2023 Cost vs. Value Report: 5 Best and 5 Worst Home Renovations ROI in the Los Angeles area
When it comes to home renovations, it's important to consider not only the immediate benefits of the project but also its potential resale value. The annual Cost vs. Value Report by Remodeling magazine analyzes the average cost of various renovation projects and estimates their potential return on investment (ROI) in the current housing market. In the Pacific region of the US, Los Angeles is a particularly popular area for home renovations. Let's take a look at the top 5 home renovation projects with the highest recuperation rate and the bottom 5 with the lowest recoup rate in the Los Angeles, CA area according to the 2023 Report. Some of these projects may be confirmation of what you know and some may shock you. If you have questions about a Huntington Beach home renovation call me.
Top 5 renovation projects with the highest recoup rate:
Manufactured stone veneer: The project involves replacing the existing vinyl siding on the bottom third of the street-facing facade of the house with manufactured stone veneer. The average cost of the project is $12,989, and it has an estimated ROI of 109.8%.
garage door replacement: This project involves replacing an existing garage door with a new four-section garage door with heavy-duty galvanized steel tracks. The average cost of the project is $3,776, and it has an estimated ROI of 107.3%.
Entry door replacement (steel): this project involves replacing an existing entry door with a new 20-gauge steel entry door with clear dual-pane half-glass panel, jambs, and an aluminum threshold with composite stop. The average cost of the project is $1,981, and it has an estimated ROI of 94.5%.
Minor kitchen remodel: This project involves replacing cabinet fronts with shaker-style wood panels and drawer fronts, installing new hardware, replacing laminate countertops with new ones, and installing a new stainless steel sink and faucet. The average cost of the project is $27,772, and it has an estimated ROI of 88.4%.
Siding replacement (vinyl): this project involves replacing the existing siding with new foam-backed insulated vinyl siding, including all trim. The average cost of the project is $18,929, and it has an estimated ROI of 84.9%.
Bottom 5 renovation projects with the lowest recoup rate:
Backup Power Generator: This project involves installing a new standby generator to provide backup power during outages. The average cost of the project is $17,500, and it has an estimated ROI of 41.6%.
Home office remodel: This project involves converting a spare bedroom into a home office with custom cabinets, a laminate desktop, and recessed overhead lighting. The average cost of the project is $38,582, and it has an estimated ROI of 43.5%.
Sunroom Addition: This project involves adding a 200-square-foot sunroom with a new foundation and footings, vinyl windows with insulated glass, and a sliding door. The average cost of the project is $113,238, and it has an estimated ROI of 47.4%.
Major kitchen remodel: This project involves gutting the kitchen and replacing everything, including cabinets, countertops, appliances, flooring, and lighting. The average cost of the project is $81,700, and it has an estimated ROI of 47.5%.
Bathroom Addition: This project involves adding a new 6-by-8-foot bathroom to an existing space, including a fiberglass shower with a glass enclosure, a toilet, and a vanity with a solid-surface countertop. The average cost of the project is $49,782, and it has an estimated ROI of 52.4%.
When planning a home renovation project in the Los Angeles, CA area, it's important to consider not only your personal preferences and needs but also the potential resale value of the project. As seen in the 2023 Cost vs. Value Report, certain projects tend to recoup a higher percentage of their cost than others. This doesn't mean that you should always choose the highest recoup rate projects, as personal preference, location, and other factors may also come into play.
However, it's always a good idea to weigh the potential return on investment against the upfront cost when deciding on a renovation project. It's also important to keep in mind that the cost and ROI estimates provided in the report are just averages, and your actual cost and ROI may vary depending on factors such as the size of your home, the quality of materials used, and the contractor you hire.
Therefore, it's always a good idea to get multiple quotes from licensed and experienced contractors and to do your research before making a decision. With careful planning and execution, a home renovation project can not only improve your living space but also add value to your home.
Also don't forget to call me for what your Huntington Beach home value is to see if it makes sense to sell now with these upgrades and remodels.

