New Year, New Beautiful Homes of Instagram
  Hello, my wonderful friends! How are you in 2019? Did anything happen? Did a switch turn on, bringing more Light into your heart during this first week of this New Year? It’s been terribly cold, gloomy and dark out there. The weather is miserable and it’s easy to feel the winter blues insistently knocking on my door, but I am not opening it… instead, I decided to take a small break during the Holidays to do what I love the most in life; which is spending time with my family and work whenever I feel inspired. I took a small break and I am finally feeling like myself again… nothing makes you feel more centered than being able to slow down and hear your own thoughts, and that was exactly what I did.
During this New Year, I certainly hope to continue to listen to what’s inside of my heart and that goes to what I want to share with you here on Home Bunch. I have to be completely honest with you guys. I am tired of cold homes, everything looks the same these days. Although I will always bring the latest trends to my readers, one of my main goals this year is to share homes that feel more like real homes, homes that have character and feel loved, and that starts with this year’s first “Beautiful Homes of Instagram”. Please, get to know Erin from The Heart and Haven. She’s someone that will inspire you to transform your current home into your “home-sweet-home”!
  Hi, my name is Erin @theheartandhaven and I’m a home renovator, home décor enthusiast and mother. I have always enjoyed staring at all the pretty things, but I never realized how much joy I would find in creating them until my husband and I bought a 1950s fixer upper about five years ago.
My husband and I are high school sweethearts from the Jersey Shore. We dated long-distance throughout college and upon graduation, we decided to move across the country to start our life together in Los Angeles. I worked in television before deciding to become a stay at home mom when I had my first son. I now have two boys, ages 7 and 4.
After getting married, we purchased a newly-built, builder-grade condo in Los Angeles and while the finishes were not exactly my taste, I was excited to just have a place to call our own and honestly never thought about changing anything. Two years after having my son and really craving some private outdoor space to have him run around, we searched our neighborhood to find a house. We found a corner house only a few blocks away on a beautiful, wide tree-lined street. It was custom built in 1950, and nothing had been updated since then. The house was head- to-toe covered in orange wood (floors, ceilings, walls, you name it!). The bathrooms had parquet linoleum, the staircase had scrolling wrought iron and each room had ceiling fixtures hanging so low that it made the 8 ft. ceilings feel much smaller. Having no reno experience under my belt, I still felt that this 2400 sq. ft. house had potential. Thus began our renovation journey, and we lived through all of it! I don’t think I knew what my style was when we started renovating our home and decisions often had to be made quickly. There are some things I would change, but I have learned so much throughout this process. And five years later, I think I have found my casually modern, beachy-boho style through decorating it , and it has truly become a passion of mine.

Our kitchen was the last major renovation. After living in what felt like a wooden cave, I wanted our new kitchen to be light and bright. We took down the wall that separated the kitchen from our playroom to open it up. I had always wanted an island but, due to building codes, the island would have been very small. So, I adjusted my vision and was able to have the counter space and seating area by making it into a peninsula instead.
Peninsula measures 6 ft x 4.5 ft. and counters are Salt White Marble.

When choosing the pendants over our peninsula, I didn’t want to compete with the chandelier in the nook. These cone pendants with their antique brass interior echoed the glam of the chandelier without overwhelming the space.

Breakfast Nook
I loved the idea of a breakfast nook and wanted to make it feel special, so I went with wallpaper and a statement chandelier. I think the wallpaper adds so much personality to this otherwise all white kitchen. I then paired it with a more rustic feeling table and chairs to contrast the crisp, geometric design.

After taking down the wall between the kitchen and the playroom, this is now our view.  Since this is the room my sons hang out in the most, it had to be functional for them but also flow with our kitchen.

Paint Color
The barstools had to become part of the design for the playroom because of the open concept, so going slightly more coastal in this room with the oversized beach print and using blue accents in the room helped tie things together.

Some might think a white sofa and children do not go together. And they would be right! However, I love the crisp look of a white sofa so I chose a slipcover that can be removed and washed.

