Elephant grass stores four times as much CO2 as a forest. This company therefore wants to plant it on all wasteland.

A little-known grass may be the answer to the problems with CO2 compensation: applicable locally and everywhere. The company Vibers therefore wants to plant it on all pieces of waste ground in the Netherlands.
Farmers, citizens and builders can use elephant grass [1] to become more sustainable. The plant absorbs four times as much CO2as trees. It also contains cellulose and therefore can be used as a filler in all kinds of products. The Dutch company Vibers[2] wants to expand the planting of this elephant grass on waste ground and thus remove CO2from the air.
It all started on a piece of land in Charlois, a neighbourhood of the Dutch city of Rotterdam that is located on the south bank of the Meuse River. There was a piece of land belonging to a housing corporation, where there used to be houses, but now nothing happened with it. Jan Govert van Gilst, founder of Vibers, planted its first hectare of elephant grass there. For research and development, to see what could be done with it. But also to show that we can make much better use of waste ground in the Netherlands.
Rainforest and palm oil
Van Gilst said goodbye to his well-paid ICT job in 2010. His goal? Making the world a little better. This wish arose after he saw the impact of humans on the environment in Borneo. “Everywhere vast areas of rainforest were being demolished for palm oil plantations. The beaches were awash in a sea of plastic waste. I realized that the damage was due to the demand for stuff we have in the west.”
At that time, sustainability did not really exist, but Van Gilst was already working on it. In 2011, the province of South Holland organized a competition: what can we do with the vacant industrial estates? Van Gilst had the idea to grow raw materials on those empty areas. At first he thought of growing bamboo on building sites, for co-firing in coal plants, but that required too many special machines for the harvest. The agricultural experts at Wageningen[3], whom Van Gilst contacted at the time, had a perfect alternative: elephant grass.
What is Elephant Grass?
Elephant grass is an old plant that has been used in many places and ways. It is a crop of several meters high, with leaves around a thick stem. It ensures good water management of the soil. Therefore (Dutch) farmers used to and still use it on their land. Not only does it retain a lot of water in the soil, it is also good for biodiversity, because insects find shelter under the leaves. And it has unexpected applications: at Schiphol, for example, there is elephant grass to keep the geese away from the aircraft engines. And it is used as biomass: raw material for combustion, generating electricity with its heat.
But Vibers does something different. The company first produced paper, then bio-concrete and finally bioplastics. As the name suggests, Van Gilst and his five colleagues make fibres from the grass. Fibres that can be as large and above all as small as necessary. The fibres of the grass can be made up to fifty micrometres through a process for which Van Gilst has a patent. With those small fibres, the material can serve as a filler in all kinds of products.
As in paper, which means fewer freshly felled trees are needed. Vibers had that paper made at the oldest paper factory in the Netherlands. “When I first started, I immediately ordered two tons of the elephant grass paper. I had to keep that at home. My wife was less happy about that," he says with a smile. Van Gilst started a web shop, Urgenda[4]boss Marjan Minnesma tweeted about this environmentally friendly paper and that's how the ball started rolling.
Bioplastic and concrete
Paper and cardboard are still an important market for elephant grass fibres. But now it is also in (bio) plastic, and in concrete. As a means of filling the empty space, elephant grass is well suited. The company delivers bioplastic granulate and film. Although it is impossible to make plastic entirely from elephant grass, one needs less expensive and environmentally polluting raw materials by replacing part of it with elephant grass. Vibers bio-concrete is available as a mix for outdoor applications in the public space like street furniture, tiles, architectural designs and bases for various uses. Additionally, those products then become 'carbon sinks': material in which CO2 is stored.
Because that's where the grass excels: according to Van Gilst, it stores four times more CO2 per hectare than a forest. Every year, 30 tons of CO2 per hectare disappears from the air in the plant. And that makes it an excellent way to offset CO2 emissions. Such compensation is popular[5], but much is unclear. Many projects to plant trees for compensation take place around the equator, where the growth rate is faster. But there is often no real control that the planted trees remain for decades to really retain the CO2.
In contrast, the elephant grass is grown in the Netherlands, where Vibers strictly monitors its management. Incidentally, they do not always do this themselves; Vibers focuses on waste ground, mostly with farmers. By using this unused land for CO2storage, everyone wins: the farmer can earn money from CO2compensation and from the sale of the grass. Vibers wins by supplying the fibres to (local) companies. And those companies are more environmentally friendly because they use elephant grass as a filler.
Local and responsible
It is no coincidence that the entire chain fits so beautifully. “Local is important to us. And the grass must always be on wasteland, there is no discussion about that. I do not want to lose agricultural land to CO2 compensation.” By arranging everything locally, Van Gilst had an advantage in corona time. “While ships from Asia delayed, we were able to continue. This proves the advantage of local chains.” This also means that he will not soon be exporting the grass fibres to cheap factories in China to make bioplastic there. “That would be easier, but I don't want that. Of course one can copy this local idea and introduce it in other countries.”
Actually, there is still a missing link in the entire chain: the party that needs CO2 compensation. If the farmer grows elephant grass as a CO2 bank, then there must also be a party that emits the CO2 and wants to compensate. “We hope that the Dutch industry will become increasingly interested in this. And the consumer too, by the way: they can then compensate for their own behaviour locally.” Van Gilst expects that compensation will become more popular if new rules and taxes for CO2 emissions are introduced. The farmer can of course also compensate the emissions of his own farm - something that is topical again after the latest advice from the PBL[6].
Vibers already has access to about 100 hectares of grass throughout the Netherlands. That should quickly become 1000 hectares. “That is ambitious, but achievable. The value of CO2 is increasing, so it will become an attractive choice for more and more farmers and companies.”If that is the case, a large part of the Netherlands will soon be full of elephant grass. That wouldn't be a bad thing for the climate.

