Just a totally normal headline for a society that's "back to normal" after "beating a pandemic" :)
By Jennifer Yoon
Montreal pharmacist Aleck Brodeur just got a shipment of COVID-19 rapid tests. Ever since the temperature has been dropping, more people have wanted to buy them, he says.
"They go out so fast. We always have to order some every day, and we keep increasing the supply that we order, but they're still all going," he said.
He expects this shipment — 13 kits in total — to be gone by the end of the day. In Quebec, there were 3,882 new laboratory-confirmed cases of COVID-19 between Sept. 15 and Sept. 21.
Unlike last fall, Brodeur doesn't have free rapid tests to hand out. The federal government stopped providing free COVID rapid tests to provinces and territories in May.
In a statement to CBC News, a spokesperson for Health Canada said it is no longer procuring rapid tests en-masse. The agency also says there are no plans to replenish the federal inventory after it is depleted.
That means pharmacies have been purchasing the tests from suppliers and selling them, like any other over-the-counter merchandise. Pharmacists say the supply is sometimes thin.
"We kind of hunt them down and make sure they're Health Canada approved," said Kyro Maseh, a Toronto-area pharmacist.
Artron Laboratories Inc., which manufactures COVID test kits, said in an email it has increased test production in the past few months, and is expecting to ramp it up even more for the upcoming winter season.
Where can you get your hands on COVID tests? You might need to visit several pharmacies before you're able to find one that carries rapid tests — free or for sale.
While some pharmacies in Quebec and Ontario have run out of free tests, the situation is different elsewhere. Alberta public health says they're still handing out free tests from the federal stockpile at participating pharmacies until the supply runs out.
While Quebec pharmacies may not have any more free rapid tests, the province is handing out free rapid tests at certain clinics or service centres.
PCR testing is also available in some provinces for those at higher risk of severe illness from COVID-19. The results just take a bit longer to come in: at least 24 hours.
If you have expired tests, experts say most work for a few months after the expiry date, but they also warn false negatives are a risk: if you test negative on an expired test, but you're still experiencing symptoms, it's possible you may still have COVID — even if the expired test didn't detect it.
"If it's positive, you're definitely positive. If it's negative with symptoms, that's when you need to worry about using expired tests," said Dr. Dawn Bowdish, a professor of immunology at McMaster University and the executive director at the Firestone Institute for Respiratory Health, in Hamilton.
Should we even be testing for COVID anymore? If you're otherwise healthy and young, chances are, whether you test positive for COVID or you have the common cold, you'll be given the same advice: don't go to work or school, stay at home.
But for those who are more vulnerable to severe illness, an early positive test can change the treatment options — and possibly, health outcomes.
"Older adults and the immunocompromised who are at high risk of hospitalization should get antiviral drugs within a day or no more than two of becoming ill," Bowdish said.
"If they don't know they have COVID, they can't get the drugs that might keep them out of hospital."
Latest numbers from select public health and hospital laboratories across Canada suggest COVID-19 levels are holding steady nation-wide, but Dr. Donald Vinh, an infectious disease specialist and medical microbiologist at the McGill University Health Centre, thinks the numbers don't reflect what's actually going on in the community.
"What we know is that this is an underestimate of what's going on," he said.
There's no doubt in his mind about whether widespread testing is still worthwhile. COVID, he says, can have serious impacts on vulnerable populations — and there are also treatments available.
"Instead of saying, well, we're four years out, do we still need tests for SARS-CoV-2? I would say we, in fact, should be having broad availability of tests for pathogens which have high impact in high-risk populations and for which we can give therapy," said Vinh.
In the U.S., the federal government has re-opened a program that allows any household to receive up to four free COVID test kits by mail. American public health authorities are urging the public to take a quick test before visiting with friends and family during the holiday season.
Bowdish, the immunologist, says she would like to see something similar in Canada.
"People do change their behaviours and decisions if they know they have an infection that might cause an older adult or someone who's vulnerable to get seriously ill."

Experiencing Narcissism 101 - Part 3
June 24th, 2024
Here we are nearing the end of Pride Month. I’ve challenged myself to write everyday and I’ve found it very useful in examining my past and realizing that I am actually very resilient. Yesterday I wrote about events leading up to the point of coming back from a trip with John. Today, the story continues.
I put my plan into action and began taking steroids above and beyond what I needed for Testosterone Replacement Therapy. I was taking injections because my testosterone was low due to my HIV medications. I supplemented with street testosterone as did John. In the course of my doing so, I put on more than 25 pounds and ended up at 250 pounds at my maximum. I continued abusing them up until 2013 when I moved to Nova Scotia with John.
