[ID: Close-up on whole spices including bark cinnamon, star anise, black cardamom, and mace in a granite mortar. End ID]
मीट मसाला / Meat masala (Nepali spice blend)
Nepali मीट मसाला or मिट मसाला ("mīṭ masālā" or "miṭ masālā," from "meat masala")—also called मटन मसाला ("maṭana masālā," "mutton spice blend")—is used to season various kinds of meat, but is especially common in marinades and sauces for lamb, as in खीको मासु ("khasīko māsu," "lamb curry"). In Nepal, meat is usually eaten for parties or celebrations, on feast days—such as दसैँ (Dashain) and ईद अल-अधा (Eid al-Adha)—and on weekends.
Meat masala is sold as a commercial product to make home cooks' preparation of meat quicker and easier. In some recipes, the spice blend is not listed as a separate ingredient, but is hidden within the list and prepared fresh with each dish: depending on the cook, some of the spices will be left whole and fried in the cooking oil, and others will be toasted, ground, and added later.
Making your own meat masala gives you more control over the ingredients than buying commercially, and ensures a fresher product. Keep some in your pantry to add to meat preparations including curries, dumplings, and chatamari, and to use in marinades, sauces, and braises; or make a batch ahead of a festival and use it as the seasoning base for dishes you prepare over the course of the holidays.

Ingredients
Spices for grinding
4 dried (3g) red chilis, or to taste (रातो खुर्सानी / rato khursani)
2 Tbsp (16.5g) cumin seeds (जीरा / jeera)
2 Tbsp (8.5g) coriander seeds (धनिया / dhaniya)
1 Tbsp (7g) green cardamom pods (सुकमेल / sukmel)
1 Tbsp (5g) black cardamom pods (अलैंची / elaichi)
1 Tbsp (8.5g) black peppercorns (मरिच / marich)
3-inch chunk (6.5g) Chinese cassia bark (दालचीनी क्यासिया / dalchini kyasiya)
1 tsp (2.5g) whole cloves (ल्वाङ / lwang)
1/2 head (2.5g) nutmeg (जायफल / jaiphal)
1 tsp (4.5g) fenugreek seeds (मेथी / methi)
1 tsp (2.5g) fennel seeds (सौंफ / saumph)
1 pod (1g) star anise (स्टार ऐनीज़)
1/2 tsp (1.5g) ground turmeric (बेसार / besar)
1/2 head (.3g) mace (जावित्री / javitri) (optional)
Look for cassia (cinnamon) bark that is rough and wood-like in appearance and does not curl naturally into quills: it may be labelled "cassia bark," "cinnamon stick flat," "desi cinnamon," or "dalchini flat" at a South Asian or halal grocery store.
Black cardamom pods may be labelled "kali elaichi" or "moti elaichi."
Spices for frying
2 medium (.7g total) tej patta (Nepal bay leaves) (तेजपात)
1 tsp (2g) ground ginger (अदुवा / adhuwa)
You may choose to leave out the spices for frying if you will be making a curry (and can fry them along with the rest of the aromatics). Include them for a preparation where the meat will not be fried in oil (e.g. momos, chatamari).
Instructions
1. Lightly crush nutmeg in a mortar and pestle to break in half. Crush cinnamon to break into a few pieces.
2. In a dry skillet over medium heat, roast chilis, black and green cardamom pods, and cinnamon until fragrant, stirring often. Set aside to cool.
3. Roast black peppercorns, cloves, and star anise for a couple minutes until fragrant. Set aside.
4. Roast smaller seeds (cumin, coriander, fenugreek, fennel), mace, and tej patta for a minute until fragrant. Set aside.
5. Remove skillet from heat. Toast turmeric and ginger for 30 seconds, stirring constantly.
6. Grind all spices together in a mortar and pestle or spice mill. Pass through a fine mesh sieve. Store in an airtight container in a cool place.

What other campaign souvenirs do you have with that badge you shared?
It's actually not a ton of stuff. I wish I'd been better over the years about collecting campaign memorabilia because I'm always jealous whenever I see someone who has a cool collection of things.
I have a ton of buttons and stickers from the Obama campaigns, as well as an Obama '08 yard sign that's signed by Obama. I have a stack of Clinton/Gore bumper stickers that I somehow held on to after all these years.
In 2000, I was young and idealistic and caught up in the excitement of the first Presidential campaign I was of legal voting age for, so I jumped on the Bill Bradley bandwagon very early on in the Democratic primaries. Most of you probably have no idea who Bill Bradley even was, but he was the 2000 version of Bernie Sanders once the legendary Paul Wellstone decided against running for President. Deep down, we all knew that Vice President Gore was going to be the nominee, but there was some excitement for Bradley early on even though he didn't win anything and was basically finished by Super Tuesday. I have some Bradley buttons and stickers, and I have an invitation to a Bill Bradley fundraiser that was going to be held at the home of Geoff Petrie in Granite Bay, a wealthy suburb of Sacramento. At the time, Petrie was the General Manager of the Sacramento Kings and he was a close friend of Bradley, so that was exciting for a 20-year-old basketball fanatic. (Oh...for those who really don't know anything about Bill Bradley, I should also note that not only was he a U.S. Senator from New Jersey, but before that he was star basketball player who won two NBA titles with the New York Knicks and is in the pro and college Basketball Hall of Fame.)