I may have figured out how to post pictures on the blog.  I went shopping got three bags of rock salt (a rare commodity these day) and a cheap TV, Preferred IT Solutions installed my new phone system Thursday, my hat's off to John and his crew.  They got my phone bill cut in half and quadrupled my internet speed and best of all I figured out how I will be able to again play my Reggae in the mansion.  So I had to get a smart TV and found this for $100:

Business seems to be picking up.  I was sold out for Valentine's Day and almost sold out this past weekend.  I've even been picking up some weekday business.  Room sales (not room revenue) is going to be very good for a February (with my covid special-revenue is mediocre but that's better than many of my fellow small businesses and I am grateful for that.  A lot of my reservations are again  coming through my hated Expedia Group that charge me a 15% commission and I'm converting my new guests to booking directly through my website instead of from Expedia.  I've had several already book repeat visits from my website.
Recently came back from 2 weeks in Florida, darn I needed that.  Split the first week between my friend Jeff that owns The Inn on the Mexican War Streets in St Pete and my brother and his family in Tampa.  Then second week I spend in Lake Worth where I used to live.  Saw a bunch of old friends and ate my fill of Spanish street food.  Came back to this nasty cold weather and snow.  My electric Snow Joe does such a great job when the snow is cold and dry.  It's light and easy to maneuver.  I can do the 140' side walk and parking lot in about 2 hours instead of all day with a shovel.  If you are looking for an affordable snow blower that generally works great checkout the Snow Joe.
Thank god that idiot is out of the White House.  He's left such a mess for poor President Biden to clean up. One of the big things he ignored was this pandemic.  I think the cold blooded bast*** did on purpose to "cull" the dependents on society that aren't multimillionaires.  Get rid of the old people that collect SS and subsidized housing and the poor people.
The best part of his demise, two on my radar, all the companies severing ties to the Trump organization best of all Deutsche Bank has said when his loans are up they will not renew or renegotiate a $400M loan.  So he's going to have to go out and find other lenders and everyone has seen how he operates and I don't think a bank is going to be stupid and buy his bluster, so his terms won't be as favorable as in the past.  And he won't be able to use our Justice system (whom he despises and maligns like our Intelligence agencies) for free and will have to hire lawyers to defend himself from all the civil and criminal law suites.  He may actually go belly up.  :)  :)  :) :)   Mitch Mitch McConnell even suggested that people bring civil and criminal suites against him, damn did that invoke a nasty tweet from DJT.  He did not go out with grace, his legacy will be the first president impeached twice and the first to incite an insurrection.  I never liked the man and you even could say despised him as our PUSA.  In case I haven't said before I worked for him (actually his first bought bride Ivana) at Trump Towers in Atlantic City for a year and knew the small business owner (Nicolas Jacobsen) in West Palm Beach he refused to pay the $33,977 for three chandeliers he installed in Mar-a-Lago ballroom in 2005.  And here we are in 2021 and Mr. Jacobsen is now filing a defamation lawsuit against Trump for $1M.
The Problem with America isn't a racial issue.  We are all fed up with the lies and deceit coming from our elected officials or their appointed persons.  The double talk out of them is so infuriating.  Big and small issues, you can't believe anything they say,  And we all know they are lying to us.  Water quality is a blatant example of this.  Flint MI bureaucrats lied for years about lead in their water system and then PGH water authority did the same.  Until the feds came in and called them up on it.  DJT really hit the nail on the head with this, maybe he's not as stupid as I think he is. His constant whining about the fake news really hit home with many people.  Instead of focusing on all the "fake news" out there he only zeroed in on news against him.
While I'm whining, I went to Penn State and was fed up with the ivory tower mentality of the administration way back then.  When the Jerry Sandusky scandal broke and the then president Graham Spanier did all the double talk and back tracking "he didn't know anything" the l lost all respect for PSU's administration.  And Spanier continued to receive his pay, even though he was accused of criminal behavior.  Shouldn't universities set an example of how things should be run?
Speaking of higher education, I like what Robert Morris University is doing.  They have teamed up with local community colleges where you can enroll at the community college and get direct credits much more affordable than RMU's cost.  A nice alternative if you have anyone thinking of pursuing a college degree. I know they already have an agreement with Beaver County Community College and believe they are working on an agreement with Community College of Allegheny.
Have you been watching the Hay's Eagle nest on the web cam?  They now have 3 eggs.  The other day, some stupid racoon climbed the tree to get at the eggs, mom would have nothing to do with it, she really got upset and showed him who's boss before dad showed up as back up.  It was pretty funny.
Celine Dion is scheduled to perform at PPG Paints Arena September 24, get your tickets because she's sure to sell out and be sure to book at The Parador.  Remember it's a five minute walk from my Inn to the "T" (our light rail system) and then a five minute walk to the Arena from the Steel Plaza station and the "T"'s free.  No hassles driving, parking or if you imbibe concerns about a DUI.  Book soon here if you want a one night visit, when I start selling out, I will bump it up to a two night minimum.  :)

