Y/n didn’t know college could be so expensive, her job at the coffee shop on campus just wasn’t cutting it anymore. She needed to find something else to help pay for school and her rent.
She’s in her second year of uni, all the book costs and the rent for having an apartment so close to campus is outrageous. She tried to find a second job to help with the money problem she was currently having, but couldn't find anything that could work around her classes and coffee shop schedule.
Her best friend, Harry, tried to get her a job alongside him at his job, but again the schedule didn’t work for her and they couldn’t change it. So now, she's stuck trying to find something to do so close when she needs to pay her rent.
It was outrageous how much the rent was for a one bedroom apartment close to campus, it’s a thousand - some dollars a month just to be close to campus, but that’s including her light and water bill so she can’t complain too much.
Harry had offered to let her move in with him to cut down the cost, so she could save some money for school. But she declined because her boyfriend at the time didn’t feel comfortable with it, only to find out on their one year anniversary that he had been cheating on her for a while. Asshole.
Nothing has been said since, but she wished he would. Moving out of her apartment would help so much, but she didn’t want to ask.
Lost in her thoughts she didn’t even notice Harry walking beside her, as she walked across the courtyard to class.
“Why so glum” he nudged her in the side with his elbow, startling her out of her thoughts. She slaps in on the arm, chuckling, “Harry! Don’t do that!”
“You didn’t answer the question, What’s wrong? And don’t give me the ‘Nothing im fine!’ thing you do,” he says, mimicking a higher pitched girly voice, chuckling once he was done.
“Heyy! I don’t sound like that you twat!” you backhand his abdomen making him rub his stomach area as he grimaces in slight pain.
“But” she starts, “i’ve just been struggling again, i tried looking for a job but, just like last time the schedule didn’t line up with any of my classes or with when i was working at the coffee shop.” she says, huffing in annoyance.
Harry nods his head as she talks, listening to her, wishing he could help in some way. He tried before, but she turned him down, she didn’t even tell him why. He figured it had something to do with that cheating ex of hers.
“Y/n, if you need help, all you have to do is ask. I’ll always be her to help you in any way I can,” he tells her, his eyes flickering over her face, showing nothing but seriousness, a drastic change from his happy light hearted self he was just a few minutes ago.
She casts her eyes away from him, focusing her eyes on the pavement under her feet as she walks. She doesn’t say anything for a while, but eventually she looks up at him, tears filling her eyes.
“I know” she nods, “Thank you, Harry. You don’t have to, but thank you,” she says, the tears in her eyes threatening to spill down her cheek but they don’t get the chance as she wipes them away before they do.
Harry wraps his arm around her shoulder, pulling her into his side and placing a kiss to her head, “I may not have to, but i want to.” he mumbles into the top of her head.
Her arm wraps around his middle as they continue to walk to their second class of that morning, “Thank you.”
--------------
“You know what you should do?” Harry's friend Niall says as y/n, Harry, Niall and y/n’s friend Amy sit around a table in the coffee shop having lunch. Y/n quirks her eyebrow up as she takes a bite of her turkey sandwich, motioning him to go on.
Y/n had just got finished telling them about how she was in search of another job, and about how she needed the money to pay rent soon.
“You should do only fans, or p*** h**, they make lots of money and that way you get something out of it other than stress and tiredness.” he says, making her almost choke on her sandwich.
“W-what!”  y/n says just as Harry says “Dude! No!”
“What’s the big deal? Lots of people do it, and you don’t even have to show your face. You could even go by a different name!” Niall reasons.
Y/n was shocked by his suggestion, but she wouldn’t lie and say she was put off by the idea. Nobody would know it was her, and he did have a point about her not having to go by her own name.
She couldn’t believe she was actually considering this but, you have to do what you have to do.
“yeah uh” she clears her throat, “good suggestion Ni, but i think i’ll just stick with trying to find a job near campus” she says, chuckling as she takes another bite of her sandwich.
“eh, it was worth a shot,” he laughs, before the conversation steers to assignments everyone had to get done and ones they’ve already done.
After they all finish eating they sit around talking for a little bit before Y/n and Harry had to head for their last class of the day.
As they walk to class, Harry’s arm that’s thrown over y/n’s pulls her into his side, “You know Niall was coming from a good place, right. He didn’t mean to offend you or anything,” he says, making you look up at him with your brows furrowed in confusion.
“yeah , i know. I didn’t take any offence to it, but…” she trailed off, “What?” harry asks, motioning for her to continue as they walk past a group of people blocking the sidewalk.
“Would it be so bad? I mean he had a point about me not having to show my face or use my actual name” she said, her eyes flicking over his face for some kind of clue into what he thought of it all.
Harry doesn’t say anything for a while, it’s just as they were about to walk into their class that he pulled her to the side and let their other classmates go in first, “I don’t have a problem with it, it’s your body, you have the right to do whatever you want with it. If you decide that that’s what you want to do to make the money you need i’ll support you 100%, if not i’ll still support you, no matter what,” He tells her, looking into her eyes with nothing but seriousness splayed across his face.
Y/n nods, standing up on her tiptoes and reaching her arms around his neck, hugging him tightly, “Thank you, Harry. I honestly don’t know what i’d do without you!” she mumbles into his neck as his arms wrap around her waist pulling her impossibly closer to his chest.
“I don’t either honestly” he laughs, pulling away from her with a huge contagious smile across his face, only making her laugh and smile too.
“Come on, let's go to class,” he said, throwing his arm back around her shoulder and leading her through the classroom doors.
----------------
It was later that night, y/n couldn’t sleep. Her thoughts running wild with what could happen if she did decide to become a camgirl, or whatever it was called these days.
She was laying in bed, trying to find out more about what comes with being a camgirl, what she needed to do and what other people were looking to watch.
She had found a girl, her page consisting of videos showing off her curves and sexy lingerie, along with videos of her using toys on herself. All of the videos have over thousands of views, y/n decided that she would message the women who went by ‘daddiespet20’.
Rewrote her message so many times she lost count before she finally found what she wanted to ask and sent the message,“Hey! I’m y/n, i was wondering if you could maybe help me, i’ve been looking into getting into only fans. Could you maybe help me with some questions I have?”
She waited a while for a reply back, along with going down a tiktok rabbit hole, laughing at the stupid tiktoks Harry posted the other day. Her phone finally pinged with a notification, she quickly pulled the notification bar down to see it was a reply from the women she had messaged, “Daddiespet20: Hi! Yes ofc, ask away.”
She honestly wasn’t expecting to get a reply back, thinking the women must have thousands of people messaging her all day every day.
Y/n quickly wrote out a message of the main questions she wanted answered, “Thank you sm! It’s only a few questions, 1: does the amount you get paid rely on the amount of views you get on each of your videos?, 2: how did you gain your audience, and keep them interested in what you were putting out?, 3: Do you have any tips on where to start (seeing as I'm new to all of this)?”
The woman answers all of y/n’s questions with no problem, along with telling her some tips on how to get started and how to gain followers. The conversion ends after messaging back and forth for almost an hour, y/n’s walking away with all the information she was looking for plus more.
Talking to her really helped y/n come to the decision that this is what she was going to do, she was going to make videos of her showing off her body and pleasuring herself. Never in a million years did she think she would come to this just so she could keep a roof over her head and stay in school.
Now all she had to do was buy some sexy lingerie and some toys, well more toys. What? She’s not a prude!
It was getting late so she decided she would go to bed and figure everything out tomorrow, along with ordering her underwear and the toys online. She definitely didn’t need anyone from school seeing her by that stuff. God, she could just imagine the embarrassment she would feel if that happened.

Feed back is highly appreciated!! Hope you enjoyed 🥺🥰

Disclaimer: @upsidedownparker did some really amazing work recently on her fic WAHB and i’m in no way trying to take her work!!! this has been planned since chapter one and I’ve discussed it with her :)
Tumblr media
It felt like hours before the ambulance arrived, but in reality, it was only minutes. Those minutes consisted of Tom quivering and sitting hunched over on the concrete, rainwater soaking his black pants.
The car that had collided with your daughter had taken off at a fast pace, not even bothering to follow the basic road rules when turning the corner and Tom wasn’t even able to make out the licence plate, though he’d admit that it hasn’t been on his mind as he crouched down by his daughter, words scratching and clawing at the back of his throat.
Something about the situation didn’t sit right with him- of course a lot didn’t, but the car itself.
Rosie looked shocked, obviously terrified but her eyes didn’t move from the sky, dark grey clouds moving much slower than the heaves and grunts of pain that left her lips.
Her hands were grazed, little stones digging into her palms where she fell and fingernails slightly bloody and covered in mud dirtied her dress even more as they shook, right arm twisted at an odd angle and it made Tom screw his face up- despite having seeing this type of thing many times before. Her cheeks were stained with tears both old and new, a visible sign of the obvious pain that she was in and Tom wanted to scoop her up but couldn’t move- he felt frozen, like the rainwater was cementing him down and all he could do was watch as her mouth opened and she began to cry.
Rosie swallowed, the back of her throat burning as she tried to speak but it was a struggle. She wanted to look around frantically but everything hurt. Her back was hard against the concrete road, dress sticking to her skin but she licked her lips gently, tasting something warm and crimson.
She let out a choked sob, eyes squeezing shut. “Mommy.”
Tom shushed her, pushing a strand of curly brown hair away from her eyes, feeling her warm tears against his fingertips.
“Hey, she’s coming okay? She’s going to come soon.” He whispered to his daughter, trying to drown out the words of the lady from emergency services that he’d been talking to for the last two minutes.
“Mo-mommmy.” She sobs, eyes stricken with fear. She recognised the man, of course she did. He was the one that was nice to her and called her a badass but he most definitely wasn’t her mommy.
She lifted her right arm, wanting to reach out and grab something but she didn’t know what, she just knew she needed to hold something- only she was struck with pain, crying out as it somehow hurt even more.
Tom could no longer tell the difference between her tears and raindrops as he clenched his fists. He bit down on his lip at the sight of hot, red blood seeping through her teeth. He moves his phone, blocking out the speaker as the lady continues to speak to him.
“Someone help!” He screeches, scaring the girl slightly. His throat burned which was something the two shared. It ached and begged him to stop but he only continued yelling until two pairs of footsteps came out.
Cars pulled to the side and looked at the scene, some getting out of their vehicles and collecting around the pair and Tom hated it. He hated people viewing his daughter like she was some kind of- some kind of damn circus animal. They gaped and cried and whispered, and Tom wanted to tell them to stop it, but he couldn’t.
