Moving update
I'm grateful to the folks checking in on me and @crowtoed and thought I'd drop a quick update.
We're almost done putting all non-essentials in storage. The many bins are an investment in case we have to do this again. (I have already started researching shipping containers for an overseas move.) I'm going to buy storage unit insurance this week because I have more valuables stowed away than standard homeowners will cover.
My storage unit is almost the same size as the moving truck, which makes it easy to guage if I have to purge/store anything that won't fit. I'm going to hire the biggest trailer from upack.com when it's time to leave. The prices are amazing - less than $4k to move to Connecticut.
The Florida realtor (a condo expert) is viewing my place tomorrow, and with her advice, we'll start on final repairs/refreshes (this place is 23 years old, about when things like windows and tile get rather iffy). My mother graciously gifted me money to cover the majority of the fixes. This move would be a lot harder without her help.
Mom is also letting us stay short-term in her MiL suite a few towns over, so we can sell my condo asap. That means we don't have to worry about timing the purchase of the new house with closing on the old. Plus, I should have a few paychecks rent-free I can sock away / apply towards mutual aid.
We're hoping the condo sells by June or so. Once that happens, I'll use some of the funds towards old debt to nudge my credit rating ever closer to 800 (it's 778 rn, a multi-year project as I used to be in the 400s). Most of the rest of the money will be earmarked for a generous down payment on the new home.
We're still looking in Connecticut and have a realtor there as well. If it's possible, we can afford to fly up a few times to check out houses. The realtor told us our budget for what we want (1500sq ft or larger) is totally doable. The housing market there is weirdly reasonable.
Work is incredibly kind and has said if I need more than 2 weeks to move, I can take whatever time I need. I am fully remote now and blessed to be part of such a progressive company.
We still have some household and personal things to sell, but it's more out of "I no longer like/need this" than an urgent need for money. But thank you to everyone who has offered cash. It means so much to us to have such a strong safety net. If this happened even 5 years ago, we'd have been up shit creek.
Once we close on the new house, we'll drive up asap to move in. This is when we'll know our route and we'll connect with folks along it who have offered to be pitstops for us and the cats. The moving truck will meet us there in 5-7 business days after we leave Orlando.
My HRT Rx also got renewed for 6 months, and with my current stash + a little rationing, I shouldn't have any interruption with my shots, even if pharmacies start refusing me come July.
We're hoping to be all settled in the new home come October, but are dependant on the housing market. But we're stacking as many chips in our favor as we can.
Again, thank you, thank you to everyone who has reached out. I'll update again when something major changes.

Why You Need Gutter Cleaning and Gutter Guard Installation for Optimal Performance
Tumblr media
Your home is your sanctuary, and protecting it should be a top priority. One of the most critical yet often overlooked aspects of home maintenance is gutter care. Gutters are essential in directing rainwater away from your property, preventing water damage to your foundation and landscaping. But what happens when these vital systems become clogged with debris? The consequences can be severe. (Information Credit: Perfect Gutters FL)
Imagine coming home after a storm only to find pooling water around your house or, even worse—leaks inside! Regular gutter cleaning and gutter guard installation of gutter guards can spare you from these nightmarish scenarios. Today, we'll explore why maintaining perfect gutters in FL is crucial for safeguarding your investment and how you can achieve optimal performance with professional solutions tailored to meet the needs of homeowners in Orlando. Let's dive into the world of gutter cleaning and guard installation, ensuring that every drop flows where it should without compromising your peace of mind.
The Importance of Gutters in Protecting Your Home
Gutters are often the unsung heroes of home maintenance. They direct rainwater away from your roof and foundation, preventing potential damage that can lead to costly repairs.
When functioning correctly, gutters channel water safely down and away from critical areas of your property. This keeps basements dry and protects landscaping from erosion.
In Florida's unpredictable weather, heavy rains can strike at any moment. Without effective gutters, you risk flooding around your home or even structural issues over time.
Well-maintained gutters enhance curb appeal. Homebuyers look for signs of good upkeep during their search, making functional gutters an asset when it's time to sell.
Investing in gutter cleaning and repair in Orlando, ensures that these protective systems deliver optimal performance year-round. Your home's safety depends on its reliability!
What Happens When Gutters are clogged?