Other than that, I have some posters and a ton of buttons from various campaigns. When I lived in Austin and was regularly going to the @lbjlibrary I would often buy handfuls of the assorted campaign buttons that they sold in their gift shop. I don't know if they still sell them, but it was a huge collection from dozens of different Presidential campaigns from various decades. I think the oldest button I ended up with was for Al Smith's 1928 Democratic Presidential campaign. I'm especially fond of my Wendell Willkie button because it's always fun to mention Wendell Willkie. I got a bunch of Nixon and McGovern buttons and even got a Romney button, but it's not for Mitt -- it's for the unsuccessful campaign for the 1968 GOP nomination by his father, former Michigan Governor George Romney. I have a McGovern/Eagleton button from 1972, which is interesting because Thomas Eagleton was nominated as McGovern's Vice Presidential running mate at the 1972 Democratic Nation Convention and then dropped from the ticket for Sargent Shriver just nineteen days later. And of course, I got a TON of LBJ and LBJ-related buttons -- from the 1964 campaign which sometimes featured LBJ and sometimes featured Hubert Humphrey and sometimes featured both LBJ and HHH, and from the 1960 Kennedy/Johnson campaign.
Here are a few of them (the "We Shall Overcome" button is my favorite:)
Tumblr media
The coolest bit of political memorabilia that I have are a set of staff passes from the House Judiciary Committee's impeachment proceedings for President Clinton's impeachment in 1998, including one from the day that the special prosecutor, Kenneth Starr, testified. Former Republican Congressman James E. Rogan, who was one of the thirteen Republicans House Managers who actually acted as prosecutors during the Senate trial following the President's Clinton's impeachment, wrote a really great book called Catching Our Flag: Behind the Scenes of a Presidential Impeachment (BOOK | KINDLE) that I reviewed way back in 2011. In the book, Congressman Rogan (he's a Judge in California now) mentioned that he was a collector of political memorabilia and that he was very cognizant of the fact that he was playing a part in a major historical event -- which I mentioned in the review -- and I also noted that I respected how fair his book was despite the fact that he was a major political player in the impeachment and that he was so clearly from the opposite side of the political tracks than I am. His fairness actually resulted in President Clinton offering to help when Rogan was struggling to win re-election to Congress after the impeachment (which Rogan was grateful for, but turned down because it would hurt him more with his GOP supporters than any Democrats on the fence). ANYWAY...after I posted my review, Congressman Rogan contacted me and thanked me for the review and SENT ME SOME OF THE PASSES THAT HE HAD SAVED FROM THE IMPEACHMENT:
Tumblr media
Here's the review of Congressman Rogan's book from 2011 (go buy it). Here's a post where I wrote a little more detail about getting the passes sent to me (and about the whole idea of tickets to impeachment proceedings in general). Also, as I noted in that post, if you are a stalker or a hater, don't go to the address on the letter that Congressman Rogan sent me in that photo because I haven't lived in Texas since 2011. (Also, if you're a stalker who looks like Shakira or Tessa Thompson, just send me a message and I'll give you my address.)

Hardcore Rags to Riches (Molpe Style)
Realistic Rags to Riches, where you have to pay for EVERYTHING!
These rules are in progress, come join me here to watch my LP :)
How strictly you follow the rules is always up to you :) This is just an opportunity to play the game a little different (to make it a bit harder) 🙂
Tumblr media
Set up
start with a teen or young adult and no money 🙂
shift+ctrl+c -> “testingcheats enable” and then “money 0”, you can use the money cheat to remove money to pay for fees (see bellow) - “money NUMBER”
no other cheats, mods etc.
start on an empty lot, if the lot already has some challenges or traits you're not allowed to change it! You can add more if you want, but not get rid off anything (not even the ones you add yourself ;) ). You can decorate the lot anyway you want (like an abandoned alley etc.), but without things your sim could use (you can place benches, bins, grills, things which are normally found around the world - it depends on how easy/hard you want the challenge to be :)
any lifespan
easy = without ageing or on long lifespan, normal = normal lifespan, hard = short lifespan.