He should’ve scooped her up and put her on the sidewalk, resting her broken figure on a bed of grass instead of concrete but he feared that if he even touched her incorrectly then she’d break, entire body fall apart beneath his fingertips as she shattered like a piece of glass.
Rosie cranes her neck and spots her twisted arm, gasping for air that didn’t seem to be making its way into her lungs, Tom places her head back down on the concrete, putting his hand beneath her head so that she had something soft to lay on.
“Your mom’s coming, you hear? So is help but I need you to just lay back and look at me.” Tom speaks carefully, staring into her hazy eyes instead of those that peered on. In the distance he hears sirens, growing closer with each passing second.
Rosie nods as best she can and looks up at Tom, lips trembling.
Pairs of footsteps rush closer, two to be exact and Rosie almost jumps up when she sees’ her mommy, even in a large amount of shock and pain she still tries to get to you. It fails due to the pain erupting through her lower abdomen. Your hair was sprawled around messily, ponytail no longer existent. From the moment they discovered your daughter missing to the moment you saw a crowd forming panicked on the sidewalk your heart rate had accelerated. It was a gut feeling, mothers instincts.
You fall to the concrete, hitting the ground with such force that you were lucky your kneecaps survived the fall and the water immediately soaks your yoga pants, running through the thin material to your legs.
“Rosie- Ro.” You say, “Hey baby.”
You look her up and down, noticing the changes from the little grazes that lined her face to her arm that was twisted sickeningly and her breathes that were harsh, struggled. A set of fingers take your hand, gripping harshly to the point where her nails- as short as they were, dug into your hand.
“It hurts.” She cries, clinging onto your arm with her left hand.
While the drug situation had previously been your worst nightmare, this topped it easily.
“I know it does, but help is coming.” She nods, tears running down her cheeks and you run your thumb over her palm soothingly, even if it were only a small act. You look to Tom who sat on the other side of her, staring with wide eyes.
“What happened- what the fuck-”
He stops you, looking up. Between the two of you, it was clear that visibly you were more panicked, but on the inside, Tom was terrified. One of the daycare teachers try to clear the road, shooing away the viewers who send you pitiful glances.
“She was hit by a car, it was a hit and run. The ambulance is on the way.”
You nod, looking back to Rosie. “Look at me, Roo. You’re so brave.” You send your daughter the warmest smile you could muster up. “You’re going to be okay.”
“My arm hurts and I can’t- It won’t let me breathe.” She mutters, head drifting back, but Toms' hand remains. He tries to ignore the fact that his hand was slowly growing red, a small puddle of blood forming in his palms.
The ambulance pulls up, coming to a sudden halt a few meters away and you don’t drag your eyes off of your daughter who was almost oblivious, spending the time trying to wiggle her toes that were almost frozen in her shoes.
Your thumb continues to run soft circles. “Just take slow breaths, remember? Like I do when I freak out.”
Over exaggerating it, she takes a deep breath, air entering her lungs slowly- or so you hoped. She holds it for a moment before exhaling and you give her a smile, the paramedics rush over, two of them and you inch away so they can get in, but Rosie only whimpers and tries to get closer to you. You had to trust them with her- but really you wanted to hold her close, pull her into your chest and hope that’d be enough to fix all of her wounds.
The reality of the situation was that you had to trust Rosie with complete strangers, and it was harder to accept then you thought it would be. The next few minutes go by in a blur and you couldn’t recite it even if you raked your brain. But Rosie could. She could recite every word spoken to her by the paramedics, remember exactly how it felt to lay there in the cold and retell just where it hurt. Because even in a state like this, she was attentive.
“Who’s coming in the ambulance?” One of the paramedics ask, red hair pushed back neatly in a ponytail as she glances between you and Tom, who now stared down at his blood struck hands.
You look at him, hearing more sirens in the distance, red and blue lights flashing wildly. “I can’t, the cops-”
“Go, let me sort it.” He pushes, climbing off of the pavement, wiping his hands against his jeans and you blink away any remaining tears, seeing the crimson red that stained his pants.
“Are you sure?” You ask, knowing he meant both situations about whatever happened at the daycare, and with the hit and run.
“You know I can see to it, trust me and go with her, I’ll come down and send you a text when I arrive.” He says, despite the fact that he was doubly himself currently. But the last thing you needed was another thing to worry about.
“Tom-” You start, only for him to cut in.
“Go be with your girl”
Hesitantly, you nod and walk in the direction of the ambulance. While you do that, Tom walks towards the police officers. How he was going to deal with such a situation moments after seeing his own daughter hit and as injured as she was? you weren’t sure but climbed in the back of the vehicle where your daughter was already waiting.
You shake both out of fear, and because of the water that had soaked your clothing, both freezing cold and stuck in a panic of shock and take a seat where you were instructed, not wanting to get in the way. At the same time, you’re an arm's length away from Rosie whos sobs could still be heard.
“Mommy?” She struggles, pushing the hands of the paramedic away. “No!” She tells them again, not being able to see you.
“Yeah?” You speak up just loud enough so that she knows’ you’re there and Rosie stops struggling, craning her neck in the direction of your voice until she can see you from the corners of her eyes.
“I’m sorry,” She tells you as the paramedics begin to get to work. She struggles to see you, wincing as she has to strain her neck. “I-I didn’t mean to get hurt.”
You wipe away threatening tears with your already soaked t-shirt, heart beating erratically as she apologises. “It wasn’t your fault, okay? None of this was your fault.”
She tries to nod and does the best you can and you pull your phone out of your back pocket, going straight to your father's contact. You scroll right past Aidens, feeling bile rest easy in the back of your throat just at the thought of him. At that moment, he was nothing more then dead to you.

Tom walks through the hospital halls, wet shoes squeaking against the floor.
He always hated hospitals, especially since the last time he was here- nearly five years ago. But last time he was here for you, now he was here for his daughter. Still, the sight of you in the hospital bed, reasonably battered and stiff had remained in his head to this day. He could still remember your room number, and the colour of the balloons Paddy had gotten you as a ‘get well soon’ present- pink, yellow and blue.
The smell of disinfectant is enough to make him screw his face up, but Tom was surprised to see that the children's ward was much different. While he’d pictured white walls, white chairs and blinds- white everything to say the very least, he was surprised to see that it was in fact, reasonably colourful.
Toys lay scattered in the waiting room, cartoon pictures all over the walls and a tv in the corner plays what could only be a Barbie movie. He almost trips over a toy car, foot instead coming in contact with a plush toy as he makes his way to the front desk.
There were sick kids sitting around the room, some on their parent's laps coughing wildly, while some had casts or cried softly. Some looked sicker then others and it made him worry more about his own child and the case that she was in.
“I’m here to see Rosie Y/L/N?” He rushes out, fascination with the ward disappearing as his hands meet the edge of the counter. Suddenly he wished he’d bought at least a jacket considering his shirt was still drying and sticking to his abdomen in places.
The receptionist types the name into the computer without another word, typing away slower then Tom would’ve liked but he waits patiently, foot tapping away against the floor matching the sound of the clock ticking in the distance.
He runs his fingers over his thumb, the side of it to be more specific, near one of his most recent tattoos and manages to drown out the waiting room chaos for a moment. Rosie- Rose.
“No one under that name has been admitted.” She tells him with a thick American accent.
Tom tilts his head and curses, wondering if he’d gotten the wrong hospital, but quickly backtracks.
“What about Rosie Holland?”
The lady types away again, faster this time before glancing up at Tom, raising a brow at his frazzled state. “What is your relationship with her?”
His foot stops tapping, eyes widening slowly realising that she had his last name- of course she did though because you still had his and despite the situation, he feels a sudden wave of pride which was a change from the constant guilt he’d been feeling lately.
“I’m her father.”
Maybe he only used it because he had a gut feeling they were only letting direct family members see her, or maybe he said it because it was a mere fact. He was her father. Tom took great pride in the word, despite it being the first time he’d properly used it. But he still felt unworthy of it.
She passes over a visitors sticker and Tom slaps it on his wet shirt, “Room 209, floor two.”
He thanks the lady and continues down the hall until he reaches room 209, knocking first. Maybe he hesitated first, debating if seeing her straight away was the best thing to do. It was the first time he’d thought about it since leaving the daycare and now he was doubting himself.
Before he could stop himself he knocks, bruised knuckles hitting the door repeatedly and it swings open, revealing you and a sleeping Rosie, her head plush against the pillow, mouth slightly agape as a line of drool runs down her chin. A hot pink cast covered her right arm and it was the brightest thing in the room, gaining his attention almost straight away.
You look up, hair sticking to your face as you lift your head off of the kid-sized mattress they had provided your daughter with, smiling lightly when you see Tom standing at the entrance a little unsure of himself. Maybe at was an understatement to say that your heart sped up, but after today you looked at him as a hero- even if it was just while you were in a state of pure gratefulness.
“Hey, come in.” You say quietly, listening to the gentle snores that slip your daughter's lips. She sounded peaceful, a change from her consistent cries that had broken your heart only a couple of hours earlier.
Tom shuts the door slowly, making sure it barely makes a sound as it closes and gently pads over to the two of you. It didn’t take very many steps to reach you in the small, shoebox hospital room, dodging the little bed just a smidge too big for the small girl held together by bits of cast and watched carefully by white circles that stuck to her skin, watching every little detail. Waiting for a change.
Drawings were stuck to the walls from previous patients, a selection of stuffed toys lining the windowsill. It was much happier then the hospital rooms upstairs, but an uneasy feeling still settled in the pit of his stomach.
“Hey.” He says, grabbing a seat that sat against the wall and gently placing it down next to you so that he could talk without being too loud. He takes a seat close enough so that he can see the tears that stained your cheeks, bags visible under your eyes and the little baby hairs at the back of your head that were tucked beneath the mucky green hoodie.
He fits comfortably beside you, hands going to his knees instead of the side of the hospital bed.
“Here, my dad bought up some stuff including spare clothes so I don’t need this anymore.” You unwrap the blanket from around your shoulders, snuggling further into the sweat and leggings that your father had generously bought, glancing at the teddy that Rosie held under arms that he’d grabbed too.
“I can’t-” He tries to say, grabbing the woollen blanket only to hand it back.
You shake your head, placing it on his lap. “Tom, take it, please.”
