VCAT : 11 - 15 Ascot Vale Road, Flemington
Key Points and Dates for VCAT submitters.

It is expected that residents who are more directly impacted will provide a localised and personalised submission. Hence the Flemington Associations submission is aimed more at the planning level issues and also references the recommendation of the Planning Minister’s Advisory Committee for the VRC’s Flemington Life proposal ‘over the road’. The recommendations of that Advisory Committee can be accessed here

If you wish to speak at the hearing, you must lodge the form and pay $19.50 or $9.50 (concession).
The practice day hearing will be on 31 March, 10.00am at VCAT, 55 King Street, Melbourne
The compulsory conference will be on 18 May, 9.30am at VCAT
The hearing will begin on 10 July, 10.00am at VCAT
Some of the issues that you may wish to raise in your Statement of Grounds:
- Impact of height, bulk and scale on neighbourhood character and view lines
- Development, including 17 storey tower, next to estate with maximum of 2 storeys and low level neighbours in Ascot Vale Road and Duncan Street
- Loss of sunlight from overshadowing of houses in Ascot Vale Road and the Woodcock Close Office of Housing estate
- Loss of privacy though overlooking over Woodcock Close estate
- Cumulative effect of proposed 198 apartments and several large developments in very small area (23 storey 1 Ascot Vale Road, 15 storey VRC Epsom tower and other smaller developments) on local infrastructure:
. extra traffic congestion
. impact on already overcrowded public transport
. added danger at nearby roundabout
. street parking issues
. pressure on community services
- Problems with the design:
. inadequate setbacks
. inadequate stepping down to neighbouring properties
. inadequate provision of open space in an area extremely short of open space