Happy Hunting: 7 Gems That Could Be Hidden Amid the Junk at Estate Sales

The idea of spending your precious weekend visiting estate sales just so you can sift through piles of dusty castoffs might seem tedious to the uninitiated. But if you have the fortitude, shopping estate sales—where just about an entire home’s belongings are up for purchase—can yield a trove of home decor treasures. That is, at least once you learn which pieces are worth your time and effort.
Want to know how to spot those hidden gems quickly? We’ve got you covered. Our experts have ID’d seven statement-making prizes you should keep your eyes on this weekend.
1. Solid wood pieces
Photo by Wana Cabinets & Furniture Whether it’s a 100-year-old farm table or a set of Mid-Century Modern chairs, try to seek out solid wood furniture at every estate sale you visit, urges Pablo Solomon, a vintage furniture expert.
“Many of today’s pieces are made from pressed wood with junky veneers,” he laments. Seek out furniture with good joinery made from walnut, cherry, or olive wood, he recommends.
Heidi Ferguson, owner of Stitches & Rust, an antiques shop in West Palm Beach, FL, agrees. “Pay attention to solid wood pieces (dressers, hutches, nightstands, tables) from the 1940s to the 1970s,” she says. Weight matters, so try to lift the item you’re considering. If it’s heavy, it’s a quality piece.
2. Wingback or club chairs
Photo by About:Space, LLC Keep an eye out for upholstered wingbacks or leather club chairs, both of which are lucky finds. Sure, you might be envisioning the ugly, worn-out, brown chairs from your childhood. But either can be easily updated with new fabric and stuffing to bring them into the modern era. And for the perfect touch of patina, dig deep for chairs made of leather.
“My favorites are from France and made in the 1950s,” says Andrea Stanford, senior vice president of brand marketing and partnerships at Everything But The House, an online estate sale marketplace.
“The best club chairs show distress to the leather, but not significant cracking or peeling,” she adds.
If you can’t get ones with the original leather—or the leather is too much the worse for wear—focus on chairs that have been rebuilt with vintage material, she adds.
3. Silver platters

Silver platters are versatile and give your home a touch of old-world glam. You’ll almost always find the real thing at an estate sale or your local flea market, says Julie Muniz, an art curator and consultant in San Francisco.
“The best part is that they’re inexpensive at these markets, so you won’t mind as much if they get stained or tarnished by moisture or wax,” she adds.
Muniz recommends placing candlesticks on them, or putting them under plants. Alternatively, give a large silver platter a good polish and top it with liquor bottles for a DIY tabletop bar.
4. Leather-bound books
Photo by Antique Farmhouse Need to fill a new set of bookshelves? Check the attic or garage at an estate sale, says Reyne Hirsh, a former appraiser on “Antiques Roadshow.”
“Leather-bound books are usually cheap and in good condition because no one really reads them,” she says.
Buy as many as you can, and line them up for a bold statement. “They are the perfect vintage addition to a home office,” Hirsh adds.
5. Wrought iron
Photo by Hartert-Russell If anything exudes “expensive” and “timeless,” it’s wrought iron. But don’t be fooled by imitations. As with wooden furniture, the ironwork you’re seeking should be solid and heavy, Solomon explains.
“A hand-forged iron fixture, whether it’s a chandelier, hinges, or a door knocker, is far superior to the hollow-core reproductions of today,” he notes.
And if you hit a trove of metal, be on the lookout for cast-iron machinery as well.
“Iron bases, like the ones found under treadle sewing machines, are perfectly repurposed with a wood, marble, or tile tabletop,” says Randeen Cummings, an estate sale appraiser.
6. Vintage accents

In this category you should zero in on tabletop gems, including colored bottles or bottles with unusual shapes, graphic tin cans, antique boxes, or anything gilded, embossed, or engraved, Cummings says.
“Arrange any of these on a mirror, and your room will be beautifully accented,” she adds.
Look for candlesticks, too.
“Everyone wants pairs, but buy the singles instead,” Hirsh recommends. They’re cheaper, and when staggered together on a mantel or dining table, the look can be stunning, she adds.
Lastly, don’t forget about picture frames, which are usually piled into boxes or stacked on shelves at an estate sale.
“Scan for Tramp art, anything from the arts and crafts period, or frames that appear to be hand-carved,” Solomon says. And don’t worry if you’re not keen on the picture inside. “It’s not unusual for a frame to be older and worth more than the ‘art’ it holds,” he adds.
7. Oriental rugs

“Handwoven carpets made from wool and silk hold their value, so look carefully at the craftsmanship—you don’t want anything machine-made,” she says.
Try to find a rug that’s been cared for, which means not too faded or exposed to overzealous vacuuming.
“You want a rug that’s worn, but worn evenly,” she adds.

