How to Maintain an Older Water Heater
Old household appliances are more susceptible to breakdowns than new ones; all the years of use start to take their toll. The wear and tear on your equipment often mean you can’t get as much work from an old appliance as you can from a new one. Usually, the only way to deal with this loss of reliability is to replace the old water heater tank with a new one.
Along with your refrigerator, the water heater is one of the most used appliances in your home. Water heaters are indispensable for making simple things like taking a shower or washing dishes convenient. Without a reliable source of hot water in the house, it would be almost impossible to live in it. Water heater malfunctions are therefore one of the most distressing issues in the home.
Since an older water heater can mean more home maintenance issues, how can you reduce incidences of breakdowns with the older water heater in your home?
There are only two ways to deal with that old appliance. You can replace it with a new one or look for ways to extend its life. Is there any way to keep getting value out of your water heater even when it is old? The answer is yes. All water heaters have their expected lifespan, but you can extend the equipment’s life through proper maintenance, says Rollingwood Management Inc.
The steps for prolonging the life of a water heater are easy to do and affordable. They do not require special knowledge, and you can do them with the tools you already have in your home. All that is needed is to be timely in applying the steps and enlist the help of an expert when it is necessary. Here are the steps to keep your old water heater running smoothly.
Six steps for maintaining an older water heater
Test the TPR Valve
The TPR valve (temperature & pressure relief valve) keeps the water heater safe. It releases water and pressure if these get too high inside the tank. If the thermostat inside your appliance fails and the temperature gets too high, the valve lets the excess steam escape to prevent an explosion. The TPR valve should be tested twice a year by simply carrying it up and down several times. A gurgling sound should follow this action as water flows into the drain tube.
Insulate the pipes
By reducing the rate of condensation, insulated hot water pipes cut heat loss by as much as 45% and reduce your heating costs by 9% or more. To insulate the pipes, you need self-sticking 3/8-inch foam pipe insulation. The foam should match the diameter of your pipes. Slide the foam over the hot/cold water pipes as far as it will go. Then squeeze the end of the foam and tape it. Ensure at least 6 inches of space between the insulated pipe and the flue.
Insulate the water heater tank
Insulating your water heater will improve its efficiency, reduce heat loss and shave dollars off your heating bill. Insulating the water heater is as simple as wrapping the tank with an insulating blanket. Buy an insulating blanket that matches the size of your water heater tank. Turn the power off on the appliance and wrap the blanket tightly around the tank. Cut off those parts of the blanket that cover the valves and panels. Turn the power back on.
Setting the temperature
The optimal temperature setting for your water heater will let you maximize the appliance and prolong your water heater’s life. For the best results, set the temperature between 130F° and 140F°. Higher temperature settings can result in burns. Lower settings may encourage bacteria to grow inside the tank. To set the temperature, look for the temperature dial on the side of the tank. Unscrew the cover. Using a flathead screwdriver, adjust the dial to the required settings.
Flush the tank
All the mineral content and particles in the water entering your water heater can end up inside the tank. As the water gets heated and evaporates, it leaves sediments that can impair the performance of your appliance. Sediments also increase the risk of rust and explosions. To get rid of deposits, you should flush the tank twice a year. That is as simple as opening the drain cock and cold water supply valve. Let the water run for five minutes or until all sediment at the bottom of the tank washes out.
Check the anode rod
The anode rod protects your water heater from corrosion. It is the first thing the chemicals inside the water entering your home will attack. That is why the anode rod in your water heater gets eaten up. Without the anode rod, the corrosive elements in water will start attacking your water heater. Replacing the anode rod can save you the cost of buying a new water heater. Inspect the rod every year to ensure it is still in good shape.

Is Your Water Heater Ready for the Winter?
Tumblr media
The Importance of a Well-Prepared Water Heater for Winter
As the cold winter months approach, it's crucial to ensure that your home is properly prepared for the colder temperatures. One essential aspect that often gets overlooked is the maintenance and readiness of your water heater. The last thing you want is to wake up on a chilly morning to find that you have no hot water for your shower or other household tasks. In this article, we will explore the importance of having a well-prepared water heater for the winter months and provide some tips on how to ensure its optimal performance.
Understanding the Challenges of Winter on Water Heaters
Winter can be particularly challenging for water heaters due to a few factors. First and foremost, the colder ambient temperature puts an extra strain on the unit, as it needs to work harder to heat the incoming water. This increased workload can lead to a decline in efficiency and, in some cases, complete failure if not properly addressed.
Additionally, the cold weather can also affect the pipes and plumbing system connected to your water heater. As the temperature drops, the pipes can contract, increasing the likelihood of leaks or even bursting, leading to potential water damage and costly repairs.
Signs That Your Water Heater Needs Attention
Prior to the winter season, it's essential to be able to identify signs that your water heater might need attention. This proactive approach can help you avoid unexpected breakdowns and ensure a cozy and comfortable winter in your home. Here are some common signs that your water heater may require maintenance or repairs:
Fluctuating water temperatures: If you notice inconsistent hot water temperatures, it could be an indication of a malfunctioning thermostat or a buildup of sediment in the tank.
Noises coming from the unit: Unusual noises such as clanking, cracking, or popping sounds can suggest sediment buildup or a failing heating element.
Slow recovery time: If you find that your water heater takes longer than usual to reheat water after use, it may be time to have it inspected by a professional.
Visible leaks or puddles around the unit: Leaks can signify a variety of issues, including a faulty pressure relief valve, loose connections, or internal tank corrosion.
Age of the water heater: If your water heater is over 10 years old, it may be more prone to malfunctions and less energy-efficient. Considering a replacement could save you money in the long run.