Living Room
Our sectional is actually a recliner and the chaise lifts up for hidden storage.  I love how functional it is for our family. 
While there is still updating to do to this room, we recently removed the metal stair railings and replaced it with a wooden banister.  Painting and staining the banister was a beast! But it was well worth it.

A new Villa in the middle of Tuscan Country between Florence and Arezzo that Rachele Biancalani Studio designed with Matteo Bonechi technician. The junior Architect and Interior Designer Rachele Biancalani has designed Interiors, Garden, and Lighting.
The buyers, a young couple with a little son, loved minimal style and design but did not want a cold and aseptic house therefore the Designer has recommended them to use warm colors and finishing materials that characterize all the interior of the villa. The sophisticated taste for design objects has been met with the choice of furnishings and lighting fixtures of the highest quality brands such as Lake, Midj, Ernesto Meda, Flos, Kartell and Foscarini that find space in these minimal interior but with enveloping heat. Absolute protagonist of the living open space is the wooden walnut flooring, that becomes a boiserie in the livingroom near to the entrance. This walled wooden wall is concealed at the same time, hidden by two twin doors, respectively a large walled cabinet with total black interiors and access to the ground floor services. The open-space living environment includes 4 zones with a variety of features: a reading corner with a comfortable armchair Apelle + leather table and chromed steel designed by designer Beatriz Sempere for Midj; a living room with modular Slide sofa by Daniele Lago, TV area and fireplace; the dining area with Table Air by Lago and the Apelle chairs and finally the kitchen in a separate body and at a lower level that is reached by descending two great walnut wood steps. The minimal kitchen (Ernesto Meda) is total white and a thin top in Corian has been used to make also the two sides of the freestanding island also in addition to the top. The exposed beams of the floor and roof of the whole villa were whitened using a hint of some lighter tone of parquet painting (Kerakoll Design House Paint) while the two bathrooms were completely coated with resin of different colors (Rapidmix ). Furnishings are also essential in bathrooms with great attention to the clean and functional design of sanitary fixtures and accessories. Italian Design: Flaminia, Globo, Gessi and Tubes some of the companies used for the two bathrooms. The ground floor bathroom has a tub whose side is covered with the same parquet list to recreate a situation similar to the one in the living room. In the bathroom on the first floor, however, it was chosen to create a shower with integrated seat and masonry shower tray. The closet that closes the shower area besides the ceiling shower has 4 RGB spotlights to create racing light games on the resin-covered walls of two different colors. The bedroom is fully furnished with Lago furnishings and a custom headboard behind which a strip led is inserted. The symmetry of the room is enshrined by the two twin drawer units, but not identical in form, which houses the two Bourgie by Kartell. A double transparent bronze glass sliding door separates the walk-in closet area, completely designed by the architect who chose a texture similar to the yuta for the shelves. The exterior of the villa is simple and linear characterized by a garden with English lawn and a very special light spot: a garden lamp that recalls a group of giant calleys and is produced by the Spanish company Vibia and stands out in the green almost It was a corten sculpture.

House Hunting in … Belgium
A Renovated Rowhouse in Antwerp
$1.5 MILLION (1.35 MILLION EUROS)
This four-bedroom townhouse is on a tree-lined avenue in the upscale neighborhood of Markgrave, about two miles south of the historic center of Antwerp, Belgium.
Built in 1912 and renovated in phases through 2017, the 4,300-square-foot house has a mansard roof, terraces in the front and back, and a brick-walled backyard adjacent to a public park. Though it is four stories tall, the house actually has seven split levels, with rooms in the front and back separated by half levels and a staircase in the center of the house running between them.
“They don’t build it like that anymore,” said Henriette Siersema, the managing director of Sotheby’s International Realty in Antwerp, which has the listing.
Past the small front garden and a black front door is a long entrance hall with Belgian bluestone floors that stretches to the rear of the house. To the right are the living room, a sitting room with a chandelier and the dining room, all with oak parquet floors. The living room is entered through large, wood-framed glass doors, with built-in bookshelves on either side of a fireplace, the original ornamental plaster ceiling and a front-facing bay window.
The kitchen, behind the sitting room and dining room, has a La Cornue range, Belgian bluestone counters, a breakfast nook and floor-to-ceiling glass doors that open to a patio and the brick-walled backyard. A half bathroom is under the stairs, as is a door leading to the basement, where there is storage and laundry.
Between the ground floor and second story is a TV room with high ceilings and glass doors that open onto a large terrace, with stairs leading down to the kitchen patio. There are four bedrooms on the upper floors. Of these, two could serve as the master suite, Ms. Siersema said. The top floor has an office that shares a bathroom with the fourth bedroom.

