How Trump's billionaires are hijacking affordable housing

America’s morbidly rich billionaires are at it again, this time screwing the average family’s ability to have decent, affordable housing in their never-ending quest for more, more, more. Canada, New Zealand, Singapore, and Denmark have had enough and done something about it: we should, too.
There are a few things that are essential to “life, liberty, and the pursuit of happiness” that should never be purely left to the marketplace; these are the most important sectors where government intervention, regulation, and even subsidy are not just appropriate but essential. Housing is at the top of that list.
A few days ago I noted how, since the Reagan Revolution, the cost of housing has exploded in America, relative to working class income.
When my dad bought his home in the 1950s, for example, the median price of a single-family house was around 2.2 times the median American family income. Today the St. Louis Fed says the median house sells for $417,700 while the median American income is $40,480—a ratio of more than 10 to 1 between housing costs and annual income.
ALSO READ: He’s mentally ill:' NY laughs ahead of Trump's Madison Square Garden rally
In other words, housing is about five times more expensive (relative to income) than it was in the 1950s.
And now we’ve surged past a new tipping point, causing the homelessness that’s plagued America’s cities since George W. Bush’s deregulation-driven housing- and stock-market crash in 2008, exacerbated by Trump’s bungling America’s pandemic response.
And the principal cause of both that crash and today’s crisis of homelessness and housing affordability has one, single, primary cause: billionaires treating housing as an investment commodity.
A new report from Popular Democracy and the Institute for Policy Studies reveals how billionaire investors have become a major driver of the nationwide housing crisis. They summarize in their own words:
— Billionaire-backed private equity firms worm their way into different segments of the housing market to extract ever-increasing rents and value from multi-family rental, single-family homes, and mobile home park communities. — Global billionaires purchase billions in U.S. real estate to diversify their asset holdings, driving the creation of luxury housing that functions as “safety deposit boxes in the sky.” Estimates of hidden wealth are as high as $36 trillion globally, with billions parked in U.S. land and housing markets. — Wealthy investors are acquiring property and holding units vacant, so that in many communities the number of vacant units greatly exceeds the number of unhoused people. Nationwide there are 16 million vacant homes: that is, 28 vacant homes for every unhoused person. — Billionaire investors are buying up a large segment of the short-term rental market, preventing local residents from living in these homes, in order to cash in on tourism. These are not small owners with one unit, but corporate owners with multiple properties. — Billionaire investors and corporate landlords are targeting communities of color and low-income residents, in particular, with rent increases, high rates of eviction, and unhealthy living conditions. What’s more, billionaire-owned private equity firms are investing in subsidized housing, enjoying tax breaks and public benefits, while raising rents and evicting low-income tenants from housing they are only required to keep affordable, temporarily. (Emphasis theirs.)
It seems that everywhere you look in America you see the tragedy of the homelessness these billionaires are causing. Rarely, though, do you hear about the role of Wall Street and its billionaires in causing it.
The math, however, is irrefutable.
Thirty-two percent is the magic threshold, according to research funded by the real estate listing company Zillow. When neighborhoods hit rent rates in excess of 32 percent of neighborhood income, homelessness explodes. And we’re seeing it play out right in front of us in cities across America because a handful of Wall Street billionaires are making a killing.
As the Zillow study notes:
“Across the country, the rent burden already exceeds the 32 percent [of median income] threshold in 100 of the 386 markets included in this analysis….”
And wherever housing prices become more than three times annual income, homelessness stalks like the grim reaper. That Zillow-funded study laid it out:
“This research demonstrates that the homeless population climbs faster when rent affordability — the share of income people spend on rent — crosses certain thresholds. In many areas beyond those thresholds, even modest rent increases can push thousands more Americans into homelessness.”
This trend is massive.
As noted in a Wall Street Journal article titled “Meet Your New Landlord: Wall Street,” in just one suburb (Spring Hill) of Nashville:
“In all of Spring Hill, four firms … own nearly 700 houses … [which] amounts to about 5% of all the houses in town.”
This is the tiniest tip of the iceberg.