Clogged gutters can lead to a cascade of problems for your home. When debris accumulates, water can't flow freely. This blockage forces rainwater to spill over the sides.
Over time, this overflow can damage your siding and foundation. Water pooling near your home's base creates an ideal environment for mould growth.
Stagnant water in clogged gutters becomes a breeding ground for pests like mosquitoes and rodents. They thrive in damp environments, which could lead to infestations.
The weight of accumulated debris also poses risks. Heavy loads may bend or break gutter systems, leading to costly repairs.
Refrain from regular maintenance, putting your property at risk not just today but well into the future. Each drop of rain that fails to drain correctly adds up until it manifests as significant structural issues.
Benefits of Regular Gutter Cleaning
Regular gutter cleaning is essential for maintaining your home's integrity. Clogged gutters can lead to water overflow, which damages your roof and walls.
When leaves, twigs, and debris accumulate, they create blockages that prevent proper drainage. This can result in costly repairs down the line.
Frequent cleaning also helps to avoid pest infestations. Standing water attracts mosquitoes and other unwanted critters looking for a breeding ground.
Clean gutters enhance the overall appearance of your property. They contribute to curb appeal and show that you care about maintenance.
You'll find peace of mind knowing rainwater is being directed away from your foundation. Preventing soil erosion around your home protects its structural stability over time.
Investing a little time in regular gutter upkeep pays off significantly by reducing long-term repair costs and enhancing safety.
The Role of Gutter Guards in Maintaining Clean Gutters
Gutter guards serve as a protective barrier for your gutters. They keep leaves, twigs, and debris from clogging the system. This simple addition can save you time and effort in maintenance.
By filtering out unwanted materials, gutter guards allow water to flow freely. This enhances the overall efficiency of your drainage system. Proper installation ensures that rainwater is directed away from your foundation.
Using gutter guards reduces the frequency of cleaning sessions needed throughout the year. Homeowners can enjoy peace of mind knowing their gutters are working optimally without constant attention.
This becomes even more critical in areas prone to heavy rainfall, like Orlando, FL. Investing in quality gutter guard installation means fewer worries about leaks or overflow during storms. It's a proactive measure for long-term home protection against water damage and erosion.
Top Reasons to Invest in Gutter Guard Installation
Gutter guard installation is a wise investment for homeowners looking to protect their property. One of the top reasons is maintenance reduction. With guards, debris like leaves and twigs are kept out, making regular gutter cleaning much more accessible.
Another compelling reason is the prevention of water damage. When gutters function correctly, they channel rainwater away from your home's foundation, reducing the risk of flooding and structural issues.
Many gutter guards come with warranties that ensure durability over time. This means you can enjoy peace of mind knowing your system won't fail during heavy rainfall.
Cost-effectiveness plays a role as well. While there may be an upfront expense for installation, savings on repairs and cleaning services accumulate over time.
Investing in gutter guards enhances curb appeal by keeping gutters looking clean and functional year-round. A simple upgrade can significantly elevate your home's aesthetic charm.
DIY vs Professional Gutter Cleaning and Installation
Regarding gutter installation in Orlando, homeowners often choose between DIY efforts and hiring professionals. Tackling the job yourself can save money upfront. You grab a ladder some gloves, and get to work.
This approach can be risky. Climbing ladders poses dangers of falls or injuries. Plus, without proper tools or experience, you might miss critical spots in your gutters.
On the other hand, professional services offer expertise and efficiency. Trained technicians know how to handle various gutter types, like perfect gutters in FL, effortlessly.
They also have specialized tools that ensure thorough cleaning and precise installations. This means fewer headaches down the line from clogged systems or improper setups.
Weighing costs against safety is essential when deciding between DIY methods versus enlisting experts for gutter cleaning and installation.
Conclusion
Gutters are often overlooked, yet they are vital in protecting your home from water damage. Clogged gutters can lead to severe issues like roof leaks and foundation problems without proper maintenance. Regular gutter cleaning helps prevent these headaches while prolonging the lifespan of your gutter system.
Beyond cleaning, gutter guards offer extra protection by significantly reducing debris accumulation. This means less frequent cleanings and enhanced performance throughout the year.
Investing in gutter guard installation can save you time and money in the long run, providing peace of mind that your home is safeguarded against heavy rainfall expected in places like Orlando, FL.