A parking space in a nearby building, about two minutes away on foot, is available to rent. A small park is around the corner, and two public trams run on tracks in front of the house, with the nearest stop five minutes away and the city center about 15 minutes from there. Antwerp, a city of about 500,000 on the Scheldt river, is known for its Renaissance architecture, cobblestone streets and cultural treasures like the Rubens House, the 16th-century former home and studio of the painter Peter Paul Rubens. Antwerp International Airport is about 10 minutes away by car. The Belgian capital of Brussels, and its international airport, are about 25 miles south.
Market Overview
The area around Antwerp, the largest city in the Flemish Region of Belgium, had a very active residential real estate market in 2018 and the beginning of 2019, with transaction volume growing by 7 percent between the end of 2018 and the first quarter of this year, according to a report by Belgium’s national notary organization.
Antwerp’s housing market is in the midst of several changes — some possibly temporary, others systemic — that are creating increased supply and demand, according to agents and market analysis. Low interest rates in Belgium (and Europe) have made borrowing more affordable, attracting investors. Those rates, which have discouraged saving money in the bank, have also generated increased interest in real estate investment.
Migration to the region and low unemployment have created additional demand, and developers have rushed to meet it. In the past few years, there has been a housing construction boom across Belgium, and especially in Antwerp, where new apartment units have gone up throughout the city, agents said.
These factors have combined to create a shift in who buys (and rents) homes, said Sam Bordon, a senior manager in Deloitte Belgium’s real estate department.
“Typically the market was very owner-occupier oriented — families buying houses for their own use,” he said. “We see now, more and more, especially in inner-city locations, a lot of the new-build apartments are being sold to investors as well.”
With more investment sales, rentals are becoming a larger share of the housing market. “Antwerp was traditionally not a rental market, but that has been changing,” Ms. Siersema said.
Housing prices in Antwerp have increased unevenly in the last three years, with new apartments commanding higher prices, but older properties in unrenovated buildings remaining stable, although those properties often require upgrades, said Hilde Couturier, the managing director of Metropolitan Real Estate, in Antwerp.
A small two-bedroom apartment might sell for 250,000 to 270,000 euros ($280,000 to $302,000) in an older, unrenovated building and require 50,000 euros ($56,000) to bring it into compliance with Belgian and European energy-efficiency regulations, while new energy-efficient, two-bedroom apartments might sell for 350,000 to 400,000 euros ($392,000 to $448,000), Ms. Couturier said. Many of the new buildings are high-rises, taller than the old standard of five or six floors, she added.
Those who would once have held onto property outside the city center after retirement are now often choosing to sell and then buy smaller, easier-to-maintain homes in the center, Ms. Couturier and Ms. Siersema said.
“Sometimes they move in, and other times they rent them out initially,” Ms. Couturier said, noting that younger buyers, between 25 and 30, are being priced out of the market and increasingly need help from family to buy a first home.
“The gap is getting really big between the rich and the poor,” Ms. Couturier said.
At the luxury end, prices vary widely based on size and location, Ms. Siersema said. A luxury renovated apartment in a prime location could go for 4,000 to 8,000 euros a square meter ($415 to $830 a square foot). In new developments, prices are 6,000 to 12,000 euros a square meter (about $625 to $1,250 a square foot), although the higher figure would be for something “exceptional” on the harbor, she said.
Who Buys in Antwerp
Most buyers of luxury properties in Antwerp are Belgian, Ms. Couturier said. Foreigners tend to have temporary work assignments, so they rent.
Many buyers in Antwerp, and across Belgium, are from the Netherlands, as Dutch is the most commonly spoken language. Ms. Siersema said that about 25 to 30 percent of her agency’s buyers in Antwerp are foreign, most of them from the Netherlands, Israel, Lebanon, India, Germany and the United States. Although some 40 percent of Belgians speak French, most French buyers prefer Brussels to Antwerp, she said.
Buying Basics
Transactions in Belgium are handled by notaries, said Pablo De Doncker, a notary in Brussels. The fees, which include what would be considered title insurance in the United States, are set by the government, he said. Buyers also pay a registration tax of 10 percent of the sale price in Flanders (reduced to 7 percent for first-time buyers) and document and administrative fees.
The buyer and seller can choose to share a notary, Ms. Couturier said, but usually they each hire their own. Buyers also pay a 21 percent value-added tax on property that is less than two years old, or sold on plan; the tax is levied on the value of building only, not on the land (Buyers can find calculated fees here.)

