The Hot Humid Night, pt 1

The bar hopped with music and bodies as Jaskier mixed cocktails and poured shots into glasses, then thrust those glasses into the hands of happy people. 

A quarter past midnight on a Saturday and the Djinn was as busy as ever, the big skylight in the center of the dance floor showing off an impressive full moon hanging heavy in the pitch-black curtain of the night sky.

He liked to show off a little as he mixed cocktails, put a bit of a show into it. After all, Yen would never have hired him if he didn’t have a little something “extra;” everyone working at the Djinn did. 

Jaskier gently set a freshly mixed Cleopatra in front of an awestruck girl who looked barely old enough to drink (she would be though, the doormen here were rigorous). The neon-green drink came wrapped in a pandan leaf, smoke winding from a stick hidden in the depths of the liquid.

She tipped him generously and Jaskier sent her a flirty wink. Never hurt to treat ‘em sweet.

A time or two - okay, a lot of the time - he even ended up going home with a girl, or a guy, from the Djinn. Yen didn’t give two shits as long as he was discreet and didn’t ruin business.

Jaskier wasn’t worried. Romance came as easily to him as breathing, as did moving on to the next pretty face to inspire the ballads he composed when he wasn’t mixing drinks.

Everyone knew the score, no one got offended or broken-hearted.

“Jaskier, my man,” called a voice, and Jaskier turned from mixing another drink to see his friend Alek propping up the bar, his shaggy fair hair turning flashing pink under the overhead lighting. “Another.”

Jaskier served the waiting girls their drinks - one Princess of Moscow, one Manhattan - and then started building Alek his usual, a Mint Julep, made extra sweet with a generous dash of maple syrup. “Keeping busy, friend?”

“Always.” Alek flashed his trademark lady-killer smile, and Jaskier knew the blond wouldn’t be going home alone tonight. Lucky lady. He and Alek had danced the horizontal tango a time or two, but that fire had burned out quickly and they’d never revisited that time.

He deftly slid the drink over the glossy wood of the bartop and Alek caught it, taking a sip. “That’s the stuff. Doing well on tips?”

“Never been better.” The tips alone would pay for the repairs on his car. He needed to treat the old girl better, particularly as she got him to gigs the subway wouldn’t reach. His car was his second most treasured possession after the lute that never left his side. 

He glanced behind him, pleased to see her propped up behind the bar, safe. He never let the instrument out of his sight. 

She had saved him, in every way a man could be saved, once, and he had never forgotten it.

A girl - flyaway black hair, heavy on make-up and light on clothing, tugged on Alek’s arm. He nodded to her, mouthing something, then saluted Jaskier. “Later, dude.”

“Sure. Enjoy,” Jaskier called to them. The girl tugged Alek, drink and all, on to the writhing dancefloor.

He watched them for a few moments, stacking glasses cleaned hot by the dishwasher in the back. The dancers’ bodies moved like water, the moonlight from the skylight kissing sliding bare flesh.

“A Damascus, please.”

The deep voice made Jaskier look up from his reverie, and he stepped back in surprise. The man at the bar easily had a full head on him. Dark amber eyes gazed out from a face that could have been carved by a master sculptor. Silver-grey hair brushed broad shoulders.

“Sure.” Jaskier regained his composure quickly. Beautiful people came into the bar all the time, the Djinn was known for it. Beautiful patrons, beautiful staff. Come for entertainment, magic cocktails, and perhaps a magical hookup too. The request for a mocktail at this hour surprised him, but some people were still sensible in this day and age.

He mixed the drink and didn’t miss the way the customer’s gaze flitted about the room, as if on alert. Not relaxed, like others here for drinking and shagging and sex-standing-up dancing.

Money exchanged hands as Jaskier slid the drink across the bar. The stranger looked wary as if expecting trouble. Why? They had security on the door, like always. Everyone’s ID had been checked, as always. Suspicious characters patted down or turned away. Anyone arriving drunk was an auto-refuse.

“Are you okay?” Jaskier heard himself say.

The stranger paused in lifting the drink to his lips. “Hmmm.” He hesitated for a second, then nodded. “Thanks.”