John convinced me that I should be reducing the amount of time that I worked. At that time, I was a full-time teacher, a group fitness leader at a community centre and also a mentor for a master’s program at a university. The only real solution he suggested was to move from British Columbia to Nova Scotia. The reason was due to other cities didn’t seem inviting for either of us. I did suggest Montreal, but John didn’t speak French and thought it wasn’t a good idea. That summer, we jumped on a plane and took a quick trip to Nova Scotia. We explored a place called Annapolis Valley, which is fertile area of the province. We even looked at homes, but didn’t find anything that we liked. We returned home and made our decision.
We decided we would move to Windsor, Nova Scotia in October 2013. We also got married as it seemed the right thing to do. I resigned from the school board and put the house up for sale. It sold while we were enroute. We climbed into my truck with two dogs and a cat, travelling across Canada to Nova Scotia. During the trip, we argued a lot. The shouting continued and I decided that it was just part of my new life and bit my tongue. John did berate me for being quiet, which in my mind was better than screaming back at him. We found an apartment - literally on the fly - as we went across Canada. The hardest part was finding a rental unit that accepted dogs.
We lucked out and stayed in a place in Windsor until early 2015 when we found a house on the South Shore - which later became known as Otter Cottage. During the time in Nova Scotia, John had problems finding a job. I was accepted as a substitute and started working. He didn’t and that left him open to do other things. In fact, I caught him cheating on me several times. So, we negotiated an open relationship where we would explore together to fulfill everyone’s needs.
During our time there in Windsor, I got a phone call from my doctor. She told me to go to the hospital immediately because my bloodwork indicated that I had had a heart attack. We went to emergency immediately and I discovered that I had an enlarged heart due to the large amount of steroids. I spent four days in the hospital while they did tests. John visited everyday, but complained constantly about having to drive into the city. With supervision, I weaned myself off the steroids and reduced my testosterone to the appropriate level and quit the street steroids. It was clear that I had almost killed myself. I began kicking myself for having been so stupid to abuse steroids that much to satisfy the wishes of another person.
Once into Otter Cottage, I got a job in the Halifax and ended up with a permanent position teaching French Immersion. John then decided to become a real estate agent. So, I paid for his education. During the time of moving to the South Shore, our relationship was really strained. John was constantly getting angry at just about everyone - of course, including me. He constantly seemed frustrated and I did everything I could including buying antiques for him and giving him a room to decorate. That didn’t help and we argued constantly. Several times, I told him that I had had enough. Suddenly, John would turn back to a charmer and everything was great - for a few short weeks or month.
John finished his real estate school and managed to sell at least three properties, using a car that I had bought for him. At the same time, I discovered that he was still cheating on me. In late 2016, John mentioned that his former employer in Montreal had suggested offering him a job. I had had enough of all the nonsense. When I heard that, I told John that I wanted him to take the job and be out of the house by next week. So, he packed the car with everything he could and then moved everything he thought belonged to him into the antique room he had decorated. He went to Montreal and suddenly I felt a real relief - until the divorce proceedings started.
In the six years we were together, John paid rent three months in the time we were in my house in Vancouver. He bought groceries maybe twice. In Nova Scotia, he paid for nothing. I didn’t see any of the profits from the sales of the properties he had sold. I got a lawyer and proceeded with the divorce. We had to live apart for at least a year before we could legally divorce. That year was a year from hell for me.
John, now in Montreal, would contact me and screamed at me for not moving the stuff he wanted to Montreal. I told him that the lawyer told me to do that until we had settled the divorce. His request was half of everything. I provided all my receipts for everything, showing that John had paid little. He never paid for heating, mortgage payments, gym fees, and much more. During that time, John began a classic narcissistic pattern - he tried to show me how he was a victim. He sent me pictures of him in the hospital. He sent me pictures of his empty fridge. He called me constantly asking for money. I had to continue to say no. He turned several local friends against me saying I was withholding his belongings. I told those local friends that they didn’t know what was really going on. Needless to say, I didn’t continue those friendships.
The calls continued along with emails, texts until I had to block him. He even called my school during a lesson and interrupted. He called me at the gym as well, asking an attendant to find me. I put a stop to all of that. At the end of the year apart, I made him an offer and let him know that he would get nothing more. He begrudgingly accepted it and immediately demanded his things sent. I had packed them into a pod as I was sick of seeing the pile of things in the living room. In typical fashion, he demanded that I allow one of his friends to sit and watch the pod be repacked so that his belongings would be safe. Ironically, the movers told me that I had done an amazing job and that repacking wasn’t necessary! At this point, I didn’t care; he had to pay for the moving costs.