Disgraced TV Anchor Matt Lauer Finds a Buyer for Lavish $7M NYC Apartment

Fired from his job at NBC and facing divorce from his wife of 20 years, Matt Lauer is getting a rare bit of good news on the real estate front: His swanky four-bedroom apartment on New York’s Upper East Side has found a buyer.
Lauer, 60, bought the apartment in 2004 for $5.88 million, and in late March, listed it for $7.35 million. The apartment is already in contract, reportedly for a little over $7 million.
It’s easy to see why it sold so fast: The apartment is gorgeous, and in an unbeatable location—just three blocks from Central Park, on a leafy, tree-lined street. Originally built in 1927, the apartment exudes luxury, with listing agent Alexa Lambert describing it as being in “triple-mint condition.”
A private elevator landing leads to a square foyer, living room, dining room, and corner library. The living room has three large windows, a stone fireplace, parquet flooring, and a pair of built-in bookcases. Double doors open to a formal dining room with dark wood floors and deep blue wallpaper, depicting trees and birds.

The kitchen is palatial compared to most New York apartments, with a gas range, multiple ovens, wine refrigerator, and top-of-the-line appliances. It’s finished in classic, Shaker-style cabinetry, dark subway tile, and what appears to be a large, magnetic, command center wall.

The master bedroom is large enough for a sitting area, and features open shelving on one wall, with what appears to be a small workout room immediately adjacent, with mirrored walls and a yellow spin bike.

Lauer’s walk-in closet has rich, custom wooden built-ins, and room for dozens of pairs of shoes. (The listing photos show 40 pairs of leather wingtips, in every conceivable shade of brown.) There’s a second dressing room, and two marble master bathrooms.

Lauer seems to be intent on shedding parts of his real estate portfolio. In March, he cut $2.1 million off the asking price of his mansion in Sag Harbor, NY.
He’s a New York City native who dropped out of college to become a broadcast journalist. Lauer joined NBC’s “Today” show in 1994, and was a friendly fixture on TV for decades.
But behind the scenes, multiple women claim he sexually harassed them at work, prompting the network to fire him without pay in November. His latest contract with the network had been rumored to be worth around $25 million per year.

