Rio has always been trouble for his family, despite earning top marks in school and landing scholarships to study biochemistry at universities in both Tokyo and California. It was his manner of dress, his mannerisms, his interests that stuck in the craw of his extremely conservative, traditional parents who expected him to complete schooling, land a career, and come back home to support them in the twilight of their lives. Rio just wanted to be himself, to dress in the way that made him feel free and comfortable in his skin, and most importantly, he wanted someone to love him for everything he was and not for something he could never be.
Unfortunately, the stress got to be too much for him once he was settled in his tiny apartment outside Berkeley, CA, and after missing too many classes due to simply being too anxious and depressed to get out of bed he lost his scholarship. He has since done whatever it took to make sure the rent was paid, the lights stayed on and he had something to eat... but that’s put him on the radar of some of the less savory elements of suburban California.

1 x 1 Phineas and Ferb RP on Discord
With their days of summer behind them, Phineas and Ferb had gone through the gauntlet known as high school, still staying close with their group of neighborhood friends. The year is 2025 and the guys are now ten years older and ten years (slightly) wiser. Phineas and Ferb are both 20 years old and are eager to start their next chapter which happens to be college. They stayed home an extra year to take care of their parents before they figured out what they would do. They spent time together as a family and figured out what they'd like to do now that they're full-fledged adults. Phineas has elected to go local and Ferb has his sights set on something elsewhere. Abroad or out-of-state.
So that's about it. A timeskip set in college. Cue crazy antics with some sweet romance intertwined. Woo! That's what we're gonna do!
I am mostly seeking a Ferb, I can play Isabella or Vanessa against him. Isabella would be 19 or 20 and Vanessa would be, I want to say 25 or 26, perhaps following in her father's footsteps an inventor but not so evil (read: misunderstood) in nature. I would be open to playing Candice if you want to go that route instead, she would be 24. Same with Stacy. I might also open to Phineas paired with someone instead but for some odd reason I'm really feeling a Ferb RP right now. Below are some concepts that can be expanded upon. I encourage folks to bring their own ideas into the mix. Nothing is set in stone of course, so if you have changes or suggestions, feel free to speak up!
Ferb x Isabella Idea:
Isabella decides she'd like to study aboard as well. Ferb has decided to go back to London to study and also to gain independence from his brother. Isabella wishes to study politics and someday become an ambassador or possibly a translator for the government. As she doesn't wish to move across the ocean without any friends, she applied to the same university as Ferb and they both gain admittance. Ferb and Isabella then decide to rent a flat together to save money and well, because they're friends. The two begin to bond as Ferb shows her around the city, as he's more familiar with the area than Isabella. In their spare time, they play chess and visit various cafes, Isabella beginning to see Ferb as more than a friend or brotherly figure.
Ferb x Vanessa Ideas:
In order to get away from her father's shadow, Vanessa moves away from Danville following her graduating college. She decides to move to London (or somewhere else) and has been teaching for two years at a local middle school. When Ferb moves away for college, he and Vanessa cross paths as they live in the same apartment complex. Vanessa has been inventing some of her own items, though nothing nefarious (for the most part) and asks Ferb if he'd be able to help her from time to time. The pair begin to grow close as Vanessa keeps working as a teacher and Ferb goes to college. Soon one of her father's enemies emerges and Vanessa and Ferb are forced to combat it together.
Another idea I had was to have Ferb go into the spy game, as it were. Vanessa could still be working with her father, deciding to take over his dream of ruling the tri-state area. Ferb is recruited and trained on a means to best get close to Vanessa to put an end to her schemes. Ferb would befriend Vanessa normally, but would go in disguise when he suits up and tries to thwart her dangerous schemes. Vanessa doesn't recognize Ferb and the pair continue to clash through their different dynamics.