When considering whether to tackle this as a DIY project or hire professionals for both cleaning and installation, it's crucial to weigh your options carefully. Professional services ensure thoroughness and safety—especially if you're uncomfortable working at heights.
Whether you're looking into maintaining perfect gutters or exploring average costs for gutter installations in Orlando FL, understanding the importance of these systems will help keep your property safe and sound for years to come. Prioritize regular upkeep with professional assistance when necessary to enjoy optimal performance from your gutters.

Essential Tips for Managing Florida Investment Properties Effectively
Managing Florida investment properties effectively requires a strategic approach. Start by understanding the local market trends and regulations to ensure compliance and maximize rental income. Screen tenants thoroughly to find reliable renters and maintain open communication to address any issues promptly. Regular property maintenance and timely repairs are crucial to preserving property value and ensuring tenant satisfaction. Implementing efficient financial tracking and budgeting practices will help manage expenses and optimize profitability.
Understanding the Market for Florida Investment Properties
To successfully invest in Florida investment properties, it's crucial to have a deep understanding of the local market. Research trends such as property values, rental rates, and neighborhood growth. Florida's diverse real estate market varies significantly between urban areas like Miami and Orlando and more rural regions. Analyzing local economic indicators and demographic data can help you identify high-potential areas for investment. By staying informed about market conditions, you can make strategic decisions that enhance the profitability of your Florida investment properties.
Key Factors to Consider When Buying Florida Investment Properties
When purchasing Florida investment properties, several factors should be top of mind. First, evaluate the location's potential for rental income and property appreciation. Proximity to amenities, schools, and transportation can impact demand and rental rates. Additionally, assess the condition of the property and any potential repair or renovation costs. It's also important to understand local zoning laws and property management regulations. Thorough due diligence will help you select the right Florida investment properties that align with your investment goals.
Financing Options for Florida Investment Properties
Securing financing is a critical step in acquiring Florida investment properties. Explore various options, including conventional mortgages, private lenders, and real estate investment trusts (REITs). Consider factors such as interest rates, down payment requirements, and loan terms. It's also beneficial to have a solid credit score and financial history to improve your chances of obtaining favorable loan conditions. Understanding your financing options can help you manage cash flow and maximize returns on your Florida investment properties.
Effective Property Management for Florida Investment Properties
Effective property management is key to the success of Florida investment properties. This involves handling tenant relations, maintaining the property, and managing finances. Establish clear lease agreements and conduct regular property inspections to ensure tenant compliance and property upkeep. Implementing a robust system for rent collection and maintenance requests can streamline operations and enhance tenant satisfaction. For those who prefer a hands-off approach, hiring a local property management company can provide expertise and efficiency in managing your Florida investment properties.
Legal Considerations for Florida Investment Properties
Navigating the legal landscape is essential when dealing with Florida investment properties. Familiarize yourself with Florida's landlord-tenant laws, which cover aspects like security deposits, eviction processes, and lease agreements. Compliance with local ordinances and state regulations is crucial to avoid legal disputes and fines. Additionally, consider consulting with a real estate attorney to ensure that all contracts and transactions are legally sound. Understanding your legal obligations and rights will help protect your investment and ensure smooth management of your Florida investment properties.
Tax Implications of Florida Investment Properties
Investing in Florida investment properties comes with various tax implications. Familiarize yourself with federal and state tax laws related to rental income, property depreciation, and potential deductions. Florida does not have a state income tax, which can be advantageous for investors. However, it's important to understand how property taxes and other local taxes might impact your overall profitability. Consulting with a tax professional can help you optimize your tax strategy and ensure compliance with tax regulations related to your Florida investment properties.
Future Trends in Florida Investment Properties
Keeping an eye on future trends can give you a competitive edge in Florida investment properties. Emerging trends such as remote work, sustainable living, and technological advancements are shaping the real estate market. For instance, properties with smart home features or those located in desirable lifestyle communities may attract higher demand. Staying informed about these trends can help you make proactive investment decisions and adapt your strategy to capitalize on new opportunities in the Florida real estate market.
conclusion
Effectively managing Florida investment properties involves a combination of market knowledge, proactive maintenance, and sound financial practices. By understanding local market trends and tenant needs, you can make informed decisions that boost profitability. Regular property upkeep and efficient communication with tenants are key to maintaining high occupancy rates and satisfaction. Additionally, implementing robust financial management and considering professional property management services can streamline operations. By following these essential tips, you can maximize the success of your Florida investment properties and achieve your investment goals with confidence.

