Two Steps Forward
Panchito has a heavy question on his mind. Something that he's worried that could make or break this relationship with the two people he loves the most. But he has to ask.

Heads up for everyone! Please note in the tagging section, I have made mention of racism being present in this story. It's nothing super impactful overall, but more of a show of frustration and to act as a sort of barrier. It's nothing that should make anyone feel uncomfortable, but I still wanted to make mention of is at it's still there.

Panchito knew what he brought to their relationship. He was the more chipper out of the three. Always with a smile, the positive outlook on the situation, to offer a good laugh to lighten the mood. Most would assume he was a bit ā€˜simple mindedā€™. That the attitude came from not knowing what was happening.Ā 
Ā But if he wasnā€™t paying attention, how would he know when to cheer people up?
Ā It was a subtle skill he held. One heā€™d developed and perfected over the years with having to deal with a large family. Taking in what was happening and finding a good resolution. Understanding what the best outcome would be to spare everyone emotionally. Something he was having difficulty figuring out for this current situation.Ā 
Ā Even with him and JosĆ© having full citizenship, there were still a number of obstacles they couldnā€™t figure out how to get over.Ā 
Ā The parrot was the only one out of the three that held a proper job. It was easy to transfer his position from one airport to another. He still had steady hours and proper insurance. A good income that helped supply the household. But thatā€™s pretty much where the ease stopped.Ā 
Ā It seemed realtors and landlords were overly cautious about renting to anyone recently immigrated. Even if said person had a secured job. Even then, there werenā€™t that many options available to them that made the trio thrilled enough to move. It was expensive to live in the city. Or anywhere near it. Every place they were shown was just as cramped as the boathouse and in a worse state of upkeep. One place being more duct tape than actual building materials. It honestly wasnā€™t worth the move. All decided it would be better to do so when the other two found stable jobs to help with their income. Which Panchito hoped would be soon because the boathouse was very cramped now with the extra boxes.Ā 
Ā But even getting a job was becoming a struggle for both him and Donald. The duck had the unfortunate issue of having a bit of a criminal record. His temper caused him to be tossed from a number of businesses and blacklisted as being someone who was unreliable. Which aggravated the other two to no end because they knew of Donaldā€™s work ethic. The duck was more than reliable if given a proper chance. Which a lot of businesses didnā€™t feel the need to do.Ā 
Ā For Panchito, he had the trouble of finding a performance company that didnā€™t treat his heritage like a novelty. He was a serious performer, not a trinket for people to patronize! He wasnā€™t meant to play for families who used his heritage as a theme. Playing songs from his childhood dressed in an overly offensive outfit while privileged families broke apart dollar store bought pinatas. He should be playing at cumpleaƱos and quinceaƱeras. To people who would actually respect his work. He was not a trinket!Ā 
Ā After a month of searching, it was starting to become a trudge to find a job.Ā 
Ā Another concern was the health coverage for the triplets. Even if hatching was a natural process, there were still a number of worries. Donald had the cheapest version of healthcare his non-income could provide. Which still left a lot of out of pocket expenses. JosĆ© offered to help, to take the full burden. Only to have that shot down when the parrot was told heā€™s not a legal guardian to the eggs.Ā 
Ā ā€œBut, we are helping care for the triplets and I am making the offer. How is that not enough?ā€ JosĆ© argued in disbelief.Ā 
Ā Donald just shrugged and shook his head. ā€œYouā€™re not related to them, so it wonā€™t be allowed. Thatā€™s just the bottom line. Weā€™d have to get married before we could do anything about it.ā€
Ā That caused Panchito to perk up at that. His mind rolling the idea of possible marriage around in his head.Ā 
Ā He knew what the risk could be. Truthfully, the three hadnā€™t properly dated for a long time. Maybe only close to a year. Donald had left and returned to his family after a short while of them being together. A promise from him that heā€™d return after another year and they could continue to explore the world together. After a year, however, it became clear Donald wouldnā€™t be able to keep that promise. Even if the duck kept contact as best he could, it wasnā€™t the same.Ā 
