What To Expect When House Builders Start Your Dream Home?
Building your dream home is a significant milestone that combines your aspirations, lifestyle, and design preferences into a single, cohesive structure. The process can be exciting and complex, so understanding what to expect when house builder Wellington experts begin your project can help ensure a smooth and successful experience. From the initial stages to the final touches, here’s what you can expect as the journey unfolds.
1. The Design and Planning Phase
Before any physical work begins, the planning phase sets the foundation for the entire project. During this stage, you’ll collaborate with architects, designers, and house builders to finalise your home's design, structure, and layout. During this phase, your vision begins to take shape, with careful attention to details such as floor plans, material selections, and custom features.
Key Highlights:
Finalisation of architectural designs and site plans.
Selection of materials, finishes, and fixtures.
Establishment of a detailed project timeline and cost estimates.
2. Site Preparation and Groundwork
Once the design is complete, the next step is site preparation. This involves clearing the land, ensuring the soil is stable, and establishing a foundation to support your home. Depending on the type of foundation—whether slab, crawl space, or basement—house builders Wellington experts will take necessary steps to ensure proper grading, drainage, and groundwork before moving forward.
Key Highlights:
Land clearing, excavation, and site grading.
Soil testing and preparation for foundation work.
Arrangements for utility connections, such as water, gas, and electricity.
3. Laying the Foundation
The foundation is one of the most critical components of any home. It serves as the base for the structure and must be built to withstand the weight of the house and the forces of nature. House builders Wellington professionals will ensure that the foundation is solid, whether it’s a concrete slab, crawl space, or a full basement. During this phase, precision and attention to detail are essential to guarantee that the foundation is level and stable.
Key Highlights:
Concrete pouring and foundation set up.
Installation of support structures and reinforcements.
Preparation of the foundation for framing and future installations.
4. Framing and Structural Development
With the foundation in place, the framing stage begins. This is when the skeleton of your home starts to take shape. The walls, roof trusses, and floors are constructed, and you can start to see the outline of your home come together.
During this phase, house builders will focus on ensuring the structural integrity of the building while working towards the completion of the primary building envelope.
Key Highlights:
Construction of the structural framework, including walls and roof.
Installation of windows, doors, and basic plumbing/electrical lines.
Preliminary inspections to ensure compliance with building codes.
5. Exterior and Interior Finishes
As the framing is completed, attention shifts to exterior and interior finishes. The home’s outer shell, such as roofing, siding, and exterior paint, is completed, giving the house its first real sense of character. Inside, drywall, flooring, cabinetry, and finishes are installed. This is the phase where the house starts to feel like a home, with features like plumbing fixtures, light installations, and flooring adding depth and functionality.
Key Highlights:
Application of exterior finishes, including siding, roofing, and painting.
Installation of interior finishes, such as drywall, floors, and cabinetry.
Electrical, plumbing, and HVAC systems are fully installed and tested.
6. Final Inspection and Handover
Before the project is officially completed, house builders Wellington experts will conduct a thorough inspection to ensure that all aspects of the home meet safety and quality standards. The home is reviewed for any issues or areas that require adjustment, and necessary fixes are made. Once everything is verified, the final walkthrough is conducted, and your new home is ready for occupancy.
Key Highlights:
Comprehensive inspection by the builders and local authorities.
Walkthrough with the builder to check for any necessary adjustments.
Official handover and the completion of your new home.
Conclusion
Building a home is a detailed and organised journey, requiring careful planning and skilled execution. By understanding what to expect from house builders Wellington experts, you can stay informed and involved throughout the project, ensuring that your dream home is built to the highest standards.
From the initial design to the final inspection, each phase is a step closer to realising your vision and creating a lasting foundation for you and your family to enjoy for years.

"The most fashionable bathing station in all Europe". British industrialists and American mining investors plotting the colonization of the Congo, while mingling at Ostend's seaside vacation resorts. Extracting African life to build European railways, hotels, palaces, suburbs, and other modern(ist) infrastructure. "Towards infinity!"
---
In 1885, King Leopold II achieved an astonishing and improbable goal: he claimed a vast new realm of his own devising, a conjury on a map called [...] the Congo Free State. [...] [A] fictional state owned by the king, ruled by decree, and run from Brussels from 1885 to 1908. [...] This was [...] a private entrepreneurial venture [for the king]. The abundance of ivory, timber, and wild rubber found in this enormous territory brought sudden and spectacular profits to Belgium, the king, and a web of interlocking concession companies. The frenzy to amass these precious resources unleashed a regime of forced labor, violence [millions of deaths], and unchecked atrocities for Congolese people. These same two and a half decades of contact with the Congo Free State remade Belgium [...] into a global powerhouse, vitalized by an economic boom, architectural burst, and imperial surge.