I read on your blog that you had an open bite and fixed it with braces. Can you talk more about it? Like the cost, duration, results etc
I have an (anterior) open bite but I can’t fix it bc it costs too much & i’m a uni student🥲. It’s one of my biggest insecurities bc it affects my smile, mouth area, jawline etc. Hopefully one day 🙈
I didn’t have an open bite—I had an overbite and a narrow palate, a little snaggletooth and very minor crowding, and quite bad TMD. My overbite gave me the appearance of a thin upper lip and over-stretched philtrum, I had visible dark corridors on either side of my mouth due to my narrow arch, and my chin appeared a little recessed and my jaw very soft and undefined. I also suffered from pretty severe pain.
I went to an orthodontic surgeon who owns a practice in a medium-sized city in the Midlands—I’m very happy to recommend him if you’re in the UK, just send me a private message. I’d researched a lot before finally settling on an orthodontist, and what I liked about this gentleman was how experienced he was and yet still at the very forefront of orthodontic research. He and I also got along extremely well from the start, and I trusted him and liked the result photos of his previous cases.
My treatment lasted 18 months in total. My first appointment was very informal, and mostly involved discussing my aesthetic and medical aims—the second appointment, a week later, was much more diagnostic. I had x-rays and measurements taken, several 3D models, impressions, and result mock-ups drawn up, and was given a drafted report and an estimation of costs. I was also fitted with a Kois deprogrammer at this appointment, and booked in for another appointment in a month’s time, to assess the results and finalise the report and estimations. At that next appointment, I had the deprogrammer removed and a palate expander fitted. Because of my age and development point, my palate expander was assisted with mini-implants—I didn’t need a full surgical fitting, but I was too far down the line for tooth-borne expanders. I was given pain medication, instructions on how and when to turn the screw, and a detailed guide as to how to keep my mouth clean for the next 6 months.
I wore the palate expander for 6 months, and had a pretty prominent gap between my front teeth by the time I was finished. It was uncomfortable at times, and I had to be really diligent about cleaning, but it wasn’t that bad. I did it over the summer vacation, and stayed in the UK to make my regular check-ups and monthly hygienist appointments. The palatal expansion actually happened very quickly, but then the expander had to stay in for a while so that my teeth and jaw could settle into place. Once it was finished, I had metal braces fitted to my teeth—I had lingual braces at the front of my upper arch, and self-litigating braces everywhere else. This mixing and matching is a slightly unorthodox approach, but it meant that not only were my braces slightly less noticeable, but it allowed my narrow back and bottom teeth to be tilted outwards, whilst my front overbite was pulled back inwards. I wore my braces for 12 months, and had monthly check-ups and cleanings. Again, it took a little adjustment at first, but the pain subsided very quickly. A little wax, plus my Waterpik and interdental brushes, were really lifesavers during this time!
When I had my braces removed, my dentist reassessed my bite again with another Kois deprogrammer. I had occlusal equilibration to perfect my bite and relieve my TMD, and a bonded retainer fitted which will stay there until I’m 25—at which point, it will be removed and I’ll switch to a removable retainer. I was fitted with a night guard as a precaution against bruxism, too, but I decided against any sort of veneers or composite bonding, because I wanted a very natural and charming look—though I did have a very small amount of gum contouring. I also had a tiny amount of masseter Botox to relieve the last of my bruxism and correct a very slight jaw asymmetry, and my teeth whitened in-clinic 6 weeks after my braces were removed.
Now, let’s talk about price. I had my teeth done by an excellent but very charitable dentist in a reasonably cheap area of the UK, and paid £5500 total for my entire treatment. This was split between an initial payment of £1500 and then monthly payments that averaged between £100–£150 depending on what my appointments had involved. I was a student at the time, and couldn’t have afforded to pay for the whole thing in one go, but the practice had a good financing scheme with 0% interest, and this is something that I would recommend for those in a similar situation to me. I usually avoid monthly repayments like the plague, but I think there’s a huge difference between repaying for a car or something like Klarna, and paying for something like orthodontics. I have no regrets regarding the cost and financing of my treatment, and I consider every penny to be well-spent.