Ā They never truly ā€˜broke upā€™. But Panchito really questioned if they had started dating all those years ago. They loved each other. That was never a question. Confessions were shared and an understanding was created, but they never said they were in a relationship. It was sort of just a silent understanding between the three of them. What worried the rooster was the fact he was thinking of an offer that could scare the other two away. And that scared him to think he could lose Donald and JosĆ© just as soon as they were together once again.Ā 
Ā Donald was a wreck at the moment. No matter what the duck said to convince otherwise. Heā€™d just lost his family, either to the stars or because he cut them out, and had taken in three eggs without questioning how hard it was going to be to raise them. Even with JosĆ© and Panchito back in his life to help, there were still a number of things that Donald had to worry about. A suggestion of marriage, of another huge life event after losing so much, might cause the duck to shut down and turn away from them.Ā 
Ā JosĆ©, while having a very forward and suave personality in public, was actually reserved when only around Donald and Panchito. They were aware of the parrotā€™s past ā€˜relationshipsā€™. Which were honestly nothing more than numerous one night stands. He never talked about his family. Panchito could only conclude on his own that any relation the parrot could have with his parents was a negative one. The rooster was worried he and Donald were the first people to give JosĆ© an actual loving relationship. Something as extreme and rather permanent as marriage might cause the parrot to run.Ā 
Ā Even with the possible threat of losing two people he cared so much about, marrying was a thought that hadnā€™t left Panchitoā€™s mind as days passed. A want that grew stronger with each night that passed with them pressed close in the hammock. The rooster resting in the middle. Donald tucked right under his chin with JosĆ© using the red feathered chest as a pillow. Arms and legs tangled together and all covered by a well-worn quilt.Ā 
Ā As he lays awake, eyes watching the night sky as it passes, Panchito knows he wants this. He wanted it, wanted them, and he never wanted to let go.Ā 
Ā He was going to make sure it happened.Ā 
Ā Panchito was an early riser. Skillful at slipping out between the other two and standing on the cold floor without making a noise. He waited a few moments to make sure the others remained asleep. Looking back to watch as Donald and JosĆ© shuffled closer together to reclaim the warmth that had left. The duck wrapped every limp around the parrot, JosĆ© muttering as he nuzzled under Donaldā€™s chin. Panchito gave a small smile before collecting the eggs, wrapping them up with an overly fluffy blanket and moving them to the kitchen.Ā 
Ā Once the eggs were settled and still on the kitchen table, Panchito flipped on the radio to let music chase the quiet away. Loud enough to be heard, but not enough to wake the others. With that set, he turned his attention to making breakfast. The small buffet of different dishes was near completion when Donald and JosĆ© shuffled out from the bedroom. The duck looked more awake than the parrot. Both took a seat at the table to wait for the still cooking food. Donald talked gently to the eggs while JosĆ© leaned against his hand, eyes closing again.Ā 
Ā Panchito soon joined them. A plate put before each to let them take their needed fill of food. A quiet mumble of ā€˜Thanks.ā€™ sounded before all started eating. His heart was hammering as he started to eat as well, knowing he needed the others to be a little more awake before broaching the subject.Ā 
Ā Absolutely not stalling because he was terrified with where this could lead.Ā 
Ā ā€œPanchito? Are you okay? You are quiet this morning.ā€
Ā The rooster was a little embarrassed at how far he jumped. Eyes darting up to JosĆ© before flickering between him and Donald. ā€œUh, yes. Iā€™m fine. Just...I have something on my mind?ā€
Ā ā€œDo you want to talk about it?ā€ The duck asked this time.Ā 
Ā Unsure of what to say, Panchito stalled for time by plucking at the small feathers on his fingers and wrist. Only for Donald to reach over and halt him.Ā 
Ā ā€œI want to get married.ā€ Well, there goes all that subtly and structured argument heā€™d been trying to build up. Panchito felt his feathers ruffle in embarrassment, eyes darting down as the otherā€™s exchanged looks of surprise.
