Understanding Inflation’s Influence on Mortgage Rates.
Confused about how inflation affects your mortgage? Don’t worry, you’re not alone. Decoding economic trends can be daunting, especially when you’re planning to buy a home. However, the repercussions of inflation on mortgage rates can’t be ignored. Chicago’s KM Realty Group is here to simplify things for you.
In the face of burgeoning inflation, the Federal Reserve has been striving to bring it down through various measures. While we’ve seen inflation cool down for twelve consecutive months, the figures remain higher than the Federal Reserve’s target of 2%, creating waves across the housing market.
Why does this matter?
Because this inflation trend brings with it fluctuations in the Federal Funds Rate, a key element impacting mortgage rates.
Contrary to what you might initially think, movements in the Federal Fund Rate have crucial implications for mortgage rates. Decisions made by the Federal Reserve can subtly influence economic activity, and consequently, the mortgage rates you’re obligated to pay.
This monetary policy mechanized by the Federal Reserve becomes particularly relevant when inflation is riding high like it is today. High inflation naturally gives rise to increased mortgage rates. But if the Federal Reserve is successful in its endeavors to mitigate inflation, it could result in reduced mortgage rates, consequently making homeownership a more affordable venture.
Historical data demonstrates the relationship between falling inflation and declining mortgage rates. With inflation on a tentative downward trend (as indicated by the blue trend line in the analysis), one could anticipate a subsequent drop in mortgage rates (depicted by the green trend line), making this the right time to consider your real estate options.
With the ongoing fiscal uncertainties, the best way forward is to keep a vigilant watch on inflation movements and their ramifications on mortgage rates. As Chicago’s premier Realty Group, KM Realty Group LLC equips you with expert advice on housing market shifts and their implications.
For a detailed insight into the dynamics of inflation and its effect on mortgage rates, visit our original blog post here at KM Realty Group LLC’s blog page. With our comprehensive analysis, you can stay ahead of the curve and make well-informed decisions in your journey toward home ownership.
Stay tuned for more updates and tips from our real estate professionals, ensuring you stay informed and prepared in these fluctuating economic times.

Where are the SR 71’s today?
They are all on display in America with one exception. #962 is at Duxford, Great Britain. this SR-71 was the one that was the most frequently stationed in Great Britain It’s a permanent loan from the United States to Great Britain with our thanks.
Arizona
#17951 flew on March 5, 1965, and served as a test bird throughout its career. It is currently displayed at the Pima Air Museum, Tucson, AZ.
California
California is home to more SR-71 aircraft than any other state. It houses six of them, listed below:
•SR-71A #17955 - AFFTC Museum, Edwards AFB, CA.
•SR-71A #17960 - Castle Air Museum near Atwater, CA.
•SR-71A #17963 - Beale AFB, CA.
•SR-71A #17973 - Blackbird Airpark, Palmdale, CA.
•SR-71A #17975 - March Field Museum, March AFB, CA.
•SR-71A #17980 - NASA's Dryden Flight Research Center as #844.
Florida
In Florida, specifically at the USAF Armament Museum, Eglin AFB, FL, the SR-71A #61-7959, also known as the "Big Tail," is on display. This nickname dates to 1975, when it was chosen as the platform for a new series of sensors placed in an extension towards the rear of the aircraft . The last flight of this aircraft took place on October 29, 1976
Georgia
At the Museum of Aviation, Robins AFB, GA, the Blackbird SR-71A #17958 is on display. According to various records, on July 28, 1976, this example facilitated a human being (pilot captain Eldon W. Joersz and major RSO George T. Morgan Jr.) to reach the highest speed ever aboard an aircraft.
Kansas
SR-71A #17961 accumulated 1601 flight hours until February 2, 1977, the date of its last flight. It is currently on display between a Northrop T-38 Talon advanced trainer and a life-size replica of the Space Shuttle at the Kansas Cosmosphere and Space Center, Hutchinson, KS
Louisiana
At the 8th Air Force Museum, Barksdale AFB, LA, the SR-71A #17967 is on display, one of two examples reactivated in 1995 for USAF service before the program was canceled in 1998. Over the years, this aircraft accumulated more than 2700 flight hours.