He sighs, knowing you weren’t going to back down and despite the hospital room being warm thanks to the heaters, he was still cold. He wraps it around himself, suddenly engulfed in warmth.
“How is she?”
“She was in a lot of pain before she fell asleep, the doctor said that the painkillers would have kicked in by the time she wakes up though so that’s good.” You look away from your daughter, and instead over to Tom. “She broke her right arm as you can see by the- pink and they said that she took a good hit to the abdomen and did a few scans, there was no internal bleeding but a lot of bruising. She was so lucky she didn’t break her ribs, or puncture a lung but they still want to keep her in overnight, just to keep an eye on her head.”
Concern fills Toms eyes, despite knowing she was okay- or at least as okay as she could be after taking a hard hit like that. A white bandage was wrapped securely around the girls head pushing her curls hard against her forehead and a little spot of blood stained the back of the bandage. Tom forced his eyes away from the site.
“We’re so lucky. I’ve never seen her so scared before, you know?”  You finish, thumb running circles over her palm.
Despite knowing that her injuries for such an incident were only minimal, he felt nervous for the girl that lay still beneath the pooh bear sheets, fingers wrapped around the top pulling them up around her shoulder as she faced her mom, hot pink cast against her hip gently.
“She was so strong,” Tom says, finally finding his voice beneath layers of fear he’d been swallowing up to this point.
“She is.” You smile, eyes remaining on Rosie. “Now she just has to wear that until her arm heals.” There’s an awkward silence that settles for a few moments, before you turn to him in your seat, eyes hooded with stress and exhaustion. “Thank you- for being there for her, if you weren’t then It would’ve been a stranger.”
“It’s not that big of a deal, I just spoke to her.” He tries to tell you, pulling the blanket closer to his chest.
“She told me that. You know if you weren’t there and she tried to get up she could have more injuries then this?” You tell him. “You were there for her, I’m so grateful.”
“I just happened to be there, you know?”
The wind outside caused tree branches to scratch against the window, the awful weather making the day somehow worse then it already was.
The sheets shift as Rosie stirs, rolling onto her back and the two of you watch as she tries to open her eyes, lashes fluttering against her cheeks a few times before she successfully gets them open. Deep, brown eyes scan the room without craning her head too much, headache still vaguely there. She scans until she finds you.
Overcome with a numb feeling, she struggles to make sense of the room, focusing more on the fact that only just before she went to sleep she was in crippling pain, cheeks still puffy and eyes squinted from all the tears she shed. She was exhausted from crying, you both probably were.
“Mommy?”
“Hey.” You smile warmly, your voice no more then a whisper. You lean forward in the seat as she wets her lips. “You remember what happened?”
She nods, blinking a few times to adjust her vision and looks at the man sitting beside her mother with the hair that was like hers, the nice man that had found her when she was hurt. He stares at her, hands pulled up to his lips and eyebrows knitted together. He didn’t know what he was waiting for.
“Hello.” She whispers, suddenly feeling immensely shy.
Tom was shocked, but sits up in his seat, coughing lightly. “Hey.” He loosens his grip on the blanket. “How do you feel?”
“Head hurts.” She groans, reaching up with her left arm to scratch at the bandage and Tom’s quicker then you, taking her hand and placing it back down on top of the sheets. It was true what they said about kids hands being soft because hers sure as hell were and maybe it was weird of him to think that- but it was true.
His hand, purple and blue fading bruises sit on top of hers for a moment, the fading scratches and nail marks on her hand, and the few that scattered up her arm were visible and she lets out an audible gasp at the sight.
“Just like me?” She asks, voice slightly scratchy after just waking up.
He wants to tell the four year old that he got his marks from doing something different- something that was classed as bad and something that she shouldn’t even think of doing but can only nod his head, not wanting to turn this into a lecture about wrong and right when she was wounded and struggling to stay away.
“Just like you, see?” He holds his hand up and Rosie pokes the bruises, her mouth falling agape as she remembers getting little marks like that after falling off of her scooter, or bumping into a wall.
You watch them interact, Rosie somehow radiating both tiredness and confusion at the same time as the clock strikes seven pm. She places his hand back down on the bed, grabbing her teddy that was not leaning over the side of the bed and pulls him into her chest.
“The doctor said you can have your lollypop when you wake up, do you want it right now?” You offer, grabbing it off of the side table. The treat rustles between your fingers.
She nods her head gently, the bandage shifting a little as you unwrap the candy and hand it to her. It was raspberry flavoured, almost as pink as the cast on her arm and places the treat between her lips. Rosie seems to forget about the pain in a moment, instead of focusing on the flavours that were exploding in her mouth.
Dropping her teddy to grab the stick, she pulls it out of her mouth and shoves it in Toms’ direction, waiting patiently for him to grab it.
“Want some?” She offers, the lolly encased in her own saliva.
Tom tries not to screw his face up, her fingers already sticky around the candy and shake his head politely, declining the offer. “I’m okay, thank you though.”
“Mommy?” She hands it over to you, chubby fingers tightly gripping the stick and you shake your head as Tom had only moments earlier.
“It’s yours, Roo, you deserve it.”
She smiles and places it back between her teeth, pain no longer visible in the way she lay back against the sheets, fingers sticking to her teddy that she tugged tightly to her chest, the little dress she’d been wearing was in a bag in the corner replaced by a yellow hospital gown that hung below her elbows, pulled right up to her neck so that she couldn’t play with nor see at least some of the wires.
Tom pushes his seat back, the plastic scraping against the floors uncomfortably. Rosie snaps her head up, wincing as pain shoots through it and grips your hand a little harder. “I should grab a nurse, just to check up on things, you know?”
Tom glances at her little feet that were covered by the sheets, but he could see where they ended, nonetheless. His girl was so small, no smaller then most other four-year-olds but he wasn’t used to being around children so maybe he didn’t know that. Somehow he felt that the little girl in the hospital bed, as small as she was would quickly become his entire world.
“Yeah, good idea.” You reply, looking back to Rosie who was trying to break the lolly with her teeth.
Tom leaves the room, hand gripping the door handle harshly as he tugs it open. Any anger he’d been feeling, all of the frustration that had been replaced with concern and care while he was in that hospital room came back up like bile, his jaw clenching the second the door closed. He stepped out into the hall and leans against the wall, flicking out his phone.
Tom leans against the wall in the hallway, watching to make sure no one listening in before clicking Harry’s contact. He’s met with a familiar ringing sound which continues for a few moments before his brother picks up, not even getting in a hello before Tom’s speaking, his words quick and slightly mumbled as he hurries to get everything out.
“I need you to get Aiden Wilson, I’m sure you remember who that is.”
“Woah- Hello to you too.” Harry chuckles, fingers tapping against his older brothers desk. “Course I remember Wilson.”
Harry leaned back in the easily oversized leather seat, the fire crackling behind him and chucks the pen he’d been holding back down on the wooden desk. Of course his brother had left him with the paperwork.
Tom groans, rubbing his eyes out of pure stress, which was also evident in his voice and how harsh his words were. “This isn’t a fucking joke I need you to get Wilson and I need you to take him down to the warehouse.”
“What happened?” Harry questions, already notifying his twin brother who was only just down the hall.
“I’ll explain everything later but you were right-” Tom lowers his voice as two nurses walk past, turning to face the wall more. “We should’ve just done it.”
“Told you, didn’t I?” Harry remarks, never one to miss a good ‘I told you so’ moment.
Tom felt the need to shout at his brother but sighs deeply, glancing back into the hospital room through the small window that was available. He sees’ Rosie sitting up, talking to you about something and even smiling and feels a pang of jealousy and need to get back in the room.
“Shut the hell up and do it, he’s probably already on the run.” He instructs his younger brother.
“Can do. Anything you want us to do to him?” Harry would admit, he had been craving action lately and now that it was happening, he was beyond excited. Ready to get his hands dirty.
“Whatever the hell you want, just don’t kill him yet. We need to have a chat.”
“Geez, angry Tom is back.” Harry snickers, getting out of his seat and grabbing his coat. “See you later, boss.”

S’no Doubt
Singing ‘Walk Like A Big Penguin’ to the tune of “Walk Like An  Egyptian” does not improve one’s ability to traverse ice.
No need to ask me how I know this. You already get the picture.
It is quite wonderful to be living in a place where Winter seems more real than the citified version consisting of endless slush, sidewalk rage, and poor parking. Today is the kind of day I relish; clear sunny skies and precious few human sounds. An hour’s walk seemed like a great way to celebrate. But it is a little harder to appreciate glittering pastures and the tang of wood smoke in crisp air when you need to watch every step and not squash the dog if you misjudge one. My gawking time was reduced considerably and I only took one photo as I was preoccupied with navigating a frozen roadside, planting my feet carefully from one crusty bit to the next. My hiking shoes suddenly had glass soles. New dance steps were invented involuntarily and hopefully without witnesses to the crime. Only once did I actually topple, but at least it was on the opposite knee to the one I came down on first thing out the door this morning. Balance, even in bruises, is key. One small benefit of lifelong klutziness is that we become adept at  falling without serious consequence to anything more than the ego.
Friends and family were here on the weekend for a local skating event. Between races there was time for a bonfire and some backyard shenanigans involving perfect packing snow. The original idea was to have a snow creature contest, but somehow that morphed into one snow creature and one 8 foot edifice that began as two and sought to meet in the middle. Involved in this project were a civil engineer, a metallurgical engineer, an electrical engineer, and me. At one point I found myself atop a step stool, balancing 3 sculpted snow bricks in an attempt to complete the topmost part of a Gothic arch. The result was simply chunks of snow up both my nostrils and down the front of everybody else.  Much discussion and several other attempts over the course of 2 hours resulted in the decision to just stick boughs in the top of each side pedestal, weave the tips together, run a string of white lights around the whole thing and call it done. It made an arch that we could walk beneath, spanning the pathway to the fire pit. With pink cheeks and wet mittens we came inside to make snacks, drink wine, and admire our artistry from the warmer side of the dining room window.  I had a cracker topped with proscuitto and roasted vegetables halfway to my mouth when I noticed that our sculpture had an odd cast. Dusk was just starting and the lights wound up and around were glowing with a soft yellow. The 6 foot tall side pillars curved toward one another and, having been topped with snow balls, they looked distinctly...phallic. With a stream of yellow between them. I wondered aloud if we had somehow managed to manifest and immortalize in snow, an actual pissing contest. The one 4 foot snow creature to the side was packing a wooden pistol and an excited carroty nose. As you do.