Ā ā€œIā€™m sorry, I didnā€™t mean to ask like that.ā€ The rooster groaned.Ā 
Ā ā€œWhat...brought this on?ā€ Donald asked.Ā 
Ā ā€œI...justā€¦ Weā€™ve been talking a lot about what we need to do to care for the eggs. And how it seems that we canā€™t move forward because our credit, or our finances, or that just being together doesnā€™t count as being ā€˜stableā€™. And you made a casual comment about being married would really benefit us. Which got me thinking about marrying you two and how much I really wanted to and Iā€¦ā€
Ā Panchito exhaled slowly, leg bouncing as he squeezed Donaldā€™s hands. ā€œI donā€™t want to lose you two and I...I really like the idea of us marrying and Iā€¦ I love you two, so much. I love the eggs and I want to give them the best. I donā€™t need or even want fanfare about it all. I just...I want...to marry...you twoā€¦ā€
Ā With that, it fell quiet. Shoulders slumped as he leaned back into the padded seat. His eyes remained on the table, not wanting to see the otherā€™s looks of possible disgust or rejection. It was such a poor argument (it wasnā€™t even an argument, he wasnā€™t sure what that rambling counted for) and he was already worried the other two werenā€™t ready for this. If they had been on the fence about this then Panchito did not win them over.Ā 
Ā What was he thinking?
Ā He couldnā€™t have been better prepared for this?
Make a list. Pros and cons to make his case. Why did he just dive head first into this? Heā€™s such an idiot. No sane person just asks something so heavy and so suddenly. They were going to leave him because theyā€™re going to realize how much of an idiot he was. He was going to lose them.
Ā He felt so sick, he wanted to cry-
Ā ā€œI was honestly thinking the same thing.ā€ Panchitoā€™s head shot up so quickly JosĆ© actually flinched. The parrot recovered quickly, giving a small smile before continuing. ā€œI know it is a large step forward, but...I donā€™t want to lose you two. I want to spend the rest of my life with the both of you.ā€
Ā JosĆ© reached over to take a hand from both Panchito and Donald. ā€œI wish to marry you two.ā€
Ā Heart beating furiously, Panchito beamed and gave a gentle squeeze to the parrotā€™s hand. Both turned to face Donald who still looked stunned.Ā 
Ā ā€œIs this moving too fast?ā€ the rooster asked worriedly, ā€œI-I really didnā€™t want to push you-ā€
Ā ā€œNo, no, youā€™re fine.Ā  Itā€™s justā€¦ā€ Donald laughed softly, ā€œPeople normally get on one knee to propose.ā€
Ā ā€œOh, well, by all means. If we need to do this properly.ā€Ā 
Ā ā€œNo, I was joking!ā€ Donald laughed as Panchito slid from the booth. Making a large show of getting on his knee, flipping his crown back and setting his face as serious as he could. It didnā€™t help that Donald was laughing still, clearly flustered. ā€œDonald Duck. JosĆ© Carioca. Will you do me the great honor of allowing me to take your hands in marriage?ā€
Ā ā€œSo salacious,ā€ JosĆ© smiled, ā€œDid you even ask my father if he approved of this?ā€
Ā ā€œ...Iā€™d rather not. He scares me.ā€
Ā Donald doubled over in laughter at that. The parrot playfully rolled his eyes as he sighed dramatically. ā€œWell, I suppose that does not truly need to happenā€¦ Very well, I accept.ā€Ā 
Ā ā€œThis is the strangest proposal that Iā€™ve ever seen.ā€ Donald wheezed.