As he turned to go, Jaskier noticed two things; his excellent ass in black jeans and a worn paperback copy of The Count of Monte Cristo stuffed in his left pocket.

The night wore on. Jaskier made fewer tips as the clock moved towards two a.m, and before long he rang the bell that hung above the bar. 

“Last call, ladies and gentlemen!”

His colleague Lena served another couple of drinks - soft this time - to two guys old enough to have grown kids. As bodies moved, as promises were made to share beds until dawn - or at least until the beer glasses wore off -  Jaskier spied the white-haired stranger sitting alone in a booth, a glass of soda water with lemon before him, the paperback in his hand. 

And he sat there still after Jaskier had waved off Alek and his new beau with the heavy make-up and light clothes, and after Lena had cleaned her half of the bar. 

As Jaskier stifled a yawn, he moved to the stranger's booth.

"As much as I'm enjoying this-" he circled a finger "brooding mystery you have going on, we're closed."

The stranger folded over a corner of the page he was reading. "Sorry. Got lost in the book. Can I help you pack up?"

Jaskier eyed the man's biceps and thought you can help me with something. But he said; "Thanks, but we can't have the public here after two. Insurance or something."

The stranger stood. "Yen didn't tell you? I'm here for security."

"Ah, no. She didn't." Jaskier stuffed his hands in his pockets, trying to decide if he had been cursed or blessed. "I'm"-

"Jaskier."

"Of course. You know. Of course, you know," Jaskier sighed.

"I'm Geralt." He held out his hand, long palm, wide fingers, and Jaskier shook it, feeling calluses.

"Well. You might as well make yourself useful," Jaskier decided. "Would you prefer to mop the floor or unload the washer?"

NEW RELEASE

Among the quarter-million Ukrainians who arrived in the U.S. between 1900 and 1930 was a young man named Pawlo Humeniuk who had been studying violin for almost two decades. Variants of his name appear, but because of research undertaken in the 1970s-80s by Dick Spottswood, first and foremost, and subsequently Victor Greene, we have a pretty good picture of his life and remarkable career. Much of what follows restates work they published.

Humeniuk was born in a small town now called Pidvolochysk in present-day western Ukraine in 1883, territory that changed hands among several governments as boundaries were drawn and re-drawn over the half-century that followed. He arrived in the U.S. in 1908 at the age of 25, where he joined his brother with whom he opened a violin building and repair shop and formed a band. He lived and worked in the Lower East Side of Manhattan, where a cultural hub for generations of Ukrainians was the Surma book and music shop run by Myron Surmach. According to Spottswood, Humeniuk - then a 31-year-old father of three - happened to have been in the shop one day in 1925 when a representative of the Okeh Records label came in and inquired about village-style Ukrainian musicians who might be willing to record for the label. Surmach introduced the label guy to Humekiuk, and a recording date was set for December 8. Four months after that recording session for Okeh, Humeniuk began recording for Columbia Records, and, after a false start in March 1926, cut six sides in April that changed the record business in America.

According to Gayle Dean Wardlow, the record business in the 1920s operated under the premise that to break even on a record, labels had to sell 500 copies and that they were looking for one in every ten recordings they released to turn a significant profit. It was in this context that a 12” disc titled “Ukrainian Wedding” made by Humeniuk in April 1925 sold well over 100,000 copies, essentially assuring him a steady recording career for the next fifteen years and creating a new market out of whole-cloth for recordings of rural music made by Slavs in the U.S. Pekka Gronow pointed out that while Ukrainians were roughly the nineteenth largest foreign-born ethnic-language group in the U.S. in 1940, they were ranked seventh among groups represented in releases by Columbia Records during the years 1923-50. While there were about two-and-a-half million Poles in the U.S., Poles released about 800 discs during that period, while there were less than 100,000 Ukrainians, who released 430 discs. This could, in a sense, partly be accounted for by the runaways success of Humeniuk’s “Ukrainian Wedding” recording.