youtube
Rules
no sim joining the household can bring any money
if travelling from home, you have to pay these fees:
- inside one neighbourhood - free - to another neighbourhood - 25 simoleons - to or from Magnolia Promenade, Newcrest, Forgotten Hollow, Willow Creek - 50 simoleons - to or from Brindleton Bay, Evergreen Harbor, San Sequoia, Henford-on-Bagley - 75 simoleons - to or from Oasis spring, Strangerville, Moonwood Mill, Chestnut Ridge - 100 simoleons - to or from Glimmerbrook, Winderburg, Britechester - 150 simoleons - to or from Copperdale, San Myshuno, Tartosa - 200 simoleons - to or from Del Sol Valley, Sulani, Mt Komorebi - 300 simoleons - to or from Batuu, Selvadorada, Granite Falls - 500 simoleons - always pay the higher fee
you cannot buy anything from the B&B except from things sim can carry in their inventory (sleeping bag, laptop, guitar, toys…) until you own a lot
if you want to be fishing, you have to pay 50 simoleons for fishing equipment
you can have a sleepover at your friends house, but just one night (and day)
before you buy anything else (like a bed), you need to own a lot (you basically need to pay for the lot you started on once again) - you have to pay a fee of 100 000 simoleons (or move to an apartment)
if you want to build a house you have to buy a building permit with 500 simoleons, if you want to add any rooms, more buildings on your lot, pool, fences, anything you have to pay additional 500 simoleons every time you want to build something
you must have things to secure the needs of kids and animals before getting them - for example to have a bassinet, changing table, fridge if you want to bottle feed them, potty, toddler bed, some toys. For a horse, you need to have a horse bed, horse water trough, horse bed, big ball, and so on for other animals.
if any of your sims want to move out, you must move them into a pre-build house you can afford (and you have to pay for it - at least 5 000 simoleons),
you can move into an apartment before having money to buy a house, but you have to pay additional 300 simoleons per a room per a week
you have to pay for any food you get, unless someone else cooked it (for example, it’s ok to get food someone made on a grill, but if you want to get chips at the bar or to get a quick meal, you have to pay 5 simoleons for each.
if you want to change your sim’s outfit/outfits, you have to buy the clothes - pay 100 simoleons for each outfit  (except if you buy it in the game) - doesn't matter if you want to change just a hat or the whole outfit, doesn't apply if you want to just remove something. Pay 25 simoleons for a new new-born outfit (if you decide to change it)
if you want to buy furniture you have to either have handiness lvl 5 or pay additional 500 simoleons (for the delivery and installation of the furniture). After reaching lvl 5 of handiness, you need to pay just for the furniture delivery (100 simoleons) if you buy stuff under 500 simoleons in total (from 500 simoleons it’s free shipping :) ).
If you want to change the colour of something (furniture), you need to buy a new one.
for painting the walls you need handiness lvl 3 (otherwise pay 200 simoleons) and for changing the floor you need handiness lvl 7 (or pay 350 simoleons for the handyperson who changes it for you :) ).
if you want to buy plants to decorate your house (those from B&B decorations), you have to have gardening lvl at least 3 (otherwise they'd die),
if you decide to have a job, you must have a place to live first (either an apartment or a lot)
if you decide to start your own business, you must pay a 1000 simoleon fee for the administration, plus you have to pay an additional 25 000 simoleons for the lot you build your business on.
Skills stated above can be reached by any sim in your household, it doesn't have to be your founder (for example their partner or kids can reach handiness level 5 to get rid of the installation fee for the furniture :) ).
Goals
To finish the challenge:
+25 points = to have a house worth 1 000 000 simoleons with garden and animals of your choice
+25 points = to successfully raise at least 3 children, and successfully raise them to adulthood (for example get additional traits, maximise their skills, fulfil their aspirations, whatever you feel like is a success :) )
Bonus goals:
+1 point for a golden medal per each type of social event (right now it’s 21 in my game)
+10 points - every sim reaches the top of their career or earns at least 100 000 simoleons from their business, plus their employees must be fully trained.
+5 points - have at least 5 grandchildren
+5 points - purchase every lifetime reward
+1 point - get ambrosia for your founder
get an extra point for every skill you reach level 10 with any sim who starts at 0-3 skill points in this skill (for example you can count a sim who starts with 3 skill points, but cannot count a sim who starts with 4 when you move them in - like father winter, who has some skills already maxed).

What kind of vacations did they go on? 🏝️
When they were younger, their family was pretty well-off. So they went on quite a few vacations in different Sim Worlds. Often, they were accompanied by Lily and her parents, and sometimes even by their pastor and his wife and kids. They went to Brindleton Bay, where their mother and aunt were born and raised. Edward had even been thinking of buying a second home there, but that never materialized. Caleb, Lilith, and Lily would go play on the beach, and they loved petting the cats and dogs that appeared all over Brindleton Bay. Edward and Artesia loved the lighthouse...and woohooing in it. (Artesia herself had been conceived at that very lighthouse, and Every Sim Knew that the lighthouse was a great place to woohoo for a nooboo. And even if it didn't result in a nooboo, it was still great.)
