Greenpoint Brownstone House, NY
This Landmarked Greenpoint brownstone had beautiful parlor floor and stair details, but the finishes and fixtures dated back to the 1960’s and the house was subdivided into many small rooms. The clients, a family with two children, wanted to create a triplex over a garden rental that maximized open space and light, with touches of colorful details and patterns.
The house is an odd shape with a small footprint and a small lot. In order to fit a powder room onto the parlor floor, the water closet was created as a separate compartment under the stairs, and the concrete sink, by Kast, with Vola faucet, became a focal point in the hallway. An arched opening above opens a view into the kitchen. The existing curved stair was preserved, and the risers are painted in Farrow and Ball Green Ground.
The parlor living/dining room was preserved in its original shape, and the ceiling molding, bay window casing, and fireplace mantel were stripped and refinished. Rich Brilliant Willing wall sconces provide ambient light. The L-shaped kitchen features a bright green Fireclay tile in a picket shape with open white oak shelving. A door leads to a new deck overlooking the garden.
In the second-floor front bedroom, a desk and chair from Dims, as well as built-in shelves, provide a work-from-home space with a view of the street. A full bath with blue-green ceramic tile from Complete Tile complements the Ripley wallpaper by Sanderson.
The top floor is a master suite with high ceilings and a sculptural hall skylight. The bedroom walls are painted in Farrow and Ball Green Blue. The skylit master bath features a Perlato solid surface tub, Yukutori wallpaper by Farrow and Ball, and Vermeere hex mosaics in the shower. All plumbing fixtures are from California Faucets. A wall of full-height shelving lit by Herman Miller pendants incorporates a library ladder that doubles as roof access.
The garden apartment kitchen features a Poham Hex Zulu Popham tile backsplash. The bathroom floor is finished with Popham Visby tile, with Nemo tile penny rounds in the shower.

Stone has some hefty competition these days from porcelain tile. Porcelain is not confined to small format 4-, 6- or 12-inch tiles. You may be unpleasantly surprised to find that your favorite tile or stone, or that dreamy vanity you’ve got your eye on, will take an extra 6 to 8 weeks to show up. However, if you can’t imagine living without it, go for it! It may be well worth the wait.

How to get the most bang for the buck
When your space is dimensionally challenged (read: small), and you don’t have the room or budget to expand, you still have plenty of options. One way is to create the illusion of more space, by doing one or more of the following:

Blast From the Past: Neil Armstrong’s Former Texas Home on the Market

It’s not rocket science: You can own the former home of legendary astronaut Neil Armstrong.
The out-of-this-world listing in El Lago, TX, is available for the down-to-earth price of $375,000. The 2,560-square-foot residence last changed hands in 1998.
The first man on the moon landed in this midcentury abode during the Gemini and Apollo missions, living there for most of the 1960s. Fellow astronaut Buzz Aldrin reportedly lived in the Houston-area town as well. The town, which is a quick drive to NASA, remains an astronaut hub to this day, according to the Houston Chronicle.
The home’s fame continued on the silver screen, though it wasn’t precise. A replica was apparently built in Georgia as a set for the movie “First Man,” a biopic of the astronaut starring Ryan Gosling and Claire Foy.
The actual four-bedroom, 2.5-bathroom home includes high ceilings, a new roof, and luxury vinyl plank flooring.
Built in 1964, the brick-and-wood structure appears to have preserved many of the elements seen in historic photos, including a rock wall fireplace in the great room with a beamed and vaulted ceiling and tile flooring.