There were several factors at play in the disc’s sales. Certainly it had to do with the personalities of Ewgen Zukowski and Rosa Krasnowska, the comedian-actor-singers who performed as the vocal stars. Their abilities to project a sense of the real-life joys and sorrows in the midst of the emotionally-charged moment of the “wedding” was a key. The performances were essentially a mini-play, alternating dialogue and music over eight minutes across two sides of the disc, bridging the technological gap between staged theater and radio drama. It was all very recognizable, the tears and the laughter and the dancing, not only to Ukrainians but also many other immigrants from Eastern Europe. It felt like home.

Surmach later said of Humeniak: "He made it like [a] village song, just folk, really what they play ... in the villages ... without looking [at] notes. He would usually close his eyes [when hey played]. And when he made ... records , I put [them] on the phonograph and people [said], 'Oh, that's how they play[ed] in my village.' And they [would] stop to buy. And I couldn't get enough of those records." (Quoted by Victor Greene in A Passion for Polka: Old-Time Ethnic Music in America, University of California Press, 1992.)

Dozens of variants followed in its wake, because when you have a winning formula in the entertainment business, you milk it. So, to this day nearly 100 years later, any given pile of Slavic 78 rpm discs of the 1920s-30s in any given basement, attic, or yard sale will include a certain number of skits with musical interludes. Newspaper documentation shows that performances of staged “mock” weddings performed by traveling troupes and lasting five hours were popular entertainment among Ukrainians in Pennsylvania and New Jersey during the early 1930s.

Although at the time of this writing, we are lacking much in the way of biographical material on Ewgen (or Eugen) Zukowsky (b. 1896; d. 1961), it is clear that he recorded prolifically through the 20s and 30s, having cut over 200 performances under his own name between 1926 and 1938 in addition to the scores of discs he made with Krasnowska and Humeniuk during the same period. We have a little more information about Rosa (Ruzalia or Rose) Kraswnowski who was born April, 16 1897 in the village of Dahowa, now central Poland and emigrated July 1911. In 1930 she was living singly as a boarder at 121 E 10th St. on Manhattan and she identified herself as a dishwasher to a census enumerator. On her 1938 petition for citizenship, her address was 544 E 60th St. in Manhattan, and she listed her occupation as "actress."

Humeniuk recorded about 300 performances under his own name (sometimes in variant form to be marketed to other Slavic communities) between 1925 and 1940, but he also performed on scores of recordings released by various singers, including Zukowsky and Krasnowsa, under their names. Among them was Theodor J. Swystun (b. ca. 1900). Sywstun was arrested in January 1928 at his home in Philadelphia for having immigrated illegally. He was a 28 year old student at Temple University at the time. A judge granted him a stay, releasing him on $500 bond. He recorded a total of 24 sides over a half-dozen sessions between April 1930 and December 1933. As president of the Ukrainian Society in Philadelphia, he spoke at the Ukrainian Hall on N. Franklink St. in 1932 in support of resolutions that the Langue of Nations should protect western Ukrainians from the violations of civil rights under the Second Polish Republic. He died July 29, 1963.

Issues of Ukrainian identity and nationalism figured into the recordings. The three-disc, six-part series of skits-with-music recorded in December 1932 and included at the end of this collection were translated on the discs’ labels as “A Trip Back Home” and depicts the entirety of an imagined round-trip journey of a Ukrainian immigrant to his homeland and then back to the U.S. A literal translation of the title, however, is closer to “On Seeing the Border,” the border in question apparently being the Curzon Line, the demarcation set in 1919 dividing what was then eastern Poland and what is now western Ukraine. In that context, the ebullience of the last two sides upon the protagonist’s return to his community in the U.S. is especially touching.

Primarily workers in physically grueling industries, particularly in coal mines and steel plants, next to Slovaks, Hungarians, Serbs, Croats, and Poles, with whom they were collectively derided as “hunkies” and “bohunks,” Ukrainian-Americans took immense solace from their peculiar status nationally both in their politically volatile homeland and as new immigrants in music at weddings, house parties, community dances, and on disc recordings. The ubiquity of Humeniuk’s style spread through his 78s among the Ukrainian community, including the community in Alberta, Canada, in part through their use by the dancer and teacher Vasil Avramenko, influencing generations of Slavic performers in North America. His virtuosity is unmatched by his apparent contemporary Michala Thomasa (commonly referred to as Michael Thomas), also a fiddler of the village style, about whom we don’t have any definite biographical information. We know for now only that he made 13 discs under his own name between 1929 and 1933 and that he served as accompanist to Ewgen Zukowski. We hope to fill in the blank that his name represents in the near future. He was good.