Ā Panchito pouted. ā€œThis is supposed to be serious and heartfelt.ā€
Ā ā€œIā€™m sorry! Iā€™m sorry, hold on.ā€ Taking a few deep breaths, the duck collected himselfĀ  the best he could. Feathers still ruffled as he said, ā€œI happily accept as well.ā€Ā 
Ā Being mindful of the eggs resting nearby, Panchito clambered onto the table. Close enough to pull the other birds into a deep kiss. He wished he had enough room to dance and jump without the worry of breaking something important. Or that he could yell with joyful abandonment without disturbing the neighbors. But he was more than content with being squished between his fiancĆ©es as the sun fully rose into the sky.Ā 
Ā They were married two weeks later. No fanfare, no family members physically present (Panchitoā€™s family watched and cheered from a computer screen), they didnā€™t even bother with rings. All deciding it would be better to save up for a larger place to live.Ā 
Ā The rooster didnā€™t want to say the written paper that officially announced their marriage was any sort of a good luck charm. But it seemed after said event, things started to look up. Panchito was able to get a ā€˜non-themedā€™ position with an entertaining business. A small company that catered to the minority families located in Duckberg and the surrounding towns. Donald eventually decided he would just be a stay at home parent. Knowing someone would need to keep an eye on the triplets once they hatched.Ā 
Ā ā€œWeā€™ll save on babysitters this way.ā€ The duck concluded with a shrug.Ā 
Ā They were able to find a comfortable apartment next. Three bedrooms, two baths, and positioned perfectly in the suburbs near Duckberg. There was a bit of a commute, but one they were more than willing to put up with for the price of the place. There was a bittersweet moment when the boathouse was finally sold. JosĆ© and Panchito recognized how hard Donald had worked to get a place of his own after the fall out. But it was forgiven and forgotten rather quickly when the money was spent on a large bed and three cribs.Ā 
Ā ā€œWeā€™ll get a hammock when we buy a house.ā€ JosĆ© promised.
Ā Donald laughed softly. ā€œIā€™ll be fine with an actual bed for awhile. Shockingly, back support sounds more appealing.ā€
Ā It took a few weeks to properly settle in. The big pieces of furniture were placed first, allowing for some semblance of a layout. JosĆ© would be called away for a few days at a time, so Panchito and Donald focused on putting the smaller items in place when the parrot wasnā€™t there. The rooster was more than thrilled when he had an entire set of shelves for his heirlooms. While one of the rooms was specifically made up to be the nursery, Donald wanted the eggs to be nearby for the time being. One of the cribs having been set up in their large bedroom close to the bed.Ā 
Ā ā€œItā€™s just until theyā€™ve hatched.ā€ Donald concluded.
Ā Panchito laughed softly. ā€œOr until you feel okay with leaving them alone. Which will probably be never.ā€
Ā ā€œShut up.ā€
Ā They eventually fell into a comfortable routine. JosĆ© was gone for most days but slipped into the others arms easily every time he returned home. Panchito and Donald kept all as orderly as they could at the homestead. The rooster content with his new career. Even if it wasnā€™t the record label he had always dreamed about as a child. He had a home, a job, and happily married to the two people he cared so much about.
Ā When he woke early, before the sun had even started to crest over the horizon. Pressed against a clinging duck and parrot that were resting on either side of him. Eggs resting in the nearby crib being illuminated by a nightlight. Panchito would realize, with a watery smile and warmth in his chest, he wouldnā€™t change this for anything.Ā 
Ā This was his new dream and he was happily living it.Ā

Tl;dr at the bottom, this is long sorry ^^;
Straight up fuck my old store manager (and a few other coworkers). I used to work for the Orange Home Improvement store. Iā€™ve submitted plenty of posts before now about this horrible store (apparently it was just my particular store and store managerā€¦) anyway, let me step back. I had decided to take a break from college to try and get myself a good, stable job. In the mean time, I needed a job that would pay for my needs and wants, so I applied to a bunch of places and got hired on the spot at this home improvement place. I thought it was going to be fantastic, and it was! By the end of the first month, I had decided that I REALLY liked it there and genuinely would not mind STAYING there for a long time. Sure I had bad customers, especially since I worked the customer service desk, but my supervisor and most of the managers always backed me the fuck up so it was nbd.