Texas
At the USAF History and Traditions Museum, Lackland AFB, TX, is SR-71A #17979, which was used as a reconnaissance aircraft during Operation Giant Reach in the Egyptian-Israeli war.
Michigan
Two trainer variants were built, denoted SR-71Bs. One crashed on approach to Beale AFB on January 11, 1968, while the other, SR-71B #17956, is displayed at the Kalamazoo Aviation History Museum in Kalamazoo, MI. This SR-71 has more flight hours than any other Blackbird, nearly 4000, and is believed to have been photographed more times than any other.
Nebraska
At the Strategic Air and Space Museum near Ashland, NE, SR-71A #17964 is on display. Its first flight took place in 1966, and the last in 1990, when it was delivered to Offutt AFB, NE, to be permanently exhibited
Ohio
The first operational ( Jerry O’Malley and Ed Payne) mission of an SR-71 was carried out by SR-71A #17976 before concluding its career with about 3000 flight hours. It is among the first SR-71s to be permanently exhibited and best preserved. It is displayed at the National Museum of the United States Air Force, Wright-Patterson AFB, OH.
Oregon
Below the right wing of Howard Hughes' H-4 Hercules at the Evergreen Aviation Museum in McMinnville, OR, is the most complete and accurate SR-71, SR-71A #17971, which has accumulated over 3500 flight hours.
Utah
As mentioned, after January 11, 1968, when half of the SR-71 trainer fleet was lost due to the crash of #17957, a replacement trainer was built, designated SR-71C #17981. This aircraft is currently on display at the Hill Aerospace Museum, Hill AFB, UT. Irregular maintenance procedures and aftermarket construction caused constant yaw of the aircraft; therefore, the SR-71C was used on a limited basis between 1969-1976.
Virginia
The state of Virginia hosts two SR-71s:
•SR-71A #17968 is displayed at the Science Museum in Richmond, VA. 2. The #972 at Udvar-Hazy
Chantilly,

I think today is the day we will learn of the results of the buyer's VA loan related appraisal and if that will further affect anything. Fingers crossed it's just a formality for their loan because it was not as in-depth as the one we got for our refinancing loan in 2019. There were two guys that came by on Thursday and they were done in 15 minutes. Crazy. Our appraiser took her time and was a bit chatty. Compared to the other homes for sale in the neighborhood, ours is the lowest price. If the appraisal is lower than what the current accepted offer is, that's a whole other problem.
Today is also the pest control company coming by do the termite inspection and generate a letter, also as part of the buyer's VA loan rules.
Ugh

this post is more serious than my others and talks about the current strike, as well as why people should stop complaining about BTSV most likely being delayed (+ help links for the strikes at the end)
lets start with the first and obvious point on why you should stop complaining;
WRITERS AND ACTORS ARE ON STRIKE
what does this mean? it means that actors and writers apart of their respective unions (WGA - SAG-AFTRA) are halting all production and promotions of their movies to strike for fair living wages. they have been underpaid for far too long, and deserve to make a livable wage.
why is this important? because they are not being paid the fair wages that they deserve. a TON of company CEOS are making 400 TIMES what their lowest paid worker makes. That isn’t acceptable and this strike is exactly what hollywood needs. its a wakeup call. capitalism greed has ruined hollywood.
the amount of times ive seen “oh no (insert movie) is getting delayed why did they have to go on strike :(“ is fucking ridiculous. you should instead point your blame and anger towards these major production companies who are screwing over their workers.
another point;
both ITSV and ATSV were very thought out movies. they took years of production and and animation work, as well as research and tests to try and perfect the movie. and they did! both movies are easily the top animated movies of our time. so, to get the same product for BTSV, they need time.