Pawlo Humeniuk stopped recording in 1940 as a new style of accordion-lead, post-Prohibition polka music became more popular in the U.S. He died January 24, 1965 at 71 years old. Many of his recordings were reissued on various LPs. A great collection of his 1925-27 recordings produced by his primary biographer Dick Spottswood was issued by Arhoolie Records in 1992, and an excellect 4CD set on JSP records produced by Chris King called Ukrainian and Lemko String Bands came out in 2011 that included a of lot of his recordings. We recommend both highly. This collection is intended to be a complement and extension of those.

Episode Review- The Real Ghostbusters: Killerwatt

Well, this episode was certainly less goofy than the last one. And the humor relied more on puns instead of slapstick.  And I am completely okay with that.

It appears New York City is experiencing an unusual number of blackouts.  The cause of the blackouts begins to become clear when we see some electrician climbing to the top of a powerline tower to access for any problems.  While he’s up there, he witnesses an entity that appears to be made of electricity.  Thankfully, the electrical entity doesn’t harm the electrician and simply continues to travel along the powerlines.  But this episode could have gotten really dark right here, with the electrician getting electrocuted by this entity.  Then again, I guess I shouldn’t be surprised that they didn’t go there.

Over at the Firehouse, Ray is preparing dinner for his teammates.  Which is a bit surprising, since we’ve just established that the city is experiencing blackouts.  So how exactly was Ray able to operate the stove during a power outage?  I guess the electrical grid that covers the neighborhood the Firehouse is in hasn’t been affected yet.  Anyway, Ray completes the dinner, which he claims was from an old family recipe or something, and he proceeds to serve it to Egon, Peter and Winston.  By placing the hot soup pot directly on the table without using a trivet or anything.  Way to damage the tabletop, Ray.

But the other Ghostbusters are less than pleased when they take in the appearance of Ray’s concoction.  It apparently looks less than appetizing, and it’s no wonder when Ray announces the meal is called Fondue Casserole.  (So, it’s a bowl full of melted cheese?  Yeah, I like cheese as much as the next person, but that does sound revolting.)  The guys manage to avoid having to try and choke down the stuff in order to spare Ray’s feelings thanks to Slimer, who steels Ray’s napkin, thereby keeping him distracted long enough for Egon, Peter and Winston to empty their bowls into Slimer’s waiting mouth.  Of course, this plan almost backfires as Ray, pleased to see how quickly his friends finished the food, happily offers them all seconds.  Thankfully, that’s when Janine calls them all downstairs to announce they were called in directly by Mayor Lenny himself.  I guess that electrician from earlier reported seeing the electrical entity, so they now have reason to believe that ghosts are responsible for the blackouts plaguing the city.  So Mayor Lenny wants the Ghostbusters to come and do something about it.

They end up driving out to some department store at a mall, where shoppers have witnessed a particularly large number of ghostly happenings.  When they enter the department store, the Ghostbusters quickly find that the ghosts can readily possess anything electrical, from power drills and vacuum cleaners to ovens and dishwashers.  Right away, these possessed appliances begin to attack, with Slimer quickly getting sucked up into a vacuum (even though he should be able to pass through the vacuum bag with zero effort, considering we’ve already established he can go through walls). There’s even one moment during this sequence when Egon almost gets pulled into a possessed oven that’s spouting out flames.  But eventually, they discover they can simply zap the possessed appliances with their Proton Packs to flush out the ghosts, allowing them to be caught.  Of course, the scene ends with Ray briefly mistaking Slimer for one of the prankish ghosts, prompting him to apologize to their little green friend for the mistake.

Upon returning to the Firehouse, the Ghostbusters load up the traps into the Containment Unit in order to store them away.  But just when they’re transferring the ghosts into the Containment Unit, either the blackout finally hits the Firehouse or the ghosts start infecting the Containment Unit the way they did with the appliances at the department store.  It wasn’t very clear which it was.  Either way, the power supplying the Contaminant Unit shuts down.  Briefly, the Ghostbusters panic, until Egon announces it’s all good.  He must have remembered the incident with Peck shutting down the protection grid as well as what happened last episode, as he installed an emergency generator, which kicks in seconds later.  