Tips for Preparing Your Water Heater for Winter
Now that you understand the importance of a well-prepared water heater for winter, let's explore some practical tips to ensure its optimal performance:
1. Schedule a Professional Inspection:
Hiring a licensed plumber to inspect your water heater before winter is highly recommended. They will be able to identify any existing or potential issues and perform necessary maintenance or repairs to keep the unit functioning efficiently throughout the colder months.
2. Drain and Flush the Tank:
Over time, sediment can accumulate at the bottom of the water heater tank, reducing its efficiency and potentially causing damage to the unit. Draining and flushing the tank before winter can help remove the sediment and ensure optimal performance. It's advisable to consult the manufacturer's instructions or seek professional assistance for this task.
3. Insulate the Tank and Pipes:
Insulating your water heater tank and pipes can help reduce heat loss and prevent freezing. You can find insulation materials specifically designed for water heaters at hardware or home improvement stores. By reducing heat loss, you'll not only improve the efficiency of the unit but also save on energy costs.
4. Test the Pressure Relief Valve:
The pressure relief valve is a critical safety feature of your water heater that prevents excessive pressure buildup. It's essential to ensure it is in proper working condition before winter. Testing the valve involves simply lifting the lever and observing if water is released. If no water comes out or if it leaks afterward, it should be replaced by a professional.
5. Check for Insulation on Exposed Pipes:
In addition to insulating your water heater tank, it's crucial to check if any exposed pipes in unheated areas of your home have adequate insulation. Insufficient insulation can lead to frozen pipes, which can cause significant damage and potentially result in expensive repairs. Applying foam pipe insulation can help protect the pipes from the cold.
Conclusion
Ensuring that your water heater is ready for the winter is vital for a comfortable and hassle-free season. By understanding the challenges that winter brings to water heaters and keeping an eye out for any signs of trouble, you can address potential issues before they escalate. Remember to schedule a professional inspection, drain and flush the tank, insulate the unit and pipes, test the pressure relief valve, and check for insulation on exposed pipes. By following these steps, you'll be well-prepared to enjoy a warm and cozy winter without any unexpected hot water interruptions.

How to Troubleshoot a Leaky Water Heater
Tumblr media
If your water heater has started to leak, the first thought in your head might be that you will have to replace the unit. Having to replace a water heater well before its lifespan is not something any homeowner wants to do, says Keyrenter Arkansas Property Management.
Luckily, just because a water heater is leaking doesn’t mean it has to be replaced. Of course, there are people that will want you to think otherwise. But the truth is, water heaters leak for a variety of reasons and with the right steps, most of those leaks can be fixed.
Where is my water heater leaking from? What is the cause of the leak? How do I find it? What is the solution? On your way to finding a solution to the water heater leak, these are the questions you have to ask yourself. This post explains the steps to finding the right answers.
How to troubleshoot your leaky water heater
To find the cause of the leak, list the common sources of water heater leaks and examine each of those components one-by-one. This allows you to systematically eliminate possible causes until you find the actual problem. Common places where water heaters leak are:
The water supply line
The water heater nipples
The temperature and pressure (T&P) release valve
The drain line
The water heater tank
You will need the following:
A pipe wrench
A stepladder
Plumber’s tape
Check the water supply lines
This is the first place to check because water supply lines (especially flexible water supply tubes) are the most common source of water heater leaks. When a water supply line leaks, water can drip from the pipe onto the water heater, making it look like your tank is leaking.
To inspect the water supply lines, use a stepladder to get to the pipes above the water heater. Remove any insulation around the pipes and check the lines that go into the water heater. These could be rigid pipes or flexible tubes. Pay special attention to junctions and connections.
If you find a leak in your water supply lines, here is how to replace the tubes:
Turn off the water heater by shutting-off gas or unplugging it from the wall or using the disconnect switch.
Close the shut-off valve on the cold water pipe.
Check if the water supply has stopped by opening the hot water pipe.
Proceed with the replacement.
Besides your water heater, you should check your plumbing system for the leaks regularly, like your septic tank and other parts of the system.
Check the water heater nipples
If your water supply line is not leaking, the second most likely place where your water heater will leak is the water heater nipples. These can be found at the top of the water heater; they connect the unit to the cold water inlet pipe. Leaks often happen at the nipple threads.
Water heater nipple leaks are often mistaken for water supply tube leaks. If you have already replaced your water supply tubes and the leaks persist, the problem is probably with the water supply nipples. To get at the water heater nipples you will need a pipe wrench.
Follow the steps for turning off the water heater, as explained in step one above. To avoid damaging your water heater, it is best to let a professional handle water heater nipple issues.
Check the temperature and pressure (T&P) release valve
The third place to look for leaks is the T&P valve. This is a less common but more serious problem. If the T&P valve leaks, it is not enough to simply replace it. The issue will require further investigation to uncover the underlying cause of the leak.
Possible cause of T&P valve leaks are a valve seal that is not tight, worn-out tape around the threads of the valve, or excessive pressure from the water heater. Leaky T&P valves are often an indication that water pressure in your home is too high. This problem is best left to local plumbers.
Inspect the drain line
Leaks can also happen at the drain line at the bottom of the water heater. This is a small problem since most times this kind of leak is the result of failing to close the valve completely after it has been opened. If closing the valve doesn’t solve the problem, try the following solutions:
Cap the drain valve with a hose cap.
Replace the drain valve (after following the steps for turning off the water heater in step one).
Check the water heater tank
If all else fails, then it is time to inspect the water heater tank. If there is a leak inside your water heater tank, there is not much you can do about it. You cannot and should not attempt to fix a ruptured water heater tank. The only solution to the problem is to replace your water heater.