if they speed production after the strike to get this movie done, it’s going to suck. im sorry but its true. true art and craft takes time and energy. it takes effort and thought from the entire crew. it takes a whole team to bring it together. rushing to make the deadline would not work in anyone’s favour.
my next point;
it has been said by va’s and animators that no work for the next movie besides whatever they explored before it was split is done. absolutely nothing. sure, they have a plot idea. they absolutely have an ending in mind, a plot too. thats why it was split.
but like previously stated, animation work takes time. its such an incredible art and process that is time consuming. putting pressure on anyone to finish it will only result in a poor movie.
i love both movies, so incredibly much, and i truly cannot wait for BTSV. but i would rather wait the same 5 years between the first two between these ones if it means we get something even better than ATSV.
i stand with the writers and actors. im willing to wait for the next movie. im willing to support the movies and production team for their hard work when they take their time and push the release date back.
and you should too.
below are links to support the strikes and those who are not being paid fairly. please take time to sign and donate if u can. it’s important.

I really need to stop looking into the comments on posts on here. I just saw a big post about the current admin pardoning a bunch of military personnel who had been court martialed and dishonorably discharged effectively for being caught having gay sex and the notes added many more cuts in my faith for the future turning out ok. So many people were like "it's bad actually that gay former soldiers are going to be allowed to vote and have access to VA benefits like healthcare now, because they signed up to be soldiers and are therefore evil and bad and deserve nothing."
Do you understand how manipulative military recruiters are? Do you understand how hard it used to be (and in a lot of places still is) to be queer and poor and stuck living with your unsupportive family? Do you have any idea how expensive college is in the United States? How expensive healthcare is? Retirement? Fucking housing even?
So many people join the military here because they have no other choice. Their family has bad credit or no credit and they can't get loans for college. They can't leave their unsupportive community without a job or a school to go to. And then a big tall man in a shiny uniform with a bunch of fancy ribbons comes to their high school senior year and says "look at all this good stuff you could have, look at all these cool places you can travel. We'll even pay for your bachelor's degree, and if you're really good maybe even something beyond that. All you have to do is sign on the dotted line and we'll tell you where to go." And then you get there and they tell you exactly what to do, what to say, what to wear, how to cut your hair, how to stand, how to walk, give you things to eat that always taste the same at exactly the same time. For a lot of neuro divergent people it's like heaven. Finally there are rules and you can learn all of them and none of them are secret they're all in the book you got on day one.
And then they traumatize the shit out of you. Convince you to do things you otherwise wouldn't because you're inside the propaganda machine and everyone you know and everyone you trust is doing this so you do it too. And then you come and your world falls apart and everyone abandons you.
I'm not saying we should worship the US military or that the military industrial complex isn't one of the largest forces for evil in this world, but that is not the fault of the large percentage of the regular ass people who get suckered into joining up because they have no other options. The fact that the entire strategy hinges on offering these desperate people (most of them barely adults yet) healthcare and education and housing in exchange for their indentured servitude for literal years of their lives is the fucked up part.
It's also a big part of why it's so hard to get education and healthcare reform in this country. What would we offer soldiers if everyone got healthcare and education for reasonable prices? Which is obviously fucked up, but again, not the fault of the desperate people who sign up for the deal.

VA Mortgage Transfer: Understanding the Process and Benefits
Transferring a VA mortgage can be a significant decision for both veterans and active service members. Whether you are moving to a new home or seeking better loan terms, understanding the VA mortgage transfer process can help you make informed choices. At Thelivelead, we aim to provide you with all the necessary information to navigate this process smoothly.
What is a VA Mortgage Transfer?
A VA mortgage transfer, also known as a VA loan assumption, allows a borrower to transfer their existing VA home loan to another eligible veteran or service member. This process can be beneficial for both the current homeowner and the new borrower. The original borrower is relieved of the mortgage obligation, while the new borrower benefits from the favorable terms of the existing VA loan.
