Greenfield projects do not have any development or construction -industrial architects have a free hand in designing. The plot is green or unused as the land has no previous development.
The client and industrial architects identify the land and assess the property. The project team considers the environmental impact. They apply for environmental clearance depending on the type of industry.
What are the advantages of greenfield projects?
Greenfield projects have multiple advantages. Some of them are:
Design Creativity: As there is no prior development, industrial architects can use their creativity to design.
Planning: Industrial architects can optimise space by preparing a master plan according to the client's requirements.
Building Dimensions: Industrial Architects and engineers can design the building dimensions based on requirements and plot size.

What are the disadvantages of greenfield projects?
Greenfield projects have their disadvantages. Environmental clearances are often time-consuming. The supply chain has to be developed. Sourcing of workforce for the new facility also can be a challenge.
Another constraint could be while looking for a suitable plot. Selection of site is essential. Infrastructure in the area may be underdeveloped. This may cause issues during production.
Where can we get land for a greenfield project?
Selecting land consumes a lot of time. Not only has the project team to consider the availability of raw materials, but the land parcel also should be available.
Industrial land is available with state industrial authorities, private industrial parks and individual parties. Some of the government agencies that deal with industrial land parcels are KIADB, SIPCOT, TSIIC, UPSIDA, GIDC etc. Moreover, there are parks for specific industries like food, apparel, and furniture parks. These parks provide an ecosystem for particular products.
Some private players are Mahindra World, One Hub, Aequs Industrial Parks, Sricity. They sell lands with infrastructure at the boundary of the plot.
Purchase of land from both government and private industrial areas provides easy approvals through Single Window clearance.
Additionally, the size of the plot can be as per the project requirements. The project team can also look for industrial parks with factories manufacturing products to suit their needs.
Designing of greenfield projects- the best practices
Any industrial project has to be designed well within the project constraints. A design charette brings all stakeholders in sync with the project requirements.
The industrial architects must prepare a conceptual design, master plan and a Design basis report for the industrial project. It is necessary to have onboard design consultants with experienced, multi-disciplinary teams. The coordination between multiple Consultants is less when a single consultant team provides a Holistic design.
Another critical step in any industrial project is tendering. A proper tender document with all drawings is necessary for the bidder to understand the project. This helps in creating a proper and accurate timeline.
Industrial architects also must include green and sustainable concepts in the design. These concepts help industries that are not going for green certification. Additionally, sustainable sources of energy like solar power, wind energy, and bio energy can supplement the Discom power.
It is essential to have a zero-discharge unit in industrial areas. This Zero Discharge policy helps in creating an environmentally friendly industry.

It is also keen to partner Railways and its subsidiary companies to offer a platform for selling their scrap and idle assets. In this interview with Jayajit Dash, mjunction services limited's MD & CEO Vinaya Varma tells that the company eyes 40 per cent CAGR topline growth through 2023, betting on India’s e-commerce boom.
mjunction services has recently forayed into real estate vertical, auctioning commercial plots. Beyond UP, which other states are on your radar? Are you also looking at tie-ups with real estate developers?
mjunction entered the real estate sector with Uttar Pradesh Awas Vikas Parishad and currently, we are customising the platform for Uttar Pradesh State Industrial Development Authority (UPSIDA) where e-auctions will begin soon. After we consolidate our position in Uttar Pradesh, we will target other states.
How does mjunction intend to expand its sports solutions vertical? Beyond cricket, how do you aim to engage other popular sports?
There is a large opportunity for sports federations to bring in transparency and efficiency in several areas. We have a tie up with Sporty Solutionz to create digital solutions for cricket as well as other sports.
In the Railways sector, what bigger deals are you looking to seal? Any partnership on the cards with subsidiaries and Rail centric companies like Rites, IRCTC, IRFC or RailTel?
mjunction has worked very closely with Railways and RITES for successful completion of projects like jungle clearance, inventorying, valuation and e-auction.