However, this solution doesn’t last, and the emergency generator suddenly becomes possessed by another electrical ghost, and the possessed emergency generator runs off.  So the Ghostbusters are back at square one again.  As such, they have to scramble around to come up with another way to keep the Containment Unit activated.  Well, rather Peter, Winston and Ray scramble around while Egon just stands there counting down to the imminent explosion.  Like, hello Egon!  You know, you could help!

They manage to piece together a homemade generator using the Ecto-1’s generator and this bike a little girl happened to be riding by on. (Peter compensated her reasonably for the bike, so that was nice of him).  With Janine keeping the homemade generator running by pedaling away, the Ghostbusters make their way to the power plant to put an end to this once and for all. Because Egon was now able to trace the PKE spikes to a power plant in Brooklyn. Which is rather amazing.  The Firehouse is located in Manhattan, but Egon is able to trace a reading over in Brooklyn?  That’s quite an impressive range you’ve got on that PKE Meter, Egon.

Of course, when they get to the power plant, the Ecto-1’s battery dies within walking distance to the plant.  We then get a little action sequence when, thanks to Slimer goofing off in the driver’s seat, the Ecto-1 begins rolling down the hill on its own, with the Ghostbusters clinging to hood of the car.  Thankfully, Peter manages to stop the Ecto-1 right before it crashes into the side of the power plant by managing to crawl his way through the Ecto-1’s sunroof and activating the emergency brake.

This is when the episode’s big bad reveals itself.  Turns out, it’s this giant ghost made up of raw electricity.  The ghost identifies itself as Killerwatt, and all the other ghosts who have been possessing electrical appliances and whatnot are its underlings.  Killerwatt proceeds to attack the Ghostbusters, and, hoping to harness some of Killerwatt’s electrical attacks to jumpstart the Ecto-1, Peter activates this Ecto-Scope.  Although, this just leads to the Ecto-1 getting possessed as well.  And Ray vehemently protests against shooting at the Ecto-1 like they did with the appliances at the department store because, as he puts it, the Ecto-1 is part of the family.  (It’s a car, Ray!)

Now we get some prolonged sequence of various things happening. After managing to shake the possessed Ecto-1, the Ghostbusters enter the power plant and just kind of run around for a bit, trying to evade the various possessed generators and such.  They eventually make it to this room for the final showdown with Killerwatt, who has now possessed some machine.  And Killerwatt isn’t going down easily, as the Proton Steams just kinda seem to reenergize it. That’s when Winston gets an idea to just shut down the powerplant, surmising that doing so will cause Killerwatt to become weakened, as it would be cut off from feeding off the energy the powerplant is supplying.  To prevent them from doing so, Killerwatt creates this gaping chasm between the Ghostbusters and the master switch.  Of course, Slimer could have just flown across this chasm to reach the master switch, because he is capable of doing so.  But instead, Slimer opted to just literally pull the plug on the operation. Which doesn’t make much sense, when you think about it.  The machines that generate electricity in a power plant are plugged into the wall? Eh, it’s a kid’s show.  What are you gonna do?

Anyway, with the powerplant offline, Killerwatt is weakened and abandons its host body, enabling the Ghostbusters to catch it.  With the day saved and the city’s power issues repaired, Mayor Lenny commends the Ghostbusters, with a parade held in their honor.  But ha-ha, the Ghostbusters forgot to notify Janine the crisis is over.  And she’s still pedaling away on the homemade generator back at the Firehouse. Needless to say, she is not very happy. So I imagine the Ghostbusters had to bend over backwards for quite a while afterwards in order to make it up to her.

Overall, this was better than the last episode, but there were still some moments that make you cock your head a bit.  Can’t wait to see how the other episodes hold up.  Oh, and we also get the show’s first reference to Janine’s crush on Egon.  So that’s pretty cool.

