The president of the Apartment Owners Association (AOA) of Supertech Capetown, a residential high-rise in Sector 74, Noida, has written a letter to the Chief Executive Officer (CEO) of Noida Authority, Ritu Maheshwari, complaining about the inadequate action taken against the builder after an inspection last month.

In the letter, president Arun Sharma wrote that many issues were brought to the notice of the inspecting officers but all of them were not included in the notice served to the builder. A team of Noida Authority officials had visited the society for inspection on January 7 and the notice was issued on January 11.

“We request to kindly order for a forensic audit and inspection from IIT Delhi to find all the shortcomings of Capetown Society, GH01A, Sector 74 in accordance to project layout, CC/OC conditions, Noida building bye laws and National Building Code so as to fix the responsibility of builder to complete all deficiencies and also accountability of officers who issued CC/OC of the project,” Sharma wrote in the letter.

Talking to CitySpidey, Sharma said that they had brought as many as 22 issues in front of the officials at the time of the inspection. “The issues include poor water quality, frequent power cuts, under capacity STP, requirement of mechanical turbo ventilator fans in basement, parking facilities, poor basement conditions, weakening of pillars and columns of RCC structure, and plaster fall cases etc,” he said.

CitySpidey also contacted a Noida Authority official who had conducted the inspection at Supertech Capetown society. An official of Noida Authority, Mukesh Goyal said, “Poor condition of basement and fallen plaster from the walls are the major problems of the society and there are some minor issues which have been given to our other departments. They are working to solve these issues.”

Residents alleged that there has been no routine maintenance since the last five years such as repairing and painting of towers. Recently, on January 4, plaster fell from inner and outer walls of flats at five different places after the rain. Waterproofing was also not done on the terrace. Pillars of the building have become weak due to leakage.

Poor rain water harvesting system was built which causes water logging in the basement and on the roads in rainy seasons. Due to lack of routine maintenance, lifts do not work properly and safety is also compromised. Many times residents get stranded in the elevator. There is an insufficient and incomplete fire fighting system which may cause danger in future.

Residents of Supertech Capetown, a multi-storey residential society in Sector 74, Noida, lodged a complaint before additional judicial magistrate of Gautam Buddh Nagar for not getting potable water to their homes.

In his complain, Ajay Tandon, who is also member of elected Apartment Owners Association (AOA) of the society, said that the quality of water supplied at the apartment is so bad that it cannot be consumed by the residents.

He alleged that the developer are ignorant about that issue despite getting charges from the residents.

Hearing the case, the additional district magistrate of court ordered the developer to be present during the next hearing which is scheduled to take place on April 15. Chief Executive Officer of Noida Industrial Development Authority has also been asked to be present on the day.

The residents claimed that they have been getting contaminated water for a long time. They said that the supplied water is hazardous to health and it may cause problems if consumed regularly.

It’s been long that the residents have been complaining about dirty water supply to their houses in Noida. Despite the complaints of RWAs belonging to different sectors, the Noida Authority has not taken any serious action.

Residents of sectors 12, 15, 20, 21, 27, 31, 45, 71, 72 and others sectors of Noida have also complained about the same problem.

Real estate developers prepare to keep residents safe during lockdown

Leading real estate developers in the NCR have started disinfecting the society amid the COVID19 scare in high rises in Delhi, Noida and Gurgaon. “With the help of district medical officer, we were able to sanitise our Capetown society in Sector 74, Noida.