Flash forward another month and I was discussing my life plans with another coworker. One of those plans involved me purchasing a car within the year and a house within the next 4 years. Thereā€™s no reason for that to not be a possibility for me, but because Iā€™m young, baby-boomers have made it a point to try and shoot me down strictly because of my age and pretend like they know how much money I have in savings and like they know what my credit score is. My baby-boomer store manager, who I had worked around and seen for a collective 10 minutes (not even that long) in the 2 months I had worked there, eavesdropped on the conversation and told me that wasnā€™t possible to do. I know she said this because, at the time, I was only 20 years old and that was reason enough for her to believe I wouldnā€™t manage to be successful. I ignored her and kept talking to my coworker. SM decided to join us at our table and join in the convo. She kept saying things to passive aggressively turn me down (comparing me to her failures basically), yadda-yadda. Basically being a straight up bitch for no reason.
Flash forward one more month (3 months working there now) and I get a customer complaint. I think this was my first one, actually. Keep in mind I have 100ā€™s across the board and have kept 100ā€™s since my first day regarding my customer service scores. I think I had like one 99, but that was it. If I was a cashier, I would have wiped the floor with the other cashiers and been cashier of the month every month. A contractor came in on a Saturday (this was before the company decided to keep the contractor desk open on the weekends) and they wanted an install on their account to be edited. They were already pissed because the contractor desk was closed and they were ā€œrunning lateā€ like these types of customers always tend to be. I politely informed them that the contractor desk is always closed on weekends, always has been, and that I had never been trained on how to edit installs. Our store system is fairly complicated, so it would be hard for me to make guesses without risking screwing something up so I told them Iā€™d call a manager up. I called the only manager on duty, but he was busy. I told the contractor that and said Iā€™d take a look to see if this particular thing happened to be straight forward because some of these process were straight forward, others were as complicated as they could get. Anyway, they could see my computer screen, so they could see what I was doing and that I was trying to fix this for them. After about 5 minutes, I called the manager back. He had run into a bigger problem and would be even longer now. I told the contractor and said ā€œLet me see if I can get a hold of someone from that department, maybe they know how to edit installsā€ to at least try and dump these assholes on someone else. I called that department several times and paged several times and received no answer. I also called the head cashier to see if she had any idea how to do this (she didnā€™t). I apologized, said the manager was extremely busy but heā€™d be up here a.s.a.p., and said ā€œLet me take another look at your order to see if I missed somethingā€. I kept my cool on the outside. Anyway, you know how this ends. I tried my damndest to help, but it wasnā€™t enough because they were ā€œin a hurryā€ and donā€™t know how to manage their time and thatā€™s obviously my fault too. Itā€™s also my fault that it took the manager 15 minutes to get to us. When they complained to corporate they even lied and said I just stood there and did nothing. Another customer a few days later decided that me standing at the counter late at night after finishing all my closing duties just prior to the store closing was me ā€œBeing bored and not wanting my jobā€, so THEY complained too, saying ā€œI just donā€™t feel like she wants her jobā€ like ????? Fuck off???? Store manager pulled me in her office and put me on final warning over those two things. I received no warning beforehand, I was basically put on the chopping block. All that would have needed to happen to get me fired was an old lady coming in and complaining about me not selling her a cookie even though we are a hardware store and donā€™t sell cookies. Part of her decision to put me on final warning was also because ā€œEvery time Iā€™ve worked with you, you just seem off or upset or like you donā€™t enjoy your jobā€. Every time she worked with me, which was a whopping total of about 15 minutes in a 3 month period, I basically just acted casual. Iā€™m an unfortunate sufferer of R.B.F., so I guess thatā€™s my bad for assuming my manager would know that Iā€™m a-okay and just dropping my fake af customer service persona and know that Iā€™m not actually pissed off or bored or upset or whatever someone feels like reading my relaxed expression as that day, thatā€™s just what my face looks like when Iā€™m relaxed. One of those times she was with me, I was suffering from side effects from my medication and was feeling VERY nauseous and I had told her what was going on, but whatever. Iā€™m supposed to be a robot, incapable of needing medicine or getting sick, so thatā€™s my fault.
