Forgoing $1 Million In Lost Income To Be A Stay At Home Parent

One of my beliefs as a stay at home dad is that I wouldn’t trade the time I spent with my son for any amount of money. Given time is way more valuable than money, especially as you get older, this sounds like a logical statement.
But perhaps this statement is a bunch of BS.
Maybe it’s just a rationalization to make myself feel better about missing out on what I could have made if I had continued to grind it out in finance. If you spend $500 a head on a meal, of course you’re going to say it was the best dinner you ever had unless you want to feel like a fool.
Maybe I’m just making stuff up to mask my shortcomings as someone who failed to continue ascending up the corporate ladder and decided to negotiate a severance instead of facing the reality that I simply wasn’t good enough to get promoted.
After all, to justify failure is human nature. Some even blame others for their failures instead of looking within.
The Money You Could Have Made
To see if we stay at home parents are delusional in our beliefs, it’s always good to do the math. Crystallize the value of money by figuring out what it can buy, otherwise, money doesn’t have much meaning.
When I left my finance job in 2012, I had a base salary of $250,000. My bonus ranged from 0% – 200% of base, depending on my performance, the company’s performance, and the overall economy. One of the reasons why I left was because my compensation was not commensurate with my performance.
Let’s say I go back to work today at 41 with a similar salary and slightly above average bonus. I’m going to assume my total compensation would be $500,000 a year or $1,000,000 over two years.
Now let’s see what I might have done with the $1,000,000 I forewent given I was a stay at home dad for two years. In reality, I think I would have saved at least 50% of the compensation, but let’s have some fun and say I spent it all.
Breaking Down $1,000,000 In Lost Income

The first thing you’ll notice about the chart is that $1,000,000 quickly turns to about $620,000 after paying an effective tax rate of 38%. 38% includes California state tax and FICA tax. $380,000 is a lot of taxes to pay any way you cut it.
I really tried to realistically think of all the stuff I could spend the $620,000 on and not feel like a completely wasteful person. The Range Rover is nice to take the family around, but after a year or two, it’s just another car.
The 10 years of private school tuition is a great cover if my son doesn’t win the SF public school lottery. I shudder to think how much private high school will cost in San Francisco in 12 years. Oh please let him be allowed to go to a public school near our house.
I don’t need to remodel my kitchen or bathrooms because they were done not too long ago. But if I bought another fixer in Golden Gate Heights, it would be nice to have a $100,000 budget for such a project.
I definitely wouldn’t spend $35,000 on any fancy clothes, shoes, watches, or jewelry. But if you forced me, I might buy a rare Patek Philippe watch for $30,000 as they tend to appreciate over time.
Finally, I would donate to a foster center I volunteer at and to the American Nystagmus Network to help find a cure for this eye condition.
Let’s say I spend $220,000 of the $620,000 after tax (65% after tax savings rate). I would most likely reinvest $400,000 of the proceeds to build passive retirement income.
Investing The Proceeds For Retirement Income
Below is a chart that shows how much annual retirement income I could earn by percentage return if I invested the entire $620,000 after-tax income.

It’s probably prudent to choose somewhere around a 4-5% annual percentage return to be realistic and more conservative. With a 4-5% annual return, $1,000,000 of gross income could generate $24,800 – $31,000 in retirement income. Not bad!
$31,000 would leave me just $25,000 short of my ultimate goal of generating $300,000 of retirement income a year to support a family of up to four in expensive San Francisco.
However, given I would have spent $220,000, I would be able to invest only $400,000 of the proceeds. With a 5% return, this could still generate about $20,000 a year in retirement income.
The thing is, making $245,000 a year in retirement income currently versus $265,000 – $275,000 a year in retirement income if I had continued my job and made $1,000,000 in gross salary over two years, wouldn’t make a big difference in our lives.
The reason is that, even in San Francisco, we do not spend all of our current $245,000 a year in retirement income. Any extra retirement income would simply be an added financial buffer just in case we have a second kid or need to support my parents and in-laws.
Do The Math Yourself
After going through this exercise, I reaffirm my belief that I would much rather be a stay at home dad and forego two years worth of income.
It’s not like the money I forewent would have been easy to make. I’d have to put in 10-12 hours a day in the office and then spend another 45 minutes a day commuting. I’d probably also gain weight, lose hair, start grinding my teeth again, and feel way more stressed.