The full crew arrived a couple of hours later for supper and games. It was dark out and our lighted archway, framing a cheery bonfire under a starry sky actually looked pretty darned magical. Or maybe the wine helped. Either way, burgers on the bbq and marshmallow sticks at the ready we had a fine time swapping yarns while the dogs chased among the trees. I learned that the way to cheat at making S’mores is to use chocolate digestive cookies on either side of the marshmallow instead of graham crackers and chocolate squares. Neat trick. One happily-warmed toaster managed to fit  peanut into the mix, creating a whole new taste sensation. In the dark. With alcohol. And sharpened sticks. No injuries. Even I didn’t fall down anywhere.
We awakened the next morning to lovely big soft snowflakes falling thickly, erasing any sharp edges from the landscape. Those of us who did not shower before bed still smelled of wood smoke and fresh air as we made a hearty breakfast and a second big pot of coffee. The scents of bacon and buttery toast communed with sounds of quiet appreciation and contentment. We lingered at the table, gazing out at the gauzy sky, shaking our heads and chuckling softly at the 8 Foot Wonder, the likes of which of our neighbours have likely not seen since their own hormone-addled high school days. We light it up every night.

Become an Outdoor Scientist If you like looking at trees, and bark, and the pattern of veins in leaves; if you are fascinated by clouds or the spots on a ladybug’s back; if you like to split open rocks and see what’s inside, then you are already an outdoor scientist. The best part is you don’t need any special or fancy equipment, you don’t need to remember a charger, you just need your eyes and the power of observation. Are there one or two sets of paw prints in the snow? Three or four kinds of birds having a conversation in a grove? What kinds of plants are strong enough to push their way through the cracks in the sidewalk? You may not always find the answer, but these are the questions an outdoor scientist asks about the world. As summer approaches, here are five projects and experiments to lead you on your scientific journey into the natural world. Make your own crystal One way crystals form is when magma, or liquid rock, begins to cool. Different kinds and colors of crystals will form depending on factors like the temperature of the liquid and the amount of time it takes to cool. It’s the same process with snowflakes, also known as snow crystals. You can observe crystallization up close if you leave a solution of water and salt out all night at room temperature. The water will evaporate, and the salt will crystallize. 1. Bring water to a boil in a pot (adults can help with this if you’re not allowed to use the stove yourself). 2. Stir in salt, adding until it no longer dissolves. The water should look almost clear with a few grains of salt swirling around (which means you’ve added slightly more salt than the water can absorb). 3. Transfer the solution to a jar. 4. Add a few drops of food coloring if you want to make colored crystals. 5. Tie one end of your string around the middle of your pencil and lower the other end of the string into the jar. The string should be long enough so that it almost touches the bottom of your jar. 6. Balance the pencil across the top of your jar. 7. Crystals should start to form in one or two days. Capture a Paw Print Dogs and humans go way back. Just as we evolved from primates, dogs evolved from wolves. Dogs were the first animals to live with humans. We call this domestication, which describes how a wild animal becomes our furry friendwatching Netflix beside us on the couch. Today, there are over 300 breeds of dogs, but even after thousands of years of evolution, a dog’s paw and a wolf’s paw are still so similar that you can’t really tell them apart. You’ll need: 4 cups plaster of Paris 2 cups cold tap water Instructions: Warning: Never completely submerge your hand or a pet’s paw in plaster of Paris, and remove it quickly while still moist. Plaster of Paris gets hot when it dries and you don’t want to get stuck. 1. Spread out newspaper on your work surface. 2. Place plaster of Paris and water in a plastic container, and use your mixing spoon to stir well until your mixture is the consistency of pancake batter. 3. Pour the mixture into the aluminum cake pan and smooth it with a spatula. Let it rest for an hour to set. 4. Place your dog’s paw (or the paw/ foot of any other animal) onto the mixture and press it down about ½ to ¾ inch — press firmly. Your dog will probably be more cooperative if you set the plaster of Paris container on the table and the dog on your lap. Remove dog’s paw and rinse thoroughly. 5. Allow the plaster of Paris to dry for 24 hours, and you’ll have a life-size keepsake of your pet’s paw. Note: If you don’t have any domestic or outdoor animals, you can always use a human “paw.” Measure a Tree You’ve probably learned that you can figure out the age of a tree by counting its rings, but each ring is really made up of two parts. One entire year is represented by a lighter band of a layer of tissue known as cambium and a thinner, darker band of cambium measured together. The light-colored band shows growth during the warmer, rainier months and good growth conditions. The dark-colored band shows growth during the colder months and difficult conditions. Trees grow outward, meaning that the center of a tree is the oldest part, and the outer rings the newest. The central core, or heartwood, is the strongest wood in the tree even though it’s no longer alive. Because human records of daily weather conditions only go back so far, trees serve as useful tools for scientists studying climate change. Trees often live hundreds of years and can tell us about weather conditions long before humans started keeping track. You’ll need: More information on tree growth can be found in “How Old Is My Tree?” by Lindsay Purcell, which you can find at purduelandscapereport.org. Instructions: 1. Measure the circumference (distance around) of your tree at approximately 4.5 feet from the ground with your cloth tape measure. 2. Use your calculator to divide that number by 3.14 (which is, approximately, Pi). 3. Multiply that number by the “growth factor” of your tree. The “growth factor” is an average estimate of your tree’ species’ growth over time. The International Society of Arboriculture has published a table of growth factor numbers according to tree species that you need to search for on Google or look up in a guide to trees to complete the formula for measuring your tree. 4. The result is the age of your tree. For example: If your silver maple is 20 inches in circumference, and you divide that by 3.14, you get 6.369. Multiply that by the growth factor (3) and get 19.108. That means your tree is approximately 19 years old. Make a Constellation Map The night skies have always been important to humankind, primarily as a navigational tool. Today, stargazing isn’t as easy as it used to be. The main reason is light pollution. When we think of pollution, we tend to focus on water and air pollution because they directly affect what we drink and breathe. But light pollution has long interfered with our ability to see the night skies in cities and suburbs. An exciting citizen science project that you can participate in involves capturing the night sky from where you live and sharing it with people across the globe to track light pollution. To take part, visit the website Globe at Night. You’ll need: Instructions: 1. Measure the circumference of your flashlight’s lens with a drawing compass. Copy the measurement onto cardstock with your pencil. 2. Cut out a few circles for different constellations. These should fit snugly over the lens and inside the lip of the flashlight (if your flashlight doesn’t have a lip, you can use tape to hold it in place.) It is important to leave a tab on the circle a little larger than a pencil eraser to pull your circle out of the flashlight’s rim. 3. Find images of constellations on the internet or in a book about astronomy. 4. Using your pencil, mark dots on your circles that look like your constellation images. 5. Using the points of your scissors, punch holes through the dots. 6. Insert one disc into the top of your flashlight. Turn on the flashlight in a dark room and shine it on a blank wall or ceiling. Enjoy viewing your constellation! Make a Pine Cone Bird Feeder Birds need four basic things: food, water, shelter, and a place to lay their eggs. For most common backyard birds in North America, such as the goldfinch, blue jay, robin, hummingbird, cardinal and sparrow, their diet consists of nuts, seeds, fruit and nectar. Ospreys, large coastal birds, like fish and will plunge into the water to scoop them up. Up the food chain: Herons like frogs, roadrunners like reptiles, hawks will eat other birds, owls like rodents and vultures will eat just about anything, including roadkill. You’ll need: String Pine cone (f you don’t live near pine trees, you can buy a pine cone at a local crafts store) Birdseed (can be purchased at a grocery or pet store) Plate Honey Butter knife (optional) Branch or other place to hang feeder Instructions: 1. Tie a string around a pine cone’s top so you can hang it up later. Pour about an inch of bird seeder on a plate, enough to roll your pine cone in. 3. Drizzle honey over your pine cone. (Do this over the plate to catch any honey that drips off your pine cone.) 4. Once your pine cone is covered in honey, roll it around in birdseed on your plate until it’s covered. You many need to use a butter knife to get into the nooks and crannies. 5. Hang your pine cone from a branch and move a safe distance away to observe the birds that come to dine. How much does concrete paving cost? Concrete And Paving Contractor services near Albuquerque NM: A number of factors will determine the overall cost of your outdoor paving job, specifically: Labor costs, which start at about $20 per square meter for a simple paving job, but can go up to $50 per square meter or more. Access and the terrain will have a significant impact on the cost of an outdoor paving job. If paving is done on a flat, level surface, work can proceed quickly, so will cost less per square meter than paving on a sloping surface. The style of paving helps determine the cost, too. FREQUENTLY ASKED QUESTIONS What is concrete made of? Concrete is made out of cement, water, and crushed rock (sometimes sand is used instead). The cement is a powder used to bind the concrete mixture. It’s a misconception that concrete and cement are the same things. In reality, cement is one of several ingredients used to create concrete.
What can concrete be used for? Unlike asphalt, concrete can be used both indoors and outdoors. For example, you may want a concrete patio to enjoy the summer days outside and a decorative concrete floor for your basement. Concrete can even be used to create decorative walls that look like natural wood, brick, or stone. A stamped concrete driveway can also be used to help you copy the look of natural materials at a lower cost to you. Concrete applications include: ● Commercial ● Residential ● Agricultural ● Municipal How are concrete and cement different? While often used interchangeably in everyday conversation, concrete and cement are two different things. Cement is a powder made from burning lime and clay. While cement is one of the main ingredients used in concrete, it can’t be used on its own to make driveways, parking lots, and roads.
How are concrete and asphalt different? Concrete is more versatile than asphalt because it can be used both outdoors and indoors. For example, you may decide you want a decorative concrete floor inside your commercial building. Asphalt, on the other hand, can only be used for outdoor applications. Concrete lasts longer than asphalt while needing less maintenance. While a concrete driveway can last up to 30 years, an asphalt driveway may only last 12 years. Keep in mind that you’ll still need to apply concrete sealer. However, you won’t have to seal pavement as often as you would with asphalt. Concrete is not only long-lasting, but durable enough to withstand heavy traffic. Many of our customers appreciate how concrete is durable enough to use on freeways, intersections, and other high-traffic areas without potholing.
What is decorative concrete? Our concrete experts are able to dye, stamp, and stain pavement so it looks like more expensive materials. If you have always admired the aesthetic of stone, brick, or wood, stamped concrete can let you copy this look at a lower cost. For example, a homeowner may decide to install a stamped concrete patio for less than what it would cost to install cobblestone. Decorative concrete can help improve the curb appeal of your home or commercial building, which is perfect if you plan on selling in the near future.