Another thing that got to me was one day when it was SUPER hot and humid outside, the HR manager asked the front end people (she asked all of us, but it ended up being only me doing all the work) to get some big displays ready for a set up. Iā€™m talking like, big pieces of lumber, heavy sheets of plywood, all moved, painted, and generally set up. This all fell on me because tbh our one cashier that day was kind of prissy, but thatā€™s fine. If construction isnā€™t your thing, thatā€™s fine. Keep your nails and makeup pretty, Iā€™ll do the dirty work. Just hand me something I need every now and then when I ask (and she did, she was one of my favorite coworkers). I love construction type work and Iā€™m very good at it (minus the heavy lifting, Iā€™m 5ā€™4ā€ and 120 pounds, thereā€™s only so much weight I can lift). So on top of being on the side of the store with the only non-functioning a/c unit, it being over 100 farenheit outside, and the humidity being ridiculous because itā€™s Tennessee, I had to do all of this work. It didnā€™t help that our box fans had been taken away by the store manager, I guess because some customer complained. Needless to say I didnā€™t smell like flowers after I was done. HR manager decided to pull me into her office about 2 hours later and said ā€œPeople are complaining about yourā€¦how do I put this gentlyā€¦smellā€¦ā€ like no shit bitch, I know I smell bad, you donā€™t have to fucking sugar coat it. This is a home improvement store during a Tennessee summer, the contractors alone are enough to make you want to break your nose so it wonā€™t smell anymore, but I get it because they are out working and they donā€™t have much of an option, short of getting in trouble and not getting paid. She just kinda put this dumb face on when I responded with ā€œWell, I was the only person working on that display that weā€™re trying to set up and you do know that the a/c unit over that part of the store does not work. Itā€™s also really hot outside and our box fans are missing (canā€™t accuse the managers of taking our fans even though we know thatā€™s what happened, thatā€™s a no no). Thereā€™s only so much my deodorant and perfume can do, Iā€™m really sorry. But I got the display done for you!ā€ Like, tell it to someone who cares. Either do this shit yourself or leave me alone when I break a sweat because our new cashier doesnā€™t want to break her nails or get a splinter and you havenā€™t gotten someone out to fix the a/c yet. (We got our fans back the next day btw.)
Needless to say, I fucking hated this place at this point in time. I loved most of the coworkers and would have loved staying, but I would not be able to survive or manage with such a shitty store manager and, hell I donā€™t even have a word for the HR manager. Sheā€™s just majored in idiocy I guess. I started applying everywhere I could and, 2 months later, landed a job working for my state government (which is where I still work over a year later and I LOVE it so much). I noped the hell out of the hardware store, gave them a notice, left in good terms, etc (the HR manager tried to guilt me into staying, but I straight up shot her down. I had been trying to change departments since I got put on final warning and I coincidentally did not receive a legitimate offer to swap until I turned in my 2 weeks notice ĀÆ\_(惄)_/ĀÆ )
Anyway, itā€™s been barely over a year since I left that hell-hole and not only do I love my job and have a really nice, new car now, but Iā€™m buying a house at the age of 21. We close on January 10th (for those unfamiliar with housing terms, Closing means that we sign the final paperwork, pay our realtors, and I get the keys to my house and I get to move in the next day). Itā€™s not even like I had to get a hovel of a house. Im going into this purchase with $30k in equity (this house was appraised $30k higher than what Iā€™m paying), this house is younger than me, has 3 bed rooms and 2 full baths, is in a SUPER nice neighborhood, is within walking distance to so much stuff, and the worst thing about it is that itā€™s a little bit of a commute and itā€™s just a bit outdated on the inside, so I will definitely have to do some renovations. Guess who has a new, super fuel efficient car and loves construction work, though :)
Fun little tid-bit, the store manager and HR manager both fill in as paint mixers when the other guys arenā€™t there and they arenā€™t there a lot. Iā€™m 100% planning on being a petty asshole and going out of my way to that store just so they can mix my paint for me. Iā€™ve got nothing against the store, they still get my business for sure. I just want to be a bitch and let the store and HR managers know just how much better off I am now, to the point that Iā€™m willing to go out of my way to go to this particular store. Iā€™ve already talked up and down about how nice my new car is (I went from a ā€™99 chevy tahoe to a 2014 chevy spark, so it was a pretty awesome change for me. My car is actually me-sized now)
TL;DR : I took a break from college to get a good job, landed one at the orange home improvement place, ended up loving it and wanting to stay there. The store manager eavesdropped on my convo with a coworker and told me that my plans to buy a new car within the year and a house within 4 years were horse shit (most likely only on the basis that I am young), treated me like shit while I worked there, tried to fire me because of some REALLY horse shit reasons (typical customer hearsay vs my word) despite the fact that I was the best performing front end person, even better than the head cashiers. The HR manager didnā€™t make it any better, so I got a new job that I still currently love and work at over a year later and now I have a really nice, new car and Iā€™m about to close on a really nice houseā€¦All within a 2 year span. Millennial Homeownership: The Cold, Hard Facts
You've probably heard a lot of things about millennials. They're famous for loving avocados, posting every meal they eat on Instagram, and taking selfies at inopportune moments. Maybe you've also heard that millennials don't care about starting families, that they still live with their parents, and that they have no interest in settling down? This, however, is simply not true.