They went to Sulani. They loved playing on the beach and snorkeling. They even befriended a friendly blue dolphin. However, Edward cautioned them to not talk to mermaids, or to eat any strange kelp they found. (Once, a classmate of theirs did, and she turned into a mermaid. They were told not to talk to her anymore.) Their parents also went there for their honeymoon, courtesy of Edward's mother.
They went to Mt. Komorebi. Lilith always wanted to climb the mountain. Caleb wanted to live there and draw the cartoons and comic books from there that he loved. (We've all been there, Cay.) They liked soaking in the onsen baths.
They went to Granite Falls pretty regularly, too. It was here that Caleb experienced a turning point where he became disillusioned with the Worshippers of the Watcher. To make a long story short, he witnessed his pastor stepping out of a dirty woohoo bush with a young (as in, barely older than Caleb and Lilith) woman who wasn't his wife. Against all the rules about not cheating on your spouse, not woohooing outside of a legally-defined heterosexual, monogamous marriage, and not doing groble things like woohooing in bushes that someone had just taken care of their Bladder Need in.

Using Eco-Friendly Options When It comes to Kitchen Remodeling in Pinecrest and Palmetto Bay, FL
Homeowners nowadays are all in for eco-friendly renovations when it comes to their houses. Whether a partial or complete renovation, every homeowner wants to give back to the environment. Thankfully, there are ways in which homeowners can introduce environment-friendly methods during home remodeling or kitchen remodeling in Pinecrest and Palmetto Bay, FL. If kitchen remodeling is just in its beginning stages, there are a few areas where homeowners can go eco-friendly. Following are some of the ways to make an impression in terms of long-term sustainability. Consider refacing the cabinets- Most homeowners will indeed look for new things around the kitchen. For example, it is common to go for new kitchen cabinets; however, it is better to consider refacing them to give them a new look. It is often found that if the old cabinets are sturdy enough, quickly refacing them will make them stronger and last for a long time. This is an eco-conscious design whereby one does not add to the landfill and also saves money. Opt for recycling materials: Homeowners should opt for recycled materials during the kitchen remodeling job. The recycled items can also be used for decor purposes around the kitchen. There are many innovative ways in which recycled materials can be used in the kitchen, thereby helping reduce the carbon footprint. Opt for Quartz or Corian countertops: Granite countertops are found in almost all kitchens nowadays because of their ease of maintenance and great functionality. Still, when looking for an eco-friendly choice, it is better to go with a Quartz or Corian countertop as they are far more sustainable and have a less environmental impact when mined. Quartz and Corian don't chip easily, are easy to maintain, and are long-lasting. Opt for energy-efficient appliances, fixtures, and kitchen lighting- During a kitchen remodeling in Pinecrest and Palmetto Bay, FL, investing in energy-efficient kitchen appliances, lights, and fixtures is essential. Before buying new lights and appliances, one should check whether it has the Energy Star Symbol. Dimmer switches to lights will allow adjusting the wattage, while it is wise to go for LED bulbs. LED bulbs might be expensive initially, but they last longer and reduce energy consumption. Also, the replacements are few. It also pays to throw in a new sink with faucets that come with a no-touch option. These faucets are convenient to use and also minimize water waste. Create a timeless kitchen with eco-friendly options- One plus point of investing in an environment-friendly kitchen is to reap benefits for a long time. Sustainability equals longevity. A sustainable kitchen has to be designed thoughtfully as it will stay around for a long time. This needs to remain functional and beautiful even after 20 years have passed. An eco-friendly kitchen will require fewer replacements and is generally accessible for everyone in the family. Remodeling entails work and substantial investment. Hence, it needs to be done carefully. A well-designed kitchen lasts longer and also helps make savings in the long run. It also adds to the overall property value.

*OUTDATED NEW VERSION AVAILABLE HERE*
Version 4.0 Fleuralia Save File ❤
Download link down below (please read entire post before installing)
This save file uses all EP’s, GP’s (not Journey to Batuu), SP’s and some of the kits (Country Kitchen, Blooming Rooms, Incheon Arrivals, Retro Fit and Industrial loft kits).
What’s new in this update?:
Tartosa has been completely redone, added multiple new lots (beach, multifunctional square, restaurant, family home), updated other lots (wedding venue, homes) and provided make-overs for the households.
All households that are currently living in the different worlds have stories, relationships have been adjusted to fit the stories, some have sentiments as well.
All empty homes have been furnished, you can now choose to buy it furnished or unfurnished. I chose to do this for gameplay purposes (no empty homes when visiting friends that moved into the empty lots).
Added multiple clubs
Added new households
Added multifunctionality to the Karaoke bar lot in Mt. Komorebi (library, gym and karaoke bar)
Added a Photostudio to the shopping street in Magnolia Promenade.
Blair’s wedding grounds have been replaced by a Nail Salon/Yoga Studio in Newcrest
The Crawdad Cathedral in Willow Creek is now a Wedding Venue lot and has been updated with buildmode items from the My Wedding Stories GP.