According to a 2019 study by the National Association of Home Builders, 86% of buyers today prefer an open kitchen layout complete with stainless steel appliances and granite countertops. If you have an older or more modest house, however, it’s possible that your kitchen hasn’t kept up with the times. You keep hearing that it’s too small to attract an offer. That puts you in a tough position when the time comes to sell—should you invest in overhauling it to appeal to the modern buyer? HomeLight data indicates that’s not always a smart move. Top agents say the ROI on a $23,000 kitchen upgrade is actually -1%, meaning you’re bound to lose money on any major kitchen renovations. Plus, due to the rise in food delivery services, there’s some evidence suggesting small kitchens are making a comeback. Who has time to cook anymore? If you get the same feedback from buyers about the size of your kitchen, turn to these tricks top real estate agents, professional stagers, and interior designers vouch for. When you think your counters are clear, check again. What else can you remove? Any amount of clutter is going to make a small kitchen feel even tinier. “Make as much counter space as you can,” says Justin Riordan, interior designer, architect and founder of the Portland-based home staging company Spade and Archer Design Agency. “While the counters should not be empty, they should never be cluttered.” To give the illusion of more space, follow this simple step by step: Clear clutter and junk from counters. Kitchen counters become home to junk mail clutter, coupons, party invitations, and old newspapers. Clear off anything from your countertop that isn’t kitchen related. Remove countertop appliances. You might’ve cleared clutter and junk from your countertops, but gadgets like coffee makers and toasters have to go as well. Adding a few feet of counter space is not worth the price of making the kitchen seem cramped. If you shoe-horned in a makeshift island, just shoe-horn that baby right out to your garage,” suggests Riordan. This removal might feel weird or illogical, but ultimately, the goal is to open up space in the kitchen, not showcase a functional kitchen. 3. Paint it white. Every interior designer, professional stager, and real estate agent we spoke to agreed—if you want your kitchen to look bigger, white paint is your best friend. “The more white you have, the cleaner and more open it will feel. Removing the hard edges in the space will make the kitchen actually feel bigger,” Riodran says. White will not only make the space look larger, but will also complement nearly any accent color—making it easier for buyers to visualize their linens, china, and kitchen accessories in your home. If your backsplash has a loud, or busy pattern, consider retiling it a calming white to match the walls, advises Caryn Schulberg, studio director of Stone Interiors, a luxury interior design studio in San Francisco. Here’s the simplest way to prep your kitchen walls for repainting: Kitchens, especially small ones, are more likely to have grease and grime on their walls. Scrub the walls down with a kitchen sponge to make sure there’s no residue before painting. Mask or tape along the floors, ceilings and countertops. Place a drop cloth on the floor to keep drips from dripping and staining. Use plastic sheeting or masking draped over appliances and large cabinets to protect them. Start painting! If you can repaint the cabinets, opt for a white or very light grey. “Make sure you paint both the outside and the inside of the cabinet doors a light color,” says Schulberg. When organizing shelves and drawers for showings, you should prioritize: Pull-out racks under countertops for pots and pans Pots and pans can take up tons of cabinet space when not organized efficiently. Rather than stack mismatched glasses and plates on top of each other into piles, you can neatly arrange the cabinets for a clearer display. If you’re not bound by a tight timeline, you could take your home off the market to make some larger renovations on the kitchen.If your structure allows it, you might “pull down some cabinets or open up a wall to make that change and flow out into the family room,” suggests Chris Minteer, top-selling Fort Worth-based agent with over three decades of experience. Depending on the market in your area, you might need to.“In our area, we’re going into a market where we’re seeing more competition, so sellers are going to need to be a little more focused on the condition of the property,” explains Minteer. If you’re in a buyer’s market, renovating portions of your kitchen could make your listing more competitive. Adjust your price. Time might not be on your side, and in that case, you could consider reducing the price of your listing. Work with your agent to research the market and similar listings that sold. Depending on the price point of your property, the condition of the kitchen might not be as relevant for your market.“That’s part of the counseling that happens in a listing appointment,” Minteer says.With a comparative market analysis from your agent, you can get a better idea of how your home should be priced with the kitchen as it is. If you’re in a buyer’s market but don’t want to pay for renovations, that might mean reducing the listing price. Small kitchen owners, don’t despair! The key to selling your home with a small kitchen is bridging the mental gaps for the buyer. Use white, clean surfaces and simplify design and storage wherever you can. Talking about that, I am honestly very happy to be featuring this classic coastal home designed by AGK Design Studio (recently featured here, here & here) on the blog today. I first saw this home a few years ago and it has stayed in my mind since then. I usually only feature homes that are recently finished but I had to open an exception for this home because of its classic details and many inspiring interior design ideas.

  Hello, everyone! How are you doing today? We have been busy with our kids… my eldest son is graduating and we couldn’t be any prouder! This is a happy month!

Talking about that, I am honestly very happy to be featuring this classic coastal home designed by AGK Design Studio (recently featured here, here & here) on the blog today. I first saw this home a few years ago and it has stayed in my mind since then. I usually only feature homes that are recently finished but I had to open an exception for this home because of its classic details and many inspiring interior design ideas.

Renovation plan: living in the space
To say I won the real estate lottery might feel like an overstatement, but after a short hunt, I found a Brooklyn Heights co-op in a 1920s building. It had everything I had been looking for—two bedrooms, a corner unit, lots of windows, high ceilings, and a single block from multiple subway stations. The only drawback was that the place needed a lot of work.
Before moving in I did some things that really needed doing: putting in new hardwood floors, fully gutting the original bathroom, and installing updated electrical and lighting. At the time, the idea of touching the kitchen was out of the question—and budget. But it was, thankfully, the newest portion of the apartment and didn’t necessarily need work yet. It also had a weird layout that didn’t exactly scream a clear solution.
I’m a bit of a perfectionist, so I had a plan for my remodel. The key was living in the apartment long enough to come up with the right solution before demolition started.
Planning the new kitchen layout
Ultimately, I knew I wanted a kitchen that felt open to the living room with lots of storage (this is NYC). I also wanted a new layout that still provided some sort of entryway and coat closet.
As soon as I moved in, I began thinking about and talking about my most recent, “brilliant” plan for the kitchen layout to friends and family. First, I was set on an island, then a peninsula, and then I thought about moving the plumbing. I realized that I had to narrow down what was (and wasn’t) working for the kitchen.