Ferb x Candice Idea:
After trying to bust her brothers for years, Candice finally gives up when she goes to Danville's community college with Stacy. She sometimes would visit her family but for the most part, felt it was best to distance herself from them so she could focus on herself for once. Candice decides to study acting and ends up staring in a few local plays. When she graduates college, she decides to move to New York City. She and Jeremy have been broken up for a while and she ends up landing a role in an off-Broadway show. In her downtime, she has taken to writing short stories based off of her brothers though everyone laughs them off as pure fiction, Candice finds them a bit therapeutic. When Ferb and Phineas graduate, Ferb decides to go to NYC as opposed to something across the pond. Candice offers her brother a place to stay while he goes to school. He ends up supporting her acting career as they begin to get know each other as it's been several years since they've lived under the same roof, with her no longer trying to bust him.
Ferb x Stacy:
Somewhat similar to the above.. Ferb has been offered a full scholarship to attend and study engineering at UC Berkeley, CA. Stacy ends up already attending grad school there. Her grades were quite great following college and she transferred following her graduating college. She and Ferb reconnect and she realizes Ferb is pretty smart. She ends up studying with him as they both share the same passion for science. They begin to grow closer as a new threat descends upon the area. Together, Stacy and Ferb team up to handle the evil dangers that arise, while also able to test out their experiments, such as robotic weaponry and such.
That's pretty much it for the moment.
I'm kind of a sucker for sweet, sensual romance. I'd like there to be like 85% plot and 15% smut, give or take. Please be fairly literate and detail-oriented. I am also open to using real face claims instead of cartoons for their appearance, provided they stay somewhat true to their appearance. But given this is a bit of a zany universe, I'd like to keep that humor and charm and I think it works best with something drawn. That said, serious themes should be explored too given the ages of our characters. If you're interested and see this post still up, shoot me a PM. I know it's a very random request but I'm pretty flexible with shipping to get this off the ground. Admissions: ~17% acceptance rate. There is a cap on the number of out-of-state students that can attend each year, but the rates are about the same for in-state and OOS applicants. UC Berkeley no longer requires ACT or SAT scores, but the standards are still high. Applications are through the UC system application, so one application can be done for multiple UC schools with minimal changes. Applications are due October 30, and decisions are released in late March.
IB policies: The system-wide policy offers 5.3 credits for HL exams with scores of 5 or above, with an additional 4 credits for a 30 or higher on the overall diploma. Credit may be counted for specific courses (e.g. math 1A and 1B) or to fulfill breadth requirements (e.g. biological science).
Finances: UC Berkeley is expensive, even for California residents. Financial aid is available through FAFSA and sources outside the school itself. Loans are of course an option, and many can be converted to work-study. Work-study jobs can be on- or off-campus, and non-work-study jobs are available on-campus as well. Minimum wage is currently $16.07/hr (for real).
Campus: The central campus (excluding offices, residence halls, etc.) is 178 acres, located in downtown Berkeley, CA. Central campus includes academic buildings, the student union, student center, libraries, cafes, a museum, and the chancellor’s house. It is very green, with many tall trees and a creek (Strawberry Creek) running through. It is a largely pedestrian campus, although it is bikeable/scooterable and some areas are accessible by car. Crossing the street to the north leads you to a handful more academic buildings (mostly STEM). Across the street to the east, you will find residence halls, the amphitheater, the football stadium, and frat houses. Up in the hills, further east, you will find the Lawrence Berkeley National Laboratory and the botanical gardens. To the south lies the majority of residence and dining halls. To the west lies the art museum and a few more academic buildings, as well as the train station and eventually the Bay.
Housing: Students are not required to live on campus, but housing is guaranteed for the first year. On-campus housing options includes single, double, triple, and quad rooms in suites and in a typical floor layout. Apartment-style housing (does not include meal plan) and single rooms are mainly for older students or those with accommodations. Rooms are single-gender, and suites and floors can be as well. There is one building for only female-aligned students, but there are no male-aligned-only buildings. There is also theme housing for various interests and identities, located on certain floors of regular dorms. The San Francisco Bay Area is very expensive, and Berkeley student housing reflects that. Off campus housing tends to be cheaper, but a shared room can still cost ~$1000/mo. Co-ops are the best deal, at ~$7700/yr for room and board.