Prime Locations for Investment Property for Sale
Prime locations for investment property for sale offer unparalleled opportunities for significant returns and long-term value. Urban centers with strong job markets, such as New York, Los Angeles, and Miami, attract a steady stream of tenants, ensuring high occupancy rates. Coastal cities and tourist hotspots like Orlando and Las Vegas provide lucrative vacation rental prospects. Emerging markets with rapid economic growth, such as Austin and Nashville, promise substantial property appreciation. Additionally, areas with top-rated schools and amenities appeal to families, guaranteeing stable rental demand. Identifying these prime locations allows investors to capitalize on favorable market conditions, ensuring a profitable and secure investment in real estate.
Identifying the Best Markets for Investment Property for Sale
When seeking investment property for sale, it's crucial to identify markets with strong growth potential. Look for cities with robust job markets, population growth, and economic stability. Places like Austin, Texas, and Raleigh, North Carolina, have shown consistent demand for housing, making them excellent choices for property investment. These markets often offer favorable rental yields and potential for appreciation, ensuring a solid return on investment.
Evaluating the Condition of Investment Property for Sale
Before purchasing investment property for sale, thoroughly evaluate its condition. Inspect the property for structural integrity, necessary repairs, and overall maintenance. Properties in good condition require less upfront investment in renovations and can generate rental income more quickly. Additionally, well-maintained properties are more attractive to tenants, ensuring higher occupancy rates and consistent cash flow.
Financing Options for Investment Property for Sale
Securing financing for investment property for sale can be different from financing a primary residence. Investors have various options, including conventional loans, hard money loans, and private financing. Understanding the pros and cons of each financing method helps in selecting the best option to maximize return on investment. It’s also beneficial to have a strong credit score and a substantial down payment to secure favorable loan terms.
Analyzing the Rental Income Potential of Investment Property for Sale
A key factor in choosing investment property for sale is its rental income potential. Analyze the local rental market, average rental rates, and vacancy rates to estimate potential income. Consider properties in high-demand areas with low vacancy rates and stable rental prices. Additionally, look at the property's features, such as number of bedrooms, amenities, and proximity to schools or business districts, which can influence rental demand and income.
Understanding the Legal Aspects of Investment Property for Sale
Investing in property involves understanding various legal aspects. This includes zoning laws, property taxes, landlord-tenant laws, and building codes. It’s essential to conduct due diligence to ensure the investment property for sale complies with all local regulations. Consulting with a real estate attorney or a professional familiar with local real estate laws can prevent legal issues and protect your investment.
Leveraging Property Management for Investment Property for Sale
Effective property management is vital for the success of any investment property for sale. Consider whether you will manage the property yourself or hire a professional property management company. Professional managers can handle tenant screening, rent collection, maintenance, and legal compliance, freeing up your time and ensuring the property is well-maintained. This can lead to higher tenant satisfaction, reduced vacancy rates, and consistent rental income.
Forecasting Long-Term Appreciation of Investment Property for Sale
When evaluating investment property for sale, consider its long-term appreciation potential. Research historical property value trends in the area and future development plans that could impact property values. Locations with planned infrastructure improvements, new business developments, and community enhancements are likely to see property value increases. Investing in such areas can lead to substantial appreciation over time, adding to the overall profitability of your investment.
Conclusion
Identifying prime locations for investment property for sale is crucial for maximizing returns and ensuring long-term value. Urban centers with robust job markets, coastal cities with high tourist traffic, and emerging markets with rapid growth present excellent opportunities. Additionally, areas with top-rated schools and desirable amenities attract stable, long-term tenants. Thoroughly researching these prime locations and understanding local market dynamics can lead to lucrative investment decisions. By focusing on areas with strong demand, favorable economic conditions, and potential for property appreciation, investors can secure profitable and sustainable real estate investments, ultimately achieving their financial goals and building a successful property portfolio.