Even after the papers were signed and we were officially divorced he continued to harass me with phone calls and texts on anonymous lines. I was so tired of it that I went to the local RCMP and lodged a complaint and asked the calls, texts and emails stop. The Sûreté du Québec (the provincial police in Quebec) paid him a visit and told him that if he contacted me again, he would be arrested. That was the last time I ever heard from him. In that year and a half, he contacted me more than 668 times by various methods.
In 2018 I was officially free of John. Otter Cottage was in my name, the car payments for John’s car were now his responsibility and I began my new life as a divorced gay man. As a side note, that fall as I was cleaning the gardens, I found a pile of broken mugs, coasters and John’s medication all thrown into the bushes. It seemed that whenever he was angry, he would throw things off the verandah - just like when he used to go out and scream at the top of his lungs at the people he hated.
So what was it like to live with a narcissist? Looking at the 9 points of Special Me, I saw countless examples of all 9 points and more from him. He always though he was the most important person at all times. He felt entitled to everything without having to work for it. He was exploitative, arrogant, lacked empathy and always showed off so that others could admire him. He also was easily able to play the victim and everything that he did was turned back on my so that it was all my fault. Anyone who didn’t agree with him immediately became the enemy - me included.
I saw a counsellor and learned to deal with the aftermath of living six years with John. The counsellor suggested I buy a book called “Stop Walking on Eggshells: Taking Your Life Back When Someone You Care About Has Borderline Personality Disorder.” All what was discussed in the book, I found in John. The only thing the book didn’t help me with was getting along with him and thankfully I never wanted to do so. In the end, I believe he was also obsessive compulsive as well.
During my counselling time, I came to acknowledge my part in those six years. I had been codependent and allowed him to do all of those things. I also discovered that I had to learn to love myself, always take care of myself first before helping others and learning how a narcissist latches onto a caregiver such as myself. I forgave myself for almost killing myself on steroids to please John. I watched my health and have not abused them since.
At that point, I was really sure that I knew what the signs were and vowed to never get involved with a narcissist. Did I succeed? I’ll leave that to tomorrow’s blog… For Pride, I am celebrating my inner self and my self love. Now that I have worked on myself, someone like John would never be able to pry their way into my life.
Carpe diem, everyone.

RED ROOMS (2023)
This is a Canadian horror movie placed in the most terrifying of Canada’s cities: Montreal!
Reminder: my reviews contain spoilers.
Kelly-Anne is a French-Canadian model who dabbles in bitcoin, gambles over the internet, and also hacks! Oh, she also has a nice apartment high up in a fancy building. She attends the first day of the trial of one Ludovic Chevalier, who has been accused of murdering three girls and filming their deaths for sale on the “dark web.” Each day, after the trial, Kelly-Anne does her thing, to include exercising along to YouTube videos. She meets Clementine, who is also attending the trial and thinks that Chevalier is quite innocent and is being railroaded by the Canadian justice system.
The mother of one of the dead girls notices Kelly-Anne and Clementine and complains about them to the media, calling them “groupies.” We watch as Kelly-Anne proceeds to locate the woman’s house, figure out her email, locate her leaked password on the dark web, and discover her wifi password. Notably, there is no video showing the death of this woman’s daughter, Camille. Anyway, Kelly-Anne discovers that Clementine, the Chevalier groupie, is poor and sleeping on the street, so she invites the young woman to just stay with her. They watch a TV program where people are discussing the murder trial, and Clementine calls in and rants about Chevalier’s innocence. The show’s host denigrates her and cut her off, and Clementine sobs. They sort of become friends, to the extent that Kelly-Anne can have a friend. She seems emotionally stunted, honestly.
Back to the trial: we come to the day where they are going to show the snuff videos. The court is cleared. Clementine is incensed, and she tries to watch the videos through a crack in the door. Kelly-Anne indicates that she’s seen the videos, and Clementine demands to see them. They return to Kelly-Anne’s apartment. Kelly-Anne reveals a locked USB drive on her keychain, plugs it in, and shows Clementine the first video. We don’t see the video ourselves, only the red glow of the screen on the women’s faces, but we hear screaming and the sound of tools. At the video’s end, Clementine is basically in tears, but Kelly-Anne starts the next video. They head out, because they’ve been sleeping outside the courthouse to secure their places in the courtroom, and Clementine tells Kelly-Anne that she’s going back home. Kelly-Anne is aloof, and a bit mean, about it. Clementine asks her, “Why are you here?” Kelly-Anne doesn’t answer, and Clementine leaves.