Other small updates to lots that malfunctioned during playtesting, to improve looks or add gameplay (you find these out while exploring).
Current Status of Worlds:
Finished worlds: Willow Creek, Oasis Springs, Newcrest, Magnolia Promenade, Windenburg, San Myshuno, Forgotten Hollow, Brindleton Bay, Del Sol Valley, StrangerVille, Glimmerbrook, Sulani, Britechester , Evergreen Harbor, Mt. Komorebi, Henford-on-Bagley and Tartosa (NEW!)
Finished vacation worlds: Granite Falls and Selvadorada.
Finihed other lots: Hospital, Science Lab and the Police Station.
To be updated: the Magic Realm, will either be included in a future update or on the gallery (OriginID: fleuralia)
What do you get with this save?:
For my save file all lots are either completely new builds (almost all) or renovations, ofcourse created by me. Exceptions: I have added the official builds for the releases of the Paranormal SP by Dr Ashley and the Dream Home Decorator GP by Deligracy to this save, since I thought they deserved a spot. These two are therefore not my own creations, credits are given in the description to Dr Ashley and Deligracy. Mt. Komorebi, Henford-on-Bagley and Tartosa lots are largely created by GameChangers. Most lots have gotten small updates, others are completely new builds by me.
All the townies had make-overs plus I added new families to spice it up a bit. Some of the townies are made by other creators, who are given credits in the description of the household.
Added plenty of community lots to give your Sims something to do (YAY!). Almost every world has one restaurant, but it also includes festivals that represent the four seasons (park lots) and a fully functional shopping street in Magnolia Promenade (toy store, bridal store and more).
I have added rental lots so you can go on vacation in more worlds. For example in Sulani, Willow Creek and Windenburg.
Other details:
As mentioned at the beginning, this save uses almost all packs (except Journey to Batuu and some kits). This means that if you download it without owning or installing most of the packs a lot of objects will disappear from the save, but if you are not bothered by this you can stil download and play in it.
I would love to add some households in this save created by all of you! Add your household under the hashtag #fleuraliatownies in The Sims 4 Gallery, you can add a storyline and world in the description but thats not obligatory. If I respond on your creation it means that I have incorporated it in the save for the next update.
Questions and supportive feedback are always welcome, you can reach me here via a comment on this post, an ask or through a DM 😁
How to make it work in your game:
Download the save file from the link below.
Drag it in your saves folder under: PC/Documents/Electronic Arts/The Sims 4/saves.
Change the numbers if you already have a save with the same name.
It should now show up in your game as: Fleuralia Save Version 4.0.
DOWNLOAD (SFS)
!!Don’t re-upload or claim as your own!!
Future updates will follow after each pack release (if it includes a world). The time the update will be uploaded after each release depends on how much I have to change and on my work schedule around that time.
Last but not least, enjoy and till next time! XX

Real Estate Investing With Jay Conner
Jay Conner:
This strategy is for building long-term wealth, right?
Well, a couple of questions to drill down a little bit. So when we’re fixing up a house, then there’s two kinds of rehabs, at least. There’s renovation, if I’m wanting to pull it in the MLS and get very top value… renovation. Then, there’s this thing called “rent-ovation.”
Corey Reyment:
I love that. That’s right.
Jay Conner:
“Rent-ovation,” Which means I may not put as much money or put as much, like, if I’m want to want to hold this house like forever, I may not want to put granite countertops. I may want to put Lowe’s or Home Depot countertops versus granite. I may not want to put the very top of the line LVP – luxury vinyl plank – if I’m going to be renting it. However, for the long-term, I’ve discovered luxury vinyl plank is going to outlast carpet any day of the week. So my question to you is in your strategy, you know, you’ve, you’ve got a lot of this going now. Do you rehab them quote, unquote, all the way as if you were going for top retail value or how do you approach it?
Corey Reyment:
Yeah, that’s a great question, Jay. Actually, we talk about this and we have a course on the BRRRR strategy as well. And in the course, we talk about number one thing. You can do the same strategy. I mean, really, if you’re going to put it on MLS and do the renovation, as you mentioned, I mean, the process is the same. It’s actually just a little bit quicker because you’re just selling the property and you’re offloading it. You’re not going through the refinance and that thing, or- And you don’t have to do the other “R” of renting it, obviously. You can just throw it on the market and sell it vacant. So you can skip a couple of those. But the idea is you’re creating equity and you’re creating a spread by doing this strategy. And not just going to say, I see this all the time, and this was my problem.