Benefits of a VA Mortgage Transfer
1. No Down Payment for the New Borrower
One of the primary advantages of a VA loan assumption is that the new borrower can take over the loan without needing to make a down payment. This benefit makes homeownership more accessible for veterans and active-duty service members who may not have significant savings.
2. Lower Interest Rates
VA loans often come with lower interest rates compared to conventional mortgages. By assuming an existing VA loan, the new borrower can potentially secure a lower rate than what is currently available in the market, leading to significant savings over the life of the loan.
3. Simplified Qualification Process
The qualification process for a VA loan assumption can be less stringent than applying for a new mortgage. The new borrower may find it easier to qualify based on the original loan's terms and conditions, which can expedite the home-buying process.
4. Avoiding Closing Costs
In many cases, the closing costs associated with assuming a VA loan are lower than those for obtaining a new mortgage. This reduction in costs can make the transaction more affordable for the new borrower.
The VA Mortgage Transfer Process
1. Determine Eligibility
Before proceeding with a VA mortgage transfer, it's essential to determine if the new borrower is eligible for a VA loan. Eligibility is typically extended to veterans, active-duty service members, and certain members of the National Guard and Reserves. The new borrower must also obtain a Certificate of Eligibility (COE) from the Department of Veterans Affairs.
2. Contact the Lender
The current homeowner should contact their lender to discuss the possibility of a VA loan assumption. The lender will provide information on the specific requirements and documents needed for the process. It is crucial to ensure that the lender approves the assumption before proceeding.
3. Submit Required Documentation
The new borrower will need to submit various documents to the lender, including proof of income, credit history, and the COE. The lender will review these documents to assess the new borrower's ability to assume the loan.
4. Credit and Income Verification
The lender will perform a credit and income verification to ensure that the new borrower can meet the loan's obligations. This step is essential to protect both the lender and the borrower from potential financial difficulties.
5. Assumption Agreement
Once the lender approves the assumption, an assumption agreement is drafted. This legal document outlines the terms and conditions of the loan transfer. Both the current homeowner and the new borrower must sign this agreement to finalize the process.
6. Transfer of Property Title
The final step in the VA mortgage transfer process is the transfer of the property title. This step ensures that the new borrower becomes the legal owner of the property and is responsible for the mortgage payments moving forward.
Important Considerations
1. Remaining Entitlement
When a VA loan is assumed, the original borrower's VA loan entitlement may remain tied to the property unless the new borrower is a veteran and substitutes their entitlement. This situation can impact the original borrower's ability to obtain another VA loan in the future.
2. Due-on-Sale Clause
Some VA loans include a due-on-sale clause, which means the loan must be paid in full if the property is sold or transferred. It's crucial to review the original loan agreement and consult with the lender to understand any potential implications.
3. Negotiating Terms
The terms of the VA loan assumption, such as the interest rate and loan duration, may be negotiable. It's advisable for both parties to discuss and agree on these terms to ensure a mutually beneficial arrangement.
Conclusion
Transferring a VA mortgage can be an excellent option for both current homeowners and prospective buyers. With benefits like no down payment, lower interest rates, and a simplified qualification process, a VA loan assumption can make homeownership more accessible and affordable. At Thelivelead, we are committed to helping veterans and service members navigate the VA mortgage transfer process with ease. If you have any questions or need assistance, our team of experts is here to support you every step of the way.