The trial continues. Kelly-Anne apparently gets in contact with unknown parties selling the snuff video of Camille. She hesitates before proceeding. At the courthouse, she seems to now be attracting the attention of the prosecutors and court staff. Someone from her model agency tells Kelly-Anne that she is becoming a brand risk. For the next day’s trial, Kelly-Anne puts on a blonde wig. She enters the courtroom and inserts blue contact lenses and braces, like the dead Camille, and then she removes her coat to reveal the same school outfit that the girl was wearing when she disappeared! Everyone is appalled. In all honesty, I am appalled. Kelly-Anne is tossed out of the courtroom, but Chevalier, the accused killer, finally looks at her and waves. The music rises to an angelic crescendo, and we hear a scream.
Kelly-Anne’s model agency cuts ties with her. She follows through with her plan to buy the Camille snuff video, and the unknown parties demand that she take a selfie for “verification.” She then goes to an old style phone booth to receive a call phone for her code for the upcoming snuff video auction. As she returns home she is spooked, as a van is waiting outside her building, and then men outside stare up at her apartment. The dark web snuff video auction commences. It’s in bitcoin. Kelly-Anne has 18 bitcoin, so to earn more she does some high-stakes gambling and ends up with about 22 bitcoin. She wins the auction with 21.5 bitcoin. It’s an interesting scene, actually tense; she earlier told Clementine that she plays online poker dispassionately, but she definitely becomes emotional over this game.
Kelly-Anne receives the video, and we watch her face turn red in the video light. Afterwards, she puts on her blonde wig and hacks her way out of her building (so she doesn’t appear on any security cams). It’s late at night. She goes to Camille’s mom’s house and hacks her way inside. She sits on Camille’s bed and takes a smiling selfie. She then enters the parents’ bedroom and places a USB drive on the nightstand. Presumably, it has the Camille snuff video. She leaves and we look out through the window as she disappears into the darkness.
For an epilogue, Kelly-Anne’s computer screens go dark and we watch some news coverage. The Camille video provided definitive evidence against Chevalier, who pled guilty. We then see a bit of an interview with Clementine. She regrets her earlier infatuation with Chevalier and now feels for the victims. Fin.
This was good. There’s a definite “8mm” (1999) vibe, a movie where (spoiler alert) Nicolas Cage is a detective trying to locate the victim of a snuff film. Kelly-Anne is essentially the same, except fancier because she uses the internet, and this movie doesn’t end in a big shootout. We never learn her motivations; she’s a cypher who doesn’t speak a lot and doesn’t appear to have any friends or family. Is she a good person? I tend to think not. She left a video of a child’s snuff video on her parents’ nightstand. She’s either a monster or doesn’t understand human emotions at all. Beyond that, the filmmaking was solid. Most scenes are nicely composed, and there are some really strong images. I must also comment on the sound design and music as well. I want to say that these elements remind me of “The Zone of Interest” (2023), but that movie only came out a few months before this one, so I doubt that there’s any direct influence. Still, sound is an integral part of this movie. The music is jarring and atonal. We hear the death videos of the girls. The wind howls outside Kelly-Anne's high-rise apartment.

The Impact of Interest Rates on Montreal’s Housing Market
Interest rates have always played an important role in shaping the dynamics of any housing market, as they influence buying power. Montreal’s real estate market is no exception. As rates fluctuate, both buyers and sellers need to adjust their strategies to stay competitive and get the best possible deals. In this article, we’ll analyze how changes in interest rates are affecting the Montreal housing market, and Joelle Bitar, industry expert, will give you valuable insight on what buyers and sellers should consider in response to these fluctuations.
1. Understanding Interest Rate Fluctuations in Canada thanks to Joelle Bitar
Interest rates in Canada are influenced by the Bank of Canada’s monetary policies, which are adjusted to control inflation and maintain economic stability. When interest rates are low, borrowing becomes more affordable, encouraging more buyers to enter the market. Conversely, when rates rise, mortgages become more expensive, reducing the buying power of potential homeowners. Joelle Bitar, renowned real estate broker, has observed significant shifts in buyer behavior as a result of these rate changes.
2. How Rising Interest Rates Affect Buyers
In a rising interest rate environment, buyers in Montreal may face higher monthly mortgage payments. This often limits the size of the mortgage they can secure, shrinking the pool of potential properties they can afford. Some buyers may delay their purchase, waiting for rates to stabilize or adjust to new conditions by seeking homes at lower price points or in less competitive neighborhoods.