“On the first Tuesday of each month,” notes the Journal article about a similar phenomenon in Atlanta, investors “toted duffels stuffed with millions of dollars in cashier’s checks made out in various denominations so they wouldn’t have to interrupt their buying spree with trips to the bank…”
The same thing is happening in cities and suburbs all across America; agents for the billionaire investor goliaths use fine-tuned computer algorithms to sniff out houses they can turn into rental properties, making over-market and unbeatable cash bids often within minutes of a house hitting the market.
After stripping neighborhoods of homes young families can afford to buy, billionaires then begin raising rents to extract as much cash as they can from local working class communities.
In the Nashville suburb of Spring Hill, the vice-mayor, Bruce Hull, told the Journal you used to be able to rent “a three bedroom, two bath house for $1,000 a month.” Today, the Journal notes:
“The average rent for 148 single-family homes in Spring Hill owned by the big four [Wall Street billionaire investor] landlords was about $1,773 a month…”
As the Bank of International Settlements summarized in a 2014 retrospective study of the years since the Reagan/Gingrich changes in banking and finance:
“We describe a Pareto frontier along which different levels of risk-taking map into different levels of welfare for the two parties, pitting Main Street against Wall Street. … We also show that financial innovation, asymmetric compensation schemes, concentration in the banking system, and bailout expectations enable or encourage greater risk-taking and allocate greater surplus to Wall Street at the expense of Main Street.”
It’s a fancy way of saying that billionaire-owned big banks and hedge funds have made trillions on housing while you and your community are becoming destitute.
Ryan Dezember, in his book Underwater: How Our American Dream of Homeownership Became a Nightmare, describes the story of a family trying to buy a home in Phoenix. Every time they entered a bid, they were outbid instantly, the price rising over and over, until finally the family’s father threw in the towel.
“Jacobs was bewildered,” writes Dezember. Who was this aggressive bidder?”
Turns out it was Blackstone Group, now the world’s largest real estate investor run by a major Trump supporter. At the time they were buying $150 million worth of American houses every week, trying to spend over $10 billion. And that’s just a drop in the overall bucket.
As that new study from Popular Democracy and the Institute for Policy Studies found:
“[Billionaire Stephen Schwarzman’s] Blackstone is the largest corporate landlord in the world, with a vast and diversified real estate portfolio. It owns more than 300,000 residential units across the U.S., has $1 trillion in global assets, and nearly doubled its profits in 2021. “Blackstone owns 149,000 multi-family apartment units; 63,000 single-family homes; 70 mobile home parks with 13,000 lots through their subsidiary Treehouse Communities; and student housing, through American Campus Communities (144,300 beds in 205 properties as of 2022). Blackstone recently acquired 95,000 units of subsidized housing.”
In 2018, corporations and the billionaires that own or run them bought 1 out of every 10 homes sold in America, according to Dezember, noting that:
“Between 2006 and 2016, when the homeownership rate fell to its lowest level in fifty years, the number of renters grew by about a quarter.”
And it’s gotten worse every year since then.
This all really took off around a decade ago following the Bush Crash, when Morgan Stanley published a 2011 report titled “The Rentership Society,” arguing that snapping up houses and renting them back to people who otherwise would have wanted to buy them could be the newest and hottest investment opportunity for Wall Street’s billionaires and their funds.
Turns out, Morgan Stanley was right. Warren Buffett, KKR, and The Carlyle Group have all jumped into residential real estate, along with hundreds of smaller investment groups, and the National Home Rental Council has emerged as the industry’s premiere lobbying group, working to block rent control legislation and other efforts to control the industry.
As John Husing, the owner of Economics and Politics Inc., told The Tennessean newspaper:
“What you have are neighborhoods that are essentially unregulated apartment houses. It could be disastrous for the city.”
As Zillow found:
“The areas that are most vulnerable to rising rents, unaffordability, and poverty hold 15 percent of the U.S. population — and 47 percent of people experiencing homelessness.”
The loss of affordable homes also locks otherwise middle class families out of the traditional way wealth is accumulated — through home ownership: over 61% of all American middle-income family wealth is their home’s equity.
And as families are priced out of ownership and forced to rent, they become more vulnerable to homelessness.