okay yes i am the strauss person from earlier. i swear its like people think you end up liking everything the character stands for or something. its all about what they mean to you i think, but people still find a way to hate it. i think this fandom is pretty odd when it comes to being tolerant about that cause if you have an answer/opinion they dont like its like its all out war. also yeah i totally agree with the micah thing too he's a super good character hes just easily dislikable. doesn't mean his va or actual writing is bad, the fact that hes so irrevocably evil (sorta, i don't mean actually evil but you know) makes him a very good villain.
also like i almost wanna explain, idk, you seem safe. when i first started playing the game i was afraid of conflict. super afraid of gunfights and whatever. and strauss was a way to earn money, which i was super down for doing because the whole gang had my heart already, but a way to do it without making a lot of noise. sure the lending is kinda terrible but to me it wasn't any worse, and was perhaps better, than gunning down lawmen and robbing from the banks, because the bank holds the people's money. he was just a non-directly-violent, sly way to do it. and it ended up with me liking him a lot. so when i took those missions in ch6 and had to go through the aftermath of it i was so angry with myself i didn't touch the game for a week cause i was convinced i was the reason he was kicked. and then the news charles gives you didn't help either. honestly im Just broken
I've only watched Markiplier's playthough to the end and I'm currently playing in chapter 4, so I have no idea what happens with Strauss there. But I also plan on avoiding most, if not all, of his side missions. But it is all just personal stuff. I personally just really hate the loan sharks missions. Plus my understanding of the bank robberies are that you wait until some big company needs to move money and that's when you rob the bank. The people's money wouldn't be enough to risk a bank job, if I've understood it correctly. But Dutch was meant to be someone who stole from the rich and gave to the poor, there's a few bits of dialogue where the gang say stuff like "remember when we used to help people". But we don't know when this changed though. Strauss and Micah are just meant to show that Dutch doesn't really make sense. And I'm not saying robbing a bank isn't bad, at the end of the day it's all bad, but I don't like seeing the poor person's live I'm destroying when I could just go do something else. Not to mention the whole "beat them/kill them if they don't give you their last bit of cash". I think Strauss' missions just feel a bit more real, the rest of the game is like cartoon violence in a way. But again, nothing wrong with liking the character. He's not real and liking bad characters does not reflect on real life morals. Not going to sit here pretending like I didn't go murder/steal from a bunch of stage coaches because my sweetheart Alden gave me those missions

There's a statistic floating around that for most people, it takes 20 years of nothing going wrong to climb one (1) social class.
That tracks. I was born lower middle class, at best - my parents were military and owned their own home thanks to a VA loan, but that was as far as generational wealth went. My family had tons of problems that kept my parents from ever really getting ahead. Childhood was purely treading water, a series of traumas and disasters with two officially disabled persons, and everyone else have secret or undiagnosed problems (including me and my ADHD-PI which got ignored because I was normal compared to my sister with schizophrenia and father in a wheelchair.)
I lost both my parents by the time I was 24. No inheritance. But somehow I scraped through and got a college degree, met a partner who was middle middle class and had a much more "normal" childhood letting his parents climb to upper middle class by the time he was in college (that is, nothing went wrong in his family while he was growing up), and found a bit of stability in my 20s. Things were hard as fuck and I was in debt to my armpits, but nothing went wrong for the last 20 years, mostly because everything that could have gone wrong already went wrong, including me being barren and unable to have children. (A fiscal blessing in retrospect.)
Now I have a good career that pays enough money to live a modest lifestyle and sock away some for retirement. My partner has a good career that pays enough money for those goals as well. (He's also very frugal, and neither of us like to gamble, so that helps a ton.)
However: We are both still one major disaster away from poverty. I've mitigated it as best I can by getting out of debt and trying to get on top of health problems before they get worse, and I pay into long term disability insurance at my job that'll pay out half my current salary for life if I become unable to work. In the US, that ain't enough. It'll be even worse if he loses his job (he makes half again what I do), and he knows it.