Investment Property Loans: A Comprehensive Guide
Investing in property is a popular way to build wealth and generate passive income. One of the key components of this strategy is securing an investment property loan Hard Money Orlando. These loans are specifically designed to finance the purchase of properties intended for rental income or long-term investment. Understanding the nuances of these loans can help investors make informed decisions and maximize their returns.
Types of Investment Property Loans
Conventional Loans:
These are traditional mortgage loans offered by banks and mortgage lenders. They typically require a higher credit score and a substantial down payment, often around 20-30% of the property’s purchase price. Interest rates for conventional loans can be competitive, but they are usually higher than those for owner-occupied homes due to the increased risk associated with investment properties.
Government-Backed Loans:
While FHA, VA, and USDA loans are primarily designed for owner-occupied properties, some programs may allow for purchasing multi-unit properties if the borrower lives in one of the units. This can be a strategic way to get started in property investment with lower down payment requirements and more favorable terms.
Portfolio Loans:
These loans are held by the lender rather than being sold on the secondary market. They offer more flexibility in terms of qualification criteria and loan terms. Portfolio lenders may consider the overall investment strategy and the potential rental income of the property, making it easier for investors with less-than-perfect credit or unique financial situations to secure financing.
Commercial Loans:
For larger investment properties, such as apartment buildings or commercial real estate, investors may need a commercial loan. These loans are based on the projected income of the property and the investor’s business plan. They often require a significant down payment and have shorter terms, typically 5 to 20 years.
Hard Money Loans:
These are short-term loans provided by private investors or companies. They are asset-based, meaning the property itself serves as collateral. Hard money loans are easier to obtain and have faster approval processes, but they come with higher interest rates and fees. They are commonly used for fix-and-flip projects where quick funding is essential.
Factors to Consider
When evaluating investment property loans, consider the following factors:
Interest Rates and Fees: Higher interest rates and fees can significantly impact the profitability of an investment. Shop around and compare different lenders to find the best terms.
Down Payment Requirements: Higher down payments reduce the lender's risk but require more upfront capital. Ensure you have sufficient funds for both the down payment and any immediate property repairs or improvements.
Loan Terms: The length of the loan affects monthly payments and the overall cost of borrowing. Longer terms typically have lower monthly payments but higher total interest costs.
Property Cash Flow: Calculate the expected rental income and subtract operating expenses to determine the property's cash flow. Ensure that the property will generate sufficient income to cover loan payments and provide a reasonable return on investment.
Conclusion
Securing an investment property loan Hard Money Orlando  is a critical step in real estate investment. By understanding the different types of loans available and carefully evaluating the terms and conditions, investors can choose the best financing option for their needs. Properly leveraged, investment property loans can help build a robust real estate portfolio and pave the way to financial independence.

Orlando is one of the most popular tourist destinations in the United States, drawing over 75 million visitors per year. But for the 2.6 million residents who call Orlando home, day-to-day life involves more than just trips to Disney World or Universal Studios. An important consideration for locals is finding affordable car insurance to protect their vehicles on Orlando's busy streets. Auto insurance rates in Orlando can vary widely depending on your age, driving record, credit score, vehicle type, and other factors. On average, drivers in Orlando pay around $1,800 per year for full coverage car insurance. However, drivers with excellent credit and clean driving histories often pay 25% less. This comprehensive guide will explain everything you need to know about getting car insurance quotes in Orlando, including: How insurance rates are determined Recommended coverage types and limits Ways to save on your Orlando premiums A list of the top insurers in the local market Expert tips for comparing quotes and choosing a provider Armed with the right information, Orlando drivers can feel confident they are getting the best rates and coverage to meet their needs. How Car Insurance Rates Are Calculated in Orlando Insurance companies use a variety of factors to determine your risk profile and customize your auto policy premium. Here are some of the top criteria they evaluate: Driving and Credit History Your driving record and credit-based insurance score are two of the biggest factors impacting premiums. Insurance providers look back 3-5 years at: Traffic violations like speeding or DUIs At-fault accidents Lapses in insurance coverage Maintaining a clean driving record with no accidents or tickets can save you hundreds per year in Orlando. Your credit history is also important, as insurers have found a correlation between credit scores and claim risk. Drivers with Very Good or Excellent credit tend to file fewer claims. Age and Gender Insurers charge higher rates for teen drivers under 20, as they are statistically more likely to get in accidents. Rates start decreasing around age 25 when drivers have more experience. Gender is also a factor, with young male drivers generally paying more than females due to higher risk. Location Where you