Academics: Berkeley is ranked the #1 (or #2, depending on who you ask) public university in the country. QS ranks the school in the top 10 for every subject in the world subject rankings, and #1 for environmental science. The school is very competitive, and is known for grade deflation. Computer science is known to be especially competitive, due to requirements for declaring the major. There are 150+ majors across 6 colleges, and all are certainly a great choice, even if some are ranked higher than others.
Athletics: UC Berkeley has 30 varsity athletic programs, as well as some club teams. The California Golden Bears compete in the NCAA’s Division I, mostly as part of the the Pac-12 conference. Football is a big deal, like at most flagship state schools. You can probably walk on to some sports teams if you are very skilled, or just join an intramural team. There are also gyms and pools, if you are not particularly competitive.
Clubs and organisations: If you want to join a club at UC Berkeley, all you need to do is walk through the main plaza. There will be at least one group there recruiting. There is a club for everything -- identity-based and interest-based clubs are both very popular. For an example of both, three of my friends are part of a group called PASAE, the Pilipinx Association of Scientists, Architects, and Engineers. There are also student advocacy and volunteer groups, as well as student publications, if your interests happen to be ‘getting things done’. You can join the student government (ASUC), or stick with governing your residence hall (Hall Association).
Greek life: UC Berkeley has many fraternities and sororities under the IFC (frats), NPHC (historically black frats and sororities), NMCG (multicultural), and PHC (sororities) councils. There are also some unaffiliated fraternities and sororities, and then there are the academic frats. IFC and PHC fraternities and sororities almost all have houses, while groups in the other councils (and academic/professional fraternities) do not. While diversity is still an issue, Berkeley PHC sororities tend to be more inclusive than those at other schools. Likewise, IFC fraternities still have behaviour issues, but they tend to be slightly more respectful than at other schools. In the summer, some frat houses rent out their rooms for very low prices. Greek housing is a pretty good deal during the year as well, especially if you’re already paying the membership fees.
Accessibility: The DSP (Disabled Students’ Program) is very helpful, and professors tend to be accommodating. Intake appointments should be made before the start of the first term, as the waiting list is very long. Students with testing accommodations will have the choice of testing in a different room for finals, which is organised on the school level. Professors will usually have students with accommodations start early for out-of-class midterms, or schedule the exam to take 2/3 or less of class time if it is to be taken during class. The Berkeley campus is not very accessible for wheelchair users or those with mobility issues, as it is located on a hill. There is a golf cart service, however, which is very helpful for those with mobility issues or temporary physical disabilities.

Rent Control
As of today, five states (California, Oregon, New York, New Jersey, and Maryland) and the District of Columbia have localities in which some form of residential rent control is in effect (for normal structures, excluding mobile homes) and it could be coming to a jurisdiction near you. Rent control feels and sounds good, but it ends up hurting those that it claims to be helping the most.
I think most property owners and managers appreciate their tenants and want to take reasonable care of them. However, the media as well as some special interest groups like to portray landlords as evil people that are greedy and take advantage of their tenants. I have read many studies about New York, Santa Monica, Berkeley, and San Francisco that show rent control actually hurts tenants.
According to an August 24, 2018, study out of Stanford University by Rebecca Diamond, Tim McQuade and Franklin Qian, rent control in San Francisco hurt tenants in the following ways: rent control limits renter mobility by approximately 20 percent and “lowers displacement from San Francisco, especially for minorities.” Rent control was credited to reducing the rental housing market by approximately 15 percent due to owners converting their rental stock to condos/TICs, selling to owner occupants, or redeveloping their residential apartments/rentals into another use; they found that “[…] rent control increased gentrification of San Francisco, as the endogenous changes in the housing supply attracted higher income residents, undermining the goals of rent control.”
Recent research shows that rent control policies can reduce property values between 10-35 percent. This value reduction hurts states, like California that collects property taxes on the value of the property at time of purchase with the ability to increase property taxes by only two percent per year. This would adversely affect government services like police, fire, and education. In addition to hurting values, rent control hurts the overall supply of available rental units. If we are to solve the affordable housing crisis, we need more housing, not less.