When we started, I didn’t know this strategy, I didn’t know this existed. So I found a real estate agent because that’s what I thought you had to do. And I thought that real estate agent must know everything about real estate investing, right? So, because they’re a real estate professional, I didn’t understand it’s a weekend course. And a lot of times they know how to sell a great Brent house, but they don’t know how to do investing in real estate. And then, and then you go get a conventional loan and you put 25% down and you leave your 25% stuck in this property for the next four years before you can ever get access to that again. Right? And so we went to go buy that first property and we had a deal under contract and we were going to have to put 25% down.
It was a duplex and that would have wiped us out. We had no reserves then. We had nothing left over and I’m like, “This is so depressing. This is going to take me forever to get out.” I wanted to get out of my full-time job. And I’m like, this is going to take me forever to get out of here, right? And then I’m looking at some of my friends that are in real estate investing. I’m like, “How do these guys have like 50 doors or a hundred doors? They must have millions of dollars for down payments, right?” And that’s when I started to dig deeper and understand this BRRRR strategy. But to go back to your original question. In the course, one of the things that I recommend everybody does that wants to get into this is hire good property management from day one. So bad advice I got from one of my good friends was you should manage your own properties when you first start so that you learn.
And yes, thanks, Jay, you’re shaking your head. Terrible advice. I wanted to punch my tenants in the face. I probably was going to end up in jail if I would’ve kept managing people because it wouldn’t have worked out very well. I’m not handy. I always joke these are soft office hands. I don’t know what I’m doing in fixing this stuff. It’s frustrating. And those are typically the people that you’re going to buy these discounted properties from. They’re the ones self-managing. Frustrated with having to collect rents, frustrated with dealing with tenants, evictions, all that stuff. It’s way easier than that if you just hire a good, professional property management company, and we’ve found the property management companies we work with, will handle all the rehab for us. So we don’t have to get in on these value-add projects and hire our own general contractors or do any of that stuff.
They take care of all of that for us. And typically what I’m seeing, at least in our market, is they’re doing this at a much lower cost than what the people who are trying to GC their own projects and know nothing about GC-ing a project. They’re spending because they are over-renovating these properties for what the market’s bearing. You know, they’re in a C-class property and they’re putting A-class finishes in it. And yes, you’re probably going to attract a better tenant, but your ROI is going to be terrible. And you’re going to eat up all that equity that you thought you had in that property. If you just leave it to a good, reputable, professional management company that knows the market and knows what is going to rent for what and what your ROI is going to be, you can be really hands-off. And they’re typically going to be able to keep your costs much lower than what you’re going to be able to do on your own, trying to figure it all out.

Sims Challenge Wednesday: Fallout 4
And for my second challenge -- one themed around the settlement-building mechanics of Fallout 4! Because that felt like a better fit than trying to do the main plot. . . here we go!
Fallout 4 Sims 4 Challenge
Premise: It was all going – fine, you suppose. Sure, you were living in an embarrassing imperialistic and xenophobic nation, which was fighting a terrible war with the other superpower over the last of the oil reserves in the world, but you yourself were doing good. You had a nice home in a little suburb, you could take advantage of personal domestic robots, you were getting enough to eat despite the food shortages – all in all, your life was pretty okay!
And then some asshole had to go and drop the bombs. By sheer luck, you’d been admitted to nearby Vault 111 mere minutes before the alarm sounded, and you made it there just in time. The staff there was very friendly too, telling you that your new life underground could start just as soon as you were decontaminated in these weirdly-cold pods. . .
210 years later, you wake to discover that:
a) you were totally lied to and you’ve been frozen for the past two centuries as part of some mad experiment
b) you are the only survivor of that experiment – everyone else’s pod failed, and a revolt by the security staff six months into your freezing means they all either died or skedaddled long before you woke up
c) oh, and the revolt was over dwindling food supplies, so you can’t even stay in the vault, you’ll starve
So out you venture into the world, to find – hmmm. People seem to be surviving, but they could probably use some help. Good thing you’ve got nothing but time on your hands. Time and the desire to make proper homes for the new friends you’re finding. Time to build a settlement and make it something this post-War world can be proud of!
Now if only you could shake the feeling you ought to be looking for someone. . .
This is a challenge loosely based around being the Sole Survivor of Fallout 4, specifically being the General of the Minutemen and building settlements. The goals are to build up the world of Brindleton bay from some ramshackle farms into a bunch of thriving settlements, create and manage a club for helping others and improving the world, and defeat the nasties that are making life harder for everyone else.
Packs required: Get Together, Get To Work, Cats & Dogs, City Living, Eco Lifestyle, Cottage Living, Island Living, Discover University, StrangerVille
Your Sim: Create your “Sole Survivor” in CAS. They can be a Young Adult or Adult, and have any traits. However, they are only allowed to have two outfits – a set of everyday wear (for everyday, formal, athletic, party, hot weather, and cold weather), and a set of underwear (for sleeping and swimwear). They will get more clothing as they survive out in the world.