live, park your car, and drive can influence premiums. Urban areas like downtown Orlando tend to have higher rates due to more accidents, thefts, vandalism, and uninsured motorists. Suburbs and rural ZIP codes outside the city center often enjoy lower premiums. Vehicle Use Do you use your car for pleasure only or long work commutes? Mileage is a pricing factor, as insurance actuaries can correlate higher miles driven with more accidents. Commuters and business use will raise rates. Vehicle Type Insurers assign a class rating to all vehicles based on repair costs, safety features, accident rates, and theft frequency. Sports cars, luxury brands, and large SUVs generally fall into higher insurance groups that cost more to insure. Coverages and Deductibles The specific insurance coverages, limits, and deductibles you select impact pricing significantly. Minimum liability limits are cheaper, while higher amounts cost more but provide better protection. Higher deductibles also reduce premiums. Now that you understand how car insurance rates are determined, let's look at how Orlando drivers can start collecting quotes and finding savings. Comparing Car Insurance Quotes in Orlando Shopping around and comparing quotes from multiple insurers is the only way to find the best car insurance rates in Orlando. Rates can vary by hundreds of dollars between different providers for the exact same coverage. There are a few ways Orlando drivers can collects quotes for comparison: Getting Quotes Online The easiest way to compare multiple auto insurance rates is by visiting company websites or using quote comparison sites. You can get customized Orlando quotes in minutes without even picking up the phone.
Online quotes are quick and convenient, allowing you to easily view premium estimates from national insurers like Geico, Progressive, Allstate, and more. Comparison sites like TheZebra.com let you enter your details once and receive rate estimates from over 15 providers. Working with Independent Agents An independent insurance agent shops rates with multiple carriers on your behalf. They can provide quotes from large national companies as well as smaller regional and local insurers. Independent agents offer expert guidance to help you pick the right coverages. Calling Individual Insurers You can call insurers directly to speak with an agent and request a rate quote. This traditional method is time consuming, requiring you to call each company individually. However, some drivers prefer the personalized service of talking to an agent. No matter how you choose to get Orlando insurance quotes, be sure to compare the same coverages between providers for an apples-to-apples comparison. Important Quote Factors When obtaining car insurance quotes in Orlando, having the following information handy will ensure you get accurate rate estimates: Full name, date of birth, address for all drivers Driver's license numbers and marital status VIN numbers of all vehicles to be insured Current mileage estimates and usage Desired coverage limits and deductibles Make, model, year of all cars Current insurer and policy number Getting multiple quotes with this required info allows for true comparison shopping. Make sure you are comfortable with the provider, coverage options, customer service and price before choosing a car insurance policy. How Much Car Insurance Do You Need in Orlando? Florida has relatively low minimum insurance requirements compared to other states. But experts strongly recommend purchasing more than just the minimum liability coverage. Here are the current Florida minimums along with recommended limits: CoverageFlorida MinimumRecommendedBodily Injury Liability$10,000 per person, $20,000 per accident$100,000 per person, $300,000 per accidentProperty Damage Liability$10,000 per accident$100,000 per accidentPersonal Injury Protection$10,000$10,000Uninsured Motorist Bodily InjuryNot Required$100,000 per person, $300,000 per accidentComprehensiveNot RequiredYes, with $500 deductibleCollisionNot RequiredYes, with $500-$1,000 deductible Liability coverage protects you if you cause an accident resulting in injuries or property damage. Florida has very low minimums, but experts recommend $100,000/$300,000 to fully protect your assets. Collision and comprehensive cover damage to your own vehicle from collisions, theft, vandalism, weather, etc. They are not required but highly recommended. PIP covers medical expenses for you and your passengers after an accident, regardless of fault. $10,000 is the minimum and also the maximum required in Florida. Uninsured motorist coverage is also not required but protects you if you're hit by a driver with no insurance. Choosing lower liability limits or eliminating collision/comprehensive to save money can be risky for Orlando drivers. Make sure you feel comfortable with your selected coverage amounts before purchasing a policy. Finding the Cheapest Car Insurance Companies in Orlando While every driver's situation is different, these insurers tend to offer the lowest average rates in Orlando currently: Geico Progressive State Farm Allstate Travelers However, the cheapest company for you can vary based on your age, vehicle, driving history and other factors. That's why getting multiple quotes is so important. Let's look at some of the ways Orlando drivers may be able to save on their car insurance: Maintain good credit - Drivers with a credit score over 760 save an average of 61% compared to those under 600. Ask about discounts - Take advantage of any company discounts like safe driver, low mileage, multi-po
licy, etc. Raise deductibles - Increasing deductibles from $500 to $1000 could reduce premiums 15-30%. Compare quotes frequently - Shop rates from new providers every 6 months as prices change. Limit teen drivers - Ask about restrictions to minimize premium hikes for teen/college students. Inquire about usage-based options - Some companies offer discounts for driving safely and minimally.