Not only does rent control hurt property values in a 2016 report, the Legislative Analyst’s Office in Sacramento, CA found that rent control does not help affordability and in fact, makes rental housing more expensive. During the 2018 election cycle, California had at least two ballot measures that were about rent control. One was a statewide measure and one was in National City, a small city in San Diego County. Those of us involved in the fight found that the words “rent control” play well to a large audience as they feel warm and fuzzy. As a result, trying to defeat words that feel good was a real challenge. On both the state and local level we had to figure out a way to brand our messaging without using the words “rent control.” Fortunately, we were successful in California defeating rent control this election cycle. (Editor’s Note: In September, lawmakers in California approved Assembly Bill 1482, which the Governor has stated he would sign, that would limit annual rent increases throughout the state to five percent after inflation.) In National City renters make up approximately 70 percent of the entire population of the city. There was no surprise Measure W (a Rent Control law) polled extremely high before the Realtors and Apartment Owners Association got heavily involved.
The August 2018 polling data showed that approximately 65 percent were in favor of Measure W, 29 percent were against and seven percent were undecided. In October, we had moved the polling needle to 44 percent of the people in favor, 37 percent against with 18 percent undecided. The Yes on Measure W started their campaign around this time. The results were that 46.10 percent of the voters voted Yes, and 53.9 percent voted No! The No on Measure W campaign spent more than $600,000 in a city where only 6,117 people voted and there is a population of 60,349.
Proposition 10 was a California statewide proposition that would allow for rent control to return to California. Tens of millions of dollars were spent on both sides of this campaign before the proposition was defeated. In the Proposition 10 election, 636,659 people voted, and the proposition was defeated 64.29 percent to 35.71 percent.
I have been deeply involved in California politics for many years now. This was the worst election cycle I have seen in my 20 years of involvement for property owners. Studies on rent control show that it especially hurts poor minorities in some of the most expensive rental markets in the U.S. such as New York, Berkeley, CA, San Francisco, and Washington DC. We need your support to help fight continued efforts by misguided or ill-informed special interest groups that want to ram rent control down our throats.
In March, Oregon became the first state to impose statewide rent controls. Oregon’s law limits rent increases to seven percent above the CPI, with Gov. Brown saying that this won’t be the state’s only step toward addressing the problem of affordable housing. Some ‘for-cause’ evictions are allowed, but landlords have to give 90-day notice to terminate tenancy and pay the tenant one month’s rent, although landlords with four or fewer units are exempt from the payment.

Casa 100 designed this 258 square foot studio to function like a modern hotel room.
Madrid, Spain
This micro apartment in Madrid takes advantage of its 13 foot ceilings with a vertical space that goes beyond the 226 square foot floor plan. Design firm MYCC created a stacked design in order to provide levels for a living area, work space and sleeping, all accessed by a wall-mounted ladder.

Digits of Destiny: The Hottest ZIP Codes in America for 2018

When you’re looking for the new hot spots, you want to follow the young people. And true to form, millennials are leading the charge in the American neighborhoods that are seeing the most real-estate action this year.
Here at realtor.com®, we regularly report on the hottest markets for buyers and sellers. And once a year, we zoom in even further, to focus on the neighborhoods where homes are flying off the market and listing views get constant clicks. That’s how we arrive at our list of the hottest ZIP codes in America.
So what’s hot? Suburbs. In ever-increasing numbers, millennials are fleeing downtown and heading for the nearby towns, especially around Silicon Valley and throughout the Midwest and East Coast. That youth wave is driving a nearly 10% increase in how fast homes are selling in those areas.
It turns out the classic selling points of the burbs—more space, good schools—grow more appealing as young people start families and their priorities shift.
“The higher-earning millennials in particular feel increasingly confident,” says Jason Dorsey, president of the Austin, TX–based Center for Generational Kinetics, pointing out that those who weathered the Great Recession are generally now in a good place in their careers. Sure, they may have student debt, but it’s more likely to be under control. So they’re ready to invest in a home.