Conversely, it’s been a joy to watch my boy grow up every day since he was born. Every single milestone witnessed feels like a priceless gift. There have definitely been days when being a stay at home parent has been extremely hard, but those days are less frequent than the days I had in the office.
Yes, it’ll take me a couple more years longer to achieve my ultimate retirement income target. But in the meantime, I have been able to spend more time with my family, which is what living the good life is all about.
I’d like every parent who is considering being a stay at home parent to do the two exercises above as well. What would you buy and how much retirement income could you generate with the money you earn? Also figure out the income threshold where going to work is no longer worth it and vice versa.
The less you make, the easier it may be to be a stay at home parent so long as the other parent can make enough to provide for the family. Childcare cost is expensive. If you’re taking home $35,000 a year after tax, but have to pay $20,000 a year for childcare, is it really worth it? Maybe only if you really love what you do.
Finally, I now know why some families have so many children despite the cost. It’s simply because children are a wonderful joy to these parents. Money doesn’t even come close. I wish someone had told me this when I was younger.

Case Study House in Pasadena Is Newly Restored and Back on the Market

Think California modern and, without realizing it, you’re probably picturing a Case Study House. The design initiative that came from Arts and Architecture magazine in 1945 inspired a series of Mid-Century Modern houses, mainly in Los Angeles. The newly restored Case Study House #10 in Pasadena, CA, is on the market for  $2,990,000.
“Every surface has been touched,” says listing agent Cynthia Luczyski. The current owners bought the home in 2012 for $1,599,000, according to public records. The residence had been updated by a previous owner with bad 1970s design. All that’s gone, thanks to a two-year renovation.
“They restored it rather than remodeled it,” Luczyski says. “The entire infrastructure has been changed out,” including a new pool and AC system. “But when you walk through, it feels like a Case Study. It has the same floor plan.”

The 1947 building wasn’t initially part of the Case Study program, but was eventually included because so many of the homes commissioned remained unbuilt at the time. The challenge asked up-and-coming architects to create experimental prototypes using modern and low-cost materials.

The idea was to replicate them to house returning soldiers from World War II. Thirty-six model homes were designed by now-renowned designers, including Richard Neutra and Eero Saarinen, but only 24 were actually built, including this gem.
According to L.A. Conservancy, “The house exemplified a number of the program’s goals, including the use of new building materials and techniques, affordability for the average American, simplicity of construction, economy of materials, and integration of indoor and outdoor living.”
It also just looks really cool. Built by the architect team of Kemper Nomland and Kemper Nomland Jr., the house was constructed on a sloping corner lot. The sleek, horizontal lines, wood, and walls of glass blend into the surroundings seamlessly.
“Everything was done with the sensitivity with how the original architects wanted to design this,” Luczyski says.  “This is a really nice blend of 1940s and a 2000s lifestyle.”

The successful updates garnered the homeowners a City of Pasadena 2015 Historic Preservation Award, as well as Pasadena’s Historic Preservation Commission’s 2015 Reconstruction Award. The home is now listed in the National Register of Historic Places.

But it hardly feels like a museum. Instead, it looks to be a livable space with 3,425 square feet, four beds, and four baths. The open floor plan includes a living area with glass doors, for that SoCal indoor-outdoor living. The modernized kitchen was designed by Poggenpohl. Bathrooms have also been updated with terrazzo flooring and modern fixtures.
Outside, there are extensive patios, gardens, drought-tolerant landscaping, and a new pool and pool house.

One original feature that remains is a corrugated glass wall along the hallway, which makes a dramatic focal point of the home.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For the Eichler Remodel the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget.
The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project.
The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower.
Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes.
The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks.
Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses.
Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work.
Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed.
The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel.

2. Overbuilding for the Neighborhood
Homeowners may, in an attempt to increase the value of a home, make improvements that unintentionally make the home fall outside of the norm for the neighborhood. While a large, expensive remodel – such as adding a second story with two bedrooms and a full bath – might make the home more appealing, it will not add significantly to the resale value if the house is in the midst of a neighborhood of small, one-story homes.