Housing is one of the primary essentials of life. Nobody in America should be without it, and for society to work, housing costs must track incomes in a way that makes housing both available and affordable.
Singapore, Denmark, New Zealand, and parts of Canada have all put limits on billionaire, corporate, and foreign investment in housing, recognizing families’ residences as essential to life rather than purely a commodity. Multiple other countries are having that debate or moving to take similar actions as you read these words.
America should, too.

Let me introduce you the two names. They are Kawasaki Heavy Industries & CSR Qingdao Sifang C151B and Kawasaki Heavy Industries & CRRC Qingdao Sifang C151C. Lots of people said that these train are the same variety but what about the designs? Well observation shows they are different. Let me run through the scale on these brothers.
First off is the C151B trains also known as KSF B. The Kawasaki Heavy Industries & CSR Qingdao Sifang C151B is the 5th generation rolling stock in SMRT that was manufactured by Kawasaki Heavy Industries & CRRC Qingdao Sifang.
The C151B trains has it's specialized SMRT livery more commonly to the refurbished C651 (SIE). The interior on the train has no foldable seats. About the same average to the KSF A trains. The KSF B trains were manufactured by Kawasaki Heavy Industries CRRC Qingdao Sifang and was built in Qingdao Shandong China together with the KSF C trains.
There is a huge TV screen (Staris 2.0) that shows the station information displays and advertisements. With regards on the CBTC signalling system on the North South & East West Lines, the newly freshed C151B trains were delivered to Singapore on 12 April 2017.
Under the Tuas West Extension on the East West Lines, the KSF B trains went through rigorous testing in train depots & on the mainlines to ensure the signaling system works and passenger comfort. On the 16 April 2017, first EMU set 601/602 made its debut on the North South Line for passenger service operations.
The Tuas West Extension made its opening for commuters on 16 June 2017 whereas additional of C151B train sets were also made its debut on the East West Lines during train service operations.
Lastly on the 6 May 2018, the KSF B trains deployed on the whole section on the East West Line for the CBTC signalling system full day trials.
Moving onto, the Kawasaki Heavy Industries & CRRC Qingdao Sifang C151C. One of it's greatest livery that showed the red and green symbolized the mainlines. The front logo on the driving trailer was placed by the word Land Transport Authority.
The KSF C trains is the 6th generation rolling stock series that was deployed on the North South Line on 30 September 2018 during its debut day. At Tuas West Depot, EMU set 703/704 was shown in the video preview. Inside of it, there are tip-up seats, original seatings and the Staris 2.0 more similar to the KSF B.
The tip-up seats for its purpose was to have more standing and sitting capacity for commuters.
The KSF C trains were manufactured by Kawasaki Rail Car Corp CRRC Qingdao Sifang and was built in Qingdao Shandong China. In addition, more C151C trains were purchased for more train service capacity.
During the debut day, EMU sets 701/702 & 703/704 was the first set to be deployed on the North South Line operations. But then, as the debut day went by, 703/704 had returned to the train depot due to defects on the train while 701/702 was running.
Today, all the spamming deployments of KSF trains on the North South Line are common, some of them are East West Deployments.
That's all for part 5 of SMRT rolling stock preview! Now you have a clear and better understanding about these two brothers. Same same but different. Stay tuned for more preview updates on Tumblr!

WEEK 12 Compulsory Question 2
We were asked to paraphrase the artistic vision statement in an attempt to answer the second question. We chose inclusive and community-driven as two design practices that could be associated with the theme of social engagement during our first class exercise. A number of places celebrating traditional and cultural heritage that we felt worth mentioning include the Little India street lighting. Deepavali or the festival of light consists of one major ritual that is, every year lighting up oil lamps to illuminate homes and communities. In the present day, this tradition is evident in the annual lighting up of Little India with varicolored lights that light up the streets but mostly include Deepavali and Hinduism. This, to me, depicts cultural design evident in the various areas of Singapore. Design is indeed a powerful tool through which traditions of time past are renewed within today's society, realising a smooth continued intergenerational dialogue.
A balanced design manages to reflect tradition and modernity, merging cultural heritage with the developing interests of today's youth.
