TIME MEGEVE MONT BLANC

A Megève, le 9 juin 2019

      Fidèle à cette épreuve depuis 2011, me revoilà à Megève pour le 1er contact avec la haute montagne de la saison. L’alternance des parcours fait que cette année nous avons droit à un départ en vallée ; à Sallanches. Cette 16ème édition propose un Granfondo de choix avec le Col de la Colombière puis un enchainement assez indigeste avec LA nouveauté qu’est le col de Plan Bois, enchainé avec celui de la Croix Fry et des Aravis. Pour finir la montée aux Saisies par Crest-Voland n’est pas simple non plus ! Pour contenter le plus grand nombre, un Médiofondo et un Picolofondo sont aussi proposés sur des distances et dénivelés plus modestes.

           Si le samedi est une journée quasi estival m’ayant permis une petite ballade jusqu’à Chamonix-Mont-Blanc, le dimanche est tout autre : ça tombe déjà fort à l’heure du petit déjeuner et c’est à reculons que j’enfourche le vélo pour une première bonne douche d’une vingtaine de minutes, le tout en descente pour rejoindre Sallanches : pas idéal pour l’échauffement ! Heureusement durant l’attente du départ la pluie à cessée (mais ça ne durera pas) et j’en profite pour me placer en 1ere ligne aux c��tés de Rodolphe Lourd, Antoine Berlin ou Nicolas Roux ; quelques favoris parmi d’autres car la liste est longue avec aussi le team Vélo 101 emmené par Paul-Emile Lorthioir ou une équipe Time ESF très forte et homogène (5 coureurs termineront dans les 18 premiers !).

A 8h37 le départ est donné avec un petit changement : seul le grand parcours s’élance (le moyen et le petit ayant leurs départs quelques minutes plus tard). Si cette formule n’autorise pas le changement de circuit en cours de route (sinon pas de classement), elle permet d’effectuer les 1ers kms dans de bonnes conditions : ainsi tout le monde partant pour ces 136km avec 3825m de D+, il y a beaucoup moins d’agitation ! D’ailleurs la partie de plaine de Sallanches à Cluses sera avalée bien moins vite que les précédentes éditions que j’ai pu faire (2011 et 2015). Ça s’anime un peu avant d’attaquer le col de la Colombière où quelques coureurs prennent le large sans que je puisse les identifier mis à part Paul-Emile qui était sorti seul un peu plus tôt.

          Les 14km @ 7% de la Colombière se présentent donc et j’y imprime mon tempo bientôt aidé par Rodolphe ; il en va ainsi jusqu’au Reposoir où j’en profite pour me ravitailler et constater un groupe encore bien fournit d’une bonne vingtaine d’éléments. Quelques mètres plus loin la route se cabre de nouveau et les choses sérieuses commences avec une grosse accélération : je me rends compte que je ne suis pas si bien que ça (où que ça va trop vite !) et me bat avec le vélo sans néanmoins me mettre dans le rouge ; la gestion n’est pas si mal mais à l’approche du sommet l’élastique fini par céder et une petite dizaine de coureurs parviens à basculer dans la descente avec à peine 30’’ d’avance. La descente est rapide et sur une route détrempée je suis hyper prudent ; cela dit mon choix de roue alu + patins darkpads a l’air de faire merveille et je prends plus d’assurance ; je reviens ainsi sur un petit groupe qui m’avais un peu déposé et l’écart n’est pas bien plus important qu’au sommet. Cela dit même si ça roule vite jusqu’à Thônes, nous ne reverrons pas la tête et on nous annonce à 1’ au pied du Col de Plan Bois.

Ce col m’est totalement inconnu : 6.4km @ 9% avec des passages très pentu ! Méfiant au pied je prends mon rythme et me trouve parmi les meilleurs du groupe ; bientôt nous ne seront plus que 2 avec Robin Christophe, qui montre des signes de faiblesse mais tiens jusqu’au sommet où s’engage une descente épouvantable : très technique et une route dans un état de délabrement (très) avancé ! Je fais au mieux mais sans risque ce qui permet à Arnaud Rapillard de revenir. Immédiatement on arrive à Manigod où le col de la croix Fry se présente : ses 6.6kms @ 8% devraient faire mal ! Si Robin lâche rapidement, Arnaud semble pas mal et nous reprenons 2 coureurs juste avant le sommet. Pas de temps mort dans la descente suivante que je connais bien et il reste les 4 derniers kms @ 6% de col des Aravis : le vent de face ne nous aide pas mais sur une de mes accélérations seul Arnaud m’accompagne jusqu’au sommet. Le chrono est alors stoppé pour la descente jusqu’à Flumet : on prend notre temps et Rémy Gueydan qui avait sauté dans les Aravis revient.