New Year, New Beautiful Homes of Instagram
  Hello, my wonderful friends! How are you in 2019? Did anything happen? Did a switch turn on, bringing more Light into your heart during this first week of this New Year? It’s been terribly cold, gloomy and dark out there. The weather is miserable and it’s easy to feel the winter blues insistently knocking on my door, but I am not opening it… instead, I decided to take a small break during the Holidays to do what I love the most in life; which is spending time with my family and work whenever I feel inspired. I took a small break and I am finally feeling like myself again… nothing makes you feel more centered than being able to slow down and hear your own thoughts, and that was exactly what I did.
During this New Year, I certainly hope to continue to listen to what’s inside of my heart and that goes to what I want to share with you here on Home Bunch. I have to be completely honest with you guys. I am tired of cold homes, everything looks the same these days. Although I will always bring the latest trends to my readers, one of my main goals this year is to share homes that feel more like real homes, homes that have character and feel loved, and that starts with this year’s first “Beautiful Homes of Instagram”.   Hi, my name is Erin @theheartandhaven and I’m a home renovator, home décor enthusiast and mother. I have always enjoyed staring at all the pretty things, but I never realized how much joy I would find in creating them until my husband and I bought a 1950s fixer upper about five years ago.
My husband and I are high school sweethearts from the Jersey Shore. We dated long-distance throughout college and upon graduation, we decided to move across the country to start our life together in Los Angeles. I worked in television before deciding to become a stay at home mom when I had my first son. I now have two boys, ages 7 and 4.
After getting married, we purchased a newly-built, builder-grade condo in Los Angeles and while the finishes were not exactly my taste, I was excited to just have a place to call our own and honestly never thought about changing anything. Two years after having my son and really craving some private outdoor space to have him run around, we searched our neighborhood to find a house. We found a corner house only a few blocks away on a beautiful, wide tree-lined street. It was custom built in 1950, and nothing had been updated since then. The house was head- to-toe covered in orange wood (floors, ceilings, walls, you name it!). The bathrooms had parquet linoleum, the staircase had scrolling wrought iron and each room had ceiling fixtures hanging so low that it made the 8 ft. ceilings feel much smaller. Having no reno experience under my belt, I still felt that this 2400 sq. ft. house had potential. Thus began our renovation journey, and we lived through all of it! I don’t think I knew what my style was when we started renovating our home and decisions often had to be made quickly. There are some things I would change, but I have learned so much throughout this process. And five years later, I think I have found my casually modern, beachy-boho style through decorating it , and it has truly become a passion of mine.

Our kitchen was the last major renovation. After living in what felt like a wooden cave, I wanted our new kitchen to be light and bright. We took down the wall that separated the kitchen from our playroom to open it up. I had always wanted an island but, due to building codes, the island would have been very small. So, I adjusted my vision and was able to have the counter space and seating area by making it into a peninsula instead.
Peninsula measures 6 ft x 4.5 ft. and counters are Salt White Marble.

When choosing the pendants over our peninsula, I didn’t want to compete with the chandelier in the nook. These cone pendants with their antique brass interior echoed the glam of the chandelier without overwhelming the space.

Breakfast Nook
I loved the idea of a breakfast nook and wanted to make it feel special, so I went with wallpaper and a statement chandelier. I think the wallpaper adds so much personality to this otherwise all white kitchen. I then paired it with a more rustic feeling table and chairs to contrast the crisp, geometric design.

Playroom
After taking down the wall between the kitchen and the playroom, this is now our view.  Since this is the room my sons hang out in the most, it had to be functional for them but also flow with our kitchen.

Paint Color
The barstools had to become part of the design for the playroom because of the open concept, so going slightly more coastal in this room with the oversized beach print and using blue accents in the room helped tie things together.

Some might think a white sofa and children do not go together. And they would be right! However, I love the crisp look of a white sofa so I chose a slipcover that can be removed and washed.

Living Room
Our sectional is actually a recliner and the chaise lifts up for hidden storage.  I love how functional it is for our family. 
While there is still updating to do to this room, we recently removed the metal stair railings and replaced it with a wooden banister.  Painting and staining the banister was a beast! But it was well worth it.

Hidden behind this black door of a typical detached brickhouse facing Mile End Road, East London, you can find the boutique hotel that was defined as the most beautiful small hotel of the world. Definetely a small one, since it has only two rooms to rent.
40 Winks is more than a boutique hotel in London. It is also the home of David Carter, one of the most famous UK interior designers, and  it is also often used as the location for fashion and style shooting: let’s have a look inside and you will easily understand why!