Taking inspiration from pieces like "Harmony Spheres Lamp" and "Singapore Gothic," I would like to illustrate through my work the intensity of the experiences that life has thrown at me, combining my passions with the sociological landscape of today. Recent CTS lessons have helped me realise that to choose a career is to identify with my identity and values. The interplay between tradition and creative expressions buoyed by analytic thought, which has struck a chord within me, is the best way to make me appreciate that a career in design will improve my living standards and could also change how I perceive the world. I envision design as a medium for social interaction-a means of continuous creation of cultural renewal in the crafting of a future that respects our history. In this entire CTS journey, the experimentation process has been the communication means for creative expression that I have enjoyed the most. I really relish the thrill of trying to adapt to this ever-changing landscape, which constantly tests and moulds my ideas. Art, to me, is the search for and sharing with the world around me, a journey in finding ways to combine real-world influences with innovative ideas. My entire creative process has always begun with thorough research, anchoring every project with cultural and contextual insights; thus my work actually gets along pretty well with an audience. I then let my instincts take over to add the creative spark, in the hope that the works will be conceptually important and visually engaging. Through this inspiration, research, and innovation, the work not only characterizes my artistic vision but captures what I perceive to be the essence of socially engaged design. My ambition is to devise designs that are carriers of conversation, which tell stories and connect the lines between people in saluting the multifaceted lace of heritage with which all of us are endowed. I look forward to a period of extended skill refinement and to the research needed to understand how best to contribute to such a profession that is challenging yet rewarding.

Shinko Crane Pte Ltd - Crane Spare Parts Pricing Factors | Save Costs Wisely
In the world of cranes, construction, and pinching pennies, every cent counts. When dealing with crane spare parts, grasping the pricing intricacies can be the difference between a wallet as light as a helium balloon and one as stuffed as a Singaporean hawker center at lunchtime. In this article, we're going to dismantle the mysteries of crane spare part pricing and share some clever tactics to prevent your budget from soaring higher than a crane on a caffeine high.
Quality Quandaries: Real Deal vs. Aftermarket Adventures
Imagine you're erecting the next Singaporean skyscraper, and you require a fresh hook block for your crane. You've got two options: genuine parts from the manufacturer or aftermarket alternatives. It's like choosing between a fancy Michelin-starred dinner or a quick street food bite. Genuine parts might cost a bit more, but they promise quality and compatibility. Aftermarket parts may save you some cash upfront, but they could leave you with a repair bill that feels like a Michelin-starred meal.
Supply and Demand: The Rollercoaster Ride of Crane Parts
Crane spare part prices can be as unpredictable as a sudden tropical downpour in Singapore. Market dynamics and fluctuations play a pivotal role. When demand skyrockets, prices follow suit, much like buying an umbrella during a monsoon—you'll pay a premium. But when supply overshadows demand, you might score a deal as sweet as a kaya toast breakfast.
Branding Matters: Reputation vs. Your Wallet's Well-being
In the world of crane spares reputation reigns supreme. Just as Singapore flaunts its immaculate gardens and stunning skyline, certain manufacturers are known for top-notch quality. These premium brands come with a price tag, but you're investing in the peace of mind that your crane won't bail on you when it counts.
Complexity Conundrums: Custom-made vs. Off-the-Rack
Crane spare parts come in all shapes and sizes. Some are custom-made, while others are off-the-rack standard. Custom parts are like bespoke suits, tailored for your crane's unique needs, but they often come with a hefty price tag. On the flip side, standardised parts are like ready-to-wear clothing, more budget-friendly but may not fit your crane as snugly.
Budget-Boosting Strategies in Crane-Land
Now that we've unraveled the pricing mysteries of crane spare parts, let's plunge into some cost-saving strategies:
Preventive Maintenance: Your Wallet's Workout Buddy
Regular maintenance is to your crane what hitting the gym is to your physique—it keeps it in peak condition and saves you money down the road. Simple checks and minor fixes can stave off costly breakdowns. Think of it as doing push-ups to dodge a hefty medical bill.