Joelle Bitar advises buyers in Montreal to get pre-approved for mortgages early and lock in a favorable rate if possible, especially if further rate hikes are expected. She also recommends working with a mortgage broker to explore different loan products that can mitigate the impact of higher rates.
3. The Effect of Interest Rates on Sellers
For sellers, rising interest rates can reduce the number of qualified buyers in the market, potentially leading to slower sales and lower offers. However, Joelle Bitar notes that certain segments of Montreal’s real estate market, such as luxury or well-located properties, may remain less affected due to continued demand from high-income buyers or investors.
Sellers should focus on making their properties more attractive through staging and competitive pricing to appeal to buyers with constrained budgets. Joelle Bitar suggests considering flexible pricing strategies and being open to negotiations to ensure a quicker sale in a tightening market.
4. Joelle Bitar gives her opinion on the Montreal Real Estate Market
Montreal has experienced robust real estate growth in recent years, driving prices higher than ever with low-interest rates and a strong local economy. However, as rates rise, Joelle Bitar sees signs of a more balanced market in Montreal, where bidding wars are becoming less frequent, and buyers have more negotiating power. This shift can result in slower price appreciation, offering a window of opportunity for buyers who had previously been priced out of the market.
Additionally, interest rate hikes may deter speculative investors from entering the market, potentially reducing competition for primary home buyers.
5. Long-Term Implications of Interest Rate Increases
While short-term fluctuations in interest rates can impact housing affordability, it’s important to consider the long-term effects. Joelle Bitar points out that if rates continue to rise, homeowners with variable-rate mortgages may see their payments increase, which could lead to more properties being listed for sale as owners look to downsize or move to more affordable homes.
For those already in the market, locking in a fixed-rate mortgage can offer peace of mind by providing stability in monthly payments, even if rates continue to rise.
6. Key Takeaways for Buyers and Sellers
Both buyers and sellers in the Montreal real estate market should stay informed about interest rate trends and be prepared to adjust their strategies accordingly. For buyers, this might mean acting quickly to lock in favorable rates, while sellers may need to adjust their expectations and pricing strategies to reflect a more balanced market.
Working with a knowledgeable real estate professional in Montreal such as Joelle Bitar can provide valuable guidance in navigating these changes, ensuring that both buyers and sellers make informed decisions that benefit their long-term financial goals. Staying informed and being proactive in response to market conditions will be key to thriving in the current real estate environment. Contact her today!

Unlocking the Value of Your Property with Home Evaluation Services in Toronto and Across Canada
Understanding the true value of your home is a critical step whether you’re considering selling, refinancing, or simply curious about your property’s worth. Home evaluation services provide an accurate, professional assessment of your home’s market value. In bustling markets like Toronto and throughout Canada, these services are indispensable for homeowners looking to make informed decisions.
What is a Home Evaluation Service?
A home evaluation service is a comprehensive assessment conducted by a qualified professional to determine the market value of a residential property. This process involves a detailed analysis of various factors, including the home’s location, size, condition, and the current real estate market trends. The end result is a precise estimate of what your property could sell for in the current market.
The Importance of Home Evaluation Services in Toronto
Toronto’s real estate market is one of the most dynamic in Canada. With its diverse neighborhoods and fluctuating property values, getting an accurate home evaluation is crucial for homeowners. Here’s why:
Setting the Right Price: Whether you’re selling your home or just curious about its worth, an accurate evaluation helps you set a realistic price. Overpricing or underpricing can lead to missed opportunities or financial losses.
Refinancing: If you’re considering refinancing your mortgage, lenders will require a current home evaluation to determine the amount of equity in your home.
Investment Decisions: For property investors, knowing the exact value of a property is essential for making sound investment decisions.
Home Evaluation Services Across Canada
While Toronto is a hotspot for real estate, home evaluation services are equally important in other parts of Canada. Markets in cities like Vancouver, Calgary, and Montreal each have their unique characteristics and challenges. Professional home evaluation services provide a consistent, accurate means to navigate these markets, ensuring homeowners across Canada can benefit from expert insights.
What to Expect from a Home Evaluation Service
Comprehensive Analysis: A professional evaluator will conduct a thorough inspection of your property, considering factors like location, size, age, and condition.
Market Comparison: The service will include a comparative market analysis (CMA), which compares your property to similar homes recently sold in your area.
Detailed Report: You’ll receive a detailed report outlining the findings, including the estimated market value and factors influencing this valuation.