A Hudson Yards Renovation Renews a Foyer, Kitchen & Bath

After moving in, we wanted to redo the kitchen, but the most urgent fix was the bathroom. Some prior higher-floor leak had unmoored a section of tile, and the previous owner refused to repair it as a condition of closing. This was our first lesson in how different a Seattle and New York renovation could be.

Deciding to do the larger renovation

Our foray into bidding a standalone bathroom remodel proved short—we got as far as finishing the design when the co-op came back with a series of unexpected plumbing requirements, chock full of things we’d never heard of like water hammer arrestors and Laticrete. The price nearly doubled, and if we were going to spend much more on a remodel, we decided we should save up and do the larger apartment renovation we had hoped to.

With regular re-spackling, we figured we could buy time while we saved up. That folly ended a year and a half later when, hours before leaving for vacation, a precarious section of tile came crashing down. Our super covered the crumbling wall with a plastic tarp, but it was clear: it was time to begin bidding.

Finding the right general contractor with multiple skills

We weren’t sure exactly what we needed—walls weren’t moving per se, but our co-op seemed to want an architect. So while we asked the initial bathroom contractor to bid, we also thankfully posted our project on Sweeten. To complete our renovation, Sweeten paired us with a design-build firm with architecture training. They also did custom millwork, making it the perfect fit for our project. Not only did the general contractor immediately understand our aesthetic, but we also had a great rapport.

In planning the remodel, we knew we wanted to play off the building’s modest Art Deco bones, but in a way that wasn’t slavish or theme-y. We also both brought mild obsessions to the mix—for me, an inexplicable passion for English cabinetry, for Chris, a desire to put a banquette in any possible corner.

Reworking the kitchen layout

The first big choice was how to manage the kitchen layout. The room was spacious enough—designed as an eat-in when 24” of counter space seemed ample—but the two doorways weren’t in an ideal location. One opened onto the foyer and the other onto a back hallway by the bedroom. It had also been poorly updated in the intervening years: half of the footprint was wasted, with a lonely refrigerator in one corner and an errant desk in another.

The location of the gas riser dashed our hopes of moving the entry to adjoin the living room, so our contractor suggested closing the smaller opening to create a wide galley with room for a banquette. This would extend the cabinetry the length of the room on one side, doubling the counter space and creating room for a wine fridge and pantry to boot.

While we played with centering the sink and range on the counter runs, our Sweeten contractor advised against it to preserve prep space. In hindsight, we were happy to have lived in the space before renovating: symmetry looked better on paper, but from experience cooking in the space, we knew her recommendation would be more functional.

To keep the room from feeling enclosed, we substituted upper cabinets for extra-long open shelves on one side, then tucked in under-cabinet lighting for function. The banquette capped off the space, creating both more storage and a place for friends to hang out while cooking.

Giving the foyer a purpose 

Our foyer situation was a classic New York City conundrum: too small to do much of anything useful but large enough to be wasted if empty. We decided on a full-height bookcase that’s only 8” deep and it holds loads more than we expected. On the opposite side, our general contractor fitted narrow custom cabinets to serve as a bar. There’s just enough depth to squeeze in double rows of liquor bottles and glasses, saving precious room in the kitchen. We ran new electrical to hang art lights over tall mirrors—the goal was to make the whole space pull triple duty as an entryway, a library, and a bar—then painted the foyer and kitchen cabinetry the same deep gray so that the two spaces relate.

A renewed bathroom in classic black-and-white

In the bathroom, we preserved and refinished an original tub and stuck to a classic black-and-white New York-inspired scheme with updated finishes. Given the narrow layout, the primary play here would be with subtle geometries—and taking advantage of our building’s extra thick walls. A hex marble floor worked well with the warmer white subway tile and porcelain. Our contractor recommended extending the floor tile onto the base of the walls to stretch the visual plane of the room.

The hexagon echoed in new shower controls that help tame the notorious temperature fluctuations that come with living in an old building. In such a small space, we took a cue from hotel bathrooms and put a pedestal sink atop console legs to keep the space open. An extra-tall recessed medicine cabinet provides both storage and electrical outlets.