The layout technically had a lot of counter prep space, but it was in two separate areas, so I often had my back to my guests while I cooked. I loved the giant coat closet within the “entry,” but keeping it meant my options were limited. The appliances were in decent shape, though oversized for the space. A weird drop ceiling over part of the kitchen made it feel disconnected from the rest of the living room. This ceiling, coupled with a half-height wall that separated the front door from the kitchen, made the kitchen feel smaller than it actually was.
Adding a drop ceiling
Five years and probably quite a few exasperated friends and co-workers later, I settled on a plan for the kitchen. There would be no island and no peninsula. Everything was out from floor-to-ceiling. The huge coat closet was partially removed to make room for custom cabinets, panel-ready appliances, and a new drop ceiling that mirrored the curve of the floor transition from new tile to my existing hardwood floors.
With the coat closet gone, I decided to expand the closet in my bedroom to make up for the lost space. Aesthetically, I’ve always loved blue cabinets and knew that I wanted to do darker kitchen cabinets with a lighter floor and a whiter countertop with some wood accents.
I chose a separate cooktop and oven because the space I had for the stove was much deeper than a traditional countertop and I wanted to take full advantage of the space I had. I also wanted the appliances to look seamless and fully integrated. Plus, I hate the weird space that always happens between a stove and the cabinet where dirt and food collects.
Two prep zones
To get more workable counter space, I moved the stove to another wall. The original location of the refrigerator was a perfect spot. The sink remained on its original wall and was centered in order to get counter space on either side and keep it close to the cooktop/oven. By doing this, I created two zones for prep on each side of the sink.
Once I made the decision about the sink and cooktop/oven, I knew that the old coat closet had to be downsized to make room for the refrigerator. I opted for a panel-ready refrigerator because I felt like opening the front door and having a seamless wall of cabinetry would help mitigate the fact that you were walking right into the kitchen. Functionally, I was also trying to create a triangle between my sink, cooktop/oven, and the refrigerator.
Just to the left of the refrigerator happened to be the perfect location for a pantry. I had some built-in, pull-out drawers earmarked for my pots and pans and a simple pull-out wire drawer (it was super easy to install!) for my pantry items. With storage, food, and the refrigerator covered, I used the remaining space to the right of the refrigerator to create a new coat closet.

Seamless transition between kitchen and living area
Based on the way my apartment “boundaries” were, there was a funny niche on the TV wall into which a counter and cabinets were installed. With the new design, there’s storage below where my microwave and toaster oven live and “open” storage above to display my pretty kitchen items. The glass doors open and can be tucked away so the countertop can be used as a bar top for parties.
I also wanted to have a place to eat. By pushing my living room furniture closer to the window, I made room for a new dining table and chairs. I had the pendant lights installed over the table. Extra work had to be done to build out the beam in the ceiling to hide the electrical boxes.
Much like the kitchen design, the idea of a built-in at the window had been on my mind since I bought the apartment. With a millworker already doing custom cabinets, I figured the built-in should be done as well. A sleek bookshelf was created that also hides my radiator and air conditioner units that were always annoyingly off-centered from the windows. I selected a “piano” finish on the top of the bookshelf for easy cleanup. I’m looking forward to exercising my hopefully-green thumb.

Tip: Consider all possibilities
I optimistically planned for a “quick” two-month renovation, during which I lived in the second bedroom with all my possessions and a microwave. Of course, it took almost three months before I could move back into my own bedroom, and another two months before the project finished.
My advice for anyone preparing for a renovation: take your time. Do your research; debate all the possibilities. It was better to wait and mull over all my plans (for years!) before making the investment. Using Sweeten helped with the process of finding a contractor. I appreciated being able to read references and see photos of previous projects, which helped me see the quality of each contractor’s work.
Brighter and more functional home
Renovating my own space as an architect was good and bad: good because I knew what I wanted and how to articulate it to the contractor. But also bad, or rather tricky, because I knew exactly what I wanted and expected a specific level of quality and detail.
The final result was worth the discomfort and occasional tears. I’m incredibly happy with my new space. The kitchen is so bright and open,  and the layout is functional with tons of storage. Bonus: I was even able to make space for a proper dining table! Now, instead of talking to my friends about renovating, we talk about about the next time they’re coming for dinner.