Choosing the Right Home Evaluation Service
When selecting a home evaluation service in Toronto or elsewhere in Canada, consider the following:
Qualifications and Experience: Ensure the evaluator is certified and has a strong track record in your local market.
Reputation: Look for services with positive reviews and testimonials from past clients.
Transparency: A good service will provide clear, understandable reports and be willing to explain their findings.
The Benefits of Professional Home Evaluations
Accurate Pricing: Avoid the pitfalls of incorrect pricing, which can delay sales or reduce potential profits.
Market Insight: Gain valuable insights into market trends, helping you make informed decisions whether buying, selling, or refinancing.
Peace of Mind: Professional evaluations provide peace of mind, knowing you have a reliable estimate of your home’s value.
Conclusion
Whether you’re in Toronto or any other part of Canada, a professional home evaluation service is an invaluable tool for homeowners. It ensures you have a precise understanding of your property’s worth, helping you make informed, strategic decisions. By choosing a reputable and experienced evaluation service, you can unlock the full potential of your property, navigate the complexities of the real estate market, and achieve your financial goals with confidence.

A Step-by-Step Guide to Achieve Your Dream Home In Canada
Realtor Advertising
For many individuals, it is a dream come true to have their own house. Whether you are a first-time buyer or thinking of an upgrade, Canada's real estate market is quite varied enough with lots of offerings.
With so much realtor advertising going on, it often becomes hard to know what’s the right way to get your dream home. Worry not in this guide, we are going through the steps of fulfilling your dream of owning your own home.
1. Financial Preparation
Budget: Decide on how much you are able to pay. Consider your income, current debts and monthly expenses. Utilize online calculators to compute your mortgage amortisation.
Credit Score: Credit score is a pivotal factor for getting a mortgage. Make sure you check your credit rating and rectify any issues.
Down Payment: Putting money aside for a down payment. In Canada, the minimum set for a home cost up to $500,000 is 5%. However, for the homes with the cost higher than that, the down payment will be increased.
2. Research and Location
Explore Cities: Canada has lively cities including cities like Toronto, Vancouver, Montreal, and Calgary. Research their real estate market, employment possibilities, and scenarios of life there.
Neighbourhoods: Choose the neighbourhoods which match your specific predilections, like nearby workplaces, schools, parks, and amenities.
Market Trends: Analyze local real estate trends. Is it a seller's or a buyer's market? Visit the agents and market reports.
3. Mortgage Pre-Approval
Lenders: To start the process, approach banks, credit unions, or brokers for pre-approval. They’ll scrutinize your financials and issue a pre-approval letter.
Interest Rates: Evaluate the interest rates and mortgage terms.Fixed or variable?Short-term or long-term?
4. Search for a Real Estate Agent
Expertise: A real estate agent knows the market, acts as your rep, and leads you to the destination.
Interview: Meet the potential agents. Ask them about their accomplishments, the stories they have to tell, and how they deal with people
5. House Hunting
Wishlist: Develop a list of must-haves and would-be nice-to-have items. Always look at the size, the plan, and the finish of the bedroom.
Viewings: Attend open houses and spend some time on site. Take notes on features, do a comparison, and contrast different brands.
6. Make an Offer
Negotiation: Together with your agent, prepare to make an offer. Since price, conditions (e.g. home inspection) and closing date are involved, reflect on them carefully.
Deposit: Suggest a deposit (normally it would be from 1 to 5% of the sale price when having the agreement) with the offer in.
7. House Condition and Valuation
Inspection: Get in touch with a thorough professional inspector. They will look at the state and condition of the property. They will check the structural elements, plumbing and electrical components.
Appraisal: But the lender needs to find out the exact worth of the property by hiring the appraisers.
8. Finalize Financing
Mortgage Approval: Once the offer of your purchase is accepted, the loan you have chosen should be finalised with the lender.
Legal Representation: Find a real estate attorney whom you can trust to take care of the legal matters in the sale/purchase of your home.
9. Closing Day
Paperwork: Make sure the dealing is registered, money is transferred, and you pay the closing costs required (e.g., land transfer fee, legal fees).
Possession: Get behind the wheel and start your amazing homeownership journey!
10. Post-Purchase Considerations
Utilities and Services: Use electricity, water, and gas facilities at your service and change your address.
Home Insurance: The best protection against the risks associated with home ownership is home insurance.
Enjoy!: Celebrating your accomplishment is the culmination of a long and hard journey, the easiest part is finally settling home.