All we can do is continue to "work hard" but also pray that nothing major goes wrong because that literally is the only way to stay afloat in the current US capitalism hellscape.
people still think you become rich ??? from working hard?????? LMAOOOOOOOOOOOOOOOOO

Reblog from tumblr user pr8r contains a photo of someone carrying a sign which says: "Do What You Will With This Public Information! Brett Kavanaugh, 3706 Underwood St, Chevy Chase, MD 20815 Clarence Thomas, 6665 Rutledge Dr, Fairfax Station, VA 22039 John Roberts, 6805 Meadow Ln, Chevy Chase, MD 20815 Amy Coney Barrett, 2035 Stephanie Marie Dr, Falls Church, VA 22043 Samuel Alito, 1120 Greenway Rd, Alexandria, VA 22043 Neil Gorsuch, 11521 Dalyn Ter Potomac, MD 20854" End ID]
I don't usually have the spoons to write image IDs but you know Tumblr is going to be pressured to remove these images even though they only contain PUBLICLY AVAILABLE INFORMATION, so in addition to making the post accessible, here's what the images are if they get removed again.
And if they do, remember that this is PUBLICLY-AVAILABLE INFORMATION, which means you can easily look it up yourself if you like. There is nothing private about what appears in the above images.
I HATE YOU SUPREME COURT!!!

Current Event for the week!
The U.S. Department of Veterans Affairs proposed (this October 2024) establishing a first-of-its-kind grant program aimed at increasing access to VA programs and benefits. The proposed program would fund entities that provide legal support to help Veterans and former service members access VA programs, improve their military discharge status or characterization of service, and seek a review of a military record before a board of correction for military or naval records.
The aim of this new program would be to increase access to VA programs and benefits — including compensation and pension, education, health care, loans, national cemetery matters, and VA character of discharge determinations.
VA and the Biden-Harris Administration are committed to ensuring every Veteran gets the care, benefits, and representation they deserve — a commitment that is a key pillar in President Biden’s Unity Agenda for the nation.
Get the full scoop here...
....and youth chat among your peers about this new program. What do you guys think and what else can the government do to support our veterans while they are training, in service and afterwards? Hit me up for questions or to run some ideas by me.......

How to Choose the Right Loan as a New Homeowner
Understanding Loan Types
The first step to choosing the right loan is knowing the types available to first-time homeowners. Each option comes with its own set of pros and cons that can impact your home-buying experience. Here are the most common first-time homeowner loan options you’ll encounter:
Conventional Loans
Conventional loans, which aren't backed by the government, are the most popular choice for homeowners. While they tend to have more stringent credit and down payment requirements, they offer flexibility in loan terms and conditions.
FHA Loans
Federal Housing Administration (FHA) loans are designed to help people with lower credit scores and smaller down payments enter the housing market. An FHA loan typically requires a down payment as low as 3.5%, which makes homeownership more accessible if saving up a large lump sum isn’t realistic.
VA Loans
If you’re a military veteran or an active-duty service member, VA loans are worth exploring. They require no down payment or private mortgage insurance, which means significant savings upfront and over time. You need to meet the specific eligibility criteria, and the home you’re buying must be your primary residence.
USDA Loans
The loans don’t require a down payment and come with low interest rates. However, income limits and location restrictions apply, so it’s important to check if you qualify based on where you plan to live.
Assessing Your Financial Situation
Before you jump into a loan, it’s important to get a good understanding of your financial situation. Take a look at your credit score, savings, and monthly budget. Lenders will weigh these factors heavily in determining what loan options you qualify for and what terms you’ll receive.
· Credit score: A higher credit score will generally get you better interest rates, especially for conventional loans.
· Down payment: Know how much you can comfortably save up without stretching yourself too thin.
· Debt-to-income ratio: Lenders will assess your current debts versus your income to see how much house you can afford.
Hidden Costs to Keep in Mind
Don’t forget about the extra costs that come with homeownership. Beyond your monthly mortgage payment, you’ll need to budget for property taxes, homeowners insurance, and possibly private mortgage insurance. Closing costs are also something to factor into your overall home-buying budget.
Getting Ready to Sign on the Dotted Line
After exploring the various loans for first-time homeowners, you’ll feel more equipped to select the best loan for your needs. By weighing the costs beyond the monthly mortgage, you’re setting yourself up for a smart investment that fits your future goals.