My favorite thing of all is the towel warmer which took forever to source but that I deeply love for its hex bars and Anglophilic appeal. The contractor placed it in a deep niche so that the warm rails wouldn’t risk singeing passersby. We decided to paint the walls and ceiling in a black high sheen that makes the ceiling recede and the white surfaces gleam. Strangely, of all the things in the apartment, the shower glass proved one of the most frustrating: it wasn’t installed until five months after everything else wrapped up.

Finding the budget for hardwood floors

New wood floors were the most unexpected part of the reno. We had only budgeted for the kitchen alone. But the more floor options we looked at—and after our contractor dissuaded us from several temptations like Moroccan Bejmat tile—the more we wanted hardwood in the kitchen. That meant either putting down maple boards to match the rest of the apartment—despite disliking their color—or redoing everything. Our contractor’s opinion was that changing the kitchen floors would make one of the biggest impacts in the space. So a month into the renovation, after all the other demo was done, we raided a savings account and scrambled to add herringbone floors to the scope. The late choice delayed the project by a month, but it was one of the best decisions we made.

Becoming comfortable with flexibility 

Stepping back from it now, our major lesson was in developing a deep comfort with flexibility. We found that we could be much more controlling of our remodel in Seattle than here. New York’s interminable series of permits, co-op requirements, and engineering reports—paired with the inelasticity of old spaces—meant we had to take a go-with-the-flow approach that made trust and an ability to laugh key. Also, best to know exactly what you’re looking for before you start to remodel.

Our contractor taught us the biggest lesson of all: do it all at once if you can. It’s not the disruption that’s the problem, really, or that rework ends up costing more—it’s that few of us really have the talent to create a cohesive space in small increments. Unfortunately, we didn’t quite learn this last lesson in time. During our reno, our bedroom became the storage unit for our furniture.

More than anything else, we were lucky to have a real partnership with our Sweeten general contractor to see us through the changes and warn us off of bad choices. We feel a bit like we’ve earned our honorary New Yorker stripes: we chose a space that we thought was a diamond in the rough and hoped we could turn it into a classic city respite. We feel like—at least to our taste—we got there, and now we have this lovely, large-living one-bedroom to come home to in one of the most dynamic parts of Manhattan.

Q. I own a house in Maplewood, N.J., and am wondering: Does it ever make sense to rent out your house rather than sell it? Are there any advantages to renting? Is there a rule of thumb to decide if it’s worth it financially?

A. Before you crunch numbers, decide if you want to be a landlord. Are you prepared to take a call at 3 a.m. when the heat fails during a blizzard in January? If the dishwasher won’t work properly, you will be expected to fix the problem immediately. If the rent is late (or does not arrive) you will have to chase the tenant for the money, and maybe even take the case to housing court.

“Being a landlord isn’t all that it’s cracked up to be,” said Jonathan J. Miller, the president of Miller Samuel Real Estate Appraisers and Consultants in Manhattan.

Generally, renters do not maintain homes the way owners do. Consider the finicky dishwasher: If you own the house and the dishwasher is on its last legs, you might hold out until you can afford a new stainless steel model that matches the newer refrigerator. But a tenant will expect a functioning dishwasher pronto, and so, chances are, you will swap out the aging one with a cheap white model. Come time to sell the house, the overall condition of your kitchen has diminished.

“I’ve had people who’ve rented their homes and they come back and it’s never the house they left,” said Allison Maguire, a sales associate for Halstead in Montclair, N.J. “No one takes care of a rental as if it’s their true home.”

To make your decision, research the rental market, as its fluctuations are not necessarily tied to the sales market. With the help of a broker, estimate how much rent you could fetch: Would it be enough to cover the mortgage and taxes? Consider other expenses, too, like landscaping services, and insurance. Ask your accountant about tax implications. Factor in vacancies and repairs. You may need to hire a property manager if, for example, you move out of the area.

Tally your estimated profit for the number of years you anticipate renting out the house. Then compare that figure with the cash you would walk away with should you sell your house today. Is the potential payoff worth the headache of being a landlord? It might be. But being a landlord is a job, and you have to decide if it is one you want. With “a long-term hold, generally, you can come out ahead,” Mr. Miller said. “But people don’t factor in the hassle.”