Conclusion
Buying your dream house in Canada is a matter of considering and analyzing the options and engaging professional help when needed. Finally, follow through these steps. Within days you will be sipping coffee on your patio with a view of the Canadian countryside.

Buyers mistakes when buying homes for sale West Island
Buying property is an exciting time in anyone’s life. However, this is also the most stressful time as well. Especially if this is the first time that you are considering buying property.
The problem is that many buyers are making huge mistakes when buying homes for sale West Island. Mistakes that can cost them a lot at the end of the day. They might end up with a property that they can’t afford, or that they didn’t want in the first place. This is why you need to make sure that you know the most common mistakes that buyers are making. So, that you can avoid making the same mistakes.
They don’t consider all the costs of buying a home
The biggest mistake buyers are making, is that they don’t consider all the costs of buying a home. They think that the mortgage price is the only thing you are paying each month. And, they don’t calculate their expenses correctly. Meaning that they might not be able to afford the home after all.
This can lead to serious problems. You need to remember that when buying a home, you have utility bills, repairs, and upgrades that need to be paid each month. The mortgage premium isn’t the only cost.
Mistaken what is needed with luxuries in a home
This is a serious mistake that so many are making. They are getting confused between what you need in a home, with your wants and luxuries. You might need 4 bedrooms, but 4 bathrooms are a luxury. The swimming pool is also a luxury for someone on a tight budget.
You need to make a list of what you really need in the home. And, look at these things first, before you are looking at the luxuries. This is the only way that you can buy the right home for sale Montreal Canada for your family.
Looking for a home before applying for a mortgage loan
Many people think that you should look for a house for sale West island before you apply for the mortgage loan. And, most of the time people don’t get approved. This can be devastating to get the home of your dreams, but you can’t get an approved loan.
It is always best to get a pre-approved mortgage loan before you start looking for homes. Then, you know what amount you do qualify for. Making it easier to buy the home that wants, right away.
Trying to buy a home without using real estate agents
A mistake that many are regretting. Trying to buy a home without using real estate agents. To do this solo is hard, especially if you don’t have the experience in finding and buying homes.
A real estate agent knows where to find the home that you are looking for. They know how to negotiate and they have all the experience in real estate to ensure that you are getting the best possible deal. If you are doing this all by yourself you might end up buying the biggest mistake of your life.
Let anyone influence your final decision
This happens all the time. You are unsure about a certain home for sale in Pointe-Claire Quebec. But the real estate agent is trying to convince you that this is the perfect buy. That this is what you are actually looking for. Trying to convince you to change your mind.
Don’t let anyone influence your final decision. You are the person that needs to live in the home for years and you need to be comfortable living in it. You are also the person paying for the home. If you are unsure, don’t make any decisions on what the agent is telling you.
These are all mistakes that buyers are making when they are
buying homes for sale Montreal Canada . And, if you know what mistakes are commonly made, then you can avoid making them. Ensuring that you are really buying the best home for you and your family. There are many other mistakes that buyers are making, like not reading the contract before signing, but these mentioned mistakes are the most important ones to know and to avoid making yourself.

Why should you invest in real estate in Canada?
Buying a house or commercial space in Canada can be very beneficial for you if you understand their laws properly. To begin with, ownership of property in Canada does not need residency or citizenship. However, if you want to stay in Canada permanently, you must complete immigration requirements first. Annual tax reports are required by the CRA for non-Canadian owners of rental property in Canada (CRA).
Property Taxes
First, $200,000 is taxed at one percent, while the rest is taxed at two percent when purchasing a home in the province of Quebec. First-time homebuyers in Canada may be exempt from this program. Annual property taxes based on market value are also levied by municipalities. Schools are included in municipal levies. The data on a property's tax bill is widely available. A portion of your GST can be refunded if you're moving into a newly constructed or builder-renovated house for sale west island Montreal or in any other location. GST does not apply to resale properties.
Rental Property Taxes
Canada's Income Tax Act mandates that all rental income be taxed at a rate of 25 percent per year. Filling out Form NR6 allows non-residents to deduct 25% of their net rental revenue (after expenses). If the rental property is losing money, you can deduct the losses from your taxes. If you're a co-owner or a partner, the tax treatment of your rental or company revenue will differ. The operational and capital costs of renting a property are tax-deductible expenses. The latter option is more advantageous. Rental income cannot be reduced by the expense of renting furniture or equipment. Expenses for products that depreciate can be subtracted over time. Allowance for future costs of capital (CCA).
It is possible to deduct investment property taxes and the interest paid on mortgages, bank loans, and credit lines in Canada.