Congo profits supplied King Leopold II with funds for a series of monumental building projects [...]. Indeed, Belgian Art Nouveau exploded after 1895, created from Congolese raw materials and inspired by Congolese motifs. Contemporaries called it “Style Congo,” [...]. The inventory of this royal architecture is astonishing [...]. [H]istorical research [...] recovers Leopold’s formative ideas of architecture as power, his unrelenting efforts to implement them [...]. King Leopold II harbored lifelong ambitions to “embellish” and beautify the nation [...]. [W]ith his personal treasury flush with Congo revenue, [...] Leopold - now the Roi Batisseur ("Builder King") he long aimed to be - planned renovations explicitly designed to outdo Louis XIV's Versailles. Enormous greenhouses contained flora from every corner of the globe, with a dedicated soaring structure completed specifically to house the oversize palms of the Congolese jungles. [...]
---
The Tervuren Congo palace [...]. Electric tramways were built and a wide swath of avenue emerged. [...] [In and around Brussels] real estate developers began to break up lots [...] for suburban mansions and gardens. Between 1902 and 1910, new neighborhoods with luxury homes appeared along the Avenue [...]. By 1892, Antwerp was not only the port of call for trade but also the headquarters of the most profitable of an interlinking set of banks and Congo investment companies [...]. As Antwerp in the 1890s became once again the “Queen of the Scheldt,” the city was also the home of what was referred to as the “Queen of Congo companies.” This was the ABIR, or Anglo-Belgian India Rubber Company, founded in 1892 with funds from British businessman “Colonel” John Thomas North [...].
Set on the seaside coast, Belgium’s Ostend was the third imperial cityscape to be remade by King Leopold [...] [in a] transformation [that] was concentrated between 1899 and 1905 [...]. Ostend encompassed a boomtown not of harbor and trade, like Antwerp, but of beachfront and leisure [...] [developed] as a "British-style" seaside resort. [...] Leopold [...] [w]as said to spend "as much time in Ostend as he did in Brussels," [...]. Ostend underwent a dramatic population expansion in a short period, tripling its inhabitants from 1870–1900. [...] Networks of steamers, trams, and railway lines coordinated to bring seasonal visitors in, and hotels and paved walkways were completed. [...] [A]nd Leopold’s favorite spot, the 1883 state-of-the-art racetracks, the Wellington Hippodrome. Referred to with an eye-wink as “the king incognito” (generating an entire genre of photography), visitors to the seaside could often see Leopold in his top hat and summer suit [...], riding his customized three-wheeled bicycle [...]. By 1900, Ostend’s expansion and enhancement made it known as “the Queen of the Belgian seaside resorts” and “the most fashionable bathing station in all Europe.” Opulence, convenience, and spectacle brought the Shah of Persia, American tycoons, European aristocrats, and Belgian elites, among others, to Ostend.
---
Leopold’s interventions and the Congo Free State personnel and proceeds played three pivotal and understudied roles in this transformation, all of which involved ABIR [British industrialists].
First, it was at Ostend that an early and decisive action was taken to structure the “red rubber” regime and set it in motion. In 1892, jurists such as [E.P.] had ruled, contravening [...] trade laws, that the king was entitled to claim the Congo as his domanial property [...]. Leopold [...] devised one part of that royal domain as a zone for private company concessions [...] to extract and export wild rubber.
Soon after, in 1892, King Leopold happened to meet the British “Colonel” John Thomas North at the Ostend Hippodrome. North, a Leeds-born mechanic [...] had made a fortune speculating on Chilean nitrates in the 1880s. He owned monopoly shares in nitrate mines and quickly expanded to acquire monopolies in Chilean freight railways, water supplies, and iron and coal mines. By 1890 North was a high-society socialite worth millions [...]. Leopold approached North at the Ostend racecourse to provide the initial investments to set up the Anglo-Belgian India Rubber Company (ABIR). [...]
---
One visible sign of Ostend’s little-known character as Congo boomtown was the Royal Palace Hotel, a lavish property next to the king’s Royal Domain, which opened in 1899. With hundreds of rooms and a broad sweep of acreage along the beachfront, the palace “occupied the largest space of any hotel in Europe.” [...]
King Leopold met American mining magnate Thomas Walsh there, and as with North, the meeting proved beneficial for his Congo enterprise: Leopold enlisted Walsh to provide assessments of some of his own Congo mining prospects. The hotel was part of [...] [a major European association of leisure profiteers] founded in 1894, that began to bundle luxury tourism and dedicated railway travel, and whose major investors were King Leopold, Colonel North [...].