On attaque ainsi la montée sur ND de Bellecombe : Rémy part fort, n’ayant pas bien vu où l’on réenclenchait le chrono je suis un peut surpris mais hausse le rythme : les jambes sont encore là et je lâche assez vite mes 2 compagnons : dans les lignes droites j’aperçois même un duo au loin : tout en gestion je reviens progressivement et les dépassent à la sortie de Crest-Voland et je gagne encore une place en déposant un Jérémie Millereau en défaillance. Le final est plus monotone ; seul au monde dans la forêt je reste sur un tempo de « confort » et m’arrête au ravito du sommet après avoir de nouveau arrêter le chrono pour la 2eme descente neutralisée de la course (on m’annonce 8eme !). N’ayant personne en vue devant, je prends mon temps et attend le duo (dont Hugo Dietlin) que j’avais dépassé dans le col ; en effet je la joue stratégique préférant finir à 3 plutôt que partir seul et me faire reprendre sur la remonté de Megève (et donc perdre le temps gagné !). Je suis donc vigilent à ne pas me faire larguer dans la fin de la descente et je reprends le chrono en 3eme position : parfait ! Me sentant encore bien j’attaque la remontée très fort pensant un temps lâcher mes 2 compagnons mais mieux que s’accrocher voilà qu’ils attaquent ! Par chance j’ai encore les jambes et pas de crampes, je recolle avant qu’ils en mettent une 2ème mais sans succès. Je reprends les commandes pour les 5 derniers kms et ils tiendront tout de même à me faire le sprint pour passer devant sur la ligne mais pas au classement avec le jeu des neutralisations !

         Voilà une nouvelle course rondement menée. Même la pluie quasi continue ne m’aura pas trop perturbée. Il a manqué un petit quelque chose au sommet de la Colombière pour basculer en meilleure position mais la suite fut très bien gérée, sans coup de mou et avec encore des forces pour le final. Un top 10, 8ème en l’occurrence, ici à la Time n’est jamais anodin avec cerise sur le gâteau une 3ème place dans la catégorie des 30-39 ans. Un beau résultat qui demandera confirmation au sommet du Mont Ventoux pour la prochaine.

Delivering the Extraordinary to Our Nation’s Military Heroes

Editor’s Note: Shane Dietlin bought his first house in 2005 as a 22-year-old Cpl. class in the Marine Corps after learning firsthand the value of owning real estate, creating residual income and being a seasoned investor from his father. Since that time, his mission has become to assist his peers in the military to buy and sell real estate. The American Dream of homeownership. For our nation’s military, who protect that ideal around the globe (as well as our rights and freedoms), buying and selling real estate is a challenging and tricky process. They deserve to receive extraordinary experiences along every step of the client relationship. For members of the military, there are many rules and regulations they need to be aware of beyond those of civilian consumers.

As an affiliated agent of CENTURY 21 Sweyer & Associates, I have had the pleasure to work with military families for many years. Here, I’d like to provide some proven advice and offer ways my peers in the military can get to their desired outcomes along the real estate journey without learning the hard way and dropping a great deal of unnecessary money.

My first, and perhaps most important, recommendation is that military homebuyers and sellers partner with a real estate agent who specializes in working with consumers in their field in order to get the personalized and unique attention necessary, as well as the support and industry knowledge they need to make informed decisions.

Second, since active military are often relocated every three to five years, it is imperative to think of the home as an investment, specifically the costs of owning a home beyond the mortgage and insurance policies, from the regular upkeep of appliances, electronics and HVAC to potential water hazards. These costs need to be worked into the entire cost of the home, and, ultimately, the decision-making process to buy and/or sell. For example, if the finances pencil out that a buyer would be saving $200 a month versus what they’ve been paying in rent, is that enough to cover any repairs that could arise in the future? Remember, military should think of the property as an investment and not act on it like it’s a home. Conversely, if someone in the military is moving to another base, run the numbers before deciding. In many cases, in lieu of selling, it may make sense to become a landlord and earn rental income.

Lastly, as a local Marine Corps instructor, I want my students to understand the ins and outs of real estate and take advantage of the benefits they earn by the sacrifices made for our country—the biggest example being the VA (Veterans Administration) loan program. Most people think they only have one VA loan per lifetime and that they can only use it after leaving the service. Both are myths. Plus, most military are unaware that there is no fixed VA loan maximum and that they can borrow as much as a lender will lend (this is expected to roll out in 2020, and, as of press time, is not yet confirmed). Of course, most lenders will loan up to the VA’s guarantee. The standard VA loan limit is currently $484,350 for most U.S. counties, an increase from $453,100 in 2018. That means qualified VA buyers in most parts of the country can now borrow up to $484,350 before needing to factor in a down payment.

Knowledge is power. For our nation’s heroes considering real estate as an investment option, the power is understanding these and the many other rules and regulations as they apply to military personnel.