What is asphalt made of? Asphalt pavement mixes are typically composed of 5% asphalt cement and 95% aggregates (stone, sand, and gravel). Due to its highly viscous nature, asphalt cement must be heated so it can be mixed with the aggregates at the asphalt mixing facility.
How long will my new asphalt surface last? Under normal conditions asphalt pavement should last about 10 – 20 years. Pavement life can vary greatly depending on climate, base conditions, amount and type of traffic, and pavement maintenance.
What is the minimum temperature for paving? 50 degrees and rising is typically what we recommend as a minimum. There are other mitigating factors affecting the final product. This includes weather and material types being used.
How long should I stay off the new asphalt? Normally, 24-hours is all that is required to use your new asphalt surface. In very warm weather, we recommend staying off the fresh asphalt for 1 – 2 days, as the surface cools and cures.
What causes blemishing on newly paved asphalt? Power steering will blemish newly paved asphalt due to the pliability of the asphalt until it has cured. These are only surface blemishes and do not affect the structural integrity. The blemishes will work in with time. Pathways: a well-laid path is not only functional, it can also be a decorative element for your outdoor area. Patios: a paved patio area can help to extend your outdoor lifestyle and ensure you make the most of your home. Pool surrounds: paving around a pool also needs to be slip-resistant to ensure it is safe.
So how much will your paving project cost? Paving can cost anywhere from $40 to $100 per square meter. That figure includes materials and labor. A number of factors will determine the final cost of your job, specifically: ● The type of paving you choose ● The size of your job ● How much prep work is required, including levelling How intricate your job is. Different types of pavers are easier to lay than others. For example, 500mm x 500mm square pavers might be easier and quicker to lay than smaller, rectangular pavers. If you're adding contrasting border pavers, bricks need to be cut for a complex pattern, it will cost more than a simple paving job. A sloping driveway will usually cost more than a level driveway. For example, a plain concrete driveway might cost around $65 per square metre on a level surface, but the same concreting company might charge $75 per square meter for a sloping surface.

COST OF INDUSTRIAL PARK SNOW REMOVAL
Industrial Park snow removal services near Omaha NE: The cost of plowing your commercial parking lot will depend upon a number of factors; however, on average, the cost of commercial parking lot plowing is $138.75 per hour (low = $40.00 and high = $237.50). Keep in mind that sanding and salting may cost extra. Take a look at our Snow Removal Cost Report which will provide you some estimated prices in your local area.
Here are some items that will factor into the cost of your project:
 1. The size of your parking lot. The contractor will likely base their fee on the amount of time it will take to accomplish the job. The more surface area to plow, the higher the fee.
 2. Do you want the parking lot treated with sand or salt? Sanding and salting may cost extra. Be sure to coordinate with the contractor in advance if you have concerns about children or pets or you require organic materials. There may or may not be an extra charge for alternative materials.
 3. Do you want the lot cleared after a specific amount of snow, or do you want the contractor to wait until it stops snowing? The contractor’s fee may include repeated plowing after every so many inches of snow. This is often cost effective for the contractor because they are able to plow faster than if they simply wait for the total accumulation.
 4. Do you need the snow removed or melted? The cost for snow plowing usually covers the labor for pushing the snow to the edges of the parking lot which may render some of the parking spaces unusable. There will be an additional cost if you require the snow be hauled away or melted.
 5. Is there a cost benefit to pre-placing reflectors or snow markers? Gauging the area of the parking lot is often difficult without markers or reflectors. If the contractor is charging by the hour, the job may take longer if the contractor is slowed because the outline of the parking lot is not marked.
 6. Do you have a snow removal contract? It is often more cost effective to have a seasonal contract for parking lot snow removal rather than simply calling the contractor on an as needed basis.
 FREQUENTLY ASKED QUESTIONS
How to Find a Good Commercial Snow Plowing Company?
Are you a business looking for a qualified snow plowing company? This page is designed to give you the information to make an educated choice. Below is a compilation of the top snow and ice management industry practices and a list of questions you should be asking your current/ potential provider.
Does the company have commercial liability insurance?
Snow Plowing companies should carry at least 1 million dollar commercial liability insurance. In addition, an umbrella policy can cover any additional expenses incurred from accidental damage.
What backup equipment is included in the fleet?
The constant barrage of snowfall can take a toll on any vehicle. Be sure that the company you choose has plenty of equipment available to handle the job.
Is the equipment used adequate for your location?
Snow plowing a small parking lot can be done with a standard truck. However, larger lots may require an additional truck or even a loader to clear snow in an appropriate time frame. In addition spreading salt with a small tailgate spreader may work for some locations but others require a large dump truck to perform this task.
Can referrals for the company be provided to ensure credibility?
Snow Plowing is a service based industry right? Providing referral contact names, email addresses and phone numbers should be a must. Use this information to inquire how the company has handled service and resolved any concerns in the past.
Does your estimate include the entire parking lot or loading docks?
Be sure to clarify what areas of the lot are to be plowed and where snow will be stacked. If you have areas of concern such as loading docks inform the company upon initial contact. If you do not require the entire lot cleared this will allow for a saving in the cost of your contract.
Do you require sidewalk service including shoveling and salting?
Including sidewalk clearing and/or salting will increase the cost of your contract. However, paying for this service to be performed may save you in the long run. Paying employees to do such work takes away from their regular duties. Be sure to notify your potential snow plow contractor of such service needs.
Is salting/sanding included in your quote?
Salting adds an additional level of service to your agreement with a snow plowing company. If you have a high amount of elderly, children, trucks, or tow motors at your facility then salting should be a consideration. Avoiding potential safety concerns lowers liability and allows for your business to run smoothly and maximizes your concentration on what matters most.
What are your business location hours/shifts?
An office building that is only open from 9-5 requires less effort than a 24-7 manufacturing location. Be sure to clarify your business’s snow and ice management hours to eliminate any additional cost that may have been added or subtracted from your pricing.

Top Five Leasing Strategies for Independent Restaurant Owners
You have a business plan and found the perfect location for your new restaurant concept. Now comes the hard part: negotiating the lease and opening for business.
Here are the top operations and risk considerations that you should not overlook during the lease negotiation.
1. Tenant Entity
For liability reasons, do not list the tenant as a single individual. Pick a name for, and then form, the entity that will run the business and appear on the lease as the tenant. Unless there’s a licensing reason to incorporate (more on this below), the restaurant owner should be a limited liability company (LLC). This allows for more flexibility with raising capital from operating owners and “silent” investors, all referred to as “members” of the LLC. It also provides a clear outline of who manages the business, who gets certain decision rights over restaurant operations and major business decisions and what returns each member will receive once the restaurant is in the black.
An LLC also helps protect individual owners or members from personal liability from operations, such as slip-and-falls, although many landlords require a lease guaranty from a live person who controls the tenant. Any guaranty you give the landlord should be limited to a dollar amount “cap” or have a sliding scale reduction in liability over time.
If you plan to serve alcohol, before forming your tenant LLC and signing a lease, make sure to check the local liquor license requirements. Some counties have a local residency requirement for the controlling owner of an LLC liquor license applicant. This type of requirement can doom your liquor license application after you sign a lease, so it is imperative to determine in advance if a corporation is better for the tenant to ensure it is able to obtain the all-important liquor license.
2. Rent Commencement and Lease Contingencies
If you are still raising funds or obtaining a business loan to support the build-out and initial restaurant operations, push for either a “soft” commitment from investors or your bank, or a financing contingency in your lease (a termination right). If the termination right is not agreeable to the landlord, get a rent payment extension option. Be realistic though, as landlords are more flexible with restaurateurs who have successful operating experiences and great credit. A broker can assist in nailing down important lease terms up front and negotiating with the landlord or the landlord’s broker.
Tumblr media
Ask yourself: how long will it take to get funds in hand, design and construct the space needed to open for business, and get well past a soft opening? If you are pushing for a financing contingency, be prepared to set aside funds for a broker’s fee, as the landlord will not want to be out of pocket with the broker if the lease kicks-out, and the broker will not want to aggressively negotiate on your behalf if they think they will not be compensated for the effort.
You will likely need a few local and state permits and licenses to do build-out, acquire a certificate of occupancy and open for business. If your business plan includes alcohol, the liquor license is key. Have your application paperwork together so that, immediately after a lease is signed, you can submit everything to the various agencies. In certain locations, the prior tenant’s license can be assigned to you, as the new operator, which accelerates the process.
At the very least, it is imperative that the lease allows you to extend rent payment commencement for any delay in receiving all necessary operational licenses. Additionally, push the landlord for a lease termination right if you are unable to obtain the necessary licenses by a set date.
Whether this is your first restaurant venture or your tenth, it takes time for a new restaurant to gain traction in the local market, especially if it’s a new concept. Having a marketing and PR strategy in place before you open is crucial. Building a rent buffer or ramp-up period not only for a soft opening but also a market awareness period is just good business sense. Have a period of time “ask” in mind when starting lease negotiations, but be realistic about what cash flow your landlord wants to see and when, as they are underwriting their property carry costs with income from your lease.
3. Signage and Marketing
Depending on site location, the ability to install signage will vary. If your restaurant is opening in a shopping center, push for high billing on existing monument signs that are visible from the street and marquee signs with your logo. Determine up front if the shopping center allows logo marquee signs, as some are restricted in lettering, size and colors of permitted signage.
If your location is on a busy urban street, your window and door signs will be instrumental for helping pedestrian customers find you. Identify what you want to paint, post or hang, and make certain it’s permitted in your lease including tent, banner signs and awnings. Don’t forget the right to install a “coming soon” barricade during the build-out to create public anticipation for opening.
4. Operational Considerations
Your design team will make the interior of the restaurant consistent with your brand and the clientele you want to attract, but remember that the efficiency and success of your business will rely on the kitchen and food storage layout too, as well as having separate delivery and rubbish access. The lease should spell out exactly what parking and access rights you, your employees, vendors and customers will have, and specify, with a rendering if possible, where your loading/unloading and trash disposal areas are located and any sharing arrangements with other tenants. If you plan to use mobile icemakers, drink units or wait stations, expressly permit these in the lease, and make sure they remain your property at the end of the lease.