Putting commercial, residential, or Industrial real estate for sale Pointe-Claire
Non-Canadians who sell Canadian real estate face a 50% withholding tax. Those who make a profit from their investments must notify the Internal Revenue Service (IRS). A foreign tax credit can be claimed if the gain was taxed in Canada. CRA clearance certificates are required for non-residents selling Canadian property. With no proof of residency, a buyer could be held accountable for any unpaid taxes by the Canadian Revenue Agency (CRA).
If the home is your principal residence and you're a Canadian resident, you won't be subject to capital gains tax. It doesn't matter where you live, as long as it's where you spend most of your time. 3 For those who prefer a cottage or mobile home, this is an option. Each family is allowed to have only one principal residence at a time. Consequences follow from this need. As a result, you must decide which of your properties to categorize as your primary residence based on the number of capital gains. You may also consult with specific brokers in areas such as Montreal commercial real estate brokers.
Prorate capital gains if the property was not your primary residence for the whole time that you owned it. Taxable capital gains may result from moving from a rental to a primary residence. It is possible to delay this gain until the sale of the property.
Taxes on capital gains accrue when you leave Canada with appreciated Canadian assets. When a non-resident property owner dies or transfers property to a firm or a relative, this "deemed disposition" may also apply, even if no money is transferred.
Home equity
If you have equity in your Canadian home, you could benefit from a reverse mortgage or an equity line of credit (HELOC). If you're 55 or older, you can get up to 55% of your home's market value with a reverse mortgage. Tax-free and non-returnable. Long-term ownership of a home is an option for those who have saved their money and invested it wisely. Upon the death of the homeowner, or the sale of the property, the loan is paid back. 5
There is a second mortgage on your home that is used to secure your HELOCs. There is no penalty for paying down the principal at any time. However, lines of credit have a lower interest rate than unsecured loans, but higher interest rates than mortgages.
In general, property laws in Canada are fairly lax. Non-Canadian citizens can deduct property taxes and interest payments from their taxable income. Owning, inhabiting, renting, and selling property all have tax implications that should be understood before making an investment.

Real Estate Scene in Canada by Shawn Goodwin Ottawa
Hi, My Name is Shawn Goodwin from Ottawa, Canada. Real Estate Investing involves buying, selling, managing and renting real estate for financial gain. Many rich Canadians are investing in real estate in Canada to maximize their capital gains and for financial security.
To invest in canada, especially in Ottawa, you need to do some extensive research to know the current and the future opportunities for real estate investment. As a prospective investor, you should analyze the Ottawa Real Estate market closely to see which cities have the potential for growth in the coming decade.
The Ottawa property market, though reviving from a bit of a low period, is currently booming and it is the right time to invest in positive cash-flow properties here. Customer confidence is on the rise and the mortgage interest rates are quite low. This has created a positive environment for investors and perked up residential property sales this year.
The city of Ottawa has attracted the most interest of the Ontario land and buildings market. Not only real property investors but also home buyers, young and old alike are rushing in for their dream investment. There is certainly no shortage of opportunities in the present real estate market condition. Currently, it is expected that the price of residential property in the Ontario area could rise by 8% and more than double of that in Ottawa. In Downtown Ottawa, the prices of condos will be pushed from CAD $500 per square feet to about $1000 per square feet, making the city the seventh most expensive place in the world to stay in. The city of Victoria is also experiencing record sales in this quarter.
Montreal is another city growing fast in terms of the Ontario landed property market. With major infrastructure and transportation projects coming up, the city will experience explosive population increase and this is definitely a good indication for property growth. The other towns in the Ontario region which have a lot of potential in the landed property investment scene are Kingston, Toronto, Kelowna, Dawson Creek, Oliver, Fraser Valley, Maple Ridge and Pitt Meadows.
However, it is to be remembered that the free hold market is not an organised one; hence, the investor is expected to put in a lot of personal effort and time. The investor has to first locate the properties in which to invest, and then investigate and properly verify the status of the property, prior to purchase. He has to bargain hard and negotiate a sales price with the seller and finally, draw up a sales contract with the assistance of a land holdings attorney.
Real Estate Investing Forums can be a good way to get your land holdings queries answered and stay abreast of current market trends in Real Estate, Canada, like the right place to invest in, the correct prices to expect and most importantly, the right time to sell. Whether you are a new investor or a seasoned one, participating in real property investing forums offers opportunities to connect with likeminded people from all around the world and freely share strategies and experiences.
Contact Shawn Goodwin for buying and selling property in Ottawa, Canada.