Would you buy a coin that has not been authenticated? If so, when? If not, why?
Here are some answers sent in from our E-Newsletter readers.
  For the most part, yes. But if there are any questions about high value or key date coinage, it’s an extra bird in the hand so to speak.

  The only time I would buy a coin that has not been authenticated would be if it was dirt cheap, say under $25.00.  Otherwise, I would not risk spending more money on a raw coin.  There are too many counterfeit and overgraded coins for sale.  Counterfeit coins are a big business in China, but even in the US there are counterfeiters, and well-meaning sellers who don’t know what they have.  I happen to be looking for a certain rare coin on eBay at the moment. Becuase of its rarity, prices tend to be high even in the lower grades.  Why would I risk buying a fake?  Even a low grade fake is still a fake, and it may be harder to tell that it is. I realize that some people love raw coins, to which I say, good luck, you will need it.

  My Collection is 100 percent authenticated through NGC and PCGS, not because I intend on ever selling it. It’s nice knowing my coins are genuine. Authentication and grading is important and certainly adds value to any collection. I suppose there are hobbyists who will buy coins that are not authenticated, and run the risk of finding out down the road that they were duped. Direct purchases through the Mint is also a safe way to not get scammed. Price has a lot to do with it, also.
As they say, if a price seems too good to be true, then it’s probably a fake. And if you are going to spend a substantial sum on any coin, it only makes sense to verify what it is that you are getting.

  Short answer, no. Long answer, I have. I have had one that came back as cleaned and I still like the coin, so it’s not a loss. I will not buy off eBay or the likes. I stick with dealers and build a relationship with them, and go on how they have treated me in the past to decide on the risk of buying the coin.

  Generally, no. There are too many counterfeits and, to a lesser extent, altered coins, circulating in the numismatics marketplace (in my opinion, certification that a coin is genuine is the primary benefit of using a third-party grading service; assigning a grade is secondary).
That being said, if the value of the coin was relatively low (several hundred dollars or less) and I knew and trusted the seller, with no doubt that the seller would take the coin back and refund my money with no argument should the coin be proven to be a fake or altered, I might buy a raw coin.

  I assume the question refers to authentication by PCGS/NGC, etc. If so, I have purchased many coins that were not authenticated by a third party grading company. I have studied the coins I collect enough that I am probably at least as qualified as they are to determine authenticity of the coins.

  Your question is sadly directed to the age 50 and under so-called collectors out there that don’t know anything about real numismatics…only plastic collecting.  Grading, reading, understanding numismatic books on a variety of subjects, taking classes, and attaining knowledge numismatically is beyond their comprehension because they know everything better since they understand MS60-70.
Those of us curmudgeons who took the time and passion to pursue this hobby (yes, it once was a hobby), look upon the third party grading services as the most deplorable, exasperating insult to the numismatic hobby/industry. Yet, some of the oldsters took advantage! They use plastic holders and stickers to usurp the bewildered incompetents of which they’ve hooked completely. I see them regularly at club meetings, auctions, my office, and my monthly seminars where they ask me WHY.
At least some are starting to see and understand the vast numis-swindle of the “clique” group that esteems themselves so highly and regards us all as pawns and sucker idiots.
To answer your question…yes. I don’t need a slab to tell me what the coin or its grade is. I’m a numismatist.

  There’s the age-old saying, ‘buy the coin, not the holder,’ however, if authenticity isn’t the issue some buyers prefer our commemorative strikes in certified slabs in order to prevent toning, dust or fingerprints. Other means of encapsulation can work just as well.