If you want an outdoor dining option for your customers, build this into your lease in advance. As this may add to your minimum rent rate, the landlord should be willing to represent that sidewalk or patio access granted in the lease is permitted by the shopping center and local law. Clearly specify in an exhibit the outlines of the outdoor area permitted to be used for food and drink service, what temporary barriers you may install, whether and what type of heating lamps or fans are permitted, and if you can leave furniture secured in that area when the restaurant is closed.
Tumblr media
For a shopping center or a building with multiple retail tenant spaces, the landlord may want the ability to move your restaurant to another space in the near vicinity, or a “relocation right”. Of course, this will depend on the size and type of the restaurant and your relative bargaining power. If you agree to a landlord relocation right, be aware of the impacts a relocation would have on your business, and make sure the lease requires the landlord to cover all of your costs to relocate, including any new marketing and customer informational signage needed.
The lease should provide clear information on permitted and required open hours. For instance, if you are opening a traditional steak restaurant, you may want to avoid being required to be open for breakfast or weekend brunch. On the flip side, if you are opening a diner, you want flexible (maybe even 24/7) permitted open hours.
If the lease term is more than five years in length, it should allow you to close for periodic renovations or concept changes, and of course a termination right in the event of major casualty damage that requires a prolonged restaurant closure or is not adequately covered by insurance.
5. Financial Considerations
Particularly if this is your first restaurant venture, consult with a restaurant business accountant or financial expert before or during lease negotiations. Someone with this expertise can help you ensure your business plan can be implemented in a cash positive, and ultimately profitable, way. They will look at your concept, the desired location, number of planned seats, table turns per shift, and anticipated menu and related food and drink margins, and then help you reconcile those with your anticipated food, drink, labor and insurance costs, as well as your rent obligations. This includes determining the right breakpoint if there is a percentage rent obligation and your obligations to the landlord for CAM (common area maintenance) expenses. The lease should provide flexibility to cure any payment delinquencies, ideally at least three times in any 12-month period, and to receive and potentially audit the landlord’s CAM expense allocations.
Lease negotiations can be stressful and there will be points on which you need to compromise. Try to keep in mind during the process that you and the landlord have the same goal for the site: a successful, long-term enterprise. But make sure your lease gives you the flexibility needed to operate to your plan and minimize the risk to you if it does not work out.

anomaly (pt. 4)
18+
Title: anomaly
Pairing: Reader + Jungkook
Rated: M (for coarse language, graphic violence and explicitly sexual themes)
Type: Covenant!AU
Part 1, Part 2, Part 3, Part 4, Part 5, Part 6, Part 7
Tumblr media
The second he slid his key into the lock, the gentle click of the mechanism reverberating between two of you and the front door of his massive house, you rocked back on the heels of your shoes, a tense knot in your gut.
Jungkook held the door open, glancing back at you as he entered. “What are you waiting for?” he asked, obvious to the rapid beats of your heart as he looked to you, waiting.
You swallowed the lump in your throat, quickly parting your lips to speak. They were flaky and dry, the moisture having escaped your body earlier, when you were sprawled on the sidewalk in a fit of shock and tears.
“The other members …” You began, the colour draining from your cheeks. “They won’t mind that you’ve brought me here, will they?”
He raised an eyebrow at you, almost amused at your concern. “What, have you never snuck into a boy’s house before?”
Your stomach flipped. “Uh, no. Is that a thing people do past the age of seventeen?”
“When you’re an idol and you live in a house with six other guys, one of whom who’s always on your case, yes,” Jungkook answered, holding his hand out to you. “It’s most definitely ‘a thing’.”
You glanced down at his hand, surprised to find that it was in a less than perfect state. His fingers were long and slender, and his nails were in nice shape, not too long, but he had a few cuts along his knuckles, as if he’d been in a fight of some sort. Suddenly remembering what he had told you about duking it out with Cameron in the café, you felt your stomach drop.
He’s hurt.
Thoughts in disarray, you accepted the hand he had offered to you, startled by how cold he felt as he helped you inside.
“You’re freezing …” You whispered to him, without thinking.
He clapped his other hand over your mouth, shooting a look to either side of the foyer as if he were a guard dog, trained to be on high alert. Without a word, he took his hand away, using his left index finger to motion for you to be quiet.
You obeyed, wheeling a look around the entryway of his house as he checked around the corner to make sure the coast was clear.
There were all sorts of shoes and coats and hats and umbrellas piled around in various corners. It was plainly obvious that you had entered the home of seven young men. Your apartment wasn’t exactly the tidiest place on earth, but it may as well have been a medical office compared to the BTS house. In all fairness they were probably too busy to clean. Even jogging their in the middle of night, there were BTS advertisements plastered everywhere in the city.
Only then did you come to terms with where you were and who lived there.
Jungkook came tiptoeing back just in time, nodding his head to the hallway, motioning for you to follow. You quickly slipped off your shoes, holding them in one hand before tiptoeing behind the young idol. He was a couple of years younger than you, and he certainly looked and acted like it, but he was also quite tall. You raced to keep up with his long strides, heart clenching fiercely as you heard the low rhythm of music echoing out from one of the bedrooms around the corner.
It was only as Jungkook halted you with one arm, that you glanced down, realizing you were still wearing his jacket. That’s why he’s so cold. Cheeks prickling with embarrassment, you forcefully shifted your attention back up, looking to Jungkook as he waved you forward a step, to where he was standing.
Suddenly attuned to the muffled voices, footsteps and rumbling melodies which poured in from nearly every direction of the house, you felt a twitch of nervousness in your gut, but you stepped forward nonetheless.
Your nostrils were quickly filled with the fresh scent of his cologne, and you instinctively closed your eyes, throat constricting just a bit as he leaned down to your right ear, his breath warm and minty.
“Listen, OP, Seokjin is in the kitchen right now, making something to eat. Any second now, he’s going to come out and see us,” he whispered, lifting his head to make sure everyone was exactly where he thought they were and then leaning towards you again soon after. “I’m going to create a diversion before that can happen, and when I do, I want you to run as fast as you can to the door at the end of this hallway and hide in that room. No one will look in there. We have an early schedule in the morning. I’ll sneak you out before they wake up. But you have to move fast … okay?”
You gave him your undivided attention, nodding despite the anxious twitches in your stomach.
Before he was able to reiterate the importance that everything went to plan, the weighted rhythm of footsteps against hardwood caught his attention. There was light trailing into the hallway from the kitchen, and the second it was flicked off, Jungkook left your side, dashing around the corner as you dashed forward.
Within that same moment, you found the door at the end of the hallway, and you slipped through it, soundlessly, the distant hum of conversation filling your ears as Jungkook distracted the eldest member of the group. For a brief moment you listened, immersed in total darkness with your ear pressed to the door.
As the voices drowned out, you leaned away from the door, quickly locating the light switch in the room. With one flick, your surroundings were revealed to you in the pale white glow of the bulb.
The walls were plain white, and the furniture, which consisted of a queen-size bed, a desk and a chair, was made of wood and coloured in a light, oak stain. You figured he had directed you into the guest bedroom. Granted, it wasn’t the most secretive of places but it appeared to be relatively comfortable.
With one look at the bed, the pale blue covers of which appeared soft, warm and freshly washed, you felt the fatigue wear down on you all at once.
You had gone from working on a school assignment, to clubbing, to nearly getting yourself killed in your aunt’s café, to this. Somehow, sneaking into the BTS house had been the least concerning thing you had done that night.
Suddenly exhausted, you nearly missed the click of the door as Jungkook ducked inside.
“Hey … sorry for taking so long,” he said to you quietly, causing you to jump out of your skin in shock as you spun around.
Heart beating fast, you just about forgot where you were. “I-it’s okay,” You uttered, turning away to hide the embarrassed flush of your cheeks. “So, is this where I’m going to stay tonight?”
Ignoring your little outburst, Jungkook nodded. “This used to be our manager’s room, but he’s on paternity leave so no one really uses this space anymore. Sometimes the older members bring their dates here but we’re promoting right now. No time for ... stuff.”
You followed along, glancing to the door as the sound of footsteps echoed in from the hallway. “You’re absolutely sure no one will think to look in here?”
Jungkook nodded. “Positive.” Shifting a look down at your attire, the light bulb in his head had abruptly turned on. “Oh, right. You need clothes to sleep in. I’ll be right b —”
“Wait,” You interjected perhaps a little too loudly. He released the doorknob, looking to you with question marks in his dark brown eyes. Briefly losing your train of thought, you spared a second to think. “I … I know you said I was in danger, and that I probably shouldn’t go home tonight because of that, and I believe you, but … surely I should warn my roommate. What if Cameron goes to the apartment looking for me? What if he goes to my aunt’s place? Sh-she has a newborn baby. If anyone is harmed because of me, I-I —”
“Breathe,” Jungkook instructed, swiftly. “It’s important that you keep calm.”
The rapid beats of your heart only grew faster, harder. “But — but —”
“You can’t overwhelm yourself or you’re only going to faint again … or worse,” he furthered, as if referring to what happened back at the café, the way you slammed Cameron down to the floor using strength you didn’t know you had.
Plagued by the mental image of him motionless, a pool of crimson under his head, you felt your stomach lurch and your forehead begin to drip sweat.
“What’s happening to me?” You asked, glancing ahead at Jungkook.
Hovering less than a foot away from you, he extended both his hands, palm up, as if inviting you to place yours on top.
On instinct you accepted his hands, surprised to find them warm now, almost comforting.
Slowly, he intertwined your fingers with his, and he breathed in, releasing every intake with you, gradually calming you. Your eyelids soon fell shut, and you suddenly felt as if you were sleeping … dreaming.
There was a forest — trees as high as the clouds, grass as green as you had ever seen, and a small cabin. For whatever reason, you felt as if you had been there before but you knew that not to be the case. When you went camping as a kid, you had only ever slept in tents. Never a cabin. You knew you were only imagining it, conceiving it with your mind, but it felt so real, as though you could smell the freshness in the air if you breathed in hard enough, as though you could physically reach out and touch the trees, the grass, and the tiny brass doorknob leading into the cabin.
The second you thought to try, you felt your stomach clench and your heart begin to pound, fast and hard, your body frozen in shock as the cabin burst into bright, violent flames. Shaking from the inside out, you squeezed your fists, and you were startled as Jungkook squeezed back.
Suddenly, as if waking up from the depths of a nightmare, your eyes shot open and you sucked in a lungful of air, Jungkook standing right there in front of you, looking at you as though he knew exactly what you had just seen … as though he had seen the same thing in the same way, perhaps at the same exact time.