Have you thought about driving for Uber?
I decided to speak on my experience as an uber driver this morning. Ummm.... I am no longer an Uber driver lol. In my experience, its a false sense of entrepreneurship and they have their drivers by a chokehold. You as a driver need to literally chase your money and at the expense of YOUR vehicle. The Uber vets say that they used to get paid 80% of the rider’s fee, that has since dropped wayyyy lower. I started Uber in October of 2022 in Orlando Florida, the percentage now, is 55%. A lousy 55% portion goes to the driver, that means Uber is taking 45%!!! Now people might say that in exchange you can “be your own boss”, but are you really your own boss if the company can decide to suspend or de-activate your account? I don’t think so. I am not here to job shame or discourage anyone, make your money the best way you can. What I am saying, is to have an exit plan. Don’t get sucked into the rat race. Do not quit your full time or even part time job to do Uber. Once you notice how expensive it is to fill up on gas daily and get oil changes frequently, you might end up regretting it. If you have a credit card or repair that you need to pay, then I would say Uber or Uber eats would be fine as a side gig or weekend job.

Bloomfield Hill Home Buyers f
Loan Level Pricing Adjustments (LLPA) that are hitting the mortgage business in the spring of 2023. This is a serious concer for home buyers. Here is some background: One of the reasons this country has such a great ownership rate is that we generally have low interest rates for home loans. A reason for that is the standardization of loans by some giant pseudo-government entities, primarily FannieMae and FreddieMac. About 80% of home loans meet standard guidelines, and it allows for simple exchange of loans by institutional investors. Loans that conform to these standards are referred to as "conforming loans". Again, this is nearly 80% of home loans. As you probably know, not everyone gets the same rate when they buy a home. That is because of the LLPA. These adjustments compensate for variations in each loan, the size of the loan, the type of home, what the home is used for, the credit score of the borrowers, the occupancy of the home, and even the location location of the home. This standardization is normally great. However, when these large groups changes their standards every few years, it impacts a lot of buyers. The LLPA changes for 2023 are quite significant. Here are four examples of the negative impacts: 1 Pricing will now be impacted by a buyer's total Debt To Income ratio. (DTI) If a buyer's total monthly debt payment is above 40% they will face a pricing hit. There is a lot of concern that this will lead to additional difficulties in getting loans through underwriting, because it is a whole new measurement.? 2 For the last ~30 years if a buyer's credit score was above 740 they basically had access to the best pricing. The vast majority of buyers in our office have had scores above 740. Now a buyer needs to have a 780 to get to the best pricing level.? 3 Refinancing will reportedly be significantly more expensive than a purchase loan.? 4 There are now situations where it makes sense for a 20% down buyer to actually just use 19% down and pay Private Mortgage Insurance, because of the interaction between downpayment adjustments and Private Mortgage Insurance (PMI) pricing.?? Here are three positives: 1 Pricing for lower credit scores has improved. For example, 640 to 660 scores have reduced penalties.? 2 ?Many 3% down loans have gotten better pricing. 3 There are now situations where the buyers have?qualifying incomes equal to or less than 100% of the area will not be subject to the new adjustments. A really useful chart of the impacts is here:?https://www.mortgagenewsdaily.com/news/01192023-big-llpa-changes Full details:?https://singlefamily.fanniemae.com/media/9391/display The bottom line here is that mortgage approval criteria have changed. If you have a preapproval from the first quarter of before, you need to go back to them and get an update. Thanks for stopping by and good luck with your home purchase.