Amazon looks West for new Whole Foods stores Amazon plans to open a spate of new Whole Foods stores across the country, the Wall Street Journal reported. The e-commerce giant is looking at suburban areas for its new stores and has been scouting sites in Idaho, Utah and Wyoming, the outlet reported. There are currently around 475 Whole Foods stores in the U.S., with future locations slated for other areas like West Los Angeles. Amazon, which acquired the grocery chain in 2017, could end up using some of the extra space at its new Whole Foods sites for its delivery and online order pickup services. The openings would come as Amazon continues to build up its real estate empire. [TRD]
Sears chairman makes dueling bids for bankrupt company A week after Sears chairman Eddie Lampert’s hedge fund, ESL Investment, made a $4.4 billion bid to buy around 425 Sears stores, the Wall Street Journal reported that ESL has also offered to shell out $1.8 billion for the retail chain’s real estate and a number of other assets if its other offer is not successful. Two liquidation firms, however, are also bidding to liquidate Sears and sell off the company’s assets. Sears and its board members have until Friday to decide whether ESL is a “qualified bidder” that can take part in a bankruptcy auction scheduled for Jan. 14, according to the outlet. Sears, which is trying to avoid liquidation, said in late December that it would close 80 more stores. [TRD]
Texas-based tiny home builder raises $48M in initial public offering A developer that focuses on building tiny homes has raised $48 million in an initial public offering — selling 4 million shares at $12 apiece, according to Inman. Bedford, Texas-based Legacy Housing Corporation builds homes ranging in size from 390 square feet to around 2,600 square feet. The company’s IPO on the Nasdaq stock exchange comes amid predictions that tiny homes are about to soar in popularity. Legacy “is known for commercially viable tiny homes, but also provides an array of similar housing options, such as ‘single wides’ and ‘double wides,’” the outlet reported. [TRD]
American real estate firms hit Israeli bond market turbulence Real estate firms that flocked to Israel in recent years in search of cheap debt are now coping with the aftermath of a series of declines, defaults and other troubling disclosures that have cut into the price of bonds issued by U.S. companies, including Starwood Capital Group. TRD reported in late December that bonds issued by Delshah Capital, Extell Development and GFI Real Estate Limited were trading a 20 percent above yields, while Barry Sternlicht’s Starwood West and Yoel Goldman’s All Year Management were selling for less than 60 cents on the dollar. While some bonds have recovered, there is a growing sense of concern. “It’s definitely a crisis,” Ayalim Mutual Funds CEO Kobi Segev told TRD. “Israelis now understand that the risks are higher than they anticipated.” [TRD]
Chinese retreat from US and European markets expected to hurt 2019 prices In the third quarter of 2018, Chinese conglomerates shed more than $1 billion worth of commercial real estate in the U.S., while buying only $231 million in this country, the Wall Street Journal reported. The cool down also occurred in Europe, where Chinese investors unloaded $233.3 million in commercial real estate, including hotels and office buildings. The withdrawals, which come amid the Chinese government’s restrictions on foreign investments, are expected to have a negative effect on real estate prices this year. “You’re probably going to see some cracks,” Cedrik Lachance, director of REIT research at Green Street Advisors, told the outlet. After CEO sheds stake for $40M, how much is Douglas Elliman worth? Douglas Elliman CEO Dottie Herman is letting go of her stake in the brokerage, which has taken a hit in recent months due a slowdown in the national housing market. Herman, who bought the firm 15 years ago with its current chairman Howard Lorber, will get a total of $40 million for her stake from Elliman’s parent company Vector Group. If that sum is a fair price, back-of-the-envelope math puts Elliman’s valuation at $136 million, a figure that Lorber disputed in an interview with TRD. “I’m not going to get into formulas,” he said. “But she was the seller, I was the buyer. As a buyer, you always want an aggressive price. She didn’t have to sell.” As for Herman, she told TRD that the decision to sell her stake in a place she loves was the “hardest” of her life. “It was just time to get some of my money out,” she said. “Now I can just have a little more security.” [TRD]
National Association of Realtors plans to renovate part of Chicago headquarters The lower level of the National Association of Realtors’ headquarters in Chicago is getting an upgrade. NAR, which in November secured a permit for a $45 million expansion of its building at 430 North Michigan Avenue, plans to renovate its existing fitness and office space, city records show. The nonprofit trade association already said it planned to construct two stories on top of the building’s existing 12 stories and install new elevators and a new lobby. Annual dues for NAR went up by 25 percent last spring, from $120 to $150. Its building is across the street from the Tribune Tower, which is also undergoing redevelopment. [TRD]
Facebook moving into more office space in Los Angeles Facebook has signed a lease for 260,000 square feet of office space at a Tishman Speyer-owned Brickyard office campus in the Playa Vista neighborhood on Los Angeles’ westside, the Commercial Observer reported. The social media giant, which already has 50,000 square feet of space at the Brickyard, will move into its new space within the next few months, according to the outlet. Facebook’s neighbors at the Brickyard include Loyola Marymount University’s School of Film and Television. Playa Vista itself is also home to tech companies like Google’s YouTube and Verizon’s Yahoo. Brookfield shells out $218M for South Florida’s largest hotel sale last year A golf course in Palm Beach Gardens has been acquired by Brookfield Asset Management. Affiliates of Walton Street Capital sold the PGA National Resort & Spa to a unit of the global asset manager for nearly $218 million — the largest South Florida hotel sale in 2018. Toronto-based Brookfield used a loan from the Royal Bank of Canada to finance its purchase of the resort, which hosts the Honda Classic Golf Tournament. News of the deal first emerged late last year. The resort has 339 hotel rooms, five 18-hole golf courses, 42,000 square feet of meeting space and a 40,000-square-foot spa. [TRD]
Private equity firm moved to evict hundreds of Memphis-area tenants in 2018 A property management company owned by buyout giant Cerberus Capital Management tried to evict more than 400 tenants in the Memphis area last year — a 50 percent increase from 2017, the Washington Post reported. FirstKey Homes, a portfolio company of New York-based Cerberus, is the largest single-family home owner in the city, according to the newspaper. FirstKey was also hit with nearly 200 property code violations between Jan. 1 and Oct. 31 of 2018 — more than any other landlord in most parts of Memphis, the WaPo reported. Robert Knecht, director of public works in Memphis, claims that FirstKey is “just [there] to lease their properties without consequence.” [TRD]