At the height of Congo expansionism, fin-de-siècle Antwerp embodied an exhilarated launch point [...]. Explorers and expeditioners set sail for Matadi after 1887 with the rallying call “Vers l’infini!” (“towards infinity!”) [...].

The Ferret
The Ferret is one of my favorite second hand booksellers. This is a small branch of the original Ferret established in 1979 in Wellington city, the capital of New Zealand.
The Ferret has a good selection of books on photography. Not the technical sort but artist's monographs, which I collect.
I bought two books by the Italian photographer Luigi Ghirri - Cardboard Landscapes and Thought Landscape. I also purchased a book of essays by the English/New Zealand critic and photographer Peter Turner and a survey of the work of Tracey Moffatt, an Australian photographer of First Nation descent.
You may notice I mention each photographer's cultural heritage. We carry cultural memory deep inside us, and so many generations of that inheritance. It's meaningful to me personally and informs my understanding of others. The French blood of my farming ancestors called me to the countryside, my Scottish blood makes me a capable stone wall builder and adept at the swing of an axe.
It's relevant to say that the poet Allen Curnow, who in 1941 wrote the poem Wild Iron, was a New Zealander. He reveals his cultural identity, to me at least, in his sparse use of language and in writing about nature. It was lovely to see the poem hanging on the wall of the Ferret. I was very taken by it. The iron he writes about is corrugated iron, a ubiquitous building material in colonial New Zealand. The roof of my barn is clad with Belgium "iron", imported by settlers in the early 1890's.
But the poem is not about "iron", it's about the weather. The Southern gales were once 5 to 7 days long when I was growing up here. Straight from Antarctica, a hail of horizontal ice and rain. Wellington city once had ropes and netting on strategic street corners to which pedestrians would have to cling to stay on their feet. That weather has gone, to be replaced by sudden and dramatic weather events that take lives.
A few nights ago I was woken by the sound of the lemon tree outside my bedroom window hitting the side of the house, its leafed branches scratching at my window panes. For one hour the Southern gale blew then died away. It is becoming a memory, like so much that we have and are about to lose.
I was young when I planted that tree more than 35 years ago.
I am still here. Don't worry. I will take care of you.
One Kindred Spirit

On this day, 8 February 1840, the story of the fight for the eight-hour maximum working day began in a Aotearoa/New Zealand. A carpenter called Samuel Parnell from London arrived by ship in Petone (Māori name: Pito-one), now a suburb of Wellington. One of his fellow passengers was George Hunter, a shipping agent, who wanted to hire Parnell (pictured) to build him a shop. Parnell responded: "I will do my best, but I must make this condition, Mr. Hunter, that on the job the hours shall only be eight for the day… There are twenty-four hours per day given us; eight of these should be for work, eight for sleep, and the remaining eight for recreation and in which for men to do what little things they want for themselves. I am ready to start to-morrow morning at eight o'clock, but it must be on these terms or none at all." Hunter responded that in London work began at 6 AM, and anyone who was late lost a quarter of the day's pay. Parnell replied: "We're not in London." As there were no available alternatives, Hunter had no other option but to agree. Parnell then began organising with other workers, and informing new arrivals of the local arrangement. Later that year workers in Wellington gathered and resolved to work eight hours per day, 8 AM-5 PM, and throw anyone exceeding this into the harbour. The eight hour day was further cemented by a strike of road-builders in the area the following year. https://www.facebook.com/workingclasshistory/photos/a.1819457841572691/2204819843036487/?type=3

The last (unrefurbished) "Ganz" EMU at Thorndon. (2021)
A very lucky spot from my last trip to Wellington. New to New Zealand Railways Corporation in 1982, the EM/ET EMUs were introduced to replace the aging English Electric DM/D Class multiple units on suburban services in Te Whanganui-a-Tara.
Owing to the name of their builder, Ganz-MÁVAG, the EM/ET EMUs were often referred to as "Ganz units."
From 1996-2002, the entire fleet was refurbished by TranzRail, and in 2010, Te Pane Matua Taiao/GWRC refurbished EM 1373/ET 3373 again as part of a proposal to further modernise the Ganz units. This fell through and colloquially EM 1373/ET 3373 is known as the "Super Ganz"
In 2016, the FP/FT "Matangi" EMUs were introduced to replace the aging EM/ET EMUs, and most of the fleet was sold to a South African buyer for conversion to un-powered trailer cars. As of 2024, nothing has been done with them, and they are slowly rusting away in South Africa.