Though the tweets about avocados and millennials are hilarious, the data shows that millennials are actually interested in the same things that previous generations were: security, stability, and for many, homeownership. So do you want to help this generation find their dream homes? Let's get down to the cold, hard facts about millennial homeownership.Ā 
Are millennials even buying?Ā 
Homeownership rates overall are up from 2017, with the homeownership rate in 2018 sitting at 64.2%. Regardless of the stereotypes, millennials are positively impacting this rate, with their homeownership rate reaching a high of 36% in 2017. This rate dropped slightly in early 2018, but overall, millennial homeownership is on an upward swing. However, other generations still beat out millennials, with 35-44 year olds owning homes at a rate of 58.9% in 2017.
Millennials make up a massive 66% of all first-time homebuyers and 34% of homebuyers overall. Though their numbers are still small, 90% of millennials say they want to eventually purchase their own home, and almost 70% plan on buying a new home within the next five years, which means that millennial ownership is only going to increase in the years to come. As this huge group of first-time buyers starts to hit the market, they're going to make a big impact.

Which millennials are investing in homeownership?
Many millennials have delayed ownership, choosing to rent while they complete their education and become stable in their career. Now, older millennials who have started families, or who are finally ready to settle down, are becoming homeowners.
Over 70% of millennial homeowners are couples, and 64% of those couples are married. Ā Twenty-five percent of millennials cited marriage as a reason for becoming a homeowner, while 19% said the birth of a child was a primary factor.
However, married millennials aren't the only ones buying homes. Single females make up a significant percentage of millennial homeowners. In 2017, 60% of millennial women listed as the primary borrower on a mortgage were single. This is a growing trend among homebuyers of all ages. In 2017, 17% of homebuyers were single women.
Overall, many millennials are buying homes because they are coming up on milestones like career success and marriage. Some millennials, though, simply want more space, more equity, and backyards for their pet dogs.

Millennial Homeownership Trends: What They Want in a Home
As the effects of the Great Recession recede, millennials who previously felt the pressure to rent apartments in urban centers and commute to work, are now moving to the suburbs. Currently, only 25% of millennials live in urban areas.
When it comes to purchasing a home, millennials care a lot about location. Though many want to be in the suburbs, they also want to be near major cities and in top school districts.
Some of the most popular cities for millennial homebuyers are:
Des Moines, Iowa
Pittsburgh, PennsylvaniaĀ 
Buffalo, New York
Lansing, Michigan
Fort Wayne, Indiana
Minneapolis, Minnesota
When it comes to homeownership, millennials overwhelmingly prefer move-in-ready homes. They are looking for reliable homes where they won't have to worry about maintenance issues and upkeep. Millennials also care about having luxury and high-end features:
75% want new appliances: fridge, oven, dishwasher, washer/dryer
64% want large master bedrooms with walk-in closet spaceĀ 
46% want luxury kitchens and high-end cabinetry and countertops
45% want solid hardwood or stone flooring throughout
47% want some sort of solar panels or energy storage
After finding their dream home, however, millennials still face a few challenges.Ā

Homeownership and Millennial Buying Habits
When it comes to millennial homeownership, this generation faces some obstacles. About 42% of millennials have debt from student loans, with an average monthly payment of $351. Plus, Ā millennial salaries remain disproportionately low. However, 86% of millennials still say that owning a home is a good investment, and 66% plan on buying a home in the next five years.