Finally: my results. I’m going to pull from my report here, so please do excuse the overly scientific language. Nobody has ever really commented on my results, because I didn’t have crooked teeth to begin with, but the before and after photos are quite astonishing. My jaw is still soft, but in a defined way—I was never meant to have an especially angular jaw, but now I have a smooth defined curve. My chin is balanced with the rest of my face, though it is still ever so slightly recessed, and I’ve chosen not to fix that because I actually like it—I think it’s quite gentle and feminine on me. The assymetry in my jaw, cheekbones, and even eyes is gone, my lips appear fuller and my philtrum is significantly shorter, and my face is far less flat and more dimensional, with a fuller and shorter midface region. I will say that having my teeth fixed meant that my nose looked even more crooked and large than before, because it was suddenly in such stark contrast to the rest of my face, but I don’t regret the order in which I had my treatments, because I felt (and my rhinoplasty surgeon agreed) that having my jaw and bite fixed prior to my nose meant that I avoided having my teeth shift my nose out of joint post-surgery, and having my septum fixed meant that the results of my orthodontic treatment wouldn’t be reversed or impacted in any way by mouth-breathing at night. The two were really very symbiotic, and that’s why I’d always intended to have them fixed in quick succession—and I’ve no doubt at all that, once the swelling in my nose has gone down, I’ll be exceptionally pleased with the results of everything.

Smile Designing Treatment in India
Smile Design Procedures in India: Improving Confidence and Changing Smiles
BEST DENTIST IN INDIA
In order to produce the ideal grin that accentuates a person's facial features, smile designing is an art and science that blends cosmetic dentistry, dermatology, and sometimes even plastic surgery. Dental clinics like FMS International Dental Center provide top-notch treatments with the latest equipment and highly qualified staff, since India has transformed into a global center for cosmetic dentistry. Let's explore how smile design procedures in India are improving confidence and changing smiles.
What is Smile Designing?
Smile design utilizes an overall approach that incorporates the gums, lips, jaw lines, and other facial features in addition to improving the appearance of teeth. The objective is to create a smile that blends well with the person's face, occupation, and personality. The procedures, which are all tailored to produce a natural yet beautiful result, usually involve tooth whitening, veneers, computerized smile designing, and more involved operations.
Important Smile Design Steps
Digital Smile Designing (DSD): Before receiving treatment, patients can see how their smile will change thanks to this cutting-edge technology. Cosmetic dentists can build a personalized smile and produce a mock-up to show patients what their final smile will look like by using sophisticated digital tools. This guarantees that the patient's expectations and the intended result are met by the treatment.
Veneers are delicate layers of composite resin or porcelain placed to the teeth, which are one of the most used smile design activities. They are used to fix issues like flaws, discoloration, and uneven teeth. With just a little tooth preparation, veneers may significantly improve the overall size, shape, and color of your teeth, giving you the ideal smile.
Teeth Whitening: The aim of the process of teeth whitening is to make teeth whiter and remove stains, giving patients a beautiful smile. This process can turn a lifeless grin into a radiant one in a single session, whether it involves laser therapy or whitening gels.
Gum Contouring and Gum Depigmentation: Often, the gums play a significant role in the appearance of a smile. Gum contouring is used to reshape the gums to achieve a more aesthetically pleasing smile. Gum depigmentation, on the other hand, is a procedure aimed at lightening dark or unevenly colored gums, offering a more balanced and appealing appearance.
Facial Aesthetic Procedures: To complement the smile design, many cosmetic dentists collaborate with dermatologists to offer lip enhancement, jawline contouring, and other facial aesthetic treatments. Lip fillers, Botox, and laser treatments can correct imperfections around the lips and face, adding to the overall beauty of the smile.
Orthognathic Surgery: In some cases, a smile makeover may involve jaw surgery to correct misalignments, which not only improves the appearance of the smile but also helps in improving bite functionality and facial symmetry.
Why Choose India for Smile Designing?
India has become a top destination for smile design treatments due to several factors:
