it.
Regularly change passwords for email and banking accounts.
Never click on any links contained in emails from unknown sources.
Install anti-virus/anti-malware software on personal computers and keep it up-to-date.

Process Notes:
1.           Day 1, Sunday:
Morning: The garbage bin is vacant, lined with a pale white trash liner that smells of sea mist and water lilies. It is ironic that the aerosol substance imparting those scents here in Chicago, probably dulled the sea mist and killed some water lilies at a distant Peruvian coast. But who cares? Do those scents even exist if no one is there to smell and breathe them? The bag is much bigger than the trash can, and hangs outside the bin as if already signifying man’s excesses.
Evening: I look at the trash bin later in the night, before sleeping, to document all that has occupied it throughout the day. Empty packs of chewing gums, the daily ration of energy drink cans and spicy Indian ramen packets. The trash can, because of its size, already looks filled up.
2.           Day 2, Monday:
Evening: A long, first day of the week. The trash bin agrees. It is filled with entrails of energy drinks, yet more ramen and an unhealthy number of chewing gum packets. Chewing gum wrapping paper, in all its silver glory, lies still in the trash can, looking thoroughly out of place. An empty pack of batteries promises to not leak its toxicity out into the environment stares back at me. But like all things physical, its former contents will break. If not now, in many years’ time. And while I won’t be around to catch cancer from decaying batteries, the Earth would heave another sigh and salty Lithium spells onto its skin like black sweat. And for what? A quality grades in statistics of course.
3.           Day 3, Tuesday: I made a sacrifice today, and the trash liner cleaned up the mess. Shredded paper, white as ice, awaiting its burning demise. I printed a story that I wrote, so its physical presence would warm me in this cold week. I made a small typo. I dislike typos in my creative work. So I wrecked the first draft in a paper shredder and printed another story out to read before bed time. The decaying remains of the first one went into the bin. Just like my conscience.
4.           Day 4, Wednesday: It is funny how in our constant quest for self-preservation, we shorten the lives of our children and descendants. Every protein drink consumed, every piece of chicken consumed, every last iceberg lettuce somehow damages the Earth. Whether it be the paper on the labels of those products or the acidic fertilizers that take away its mortality, we destroy our home to preserve ourselves for now. My trash can is filled with empty bottles of Muscle Milk and protein bars.
5.           Day 5, Thursday: I bought new headphones. They were terribly expensive but they will be my indulgence of choice for the rest of the year. They will be the rolling paper to the tobacco that I smoke sometimes. Or the bottle to the wine that gives me amnesia. They will hold my music. Dream-like beats that power my creativity. The extravagant packaging that they come with lies still in the bin, looking innocuous. Because the headphones were expensive, even the packaging looked like it wiped out an entire rainforest. Rich, double-rolled paper, Styrofoam and several layers of plastic that will choke and suffocate life on earth for the millions of years it lasts. Ah but the most precious murder of all is not in the packaging, but in the headphones. Tiny pellets of rare metals that can bend and jump to make sound out of the air are incredibly hard to find. Extracted from deep sea-beds, gold-laden mines, broad mountains destroyed for their procurement. They are what make the headphones expensive. These metals are hard to find. But I paid not for the metals but for the lives that their procurement took.
6.           Day 6, Friday: The weekend is here. The bin is overflowing. Bottles of Stella, Leffe and other beers fills the trash can. Empty wraps of detergent pods that caressed my clothes this evening. An empty bottle of a fragment that weaves together my personality – my cologne. It smells like dark chocolate, fresh coffee combined with the scent of a newly opened bottle of the finest champagne. The cologne has hugged my skin for many years. I already have a new bottle on my desk. But this empty bottle will take more lives than the one it helped. Every time I spray some of it, a couple million molecules will escape through my window and spar with the ozone above. The packaging will refuse to vanish in distant landfills, like an unwelcome guest who has outstayed their hospitality. It's dark brand image is darker than the marketer intended to be.
7.           Day 7, Saturday: I have decided to take the trash out this morning. My roommate's trash bin looks very different from mine but is equally damaging to the environment. This idea seems exciting: just like how we use a spectrum of traits to identify specific sounds and starlight from the universe, every individual must have a unique garbage spectrum that is slowly choking the Earth. A new way to be unique in a photocopies world!
  I want to break the dichotomy and platitude of man polluting nature.  I think the reader will feel strongly if treated with a reverse image, where a damaged landscape belonging to men is being ironically polluted by the presence of nature.  Such a work will do well to capture the arrogance that our species express towards the phenomenon of global warming. The deep sadness in such a work will also reflect my own feelings’ when I realized that nature is being destroyed for seemingly picayune purposes such as scents and other luxuries.