Essential Tools for Your Home Renovation Project
  Whether you’re big on DIY projects or want to be able to make timely reparations or maintenance work when needed, having the proper set of tools is essential. While you can get away with borrowing or renting some tools you may only need once in a blue moon, there are some tools you just can’t live without and you could end up between a rock and a hard place if you ever need them at a critical time. Here are some of the tools anybody who wants to perform home renovations should have on hand at all times.
  A Good Hammer
Whatever you do, you won’t be able to get much accomplished without a good hammer. And the emphasis on the word “good” here. Not all hammers will get the job done and underestimating the effect a good hammer can have is a big mistake. However, that doesn’t mean you should invest in a precision hammer or a big hammer for carpentry work, just a plain ol’ trusty all-purpose hammer that will get the job done.
One of the first things you will be looking at is the claw. Some people prefer a curved claw, but a rip claw will also work for most jobs. Whatever you do, however, try to stay away from wooden handles as they’re much less durable and won’t handle shock as well. Try to go with something like a fiberglass handle instead. Go with a smooth face since they won’t mar surfaces. And a wider head is usually better.
Try to go for a drop forged hammer as well. You’ll usually be able to see if the hammer was drop forged on the hammerhead. While drop forged hammers are a bit more expensive, they will last longer and will be stronger, so that would be a wise investment in the long run.
A Demolition Bar
Demolitions bars, also commonly referred to as wrecking bars, are metal bars with a flat end and a V split meant to rip out nails and do some praying and demolition work. The opposite end will usually have a chisel shape that will be used for prying things apart and as a lever. You can also drive this end in using a hammer on the bend of the wrecking bar.
Ladder
You can have any tools at your disposition, but you won’t be able to get much done unless you have a good ladder on hand. Whatever the renovation project is, chances are you’ll need a ladder.
Aluminum ladders are usually the go-to choice since they’re lightweight, fairly resistant to corrosion, are both water and flame resistant and tend to be more affordable than other options. And whether you’re looking for an extension ladder or a steep stool, you’ll find what you’re looking for in aluminum.
A Good Miter Saw
A good miter saw will allow you to perform a wide variety of jobs. If you want to cut 2 X 4s or window trim, then a power miter saw is the best option. It will allow you to make angled cuts or 90-degree crosscuts whenever you need to.
However, while miter saws can be very versatile, you’ll be limited unless you invest in a good miter saw stand as well. If you’re looking to cut long pieces of wood, then a good miter stand will allow you to keep workpieces steady as you cut. Drill Bits
High-quality drill bits are also something you can’t do without if you’re going to do some serious renovation work. Drill bits come in a variety of shapes and sizes and can cut different hole types through different materials. You should be looking for reliable and durable drill bits that can handle heavy duty work. This isn’t somewhere you should skimp on quality since cheap drill bits could give up on you in the middle of a job. So, make sure that you invest the amount necessary on high-quality drill bits that can handle any type of work.
Pliers
Pliers might not seem essential at first, but they can be indispensable when performing certain jobs and you can be very limited if you don’t have a good pair of pliers on hand. Pliers are essential if you’re trying to hold objects firmly when trying to bend or compress them. They also allow you to amplify your hand power and focus it on a small object with precision. There are tons of pliers on the market in a wide variety of sizes, all with their own purpose. Make sure that you have a nice pair of groove pliers with you whenever you’re performing any type of renovation work since you’ll never know when you’ll need them.
  While these are only some of the tools you might need to perform renovation work, you’ll have trouble getting anything serious done without them. Make sure that you have all these tools on hand if you’re intending on doing regular work around the house.