“When it comes to choosing a home of their own, millennials are looking for opportunity and they’re finding it in affordable suburbs,” said Danielle Hale, chief economist for realtor.com, in a statement.
The homes in the top markets on our list are relatively affordable, with a median price of $358,000—typically, more affordable than in their surrounding area. That makes them a good choice for starter homes.
So where are these hot hoods? Read on to find out. (You can also see the full list of 50.)
1. 49508: Kentwood, MI
Median listing price: $193,168
This area is known for its tree-lined streets, close-knit community, and quick commute to Grand Rapids, which we’ve previously identified as an up-and-coming urban powerhouse. It’s also just 30 miles from beautiful Lake Michigan, for those weekend getaways.
But above all, affordability is the key draw for Kentwood, says Trisha Cornelius, a real estate agent with Keller Williams Realty in Grand Rapids.
“Kentwood is where you go if you want a dog and a yard,” she says.
This ZIP code, in particular, is known for its strong schools, which attract families. She’s also seen graduates and retirees moving in.
“It wasn’t always this way in Kentwood,” Cornelius says. “At one time there was an overwhelming number of condos and apartments. Kentwood was more of a transitional neighborhood you live in before moving on to something better. But not anymore. It’s really grown and is a stable place to live.”
2. 80922: Colorado Springs, CO
Median listing price: $297,811
A haven for nature lovers, Colorado Springs sits on the eastern edge of the Rocky Mountains and boasts gorgeous views and sunny weather. Denver is just 70 miles away, but Colorado Springs’ economy is doing just fine on its own, with tech startups and the Air Force Academy and UC Memorial Hospital North in the vicinity. (We had already predicted the city to be one of the hottest markets of 2018, late last year.)
“People are choosing Colorado Springs over Boulder and Denver because those cities are really, really expensive,” says Susanna Haynie, broker and owner of Colorado Real Estate Group in Colorado Springs.
“The east side [where ZIP code 80922 is located] is where the families are moving in,” Haynie adds. “That’s where you can get a bang for your buck and all the amenities a family would want: pools, big backyards, you name it.”
But the secret is definitely out—it’s a seller’s market, with a major shortage of homes for sale and rent.
“There’s a high buyer demand, and this is going to have a huge effect over the next 12 months,” Haynie says.
3. 76148: Watauga, TX
Median listing price: $183,576
Over the past few years we’ve become familiar with the charms of Watauga, the Fort Worth suburb that topped our hottest ZIPs in 2017 and 2016. It slipped a couple of spots this year, but it’s still going strong. The small town may not be exciting, but with easy access to jobs, shopping, and entertainment in Fort Worth, Watauga appeals to young families who are looking for more space and top-notch schools.
“You can get a great house at an incredible value and get more for your money,” says Megan Phelps, a real estate agent with Re/Max Heritage in Fort Worth. “Location and price are what’s driving growth.”
Buyers in Watauga are primarily millennials—they make up 33% of new purchase mortgages in this ZIP code. They also have a 65% homeownership rate here.
4. 94546: Castro Valley, CA
Median listing price: $784,238
The San Francisco Bay Area real estate market is ultrahot—some would say overheated—but quiet Castro Valley offers a pocket of relative affordability, with homes that cost 5% less than in the rest of the country and 17% less than in the broader metro area.
Affordability, an excellent school system, and easy rail access to San Francisco, Oakland, and Berkeley make this area especially appealing to young professionals. So it’s no wonder that millennials make up 38% of new purchase mortgages in this ZIP code, although the dominant age group among buyers remains a little older, at 35 to 44.
5. 01960: Peabody, MA
Median listing price: $424,685
Settled in 1626 by a small group of English colonists, Peabody, just 15 miles northeast of Boston, has a rich history. Formerly a major center of New England’s leather industry, it now has Analogic Corp. and Tradewin Consulting Services as its biggest employers. The small but vibrant community boasts top-rated schools. Although 35- to 44-year-olds obtain the majority of purchase mortgages in this ZIP code, millennials have 32%. And with a median household income of $73,312, millennials here earn more than the typical household.