On instinct you tore your hands, backing away from him. “What the hell did you do to me?” You demanded, quietly as to not be heard by anyone but him, your eyes the size of slits, pooling with a blend of fear and uncertainty.
To your surprise, Jungkook kept his distance, acutely aware of how delicate of a situation the two of you had landed yourselves in.
“It wasn’t just me,” he explained, looking to you calmly but firmly. “It was you, too.”
“What are you talking about?” You blurted, raising your voice a little higher. “A-all of this weird stuff has been happening and it all started when I saw you on the train the other night. What  are you?” You felt your chest contract at Jungkook stepped forward, probably to get you to be quiet. Before he could say or do anything, you backed up again, peeling your lips apart to continue. “What the fuck do you WANT? Better yet, why have you been following m —” Bumping into the bed, your body froze, this time for real, and your eyes flew wide open as Jungkook raced forward, clapping his hand over your mouth, again.
“Shut up,” he interjected, clearly afraid of getting caught by the other members. With one glance at the door to make sure the coast was clear, he shifted his gaze back to you, the fear in his eyes only partially melting away. “Just shut up for a second and listen.”
You were in no position to argue, nor to do anything other than stand there, his hand clasped over your mouth, hoping he wasn’t going to flip a switch on you like Cameron.
Sensing your trepidation, Jungkook hesitantly released you, but he was still very close, his every breath tickling your little baby hairs.
“That cabin you saw,” he began. “It exists in the real world. I’ll take you there to prove it.”
You felt your chest rise and fall inside your clothes as you tried to inhale and exhale, calming the tense, anxious twitch in your gut. “How do you know what I saw?”
There was an empty, the distant winds outside filling the silence before he tentatively spoke.
“I know because I’ve seen it, too. As have the other members,” the young idol explained, sparing a moment afterward, as if waiting for you to freak out again. When you didn’t, he carried on. “It-it was where our parents used to meet. It was where they used to practice.”
“Practice …” You whispered back, distantly, question marks in your eyes. “Practice what?”
Jungkook chewed his bottom lip, contemplating how to say the rest, as if he, himself had trouble believing it sometimes. “You know how you slammed Cameron down to the floor with strength you didn’t know you had?” he asked, earning a single nod from you. “That’s the sort of thing our parents used to practice in that cabin. Strength, speed, agility, everything there is that makes us who we are. Granted, you’re kind of a late bloomer, but I can probably teach you the basics if we started s —”
“My parents are dead.”
The words slipped through your lips so quickly, you had to consciously remind yourself they had actually come out, they weren’t just a thought.
“Whoever — whatever — you think I am, you have the wrong person,” You uttered to him. “My parents have been dead for almost my entire life. They’ve never been to that cabin, and what happened to Cameron was an accident. In fact I-I should have called the police on the spot. I-I could have saved him if I had just called the am —”
“Y/N, please, just listen to me. I know this all sounds crazy, but I’m telling the truth. You’re bound by the covenant, just like me, and it sucks, but if you keep letting your powers fly off unhinged, you’re going to hurt y—”
“The ‘covenant’? What the fuck are you talking about? What are you SAYING?”
“It’ll all make sense once I take you to the cott —”
“No, no, you need to STOP this right now! You’re not taking me ANYWHERE!” You shouted, having had enough of the crazy talk, shoving past him as you raced to the door.
Without a word, Jungkook chased after you, grabbing you by the wrists and spinning you around just as your fingertips grazed the doorknob. The back of your head thumped against the door and for a brief moment you felt dizzy, shaken and out of breath. You slowly came to, Jungkook’s tall outline filling your senses as he hovered a few inches away from you.
“If you leave now, you’re only going to get yourself killed,” he voiced to you plainly, clearly, as if he were speaking the concrete truth. “I’ve already chased after you once. I won’t do it again. Walk through that door and your fate will be in your hands and yours alone.”
You could see that he was serious, that he wasn’t just fucking with you, that for some reason he truly believed your life was in danger.
And yet, the second he released you, the cool air of separation ghosting over your naked wrists, you did exactly as he instructed you not to and you walked through that door, crossing paths with no one as you quietly ducked out the house with his jacket still on.
Yoongi slid a finger between the blinds, watching as the girl from the café jogged down the long, empty driveway, across the street and out of sight. Deep down he knew Jungkook had been onto something the other night, when he had called saying he saw a strange girl on the train. As much as Yoongi would have liked to confirm the suspicions, he knew he couldn’t. He knew Jungkook was better off not knowing, hopefully forgetting this girl and what she represented.
Unfortunately, they were past that point now. He had followed Jungkook out of the house, and he had seen everything he needed to see in order to know … she was one of them.
The eighth.
The missing piece to the puzzle.
The one that should have fit, but didn’t.

BALI
There are about 400 other things that I should be doing right now instead of writing a blog post including lesson planning and organizing my upcoming scuba diving trip with students buttttttt here goes nothing. I just had a week long Holiday from school and traveled with 7 of my ETA friends to Bali, Indonesia. It was so nice to get out of Malaysia and experience another new country and culture. Before I dive into my week let me give you a little info about Bali aside from what it's known for (beaches, yoga, finding youself, etc). The majority of Bali practices Hinduism (most easily identified by Ganesh-- the elephant idol) and speaks Bhasa Indonesia which is very similar to Bhasa Malayu. All around Bali there are small temples where people make daily offerings at to spirits to keep them safe and in good graces. Offerings can range, but typically consist of a banana leaf made into a bowl, which is then filled with flowers, incents, and sometimes a small cracker. These little offerings are legit everywhere. From on top of a trash can, inside someones car, on the sidewalk, you will see them. Magic mushrooms were legal until about 2 years ago in Bali. This might have something to do with why so many people 'find themselves' -but who knows for sure. The people are all extremely welcoming but not as curious about you as there are so many other white people. You're just another orung puti to them. We started the week off in Canggu, a small quiet beach town on the southwest coast of Bali. For people back home, the town was like Myrtle beach and Marthas Vineyard had a baby. Some super bougie boutique shops paired with 'crappy' (by Bali standards) beaches. We stayed at this beautiful Hostel called the Farm Hostel which had its own pool and large futuristic beds that we kept referring to as pods. We settled in and explored Canggu and blew our tastebuds minds (as we have only been eating fried rice for the past 3 months) with dedicant breakfasts and lunches. Truly balling out- ha. After our two days of exploring we moved on to the bulk of the trip which took place in Ubud. Ubud is the cultural center of Bali. Located about an hour from the nearest beach it attracts less tourists interested in instagramming the white sandy beaches. Here we stayed in a beautiful Airbnb known as the BliBli villas. The owner was beyond attentive and greeted us with glasses of fresh squeezed juice out at our own personal pool. To enter the villa you had to walk across a Koi pond which had floating steps in them. There were 4 bedrooms with beautiful beds and feather pillows and bathrooms fit for royalty. We spent a good amount of time at the airbnb lounging by the pool and drinking- but also got to see some really cool things in town. We started off the morning with going to the Sacred Monkey Forest which is a bunch of temples with monkeys everywhere. They had no problem jumping on you and trying to steal everything out of your hands and packs. Martin actually got bit by one and after some googling it seems like he should be fine?? (I'll keep you all updated). We then went to some markets, which were extremely overwhelming, to get some gifts for our mentors back in Malaysia. The group split up and the boys went back home to hang and nap while the girls went on a trail walk in a rainstorm! I was also fortunate enough to be able to celebrate my birthday in Bali! It was a day of TREAT YO SELF. At 6:30 am we were woken up by the whole house shaking, which I thought was Janna or Betsy rattling my door, but it was an earthquake. And not just any earthquake.... it was a 6.4!! I pretty much slept through the whole thing but some people were so rattled that they stayed up. A few hours later we went to yoga at the Yoga Barn. This was so cool as the studio was in a treehouse and was a meditation focused class. We listened to the sounds of children laughing at a nearby school, the heavy chords of the piano music playing over the loudspeaker, the chirping of birds in the treeline, and our own breath. This was an amazing way to start the day off and began to understand more why people think Bali is so restorative and rejuvenating. After yoga, we went to a Mexican restaurant and had REAL MEXICAN FOOD. It had been so long since i've eaten guacamole and didn't realize how much I missed it. I stuffed myself with nachos and a burrito and was happy as a clam. We had to hurry back after lunch to make our appointments for our massages which took place in our beds at our Airbnb. Once we arrived back, 5 massage therapists rolled up and took each of us into our own rooms. I had an hour long balinese massage for about 12USD-- absolutely incredible. While 5 of us got massages Janna and Betsy got poolside pedicures while sipping on drinks. We hosted a bday party for me later that evening and about 20 ETA's, who were also in Bali, all came over to hang out. Our Airbnb explicitly said no parties or guests but when the owner learned it was my bday all bets were off. He said he only had one rule for the evening and that was no pool water in the Koi pond....... We stayed up late celebrating and they even got me a gift. I had been wanting a hammock and all of my friends pitched in and surprised me with such a super cool one- can't wait to try it out at the next tip of borneo trip. It was definitely a birthday for the books and feel so special and grateful for everything everyone did for me. Hungover and exhausted, we left Ubud and had the longest road trip ever to Uluwatu. This town is where all the iconic Bali beaches are located and it definitely lived up to its reputation. We went to two beaches during our stay and even rented motorbikes to bop around. One beach we had to crawl through a cave to get to and the beach was super private and even had a giant shipwreck on it further on down. The second beach we went surfing at and spent the day laughing and swimming in the crystal clear water. Later that evening we motorbiked over to watch the sunset at a famous temple right above the ocean. Surrounded by monkeys, tourists from all around the world, and my friends who made the trip so special, we watched the sunset drop into the ocean and with that our vacation came to a close. It was a long travel day back to Malaysia, which started promptly at 5 am, but it was so worth it. I look forward to our next trip together (which is in 2 weeks to Taiwan). Really feeling lucky and appreciative of all the unique opportunities I have and the cool people i've met along the way. Signing off, Cikgu B

Homie’s Top Tips for Selling Your Home During the Winter
The thought of selling your home can be overwhelming. There is a lot to consider, like finding and working with a real estate agent, determining market value, deciding what you need to do to sell your home in a timely manner, and even settling on the right time of year.