Optional: Rather than start right out of the vault, you may play a brief one-week “pre-War” period with your Sole Survivor to gain some skills and whatnot. The Military or Law career is recommended if you want to follow the actual given backstories of the Fallout 4 Sole Survivors (Nate and Nora respectively), but you’re welcome to give them whatever pre-War occupation you like.
Their World: Set up the rest of the save file as per these guidelines:
Go to Brindleton Bay and wipe out all the existing architecture – you can keep the pre-made families, but not their houses. The apocalypse has happened, and the world has got to look the part! (If you really want, you can keep the lighthouse on Deadgrass Isle, but give a makeover to look wrecked.)
Pick one lot in either Sable Square, Whiskerman’s Wharf, or Cavalier’s Cove to serve as your “Diamond City” marketplace. This should include a small bar, a small clothing store, a grocery stall, a food stall, and whatever other stalls and vending machines you think your Sole Survivor could use to survive out in the wasteland.
In a different neighborhood to “Diamond City,” pick another lot to serve as your “Goodneighbor.” Build a lounge there (The Third Rail) with a bar, microphone for a singer, and plenty of seating. If you want, you can double up and have your lounge in the basement and put a little spa-type building (The Memory Den) up top. Feel free to throw in a goodies stall too.
All remaining mainland lots should be residential, and need to have the “Off The Grid” and “Simple Living” lot challenges enabled. You may enable other lot challenges or traits at your discretion (“Filthy” is recommended, given the state of post-nuke Boston in Fallout 4).
Pick two residential lots on the mainland (in different neighborhoods) to serve as “raider outposts.” Build up these lots to have three or four beds under minimal shelter, and off-the-grid compatible appliances. Each of these lots should have three or four Sims on it, all with either the “Mean,” “Hot-Headed,” “Kleptomaniac,” and/or “Slob” traits. Put all these Sims into a “Raider” club (you may choose your own gang name) and set their club activities to encourage them to “Be Mean,” “Fight,” “Swipe Items,” and “Sabotage Items.”
Set up the remaining residential lots with the bare minimum for survival: If the lot has Sims living on it, make a small hut for them to sleep in, with just enough beds for everyone, and one outhouse with a toilet and sink. No working lights, and they must have only a small fridge or cooler. If the lot doesn’t have Sims living on it, you can only have two beds maximum, and no food source at all. You can build whatever structure you wish there. Regardless of whether or not it is occupied, each residential lot must have a woodworking table, and an outdoor cooking station of some description. Other crafting items (candle-making, juice-fizzing, fabrication machine, robotics station, etc) may be placed at your discretion.
Choose an uninhabited lot for your Sole Survivor to start on – once they are moved in, set their money to zero.
Goals: Your Sole Survivor is looking to complete the following:
Build up every empty residential lot in the world so it can support at least five Sims, one pet, and one robot helper
Improve the occupied residential lots so everyone has adequate food, water, and shelter
Complete the Master Maker aspiration
Complete the Leader of the Pack aspiration as the “General of the Minutemen” and build up the club to full strength by befriending the other “settlers” in the world
Defeat all of the raiders in fights and force their club to disband
Rules:
Your Sole Survivor cannot have a normal job, as those just plain don’t exist anymore. They must earn their “caps” via selling things they have found or made (or, with the right traits, swiped) to other Sims, or via doing Odd Jobs for the people already living in the post-War society.
Your Sole Survivor is only allowed to purchase basic build mode items (e.g., walls and wallpaper, floors and flooring, roofs, doors, windows, columns), animal sheds, chicken coops, and basic pet supplies (food bowls and beds) directly from the catalog. Everything else must either be obtained by scavenging (dumpster diving for items or harvesting wild plants), building it themselves (making furniture at the woodworking table or using the fabricator), or “purchasing” it at the DC marketplace (either by genuinely buying it from a stall or visiting the lot and spending money on SOMETHING to represent a shopping trip). This includes clothing – you may either visit the marketplace once every three days to buy a new outfit for any category, or “scavenge” one by finding something that could reasonably contain clothing from a dumpster.
In order to increase the variety of their scavenging, your Sole Survivor may visit the Bramblewood of Henford-on-Bagley, or go on brief vacations to Granite Falls. Other locations depend on if you can make them look suitably post-apocalyptic (for example, creating a post-apocalypse Newcrest or Forgotten Hollow shouldn’t be too hard, but I think you’d be hard-pressed to justify San Myshuno!).
Your Sole Survivor must build up every lot in their world to the standards of a good settlement – enough food, water, and sheltered beds for all residents, along with power for items that may need it: Food is produced by farming crops and owning livestock. A small crop counts as 0.5 units of food; a tree or over-sized crop counts as one unit of food; a chicken coop with at least four chickens, a cow, or a llama counts as two units of food. (Yes, you are strongly encouraged to regularly trade animals for meat – or, if you feel bad, ingredients and produce.) You must have enough units of food to cover all residents (so a minimum of six). Water is produced by setting up dew collectors or water generators. Each dew collector or water generator counts as one unit of water. You must have enough units of water to cover all residents (again, a minimum of six). Sheltered beds are beds in an enclosed area with a roof. There must be one bed per Sim – you may use double beds, but they only count as one bed for one Sim! (Think of it as making sure there’s “spare beds” for anyone passing through who may stay overnight – Fallout 4 has traveling traders, after all!) Power is generated by generators, solar panels, and wind turbines – each provides one unit of power. You don’t technically need any power on your lots, but it will make your settlements happier if you can actually power things like salvaged TVs and computers.