Trump order bypasses Congress on health policy
President Donald Trump said an executive order he signed Thursday represents the first step to give millions of people access to cheaper health plans, but Florida Democrats called it “sabotage” and a national consumer group blasted it as a move to promote “junk insurance” and destabilize markets.
Trump said Thursday “we are moving toward lower costs and more options in the health-care market, and taking crucial steps toward saving the American people from the nightmare of Obamacare.”
The executive order bypasses Congress, which has repeatedly failed to agree on an Affordable Care Act repeal or overhaul, and represents an attempt to guide health policy from the White House.
But it drew immediate criticism from ACA supporters.
“President Trump’s executive order today, which the White House called ‘the beginning of the unraveling of the ACA,’ is a brazen attempt to sabotage the Affordable Care Act,” said U.S. Rep. Ted Deutch, D-Boca Raton. “Like TrumpCare, these changes could destabilize the Healthcare.gov insurance markets and make comprehensive coverage more expensive for millions of Americans.”
The order instructs federal agencies to begin making rules to broaden options for small businesses and their employees to join associations that provide health coverage across state lines. Another part calls for rules allowing certain “short-term” health plans to stay in effect longer, and be renewable. A key question in both cases: Whether this lets the plans make an end run around key Obamacare regulations.
The rule-making process could take months, well into 2018. Depending on how these plans are treated under new rules, they could be exempt from requirements to offer “essential benefits” under the Affordable Care Act, analysts say. Such essential benefits include coverage for expectant mothers, emergency-room care and prescription drugs, and substance abuse and mental health treatment.
“If carried into action, the provisions of the executive order would likely siphon healthy people from the Affordable Care Act-compliant market, continuing a pattern of regulatory actions under the Trump administration that have undermined the ACA,�� blogged Timothy Jost, emeritus professor at Washington and Lee University’s School of Law and a specialist in health law.
“Short-term policies in fact generally offer skimpy coverage,” Jost said.”They impose limits on coverage, omit benefits like mental health or maternity coverage, exclude coverage of preexisting conditions, and have higher out-of-pocket limits than ACA-compliant coverage. They also are very profitable to insurers who offer them, having much lower medical loss ratios than ACA-compliant coverage. Finally, they are cheap for people who qualify for them.”
That raises the prospect of new options and possible savings for healthy people who don’t have health coverage from big employers or Medicare. About 7 percent or so of more than 1 million Obamacare marketplace customers in Florida get no government subsidies based on income to keep costs down. They take the brunt of premium increases averaging 45 percent in Florida for 2018 marketplace plans — which Jost said is largely because of the Trump administration’s own actions such as reducing or threatening to withhold key funding — while 93 percent of customers see little change in what they pay out of pocket.
But the American Academy of Actuaries, the folks who help insurers set rates, warned of “far-reaching and unintended effects,” including “tilting the market in favor of entities with weaker benefits or solvency standards and weakening the protections for consumers with pre-existing health conditions.”
It’s bad news for the 3.1 million Floridians under age 65 with pre-existing health conditions, said Joseph F. Pennisi, executive director of the Lake Mary-based Florida Policy Institute, which calls itself a “common sense” think tank promoting general prosperity.
“Permitting the creation of ‘non-compliant’ markets would essentially result in two risk pools, one for healthier individuals and one for sicker residents,” Pennisi said. “If the executive order is implemented, premiums for ACA-compliant plans would rise sharply. This bodes poorly for those Floridians with pre-existing health conditions and other complex medical needs, who would face high premiums.”
Several advocacy groups opposed the plan.
“While this executive order claims to help improve consumers’ access to affordable care, it would have the exact opposite effect,” said Betsy Imholz, special projects director for Consumers Union. “Allowing insurers to sell substandard association health plans that aren’t required to cover basic services and benefits will further fragment and destabilize the insurance markets as a whole.”
As The Palm Beach Post reported, selling policies across state lines is already possible in a limited way under current law, but it faces certain practical hurdles. Insurance companies have increasingly narrow networks of health providers set up within each state. That often means plans in one state are not necessarily convenient or attractive to consumers in another.
Sen. Rand Paul, R-Ky., said the order is a step in the right direction at the White House Thursday.
“Today’s a big day,” Paul said. “President Trump is doing today what I believe is the biggest free-market reform of health care in a generation.”
It will allow “millions of people to get insurance across state lines at an inexpensive price,” Paul said.
Trump made his intentions known late this past month.
“We believe states are going to have a far bigger issue than insurance companies when it comes to this concept of selling across state lines, as each individual state has its own insurance commission that has a job to protect its own consumers,” Gordon F. Bailey III, vice president for Jacksonville-based Florida Blue, the state’s largest health insurer, said Sept. 28 in West Palm Beach.
A group representing Florida insurers signaled a willingness to explore the merits of the plan Thursday.
“Allowing health plans to offer innovative products and increasing lower cost options for businesses and individuals is not a bad thing,” said Audrey S. Brown, president of the Florida Association of Health Plans.
Florida’s Department of Financial Services “will continue to look deeper at the concept of inter-state insurance sales — and its possible impacts on Florida’s policyholders — as the specifics of President Trump’s plan come to light,” said spokeswoman Ashley Carr said in late September. “Florida has fashioned itself a leader in implementing insurance consumer protections, and we’d look to see that those protections remain in place.”
Trump’s move was applauded by Obamacare critics, including Americans for Limited Government president Rick Manning.
“President Trump has wisely asked the Department of Labor to examine the law and body of regulation to determine whether new regulations can be put into effect allowing for the sale of association health plans across state lines,” Manning said. “The great news is that this competition promises to allow more Americans more choices at an affordable cost, truly providing affordable health-care options, unlike Obamacare.”
Consumers Union’s Imholz sees it very differently: “Expanding the sale of these association health plans means the growth of junk insurance — coverage that may seem affordable to consumers but actually covers very little, potentially leaving them on the hook for huge out-of-pocket costs.”
She continued, “This is yet another action that undermines the good bipartisan efforts in the Senate to actually strengthen and stabilize the health insurance markets. Consumers deserve better.”