As a result, many homeowners become overwhelmed with making repairs, painting, and sprucing up curb appeal to attract buyers. Although there is a lot a homeowner can do to attract buyers and increase their chances of a sale, there are some things out of their control, such as the season.
Many homeowners who are under pressure to sell their homes in a certain amount of time might not be able to control the season in which they need to put their homes on the market. In fact, statistics consistently show that spring is the ideal time of year to sell a home, but what if you have to sell your home during the winter?
Winter home selling isn’t impossible, but it can be more difficult. However, there are some small, inexpensive measures you can take to improve the look, feel, and comfort of your home so that it appeals to buyers, even during the colder winter months. In this article, we provide nine simple tips for selling your home during the winter that won’t break the bank.
1. Spruce Up the Front Door
Something as small as a festive wreath or a coat of paint on the front door can drastically improve the overall look of your home and make it feel more welcoming. In addition to adding a bit of flair, make sure your porch area is clean and well maintained. The first thing buyers see is the entry, so it’s setting the precedent for the entire house.
2. Avoid Over-the-Top Holiday Decor
Although sprucing up your front door is a great idea, avoid decorating your home and yard with over-the-top holiday decor. White holiday lights are nice, but overdoing it and littering your front lawn with tacky, plastic holiday decor and blow-up characters will turn potential buyers off. It’s okay to get into the holiday spirit, but when you are trying to sell your home, less is more.
3. Keep it Warm and Cozy
Before you host an open house or open your home to showings, make it warm and welcoming! Make sure the heat is set at a warm, but not hot level, and light the fireplace if you have one. Not only will this help your home feel more comfortable in the winter, it will also help it feel, well, homey.
Learn about the Homie way: Selling your home.
4. Curb Appeal Matters
When the weather is cold and frightful, it’s more difficult to keep up with the exterior of your home. Although it’s normal to forget about landscaping until the spring, if you are trying to sell your home, there are a few things you can do to boost curb appeal. Keep the sidewalks and driveways free of snow, and make sure to salt any ice. You don’t want buyers slipping and sliding while they visit! Go the extra mile by clearing snow off of bushes and shrubs so buyers can get an idea of what the yard will look like when it’s in bloom.
5. Let in Natural Light
The winter is naturally a darker time of year than other seasons. Keeping curtains closed and shades drawn can leave a home feeling dark and empty, even if it isn’t. Let natural light in as often as possible to show potential home buyers how bright it can be.
If your home has smaller windows or is located in a shady area, be sure to pull open the blinds or shades. You can also adorn your rooms with light-colored curtains to help bring in more natural light. Avoid room-darkening curtains and blocking out your windows with clothing or blankets. It is also a good idea to throw away any broken blinds or shades.
6. A Fresh Coat of Paint
There are a lot of things you can’t control during the winter, like a blizzard on the day you had four scheduled tours. However, you can control how your home looks on the inside. A fresh coat of paint is a great way to show off how well you’ve taken care of your home, inside and out.
7. Outdoor Lighting
Lining your porch, walkways, driveway, or gardens with exterior lighting is a great way to light up your home—literally. You don’t even have to hire an electrician or purchase expensive light fixtures. You can purchase exterior lights that stick in the ground or sit atop the posts on your fence or porch, go the “green” route and purchase solar lights.
8. Repair It
Although we’ve primarily focused on easy and inexpensive ways to improve the curb appeal and interior look of your home, more in-depth repairs may be necessary.
If you are on a budget, take the time to prioritize repairs and upgrades. Start by making a list of issues that need to be addressed.
Are any windows broken? Are any shingles missing on your roof? Are there any holes in your walls or broken pieces of trim or tile? These issues can make your home undesirable compared to others in the area. No one wants to buy a home that needs major work in the winter.
9. Sell With Homie
Although the winter may not be an ideal time to try to sell your home, it is possible. Start with the tips above, and finish by selling your home with Homie! You can save tons of money to invest in a new home because you’ll pay a flat fee to list, market, and sell your home with Homie. Goodbye commissions, hello savings.
Start now!

How to Solve A Basement Water Problem
As many as 7 out of 10 homes in New England have some degree of an issue with water in the basement or the crawl area. This short article is developed to enlighten property owners and home customers regarding the numerous sorts of water troubles and their cures as well as causes.
The effect of too much basement or crawl space wetness in a home is comprehensive, from extreme, long-lasting issues such as completely dry rot in significant architectural participants to fewer severe troubles like mold, peeling paint, distorted paneling and also typically pointless space.
The first thing to understand regarding water problems is that there are no really water-proof homes. Any type of house can and will certainly leak provided the appropriate conditions, yet discovering indicators of past leakage can be tough. Every leaky cellar or crawl space is a special problem and needs to be examined separately to determine corrective measures as well as possible reasons.
Generally, all water troubles can be traced to among three causes: 1. leakage of water with fractures and wall surfaces, 2. seepage of dampness from the outside wall surfaces to the interior, or 3. condensation of atmospheric wetness on indoor wall surfaces.
One of the most significant is primary - leakage, due to the fact that this can involve a substantial quantity of water. It is typically extremely apparent as well as happens during a heavy rainfall or when snow is melting. A too much quantity of water accumulates in the soil around the foundation walls, forcing its method through splits or various other issues in poured concrete walls - such as small holes around form cables or with mortar joints in cinder block walls.
Leak happens in houses improved sites that have high ground water level, thick clay or other subterranean problems, which prevent sufficient water drainage of water away from the foundation. Leak might occur in any type of dirt type, but is more likely in locations near marshes or hills. If the area around the structure has been incorrectly backfilled or rated, the scenario can be also worse. During extremely wet periods, considerable flooding might result.
Keep in mind: if you are considering acquiring a home, you can determine areas with a high water table or resistant dirts by calling the local dirt conservation service or the state department of agriculture.
Infiltration of moisture from the exterior walls is similar to leakage however normally is not as serious. It is confirmed by large locations of wetness on the structure wall surfaces, as opposed to by water dripping via a specific area. It will usually be greatest at the base of the wall.
Active leak or infiltration is triggered by too much water stress that accumulates outside of the cellar wall surfaces when the dirt around the foundation ends up being saturated. The absence of positive quality (ground level running away from the structure) or the buildup of rainwater around the structure or in window/vent wells will also contribute to the problem. See: https://denver.smartfoundationrepair.net.  The infiltration problem may be worsened by permeable stonework walls, shabby joints, or fractures that allow simple access of water into the cellar or crawl space.
Condensation can look a lot like seepage, however below moisture originates from air inside the cellar or crawl space, not from an outside source though seepage can be a contributing variable to a condensation trouble. Throughout cozy, damp weather, the wetness in the warm air inside the basement modifications to a liquid state when it enters contact with the awesome stonework wall surfaces, which then seem to "sweat." It can also take place throughout cooler months when warm air is discharged by a clothes dryer or comparable home appliance. Moisture from this air condenses on the cooler walls in the type of droplets, which may be misinterpreted for infiltration from outdoors.
Condensation is one of the most quickly remedied wetness issue in basements or crawl spaces. One of the most essential facet of dealing with a condensation issue is adequate ventilation.
In awesome completely dry climate, maintain the cellar home windows open whenever feasible. On hot, humid days, keep them closed. In crawl spaces, make sure there suffices cross air flow to keep the area completely dry.
Sometimes you may wish to think about installing temperature control vents that are developed to open up and close automatically according to the outside temperature. These vents have a spring that opens the vents slowly starting at 40 levels until they are entirely open at 70 degrees. On top of that, every crawl space must have a great vapor obstacle on the ground in order to keep moisture in the ground as well as not on the architectural members.
Another source of condensation dampness is air-conditioning duct work. Throughout cozy weather condition an incredible quantity of moisture forms on these ducts in basements as well as crawl spaces and also contributes to the total moisture trouble. To fix this, the home owner should cover these ducts with insulation to maintain the warm air from the cool metal. For condensation the home owners may want to set up a dehumidifier that will assist maintain a consistent humidity at all times.
Correcting infiltration as well as leak can range from relatively cost-effective to really costly relying on the cause. The property owner ought to begin at the least expensive adjustments as well as relocate to the much more costly modifications only if the issue persists. The possible improvements are:
If the gutters as well as down spouts are not doing their desired function, they will enable substantial quantities of water to pour following to the foundation. We advise that the home owner expand down spouts a minimum of 5 feet from the foundation utilizing black corrugated expansion pipelines that are readily available at a lot of house renovation shops.
2. If required, install clear plastic home window air vent well covers to keep water from leaking with these areas.
3. Inspect nearby driveways, sidewalks, patio areas, etc., to be sure there is positive water drainage away from your house.
4. If infiltration is happening with the cinder block wall surfaces, examination 2 layers of waterproofing paint or compound on a basement wall surface problem area. If the examination achieves success after a number of weeks of trial, cover the whole problem location.
If infiltration or leak is taking place through fractures or openings bigger than 1/8 inch, these holes need to be cleaned out and also patched. For bigger fractures or openings with considerable infiltration a dovetail groove (larger inside the material than at the surface area) need to be chiseled out before patching.
A lot more extensive leak services, which can be expensive as well as time consuming, are as complies with: 1. Install a "weep pipe" baseboard and sump pump system for moderately extreme situations triggered by a high water table.
2. Utilize a combination of drainpipe ceramic tiles installed under the flooring at the perimeter of the interior foundation wall with weep pipelines and then mount a sump pit. To mount this sort of system, the floor has to be broken up and after that repaired suitably.
3. Excavation of the exterior structure might be essential in very extreme scenarios in order to secure the outside foundation wall with a continuous water resistant membrane along with to mount outside drainpipe floor tiles to a dry well or drainage area. The homeowner ought to also think about shielding the exterior of the foundation wall surface prior to backfilling. The floor may need to be jack hammered as well as re-poured over a continual water-proof membrane if this does not remedy the trouble.
The initial thing to understand regarding water troubles is that there are no genuinely water resistant residences. The absence of positive quality (ground degree running away from the structure) or the accumulation of rain around the structure or in window/vent wells will certainly likewise contribute to the trouble. The infiltration problem may be compounded by permeable stonework walls, worn-out joints, or cracks that enable simple entry of water into the cellar or crawl area.
Condensation can look a whole lot like infiltration, yet below wetness comes from air inside the basement or crawl space, not from an outdoors resource though seepage can be a contributing aspect to a condensation trouble. If seepage is occurring with the concrete block wall surfaces, examination two layers of waterproofing paint or compound on a cellar wall issue location.