Once a settlement is set up with all the basics, if it is empty, your Sole Survivor should go out and find homeless Sims to populate it. You may move the Sims in normally, or ask them to be roommates – though given your Sole Survivor will be moving to each settlement in turn to “renovate” it, it’s recommended you move in at least one Sim normally to look after everyone. Once you have all the human Sims, your Sole Survivor should adopt a stray cat or dog, then build a helpful robot to help with gardening, repairs, or generally just keeping people happy. Optional: If you have the Dream Home Decorator game pack, you may, at your discretion, allow your Sole Survivor to join THAT career and make use of it to renovate the lots of settlers who already live in the world. Given how buggy the pack is reputed to be, though, I’m not sure how much I recommend this! (Though I guess if you’re just willing to go room by room, since those gigs seem to work relatively well. . .)
Your Sole Survivor needs to form the “Minutemen” club to help out others in the wastes, by befriending other Sims living in the world and inviting them to join. The club’s required activities should include any of the activities from the following list: Be Friendly Tend Animals Tend Garden Fish Woodwork Work Out Build Robots Fabricate Objects Fight (Raiders)
Related, your Sole Survivor needs to get rid of the Raiders making life harder for the people just trying to survive in this world! Have regular fights between your Sole Survivor and their Minutemen versus the Raiders and keep track of the winners and losers – once each Raider has been bested in at least one battle, disband the club. Your Sole Survivor will then take over their outposts to turn them into functioning settlements. The Raiders themselves can either be moved out or rehabilitated and allowed to live in the new world so long as they don’t start too many fights.
Optional Hard Mode – Expand The Map: More space, more problems – rather than setting up in Brindleton Bay, set up in WINDENBURG. You are allowed two community lots to build up “Diamond City” and “Goodneighbor” in this instance, and a third of your choosing.
Optional Hard Mode – Join The Clubs: Your Minutemen are not the only faction out there in the Wasteland – there’s three others, and oh look, they all seem to hate each other. Set up three other clubs, one each for each of the mainland neighborhoods:
The Railroad – required activities “Debate,” “Hack,” “Be Mean (Institute),” “Be Mean (Brotherhood of Steel).”
The Brotherhood of Steel – required activities “Swipe Objects,” “Work Out,” “Be Mean (Railroad),” “Fight (Institute)”
The Institute – required activities “Build Robots,” “Use Science Objects,” “Fight (Railroad),” “Fight (Brotherhood of Steel)”
All members of these clubs should live and hangout on the same lot (The Old North Church and its basement for the Railroad; the Boston Airport for the Brotherhood (though if you think you can make the Prydwen, go for it); the CIT Ruins and the labs beneath it for the Institute). Make sure they all dislike each other, and make them all “invitation only” clubs. Your Sole Survivor needs to join all of these clubs, work toward becoming the leader of each other, then decide who stays and who goes based on your “ending:”
Railroad Ending – Disband the Institute and the Brotherhood of Steel once you’re the leader. Exile the members of each from the world.
Brotherhood of Steel Ending – Disband the Institute and the Railroad once you’re the leader. Exile the members of each from the world.
Institute Ending – Disband the Railroad and the Brotherhood of Steel once you’re the leader. Exile the members of each from the world.
Minuteman Ending – Disband the Institute once you’re the leader – at your discretion, the members may keep their lot, though they have to give up their basement labs and live in the ruins up top. The other two clubs may remain depending on how friendly their members are with your own Minutemen club. Check everyone’s relationships with each other – if the majority of either club hates the majority of the Minutemen, that club must be disbanded.
Given the size of this hard mode, I would recommend running it in tandem with “Expand the Map” above so you have more room to breathe with each club!
Optional Hard Mode – Automatron DLC: Create a placeholder Sim, get their Robotics up to ten, have them make a Servo, then kill the Sim and either let the Servo live on the lot alone or have them wander as a homeless NPC. In order to get access to the Robotics station, your Sole Survivor must find and befriend this Servo.
Optional Hard Mode – Vault-Tec DLC: One of your lots is not a traditional settlement, but an unfinished Vault-Tec vault! This settlement must be built entirely underground, and does not have any beds, water, or food when your Sole Survivor arrives. However, it does have at least three generators for power! Also, the first Sim you recruit to live there must have either the “Good” or the “Goofball” trait.