Dietro ad un portone nero di una tipica abbinata in mattoni a Mile End Road, est di Londra, si nasconde quello che è stato definito più volte come il più bel piccolo hotel del mondo. Decisamente un micro-hotel: ha solo due camere, una doppia e una singola.
40 Winks è più di un boutique hotel Londinese: è anche la casa di David Carter, uno degli interior designer più noti di Inghilterra, dallo stile elegante ed eccentrico. E’ anche utilizzata come set fotografico per servizi di moda e di stile, ed entrando non è difficile capire il perché.

Once you enter this black door, it’s easy to understand that this is an unique place.
First rule is to take off shoes: “We’re somehow Japanese here,” David tells me. The entrance hall is as black as the doorway, and it leads to a ground floor lounge which is decorated in moody shades, and very rich in fabrics, textures and eccentric details. The designer explains to me that he is a little bit compulsive and in his interior he loved to put together all kind of objects, especially on the ground floo and also in the basement, where there are the kitchen and his workspace.

Piano Terra & Interrato
Non appena entrati, è facile capire che non si tratta di un hotel qualunque.
Intanto la prima regola qui è quella di togliersi le scarpe, “noi qui siamo un po’ Giapponesi“, mi spiega David. Il corridoio d’ingresso è nero come il portone, e ti conduce ad un salotto al piano terra decorato in tonalità scure e ricchissimo di tessuti e dettagli eccentrici. il designer mi spiega che è un accumulatore un po’ compulsivo e nei suoi arredi si diverte ad inserire oggetti di tutti i tipi, cosa molto evidente qui al piano terra ma sopratutto all’interrato, dove si trova la cucina e lo spazio di lavoro di David.

40 Winks boutique hotel London | First Floor
The mood changes by going upstairs. The  first level becomes lighter and colorful, but always rich of amazing details and with the same glamorous atmosphere that can be found in the entire home.
In this floor there are another lounge room and David‘s bedroom: light green, purple, pink, stuccos, blended perfectly with lots of details and fabrics. I stopped in every corner of the room, because every corner is really styled in a unique way.

Piano Primo
L’atmosfera inizia a cambiare salendo la prima rampa di scale. Gli interni diventano più chiari e colorati, ma sempre ricchissimi di dettagli sorprendenti e con quell’atmosfera eccentrica e glam che pervade tutta la casa.
In questo piano si trovano un altro salotto e la camera di David: verde chiaro, viola, rosa,  stucchi, si mixano perfettamente con tanti dettagli e tessuti. Sarebbe da soffermarsi su ogni angolo di queste stanze in pratica!

On the second floor there are the two guest rooms, one single and one double.
This is also my favourite level: the design is clear and bright, in the shades of creamy whites. The master bedroom is wonderful: light parquet flooring, white walls, some vintage details such as an old style fireplace, armchairs and vintage suit sets. No wardrobe, but just a cloth hanger …and I forgot to tell you: no television here!
Finally, I’m showing you the bathroom (which is shared between the two guest bedrooms), perhaps the most amazing room in the whole house: decorated in black and gold, with a golden wall and a dreamy vintage tub… if not do not find the taps, ihave a look inside the cabinet above the sink, here they are!

Piano Secondo
Al secondo piano si trovano infine le camere degli ospiti.
E’ anche il mio piano preferito: chiaro e luminoso, gli interni qui sono stati pensati nelle tonalità del bianco e del crema. La camera matrimoniale è stupenda: pavimento in parquet chiaro , pareti bianche, qualche dettaglio d’epoca come un caminetto d’epoca, poltrone e dei set di valigie vintage. Nessun armadio, ma solo un appendiabiti…e dimenticavo: nessuna tv, sappiatelo!
Vi mostro infine il bagno (che è in comune tra le due stanze), forse la stanza più sorprendente di tutta la casa: decorato nelle tonalità del nero e dell’oro, con una parete completamente dorata ed una vasca vintage…se non trovate i rubinetti, è perché si trovano nascosti dentro l’armadietto, sopra al lavandino!