Inventory Management: Timing is Everything
Imagine your crane spare parts inventory as a beautifully choreographed dance. Just-in-time inventory ensures you have the right parts at the right time, without excess stock gathering dust. It's like running a super-efficient Singaporean hawker center where every dish is served piping hot, and nothing goes to waste.
Conclusion: Navigating the Crane Spare Parts Pricing Maze
In the realm of cranes, construction, and cost-cutting, understanding pricing factors is your secret weapon. Whether you're building the next iconic Singaporean marvel or managing a crane fleet, savvy choices can keep your budget from flying away. So, remember, it's not about spending less; it's about spending smarter.

Specialist Orthopaedic Centre - 5 Designer-Approved Tips for Preparing for ACL Surgery in Singapore
So, you're about to embark on the journey of ACL surgery in Singapore. It's a significant step, and it's natural to want to ensure that you're as prepared as possible. Don't worry, though—I've got you covered. Here are five designer-approved tips to get you prepped and ready for this important procedure.
1. Consult the Pros
Your first step on this 'designer journey' is to consult with a skilled orthopaedic surgeon in Singapore who specialises in ACL surgery. These experts are your trusted 'designers,' ready to craft a personalised treatment plan tailored to your unique needs.
An initial consultation is crucial as it allows the surgeon to assess the extent of your ACL injury and discuss the surgical options available. Whether you're an athlete looking to get back to your sport or someone aiming to return to everyday activities without pain, a specialist will guide you through the ideal course of action.
During your consultation, don't hesitate to ask questions. Inquire about the surgeon's experience with ACL surgeries, the success rates, and what you can expect during the recovery process. A good surgeon will provide detailed information, helping you feel confident and informed about your upcoming procedure.

2. Wardrobe Essentials
Think of your post-surgery wardrobe as your new 'collection.' After ACL surgery, comfort is key. Invest in clothing that's easy to put on and take off, as bending down and moving around might be challenging for a while. Opt for loose-fitting pants, shorts with elastic waistbands, and tops that don’t require too much effort to slip on. Button-up shirts and dresses with front closures can also be practical choices.
Footwear is another important consideration. Choose slip-on shoes or sandals that don't require bending over to tie laces. Additionally, having a few pairs of compression socks on hand can help reduce swelling and improve blood circulation during your recovery.
3. Home Décor Adjustment
Your home needs a redesign too! Preparing your living space for post-surgery recovery can make a significant difference in your comfort and mobility. Start by creating a dedicated recovery area, ideally on the ground floor to avoid stairs. Ensure this space has all the essentials within easy reach, such as medications, water, snacks, and entertainment devices.
Remove any clutter or obstacles that could pose a tripping hazard. Consider installing grab bars in the bathroom and near the toilet to aid in mobility and prevent falls. A shower chair can also be a valuable addition, providing a safe place to sit while bathing.
Having a comfortable chair with good support and a footrest can make a world of difference during your recovery. If possible, arrange your furniture to allow for easy navigation with crutches or a walker.
4. Stay Hydrated and Nourished
Just like a designer fuels creativity, you need to nourish your body to support a speedy recovery. Stock up on healthy, easy-to-prepare meals that provide essential nutrients. Focus on a balanced diet rich in protein, vitamins, and minerals to aid in tissue repair and reduce inflammation.
Consider preparing and freezing meals ahead of time so that you have nutritious options readily available without the need for extensive cooking. Hydration is equally important; keep a water bottle within arm's reach at all times. Herbal teas and natural fruit juices can also be refreshing options to keep you hydrated.
Supplements such as vitamin C, vitamin D, and zinc may support your immune system and promote healing. However, always consult with your surgeon or a nutritionist before adding any supplements to your diet.
5. Fashionable Support
Get yourself a stylish, yet functional, knee brace or support. It's like accessorising your recovery attire—functional and fashionable. Knee braces provide the necessary support and stability to your recovering joint, reducing the risk of further injury and aiding in the healing process.
When choosing a knee brace, look for one that fits well and offers adjustable straps for a custom fit. Some braces are designed to provide compression, which can help manage swelling. If you're unsure about the right type of brace for your needs, consult with your orthopaedic surgeon or a physiotherapist.