The executive order bypasses Congress, which has repeatedly failed to agree on an Affordable Care Act repeal or overhaul, and represents an attempt to guide health policy from the White House.
But it drew immediate criticism from ACA supporters.
“President Trump’s executive order today, which the White House called ‘the beginning of the unraveling of the ACA,’ is a brazen attempt to sabotage the Affordable Care Act,” said U.S. Rep. Ted Deutch, D-Boca Raton. “Like TrumpCare, these changes could destabilize the Healthcare.gov insurance markets and make comprehensive coverage more expensive for millions of Americans.”
The order instructs federal agencies to begin making rules to broaden options for small businesses and their employees to join associations that provide health coverage across state lines. Another part calls for rules allowing certain “short-term” health plans to stay in effect longer, and be renewable. A key question in both cases: Whether this lets the plans make an end run around key Obamacare regulations.
The rule-making process could take months, well into 2018. Depending on how these plans are treated under new rules, they could be exempt from requirements to offer “essential benefits” under the Affordable Care Act, analysts say. Such essential benefits include coverage for expectant mothers, emergency-room care and prescription drugs, and substance abuse and mental health treatment.
“If carried into action, the provisions of the executive order would likely siphon healthy people from the Affordable Care Act-compliant market, continuing a pattern of regulatory actions under the Trump administration that have undermined the ACA,” blogged Timothy Jost, emeritus professor at Washington and Lee University’s School of Law and a specialist in health law.
“Short-term policies in fact generally offer skimpy coverage,” Jost said.”They impose limits on coverage, omit benefits like mental health or maternity coverage, exclude coverage of preexisting conditions, and have higher out-of-pocket limits than ACA-compliant coverage. They also are very profitable to insurers who offer them, having much lower medical loss ratios than ACA-compliant coverage. Finally, they are cheap for people who qualify for them.”
That raises the prospect of new options and possible savings for healthy people who don’t have health coverage from big employers or Medicare. About 7 percent or so of more than 1 million Obamacare marketplace customers in Florida get no government subsidies based on income to keep costs down. They take the brunt of premium increases averaging 45 percent in Florida for 2018 marketplace plans — which Jost said is largely because of the Trump administration’s own actions such as reducing or threatening to withhold key funding — while 93 percent of customers see little change in what they pay out of pocket.
But the American Academy of Actuaries, the folks who help insurers set rates, warned of “far-reaching and unintended effects,” including “tilting the market in favor of entities with weaker benefits or solvency standards and weakening the protections for consumers with pre-existing health conditions.”
It’s bad news for the 3.1 million Floridians under age 65 with pre-existing health conditions, said Joseph F. Pennisi, executive director of the Lake Mary-based Florida Policy Institute, which calls itself a “common sense” think tank promoting general prosperity.
“Permitting the creation of ‘non-compliant’ markets would essentially result in two risk pools, one for healthier individuals and one for sicker residents,” Pennisi said. “If the executive order is implemented, premiums for ACA-compliant plans would rise sharply. This bodes poorly for those Floridians with pre-existing health conditions and other complex medical needs, who would face high premiums.”
Several advocacy groups opposed the plan.
“While this executive order claims to help improve consumers’ access to affordable care, it would have the exact opposite effect,” said Betsy Imholz, special projects director for Consumers Union. “Allowing insurers to sell substandard association health plans that aren’t required to cover basic services and benefits will further fragment and destabilize the insurance markets as a whole.”
As The Palm Beach Post reported, selling policies across state lines is already possible in a limited way under current law, but it faces certain practical hurdles. Insurance companies have increasingly narrow networks of health providers set up within each state. That often means plans in one state are not necessarily convenient or attractive to consumers in another.
Sen. Rand Paul, R-Ky., said the order is a step in the right direction at the White House Thursday.
“Today’s a big day,” Paul said. “President Trump is doing today what I believe is the biggest free-market reform of health care in a generation.”
It will allow “millions of people to get insurance across state lines at an inexpensive price,” Paul said.
Trump made his intentions known late this past month.
“We believe states are going to have a far bigger issue than insurance companies when it comes to this concept of selling across state lines, as each individual state has its own insurance commission that has a job to protect its own consumers,” Gordon F. Bailey III, vice president for Jacksonville-based Florida Blue, the state’s largest health insurer, said Sept. 28 in West Palm Beach.
A group representing Florida insurers signaled a willingness to explore the merits of the plan Thursday.
“Allowing health plans to offer innovative products and increasing lower cost options for businesses and individuals is not a bad thing,” said Audrey S. Brown, president of the Florida Association of Health Plans.
Florida’s Department of Financial Services “will continue to look deeper at the concept of inter-state insurance sales — and its possible impacts on Florida’s policyholders — as the specifics of President Trump’s plan come to light,” said spokeswoman Ashley Carr said in late September. “Florida has fashioned itself a leader in implementing insurance consumer protections, and we’d look to see that those protections remain in place.”
Trump’s move was applauded by Obamacare critics, including Americans for Limited Government president Rick Manning.
“President Trump has wisely asked the Department of Labor to examine the law and body of regulation to determine whether new regulations can be put into effect allowing for the sale of association health plans across state lines,” Manning said. “The great news is that this competition promises to allow more Americans more choices at an affordable cost, truly providing affordable health-care options, unlike Obamacare.”
Consumers Union’s Imholz sees it very differently: “Expanding the sale of these association health plans means the growth of junk insurance — coverage that may seem affordable to consumers but actually covers very little, potentially leaving them on the hook for huge out-of-pocket costs.”
She continued, “This is yet another action that undermines the good bipartisan efforts in the Senate to actually strengthen and stabilize the health insurance markets. Consumers deserve better.”