Though many millennials have debt, this generation is not as bad off as some may believe. In 2016, millennials cut their overall average debt by 8%. By paying back student loans, keeping credit card debt in check, and other measures, millennials actually managed to increase their credit scores by an average of four points in 2016 - the most of any generation.
Additionally, millennials who have waited to buy have had time to save for a home over several years or alongside a significant other, giving them the ability to put down a decent down payment. Seventy-two percent of millennials make their down payments from savings, while 25% of millennials receive a gift from a relative or a friend to help finance their home purchase.
However, even with savings and help from others, millennial homeownership rates in major cities like New York City and Los Angeles are low. Rates in more affordable cities in the Midwest and the South are far higher. In fact, almost 50% percent of millennial homeowners now live in the suburbs.
In early 2017, 35% of millennials financed their homeownership via Federal Housing Administration mortgages. These mortgages offer low down payment percentages with flexible requirements when it comes to credit scores, making them a great option for many millennials.
However, others in this generation don't necessarily need FHA mortgages. The number of millennials closing with conventional mortgages is increasing (63% as of June 2017), and the number of FHA loans made to millennials is steadily decreasing.

What Millennials Need From Real Estate Agents
When it comes to homeownership, millennials are more likely to rely on real estate agents than other generations. And even though 88% of millennials use the internet to research during the hunt for a new home, many still rely on real estate agents for recommendations and guidance through the searching and buying process.
So what can you do to help out millennials seeking homeownership?
Be informed about unique millennial challenges.
Whether it's student debt, bad credit, or just a lack of knowledge about real estate, know who you're working with. Millennials face unique obstacles when it comes to homeownership, but you have a great opportunity to help them navigate.Ā 
Andrea Barone, a Client Success Coordinator at Updater, gave this advice for real estate agents who are working with millennials:Ā 
Ā“For most millennials, purchasing a home will be the single largest investment they've made outside of their education. A real estate agent should be extremely knowledgeable in all aspects of home buying, from the value of the property and the surrounding area to the actual ins and outs of the purchasing process.Ā”
Provide resources and be present online.
Since most millennials do their research online, make sure you have an outstanding website. Write an engaging and consistent blog about all the ins and outs of home first-time home buying and have an active social media presence. Also, take advantage of innovative software and apps to make millennials feel cared for and as informed as possible.
On your website, include resources aimed specifically at millennials. Remember, they're the biggest group of homebuyers on the market right now! You could offer educational material on everything from how to build better credit to what kind of loan to consider. Ultimately, the key is to be prepared to answer lots of questions and help millennials through an exciting process.

Andrew Gudmunson, a beloved young real estate agent with local Century 21 Action Realtors of Minot, North Dakata, is recovering from surgery in critical but stable condition after being shot and wounded by a gunman who opened fire at a Las Vegas concert Sunday night.
The former University of Nebraska baseball and football player was attending the music festival with his girlfriend and another couple when a gunman started shooting from the 32nd floor of the Mandalay Bay hotel, according to reports. With hundreds wounded and at least 58 dead, the shooting is one of the deadliest in U.S. history.
ā€œLike hundreds of other families, we woke up this morning to the news that a valued member of the Century 21 family was shot and wounded last night,ā€ the head Century 21 office said in a statement to Inman. ā€œWe did learn from our local affiliate that he did ā€˜open his eyesā€™ earlier today, and that he has been upgraded to stable condition.ā€ It is believed that Gudmunson was shot in the stomach, and that more surgeries are ahead.
Dorothy Martwick, broker-owner of Gudmunsonā€™s office, Century 21 Action Realtors, was confident in her agentā€™s recovery, noting that ā€œheā€™s young and strong with a positive attitude, and heā€™s still very active.ā€ Gudmunson, around 30 years old, has been an agent for the past five years.