In addition to a knee brace, you might also consider using ice packs or heat pads to manage pain and swelling. Elevating your leg when resting can further reduce swelling and discomfort.
Conclusion
Preparing for ACL surgery in Singapore involves more than just showing up on the day of the procedure. By consulting with a skilled orthopaedic surgeon, organising a comfortable wardrobe, adjusting your home for recovery, nourishing your body, and using supportive aids, you can set yourself up for a smoother and more successful recovery journey. Visit Specialist Orthopaedic Centre to start your journey to recovery with expert orthopaedic treatment services. With the right preparation and professional guidance, you'll be well on your way to reclaiming your active lifestyle and enjoying life without pain.

Soothing the Strain: Office Hacks to Beat Varicose Veins in Singapore!
In the bustling city of Singapore, where adults spend countless hours in office chairs, battling the risks of varicose veins can be a real concern. Varicose veins in Singapore are a common problem among adults. The sedentary lifestyle, coupled with long hours of sitting, can take a toll on our leg health. But fear not! With a little know-how and some creative adjustments to your daily routine, you can easily keep varicose veins at bay. Let's dive into some smart strategies that will keep your legs feeling vibrant and your productivity soaring!
Stand and Stretch: Embrace the "Stand and Stretch" mantra. Make it a habit to take short breaks every hour to stand up and stretch your legs. Simple leg exercises like calf raise or ankle circles can boost blood circulation and keep those pesky varicose veins in check.
Elevate Those Legs: Give your legs a treat during lunch breaks! Find a comfortable spot to elevate your legs slightly above heart level for 15 minutes. This practice facilitates blood flow back to the heart, reducing the pressure on the veins and mitigating the risk of varicose veins.
Ergonomic Setup: Optimise your workspace for leg health! Adjust your office chair height to ensure your feet rest flat on the floor, promoting better blood circulation. Invest in a footrest to ease pressure on your legs, creating a harmonious environment for your veins.
Get Moving: Stay active during office hours by incorporating small exercises into your routine. Take the stairs instead of the elevator, walk to your colleague's desk instead of sending an email, or schedule walking meetings to stimulate blood circulation.
Compression is Key: Consider wearing compression stockings to support your leg muscles and veins. These stylish accessories not only provide comfort but also aid in preventing varicose veins by reducing swelling and improving blood flow.
Stay Hydrated: Keep a water bottle at your desk and stay hydrated throughout the day. Proper hydration helps maintain blood viscosity, preventing blood pooling and reducing the likelihood of varicose veins. Otherwise, you’ll be at risk and in need of professional varicose vein treatment in Singapore.
Snack on Superfoods: Incorporate vein-friendly foods into your diet. Enjoy citrus fruits rich in vitamin C, which strengthens blood vessel walls. Nuts, seeds, and leafy greens contain essential nutrients that promote healthy blood circulation.
Desk Yoga Delight: Sneak in some discreet desk yoga! Gentle leg stretches and ankle rotations can invigorate your legs while combating the risks of varicose veins. Embrace the tranquillity amidst the work chaos.
Break Time Workout: Make the most of your break time! Engage in simple exercises like jogging in place, lunges, or squats to keep your legs active and blood flowing.
Seek Professional Advice: If you notice any signs of varicose veins, don't hesitate to consult a vein specialist in Singapore. Early detection and appropriate varicose vein treatment can make a significant difference in managing the condition.
Take Microbreaks for Leg Massages: Treat your legs to mini-massages during your microbreaks. Gently knead and massage your calves to stimulate blood circulation and ease tension in your leg muscles. Not only will this provide relief, but it will also improve the overall health of your veins.
Dress for Vein Success: Choose office attire that promotes healthy blood flow. Avoid tight clothing that can restrict circulation, and opt for loose-fitting, comfortable outfits. Additionally, wear supportive footwear with proper arch support to give your feet and legs the care they deserve.
With these ingenious tips up your sleeve, you'll be well-equipped to protect your legs from the perils of varicose veins. Embrace the proactive approach to leg health, and let productivity and positivity reign in your Singapore office journey! Stay on top of your game and keep those varicose veins at bay! Visit Cheng SC Vein and Endovascular for a professional vein treatment.
