The Paper: How to build this trust?
Yao Xiaofeng: It’s equality. I don’t “pretend” to be a director, and he doesn’t “play” a star. We are just ordinary people. Fashion designers that work full-time for one fashion house, as 'in-house designers', own the designs and may either work alone or as a part of a design team. Freelance designers who work for themselves, sell their designs to fashion houses, directly to shops, or to clothing manufacturers. There are quite a few fashion designers who choose to set up their own labels, which offers them full control over their designs. While others are self-employed and design for individual clients. Other high-end fashion designers cater to specialty stores or high-end fashion department stores. These designers create original garments, as well as those that follow established fashion trends. Most fashion designers, however, work for apparel manufacturers, creating designs of men's, women's, and children's fashions for the mass market. Large designer brands which have a 'name' as their brand such as Abercrombie & Fitch, Justice, or Juicy are likely to be designed by a team of individual designers under the direction of a design director.
Designing a garment
Fashion designers work in various ways, some start with a vision in their head later on move into drawing it on paper or computer , while others go directly into draping fabric onto a dress form, also known as a mannequin. The design process is unique to the designer and it is rather intriguing to see the various steps that go into the process. A designer may choose to work with certain apps that are able to help connect all their ideas together and expand their thoughts to create a cohesive design. When a designer is completely satisfied with the fit of the toile (or muslin), they will consult a professional pattern maker who then makes the finished, working version of the pattern out of card or via a computer program. Finally, a sample garment is made up and tested on a model to make sure it is an operational outfit. Fashion design is expressive, the designers create art that may be functional or non-functional.

What's In Store
I kept hearing it said during the Presidential election last year that our economy was in great shape, that things were under control, and that happy days were here again. Naturally, that was viewed as a partisan assessment, but it turns out they were right. Kind of. Well, if you looked at retail as a barometer.
Whaaaat? You cry. How could that be? Big Lots, Party City and Joanne all filed for bankruptcy protection. Hundreds of stores have been closed, with Joanne, the fabric specialty store, barely hanging on by a thread after two—count ‘em, two—bankruptcy filings last year.Yet retail is very strong, and there are large corporate chains scrambling to sign leases for those newly vacated spots. Turns out those stores occupied some pretty prime real estate, and companies are lining up to claim them.
A better indicator, though, of how well retail is doing is that the national vacancy rate of retail real estate was only 5.3% last summer, the lowest in 20 years. That hardly bespeaks a collapse. There is a lot of pent up demand post-COVID, and we are spending away any uncertainties we once had.
To be fair, there was also a serious reduction in new properties coming online, so the occupancy rate is a better reflection of how well occupied older properties are. The current rate, though, is pretty impressive, especially if you were to walk through Amarillo’s Westgate Mall, which I did not long ago. They probably dream of having only a 5.3% vacancy rate. It’s pretty grim. And in the interest of transparency, I only went there to walk because it was crummy outside. No sale otherwise.
What is interesting is some of the companies clamoring to scoop up this retail space. The three names mentioned most commonly are Burlington, Planet Fitness, and Barnes & Noble Booksellers. What a strange mix of companies. One is a discount clothing chain a lot on the order of TJ Maxx and Ross. One is a chain enjoying a second chance at life, bolstered by the fact that people are still reading books. And the latter is either a reflection of our fitness ambitions, or an extension of the growing number of people doing the van life thing. If there is one thing I have noticed in watching scores of Van Life Reels, it is that nearly everyone has a Planet Fitness membership.
It’s where they shower when they’re on the road. Pretty smart when you consider that a membership good at any of the 2500 Planet Fitness establishments costs only $25 a month.
The urgency with which some companies are trying to jump on these openings, though, almost like vultures at a roadkill, should be encouraging to those hoping for BAM retail to remain a powerful force. I am convinced that it will be with us for as long as we can conceive of it.
How these companies proceed in the mixed digital and analog world playing out is up for speculation. I bet that Barnes & Noble will try to weave in the digital as much as it can, at least as far as in-store pickup and anything else that can be done via their app or website. But the most important part of the B&N visit is the feel of having been in a library, that familiar fragrance of ink-on-paper that you cannot begin to approximate online. Burlington is about scooping up bargains, and Planet Fitness about pumping some iron…or getting a quick shower.
I am encouraged that these businesses are so bullish that they want a lot more BAM space. This tells me that the economy, at least as far as they are concerned, is good. And to be fair, the economy is seldom if ever good for everyone. Seven dollar eggs by the dozen is problematic for many. Overall, though, the trends and numbers speak positively at the macro level.
I continue to be amazed at the resiliency of the BAM side of the market. I once though that e-commerce would come to have a majority share of market, that we would all but give up on shopping with a presence. I could not have been more wrong. And if you were looking for proof that BAM isn’t quite dead yet, here ya go.
