ASPHALT CRACK SEALING OR ASPHALT CRACK FILLING

Should you seal or fill your asphalt cracks?   This is a question that is usually asked by our clients when repairing their asphalt driveways or parking lots.   These simple procedures are cost effective and may greatly extend the life of your asphalt surface.   One thing you must never do is ignore the cracks when they appear.   This can lead to major sub base damage, which could result in you having to replace your asphalt driveway altogether.   Here, in Colorado, it’s always prudent to call us @BradleyAsphalt to give you a free maintenance check up and estimate every Spring.   This way you will prevent water freezing and thawing in the cracks and potholes, and will extend the life of your asphalt asset by many years.   We have so many solutions to maintain and improve the condition of your asphalt driveway.
An asphalt contractor will examine the damage and decide which type of repair is beneficial for your particular type of crack.
Crack Filling - This type of repair is more suitable to climates that are moderate and don't have snow and extreme cold like Colorado.   Crack filling is usually used on non-working cracks that are not expanding and contracting.   This type of filler will be less costly but of a more temporary nature.   You will find that once the cracks start to move the crack filling material will lose its effectiveness and have to be refilled.  Crack filling materials include liquid asphalt, asphalt emulsions and cutbacks.
Crack Sealing -  This type of repair is more suitable for climates that have snow and cold where you have a lot of contracting and expanding of asphalt.   Crack sealing is more costly for an asphalt owner but will provide substantial value to the longevity of your asphalt surface.   Crack filling may only last one or two seasons, whereas crack sealing can give you many years of protection, especially if it is seal coated regularly.   Crack sealing materials include asphalt rubber, rubberized asphalt, low-modulus rubberized asphalt and self-leveling silicone.