The "Super Ganz" was sold to the Cantebury Railway Society, who have been on/off working to restore it. EM 1505/ET 3505 was sold for $1 to the Wellington Multiple Unit Hertiage Trust (WMUHT). Unfortunately, 1505 was never taken to Maymorn, where the group has a DM/D unit, and it is now at Hutt Workshops with an uncertain future.

26 Sims questions
I forgot if I was tagged or I just saw this and decided I was in the mood to answer questions so copied it and poked it in my drafts for some reason. Now it's being published. 1.What’s your favourite sims death?
I don't have a favorite type but I guess my favorites death of one of my sims was in an alternate timeline when Adriana Cosgrove just had a baby, was exhausted, starving and tried to make some toaster pastries and caught the kitchen on fire and I wasn't quite sure if she died from burning or starvation. That save borked so I had to back up three months before when she was alive and she avoided that fate and is now an elder, and went on to have a third child.
2. Alpha CC or Maxis Match?
A healthy mix. I tend to lean more toward Alpha in Skin, Eyes, and Hairs. Clothes I can do either, furniture I tend to go for either as well.
3. Do you cheat when your sims gain weight?
No, I make them use the gym. I downloaded those gyms for a reason. I'm going to use them damn it!
4. Do you use move objects?
Always.
5. Favorite mod?
The Sim Blender is quantifiably my favorite for how much I use it.
6. First expansion/game/stuff pack you got?
Nightlife! I skipped Uni and bought NL for my sister (and also for me)
7. Do you pronounce “live mode” like aLIVE or LIVing?
aLIVE mode.
8. Who’s your favorite sim that you’ve made?
Fuck, 16 years later I probably have at least a top five that switches around every month. Let's say Amelia Calhoun (formerly Wellington) I have a ton of pictures of her sprinkled throughout this blog over the years. She's obsessed with the ocean.
9. Have you made a simself?
Of course, when I first started out playing. Who hasn't?
10. What sim traits do you give yourself?
None. I don't play with Traits.
11. Which is your favorite EA hair color?
Brown, I guess. EAxis hair colors I really don't like or use but if I have to it would be the brown as it doesn't stick out as much.
12. Favorite EA hair?
The shaggy male hair that was the epitome of 'cool' and 'hot' in 2005
13. Favorite life stage?
Teen probably. Mostly for that's when their characters start really emerging for me as a player. Functionally, I think an adult is my favorite age stage.
14. Are you a builder or are you in it for the gameplay?
I'm a player/sotryteller first and foremost but I get into building kicks.
15. Are you a CC creator?
I've made it before. Will probably make some again.
16. Do you have any simblr friends/a sim squad?
I'm friendly with a lot of simmers on simblr, and interact with them in other sims areas on the internet like Discord, the FB group, or Twitch and Twitter.
17. What’s your favorite game? (1, 2, 3, or 4)
Sims 2 unequivocally. There is only room for 2 in my life.
18. Do you have any sims merch?
Nope.
19. Do you have a YouTube for sims?
Yes. It's all I do on my youtube.
20. How has your “sim style” changed throughout your years of playing?
It's gotten a lot more...detailed? I tend to like plan and play out scenarios
21. What’s your Origin ID?
I don't have Origin.
22. Who’s your favorite CC creator?
There are so many and so many are extra super talented I feel like I would slight someone if I stated only one.
23. How long have you had a simblr?
Since 2012.
24. How do you edit your pictures?
On befunky.com or Photoshop.
25. What expansion/game/stuff pack do you want next?
Sims 2 shall have none. My next hope for a modding breakthrough is choosing seasonal casual clothing so that the game will show a sim on the lot in their seasonally appropriate casual wear. Good for places with different climates because who wants to see someone in long sleeves who lives in a temperate subhood, in the summery desert?
26. What expansion/game/stuff pack is your favorite so far?
Seasons, probably.

A CRRC electric double decker for Kinetic Group!
Spotted along Fanshawe Street and presumably returning to City Depot is this brand new CRRC something with a Gemilang body.
I presume it is a C12RDD, but as of writing, I am unable to confirm this. It is now also rumoured confirmed to be an eT12 MAX with a DD body. It has been given the fleet number N5400 and is based at New Lynn Depot. I can also confirm that, unlike the Yangtze Motor Group UT200RHDFs in Wellington and possibly like the C12RDD/Kiwi Bus Builders is that this one has A/C on both decks. It is the first DD EV in Auckland that will remain here.
Whether this means that Kinetic Group is going to bring GoBus/NZ Bus/Johnston's in line with Australia and introduce Kinetic Urban/Coachlines to NZ remains to be seen. Either way, though, things are changing rapidly with Kinetic.
